Whether it’s a staggering price tag, a landmark location, or a lightning speed sale, certain deals are responsible for setting the bar in markets around the world. It may be unexpected, but success extends far beyond price tags. Prices might generate buzz, but the number of zeros after a dollar sign is only one facet of monumental real estate transactions. Each sale is layered and one of a kind. Properties are extensive and multifaceted; negotiations can be lengthy and nuanced. And the expectations of buyers and sellers continue to expand and shift focus before and after a closing.

We spoke with top industry experts to uncover the key elements behind a record-breaking sale, from mastering local and global market dynamics to marketing jaw-dropping properties.

By leveraging deep industry knowledge, innovative marketing techniques, and a keen understanding of buyer psychology, these professionals bring together the skills and opportunities necessary to reach extraordinary results.

Complex Properties

Simply put, these top-tier listings can be complex investments. Everything from maintenance and upkeep to security and privacy must be reevaluated when a home boasts sweeping acres, multiple levels, or the latest technology, to name a few possibilities. Estates that set new price records are usually not for every individual, even the ultrawealthy. As Paul Grover with Robert Paul Properties, Berkshire Hathaway Home Services, explains, “In a lot of ways, the stars need to align to find the right buyer.”

Grover recently set a price record on Cape Cod with a stunning waterfront listing that boasts

280 feet of private beach and seven heated garage spaces, ideal for an avid car collector. “It was the first sale over $20 million. Every system was state of the art. Every inch of the property was maintained to perfection, and there was a full-time staff living on-site that saw to that.” Properties of this magnitude are enticing, but the idea of them can also be overwhelming. “It was a challenge for prospective buyers just to wrap their heads around the maintenance and general upkeep, so we had to present it to the market in a way that felt manageable,” Grover adds. This highlights a crucial point — luxury properties are greatly admired in the high-end market, but they can also be daunting for buyers.

Fraser emphasized, “The complexity of luxury properties significantly impacts the sales process in multiple ways, requiring a higher level of expertise, strategic marketing, increased communication, and a more consultative approach.”

Opportunity Meets Expertise

Staggering price tags and jaw-dropping amenities are less daunting for experienced agents who know how to suss out the ideal buyer. “There is a buyer for every home,” explains Shari Chase, founder and CEO of Chase International, who has spent her career setting and surpassing record prices in Tahoe and more. She gained widespread attention back in 1998 when she set a record for the highest single-family home sale at the time and has since continued to grow her knowledge base. “Understanding the nature of the home and the nature of the purchaser is really key to success.”

When show-stopping sales make headlines, it’s often when opportunity and expertise meet; however, the skills, market savvy, and experience of a top agent are almost always essential to closing the deal.

The task of selling an ultra-high-priced home requires more in-depth knowledge than your local inventory and the home’s amenities. “You must have a deep understanding of the market, not only in the market where the property is located but globally,” explains Sherri Murphy with the Ultimate Real Estate Group in Southlake, Texas, underscoring the importance of connecting with the right buyers. “You must hone in on what type of high-net-worth individuals would be interested in the property and target that market.”

For the magic to really happen, both buyers and agents require a high level of skills. “Consumers come much more prepared, knowing what they like and don't like when working with an agent,” shares Chase. She also notes that for success, “agents need to be very clear and concise, leaving no room for misunderstandings. Buyer's broker representation is a must.”

Nine of the top ten most expensive listings are directly on the water. While only half of these estates surpass the $100 million mark — a contrast to our previous list, where all ten exceeded that threshold — they are no less extraordinary. This collection showcases the exclusivity of direct water access and more in luxury listings.

Expansive acreage is also a key feature among these properties. Many of the top 10 include two to five acres; however, a few offer an impressive 20200 acres. "70 & 71 Cobb Lane presents a once-in-a-lifetime opportunity to own one of the largest compounds in all of the Hamptons,” says Preston Kaye, co-founder of Hedgerow Exclusive Properties, about the 21-acre estate on a private peninsula in Water Mill South. “Rarely does a compound of this size and scale exist on the water, let alone come to the public market.” 165 Cooks Lane in New York is another compound, boasting 80 acres. The desire for luxury accessory dwelling units (ADUs) is on the rise, driven by the growing need for multigenerational living and the endless possibilities these versatile spaces offer. Legislative changes and updated zoning regulations have paved the way for ADU construction across the country, from California to Connecticut. The Pacific Northwest, in particular, has emerged as a hotspot for this expanding trend.

