The next generation The Cape Winemakers Guild recently celebrated the 10 year anniversary of its Protégé Programme.

The programme gives aspirant winemakers the opportunity to work side by side with members of the guild during a three-year internship. Neighbourhood was there to witness the accomplishments and how innovation and the sharing of knowledge span more than 33 years of winemaking excellence.

The Cape Winemakers Guild started the programme with the aim of not only cultivating young winemakers and viticulturists, but also bringing transformation to the industry.

Since then, 20 talented protégés have entered the programme with no less than 12 of them now pursuing successful careers.

The 10 year anniversary emphasises that soon we will see the first generation of protégés earning their stripes and joining the prestigious Cape Winemakers Guild and, hopefully, changing the face of the industry as we know it.

W

hen sushi master Papa San closed Takumi in April this year, customers who had been coming to him for the best Japanese food in Cape Town since he opened Tokyo back in the ’90s, worried that he really was retiring to go fishing and play golf. Luckily for all of us, a few weeks off were enough and soon, in partnership with chef Ben Bettendorf, who was with him for two years at Takumi, Papa San was hard at work painting, sanding and decorating a new place – Obi Restaurant in Long Street. It’s a pared-down space, where food rather than decor is the focus, and Papa San’s reputation and devoted clientele mean it has been fully booked most evenings since it opened at the beginning of July.

All the old favourites from the Takumi menu are back and there are a few new ones. A short list of starters includes miso soup, nasu miso (fried aubergine with sesame seeds and honey miso dressing), and a tempura selection.

Served only at lunchtime, the shoyu ramen is worth visiting for alone – a generous bowl of deeply satisfying broth, flavoured lightly with soy, full of ramen noodles, a boiled egg, strip of pork cheek chashu, spring onion and nori. It’s a meal in itself and the perfect winter comfort food.

Choosing from the five pages of varied sushi and sashimi offerings is tough.

In the end I go for the caterpillar, eight pieces of inside-out roll with grilled eel, cucumber, avocado, teriyaki sauce and more avocado on top for the caterpillar likeness. It’s beautifully balanced in flavours and a revelation for someone whose sushi experiences till now have been rather ordinary.

Also at lunch time, the bento boxes are the perfect solution for the indecisive, including vegetable tempura, a selection of sushi, and miso soup.

Authentic, meticulous and top quality have always been the watchwords of Papa San’s approach. In Japan, he says, there would be 30 or 40 different types of seafood on offer. Here in Cape Town that variety isn’t available, but they get the best of the day’s catch and include linefish such as kabaljou or yellowtail on the menu whenever possible.

Women in wine With cellar experience from France to Spain and home to Stellenbosch, Kristin Basson is passionate about making wines with a sense of place WORDS: RICHARD HOLMES IMAGE: SUPPLIED

T

here’s a bit of magic about wine, believes Kristin Basson, white wine maker for Fleur du Cap, down the line from Stellenbosch. “There’s always a story to tell, and when you see people enjoying your wine and you know all the hard work that went into the bottle, it’s very rewarding.”

Basson knows all about hard work.

After completing her oenology degree at Stellenbosch University, she signed up for the international Vintage Master programme that sees student winemakers from across the world spend two years making wine in Europe.

“Working in France, Italy and Spain really contributed to my winemaking philosophy,” says Basson, who went on to work in France’s southern Rhône valley for two years, before returning home.

Although Fleur du Cap doesn’t have its own vineyards to draw from, grapes are sourced from across the Western Cape. “We try to make every wine expressive of a certain region,” says Basson. For instance, the Fleur du Cap Chardonnay is sourced from producers in and around Robertson, Sauvignon Blanc focuses on cool climate regions including Elgin and Elim, while a single vineyard outside Darling

provides grapes for the Sauvignon Blanc in the flagship Unfiltered range.

Made in smaller quantities, often from single vineyards, the Unfiltered wines are matured for longer and naturally stabilised, hence no need for artificial filtering, which also strips flavour.

Happily, they’re wines made to be drunk off the shelf, or stashed in the cellar.

“My passion with white wine is to make something people can enjoy now, but will also show potential for ageing. I really think people need the patience to allow white wines to age for seven or eight years to show a completely different character.”

