Our sustainable office in Deventer

Duurzaamheid is een belangrijk thema voor Witteveen+Bos. Niet alleen binnen onze projecten, ook in onze eigen bedrijfsvoering speelt duurzaamheid een grote rol. In dit boek laten we zien hoe Witteveen+Bos invulling geeft aan het thema duurzaamheid.

De renovatie van het grootste Witteveen+Bos-kantoor aan de Leeuwenbrug in Deventer is daar een goed voorbeeld van.

Sustainability is an important topic for Witteveen+Bos. Sustainability plays a major role not only within our projects, also in our business operations. In this book we show how Witteveen+Bos gives substance to the theme of sustainability. The renovation of the largest Witteveen+Bos office, located on the Leeuwenbrug in Deventer, is a good example of this.

Oplossingen voor armoede, ongelijkheid en klimaatverandering

De Verenigde Naties stelden in 2015 de duurzame ontwikkelingsdoelen of sustainable development goals op, die gelden voor alle mensen in alle landen in de periode tot 2030. Het zijn wereldwijde doelstellingen voor duurzame ontwikkeling en zij volgen de Millenniumdoelstellingen uit het jaar 2000 op. De 17 doelen, zoals opgenomen in de Nederlandse vertaling van het VN-rapport ‘Transforming Our World: the 2030 Agenda for Sustainable Development’, zijn: 1. Beëindig armoede overal en in al haar vormen 2. Beëindig honger, bereik voedselzekerheid en verbeterde voeding en promoot duurzame landbouw 3. Verzeker een goede gezondheid en promoot welzijn voor alle leeftijden 4. Verzeker gelijke toegang tot kwaliteitsvol onderwijs en bevorder levenslang leren voor iedereen 5. Bereik gendergelijkheid en empowerment voor alle vrouwen en meisjes 6. Verzeker toegang tot en duurzaam beheer van water en sanitatie voor iedereen 7. Sustainability at the global level Solutions for poverty, inequality and climate change

In 2015, the United Nations ratified a set of ‘Sustainable Development Goals’ (SDGs). They apply to all countries and all people worldwide, and describe ambitions to be achieved by the year 2030. The Sustainable Development Goals represent the continuation and intensification of the process begun in 2000 with the announcement of the eight Millennium Development Goals. The official wording of the main goals, as given in the report Transforming Our World: the 2030 Agenda for Sustainable Development is as follows: 1. End poverty in all its forms everywhere 2. End hunger, achieve food security and improved nutrition and promote sustainable agriculture 3. Ensure healthy lives and promote well-being for all at all ages 4. Ensure inclusive and equitable quality education and promote lifelong learning opportunities for all.

Waardecreatie bij Witteveen+Bos Vier bedrijfsdoelen voor onze organisatie

De missie van Witteveen+Bos is tweeledig: wij lossen complexe vraagstukken op het gebied van water, infrastructuur, milieu en bouw op en willen daarnaast dat iedere medewerker het beste uit zichzelf haalt.

Om deze missie te verbinden aan concrete doelen, is in 2016 een materialiteitsanalyse uitgevoerd: samen met interne en externe stakeholders is gekeken aan welke belangrijke maatschappelijke opgaven Witteveen+Bos op dit moment een bij­­drage levert en daarnaast wat het potentieel van onze bijdrage is.

Dit leverde vier bedrijfsdoelen voor Witteveen+Bos op: 1. Waarde toevoegen in projecten Het uitvoeren van projecten op het gebied van water, infrastructuur, milieu en bouw is ons primaire proces. Alle stakeholders zijn het er over eens dat Witteveen+Bos de meeste impact kan realiseren in deze projecten. Daarin kunnen wij bijdragen aan duurzame ontwikkelingsdoelen als goede gezondheid en welzijn van de mens, schoon drinkwater en riolering, duurzame energie, goede infrastructuur, duurzame steden, verantwoord gebruik van bronnen, leven in het water en leven op het land.

2. Talenten ontwikkelen Wij willen een goede werkgever zijn door binnen ons bedrijf te zorgen voor maximale talentontwikkeling en diversiteit. Uit de materialiteitsanalyse volgt dat Witteveen+Bos kan bijdragen aan duurzame ontwikkelingsdoelen als kwaliteitsonderwijs, eerlijk werk en het verminderen van ongelijkheid.

3. Waarde toevoegen via bedrijfsvoering Als bedrijf kunnen wij met onze eigen bedrijfsprocessen een bijdrage leveren aan de duurzame ontwikkelingsdoelen verantwoorde consumptie en productie, klimaatactie en partnerschap om de doelstellingen te bereiken. Het verduurzamen van onze mobiliteit, reductie van onze CO2-uitstoot en bevordering van maatschappelijk verantwoord ondernemen in de keten zijn hierbij belangrijke pijlers.

4. Economische waarde creëren Wij hebben als bedrijf de mogelijkheid om met onze projecten te zorgen voor economische groei. Daarnaast zijn eigen goede financiële resultaten nodig om voldoende ruimte te hebben voor innovatie en andere nieuwe ontwikkelingen, te kunnen investeren in mensen en onze eigendomsstructuur te continueren.

Value creation at Witteveen+Bos Four key objectives for our organisation

Witteveen+Bos has a twofold mission. We help our clients to solve complex issues in the fields of water, infrastructure, environment and construction. At the same time, we wish to ensure that every employee reaches his or her full potential. In 2016, we conducted a ‘materiality analysis’ in order to link this mission to concrete objectives. With the help of our various stakeholders, both internal and external, we set out to identify the important societal challenges in which Witteveen+Bos is currently playing a role and we examined the potential for further involvement.

The process resulted in four key objectives for our organisation: 1. Adding value through projects Executing water, infrastructure, environment and construction projects is our core process. All stakeholders agree that Witteveen+Bos can achieve the greatest impact through our projects. In this way we can contribute to Sustainable Development Goals like good health and well-being, clean drinking water and sanitation, affordable and clean energy, resilient infrastructure, sustainable cities and communities, responsible consumption and production, conserving life below water, and conserving life on land.

3. Adding value through our business operations As a company, we can contribute to the Sustainable Development Goals of responsible consumption and production, climate action, and partnerships for the SDGs by improving our own operational processes.

Supporting sustainable business travel, reducing our CO2 emissions and promoting Corporate Social Responsibility throughout the supply chain are important ways to achieve these aims.

4. Creating economic value As an international engineering and consultancy firm, we play a role in promoting economic growth through our projects. In addition, the company itself must realise good financial results to ensure sufficient scope for innovation and other new developments, to invest in people, and to maintain our unique ownership structure.

2. Developing talent Witteveen+Bos aims to be a good employer by promoting diversity and enabling our employees to utilise their talents to the full. The materiality analysis also showed that Witteveen+Bos can contribute to SDGs like quality education, decent work and economic growth, and reducing inequalities.

Duurzaamheid bij Witteveen+Bos Zeven ontwerpprincipes voor duurzame oplossingen in projecten

Om bewust te worden en te blijven van duurzame opties in onze projecten, ontwikkelde Witteveen+Bos zeven duurzame ontwerpprincipes. Deze ontwerp­principes helpen ons om binnen alle projecten te zoeken naar duurzame oplossingen en het bieden van duurzame alternatieven voor oplossingen die in eerste instantie minder duurzaam lijken. De duur­zame ontwerpprincipes vormen een tool die iedereen gemakkelijk op zijn of haar eigen manier kan toepassen. Ze luiden als volgt: 1. Ontwerp met de natuur We bewegen mee met de natuur, bijvoorbeeld door natuurlijke processen te benutten die het ontwerp kunnen versterken. Ook beschouwen we projecten in een ruimere context door middel van een systeemanalyse. Daarnaast brengen we dominante processen in beeld, identificeren we sleutelfactoren waarmee we deze processen kunnen beïnvloeden en identificeren we effectieve maatregelen in projecten.

2. Trias-principe We halen het maximale uit de bron, waardoor we het gebruik van energie en grondstoffen beperken en optimaliseren. Samen met de keten werken we aan het verminderen van de vraag, het gebruik van oneindige bronnen en, wanneer het niet anders kan,

3. Circulair ontwerp Uitgaan van het principe dat afval zoveel mogelijk moet dienen als grondstof. We kiezen voor een circulaire aanpak door het sluiten van energie- en materiaal­kringlopen, zowel binnen een project zelf als richting de omgeving van het project. Onderdeel van circulair ontwerpen is ook het opstellen van materiaal­hergebruiksplannen en het ontwerpen van recycle- en opwaarderingsroutes op basis van de hele levenscyclus.

