Ingredients:
• 1 cup granulated sugar
• 1 cup all purpose flour (stir, spoon, and level when measuring)
• 1/2 cup unsweetened cocoa powder (not hot chocolate mix)
• 3/4 tsp baking powder
• 3/4 tsp baking soda
• 1/2 tsp salt
• 1 large/XL egg
• 1/2 cup milk
• 1/3 cup oil (vegetable/canola)
• 1 tsp vanilla extract
• 1/2 cup boiling water
Instructions:
1. Preheat oven to 350 degrees Fahrenheit. Line muffin tins with paper cupcake liners. (About 18.)
2. Sift together the sugar, flour, cocoa, baking powder, baking soda, and salt into a large bowl. (Sifting will create a lighter/softer cupcake. If you don't have a sieve, whisk these ingredients well.)
3. Add the egg, milk, oil, and vanilla. Stir until incorporated.
4. Heat 1/2 cup of water in a large glass measuring cup in the microwave until boiling (1 2 minutes). Pour boiling water into batter and mix until fully incorporated. The texture of the batter should be consistent throughout. Batter will be thin, but shouldn't have watery spots.
5. Use a #24 scoop to fill prepared cupcake liners 2/3 full (just barely over halfway full). Do NOT overfill. Bake for 20 22 minutes. To test doneness a toothpick will come clean out of the center or the cake will spring back when touched.
6. Cool completely and decorate with desired frosting. I used this Chocolate Cream Cheese Frosting.
Important Reminders
PARKING: Please make sure that you (and any of your guests) are properly parked after hours in your driveway. If street parking is required due to vehicles not fitting in your driveway please be mindful not to block any sidewalks or neighboring driveways. Also note the no parking signs through out the community on certain streets. There is no parking in the alleyway at any time. Commercial vehicles cannot be parked in the community unless they are on site doing work in your home.
TRASH CANS: Trash and recycling containers must be stored in your garage or out of sight from street view and must be in an HOA approved enclosure unit or shielded by plants that have been approved by the HOA. This applies to Single Family Homes. Townhomes must also store inside or use HOA approved enclosure unit. Garbage receptacles can be put out on the curb no earlier than 6:00 pm the evening before pick up and must be removed and stored no later than 9:00 am the day after pickup.
PETS: Please be a courteous neighbor and clean up after your furry friends. There are pet waste stations located throughout the community for your convenience. All dogs must be on a leash at all times when not in an enclosed patio or fenced area.
ASSESSMENTS: Please keep in mind that your monthly assessments are due on the first day of each month. Note: any assessments processed after the 10th day of each month are considered interest charges. As a friendly reminder, you have the option of paying online or mailing your payment to the bank lockbox.
AIR BNB SHORT TERM RENTALS: There are absolutely no AIR BNB rentals that are allowed in our community. Long Term Rentals of 7 months or longer are allowed in the community. Owners that choose to lease their units must provide a full copy of an executed lease to the Master Community for the tenants to be registered to use Amenities in the Community.
ARCHITECTURAL APPROVAL FOR EXTERIOR IMPROVEMENTS: All changes to the exterior of your home require and approval from the HOA. This includes but not limited to: Gutters, Fences, Screen Patios, Patio Extensions, Pools, Docks. Architectural Applications and requirements can be found on line on the community website.
LAKE FRONT LOTS: The Master HOA owns the land around Lake Hickory Nut abutting all the lakefront homes. An easy indicator is of the property line is the HOA land starts where the Conservation Signs are located and all the land behind the sign. There is to be no clearing or removal of any debris in this area. Not only is it monitored by the HOA but also by the EPD. Anyone found to have cleared vegetation or plant material in this area could be fined by the HOA and the EPD to cure.
LANDSCAPING: No landscaping is to be altered in any manner (removal or addition of) without prior HOA approval.

As a reminder, Phase 1 reviews their applications monthly, dates and times are posted and sent out from their Community Manager
Phase 2 SFH & TH and Phase 3 SFH & TH requests are processed by the declarant upon receipt and a response is typically given via email within 30 45 days
