The Tucson metro-area real estate market rose steadily from 2000, peaked in 2006, corrected through 2014, then surged dramatically from 2016 onward, reaching record highs by 2024 with median prices near $357,000 and average prices exceeding $424,000.




Oro Valley's median home prices rose from $522,000 in 2023 to $554,500 in 2024, then slightly declined to $550,000 by September 2025, reflecting a market shift from strong 5.8% appreciation to modest 0.8% depreciation as buyer demand cooled and conditions transitioned toward a more balanced market.




The Tucson metro-area median home price rose steadily from $383,990 in 2023 to $394,000 in 2024 and $397,941 by June 2025, representing consistent appreciation despite moderating growth rates, indicating sustained buyer demand and market resilience even as broader regional markets experience cooling trends.
