190 years of Winkworth: adapting, evolving, and leading in the property industry
and even after his retirement, he remained involved as a consultant until his passing in 1983
In the 1960s, Winkworth was acquired by Mann and Co. (now part of the Countrywide group) Mann and Co was majority owned by Simon P Agace’s father, William P Agace. In 1974 Simon Agace sold his shares in Mann and Co who had 55 offices at that time and was able to purchase the Mann business in London (in Knightsbridge and Holland Park) together with the existing Winkworth business in Curzon Street, Mayfair, which was then renamed M. Winkworth trading as Winkworth.
Simon’s visionary approach to business included transforming Winkworth into a franchised operation in 1981 after being inspired by the franchise model in America. Winkworth was the first ever estate agency franchise in the UK and had grown to 10 offices across London.
In this fast-moving and ever-changing modern world, Winkworth estate agency’s long history reflects the importance and stability of continuity. Winkworth estate agency, founded in 1835, began as a small business under the name of Samuel Donaldson in the prestigious area of Mayfair, London. Originally starting as a ‘paperhanger,’ Donaldson’s career progressed through various titles, including house agent, land agent, and finally, auctioneer. It wasn’t until 1893 that the company was acquired by Henry St. John Winkworth, who renamed it after himself, marking the beginning of a new era for the agency.
Under the leadership of Henry St. John Winkworth, the business flourished and became a leading name in London’s property market. Known for working with the upper echelons of British and foreign society, Winkworth specialised in renting Mayfair homes and selling country estates. The company’s speciality in catering to the elite helped establish its reputation, particularly during the early 20th century, when its Mayfair offices played a central role in the renting and selling of properties to the capital’s wealthy. Winkworth was especially renowned for its services during the ‘Season,’ when aristocrats and foreigners would seek out homes in central London.
Henry’s success allowed him to send his sons, Edward Henry St. John and Henry Dixon Winkworth, to the prestigious Harrow School. Both sons eventually joined the family business, further cementing the Winkworth legacy.
Edward Henry St. John, the eldest son, sadly passed away at a young age, leaving Henry Dixon as the sole heir to the business. Henry Dixon continued the family tradition,
Simon Agace’s leadership saw Winkworth embrace the modern business models of the late 20th century, which spurred growth and helped the company adapt to changing times. By 1985, Winkworth had begun publishing its property news tabloid, which coincided with the celebration of its 150th anniversary of the company.
In 1998, Winkworth set a new benchmark for innovation by becoming one of the frontrunners to set up its own estate agency website, embracing a new digital age in the property industry.
The company took a significant step in 2004 when Simon Agace transitioned from CEO to non-executive Chairman, passing the reins to his son, Dominic Agace. Winkworth’s
growth trajectory continued steadily, with the company expanding to 52 offices across London in 2005. By this time, Winkworth had begun its national expansion, with offices opening outside of London in regions such as Hampshire, Kent, and Lincolnshire. Under Dominic’s leadership, Winkworth achieved a major milestone in 2009, successfully floating on AIM, which enabled further expansion across the UK. By this time, the network had grown to 55 offices in London and 19 beyond the M25.
Winkworth’s expansion to the country markets was followed by a series of international moves, starting with the creation of the China Desk in 2012, now called the APAC Desk to reflect its growth and expansion into broader Asia Pacific markets. The company continued to strengthen its global presence with the opening of its office in southern Spain in 2014, handling properties in areas including Guadalmina, Sotogrande, Marbella and the Costa del Sol. Winkworth’s Client Services Department was established in 2014 to improve customer service across the network, by creating a unified database that connected all offices and streamlined operations.
In 2017 the company’s innovative website won the prestigious Gold Award for Website of the Year at the Negotiator Awards, a testament to its ongoing leadership in the property industry and dedication to delivering a top-tier customer experience.
In the following years, Winkworth continued to expand its service offerings with the introduction of two key departments: in 2020, Winkworth introduced its Development and Commercial Investment department,
delivering expert advice on commercial property sales, leasing, and investment and development opportunities across the Capital. In 2023, the company launched New Homes, offering an extensive range of new-build properties in London from boutique developers to the country’s largest housebuilders.
Over the years, the support team at Winkworth’s head office grew from just three staff members to 34. This growth was fuelled by the company’s ongoing desire to evolve and offer enhanced support to its growing network of 100 offices nationwide.
In 2025, Winkworth celebrates a remarkable 190 years in the property industry, cementing its place as one of the UK’s most respected estate agencies. Winkworth’s long history is not just a testament to its enduring success, but also to its adaptability and forward-thinking approach in an ever-evolving market.
From its humble beginnings in 1835 as a family-run business catering to London’s high society, Winkworth has moved with the times and grown into a network of over 100 UK offices across the London, country and coastal markets. Throughout its expansion, however, Winkworth has remained true to the values that have defined its legacy, delivering personalised, high-quality service to clients, combined with innovation, growth and adaptability.

