Mount Edgecombe is an ideal area for families to live. With ample office buildings and complexes, the area is also ideal for setting up office space. Lou Harvey, a popular local handbag designer, chose to live in Mount Edgecombe with her family. Her boutique shop is also in the area. “I love the fact that Mount Edgecombe is so safe and that it’s a secure estate. My children have the freedom to come and go, and basically have the same kind of childhood that I did growing up,” says Lou. “I love the proportions of my home with its high ceilings and spacious rooms. It all opens up onto a beautiful patio with garden, pool and wooden deck. It has a contemporary colonial look and feel that I just love. The layout of my home is ideal for the kids to enjoy the garden and swim, while I sit and watch them on the patio as I follow the latest trends on Pinterest – I’m a bit of an addict,” says Lou. Mount Edgecombe is about a 10-minute drive from the vibrant Umhlanga area, where the Gateway Theatre of Shopping, The Crescent, Old Town Italy, the beach and local restaurants can be found. Innovative co-development model A new method of property investment is proving successful in KZN WORDS: CANDICE BOTHA

WJK Developments has come up with an innovative investment model which it has applied to its first residential project in KZN after it proved successful with a series of sectional title office and mini-factory developments in Durban, Cape Town and Johannesburg and a residential development in Cape Town.

Known as co-development, the concept gives investors and end-users the opportunity of investing in property at cost without having to bear the additional cost of the traditional developer’s mark up of 20% to 40%.

David Williams-Jones, FWJK says, “The co-developer model engages property investors as co-developers from the outset based on a feasibility study and investment analysis provided by the firm. Investors hold shares in a development company in proportion to their participation quota – calculated as the sum of their sections as a percentage of the sum of all sections in the scheme.

Once construction is complete, the sectional title register is opened and the properties are registered into the names of the purchasers in the usual fashion. The building guarantees

are ceded to the body corporate and the legal entity is deregistered having served its purpose.”

At Coral Point, a 150-apartment development in the new Sibaya Precinct between Ballito and Umhlanga, apartments have been bundled into stacks of two, three, four or five units each, and as per the co-development method, investors have had the opportunity to purchase these stacks at prices significantly lower than retail rates.

“Coral Point is priced at R25,500/m2 versus R33,300/m2 which was recently achieved in the area – the difference being R7,800/m2. The return on the 20% cash deposit of R5,100 over two years is therefore R7,800/R5,100 = 153% or 77% annualised,” says Williams-Jones.

Investors can choose to sell off their stack, or a portion of it at a series of retail launches before construction begins or at a later date. The Coral Point development is 100% sold giving investors with limited funds the opportunity to see the excellent returns achieved in the residential sector which are usually reserved only for large-scale property developers.
