A day of discovery

I

love chocolate. I mean really love it. The 70% dark, salted kind that melts in my mouth. The taste is silky and luxurious, and not much can compare to that moment of bliss when I close my eyes and savour the heavenly taste. As a chocoholic I’m always on the hunt for new chocolatey experiences. I’d heard about the Spice Route Destination and decided it was time to visit. The Spice Route is a multiexperience concept estate set in the beautiful Paarl area. It sprouted up a couple of years ago and is the ideal family day trip with something for everyone.

To start with: chocoloate! DV Artisan Chocolate bean-to-bar factory is a family-run, micro-batch chocolate producer. Sourcing cacao beans from around the world, the factory then handcrafts them into fine speciality chocolates.

I suggest a chocolate tasting to get an idea of what you prefer. If you have time you can sit and take part in a more indepth educational experience. Or simply watch at the factory window to see how the chocolate is created. The salted caramel milk chocolate is divine, as well as the individual truffles (try the mint one for some dark decadence). What’s great is that the chocolate contains no artificial flavourants or colourants.

The journey continues. Maybe coffee and cake at DV Cottage Cafe? Sitting outside we enjoyed the view of the enormous oak trees with playful squirrels jumping across them. There’s a large play area there which kept my little one entertained. The beauty of the Spice Route is that there’s no rush and you can simply head in a different direction if you choose. I enjoyed walking around the grounds meandering through the area from one thing to the next.

Q: How do you curate or rework your denim pieces?

A: Most of our pieces are thrifted, but we like to upcycle them, or give them a modern, custom twist.

However, we also try to keep the original vintage features intact.

Q: What’s your favourite piece in the store at the moment?

A: My favourite pieces are our denim jackets, simply because I get a chance to play around when it comes to redesigning them. It’s so much fun since every item is so different.

Plus the current badges trend has us adding badges and distressing features to give each jacket a trendy, custom look. We love the fact that you get something truly unique from our store that no one else will have!

Q: Any future plans for Denim Palace?

A: We’re currently manufacturing our own denim collection and are also looking into opening an online shop to meet the demand. We’re also passionate about educating people about denim as well as sharing styling tips and more.

Q: Give us the lowdown on Denim Palace?

A: Denim Palace is a clothing thrift shop that I started 12 months ago because friends would normally ask me about all my thrifted denim jeans.

They brought it to my attention that I actually had a really great eye for good denim pieces, not to mention the love I have for this timeless fabric. I have also started styling with denim and recently worked with fashion brand Legit on their spring denim campaign.

Q: Where does your collection’s inspiration come from?

A: My inspiration comes from the streets. I love the authenticity of street style because it’s so original and refreshingly creative.

I suggest you pop in at the glass-blowing studio for something different. Or if beer piques your interest, the Spice Route is home to the CBC brewery.

For wine enthusiasts the Spice Route Tasting Room offers handcrafted wines made from Swartland grapes.

The artisanal wines also boast unique pairings like charcuterie or chocolate.

With such a picturesque setting it’s hard not to linger. But even so, a day at the Spice Route isn’t enough to take in the whole sensory journey of high-quality products. We’ll have to go back!

ooking is not a chore when you attend a Gecko Culinary Adventures class.

Instead it is exactly what the name says it is: an adventure. Tie your apron strings together as these classes are very hands-on.

Established over 10 years ago by Megan Harker, this unique business is set up in a home within Durban’s Berea Central.

Constantly reinventing the business with the help of head chef, Jesse Felthuis, cookery classes, group cooking, teambuilding and culinary events are exciting, relevant and memorable.

“We care about giving our clients the best possible experience in our kitchen that they can easily replicate in their own kitchen. We don’t show off or try to be clever, our classes are for everyone: from people who are hobby cooks to people just starting out in the kitchen,” says Megan.

When attending a cookery class, there is no hiding in the background, or sitting back and watching them cook for you.

Freedom Cafe was one of the first container-styled cafes to carve its mark in the Durban scene.

Five years and a refurbishment later, the cafe is still going strong and has cemented itself as a firm favourite for those looking for a good meal and a good vibe.

A perfect venue for functions and right next to the gorgeous Concierge Boutique Bungalows, the cafe got more than just a fresh lick of paint earlier this year. The red shipping container was completely gutted and fitted with a new Marley tile patterned floor, and the interior refashioned to reflect a conservatory-inspired style.

Think a palette of rich greens, and plenty of indoor foliage and florals.

When it comes to the food, the cafe prides itself on being “very chilled and very Durban”. The cuisine is modern cafe food with a touch of Asian. The Vietnamese summer rolls, Sri Lankan lamb and cucumber curry, and the authentic short rib ramen are just a few of the mouthwatering dishes you can expect.

If you head to the cafe, then the FC team highly recommend that you try the Freedom Lager and Freedom Ale. Refreshingly crisp and just in time for spring, both beers are brewed locally and most people enjoy the wild and weird logo – a rearing unicorn zebra unshackling its leg irons, depicting a very clear (albeit crazy) image of the feeling of freedom. I guess this is just a perfect example of the unexpected vibe and essence of the cafe.