How We Transformed Two Rural Landscapes

There’s something enduringly special about an English country garden - a lush meadow buzzing with life, the formality of clipped hedges and topiary, and spring bulbs bursting into life after the long winter months. For us at Harris Bugg Studio, these spaces are never just decorative. They’re immersive, exterior rooms that honour the wider landscape and provide our clients with moments of beauty and connection to nature, place, and season.
We see gardens as living expressions of the people who inhabit them, shaped by the land, by the
architecture, and by how our clients want to feel when they spend time in them. Two recent projects, one in the Chiltern Hills and the other in Dorset’s Area of Outstanding Natural Beauty, capture how we approach designing gardens that feel timeless, elegant and rooted in their setting.
A GARDEN IN HARMONY WITH THE LANDSCAPE IN DORSET
Set in the heart of Dorset’s rolling countryside within a protected Area of Outstanding Natural Beauty, this garden wraps around a Grade II listed farmhouse and gently opens out to some of the most idyllic views in the country. The owners wanted to feel more connected to the landscape beyond the formal garden boundaries, but without anything feeling over-designed. Our response was careful, thoughtful design that honours both the character of the house and the beauty of the setting, injecting seasonal beauty without being heavy-handed. The design is quiet, respectful, and deeply in tune with the house and its rural context. We introduced three elegant yew obelisks, placed symmetrically across the lawn, to
create a gentle rhythm and visual structure. At the garden’s edge, a traditional ha-ha—an invisible garden wall—subtly screens a tennis court, placed at the lower level but invisible from the house, as the meadows froth and screen it.
The Yew obelisks are a recurring motif, creating a visual thread through the space. We planted orchards of young apple, hazel, and other productive trees to form a soft, leafy backdrop. Closer to the house, raised beds brimming with herbaceous perennials and intermingled herbs wrap around a dining terrace designed for long summer lunches. Nearby, a productive garden overflows with vegetables and a cutting garden provides the house with flowers and foliage from every season.
We wanted the garden to feel as though it had grown out of the landscape—elegant but never forced. It’s designed to shift gently with the seasons, so there’s always something new to discover, but nothing ever feels out of place. Throughout the year, the garden evolves gently with the seasons with the wilder areas of the garden uplifted by ephemeral moments of joy. In spring, fritillaries, camassias, narcissus—scatter swathes of uplifting colour through the meadow.
In Oxfordshire, we were asked to reimagine the four-acre inner garden of a 20th-century Arts and Crafts-style house. The brief was to create a garden that felt welcoming and connected to the wider estate, while staying true to the character of the house and its setting.
One of our first interventions was reshaping the driveway - an often overlooked but transformative move. The new approach creates a true sense of arrival, with views carefully framed and garden rooms gradually revealed.
From there, we created a series of interconnected garden rooms that ease the transition from open countryside into more ornamental zones. These include a topiary
garden with evergreen structure, relaxed entertaining terraces, and an ornamental kitchen garden - a place that is as beautiful as it is useful.
Closer to the house, we designed a topiary garden to add evergreen structure, using playful “currant bun” shapes as a modern twist on traditional forms. Elsewhere, the planting responds to the seasons with well-timed bursts of colour and texture, carefully curated, yet always feeling natural.
What ties it all together is the use of local materials and craft. The garden’s new walls, beds, and edging draw on the chalky hills of The Chilterns, using the traditional brick and flint techniques of the area. These vernacular touches don’t just look right; they also carry a far lower environmental impact.
Local materials and skills are at the heart of everything we do. They bring a true sense
of place, reduce embodied carbon, and help keep traditional crafts alive. For us, it’s about heritage and sustainability coming together.