A good example of that is the Unfiltered Chenin Blanc, made from old bush vines near Wellington. “Chenin in South Africa is really taking flight. For years it lacked vision, but we’re now seeing producers showing the real diversity and versatility of the grape.”

The Chenin Blanc is also the ideal white wine for rainy days, says Basson.

“White wines that have been in barrel can easily pair with duck, or a rich fish dish. Serve them slightly warmer and they’re perfect for enjoying in winter.”

Open Design festival Designing tomorrow today

T

he Open Design festival is an impressive 12-day festival open to people of all ages and backgrounds to experience the world of design and how it can potentially affect our society in positive ways, such as promoting sustainable living and respect for the planet. We spoke with Y Tsai, an architect and the creative director of the festival, to find out what’s in store for this year.

The concept for the festival came about in 2013 and was initiated by Cape Town Design Network and sponsored by the City of Cape Town and the National Department of Arts & Culture. The goal was to create an inclusive and accessible platform to celebrate South Africa’s design talents and, according to Y Tsai, “encourage design thinking from school level and expose the public to design in its various aspects.”

The festival is designed in such a way that “individuals and groups from all communities are invited to participate, and to explore how design and innovation can be used to mobilise social change and transformation. This is a vital part of developing a culture of design and innovation that will increase social cohesion, economic development and nation-building, creating inclusive, accessible and sustainable communities and cities,” says Tsai.

So what can festival-goers expect this year? The opening day of the festival is celebrated with the Open Party, a festive gathering for mingling. The festival is split into two components.

From 10 to 16 August there will be various talks, workshops, exhibitions and events at the City Hall that are mostly free to the public. The second component, called the City Wide Programme, will run from 17 to 21 August where anyone involved in a creative industry is encouraged to sign up and host their own event, not only in the creative hubs of the CBD or Woodstock, but further afield in areas like Langa and Khayelitsha as well as other townships and suburbs that are often neglected.

The team hope to take Open Design to the rest of the country and eventually the rest of the world.

FESTIVAL HIGHLIGHTS: • The Education Open Day on 13 August is a day for parents to bring their kids along to explore potential design careers and choices of tertiary institutions, as well as involve themselves in a variety of workshops and fun activities.

• Design Entourage on 20 August in Khayelitsha opens the doors to the studios of some local designers and showcases their creative processes.

Why do we celebrate National Women’s Day?

Celebrated annually on 9 August, this day commemorates the 1956 march of approximately 20,000 women to the Union Buildings in Pretoria.

Approximately 100,000 signatures were collected for the petition against the country’s pass laws that required South Africans defined as “black” under The Population Registration Act to carry an internal passport. This march was led

eople will always seek novelty. It seems like we’re programmed to positively respond to newness. And with much greater access to information, and globalised design points of view, it seems finding something truly unique is harder than ever.

However, there’s a design trend at the moment countering this by hiding features in products that only the user gets to see or appreciate.

Joburg-based design studio snapp incorporates this trend into its products through its design philosophy of eliciting a “smile in the mind”.

Jonathan Fundudis, founder of snapp, says the company strives to create objects that speak to people on an emotional level. This approach can be seen in products such as the

trunk jewellery tree, which features a hidden compartment made for treasured objects. Jonathan says, “The delight factor which we incorporated into this seemingly simplistic product was a secret compartment which also played on the notion of a hidden treasure.”

the time, and what started as just a creative outlet, shortly turned into a business and a career.

A: Alexandra: I left school and studied fi lm, but it never felt completely right, though. A friend had a small plant boutique and needed help one day – I never left.

Q: Why did you choose this area to set up shop?

A: We both live nearby and have grown up in the area, so we know it really well. We didn’t think we would find something we could afford, but then this little gem popped up.

Q: How did you find your premises?

A: Sera had been stocking Marigold, the gift shop (which is what it was before), so she knew that they were leaving and that the landlord was looking for a new tenant. We had both been talking about opening up a shop together for a while and it just seemed like a perfect fit.

Q: How did your business start?

A: Sera: My business is just over three years old. I was a graphic designer working in advertising at

A: The shop size is perfect for the amount of products we have, plus we created a small studio space in the back where we can work from. It also has good bones for us to work with and affordably turned into something unique.

Q: Who are your neighbours?