According to BuildGreenNH, a sustainable homebuilder, the construction of ADUs in the Seattle area increased 250% from 2019 to 2022. Jason Liberty, a Berkshire Hathaway HomeServices Northwest Real Estate Broker, collaborated with builder-developer Granger & Company to build, market, and sell “Outlier East of Market,” a luxury residential enclave in one of the most desirable neighborhoods in Kirkland, Washington. The three-property estate includes a single-family home, a modern attached dwelling unit, and a third detached accessory dwelling unit (DADU). These are strong selling points for young professional buyers.

Governments Support ADU Growth

Local and state governments, creating legislation and adopting new zoning regulations, have fueled the growth of these dwellings. According to the Cato Institute’s report, “Accessory Dwelling Unit Reform,” California saw the construction rate rise from 5,852 in 2019 to 17,460 in 2022.

A housing policy brief by the Mercatus Center at George Mason University in Fairfax, Virginia, reported, “California and 13 other states have broadly legalized the construction of accessory dwelling units to expand lower-cost housing options.” Affordable housing may have been the original legislative driver; however, ADUs are also ideal as guest rooms, in-law suites, or extended living areas.

“The ADUs have full backyards, while the DADU has a roof deck,” Liberty noted. One ADU has two full bedrooms and two and a half baths, measuring a substantial 1,321 square feet. A spacious kitchen with quartz countertops and custom cabinetry completes the luxury factor. Lofty ceilings and large windows showcase light-filled spaces on two floors. An open-concept living and dining area with a gas fireplace finishes the modern look and feel. The selling price of the ADU came in at $1.43 million. These are not your typical tiny homes.

Michael Beirwagen, a Lake Oswego, Oregon-based Berkshire Hathaway HomeServices Northwest Real Estate Services Broker, explained that the luxury markets in the Oregon and Washington areas are at the beginning of the ADU trend. Beirwagen recently sold a luxury single-family, five-bedroom, four-bath property on 12 acres in Wilsonville, Oregon. The Northwest lodge-style home had an ADU nestled above the three-car garage. “People here are often building them as custom guest houses,” added Beirwagen, whose own Lake Oswego home boasts an ADU.

Mark Beirwagen, Michael’s brother, is the president of Shelter Solutions, Portland’s premier ADU builder based in Oregon City. Mark also owns Stone Creek Building, a Portland custom and luxury homebuilder company. “Shelter Solutions is Portland’s thought leader on ADUs. We have built over 250 since the company started 26 years ago,” recalled Mark.

In the custom home market, Mark notes, “About three out of four of our projects have some form of multigenerational living.” Lisa Ward, a Portland-based client, contracted Shelter Solutions to build a detached ADU in her backyard for her aging parents, moving them out of a nearby retirement community. “It was a fun, easy process for us,” Lisa said. “Having my parents only steps away is perfect for everyone.”

Multigenerational Living Options

The National Association of REALTORS® recently released “The Trend of MultiGenerational Living.” According to the report, among buyers purchasing a home with a multigenerational component, 25% bought them to care for aging parents, while 21% were using them for children over 18 moving back home. This trend took root during COVID-19 but, due to rising housing costs, is not winding down.

“The last 40 ADUs we built were for parents,” Mark confirmed. “When building an ADU for Mom, the average price was about $275,000 compared to an average of $200,000 often for adult children,” he added.

Luxury homes with existing ADUs have a competitive advantage among buyers in Greenwich, Connecticut. Susan Calabrese, a Berkshire Hathaway HomeServices New England Properties REALTOR® in Old Greenwich, sells luxury properties throughout this high-priced ZIP code. “I sold a home where an ADU was built on the property when the main house was constructed in 2006. The intended purpose was for the grown son to live in it while he was between college and work,” said Calabrese.