What links both of these projects is a sensitivity to place. We don’t believe in applying a fixed design ‘look.’ Instead, we listen carefully to the land, the architecture, and our clients' wishes to shape each garden’s potential.
Gardens are never static; they’re designed to evolve, offering interest, delight, and beauty throughout the year. Whether it’s hosting friends on a warm summer evening or pausing to watch the first bulbs bloom in spring, we want our gardens to feel lived in, loved, and deeply connected: to nature, to place, and to the people who spend time in them.

Since 2010, award-winning interiors studio Hamilford Design has been transforming spaces across Prime London, the Cotswolds and internationally. Known for creating elegant, luxurious and inviting homes, the studio offers a full suite of design services - from spatial planning and lighting schemes to procurement and project management. We asked Manuela to talk about bold design choices and how good design doesn’t just change how a space looks - it changes how it feels, functions and enhances everyday life.
"Manuela, you talk about how design can change the way people live. Can you explain what you mean by that?"
Great design should go far beyond aesthetics. It should make daily life smoother and more effortless. We spend a lot of time finding out about our clients’ lifestyles and how they use a space. Interior design isn’t about cushion shopping – it can change how you wake up in the morning, how you entertain, how you wind down at night. We often hear from clients weeks later saying they didn’t expect it to impact them so deeply. That’s when we know it’s working.
Making an Entrance
One hallmark of Hamilford Design is a fearless approach to space. In many of their projects, traditional layouts are reimagined to suit modern life.
“In London homes, you’ll often find dark, long, narrow hallways that close the space off,” says Manuela. “We often remove those walls to open up the flow; spatial planning is essential and maximising natural light in line with biophilic design principles. Similarly opening up kitchen and living areas really makes a difference and this trend is only growing. We are using glass crittall doors and brass screens to zone spaces whilst keeping them open”
Spatial planning drastically increases property value; well-designed spaces not only enhance aesthetic appeal but also improve functionality, leading to higher selling prices and faster sales.
The Spa Effect
Bathrooms are no afterthought. “These are intimate spaces that should feel indulgent, we are seeing a big crossover with commercial spaces and people are looking for more spalike bathrooms with wet rooms, saunas and steam rooms,” says Manuela. Think warm stone underfoot, tactile textures, layered lighting and spa-level fittings.
One Hampstead client said their newly transformed bathroom became their favourite room in the house: “I take longer showers now, just to be in that space.”
Design elements like bespoke steam showers, deep-soaking tubs and heated benches don’t just offer comfort – they elevate the everyday into something restorative.
Pattern, Texture and the Power of Colour
While calm dominates private spaces, entertaining zones get a bolder treatment.
“Colour and texture are great tools. A room can shift your mood instantly,” says Manuela. We love creating games rooms with lacquered cocktail bars, velvet seating and bold artwork choices. These are spaces to enjoy, and the design can be more daring. We use a lot of layering in textures in these spaces and throughout the home."
A Cotswolds property recently had a pool table airlifted into a top floor to provide the ultimate relaxation zone. “It’s the most-used room in the home now,” the owners said.

• Always obtain consent when it is required.
• Where possible repair rather than replace and avoid unnecessary work.
• Retain historic fabric and finishes wherever possible.
They advise against:
• Relying on salesmen or contractors to provide independent advice.
• Ignoring structural or damp problems.
• Altering historic or original features of the building.
• Making alterations without getting consent.
Insurance of listed buildings is very specialised and has to incorporate considerations way beyond the requirements of an ordinary home. Unauthorised work by previous owners, the demands of your conservation officer, specialist planning needs, cover for building works – all should be considered in
the selection of a suitable policy.
Simon Jacobs says prices of listed properties should hold: "If the property is in good order and ‘has it all’ then prices should remain firm. Where there are repairs and refurbs required, then it can be very tricky with many put off by the cost, the time, and the inevitable bureaucracy. Sensible guide prices accounting for major works required is key.
"Generally, people will consider a Grade II listed property whilst a Grade I or 2* can be problematic."
"Back in the day refurb works on period properties were exempt VAT, sadly not anymore. At the end of the day, it comes down to price. If you buy a listed property, be prepared for significant costs, don’t cut corners and engage with the local council’s listed building officers. Any works you do have to be signed off by them and if you haven’t you will find it near impossible to sell.
Listed properties are a potential
minefield for the uninitiated, and I would always recommend instructing a buying agent to assist if you’re set on buying a listed property."
