Iam delighted to introduce the latest edition of Winkworth’s Luxury Magazine, showcasing a curated selection of some of our finest luxury properties from across London, the country, and the coast. In 2024, Winkworth saw an outstanding 23% increase in property sales compared to the previous year. Our agreed sales were up by 19% in the first half, and we finished strong with a 27% increase in the second half. This impressive growth shows that buyer confidence is back, thanks to lower borrowing costs and a more stable political climate. Our team also successfully completed 19% more sales year-on-year – a true reflection of our proactive approach and strong market positioning.

Looking ahead, we expect positive momentum to continue into 2025. With the stamp duty discount set to expire in April, first-time buyers are likely to make their move sooner rather than later. On top of that, real wage growth and the expectation of lower interest rates should keep the momentum going, paving the way for even more buyer activity as the year unfolds.

In this edition of our magazine, we take a deep dive into luxury lifestyle, featuring an exclusive Q&A with renowned interior designer Henry Prideaux, who shares insights into his signature style and how he tailors his approach for each unique project. 190 years of Winkworth: adapting, evolving, and leading in the property industry

offices played a central role in the renting and selling of properties to the capital’s wealthy. Winkworth was especially renowned for its services during the ‘Season,’ when aristocrats and foreigners would seek out homes in central London.

Henry’s success allowed him to send his sons, Edward Henry St. John and Henry Dixon Winkworth, to the prestigious Harrow School. Both sons eventually joined the family business, further cementing the Winkworth legacy.

In this fast-moving and everchanging modern world, Winkworth estate agency’s long history reflects the importance and stability of continuity. Winkworth estate agency, founded in 1835, began as a small business under the name of Samuel Donaldson in the prestigious area of Mayfair, London. Originally starting as a ‘paperhanger,’ Donaldson’s career progressed through various titles, including house agent, land agent, and finally, auctioneer. It wasn’t until 1893 that the company was acquired by Henry St. John Winkworth, who renamed it after himself, marking the beginning of a new era for the agency.

Under the leadership of Henry St. John Winkworth, the business flourished and became a leading name in London’s property market. Known for working with the upper echelons of British and foreign society, Winkworth specialised in renting Mayfair homes and selling country estates. The company’s speciality in catering to the elite helped establish its reputation, particularly during the early 20th century, when its Mayfair

Edward Henry St. John, the eldest son, sadly passed away at a young age, leaving Henry Dixon as the sole heir to the business. Henry Dixon continued the family tradition, and even after his retirement, he remained involved as a consultant until his passing in 1983.

In the 1960s, Winkworth was acquired by Mann and Co. (now part of the Countrywide group) Mann and Co was majority owned by Simon P Agace’s father, William P Agace. In 1974 Simon Agace sold his shares in Mann and Co who had 55 offices at that time and was able to purchase the Mann business in London (in Knightsbridge and Holland Park) together with the existing Winkworth business in Curzon Street, Mayfair, which was then renamed M. Winkworth trading as Winkworth.

Simon’s visionary approach to business included transforming Winkworth into a franchised operation in 1981 after being inspired by the franchise model in America. Winkworth was the first ever estate agency franchise in the UK and had grown to 10 offices across London.

Simon Agace’s leadership saw Winkworth embrace the modern business models of the late 20th century, which spurred growth and helped the company adapt to changing times. By 1985, Winkworth had begun

publishing its property news tabloid, which coincided with the celebration of its 150th anniversary of the company.

In 1998, Winkworth set a new benchmark for innovation by becoming one of the frontrunners to set up its own estate agency website, embracing a new digital age in the property industry.

The company took a significant step in 2004 when Simon Agace transitioned from CEO to nonexecutive Chairman, passing the reins to his son, Dominic Agace. Winkworth’s growth trajectory continued steadily, with the company expanding to 52 offices across London in 2005. By this time, Winkworth had begun its national expansion, with offices opening outside of London in regions such as Hampshire, Kent, and Lincolnshire. Under Dominic’s leadership, Winkworth achieved a major milestone in 2009, successfully floating on AIM, which enabled further expansion across the UK. By this time, the network had grown to 55 offices in London and 19 beyond the M25.

Winkworth’s expansion to the country markets was followed by a series of international moves, starting with the creation of the China Desk in 2012, now called the APAC Desk to reflect its growth and expansion into broader Asia Pacific markets. The company continued to strengthen its global presence with the opening of its office in southern Spain in 2014, handling properties in areas including Guadalmina, Sotogrande, Marbella and the Costa del Sol.

Winkworth’s Client Services Department was established in 2014 to improve customer service across the network, by creating a unified database that connected all offices and streamlined operations.

In 2017 the company’s innovative

website won the prestigious Gold Award for Website of the Year at the Negotiator Awards, a testament to its ongoing leadership in the property industry and dedication to delivering a top-tier customer experience.

In the following years, Winkworth continued to expand its service offerings with the introduction of two key departments: in 2020, Winkworth introduced its Development and Commercial Investment department, delivering expert advice on

commercial property sales, leasing, and investment and development opportunities across the Capital. In 2023, the company launched New Homes, offering an extensive range of new-build properties in London from boutique developers to the country’s largest housebuilders.