4. Multifunctioneel ontwerp Haal meer uit het ontwerp. Door multifunctioneel te ontwerpen gaan we op zoek naar extra functies en een maximale combinatie van functies, die eenvoudig extra voordelen bieden. We creëren grote maatschappelijke meerwaarde door deze extra functies op te sporen en inzichtelijk te maken hoe deze optimaal verwezenlijkt kunnen worden.

5. Flexibel ontwerp We ontwerpen voor nu en voor later. We maken toekomstbestendige ontwerpen die eenvoudig zijn aan te passen aan veranderende omstandigheden als klimaatverandering of een veranderende behoefte

Sustainability at Witteveen+Bos Seven design principles for sustainable solutions in projects

We should always be aware of the possibilities to maximise sustainability within our projects.

Witteveen+Bos has therefore formulated seven ‘sustainable design principles’ which will help us to identify the most sustain­able option in each situation, and to offer alternatives if the original solution turns out not to meet the applicable sustainability requirements. Our sustainable design principles offer a tool which all staff can apply in their own way. They are: 1. Design with nature We respect and emulate nature, for instance by incorporating natural processes into a design to make it even more effective. We approach projects in their broader context by conducting system analyses. We identify the dominant processes as well as the key factors which can influence these processes, whereby we are able to select the most effective measures to be implemented within each project.

2. ‘Trias Energetica’ We apply the Trias Energetica model developed by Delft University of Technology, which acts as a guide for the construction industry when pursuing energy sustainability. It entails using resources in the most efficient way possible, minimising the use of energy and

materials. Working alongside clients and suppliers, we attempt to avoid the use of scarce natural resources and rely on renewable sources wherever possible.

Where absolutely no alternative exists, we apply natural resources with the utmost prudence.

3. Circular design Waste flows should be regarded as potential resources and raw materials. We therefore apply a ‘circular’ approach to close the energy and materials cycles, not only within the project itself but throughout the wider setting. The circular design approach entails producing reusage plans for materials, and establishing the recycling and upgrading routes based on the entire life cycle of the structure or product.

4. Multifunctional design This principle calls for utilising the design stage to the full. We attempt to identify extra functions that can easily be incorporated into a multifunctional design to provide additional benefits over the longer-term. We are able to show clients and other stakeholders how these benefits can be achieved in the most (cost-)effective manner.

van mensen. Deze veranderende omstandigheden zijn inzichtelijk te maken door levenscyclusanalyses en toekomstfunctieanalyses, waarmee het mogelijk wordt ontwerpen in de toekomst eenvoudig aan te passen.

6. Participatief ontwerp Werk samen met de omgeving, met stakeholders, aan de inrichting van de leefomgeving. Door hun inbreng van kennis en ervaring, ontstaat een vergroting van het probleemoplossend vermogen en het draagvlak van het plan en het proces.

7. Maatschappelijk ontwerp Combineer technische en maatschappelijke maatregelen, om ervoor te zorgen dat projectdoelen daadwerkelijk worden bereikt. We onderzoeken of gedragsmaatregelen een aanvulling of alternatief zijn voor het realiseren van het projectdoel. Ook wordt bekeken welke sociaaleconomische hindernissen het projectdoel in de weg staan, om deze waar mogelijk bij voorbaat al voor te zijn. In elk project van Witteveen+Bos worden deze duurzame ontwerpprincipes afgewogen.

Potential developments are identified by means of thorough life-cycle and future usage analyses, resul­ting in maximum adaptability within the initial design.

6. Participatory design We work alongside all stakeholders as we design and structure the human environment. In this process of ‘cocreation’, we draw upon the knowledge and experience of, say, local residents to increase problem-­solving capacity while optimizing public support for the plans and process.

7. Socially responsible design We combine ‘hard’ technological measures and ‘soft’ social measures to ensure that all objectives of a project are achieved. We examine whether interventions designed to influence user behaviour will help to do so. We also examine the socio-economic factors which might stand in the way of success, removing such obstacles wherever possible. Witteveen+Bos applies these sustainable design principles in each and every project we undertake.

Een duurzaam kantoor

Vernieuwende oplossingen verlagen energieverbruik

Omdat duurzaamheid een van de pijlers van de renovatie van het kantoor Leeuwenbrug was, zijn verschillende nieuwe energieconcepten onderzocht en zijn toekomstgerichte keuzes gemaakt.

Aardgas Nadat alle collega’s het kantoor tijdelijk verlaten hadden, is als eerste de gaskraan voorgoed dichtgedraaid. De oude verwarmingsketel is verwijderd en vervangen door een omkeerbare koelmachine oftewel een warmtepomp. Dit levert een daling van het gasverbruik op van 55.000 m3 per naar 0 m3.

Isolatie Vervolgens is het gebouw zelf onder handen genomen.

De laatste raampartijen die nog enkelglas hadden zijn vervangen door isolerend HR++- glas. De trappenhuizen aan beide uiteinden van het gebouw hadden ongeïsoleerde spouwmuren, die tijdens de renovatie gevuld zijn met isolatiemateriaal. Ook het dak en de vloer van de begane grond zijn voorzien van aanvullende isolatie. De betonnen gevelbeplating aan zowel de voor- als de achterzijde is voorzien van geïsoleerde oplegnokken, die een koudebrug vormen. Dit heeft ertoe geleid dat de energievraag voor verwarming met tenminste 50 % is gedaald. Dit is een besparing vergelijkbaar met het jaarlijkse gasverbruik van 22 woningen. > zie afbeelding 1 en 2 Zuinige pompen In het gebouw zijn alle installaties vernieuwd. Dat geldt niet alleen voor de warmte- en koudeopwekking, maar ook voor al het leidingwerk en de bekabeling.

Verder waren er in de oude situatie nog diverse

circulatiepompen zonder toerenregeling in gebruik.

Deze pompen bleven ook bij een geringe warmtevraag vanuit het gebouw met een vaste waarde of elektrisch vermogen draaien. In de nieuwe situatie wordt door de pomp zowel het elektrisch vermogen als de warmteof koelvraag verminderd. Daarnaast zijn de pompen door het gebruik van gelijkstroommotoren een stuk zuiniger. Deze hoofdpompen voor het transport van gekoeld water hadden een vermogen van 10 kW en deze draaiden tijdens het koelen van het gebouw op vollast. In de nieuwe situatie zijn pompen geplaatst met een vermogen van nog maar totaal 2 kW. Deze pompen draaien het grootste gedeelte van de tijd alleen in deellast en verbruiken daarmee slechts 0,25 kW. Dit levert op jaarbasis een besparing op van een energieverbruik te vergelijken met drie woningen. Of, anders gezegd, een besparing van het energieverbruik ter grootte van de opbrengst van 40 zonnepanelen.

Bij de verwarming is het verschil in vermogen van de circulatiepompen minder groot. Wel is het aantal draaiuren veel meer dan bij koeling. In de oude situatie hadden de pompen een vermogen van 2,1 kW en in de nieuwe situatie een vermogen van 1,1 kW. Op jaarbasis scheelt dit het verbruik van twee woningen. Oftewel, een besparing van het energieverbruik ter grootte van de opbrengst van 25 zonnepanelen. > zie afbeelding 3

A sustainable office New solutions to reduce energy consumption

When planning the renovation of our Deventer office building, a key objective was to enhance sustainability.

Several innovative energy concepts were considered as we sought truly future-proof solutions.

Natural gas Once all staff had moved into their temporary office accommodation, the gas valve was shut off for good.

The boiler installation was removed and replaced by an advance ‘return cooling installation’, otherwise known as a heat pump. This measure has reduced our annual gas consumption from 55,000 m3 to zero.

Insulation Various physical interventions targeted the fabric of the building. There were still some windows with only single glazing; they have been replaced with HR++ glass.

The stairwells at each end of the building have cavity walls which were previously uninsulated. An effective heat insulation material was pumped into the cavities.

Further insulation has been added to the roof and the ground floor as a ‘retro-fit’. The concrete cladding at the front and rear of the building has been modified to create a thermal bridge which stabilizes the interior temperature. The overall result is a 50 % reduction in the energy we use for heating, the equivalent of the gas consumption of 22 average-sized homes.

regulation. They would operate at ‘full blast’ even when the demand for heat or cooling was low, thus accounting for significant unnecessary energy consumption. There is now an automatic control system which ensures that the pumps operate according to demand. Moreover, the pumps now have direct current motors which are significantly more (cost) efficient than the former versions. The main pumps which used to transport cooled water around the building had a power rating of 10 kW. Their replacements have a power rating of just 2 kW. Moreover, they will rarely operate at full capacity, so actual consumption will be in the order of 0.25 kW. The result is an annual reduction in electricity consumption equivalent to the power needed by three average-sized homes. Or to put it another way, the output of 40 standard solar panels. The difference in the power rating of the circulation pumps for the heating system is somewhat less spectacular. However, they are in operation for more hours than the cooling pumps.