The cafe is also launching a mini beer festival soon and is able to accommodate any functions from weddings to Bat Mitzvahs and Bar Mitzvahs as well as bachelorette parties. Q: How did your business start?

A: A sk Ashe was established as a blog in 2008, but in 2015, when I started my own consultancy, the name was already a wellestablished brand and fit.

Q: Why did you choose this area to set up shop?

A: We live in Morningside, so I’ve set up a home office, which allows me to keep overheads down. I’m most often found in the area’s coffee shops and networking spaces.

Morningside is central to pretty much everything and is home to a wide array of businesses, restaurants and creative hubs.

Q: How did you find your premises?

A: I had always wanted to own a house in Morningside and had been trawling the property section for months. We fell instantly in love with ours – it needed masses of work, but that’s half the fun!

Q: Why are the premises ideally suited to your business?

A: Working from home allows me to dictate my own hours, but our location is what makes it most useful – I’m a mere two minutes away from Station Drive where I can either meet clients for coffee, shop for local designs, or stock up at the weekly food market. Many of the businesses I collaborate with

are based there too, so it’s perfect for my business to be here.

Q: Who are your neighbours?

A: We live in a very friendly road that is home to many smallbusiness owners who are also raising families, so it suits my business and us very well!

Q: Do you have any expansion plans?

A: We’re planning to extend our renovation plans, opening up the space and creating a client-friendly zone where I can host meetings.

Q: Do you operate online as well?

A: My blog and all my social media platforms are what I use to share my work and the brands I work on. I live online and love sharing stuff about my city and the places I visit – especially anything local.

Q: What’s your most popular service?

A: My one-on-one consultations are the most popular service I offer, as they take the form of an informal meeting. Clients get to pick my brain on a myriad subjects relating to their business, from design, social media or finding great suppliers.

Multigenerational living on the rise

ough economic conditions globally are increasingly forcing people to look for innovative housing solutions, and among the most popular current trends are dual living that provides a rental income stream and multi­ generational living that cuts down on costs.

According to Sandy Geffen, executive director, Lew Geffen Sotheby’s International Realty, South Africa isn’t immune to this trend. “Young adults are living with their parents for longer, affordable retirement accommodation is in short supply, and homeownership is frequently

According to the last South African census, just over 50% of the country’s households are multigenerational, reflecting a study reported in Time magazine last November. The study further noted that more young adults (aged 18 to 34) in the US are living with their parents now than at any time since 1940.

Geffen says local estate agents are reporting an ever-increasing number of queries for properties that will accommodate extended families.

The KZN Midlands has transformed over the last decade from a predominantly farming area, into a vibrant lifestyle and retirement destination while still retaining it’s country vibe. Gowrie Village and the adjacent Gowrie Farm built around the Guy Smith-designed golf course in Nottingham Road, appeals to both local and Joburg commuters. Property prices have substantially outperformed the local market.

Agent accreditation

A

new initiative launched last month by the Estate Agency Affairs Board (EEAB) whereby estate agents have to register themselves for digital accreditation through PrivySeal, will go a long way toward protecting the public against illegal operators in the property industry, says Annette Evans, general manager, the Institute of Estate Agents of South Africa Western Cape.

All key bodies in the property industry agree that consumers need to deal only with registered estate agents, as they, after going through extensive training and qualifying examinations, can be trusted with the intricacies of property buying and selling, says Evans.

PrivySeal is a digital seal which offers a hyperlinked verification certificate that confirms the real-

time registration status of the estate agent in question. This summarises the agent’s professional credentials and enables members of the public to check that the person they are dealing with is registered and suitably qualified in their field.

The PrivySeal is only displayed once it is confirmed via the EAAB’s database that the agent concerned has a valid Fidelity Fund Certificate (FFC).

The PrivySeal should be embedded into all agents’ email signatures and their digital media, such as websites and social media profiles.

As from this month, it is a requirement for all agents to be registered with PrivySeal, and to use the service.

Members of the public are urged to check whether they are dealing with current FFC holders, says Evans.

Luxury entry-level price up by R2m

T

he entry-level price in Camps Bay currently stands at around R8,5m, some R2m up year on year from last year’s R6,5m. In reality, though, there is now very little to buy below R10m, say Rochelle Serman and Lyn Pope, Seeff agents for the area.

With 104 properties sold in the suburb for the 2015 year, activity was very similar to that of 2014 when 109 properties were sold.

“What we have seen this year, though, is that almost 20% of the 44-odd properties sold this year, were above the R20m price mark.”

Serman says the high demand has outweighed the stock supply and this has moved the entry-level price

of an old freestanding home to a record high of R8,5m. This in turn has created a push from the bottom upwards, increasing prices and sales over the R20m price mark and causing a shortage in quality stock in the R10m to R15m price band.

The agents go on to say that the growth trend in the prices is clearly evident when you look at the PropStats data.

As at July 2013, some 16 freehold house sales fell below the R10m price band.

