Agent commentary Q: Why should buyers consider investing in an estate in the Upper Highway area?

A: When potential buyers call in to see me, the first thing they ask about is security. This is without a doubt the main reason why people move into estates. The next factor is the number of highly soughtafter schools in the area. Residents are literally spoilt for choice in the Upper Highway area as we boast some of the best schools in the country. Parents want a secure home and garden for their children to play in. Generally, the plots of land in the Upper Highway estates are larger, which means residents can still experience some privacy while living in a gated community.

Q: What draws buyers to estates in this area, and has there been an increase in the number of people investing in this area?

A: The Upper Highway area con­ tinues to grow in popularity for homebuyers looking at lifestyle security estates, and upmarket estates are undoubtedly attracting high-income earners. The area offers a more temperate climate than the coastal belt, and Hillcrest now boasts a number of new facilities that compare favourably with the more traditional upmarket areas on the North Coast. This includes the new Hillcrest Private Hospital, new/upgraded shopping malls and a new regional mall planned for the Shongweni area.

Q: Do estates in the Upper Highway area offer good value for money?

A: It’s certainly no surprise that estates in the Upper Highway area are gaining popularity.

Traditionally, estate living has been viewed as an unaffordable option for buyers in the lower price brackets. There is, however, a growing number of affordable estates popping up in the area.

These types of estates particularly appeal to those with young families. Homes in gated estates are now the preferred choice for the majority of house hunters.

Demand is always going to influence price and as such investing in a gated estate is generally a good move on the financial front.

The school run When purchasing property, how important is the location in relation to schools nearby?

hen choosing a good school for a child, most parents realise that it’s vital to make preparations far in advance. The same goes for where your home is located in relation to the school your child will be attending.

Finding a home near a school is something families need to keep in mind when purchasing property. This is especially true as school catchment zones affect property prices as well as potential enrolment in the school of choice.

Lindsay Beck, branch manager, Pam Golding Southern Suburbs, says properties near sought-after schools are always in high demand. It’s a good idea to get a head-start before your kids reach school-going age. “For parents with school-going children it can be a crucial decision that could yield a solid longterm investment. It also means a shorter commute and less time wasted sitting in traffic. Having neighbours with children at nearby schools also contributes to a strong sense of community,” she says.

From a parent’s point of view, living near a school is a major plus

for the family. “We’ve lived directly opposite Danville for the past 15 years and chose our home based on the proximity to a good school.

Our choice to live opposite Danville has worked out very well, and we are reaping the rewards now,” says Bruce Nevin, a parent of two daughters who attend Danville Park Girls’ High School in Durban. Living opposite the school has furthermore erased worries of transport and parking, and saves time.

Because properties that are closer to schools are generally more in demand, they tend to achieve higher prices. “Properties that are situated within a short walking or driving distance to a preferred school will be popular and in demand. It is fair to say that such properties could attract higher sale prices,” says Charmaine Powell, sales manager, Chas Everitt Umhlanga.

However, Powell says to bear in mind that immediate proximity to a school can also have its cons, like high traffic in the area and parking congestion in the mornings and afternoons when parents are dropping off and collecting their children.

But the location of good schools when purchasing or renting a home is also crucial particularly for children attending government schools where there are catchment zones.

“For example, there are several very good government schools in Rivonia, Bryanston and near central Sandton – which makes these suburbs in high demand,” says Charles Vining, MD, Seeff Sandton. The most popular property choices are in Sandton and its surrounds where there are cluster homes and houses.

Being close to your school of choice is not only convenient, but in terms of property value it yields better returns.

“In past years, it has become evident that suburbs in which top schools are located, perform much better than suburbs where these schools can’t be as easily accessed. This is clearly illustrated in some areas where properties close to top schools are priced up to 40% higher than in neighbouring suburbs.

Purchasing property close to soughtafter schools in Joburg would therefore be a good investment, whether you are a parent or an investor,” says Terry Swart, national general manager, Seeff.

Advanced Labels – owned by my husband, Richard Jones, and where I am operations director – had been printing the labels for Bradley’s Crunchies for many years. Thanks to this long-standing relationship, we saw this as a wonderful opportunity and purchased the business at the end of last year.