In the old situation, the heating pumps had a power rating of 2.1 kW. This has now been reduced to 1.1 kW. The difference in energy consumption is the equivalent of running two average-sized homes, or the output of 25 standard solar panels. > see figure 3

Verlichting In de oude situatie was er nog weinig aandacht voor de energiezuinigheid van verlichting. Inmiddels zijn de mogelijkheden voor LED-verlichting in kantoren verder ontwikkeld en is dit een goed alternatief voor bijvoorbeeld TL-verlichting. Door nieuwe lichtbronnen die zowel LED-verlichting hebben maar ook bij afwezigheid uitschakelen, is het energieverbruik voor verlichting met 70 % gereduceerd. Dit levert een daling van het energieverbruik op vergelijkbaar met 56 woningen.

Of, anders gezegd, een besparing vergelijkbaar met wat 890 zonnepanelen aan energie opwekken. > zie afbeelding 4 Luchtbehandeling Het opgestelde vermogen van de nieuwe ventilatoren verschilt niet zoveel met de oude situatie. Wel is het rendement van de warmteterugwinning door het gebruik van een beter warmtewiel van 60 % naar 80 % toegenomen. In de nieuwe situatie levert dat ook 80 % vochtterugwinning op. Dit zal er toe leiden dat de lucht in het gebouw minder droog is. De luchtbehandelingskast voor de vergaderruimten op de begane grond werd niet alleen voor de luchtverversing gebruikt, maar ook voor verwarming van de ruimte. De oude warmteterugwinning had echter een rendement van maar 45 %. In de nieuwe situatie is een warmtewiel met een rendement van 80 % toegepast. Draaide in het verleden de luchtbehandeling altijd op volle toeren, in de nieuwe situatie wordt voor vergaderruimten, het werkcafĂŠ en de kantine de luchthoeveelheid afgestemd op de gemeten CO2-concentratie, een aanwijzing voor de hoeveelheid aanwezigen. Ten opzichte van de oude situatie levert dit niet direct een energiebesparing op.

Dit komt omdat de bezetting van het gebouw hoger is

en er daarom meer geventileerd moet worden. Echter, wanneer er veel personen in de kantine zijn, is de bezetting in de kantoren minder en kunnen we volstaan met de totale gewenste luchthoeveelheid.

Zonne-energie Op het dak van het kantoor zijn 326 zonnepanelen geplaatst. De elektriciteitsproductie van deze panelen bedraagt 66.000 kWh per jaar. Dit komt overeen met het elektriciteitsverbruik van 22 woningen. De panelen zijn geplaatst onder een hoek van 15 graden, waardoor de schaduwwerking van de panelen beperkt blijft en er meer panelen op het dak geplaatst konden worden.

En verder In de oude situatie hingen aan de plafonds ventilatorconvectoren. Deze hadden een elektrisch vermogen van 80 W in de laagste stand. Tijdens de renovatie zijn nieuwe units geplaatst boven het verlaagde plafond en deze hebben een vermogen van 6 W. Wel maken de nieuwe ventilatorconvectoren meer draaiuren, omdat ze ook in de winter gebruikt worden.

Daar staat tegenover dat het koelvermogen veel groter is dan in de oude situatie, wat het comfort verbetert.

Totalen Het totale elektriciteitsverbruik van het gerenoveerde kantoor daalt van 450.000 kWh naar 250.000 kWh per jaar. Dit getal is een optelsom van alle besparingen samen: onder andere de LED-verlichting, het opwekken van eigen zonne-energie en de energiebesparing door het opslaan van warmte met de warmtepomp. De daling van het energieverbruik moet ook worden afgezet tegen het toekomstige gebruik: na de renovatie is het aantal werkplekken verhoogd van 240 naar 350, wat het energieverbruik per werknemer nog verder verlaagt.

A SUSTAINABLE OFFICE

Lighting Before the renovation, very little attention had been devoted to the energy efficiency of the building’s lighting system. Recent technological developments have made LED office lighting an excellent alternative.

By combining LED lighting with motion sensors which detect when a room is not in use, the reduction of energy consumption for lighting is 70 %This is the equivalent of lighting 56 average-sized homes, or the output of no fewer than 890 standard solar panels. > see figure 4 Climate control and air conditioning The power rating of the new ventilation system is similar to that of its predecessor. However, the yield of the heat recovery system has been increased from 60 % to 80 % by the installation of a more efficient rotor (‘heat wheel’). The new rotor also provides 80 % moisture recovery. This will ensure that the interior air retains a comfortable humidity level. In the past it could often be too ‘dry’, especially during the winter. In the large meeting rooms on the ground floor, the air conditioning system is used not only to circulate fresh air, but also for heating. The former heat recovery system had a yield of just 45 %. There is now a heat wheel with an 80 % yield.

Moreover, the air-conditioning system used to run at full capacity regardless of the situation. There are now carbon dioxide monitors in the meeting rooms, café and staff restaurant which automatically adjust the output of the air conditioning system according to demand, which depends on the number of people in those areas at any given moment. There is unlikely to be a significant reduction in the energy used for interior climate control, since many more people will be working in the building and this increases demand for ventilation. However, if

people are in the staff restaurant they are obviously not in their offices. The new system allows supply and demand to be balanced more effectively.

Solar energy A total of 326 solar panels have been installed on the roof of the building, capable of producing 66,000 kWh of electricity each year. This is enough to power 22 homes. The panels are angled at 15 degrees to the horizontal to maximise exposure to the sun as well as the number of panels that will fit on the roof.

What’s more...

There used to be ceiling-mounted convector fans throughout the building. Each had a power rating of 80 W when used at the lowest setting. New units have now been installed, with a power rating of just 6 W. They will be in operation for longer than their predecessors, since they will also be used throughout the winter.

However, their cooling output is far greater so they ensure a more comfortable working environment.

Totals The annual total electricity consumption of the Leeuwenbrug office building has been reduced by approximately 45 %: from 450,000 kWh to 250,000 kWh. This is the combined effect of various measures, such as the transition to LED lighting, the ability to generate solar energy, and energy saving due to storage of heat with a smart heat pump. The reduction in energy consumption should also be viewed in the context of future usage. Before the renovation, the building could accommodate 240 staff members. This figure has now risen to 350, which means that energy consumption per employee has been reduced by an even greater percentage.

Voor Karin was de materialiteitsanalyse die Witteveen+Bos in 2015 uitvoerde een echte eyeopener.

‘Dat liet ons zien dat er werk te doen is. Aan een groot deel van de duurzame ontwikkelingsdoelen kunnen wij een bijdrage leveren. Deze doelen zijn een goed vertrekpunt voor ons, dus we hebben ze vertaald naar onze eigen doelen en naar onze duurzame ontwerpprincipes, zodat we concrete handvatten hebben waarmee we kunnen doen waar we goed in zijn.’

Bijdragen aan een betere wereld is niet nieuw voor Witteveen+Bos. Karin: ‘In de startfase van Witteveen+Bos, vlak na de Tweede Wereldoorlog, was onze bijdrage met name gericht op wederopbouw. In de jaren ’60 en ’70 stond milieuverontreiniging hoog op de agenda, gevolgd door fileproblematiek en bijbehorende milieuconsequenties in de jaren ’80 en ‘90. En daarna kwamen de Millenniumdoelstellingen van de Verenigde Naties en de opvolgers: de duurzame ontwikkelingsdoelen. Stuk voor stuk duurzaamheidsvraagstukken, met steeds een ander accent. Voor Witteveen+Bos blijft centraal staan dat wij een bijdrage willen en kunnen leveren aan actuele maatschappelijke vraagstukken.’

Stephan vervolgt: ‘Wat me opvalt is dat wij goed in staat blijken om concrete invulling te geven aan een containerbegrip als duurzaamheid. We pluizen het uit, koppelen er concrete acties aan en maken het meetbaar.’ De renovatie van ons grootste kantoor in Deventer is daar een goed voorbeeld van: ‘De locatie vlakbij het station was perfect, maar toekomstbestendig was het pand niet. Tijd voor een grondige renovatie dus. Ik ben heel trots op wat we daar met elkaar bereikt hebben. Het pand is nu een BENG, een Bijna

Energie Neutraal Gebouw. Dat zie je tot op heden vooral bij nieuwbouw en nauwelijks bij renovatie. En de planvorming en uitvoering hebben we ook nog eens voor elkaar gekregen door onze eigen talenten ten volle te benutten.’