Over the years, the support team at Winkworth’s head office grew from just three staff members to 34. This growth was fuelled by the company’s ongoing desire to evolve and offer

enhanced support to its growing network of 100 offices nationwide. In 2025, Winkworth celebrates a remarkable 190 years in the property industry, cementing its place as one of the UK’s most respected estate agencies. Winkworth’s long history is not just a testament to its enduring success, but also to its adaptability and forward-thinking approach in an everevolving market.

From its humble beginnings in 1835 as a family-run business catering to London’s high society, Winkworth has moved with the times and grown into a network of over 100 UK offices across the London, country and coastal markets. How has your style evolved since you first started as an interior designer?

Your design style is often described as elegant and luxurious. How would you define your signature style in your own words?

‘The signature style of Henry Prideaux Interior Design is one of comfort, colour, functionality and above all serving client requirements in an interesting way.’

‘My style as a designer has evolved over time. I have been designing interiors for over 20 years and not only have I evolved in that time, but suppliers with wonderful products have evolved, and tastes and moods have changed. I’ve learnt more about how the layering of materials adds depth to an interior and most importantly, I’ve learned how best to tailor a design to specific requirements. Our portfolio of completed projects features many different properties with varying design styles illustrating a development of style over time as well as designing in response to a particular brief.’

What role do you believe interior design plays in shaping a person’s experience of their home or space?

‘The role of an interior designer is crucial in providing something that perhaps you didn’t really know you needed, be it a well-considered layout, an arresting colour scheme, interest across the room, and functionality more than anything. We’ll take a space and look at it with a designer’s eye, looking to the future and how a space might be used, and allowing that space to grow with you so that you can maximise its potential and enjoy it for many years. Investing in an interior designer is a luxury that can enhance the way you live.’

How do you balance your style and taste with that of your clients?

‘There’s always a fine balance between what I like and what a client likes. Ideally, we like to work on projects where the client has come to us because they like the design style that Henry Prideaux Interior Design provides and are familiar with the projects that we’ve completed in the past. I always say to the client that they are going to live in the house and need to feel happy in it surrounded by the things they love.’

Can you walk us through your creative process when starting a new project? How do you ensure each design is unique?

‘The creative process really needs to start with the floor plans. What type of rooms do they need? How many bedrooms are there? What is the need for formal and informal reception spaces, will there be a study, library, playroom, gym, utility or boot room etc.? We spend a lot of time figuring out the best layout and the design that is going to make the house function best for the family. Then you can look at furniture placement and custommade items to fit new spaces and additional pieces to work in existing areas, while managing the budget to work within the amounts the client might have allocated to the project and advising where to spend and where to save.

Once those elements are sorted out, we would start looking at developing the schemes per room including fabrics, wallpapers, patterns, and colours. We will have various rounds of design discussions with our clients to discuss the use of space, and then later there will be several design development meetings to agree on fabrics, wallpapers, furniture and all the ‘prettier’ things.’

Where do you draw inspiration from for your designs? Do you find your influences change depending on the project, or do you have consistent sources of inspiration?

‘Inspiration comes from an array of sources such as art, books, architecture, museums, nature – but really the greatest inspiration comes from whatever connects the client’s property itself, the requirements for that property, how I feel about designing the space, and how all those things match up together to create the perfect project. Generally, when I walk into a space, I can get a sense of how it could look. However, due to the architecture of many houses being so different, my response as a designer will be completely different from one house to the next. Because we like to create timeless interiors, we are less concerned with trends and what’s fashionable.’

Have you worked on any recent projects that you think perfectly showcase your signature style?

‘We’re lucky enough to work on a wide range of different projects with different styles such as townhouses, country houses, family homes, or bachelor pads and we aim to inject every project with originality paired with an essence of our design style, whilst remaining tailored to the client brief and the property itself. Our most recent project, a townhouse in South Kensington, showcases not only interesting design in the use of colour and pattern, but also the imaginative use of space. Our client, an American family, visited the UK several times a year, both for business and holidays, and wanted to have their own space rather than staying in hotels. The rooms just weren’t set up to accommodate the family and their various requirements so the house has

been thoughtfully redesigned within an interesting layout providing a work from home space, an entrance lobby allowing a sense of arrival as well as a space to gather when hosting, more intimate seating areas for meetings, all of which allow the flexibility needed for an international family when the traditional layout of the house wouldn’t have worked so well. The result is an extremely happy client who uses their house even more than they envisaged.’

Do you see your style evolving over time or do you think you will stay true to your signature aesthetic?

‘My style will likely evolve over time as we grow and are exposed to different properties and design briefs. Any designer learns more and more over time and gets better, but in terms of the look and feel, because we don’t stick to one style and we want our houses to be unique, the designs will develop but hopefully maintain a constant thread. Quality of design, enjoyment of the design process for us and our clients should always stay the same though.’

Looking ahead, what kinds of projects excite you the most? Are there any dream projects you have in mind?

‘Looking ahead, projects that excite me are a fishing lodge on a loch in Scotland, the delivery of an art deco themed yacht and finishing an exciting 1970s themed house in South London. The interesting thing with all of those projects is that they are all previous clients and one of the strengths of our work is repeat business from former clients either when they move to a new home or have a second home.