The ADU was a definite plus for Calabrese’s $4 million listing, as there are few legal ones in the area. The 700-square-foot “cottage” boasts a full bedroom, bath, living room, and kitchenette. “Prospective buyers were interested in the ADU as possibilities were pretty endless, from a pool house—if you added the pool that had been approved—to au pair quarters, in-law living, and long-term guest accommodations.” The new owners chose to use it as an office, Calabrese explained.

ADUs offer a variety of living options. “We are seeing people who very much want this possibility. Older blended families find that an ADU is an option for housing siblings to provide privacy for all,” Calabrese added. Another reason younger high-earning families like ADUs is that they offer a competitive edge when hiring live-in nannies.

Laurie Kane, a Berkshire Hathaway HomeServices New England Properties Luxury Collection Specialist in Avon, Connecticut, further explored the desirability of these dwellings. “After speaking with clients and some family members in the luxury market, what is fascinating about luxury ADUs is their versatility. Unlike traditional guest houses designed for visitors, these ADUs can serve multiple purposes.”

The luxury features Kane sees around the Hartford and Fairfield County markets reflect the needs and wants of area homeowners. “I’m seeing homeowners getting very creative while elevating these spaces with high-end features. I see gourmet kitchens with topof-the-line appliances, spa-inspired baths that truly feel like retreats and smart home technology that makes living even more convenient,” Kane observed. “The attention to detail is impressive—think custom cabinetry, stunning stone countertops, and fantastic outdoor amenities that blend outdoor and indoor living,” she added.

Emerging ADU Markets

Specifically in the Pacific Northwest, Michael reported, “More and more buyers around the Portland area want a property with an ADU. We spend a good deal of time looking for homes that do have them. That’s because the market here is just emerging for ADUs.”

In the coming year, look for more ADUs in the luxury market as builders respond to market demand. Homeowners with land and appropriate zoning are adding ADUs for multigenerational living and as a smart, long-term investment.

But as more travelers opt to fly solo, carbon dioxide (CO2) emissions will continue to increase. In fact, a 2022 study found that private aviation in the United States increased by 20% after the pandemic, resulting in a 23% increase in CO2-equivalent emissions.

Fortunately, there are ways that fliers can reduce their environmental footprint. In 2015, NetJets, the world’s leading private aviation company, launched Blue Skies, a carbon offset program for participating owners. Those enrolled in the program purchase the equivalent number of carbon credits as the emissions generated by their annual flight hours, which funds a portfolio of carbon projects, such as forest protection in Malawi and solar power in India.

“As the largest and most experienced company in the private aviation space worldwide, NetJets’ promise of exceptional

safety and service to owners and employees must extend to the larger global community we impact as well,” said Brad Ferrell, Executive Vice President of Administrative Services. Committed to reducing its environmental footprint, in 2020, NetJets expanded its Global Sustainability Program—which includes purchasing sustainable aviation fuel—and has “offset its administrative and training flights in the U.S. since 2021, amounting to 1,600 flights annually,” reported a NetJets representative.

Sustainable Sailing at its Finest

Sun, salt, and glittering water—cruising is a popular choice for those who love to explore the world by sea. It’s also unfriendly toward the environment.

Cruise-goers emit eight times more CO2 per day than those vacationing on land, according to data collected by Friends of the Earth. Yet, thanks to a new wave of sustainablyminded cruise companies, planet-conscious travelers don’t have to sacrifice their summers of sailing.

Travelers can enjoy an exclusively adult vacation at sea on Virgin Voyages’ sustainably designed ships. On the way to Barcelona, you can luxuriate in a relaxing mani-pedi as you cruise through the stunning turquoise waters of the Canary Islands, sipping on complimentary sparkling water from one of their refilling stations. Then head down to one of the ship’s restaurants to explore a Michelin-star menu featuring sustainably sourced seafood.