Karin: ‘Het resultaat is een pand dat laat zien waar we voor staan. Practise what you preach. Dit is onze ultieme showcase van de mogelijkheden voor het verduurzamen van bestaande kantoorpanden. En met de kennis die we in dit proces hebben opgedaan, kunnen we ook op andere plaatsen bijdragen.’

Daarnaast zijn de voordelen voor de collega’s die in het pand gaan werken groot: 'Het pand is zo ingericht dat het ons in staat ons in staat stelt om op de meest optimale manier samen te werken. Daardoor kunnen we onze opdrachtgevers het best mogelijke advies leveren.

En zo komen onze doelen prachtig samen in dit project: ons eigen pand was de proeftuin, het vertrekpunt voor verdere advisering rondom belangrijke thema’s als circulair bouwen en energietransitie. Wij staan klaar om onze bijdrage te leveren .’

For Karin, the ‘materiality analysis’ conducted in 2015 was a real eye-opener. ‘It showed that there is work to be done. We can contribute to many if not most of the UN’s Sustainable Development Goals. They form a good starting point. We have used them as the basis for our own corporate objectives and sustainable design principles, which provide clear guidelines as we continue to do what we are good at.’

Helping to create a better world is nothing new for Witteveen+Bos. Karin: ‘In the early days of the company, just after the Second World War, our main focus was the reconstruction of the Netherlands. In the 1960s and 1970s, our work was dominated by environmental pollution. The increase in car ownership and traffic congestion created further environmental issues to be tackled in the 1980s and 1990s. Then came the United Nations Millennium Goals, and more recently the Sustainable Development Goals.

Everything involves the pursuit of sustainability, albeit with a slightly different focus. For Witteveen+Bos, the main thing is to remain willing and able to play our part in addressing current societal issues.’

Stephan: ‘I have noticed that we are very good at defining what the rather broad term ‘sustainability’ actually entails. We delve to the heart of matters, plan targeted action, and ensure that the results are measurable. The renovation of the Leeuwenbrug office building in Deventer is a good example. The building is in a perfect location, very close to the station, but until recently it was anything but ‘future-proof’. We realised that the time for a thorough renovation had come. I am very proud of what we have achieved together. The building is now officially classified as ‘Almost Climate Neutral’, an accolade generally reserved for newbuild

rather than renovation projects. Throughout the planning and implementation of this project, we were able to apply our talents to the full.’

Karin: ‘The result is a building that demonstrates what we stand for. Practise what you preach! It is the best possible showcase for our sustainability credentials and our expertise in future-proofing existing office buildings.

The knowledge we have gained during this project will prove of great value to our clients. Of course, the people who actually work in the building will also benefit. It will enable everyone to work as a close-knit team as they offer our clients the best possible advice. In short, the project brings together all of our key objectives. The Leeuwenbrug building has become a sort of ‘living lab’ and the starting point for further consultancy expertise in essential areas such as circular construction and the energy transition. We are ready to play our part!’

Het verhaal van de renovatie

De renovatie van het grootste Witteveen+Bos-kantoor, het kantoor aan de Leeuwenbrug in Deventer, was vooraf goed doordacht door de beide bouwers, Van Wijnen en Van Dorp. Er was een goed logistiek plan, er was nagedacht over de routing rond het gebouw en een efficiënte bouwplaatsinrichting. Met Witteveen+Bos was er een gedegen risico-inventarisatie gemaakt. Toch gingen de zaken anders dan gedacht en werden er veel eisen gesteld aan de flexibiliteit van de uitvoerende partijen.

Het logistieke plan had een duidelijk principe: aanvoer van materiaal aan de binnenzijde, via de bouwplaats.

Afvoer van sloopmateriaal was voorzien aan de andere zijde van het pand. De scheiding van materialen werd zoveel mogelijk al in het werk gedaan. Maar ook aan de binnenzijde moest worden gesloopt en dat bleek geen sinecure. Het oude trappenhuis bleek zeer degelijk te zijn en de trappen waren in één stuk gestort met de bordessen. Omdat een grote hydraulische sloopmachine niet via de parkeerplaats naar binnen kon, moest er met grote zagen worden gesloopt. Zo werd al het gewapende beton in stukken gezaagd en naar beneden getakeld. Pas toen de tweede verdieping werd bereikt kon een kleinere hydraulische schaar de rest van het beton verpulveren.

Bovenaan de risicolijst stond de glasvezelkabel. In het pand zit een verdeelkast waarin een koppeling zit van de glasvezelkabels tussen de verschillende gebouwen in Deventer waarin Witteveen+Bos werkt. Een breuk of beschadiging van die kabel zou desastreuze gevolgen hebben. Zonder een netwerk kan een bedrijf als Witteveen+Bos tegenwoordig niet veel doen. De kabel was aangelegd via de kruipruimte en één van de beheersmaatregelen was dat de kabel goed werd

bevestigd en ook een ondubbelzinnige aanduiding kreeg. De ruimte waarin de schakelkast stond werd afgesloten en bleef de gehele bouw verboden gebied voor de bouwvakkers.

Omdat Witteveen+Bos een duidelijke deadline voor de verhuizing had, werd besloten om in de laatste fase parallelle werkzaamheden te verrichten. Dat was ook mogelijk omdat een deel van het gebouw (de kantoorvloeren) vooruit liep in de afwerking. In de laatste twee maanden is dus gezamenlijk gewerkt. Zo werden op de kantoorvloeren het meubilair gemonteerd en de kasten geplaatst, terwijl in het centrale deel nog hard werd gewerkt aan de installatie en het plafond.

Deze manier van werken stelt hoge eisen aan de samenwerking en onderlinge coördinatie. In een wekelijks afstemmingsoverleg werden de planning van de afbouw en de inrichting op elkaar afgestemd. Door medewerking van alle partijen en de nodige flexibiliteit is dat uiteindelijk allemaal goed verlopen. Op 26 maart 2018 vierden de Witteveen+Bos-collega’s met elkaar de goede afloop tijdens een gezamenlijk ontbijt in hun vernieuwde kantoor.

The story of the renovation

The renovation of the largest Witteveen+Bos office building, located on Leeuwenbrug in Deventer, was subject to extremely careful preparation by the contractors, Van Wijnen and Van Dorp. An effective logistics plan had been produced, careful thought had been given to the routing of deliveries and waste removal, and the construction site itself was laid out in the most efficient way possible. A thorough risk inventory had been conducted with input from Witteveen+Bos. However, not everything went entirely to plan. Events placed significant demands on the contractors’ flexibility.

The logistics plan was based on one clear principle: all materials would be brought onto the site from one side of the building, while demolition waste would be removed from the other. Materials suitable for recycling and reuse would be separated on site wherever possible. So far so good, but some demolition work was required on the side designated for incoming materials.

The exterior structure of the existing stairwell proved to be sound, and the concrete of the stairs and landings had been poured together. A large hydraulic excavator was brought in but it proved too big to reach the site via the car park. This meant that the demolition work had to be undertaken using power saws to cut the rein­ forced concrete into blocks which were then lowered to the ground by block and tackle. Only when workers reached the second floor was it possible to use smaller hydraulic cutters to crush the concrete into more manageable pieces.

offices in Deventer. Any damage to the cable would have disastrous consequences. Without its network, a modern company such as Witteveen+Bos simply cannot function. The cable had been laid through the crawlspace under the building. It was secured in position and, as an essential measure, clearly marked all along its length. The room containing the distribution box was sealed off and this part of the building declared ‘out of bounds’ to all construction workers.

The schedule was placed under considerable strain more than once, not least by the unplanned asbestos removal work. Because Witteveen+Bos had set a hard deadline for completion, it was decided to run several activities in parallel during the final phase of the project.

Fortunately, this was possible because some work, notably the finishing of the office floors, was actually ahead of schedule. During the final two months of the project, the various contractors and subcontractors worked shoulder to shoulder. Fixtures and fittings were installed in one area while work on the ceilings and technical installations continued just a few metres away. This method of working demands very close cooperation and careful coordination. A weekly meeting was held to coordinate finishing and final construction activities. Everyone concerned showed an extremely high degree of flexibility, whereupon the project was successfully completed with a minimum of delay. On 26 March 2018, Witteveen+Bos staff celebrated with a festive breakfast in their newly renovated office building.

The risk inventory resulted in a list of ‘points for attention’, at the very top of which was the optical fibre cable.

Innovatie in materialen

Hergebruik en oog voor de toekomst

In het ontwerpproces was duurzaamheid het leidende principe. Dat begon al bij de keuze om het huidige pand te renoveren en niet te kiezen voor nieuwbouw.