A: Mostly residents in the area, but there are lots of lovely shops and restaurants round the corner as we are situated just off Kloof Street.

Q: What are the shop rental/ sales prices like in this area?

A: Kloof Street is pretty expensive

to rent as it is very popular, but because we are off the main path and situated a little further up the road, we got a good deal.

Q: What is your shop footprint?

A: Our shop is very small and not in a high foot traffic area, and we have only been open a few months.

On an average day we can have any number between five and 30 people coming through our doors. We’re small, but proud.

Q: Do you have any expansion plans?

A: We have just spent what money we have on fi xing up the shop – so for now, no.

Q: Do you operate online as well?

A: Handmade By Me has its own online shop and stocks various others around the country and internationally.

Q: What’s your most popular item?

A: Sera: Maybe my prickly pear tea towels at the moment or the Big Five placemats which turn into face masks.

A: Alexandra: The availability of plants differs from season to season, so I tend to focus on whatever is looking particularly good at that moment.

The resilience in property prices reflects credit extension

that took longer than expected to decline, in line with deteriorating macroeconomic conditions – declining real disposable income, rising food inflation, interest rates and unemployment – and tighter financial conditions.

The residential property market currently makes South Africa a haven for foreign purchasers. Many locals are finding themselves negotiating with foreigners as they have the ability to fund cash transactions which promises a quick and hassle-free process.

Rea Vaya to boost Sandton Central E T

he world of work has changed.

Very few people spend their entire working lives with a single employer any more.

Most of us will change jobs a number of times, which also means that we will keep changing pension funds. And every time we move, we will be faced with the decision of what to do with the money we have saved through our current employer.

Unfortunately, most people think it is easier to simply take this money out. It is seen as a windfall to pay off debt, buy a car or put down a deposit on a house.

Few people consider, however, or even understand, the implications of doing this.

Many also don’t realise that they always have the option of preserving their retirement savings. Sometimes they can simply elect to remain a member of the fund even though they are no longer making contributions, but otherwise they will need to transfer their money into a preservation vehicle.

Essentially, you are therefore creating a double tax liability for yourself. If you preserve your pension savings, however, you do not pay any tax at the time, and you will be able to take a full R500,000 tax free when you retire.

Finally, and probably most importantly, however, when you withdraw your pension savings you are taking money from your future self.

The two most critical components in creating a pension pot are how much money you can invest, and how long it stays there. The power of compounding means that the longer you stay invested, the more your money will grow. And the reality is that most people who withdraw pension savings are never able to make up what they have lost out on for exactly this reason.

This should be the default option, and for good reason. Anyone thinking of withdrawing their pension money needs to understand how serious a decision this really is:

Withdrawing money from a pension fund before retirement comes with a big tax drawback. Only the first R25,000 will be tax free, and after that you will pay tax between 18% and 36% on the full amount, depending on how much you take.

What’s more, every time you withdraw, the amounts are added together. So the more you take, the higher the rate of tax you will pay.

On top of this, every withdrawal you make from your pension savings reduces the amount that you can take tax free at retirement.

The 2016 Sanlam Benchmark survey revealed that 38% of those who withdrew pension benefits during their working lives, were unaware of the longterm effects, and 48% regretted the decision

xpanding its Bus Rapid Transit (BRT) system, Joburg will bring Rea Vaya’s fast, convenient and affordable bus service to Sandton Central within the next two years.

Boosting all modes of transport and easing traffic flows, the project will also add improvements to infrastructure in Sandton Central with new bridges, widened main roads, upgraded pavements and signage, and a dedicated

cycling and walking path linking Alexandra with Sandton.

“The infrastructure improvement to roads, pavements and public transport the BRT introduces, support Sandton Central’s position at the forefront of well-managed central business districts,” says Elaine Jack, city improvement district manager, Sandton Central Management District.

Sandton Central is a key destination in the R3bn Phase 1C of Rea Vaya,

which began construction in 2014.

This phase is expected to add 245 buses to the 277-bus fleet.

It comprises 16km of dedicated trunk route that extends Rea Vaya’s route from Parktown to Alexandra and on to Sandton and beyond. Rea Vaya will have at least two stations in Sandton Central.

The project adds two new bridges across the M1 highway – one for BRT buses and pedestrians, the other for cyclists and pedestrians.