Committing itself to net zero carbon emissions by 2050, Virgin Voyages is focusing its attention on energy efficiency and fuel optimization to shrink its carbon footprint. In 2023, the company completed its first test trial of sustainable marine fuel. “Completing our first sustainable fuel trial is incredibly promising; this is a near-term solution for the shipping and cruising industry,” said Jill Stoneburg, Sr. Director of Social Impact and Sustainability for Virgin Voyages. “Sustainable, bio-based fuels can work with our existing engines today, and we could transition to these cleaner fuels now if they were more readily available and affordable,” she added.

In the meantime, the company has banned single-use plastics and eliminated buffets to reduce waste. Their cabins also feature PIR presence sensors, which automatically close the blinds and adjust the room temperature to conserve energy when someone exits the cabin.

Emissions-Free Cruises on the Horizon

Sustainable adventure travel brand Hurtigruten is revolutionizing the cruise industry, marrying luxury design with ecologically sound innovation.

Ranked the top operator in the 2024 Friends of the Earth Cruise Ship Report Card, Hurtigruten was the first cruise line to remove single-use plastics from both its ships and offices in 2018. Since then, the company has continued to make strides toward sustainable change. For instance, 80% of the food served on board is locally sourced, then composted and used as fertilizer on a local Norwegian farm.

Even more impressive is Sea Zero, Hurtigruten’s daring initiative to design the world’s first zero-emissions ship. “The cruising industry is a significant polluter, and it is crucial that we now take major steps to reduce emissions,” said Hurtigruten CEO Hedda Felin. Scheduled to debut in 2030, this ship will use 40-50% less energy than traditional cruise ships, operating primarily on batteries and employing retractable wind and solar sails.

Until then, cruise-goers can enjoy any one of the company’s sustainable cruise ships. Offsetting the trend of luxury home buyers gravitating to glistening, newly-built towers is the enduring attraction of pre-war buildings with old-world craftsmanship, high ceilings, and lobbies emitting timeless elegance. Through meticulous restoration and updates, structures built between the Gilded Age and World War II reveal their true luster.

Developers are converting historic office or hotel buildings into luxury condominium projects, with world-class interior designers elevating original architectural elements. Stately pre-war structures overlook Central Park in Manhattan, but such buildings command premiums across the country. The craftsmanship that draws luxury buyers to these properties also distinguishes the era’s single-family residences.

In New York, few pre-war structures carry as much cachet value as The Astor, built in 1901 by hotelier William Waldorf Astor. Ryan Harter, Principal of CIM Group—the company that undertook the building’s recent reimagination with interior design firm Pembrooke & Ives— reported, “Pre-war buildings like The Astor captivate luxury buyers with their timeless architectural details and inimitable charm.”

But the veteran San Francisco agent sees sustained interest in the revitalization of the charming single-family homes or townhouses that define the city. “Buyers of old Victorian or Edwardian homes like the traditional exteriors—they really appreciate the properties’ detailed woodwork—but tend to strip down the interiors to be modern and tech-worthy,” said Chovanes. “The current trend is to paint the exteriors in more neutral tones, rather than the ‘Painted Ladies’ look,” he said, referring to the vibrantlycolored Victorian townhouses long considered a quintessential San Francisco aesthetic. When these old homes are restored, maxing out the allowable square footage and elevating interiors, they appeal to well-heeled technology executives, reported Chovanes.

Anybody with a sweet tooth will appreciate Bahamian cuisine, and innovative local chefs are elevating the islands’ traditional desserts for international visitors.

The Bahamas is renowned for its beaches— mesmerizing turquoise waters lapping against sugar-white sand—as well as an elite yachting culture, a collection of luxury resort hotels, and casino action. This idyllic galaxy of islands in the Caribbean also has a rich culinary heritage, and while the nation’s abundant seafood takes center stage, desserts are also a local passion. Now, Bahamian chefs are reimagining some of the nation’s traditional sweet treats.