Dat laatste zou leiden tot (nog) meer leegstand van kantoorgebouwen in Deventer én het zou weer leiden tot meer materiaalgebruik, bij de bouw van een nieuw pand. Door de keuze voor renovatie werd feitelijk dus een grote besparing op materiaal bereikt. Dat was overigens niet altijd gemakkelijk. De vloeren in het pand hebben zogenaamde voorgespannen wapeningsstaven waarin je niet mag boren. Dat betekende dat in het werk alle ‘gevoelige’ zones moesten worden gemarkeerd.

Daarnaast was er een strenge procedure voor het boren van gaten.

Vanuit de duurzaamheidsambitie zou een circulaire aanpak de beste aanpak zijn. Maar met een bestaand gebouw zijn de mogelijkheden beperkt, dus dat is niet op alle vlakken gelukt. Bij de vloerbedekking onder andere is dit wel gerealiseerd: de vloerbedekking van Desso (ruim 5.000 vierkante meter) kan, nadat het versleten is, gegarandeerd worden terug geleverd aan de fabrikant.

Diezelfde garantie wordt afgegeven door Ahrend, die het grootste deel van het meubilair levert (bureaus, kasten en stoelen). Witteveen+Bos is zuinig op haar spullen.

Het oude meubilair was soms ruim twintig jaar oud.

Maar zolang het goed is, zorgt een tijdloos ontwerp voor een probleemloos gebruik. En ook niet alle meubilair wordt vernieuwd: zo worden alle vergaderstoelen weer gebruikt, want ze passen goed bij de nieuwe inrichting.

Overigens wordt het oude meubilair niet weg gegooid, maar probeerde Witteveen+Bos dat zoveel mogelijk nog een goede bestemming te geven. Een deel ging naar goede doelen, zoals de scouting, en een groot deel ging naar Ghana en Roemenië, waar onder andere scholen van meubilair werden voorzien.

Hergebruik van materiaal was op alle onderdelen een doelstelling. Zo werd een deel van de dakisolatie niet verwijderd, maar werd er simpelweg een extra isolatielaag (met dakbedekking) op gelegd.

Daarmee was minder materiaal nodig én werd veel sloopmateriaal voorkomen. Uiteraard werd alle sloopafval gescheiden en zoveel mogelijk hergebruikt.

Een belangrijk element in het nieuwe gebouw is de koel- en warmte installatie, TripleAqua. Deze installatie, geleverd door Coolmark, is zeer innovatief in opzet, maar ook in materiaalgebruik. Er is bij de keuze van materialen heel kritisch gekeken naar toekomstige ontwikkelingen. Veel huidige installaties gebruiken een koelmedium dat over een aantal jaren niet meer toegestaan zal zijn. Coolmark heeft gekozen voor propæne, dat een heel lage milieubelasting heeft en niet op de lijst met schadelijke stoffen staat. Daarnaast zijn alle leidingen van kunststof in plaats van metaal, waardoor ook sprake is van een lagere milieubelasting.

Tenslotte is door een aantal ontwerpbesluiten ook bespaard op materiaal. De huidige fietsenkelder werd niet optimaal gebruikt omdat de trap eigenlijk te steil was. In eerste instantie was het de bedoeling dat de trap vergroot en minder schuin zou worden. Maar er bleek een slimme installatie in de markt te zijn, die de fiets heel eenvoudig en licht naar beneden en naar boven kan geleiden. Met de keuze voor dat systeem werd de kostbare en intensieve ingreep onnodig.

Innovation in materials

Circular approach and an eye on the future

Witteveen+Bos attaches great importance to development and innovation but we do not believe in change for the sake of change. Development and innovation should always serve a higher purpose. In the case of the renovation of our office building, that higher purpose was to increase sustainability. The interests of sustainability informed the very first choice we made: to renovate the existing building rather than build a new one. The latter option would have created an (even) higher office vacancy rate. It would also mean using more materials. The renovation option achieved a significant reduction in materials usage, although it also raised challenges. The floors of the building have pre-stressed concrete reinforcement bars which must not be drilled into, for example. During the project, all ‘sensitive’ areas had to be marked. A strict procedure was put in place to control all drilling throughout the site.

Given our sustainability ambitions, we decided that a circular approach would be most appropriate. Materials would be recycled and reused to the greatest extent possible. Opportunities to do so are restricted when dealing with a building of this vintage. However, one aspect which lent itself to the circular approach was the floor covering. The manufacturers of Desso carpeting guarantee that they will take it back for recycling once it has passed its best. In due time we will therefore lift and return over five thousand square metres for recycling. A similar guarantee is given by Ahrend, suppliers of most of our office furniture. Witteveen+Bos takes good care of its equipment. Some of the office furniture was over twenty years old but still going strong! A timeless design ensures problem-free usage for many years. In fact, we opted not to replace all the furniture: the seating in the conference rooms has been retained since it fits in very well with the new interior design. The furniture that we chose not

to keep was not thrown away. Wherever possible, we sought a new and deserving home. Some items were donated to good causes such as community groups in the Netherlands, while large consignments were sent to Ghana and Romania for use in schools and other facilities.

The reuse of materials was an important objective. Most of the existing roof insulation remained in place, with an additional layer and roofing material placed on top. This approach reduced consumption and waste flows. All demolition waste was separated on site and reused to the greatest extent possible.

An important feature of the new building is its climate control system, based on a TripleAqua heat pump. This installation, is extremely innovative not only in terms of the concept but also its use of materials. Careful thought has been given to future developments. Many of the installations currently on the market use a cooling agent which will soon be prohibited under European legislation.

Coolmark has opted to use propæne, a natural substance which accounts for low environmental impact and does not appear on any list of harmful substances. All pipes and conduits are made of synthetic materials rather than metal, which also reduces the potential for adverse environmental impact.

Finally, a number of design choices allowed us to reduce materials usage and costs. The existing bicycle storage area in the basement was not being used as much as it could because the stairs were too steep. The original idea was to build a larger staircase at a gentler angle. However, we discovered a smart device on the market which allows bicycles to be carried up and down stairs far more easily.

By purchasing this innovative ‘bit of kit’, we avoided the need for a far more expensive and complex intervention.

ligt vooral in de bestaande bouw. Op een betaalbare manier hebben we vanuit de TRIAS-gedachte uit dit kantoorpand alles gehaald wat erin zit: van energielabel E naar A+++ en volledig los van het aardgas.

Dat is voor een pand van deze leeftijd bijzonder. Hiermee zijn we goed op weg richting energieneutrale panden in 2050.

Heel mooi hoe dit resultaat bereikt is door samenwerking tussen de architect en onze eigen energie- en gebouwexperts.’

‘Existing buildings pose the main challenge in the energy transition. Based on the Trias Energetica principle, we devised a solution that utilises the full potential of the building. The mains gas supply has been switched off for good, and we managed to convert a building with energy label E to one with label A+++.

That is quite an achievement for an office dating back to the 1970s. We’ve made great strides towards the goal of making all buildings fully energy-neutral by 2050. It is wonderful to see how this result was achieved through close collaboration between the architect and our own energy and construction experts.’

This was the remit given to Jaap de Koning, who was responsible for the renovation of the largest Witteveen+Bos office building, located on Leeuwenbrug in Deventer. In the supervision of the office renovation, he worked together with René Nelissen.

‘Wat we met dit pand doen is een vorm van social engineering,’ zegt Jaap de Koning. ‘Mensen verbinden met elkaar, met Witteveen+Bos en met onze projecten.’

Een technisch en esthetisch verouderd pand uit 1975, in combinatie met de wens om het concept PLUSwerken ook op deze locatie toe te passen en de wens om te laten zien hoe we kunnen adviseren over de verduurzaming van gebouwen, leidde tot de plannen voor een grondige renovatie van het grootste Witteveen+Bos-kantoor. De ambities waren hoog voor het pand van ongeveer 7.500 m2: de technische installaties moeten zo innovatief en duurzaam mogelijk zijn, de werkplekken moeten passen bij de manier waarop ontwerpers, ingenieurs en adviseurs in deze tijd werken en het pand moet een showcase zijn voor ingenieurswerk en onze advisering.

‘En die ambities hebben we ten volle behaald: in de eerste plaats is het pand een stuk duurzamer geworden, bijvoorbeeld dankzij het feit dat de gaskraan helemaal dicht is en we ons elektriciteitsverbruik gehalveerd hebben.’ René vervolgt: ‘Daarnaast zorgt de nieuwe indeling ervoor dat we samenwerking bevorderen door ontmoetingen gemakkelijker te maken. En de open uitstraling met de glazen pui op de benedenverdieping zorgt ervoor dat we enerzijds ons ingenieurswerk laten zien aan de buitenwereld en daarnaast kunnen laten zien wat voor bedrijf Witteveen+Bos is.’