Q: Why did you choose this area to set up shop?

A: Bradley’s Crunchies operates from a bakery we’ve established at our Glenashley home. We renovated our granny flat to create the unique yet functional space. Best of all, I am still available for my three children aged 14, 10 and three.

Q: How did you find your premises?

A: We have lived in our home for 13 years. With the business still being quite small, it made sense for me to run it from home.

Q: How did your business start?

A: Beautiful residences and a community that sticks together surround us. We love our neighbourhood.

Q: How many clients do you serve per week?

A: W hen we purchased Bradley’s

Crunchies, it had an active customer base of 22 clients, each ordering weekly. Within the past nine months, I’ve grown to service 58 active customers, with most clients ordering weekly or occasionally two to three times a week.

Q: Do you have any expansion plans?

A: Absolutely. While I’m responsible for all purchasing, baking and administration for the business, I do have the assistance of some staff members who help with packaging, as each crunchie is individually wrapped to retain its freshness.

I plan to expand our range of crunchie flavours and possibly my team. I am committed to keeping the secret of the goodness of our crunchies to myself, so I will always be the chief baker.

Q: Do you operate online as well?

A: Yes, all of our orders are processed via email and we’re working towards establishing a website which enables clients to order online.

Q: What’s your most popular item?

A: We have two crunchie flavours: chocolate and yogi muesli.

While the chocolate remains the most popular, both sell very well, primarily because they are egg- and milk-free.

he FNB/BER Civil Confidence Index gained 11 points to register a level of 52 in Q3 2016. This means that confidence has gained 24 points in total since Q1 2016. Confidence was lifted by a notable improvement in overall profitability due to less keen tendering price competition and continued – albeit subdued – growth in construction activity.

Confidence was higher despite soft growth in construction activity. According to Statistics South Africa, growth in the real value of construction works slowed to 0,2% year on year in Q2 2016, from 4,6% in Q1 2016.

On a quarterly basis, construction work was up 8%. While growth in construction activity remained under pressure, survey respondents noted that the lack of demand for new work was becoming less of a business constraint.

Jason Muscat, senior industry analyst, FNB, says, “This possibly reflects some work coming through, likely from the renewable energy sector.

However, this may not be enough to support the entire industry.”

Looking ahead, construction activity is set to remain under pressure during 2016, although order books have improved.

Try these quick, slick tricks to make your home space appear bigger

o you have a small room in your home? Or perhaps your first apartment is too small? To begin with, remember that if there’s too much happening in the room, everything will clamour for attention and the room can feel busy and crowded. Be sure not to block any pathways, as furniture and accessories obstructing the view into a room can make it look cramped.

We all know that light colours, like off-whites, work best in a small room, so ramp it up by painting your wall trim and mouldings in a lighter colour than the walls. The walls will appear further back, making the room seem bigger.

Another idea to try is painting your ceiling a bright colour. This creates a sense of depth, drawing the eye upward and creating the illusion of height.

Think big too. Choose one large painting rather than many small ones. You would think that a small place should have small furniture, but actually one prominent statement piece, like an armchair, surprisingly keeps the space uncluttered and open.

Don’t automatically place furniture against the walls – often, placing a piece at an angle or away from the wall can make a room look bigger. Remember to give your furniture breathing space, like placing a skinny server or console behind your sofa in the living room.

Experts also suggest creating a focal point in a small room – an area or feature that draws the eye. In the bedroom it can be the bed, and in the dining room it can be the table. Arrange furniture so the focus is drawn there, and cut down on other decor items and accessories.

Choose couches and chairs with open arms and raised, exposed legs – it allows light to filter under the furniture, creating a sense of light and space.

See-through furniture like glass tables or acrylic chairs can trick the eye into seeing more space than there really is.

The next step is to rid yourself of clutter.

When it comes to window treatments, keep it simple. Leave windows uncovered, or, for privacy, use sheer white filmy drapes. Instead of overhead lighting fixtures with a single focal point, add several lighting elements.
