Award-winning Caribbean home showcases pristine setting and ecoefficiency in equal measure
Hugging a hillside on the island of Bequia — part of the tiny Caribbean nation of Saint Vincent and the Grenadines — is The Sail House, an award-winning project of Malibu, California-based architect David Hertz. Showcasing spectacular ocean views, the resortlike compound consists of a main residence and several guesthouses, all crowned with sail-like roofs. The nautical theme, which evolved during the design process, reflects the lifestyle of this idyllic corner of the Caribbean and the sensibilities of the clients, a couple who quit high-pressure jobs in London to pursue their passion for sailing.
“The home is literally built into the jungle, and its orientation takes advantage of views and prevailing breezes,” explains Hertz, whose Studio of Environmental Architecture specializes in regenerative design. Fabricated from the same durable material found in the iconic roof of the Denver International Airport, the graceful, sail-like roofs not only provide generous shade but collect water for the project’s residents. “The tensile membrane allows for extended overhangs and has obvious sculptural benefits,” explains the architect, who notes they are resilient even in tropical storms. The roofs direct rainwater into mast-like columns, which then funnel into concrete foundations that double as cisterns, accommodating the year-round water needs of the property.
With most of its construction materials being sustainable or reclaimed, The Sail House is a model of ecoefficient development in a fragile, exquisite environment. The ironwood for the project was salvaged from an Indonesian
pier slated for demolition, its weather-worn planks repurposed for floorboards, decks and louvers. Rather than detracting from the aesthetics, the existing dents and scars present an alluring patina and sense of provenance. Overcoming the challenges of construction on a remote island, structures were prefabricated and shipped to the building site, 650 feet above sea level. “This was a collaborative, international project that brought together professionals from diverse cultures,” reports Hertz, citing an American architect, British clients, German engineers and an Indonesian team coordinating with local Caribbean workers.
This commission was particularly memorable for David Hertz, himself a passionate sailing enthusiast. During the project, the architect proposed to his wife, inspired by the beauty of Bequia.

Casita design has evolved to include expansive luxury spaces that cater to living, working and wellness.
Architects and interior designers remain focused on the expanding definition of home. Increasingly, for a certain type of homeowner, this definition includes the casita. The term, which translates to “little house” in Spanish, refers to a small, self-contained living space built on the same property as a primary home — and their popularity appears to be surging.
“In the ultra-luxury market, casitas are no longer viewed as ‘secondary spaces.” They are designed to mirror the sophistication of five-star hotels or private villas,” notes Josie Fratantoni of Fratantoni Luxury Estates, LLC. Today, luxury casitas boast bespoke architecture, custom millwork and curated interiors.
“Many of our clients want their casitas to feel like a private sanctuary. They want to seamlessly blend indoor and outdoor living with features like
glass walls that open to courtyards, private plunge pools or landscape gardens,” adds Fratantoni. The demand for casitas as personal wellness retreats, outfitted with spa-like bathrooms, meditation rooms, boutique fitness spaces, and yoga and Pilates studios, also continues to grow.
DESIGN EVOLUTION
The historic concept of a casita dates to the early 1800s in California. Casitas began as “little houses” or cottages associated with Spanish Colonial architecture. Now most popular throughout California and Arizona, casitas can be seen in residential architecture ranging from Mediterranean to midcentury styles.
“Luxury casitas are no longer simple guesthouses; they’ve become extensions of a homeowner’s lifestyle,” says Katherine Mueller, principal