Het ontwerp voor de renovatie is grotendeels gemaakt door eigen medewerkers. ‘Voor ons was dit een unieke kans om in ons eigen pand onze eigen duurzaamheidsambities te verwezenlijken en daarnaast onszelf te ontwikkelen en onze expertise te laten zien,’

licht Jaap toe. René vult aan: ‘En dat levert verrassende resultaten op. Een mooi voorbeeld daarvan is het TripleAqua-systeem: dit is een relatief nieuwe techniek, die op deze schaal slechts op één andere plaats in Nederland is toegepast. Inmiddels beschikken wij over de juiste kennis hierover om ook onze opdrachtgevers te adviseren over deze toepassing. En zoals bij deze keuze voor een technische installatie zijn onze collega’s ook uitgedaagd om over andere onderwerpen mee te denken en daar eigen invulling aan te geven. De 3D-betongeprinte picknicktafel is daar een mooi voorbeeld van, net als de toepassing van gele hop als natuurlijke zonwering. Kwaliteit in het ontwerp is hierbij altijd het uitgangspunt geweest; de planning en kosten kwamen op de tweede en derde plaats.’

Het pand leent zich goed om het kantoorconcept PLUSwerken toe te passen, met relatief brede vloeroppervlakken die vrij in te delen zijn. Jaap: ‘Daardoor hadden we de mogelijkheid om verschillende typen ruimten te realiseren: naast de reguliere werkplekken ook focusplekken voor concentratie, aparte belcellen en overlegruimtes. Daarnaast is het kantoor optimaal ingericht om elkaar tegen te komen, te ontmoeten. Er is bijvoorbeeld op elke verdieping bewust maar één locatie met koffieautomaat, zodat iedereen een loopje maakt en elkaar tegenkomt. En we merken vanuit andere kantoren dat juist die informele ontmoetingen nieuwe energie losmaakt, mensen met elkaar verbindt en samenwerking stimuleert. En volgens mij past dit naadloos bij de manier waarop wij het beste kunnen samenwerken met onze opdrachtgevers.’

The building dates from 1975 and was both technically and aesthetically past its prime. Given the wish to introduce the PLUSworking concept throughout, and to create a showcase for our expertise in upgrading existing buildings to be more sustainable, a thorough renovation was necessary. Ambitions were high for Leeuwenbrug 27, which has a total office floorspace of some 7,500 m2. The technical installations must be as sustainable and innovative as possible. The workspaces should be appropriate to the way in which today’s highly skilled designers, engineers and consultants work, and the entire structure should be a showcase for our engineering and consultancy expertise.

‘We have achieved every one of those ambitions’, says Jaap. ‘The building has been made much more sustainable. We have cut our gas consumption by 100 % because we no longer use any gas at all. We have also halved our electricity consumption.’ René: ‘The new layout promotes cooperation and interaction.

You can find your colleagues more easily. The more open appearance, with the large glass frontage on the ground floor, not only shows the outside world what we do but reflects the very character of Witteveen+Bos.’ The design for the renovation was largely the work of in-house staff. ‘This was a unique opportunity to achieve our own sustainability ambitions in our own building, while also developing and demonstrating new expertise’, Jaap continues. René adds to that: ‘The results are impressive. Take the TripleAqua heat

pump system, for example. This technology is relatively new. So far, it has been applied on this scale in only one other building in the Netherlands. We now have all the knowledge needed to advise our clients whether it is the best solution in their situation. This was not the only instance in which we were challenged to consider different, perhaps unconventional, solutions and give them our own twist. There is the 3D-printed concrete picnic table, for example. And the sun awnings produced from a natural plant material: yellow hops to be precise. The leading principle was always quality in design. Planning and costs were second and third on the list.’

The renovated building lends itself well to the PLUS office concept. It has relatively broad, uninterrupted floorspaces which could be laid out in virtually any way the designers wished. Jaap: ‘We were able to create various types of area for different uses. There are the regular workspaces with desks and chairs. There are also quiet ‘focus areas’ for tasks which require concentration, separate cubicles in which to hold phone conversations, and meeting rooms of various sizes.

Most importantly, the offices are laid out in a way that promotes interaction. Each floor has only one pantry and coffee machine, for example, so this is where everyone will run into their colleagues at various times.

We know from experience at other Witteveen+Bos locations that such informal meetings are a source of new energy. They connect people with each other and encourage cooperation. I believe this concept fits seamlessly with the type of cooperation we wish to have with our clients and partners.’

EN ‘This project definitely stood out, if only because there were 200 colleagues in our temporary office across the street who were closely watching our every move. It was important to get them involved, and enable them to experience part of the renovation process. van kabelgoten en leidingen geoptimaliseerd worden. Qua ruimte was erg beperkt. Daarbij was het de wens om de

installaties op een nette manier zichtbaar te maken door het plafond heen. Visualisaties waren hierbij van groot belang.

Door gebruik te maken van bouwinformatiemodellen en bouwinformatiemanagement is dit project een succes geworden. Maar de echte meerwaarde volgt in de

komende jaren: nu er een ‘digital twin’ van het gebouw is, is Witteveen+Bos in staat de technische installaties en bouwfysische prestaties te toetsen en optimaliseren.

BUILDING INFORMATION MODELLING

Oorspronkelijk was het gebouw bedoeld als verhuurkantoor, met een centrale ingang en een duidelijke scheiding tussen de twee bouwdelen. In dat tussendeel zaten twee liften en een trappenhuis, dat eigenlijk bedoeld was als noodtrappenhuis. Eén van de principes in PLUSwerken (het kantoorconcept van Witteveen+Bos) is ‘ontmoeten’ en het tussendeel was daarin een enorme belemmering. Het ontwerpteam gaf deze uitdaging een naam (de Knoop) en ging voortvarend aan de slag. Uiteindelijk is besloten om het oude trappenhuis te slopen en aan de andere zijde een nieuwe, lichte trap te maken, die uitnodigt tot gebruik. Door een combinatie van een andere indeling van de vleugel - de primaire gang werd verlegd - en de bouw van een uitnodigende ontmoetingsruimte werden de vleugels aan elkaar verbonden. Op deze manier is het tussendeel omgebouwd van belemmering tot meerwaarde. ‘De Knoop bestaat niet meer, we hebben nu een Verbinding.’

Bij haar eerste bezoek trof architect Ellen Schild een gesloten kantoor aan. Ellen: ‘De ingang was donker en laag, maar het ontbrak er vooral aan mensen en de identiteit van Witteveen+Bos. Je zag niemand en je zag ook niet wat er eigenlijk gebeurde.’ Ellen heeft feitelijk het gebouw herontworpen. De borstweringen zijn gesloopt, de gevel is nu over de gehele hoogte van glas. Ook binnenwanden zijn op die manier transparant gemaakt. Door het verplaatsen van de ingang en het inrichten van een werkcafé is een totaal nieuw gebied ontstaan, met een heel andere uitstraling. Ellen ging voor haar ontwerp uit van de drie elementen die ze aantrof bij Witteveen+Bos: techniek, mens en natuur. In combinatie met de duurzame renovatiedoelstellingen is dat onder meer zichtbaar in het houten plafond met haar bijzondere grid, de vormentaal en de

materialisatie. Aan de buitenkant valt de groene gevel op, een vernuftige combinatie van groene planten en seizoengebonden zonwering.

Rufi Dorigo maakte de puzzel op de verdiepingen, waarbij de - mede door haar ontwikkelde - visie van PLUSwerken binnen de grenzen van het pand werd uitgewerkt. Ze gebruikte daarbij haar ervaring bij de nieuwe kantoren van Witteveen+Bos in Amsterdam en Breda. Het resultaat is een mooie balans tussen rust en ontmoeten, met overal licht en transparantie. Door het verleggen van de primaire route op de werkvloer kon uiteindelijk de Knoop worden ontward.

Het werken voor Witteveen+Bos was soms even wennen. Ellen: ‘Functionaliteit speelt een grote rol en er was veel ruimte voor ontwikkeling. We hebben voor de begane grond zelfs een mock-up kunnen maken.’ Bij Rufi viel ook de rol van de techniek op: ‘Techniek staat vanaf het begin op de voorgrond, heel vanzelfsprekend.’

Allebei vonden ze de betrokkenheid een opvallend punt, iedereen die meewerkte aan het project was er heel intensief mee bezig: ‘Sommige details werden tot in de stuurgroep besproken, dat maken we niet vaak mee!’

