Meet your Association Manager: Heather Burch Heather Burch is the new Onsite Manager for Waterleigh HOA. Heather has been a resident of Central Florida for over 30 years and lives with her Fiancé Allen, Stepdaughter Teagan, Daughter Gabriella, and their new French Bulldog Puppy Remi. She has been in the property management field for 10 years and brings a wealth of knowledge to Waterleigh with her history regarding Association turnovers, onsite landscape management, creating and adhering to budgets, vetting contracts and vendors, events, and community communication. Heather managed her last onsite community fulltime for 7 years until making the transition to Waterleigh HOA. 3

Earth Day Cookies Ingredients: Cookies • 1 egg • 2/3 cup butter (soft) • 3/4 Cup Sugar • 1 teaspoon baking powder • 1/4 teaspoon salt • 2 tablespoons milk • 1 teaspoon almond extract • 2 cups flour Icing • 1/4 cup powdered sugar • Dash almond milk • 1 teaspoon milk Instructions: Cookies 1. In a large bowl, beat the butter on medium-high speed for about 30 seconds or until fluffy 2. Add the sugar, baking powder, and salt, and beat until mixed well. 3. Add the egg, milk and almond extract and beat just until combined 4. Add as much flour as you can and beat 5. Add the remaining flour with a wooden spoon 6. Divide the dough into halves with one half having a bit more than the other 7. Using food coloring, dye the smaller half green and the larger half blue. 8. Chill the dough for about 20 minutes and begin to preheat the oven to 375 degrees 9. To make the cookies: Use about 1 tablespoon of blue dough to make a small patty. Lay about 3/4 tablespoon of green dough on top. Roll it into a ball and press down on to an ungreased cookie sheet with a jar dipped in sugar. 10. Bake for about 6-8 minutes or just until set. Do not overbake. Icing: 1. Mix the powdered sugar, extract and milk together. Add additional sugar or milk to get the consistency you want 2. Mix in red food coloring to obtain bright red color 3. Use a toothpick or small knife to place a small amount of icing on the cookie. 4. Use a toothpick to gently drag the icing into a heart shape move quickly before the icing dries) and let dry Notes: Be sure to press the cookies firmly, you will not want them to be rounded on top. 20

Pizza Grilled Cheese Ingredients: 8 Tablespoons Pizza Sauce 1 Box Garlic Texas Toast 3/4 Cup Pepperoni Slices 8 Slices of Mozzarella Cheese Butter

Directions: 1. Preheat oven to 425 degrees. Bake Garlic Toast for 7-8 minutes. 2.Spread half the slices with 1 tablespoon of sauce each. 3.Top with 6 slices of pepperoni each 4.Top with 1 slice of cheese 5.Repeat the pepperoni and cheese layers one more time. 6.Spread 1 tablespoon of sauce on the other 4 slices of bread. Press on top of the other slice of bread. 7.In a large skillet or grill, pan, heat butter over medium high heat. Toast sandwich on each side for 2-3 minutes or until cheese is melted and sandwich is lightly browned 22

Important Reminders PARKING: Please make sure that you (and any of your guests) are properly parked after hours in your driveway. If street parking is required due to vehicles not fitting in your driveway please be mindful not to block any sidewalks or neighboring driveways. Also note the no parking signs through out the community on certain streets. There is no parking in the alleyway at any time. Commercial vehicles cannot be parked in the community unless they are on site doing work in your home. TRASH CANS: Trash and recycling containers must be stored in your garage or out of sight from street view and must be in an HOA approved enclosure unit or shielded by plants that have been approved by the HOA. This applies to Single Family Homes. Townhomes must also store inside or use HOA approved enclosure unit. Garbage receptacles can be put out on the curb no earlier than 6:00 pm the evening before pick up and must be removed and stored no later than 9:00 am the day after pickup. PETS: Please be a courteous neighbor and clean up after your furry friends. There are pet waste stations located throughout the community for your convenience. All dogs must be on a leash at all times when not in an enclosed patio or fenced area. ASSESSMENTS: Please keep in mind that your monthly assessments are due on the first day of each month. Note: any assessments processed after the 10th day of each month are considered interest charges. As a friendly reminder, you have the option of paying online or mailing your payment to the bank lockbox. AIR BNB – SHORT TERM RENTALS: There are absolutely no AIR BNB rentals that are allowed in our community. Long Term Rentals of 7 months or longer are allowed in the community. Owners that choose to lease their units must provide a full copy of an executed lease to the Master Community for the tenants to be registered to use Amenities in the Community. ARCHITECTURAL APPROVAL FOR EXTERIOR IMPROVEMENTS: All changes to the exterior of your home require and approval from the HOA. This includes but not limited to: Gutters, Fences, Screen Patios, Patio Extensions, Pools, Docks. Architectural Applications and requirements can be found on line on the community website. LAKE FRONT LOTS: The Master HOA owns the land around Lake Hickory Nut abutting all the lakefront homes. An easy indicator is of the property line is the HOA land starts where the Conservation Signs are located and all the land behind the sign. There is to be no clearing or removal of any debris in this area. Not only is it monitored by the HOA but also by the EPD. Anyone found to have cleared vegetation or plant material in this area could be fined by the HOA and the EPD to cure. LANDSCAPING: No landscaping is to be altered in any manner (removal or addition of) without prior HOA approval.

information and where to submit the completed packet.  As a reminder, Phase 1 reviews their

applications monthly, dates and times are posted and sent out from their Community Manager  Phase 2 SFH & TH and Phase 3 SFH & TH

requests are processed by the declarant upon receipt and a response is typically given via email within 30 – 45 days