Sibaya Coastal Precinct is a leading place-making endeavour along Durban’s north coast. Spanning over 1,000ha of coastal forest, beach and hilltops, the Precinct will integrate urban and natural environments, creating a unique lifestyle opportunity for people to connect to family, work and nature.

unicipal rates and service charges went up 1 July in cities and towns all around the country and that is not only going to mean higher running costs for homeowners, but higher holding costs for home-sellers.

Berry Everitt, CEO, Chas Everitt International group, says, “At the moment, our experience is that there are many empty-nesters eager to downsize from their large family homes in order to cut their monthly expenses and put the savings towards their retirement plans, and we

expect this round of municipal increases to amplify this trend.

“There is good demand for their properties from developers as well as younger buyers with growing families, so it’s possible for them to sell quite quickly – provided that they seek the advice of a qualified and experienced estate agent to help them set a realistic, marketrelated asking price,” he says.

According to him, the latest round of municipal increases make it all the more important for prospective

sellers to guard against overpricing.

“Potential buyers will just avoid any properties they regard as overpriced and these homes will then stick in the market, causing the owners’ holding costs to mount up and eat into their potential profits,” Everitt explains.

Holding costs include everything you have to pay to own and run your home, such as the bond repayment, insurance, maintenance costs, any monthly levy that you pay and, of course, municipal rates and service charges.

T

he V&A Waterfront is a worldclass marina development attracting millions of visitors a year for its excellent food, entertainment and shopping, not to mention the views of Table Mountain and the harbour. For those who call it home year round, all that is on their doorstep, plus they have the convenience of being so close to the CBD – an easy 20-minute walk or a short ride in the frequent MyCiTi buses. In fact, a car-free lifestyle is easily achievable for those who wish, while regular drivers have easy access to the N1 and N2 freeways, and of course boat owners can have their own moorings close by.

There’s so much happening within the Waterfront that residents hardly have to look elsewhere for entertainment.

Free shows are regularly put on at the amphitheatre, there are monthly night markets at the Watershed (the place to shop for original local design), the Cape Town Comedy Club next door, the Galileo Open Air Cinema on the

croquet lawn in summer, and much more. The V&A Waterfront’s social media channels keep residents in touch with the latest events and offers, and there’s an endless choice of vibey places to eat, drink and hang out. To get away from the crowds in the busy summer season, there’s a 5km running track that weaves through the precinct into hidden undiscovered corners, you can go stand-up paddle boarding on the canals, or head to a nearby beach.

Part of V&A Waterfront living that visitors often overlook, is being part of a working harbour. “I’m forever fascinated by the sounds (loud early morning hoots) and the sights (ships in the Robinson Dry Dock for repair) and the array of people who keep the harbour ticking over,” says resident Nwabisa Mayema. Add to that the amazing views in both directions, the well-managed security, and the small and friendly community of residents, and you get enviable urban living with a unique charm.

Agent commentary Q: What types of properties are available and what can buyers expect to pay?

A: There are currently 805 residential apartments within the V&A Waterfront and more under construction.

Of these, 259 are owned by the V&A and available for long-term rental only. The balance are sectional title units. Apartments in the V&A Marina resell from R7m for a one-bedroom, R12m for a two-bedroom, and R30m to R85m for penthouses, depending on whether the unit faces the canal or the yacht basin. No. 2 Silo, in the Silo District, offers 31 apartments, with the last resale of a twobedroom apartment at R10,5m. No. 3 Silo is our latest residential offering, with 79 units under construction, from two-bedroom apartments at R7,5m, to penthouses from R45m.

Q: Who is buying property in the V&A Waterfront?

A: South African investors dominate the V&A Waterfront residential market, with an increasing demand from buyers from other parts of South Africa. We are still seeing constant foreign buyer interest, but they are now the minority. There are a growing number of investment buyers as the Marina enjoys a strong short-term rental market with excellent rental returns. This is driven by the precinct’s proximity to the convention centre and the CBD, and the convenient worldclass facilities available in the V&A Waterfront. Thirty percent of recent buyers are between 36 and 49 years old and 41% are in the 50-64 age group.

A: The V&A Waterfront Marina is one of the most successful and sought-after marinas in the world.