When first constructed, the building was designed for multiple occupancy. It had a central entrance hall with two separate sections on either side, intended for the use or two or more tenants. In the central section were two lift shafts and a stairwell, which was also the emergency escape route. One of the basic principles of the Witteveen+Bos ‘PLUS’ office concept is interaction between staff. This central section formed an enormous barrier to interaction, both physically and psychologically. The designers were determined to remove this barrier, which they playfully called the ‘Knot’. Eventually, they decided that the entire stairwell should be demolished and a new, light staircase was to be installed on the other side. It would be more inviting, encouraging staff to use the stairs and meet each other while doing so. The rest of the central section was also redesigned, with the main corridor shifted and a welcoming meeting room to link the two main wings of the building. What was once a barrier was thus transformed into a lively intersection: ‘the Knot is dead – long live the Connection!’

On her first visit, architect Ellen Schild found the building to have a rather secretive, unappealing atmosphere. ‘The entrance was dark and low, but what struck me most was the absence of people or anything that suggests the identity of Witteveen+Bos. You couldn’t see anyone or gain any clue as to what was going on in that building.’ Ellen has resigned the entire building to create a far more open, transparent appearance. The exterior cladding was stripped off and the entire frontage is now glass. Interior walls and partitions no longer form a visual barrier. By relocating the entrance and incorporating a café in which staff and clients can meet, she has created a new area with an entirely new function and character. Ellen based her

design on the three elements that she believes typify the Witteveen+Bos organisational culture: technology, people and nature. These elements have been combined to reflect the company’s sustainable goals for this renovation in features such as the wooden ceiling with its unique grid, as well as the design language and the materials used. One of the most striking exterior features is the ‘green wall’, a clever combination of living plants and sun awnings made from natural materials.

It fell to Rufi Dorigo to design the layout and fittings of the various floors. She did so based on the PLUS office concept that she had helped develop, while taking into account the physical constraints imposed by the building’s form and structure. Rufi was able to draw on the experience she gained when designing the new Witteveen+Bos offices in Amsterdam and Breda. The result is a perfect balance of quiet areas for individual productivity and areas which promote interaction and teamwork. All are light, airy and transparent. By relocating the primary route on the workfloor, the Knot could finally be unravelled.

Working for Witteveen+Bos can sometimes take some getting used to. ‘Functionality and technology are extremely important, as is opportunity for development’, recalls Ellen. ‘We made a mock-up of the ground floor so that everyone could visualize what we had in mind.’

Rufi was also struck by how important technology is to our organization. ‘From the start, technology was very much in focus.’ Both were impressed by the sense of engagement shown by everyone involved in the project.

‘Even some very small details were discussed at length by the steering group. We don’t often see that!’

‘Because modern buildings generally have fewer corners, angles and recesses and better insulation, there is less room for swifts, house sparrows and bats in the urban environment. Our research showed that these species were present in and around our office. To help preserve their habitat, we created nest recesses in the new facade during the renovation. These nests have proven their added value in other buildings. We hope the swifts, house sparrows and bats will find their way to our new nest recesses. In this way our building contributes to biodiversity in the city of Deventer.’

René ten Vregelaar (Van Wijnen Deventer) en Marco Berghuis (Van Dorp installaties Deventer) waren al in de offertefase betrokken bij het project. In hun presentatie vielen ze op door hun betrokkenheid en doordachte aanpak van het project. Dat was mede de reden dat ze de renovatie gegund kregen. Daarna mochten ze hun ambities ook echt waarmaken.

When presenting their ‘pitch’, they impressed the project team with their obvious sense of engagement, high level of ambition, and a thorough approach to the project and its specific requirements. These were among the reasons that they were awarded the contract to oversee the implementation of the project. They then had the opportunity to show their ambitions in practice.

De oorspronkelijke planning is niet gehaald, daar zijn ze eerlijk in. René: ‘We hadden aangeboden om de kerstborrel in het vernieuwde pand te houden, maar dat is niet gelukt. We hadden een paar flinke tegenvallers, zowel bij leveranciers als in het pand. Verder kregen we te maken met voortschrijdend inzicht over de indeling bij de trappenhuizen.’ De renovatie was bijzonder in haar volgorde van uitvoering. De kantoorvleugels waren relatief snel in afbouw, maar in de kern van het gebouw moest heel veel gebeuren. Eerst de sloop van het trappenhuis, nieuwe fundering, de staalconstructie, de vloeren en de nieuwe gevels. Dat had tot gevolg dat op die plek de regen nog op het ruwe beton kletterde, terwijl twee meter verderop de vloerbedekking al was aangebracht. René: ‘Die combinatie heeft ons wel wat hoofdbrekens gekost.’ Maar dat de uitvoering netjes verliep, bleek uit het winnen van de Bouwmilieu wisseltrofee, die projecten met oog voor veiligheid, duurzaamheid en goede logistiek beloont binnen Van Wijnen in de regio oost.

Omdat het installatiewerk zo’n 50 % van het werk betrof, hebben Van Wijnen en Van Dorp een vof gevormd en zijn ze dus als combinatie verantwoordelijk voor het werk. Marco: ‘Dat doen we vaker met Van Wijnen en dat bevalt erg goed, ook al merk je dat mensen soms moeten wennen. In de traditionele verhouding waren we immers onderaannemer, maar nu sturen we mee in het proces.’

Als het gaat over de samenwerking met Witteveen+Bos, kijken ze elkaar even aan. René: ‘Tsja, dat ging wat anders dan normaal. De betrokkenheid van het projectteam van Witteveen+Bos was groot, met veel kennis van zaken. We moesten daar wel even aan wennen, maar het heeft als voordeel dat iedereen

overal goed van op de hoogte is. Honderden ontwerpers, ingenieurs en adviseurs die op de achtergrond werken als toezichthouder geven toch wel een extra dimensie aan het bouwen en installeren!’

Van Dorp moest het hele pand van een nieuwe installatie voorzien. Marco: ‘Dat is op zich niet zo bijzonder, dat doen we vaker. Maar de warmte-koude installatie TripleAqua was voor ons nieuw. Ik vind het een mooi concept en ik kom het inmiddels vaker tegen.

Ik heb er van geleerd’ Een aantal medewerkers van Van Wijnen heeft zich echt ontwikkeld in dit project. René: ‘Voor één van onze werkvoorbereiders was juist dit project het eerste waar hij zijn nieuwe rol kon uitvoeren.

Daarnaast hebben we een vluchteling die in zijn land van herkomst tegelzetter was, de kans geboden om in dit project zich onze manier van werken eigen te maken.’ Voor de mensen van Van Wijnen en Van Dorp is dit een ideaal project. Marco: ‘Een deel van mijn collega’s komt op de fiets, dat gebeurt niet vaak meer.

Meestal zijn ze lang onderweg naar een bouwplaats, nu is het vlakbij. Eigenlijk ook wel duurzaam, toch?’

In de uitvoering was duurzaamheid een doelstelling.

Er lagen zonnepanelen op de bouwketen, die werden gezamenlijk gebruikt. Maar ze zien ook dat het nog veel beter kan. Met name de hoeveelheid afval is nog steeds erg groot. Dat bestaat grotendeels uit resten van bouwmaterialen en heel veel verpakkingsmateriaal.

René: ‘Daar ligt voor ons nog zeker een grote uitdaging, dat moet veel minder kunnen worden!’

The project was not completed according to the original schedule, the two contractors concede. René: ‘We had promised that the building would be ready in time for the Witteveen+Bos Christmas party. That did not happen. We ran into some serious issues along the way, such as suppliers who did not keep their promises. In addition, insights changed concerning the layout of the stairwells.’ The project had an unusual schedule of works. It proved relatively quick and easy to finish the office floors, but the central section of the building required far more work. First the old stairwell had to be demolished, new foundations laid, the steel support structure constructed, and finally the floors and new exterior walls put into place. As a result, the rain was beating down on unfinished concrete while floor coverings were being laid just two metres away. ‘The situation caused us a few headaches’, René remarks.

Nevertheless, the project was eventually completed to perfection, as confirmed by its successful nomination for the ‘Bouwmilieu’ prize, awarded by Van Wijnen in recognition of a project which stands out for its safety record, sustainability and good logistics.

Because the installation technology accounted for fifty percent of the work, Van Wijnen and Van Dorp formed a separate joint venture company for the project, a structure which allows them to share joint responsibility and liability. ‘This is something that we have done on several previous occasions and it has always worked very well’, says Marco Berghuis, ‘although some people do have to get used to the idea of our being an equal partner rather than a subcontractor as in the traditional arrangement.’