By July 2014, this had dropped to only four. Then, to only three in July 2015 and this year, only two sales have been recorded below this price level.

Serman says buyers represent a wide demographic and come from across the globe, and they are still seeing plenty of relocations from Gauteng.

t may seem odd to see the term “rent” in a sale agreement, but clarifying the issue of occupational rent as early as the offer to purchase is made could save much confusion down the line.

“Occupational rent is a monthly amount determined in a sale agreement that comes into play not only when a buyer moves into a property early, but also where a seller stays on in the property after registration of transfer,” says Wade Latham, Chas Everitt Umhlanga.

“Occupational rental differs from ordinary rental.

Occupational rent occurs because of a sale and it is provided for in a sale agreement.

Ordinary rental occurs because of a lease agreement and it usually has nothing to do with a sale of a property,” says Margaret Bigby, attorney, conveyancer, notary public and director, Woodhead Bigby Attorneys. “It is advisable to include such a

clause if circumstances could change after the sale agreement has been signed. For example, the sale might be successful but there may be unexpected delays in the transfer process.”

Latham notes that it is not a requirement of a valid sale agreement to include occupational rent, but notes that it is advisable for the parties to agree on this amount and include it in the sale agreement from the outset. There is no standard amount that is recommended for occupational rent. “The rental amount will depend on the negotiations between the seller and the purchaser and it is usually around the fair market rental for the property,” advises Bigby. Latham notes that a good guideline for the amount of occupational rent is 1% of the purchase price of the property. “That means on a property of R1m the occupational rental would be R10,000/month,” he says.

“The seller and purchaser must be clear on what the occupational rent includes or excludes. Sectional title schemes have bodies corporate and monthly levies are payable.

The occupational rental clause must detail which party is obligated to pay the levies for the period that the purchaser is in occupation. The same applies to rates and insurance premiums,” says Bigby.

Small pool – big deal If you’re thinking about installing or altering a swimming pool, do your homework now and build it in the quiet season, ready for summer WORDS: ANNE SCHAUFFER IMAGES: ISTOCK

T

oday’s swimming pool has many more factors to be taken into account – like water and power shortages, sustainability, and property size. We’re buying smaller plots because they’re less expensive, easier and cheaper to maintain.

Bigger is no longer better. We don’t want that huge chemical-guzzling pool at the bottom of the garden. We want a small, attractive pool integrated into our immediate surroundings and part of the home aesthetics – ideally 6m by 3,5m, or, if you must, 8m by 4m. A cleverly positioned lap pool can also be appealing (generally around 15m by 1,5m), fits into limited space, and is great for exercise.

A small pool costs less to construct, uses fewer chemicals, electricity consumption is lower because the pump doesn’t need to run as long, and labour costs to clean it are way down. If it’s you cleaning it, you’ll be glad for those free hours.

If you do have that large kidney-shaped pool, all is not lost. It’s surprisingly straightforward for a builder/pool specialist to alter it – the previous walls are broken up, a small pool built or inserted inside it, and with elements like decking, you’ll never know what was there before. The great thing is that you can choose contemporary greys or charcoal for the marble plaster.

Ideally, you want your pool very close to the house, on the same level as the entertainment area. Design wise, it needs to fit in with your house’s interior/exterior design ethos – that doesn’t mean the pool can’t include standout features like water flowing into it or a mosaic frieze (make sure it won’t date), but the pool is now one part of a whole picture. This is particularly important when a home and patio is relatively small – the more bitty or differentiated the various elements, the more cluttered it looks. A single theme that draws

the inside out expands the space visually.

Practically speaking, having a pool integrated into your outdoor living area not only allows interaction between swimmers and others, but is a safety feature when children are swimming.

Good-looking and non-slip decking works superbly – it feels great on the feet too – particularly if you can run it all the way from the entertainment area right around the pool, creating one natural, visual space. It’s not cheap, but it’s worth it, and, if you don’t treat the wood, it’s maintenancefree (it should have been fumigated by the supplier before installation).

Composite (recycled plastic) decking is also a great, sustainable way to go – it looks exactly like wood.

According to those in the know, a great-looking pool will, on average, add 15% to your property value.

ost people instantly think “meander” when they hear the word Midlands, but the area has become far more than simply an interesting place to visit, and more and more people have moved to the region permanently.

The large area essentially covers the region between Hilton outside Pietermaritzburg and Mooi River.

It features a number of the country’s more famous schools, including Michaelhouse and Hilton College, and Howick is home to the Nelson Mandela Capture Site – a must for visitors.

The region has a lot to offer and although places like Howick have earned a solid reputation as great places to retire, other areas in the Midlands continue to attract people of all ages and walks of life who simply want to escape the hustle and bustle of city living.

Arguably home to some of the province’s best restaurants, culinary gems such as Hartford House’s restaurant, Bierfassl Restaurant and Pub, The Farmer’s Daughter, Piggly Wiggly and Nottingham Road Hotel’s Notties Pub – complete with a resident ghost – offer an impressive array of food and attract

locals and tourists alike.
