PHOENIX HOUSING MARKET MID-2025: WHAT BUYERS
AND SELLERS NEED TO KNOW
As we head into the summer of 2025, the Phoenix housing market is once again standing out as one of the most dynamic and talked-about markets in the country. Known for its fast growth, population influx, and strong job market, the Valley has remained resilient — but not without its challenges.
INTEREST RATES & BUYER BEHAVIOR
Mortgage rates have settled in the mid-6% range, and while that’s still higher than what many buyers became accustomed to in past years, it hasn’t completely deterred activity. In fact, many Phoenix buyers — especially first-timers and transplants from California, the Midwest, and Washington — are entering the market now with the intent to refinance later. Rent prices in Phoenix have continued to climb, which is pushing some renters to buy despite higher rates. With Maricopa County once again ranked among the fastest-growing in the U.S., demand is steady, especially in areas like Buckeye, Queen Creek, and North Phoenix.
INVENTORY & PRICING
The biggest challenge in our market right now?
Inventory. Many homeowners in Phoenix are staying put, thanks to low fixed-rate mortgages they locked in years ago. This “lock-in effect” is contributing to tight inventory — particularly for homes priced between $350,000 and $600,000, where demand is strongest. Because of this supply issue, home prices in the Valley are holding firm. According to ARMLS data, the median sales price in Greater Phoenix is hovering around $445,000, slightly up year-over-year. Well-
priced, move-in ready homes are still attracting multiple offers — especially in hot zip codes like 85085, 85255, and 85396.
Sellers: It’s Still Your Market (But Be Strategic)
If you’re a seller, this market still leans in your favor — but buyers are more cautious than they were during the 2021 frenzy. Homes that are clean, updated, and properly priced are moving quickly. But buyers expect value. If your home needs work or is overpriced, expect it to sit. Offering buyer incentives like a closing cost credit or a 2-1 buydown can make your home stand out.
LOOKING AHEAD
Phoenix continues to benefit from strong fundamentals: population growth, job creation in industries like tech and manufacturing, and relative affordability compared to coastal markets. While we don’t expect explosive price gains this year, we also don’t expect a crash.
Experts predict a 2–4% increase in home values in the Phoenix area over the next 12 months, with steady demand from out-of-state buyers and investors alike.