Asked about cooperation with Witteveen+Bos, the two men exchange glances. ‘Well, yes, it’s

certainly different’, says René. ‘The members of the Witteveen+Bos project team were very engaged and knowledgeable. It is something you have to get used to, but the great advantage is that everyone is well-informed about all relevant aspects. Hundreds of designers, engineers and consultants ‘supervising’ the project in the background - that certainly adds an extra dimension to the construction and installation work!’

Van Dorp was responsible for installing the new climate control system throughout the building. ‘That in itself is not unusual. It’s what we do. However, we have never been called upon to install the TripleAqua heat pump system before. It is a marvellous concept and I have since come across it in other projects. I certainly learned a lot’, says Marco. Several Van Wijnen staff members also learned much from the project. René: ‘For one of our work planners this was his first project in that role. The team also included a refugee who had been a tiler in his home country. We wanted to give him a chance to see how we do things in the Netherlands.’

This was an ideal project for the Van Wijnen and Van Dorp teams. As Marco explains, ‘Many of my colleagues live nearby and could just cycle to work. Usually we are working on sites much further away. So they were also doing their bit for sustainability!’ Sustainability was a key objective throughout the implementation phase.

The same site buildings were used by both teams and were partially powered by solar panels. Nevertheless, Marco and René acknowledge that there was room for improvement, and will take some valuable lessons away with them. For example, the volume of waste removed from the site was too high, consisting of both building materials and large quantities of packaging materials.

‘This would seem to be a challenge for the future’, says René. ‘We must produce far less waste!’

Rinus Pelgrum en Gert Segers maakten allebei deel uit van het ontwerpteam van de renovatie van het Witteveen+Bos-kantoor in Deventer. Rinus was de projectleider, Gert was verantwoordelijk voor de technische installaties. Voor beiden was dit project bijzonder, in meerdere opzichten: een groot project voor je eigen werkgever, de duurzame ambities en het proces zoals dat is doorlopen. Ze kijken allebei met voldoening terug.

Rinus Pelgrum and Gert Segers were members of the design team responsible for the renovation of the Leeuwenbrug office building. Rinus was project leader, while Gert was in charge of the technical installations. Both found it to be an unusual project in several respects. It is not often that one gets the chance to work on such a major project with your own employer as the client. Also remarkable were the sustainability ambitions and the process. They can now look back on their work with great satisfaction.

Rinus vertelt met veel enthousiasme: ‘De renovatie werd opgezet als een zelfstandig project, we moesten een offerte uitbrengen aan de stuurgroep en een ontwerpteam samenstellen. En vanaf het begin is benadrukt dat het weliswaar een intern project is, maar dat het belang daarom niet minder is!’ Het proces was ook niet alledaags: ‘Normaal gesproken krijg je een set aan uitgangspunten en een budget, maar we begonnen nu helemaal open. We werden aangesproken op onze kennis en creativiteit en alles was mogelijk, als het maar bijdroeg aan onze duurzaamheidsdoelstellingen.

Het gebouw moest immers een showcase voor duurzaamheid worden.’

In dit project zijn de duurzame ontwerpprincipes toegepast. Door deze zeven principes zorgvuldig af te wegen levert Witteveen+Bos een concrete bijdrage aan de Duurzame Ontwikkelingsdoelen van de Verenigde Naties. Gert: ‘Met name het Trias-principe geeft duurzaamheid daadwerkelijk vorm in dit project: het beperken van ons grondstoffen- en energieverbruik.

Ook hebben we nestkasten voor verschillende soorten vogels opgenomen in ons ontwerp.’

Rinus: ‘Pas nadat we meerdere scenario’s hadden ontwikkeld, zijn we gaan rekenen aan de kosten en hebben we keuzes gemaakt. Zo’n manier van werken was even wennen, maar we hebben er veel van geleerd!’ BIM (Bouwinformatiemodellering) speelt een belangrijke rol in het project. Het hele gebouw, inclusief de installaties, is uitgewerkt in een digitaal 3D-model.

Dat heeft ook in de uitvoeringsfase een rol gehad, bijvoorbeeld bij de ingewikkelde afstemming tussen de installatietechniek en het houten plafond op de begane grond. Het houten plafond bestaat uit houten latten in een driehoekig patroon met een bijzondere ophanging.

Daarbij ging het om heel kleine ruimtes tussen de verschillende onderdelen.

Gert was vanaf het begin betrokken als adviseur voor de installatie, vooral de warmte- en koudetechniek. Hij werkte daarbij intensief samen met collega’s die bezig waren met bouwkundige zaken of de verlichting. Gert: ‘Duurzaamheid krijg je niet door één onderdeel heel ver uit te werken. Het beste resultaat krijg je door alles op elkaar af te stemmen. Hier is dat een combinatie geworden van een grondige na-isolatie van het gebouw (dak, gevels, vloer) en zaken als LED-verlichting en een heel innovatieve warmte-koude-installatie (WKO), Triple-Aqua.’ Dat laatste systeem ontdekte hij op een beurs. Het is bijzonder vanwege het natuurlijke koudemiddel en ook het driepijps systeem. ‘Een WKO in de grond is hier niet mogelijk door de grondgesteldheid, maar dit systeem haalt koude en warmte uit de lucht.’

Het effect is indrukwekkend: het gebouw haalt een energielabel van A+++, erg hoog voor een gebouw uit 1975.

In het ontwerp is ook intensief samengewerkt met Ellen Schild, de architect. Die samenwerking is zo goed bevallen dat er nu in andere projecten ook wordt samengewerkt. Ontwerpvoorstellen moesten goed worden onderbouwd voor de stuurgroep, want die toonde een grote betrokkenheid en bestond uit mensen die ook technisch onderlegd waren. Rinus: ‘Door de inhoudelijke betrokkenheid hadden we intensieve discussies die echt wat opleverden. In de uitvoering was de stuurgroep betrokken bij de controle van de stukken van de aannemer en leverden ze een bijdrage als er technische discussies waren. En af en toe liepen ze rond op de bouw en zagen ze met voldoening hoe hun ontwerp werkelijkheid werd.'

‘The renovation was set up as an independent project just like any other’, Rinus recalls. ‘We had to produce a project proposal for the steering group and assemble a design team. From the outset, we were reminded that it may be an internal project, but it is no less important than all the others. The process was unusual in that you are usually given a set of principles and a budget. We began with a blank sheet of paper. We were expected to apply our knowledge and creativity and we were told that ‘anything goes’, provided it would contribute to the corporate sustainability objectives. After all, the building was to be a showcase for sustainability.’

The project applied the seven sustainable design principles formulated by Witteveen+Bos. By achieving a good balance between the principles, it becomes possible to make a real contribution towards the attainment of the global UN Sustainable Development Goals. ‘Efforts to restrict the use of energy and resources were particularly important in this project’, states Gert. ‘Our design also does its bit for ecology and the environment in other ways. It incorporates nesting boxes for various bird species, for example.’

‘It was only after we had developed various alternatives that we looked at the costs of each and made our final choices’, says Rinus. ‘That is not how we usually work but we learned much from doing things like this.’ An important component of the process was the use of Building Information Modelling (BIM) software to create a digital 3D model of the finished building, including all its installations. The model proved extremely useful during the implementation phase, especially when installing the complex climate control system above the wooden ceiling on the ground floor. That ceiling comprises a series of panels arranged in a triangular pattern, suspended from above. The space between the

various components is extremely limited, whereupon the position of pipes and cables had to be carefully planned in advance.

Gert Segers acted as installation technology advisor from the start of the planning process. He focused on the climate control system and worked closely alongside colleagues responsible for other technical systems such as lighting. ‘You can’t achieve sustainability by working on one component at a time’, he remarks. ‘You get the best results when everything is well coordinated. In this project, thorough insulation of the roof, walls and floors – much of which was retrofitted – has been combined with LED lighting and a very innovative climate control system based on the TripleAqua heat pump.’ Gert was first introduced to the TripleAqua system at a trade fair. It is unusual for two reasons: its use of a natural cooling agent and the fact that three pipes run through the building. ‘It would not have been possible to have an underground heat pump here. The geology of the substrata just isn’t suitable.

This system draws heat and cold from the air.’ The result is certainly impressive: the building has now been given an energy-efficiency rating of A+++, which is exceptional for a structure built in 1975.

During the implementation phase, the steering group checked the plans and documentation produced by the contractors and took part in the various technical discussions. They would occasionally visit the site, where they could watch as their design gradually took shape. A most satisfying experience!’

The design team worked closely alongside architect Ellen Schild. In fact, the partnership proved so successful that they have since undertaken other projects together. All design proposals had to be properly substantiated and presented to a steering group for approval. The group was made up of people with considerable technical expertise and a high degree of personal involvement. ‘That combination meant that we often had long and meaningful discussions which led to real results and very useful suggestions.
