Although the outlook for the property market in 2025 remains complex, with factors such as interest rate movements and government policy changes, we expect a gradual improvement in transaction levels and activity in Q1 2025. The recent post-election political stability and recent interest rate adjustments suggest a cautiously optimistic outlook for London’s property market in 2025.

Rental Market Update

The Wimbledon property market in Q1 2025 experienced a notable slowdown, with a decline in new buyer inquiries and a drop in agreed sales, particularly pronounced in the prime property segment. According to the Royal Institution of Chartered Surveyors (RICS), February was the weakest month for buyer demand since late 2023, with levels at their lowest since November 2023 across London.

A key factor influencing the market was the anticipated changes in Stamp Duty Land Tax (SDLT) set to take effect from April 1, 2025. The revised SDLT exemption threshold for first-time buyers decreases from £425,000 to £300,000, prompting many buyers to accelerate their purchasing decisions in Q1 to benefit from existing tax reliefs. This urgency resulted in a temporary surge in demand for properties priced between £300,000 and £425,000.

The Bank of England reduced its base rate to 4.5% in February 2025, following earlier reductions in August and November 2024. Despite these cuts, mortgage rates remain above pre-2022 levels. While the reductions aim to ease inflationary pressures and stimulate economic activity, their full impact on transaction volumes is yet to be seen.

Another major market shift has come with the abolition of the UK’s non-domicile (non-dom) tax status, effective from April 6, 2025. This change has prompted wealthy non-domiciled individuals to sell their UK properties, including those in prime Wimbledon locations, in anticipation of higher tax liabilities. The influx of high-end property listings has increased supply in this segment, potentially leading to price adjustments. However, Wimbledon’s enduring appeal ensures continued interest from buyers, preventing significant price drops.

Additionally, buyer preferences are evolving, with an increasing focus on energy-efficient homes. Smart technology and eco-friendly features are becoming key selling points, reflecting a broader shift in housing priorities.

The rental market in Wimbledon has experienced strong demand, pushing rental prices higher. This surge is largely attributed to corporate relocations and professionals seeking easy access to central London. Despite this demand, rental stock is not expected to increase significantly due to policy changes affecting landlord profitability, particularly with the implications of the Renter Rights Bill.

Outlook for Q2 2025

Looking ahead, the Wimbledon property market is expected to remain resilient despite economic fluctuations. Sellers may need to realign their pricing expectations to reflect reduced buyer purchasing power due to higher SDLT liabilities and borrowing costs. Family homes and larger properties will likely continue to perform well, driven by sustained demand.

The rental market is expected to remain competitive, with limited supply keeping upward pressure on rental prices. With affordability constraints making homeownership more challenging for some, demand for quality rental properties in Wimbledon will likely persist.
