The challenge In large cities, bus companies maintain depots where buses are parked and repaired in large halls. In Berlin, BVG operates more than six of such depots. Some are located in remote industrial areas and some in the middle of residential areas such as the CicerostraĂ&#x;e Depot in Wilmersdorf. At the heart of a green residential apartment block, there‘s a big grey emptiness. The depot is about 2 hectares in size.
The immediate surroundings are dominated by an administration building (pension insurance) with more than 19 floors and a high-rise residential building with 16 floors, which are contrasting with the typical four-storey rows of residential buildings in the area. A clear urban profile is missing, which would integrate trade, small businesses, administration and residential areas.
Die Herausforderung In Großstädten unterhalten Busunternehmen Betriebshöfe, wo Busse geparkt und in großen Hallen gewartet werden. In Berlin betreibt die BVG mehr als sechs solcher Höfe. Manche befinden sich in abgelegenen Gewerbegebieten und manche mitten in Wohngebieten wie der Betriebshof Cicerostraße in Wilmersdorf. Im Herzen eines gewachsenen grünen Wohnblocks klafft eine gähnende graue Leere. Circa 2 ha groß ist der Betriebshof. Hier wür-
de fast die gesamte Kleingartenkolonie Hohenzollerndamm um die Ecke reinpassen. Dominiert wird die unmittelbare Umgebung von einem Verwaltungsgebäude (Rentenversicherung) mit über 19 Geschossen und einem Wohnhochhaus mit 16 Geschossen, die mit den typischen viergeschossigen Wohnhäuserzeilen der Umgebung fremdeln. Es fehlt ein klares städtisches Profil, welches zwischen Gewerbe, Kleingewerbetreibenden, Verwaltung und Wohngebiet vermittelt.
The idea The depot will be covered with a green roof. The roof area will become a public park, where a reed basin, allotments and a convention pavilion are installed. 26 Tiny Houses on wheels give shelter to the allotments and also serve as temporary accomodations. BVG, the state-owned company, becomes the anchor tenant. Buses will still arrive at the depot via Westfälische Straße, which is located completely under the park, following the example of the Palma de Mallorca bus station. Six-storey residential blocks with Wonderhome floor plans are being built on the inner edge of the high-rise garden. The Wonderhomes ensure that at least 50% of all apartments in the Cicerokiez remain affordable. Attractive city squares are being created in the north on Westfälische Strasse with a focus on culture and gastronomy, while in the south a commercial courtyard is grouped around a green park, where smaller businesses are also welcome. Skyscrapers with up to 19 storeys are conceivable at both city squares. In this way, we are giving the two existing high-rise buildings, which seem somehow lost, an adequate environment. The investing companies in the two squares are meant to finance the roof park. Highline pedestrian bridges will create connections between the residential buildings on the outer edge of the block and the roof garden.
Die Idee Der Betriebshof wird mit einem Gründach überbaut. Die Dachfläche wird zu einem öffentlichen Park, wo ein Schilfbecken, Kleingärten und ein Convention-Pavillion installiert sind. 26 mobile Tiny Houses dienen als Gartenlauben und temporäre Unterkünfte. Die BVG, der als staatliches Unternehmen das Grundstück gehört, wird zum Ankermieter. Die Busse kommen nachwievor über die Westfälische Straße in den Betriebshof, der nach dem Vorbild des Busbahnhofes Palma de Mallorca komplett unter dem Park angesiedelt ist. Am inneren Rand des Hochgartens entstehen sechsgeschossige Wohnhausriegel mit Wonderhome-Grundrissen. Die Wonderhomes stellen sicher, dass mindestens 50% aller Wohnungen im Cicerokiez bezahlbar bleiben. Attraktive Stadtplätze entstehen im Norden an der Westfälischen Straße mit Schwerpunkt Kultur und Gastronomie, während im Süden ein Gewerbehof um einen grünen Park gruppiert ist, wo auch kleinere Betriebe willkommen sind. An beiden Stadtplätzen sind Hochhäuser mit bis zu 19 Geschossen denkbar. Auf diese Weise geben wir den beiden bestehenden Hochhäusern, die etwas verloren wirken, ein adäquates Umfeld. Über die Großinvestitionen an den beiden Stadtplätzen, die einen sehr öffentlichen Charakter haben, kann der Dachgarten im Inneren finanziert werden. Mit Highline Fußgängerbrücken werden Verbindungen geschaffen zwischen den Wohnhäusern des äußeren Blockrandes zum Dachgarten.
Conclusion Bus companies are ideal as anchor tenants for the Circular City.
Fazit Busbetriebe eignen sich hervorragend als Ankermieter für die Circular City.
