OUR SERVICES MARKETING We'll market your property through our social media channels and third-party vendors like AirBnB and VRBO, Hometogo, and Booking.com. Guests also have direct access to all of our property listings through our direct booking site, bookthebla.com. At BooktheBLA.com our guests enjoy hand-picked vacation rental inventory coupled with a concierge to take your vacation to the next level. From tee times to dinner reservations, VIP concert passes to a private chef at their weekend cabin, private airport transfer to boat rental for the week, our team can facilitate the details of their stay, no matter how big or small.


GUEST SERVICES We field all guest inquiries. This includes rental bookings, special requests, refunds, cancellations, emergency calls, and payment collection — to ensure guests have an exception experience and you don't have to lift a finger.

VENDOR MANAGEMENT Let us handle all repair and maintenance items associated with the property and coordinate all necessary vendors to complete these tasks. Examples include cleaning, turnover, lawn care, snow removal, pest control, etc.

ACCOUNTING We'll create a trust account in an FDIC insured account and process all gross rental income and expenses. Owner's receive a month-end statement and payout.

FREQUENTLY ASKED QUESTIONS SHOULD I USE A FULL SERVICE 01 WHY MANAGEMENT COMPANY? Professional management companies are experts in their field and can help avoid costly mistakes. You wouldn’t do your own root canal, would you? Leave it to the professionals! Responding to guest inquiries, reservation changes/cancellations, updating nightly rates, coordinating lawn care, scheduling cleaners, coordinating docks, coordinating repairs, providing local recommendations, paying vendors, putting together month-end statements, staging a property for photos, hiring professional photographers, the list goes on…

ALL MANAGEMENT COMPANIES CHARGE 02 DO THE SAME COMMISSION? In short, no. Some management companies offer a la carte options so you can pick which services you’d like and which ones you’ll do yourself (a hybrid of self-management and professional management), others offer low rates and commission structures but will only list/maintain your properties on platforms like VRBO or AirBnB. It’s true that you really do get what you pay for!

AVERAGE DAILY RATE SHOULD I 03 WHAT EXPECT MY HOME TO BE LISTED FOR? The answer is unique to each property. Our team weighs many factors including market competition, time of entry to the market (fall vs. spring, etc), booking lead time, amenities offered, guest count, etc. Once we conduct an onsite visit of your property we'll put together an Annal Gross Revenue Estimate of how we think your property will perform in year 1 + beyond.