designer and owner of Scottsdale, Arizona-based Katherine Mueller Design. Privacy is key, with separate entrances, kitchenettes and luxurious bathrooms. “Functionality is also a priority. Casitas often include workspaces, fitness areas or even wine bars,” Mueller adds. When used for guests, homeowners want a luxury casita to balance hospitality and flexibility, while giving guests independence and enhancing the property’s lifestyle value.
The Casita design demand today includes executive-style retreats, complete with state-ofthe-art technology. “Above all, the casita must reflect the same architectural integrity and attention to detail as the main estate, ensuring a cohesive and elevated design throughout the property,” Mueller notes.
CASITAS VS. ADUs
Over the last several years, casitas and accessory dwelling units (ADUs) have endured a bit of an identity crisis. Not all casitas are ADUs from a design perspective, and not all ADUs are called casitas. An accessory dwelling unit is a broader zoning classification used by cities, and structures in this category must meet building code and city approvals. For example, the City of Phoenix permits homeowners with lots up to 10,000 square feet to build one ADU capped at 1,000 square feet in size. In other words, casitas can be a type of ADU, but it can depend on both design and geography.
In most areas, state and municipal regulations remain the same for new construction of casitas and ADUs. “There are so many names people use for ADUs, and casita is just one of many, including guest house, granny flat, backyard cottage and carriage house,” explains Keely Montgomery, marketing and selections coordinator, CAPS, ADU specialist for Stone Creek Building |Shelter Solutions of Oregon City, Oregon. According to Pasadena, California-based Pacific Research Institute, citing a recent report from ADU West Coast, California has issued more than 60,000 ADU permits since 2018. “Casitas are more than a garage conversion, which is what we see with some ADUs,” says Los Angeles-based Julia Wong, interior designer for the much-awaited Hudson House, “A casita designed by an architect is multi-functional and complete on its own.” Depending on the architecture, a casita could be standalone or attached to the main house with a courtyard separating the two structures.
UNMATCHED FLEXIBILITY
The broad scope of creative design options for casitas appeals to homeowners, whether adding a casita to an existing property or including one in a new custom build. Montgomery of Stone Creek Building | Shelter Solutions shares her own
family’s experience. “We originally built our casita-slash-ADU with universal design in mind so my parents could live comfortably and safely as they aged.” Now Montgomery and her husband plan to live there when their children are older. “The beauty of a casita is flexibility. What starts as a space for aging parents can later become a rental, guesthouse or even your own retirement living space,” Montgomery adds.
Erik Evens, partner at KAA Design, a Los Angeles high-end residential design firm, underscores the fundamentals of luxury casita design. “Flexibility and connection to the landscape are always important,” he says. Evens points to recent projects where the casita functions as part-time guest quarters and is used as a pool house or garden pavilion when entertaining. “The design of an indoor-outdoor pavilion with expansive pivot, pocket or foldaway doors that engage with the surrounding landscape with different day and night functions is increasingly in demand.” The average casita build size for KAA Design ranges from around 600 to 900 square feet, according to Evens.
EXTENDED THEMES, INDEPENDENT SPACES
Fine design that extends the feeling of home to a supplemental space is necessary for comfortable casita living. Modern Nest, a Scottsdale home design, build, and furnishings firm, executed this approach in its Southwest Glory project. In that initiative, classic Southwest architecture with modern elements in both the main home and casita make for a winning combination. “The casita at our Southwest Glory project was
designed as a true extension of the home, layered with warm wood tones, character-filled finishes, and inviting details that make every guest feel at ease,” observes Jillian Bader, owner and design principal, Modern Nest.
But even as designers aim to extend the feel of the home to the separate casita, today’s luxury homeowner also wants a casita to be a completely independent residence, rather than just a guest suite. They expect the utmost in privacy, with separate gated entrances, soundproofing and dedicated garages.
Alisha Taylor, founder of Alisha Taylor Interiors in Scottsdale, understands the demand for timeless casita design. “Luxury homeowners want their casitas to feel like a boutique suite with quality finishes, intentional layouts, and discreet kitchenettes or coffee bars so guests have everything they need without stepping into the main house.” Taylor confirms privacy and comfort are among the top requests from clients. “Big asks include keyless entries, acoustic upgrades, blackout window treatments and generous storage for longer stays.”
As luxury homeowners continue to enhance their stay-at-home lifestyle, from staycations to welcoming friends and family, expect to see the best in fine casita design continue to evolve.

The appeal of off-grid living—with all the comforts of home—continues to rise, offering a refreshing path to balance, freedom, and connection with nature.
Luxury homeowners are increasingly embracing the off-grid lifestyle, using their resources to craft private, sustainable homes tailored to their needs. For some, this means partial disconnection from public utilities; for others, a full departure from urban infrastructure. Thanks to advances in technology, design, and a growing acceptance of off-grid luxury, “unplugging” now offers many elegant possibilities. Buyers are discovering that serenity, seclusion, and natural beauty can coexist with comfort, style, and modern convenience.
Arizona Equestrian Estate
Prescott, Arizona, located a hundred miles north of Phoenix, is a town with an authentic Old West vibe. Large rural properties on multiple acres dot this area of scrub oak, while the historic downtown is a destination for dining and live music.
One particular equestrian estate in Prescott—a one-story, modern farmhouse that combines luxury living with equestrian amenities—has off-the-grid capabilities that homebuyers will appreciate when wild weather hits the area. The estate’s off-grid capabilities include a private well, 1,500-gallon backup water tank, and full-house generator backup system that can keep the home fully operational for up to a month. Additional self-sustainability features include a chicken coop, garden for growing fresh produce, and fruit trees, all with automatic water-conservation irrigation. “With its off-grid capabilities, serene surroundings, and proximity to town, this estate offers the best of both worlds,” Lambright added.