The cuisine of the Bahamas is a product of diverse influences: West Africans, colonists from Spain and Britain, and even migrants from the American South. Fresh seafood— particularly conch, grouper, and spiny lobster—dominates menus, but items such as bread pudding, coconut tarts, benny cake (sesame seed brittle), and the iconic “duff” grab attention for desserts. Celebrity Bahamian chef, food writer, and Emmy Awardwinning television producer Simeon Hall Jr. reported, “Bahamian desserts are typically a unique combination of two or more seasonal fruits, baked and steamed doughs, chilled butter sauces, and rum.” He also shared that sweets are constantly evolving, thanks to the imagination of local chefs willing to break with tradition. “Bimini, known as the ‘baking island,’ highlights our love for bread and ‘dough-like’ treats such as duff,” said Hall.

The duff—usually composed of guava, though other seasonal fruits can be incorporated— has been called the “national dessert” of the Bahamas. Historians suggest duff was derived from a Scottish dish called clootie dumpling, and that Bahamian cooks added rum or brandy to sweeten it. Typically, pastry dough is rolled with guava paste, seasoned with cinnamon or other spices, then steamed and served with a rum sauce. Hall stated, “Duff is the quintessential Bahamian dessert, beloved for its rich and indulgent flavor by locals and tourists alike.” He explained that contemporary chefs are deviating from duff’s

traditional shape and cooking technique, with innovative interpretations that even include Asian-inspired bao bun versions. “It has also been reinterpreted with savory twists, such as crab duff and short rib duff with demi-glace butter,” said Hall. “Other local desserts that chefs love to reimagine are coconut tarts and cakes,” explained the chef, who offers a coconut tart granola at his Brews & Brunch pop-up restaurant, plated with whipped coconut yogurt and coconut-macerated seasonal fruit.

Cynthra Smith-Ariscar, Executive Pastry Chef at the iconic Atlantis Paradise Island Resort, advised, “My desserts are designed to not only tantalize the eyes, but take guests on an adventure through their palates.” Balancing tradition with innovation, the native Bahamian chef tweaks the classic duff by incorporating fresh coconut into guava compote, then folding it into a dough, cutting it into slices, and steam-baking. “I pair it with a smooth, creamy, guava-infused cheesecake and vanilla bean Chantilly cream,” she added.

Making over the traditional Bahamian rum cake, Smith-Ariscar uses fresh pineapples and lime zest to heighten the flavor of the batter, which she bakes in Bundt-shaped molds, then soaks with coconut-rum syrup. “The contrast of flavors and textures creates complexity, and tastes fantastic,” she said. “As pastry chefs, we must continue to develop new and exciting concepts while adhering to timeless old favorites,” maintained Smith-Ariscar.

Traditional Bahamian desserts are not typically showcased at The Ocean Club, a glamorous Four Seasons resort whose signature restaurant is a project of Michelin-starred chef Jean-Georges Vongerichten. But The Ocean Club Executive Pastry Chef Phil Warden sometimes prepares a coconut tart that combines local ingredients with sophisticated European techniques, exquisitely plated with pineapple-mint compote, pineapple sorbet, and a fresh mint tuille.

“If I was to serve bread pudding, I’d probably switch out the bread for croissant or panettone, but load it with local spices,” said Warden, who suggested serving it with a Bahamian John Watling’s rum crème anglaise and coconut johnny cake croutons for a little crunch.

Bob Hurwitz, founder and CEO of Hurwitz James Co., has a well-earned reputation for recordbreaking sales. He represents a portfolio of trophy properties worth over $3 billion across 13 different countries and emphasizes the importance of a layered plan. “Most significant is creating a multifaceted marketing campaign and strategy designed to bring the property to the attention of potential buyers globally and proactively.”

One notable sale by Hurwitz James Co. involved a 600-acre oceanfront luxury resort community in the Bahamas, including a 20,000-square-foot beachfront home, which sold for $55 million.

Another was a lavish two-story penthouse in the heart of Paris that went for €45 million. Hurwitz emphasizes that just as crucial as the sale itself “is presenting the property to an interested buyer in a manner that illustrates that the purchase price is, in fact, reasonable, notwithstanding what a general market analysis would suggest.”