The architectural design of a 1,800-squarefoot guesthouse, situated in an isolated central California coastal location, defines off-grid luxury living. The award-winning, Santa Barbara-based Anacapa Architecture was tasked to design an innovative guest residence while protecting the surrounding wildlife preserve on this rugged section of California coastline. Tony Schonhardt, Anacapa’s Director of Design, shares the studio’s vision as the off-grid luxury trend continues to grow. “Off-grid living has its place in the high-end luxury market as we are starting to see that shift. Defining luxury is changing. There is a sense of autonomy and sustainable privacy that high-end clients are interested in,” Schonhardt explained.
Emerging technologies are a catalyst for the market’s growth, according to Schonhardt. “With recent technology, the ability to live offgrid does not mean giving up comfort. Now you can live the way you want. There are now so many possibilities for bespoke, beautiful, custom-crafted homes with a sense of place and benefits,” Schonhardt said. As homeowner demographics trend younger, expect the luxury off-grid market to expand.
Both the coastal guesthouse and the main residence are 100% off-grid, as there is no electricity in this remote area. A photovoltaic energy system powers the home completely. To reduce energy demand, LED lighting and low-usage appliances were chosen for
efficiency. In addition to a private well with a water treatment system, wastewater is directed to a septic tank and dry well.
To regulate interior temperatures, a combination of radiant floor heating and cross ventilation, achieved through the abundant use of sliding glass, was incorporated into the design. The insulating green roof also helped control the home’s climate, as well as blend into the natural landscape while conserving water.
Going Off-Grid in Oregon
Before off-grid luxury living was a popular lifestyle, Michael Beirwagen of Berkshire Hathaway HomeServices Northwest Real Estate had a listing for a rural property. “It was miles from town, out toward the Columbia River Gorge and way south toward the foothills of Mt. Hood,” Beirwagen said. Towering Douglas fir trees surround the 20-acre property.
“I sold this in 2012, and it was a 6,000-square-foot home with a geothermal heating system and heat pump,” Beirwagen recalled. “The geothermal heating and cooling system is built into a stack of massive blocks reaching four floors. Electricity was the only utility available for this site,” he added. Beirwagen originally sold the property for $710,000; fast forward to 2022, when he sold it again for $1,395,000.

Before investing in an off-grid luxury lifestyle, consider vacationing at a destination to sample off-grid hospitality. Environmental responsibility, coupled with decades of sustainability throughout the property, makes the Hotel Belmar an intentional international destination. “Ethical animal care, regenerative soil practices, and natural composting form closed-loop systems that sustain the land, nourish our kitchen, and enrich the guest experience. It is sustainable luxury at its most grounded, rooted in self-sufficiency and a profound respect for nature,” Belmar said. Guests are encouraged to visit Hotel Belmar’s Finca Madre Tierra and experience picking coffee beans and grinding sugar cane.

The taste of fresh fruit straight from the orchard is a simple, unadulterated pleasure, and with escalating prices of culinary experiences, it remains one of the best value. But our trend-driven cravings for the rarest, most exotic foods have created demand for melons, grapes, and strawberries as precious as black truffles.
Kara Nielsen, a classically trained pastry chef and leading authority on food and beverage trends, reported that an entire niche industry of “designer fruit” has emerged. She explained that while horticulturalists originally set out to create qualities appealing to consumers (e.g., seedless, novel colors), the quest for unique, exclusive varieties has resulted in new luxury experiences. “The trend is not just about flavor, but aesthetics, in tune with today’s Instagram society,” said Nielsen.
Fresh Del Monte Produce, Inc.—sharing the logo of the conglomerate responsible for mass-marketed canned vegetables— specializes in fresh produce. The company’s most celebrated product is its proprietary Rubyglow® pineapple, a cross between a traditional pineapple and the rare Morada variety. Produced in Costa Rica, the limitededition fruit is famous for its alluring red rind, golden flesh, and $395 price tag. “Growing these high-quality, hybrid pineapples demands careful attention to detail at every stage of the process,” said Senior Brand Manager Nuno Baptista Miranda. “Since its initial launch in China, where it sold out almost instantly, the fruit has expanded into North America and Europe,” he noted. Demand consistently outstrips supply, resulting in waiting lists around the world.

In the Victorian era, a pineapple on the dining table reflected the host’s refined taste, prestige, and affluence. Here, the fruits are grown in specially designed, naturally heated pits to replicate tropical conditions, just as they were in 19th-century England. These pineapples have been gifted to the Royal Family, and although they are not sold to the public, it has been suggested that the labor-intensive fruits could yield more than $10,000 apiece at auction.
Los Angeles-based Melissa’s Produce provides gourmet markets and restaurants with a variety of exotic and luxury fruits, including Japanese Crown melons, Tasmanian cherries, and Pink Elephant mangos from Vietnam. Spokesman and nationally recognized produce guru Robert Schueller reported that Melissa’s Produce pioneered the luxury fruit trend, beginning with premium-priced Harry’s Berries strawberries 15 years ago, and is currently the exclusive U.S. distributor of the Rubyglow® pineapple. “People are constantly looking for unique, expensive food experiences,” said Schueller, adding, “The trend is probably still in an early stage, not likely to end with a $395 pineapple.”
Japan’s northernmost island of Hokkaido is home to prized scallops and Wagyu “snow beef,” but equally treasured is the Yubari King melon, which retails for about $200. These fruits—each plant yields a single melon—have earned a serious cult following, and in 2019, a pair of perfect Yubari Kings sold at auction for the equivalent of about $45,000. Densuke watermelons with shiny black rinds command $250 apiece, and a single Bijin-Hime (Japanese for “beautiful princess”) strawberry can cost $500, further illustrating the nation’s obsession with luxury produce.