Marketing plans can begin before the blueprints of a property, which emphasizes the importance of a well-thought-out campaign. Nick Malinosky, founding partner of the Exclusive Group at Douglas Elliman Real Estate, also notes the impact of marketing differently, remarking on his current plans for the number one most expensive property on the market. The marketing strategy has been highly targeted, leveraging a mix of private showings, exclusive international outreach, and digital campaigns tailored to ultra-high-net-worth individuals,” he says about 1960 S Ocean Boulevard, Manalapan, Florida, which is listed for $285 million. “Showcasing the lifestyle and unique dual-waterfront setting has been a key focus.”

Understanding Value and Timelines

When a significant property creates a new benchmark, headlines center on the dollar figure; yet, for agents, buyers, and sellers, the fulcrum is usually value — the agent’s ability to demonstrate value to prospective buyers, the owner, and other agents.

“One of the biggest challenges is letting the market know that this isn’t an aspirational price," says Grover. “It’s crucial that you truly believe in the value of the property and also that you set realistic expectations with the sellers.”

In addition, trophy sales often require more time on the market. Grover explains, “There’s usually a psychological barrier of sorts for buyers because they don’t want to be the ones who paid a record price. It can take time for a buyer to cross

that threshold, so it’s important for the sellers to understand that you believe in the property and you’re in it for the long haul.” This challenge is often prominent in the moment; however, in hindsight, they are usually smart moves on the buyer’s part. “I’ve seen it multiple times, the buyer who steps up often does very well in the long run because it lets the rest of the market know it’s okay to cross that threshold,” Grover says.

The Role of Technology

Technology hasn’t replaced the personal touch in luxury real estate — it’s enhanced it. While relationships, trust, and expertise remain at the core of the sales process, today’s luxury buyers expect a seamless, tech-driven experience that allows them to explore properties, receive concierge-level service, and make informed decisions faster than ever before.

“Luxury buyers are more mobile and international than ever,” observes Fraser. Technology has made this aspect of the agent’s job easier, but it must be deployed with great expertise. Here, experience and knowledge come into play. “Highquality videography, cinematic property tours, and drone footage are now essential for showcasing a home’s unique features and surroundings. Additionally, targeted digital advertising and social media campaigns allow for precise audience targeting, ensuring the right buyers see the right properties,” shares Fraser.

More Than Just Acres and Square Feet

“In the same manner that you don’t sell a Picasso by the size of the canvas, you don’t sell a unique property by the cost per square foot,” explains Hurwitz, “although if the square footage

or lot size indicates the value to be significant enough to assist in validating the record price, then it is something I incorporate into the presentation.”

True luxury goes beyond sheer size — it’s about history, emotion, and opportunity. Take 7725 Atlantic Way, for example — one of just 12 beachfront homes in all of Miami Beach. Jill Hertzberg of The Jills Zeder Group made headlines with its recordbreaking $40 million sale.

“There is a certain finesse required to sell these properties,” says Karen Bernier, co-owner of Churchill Properties, who recently sold an $11 million single-family home in Manchester, Massachusetts. Her market also spans Massachusetts’s other cape, Cape Ann, north of Boston, where generational estates are not uncommon. “You need to be knowledgeable about the area and the town. Many of these properties have deeds that go way back; they have been in families for years and years. There is a lot of know-how to make sure every 'i' is dotted and 't' is crossed.”

Fraser also recalls one of her most memorable sales, being a luxury home that had been in the same family for over 50 years. “The emotional attachment was significant, and the process went beyond just selling the house — it was about honoring the family’s legacy.”

Sometimes, the subtleties of a property are what capture the heart of a potential buyer and also impact the price. When faced with a listing that potentially will set new records, Chase suggests, “Start looking at the invisible things that bring value — connection to nature, energy of the space, peace of mind. A home is a sanctuary, and finding what that is for each purchaser differs drastically. Once found, it can be a record deal!”

For the 2024 relaunch of Surf Row Residences in Miami, renowned architect Boris Pena reimagined the space with younger, design-conscious buyers in mind. Blending Miami’s Art Deco heritage with modern coastal elegance, his vision created a seamless, sophisticated retreat. The plan clearly had an impact on the record sales — 30% of the units sold within 30 days.
