A New Year's Vision: The Intersection of Luxury and Living

As we step into a new year, we begin with spotlighting one of our most anticipated annual features: Unique Homes’ Top Luxury Real Estate Markets. This exclusive section is not a ranking — it is a forward-looking examination of the places shaping the next era of high-end living. Each market profile blends data-driven insight with local expertise, offering a clear view of where luxury is rising, stabilizing, or redefining itself. From the scenic sophistication of North Georgia to the kinetic glamour of Las Vegas and the cultural richness of San Miguel de Allende, these snapshots reveal the diverse ways affluent buyers are investing, living, and dreaming into 2026.

“Natural Swimming Pools”: This article makes the case for a sustainable backyard trend: natural swimming pools (NSPs). By relying on aquatic plants or biological filters instead of harsh chemicals like chlorine, NSPs fuse nature and relaxation with clean, modern aesthetics.

As we cross the threshold into a new year, we embrace the sense of possibility this fresh start brings. At Unique Homes, our focus remains on the future — exploring how luxury real estate and design continue to evolve in ways both bold and beautiful.

On behalf of the entire team, I wish you a happy and prosperous New Year. May the coming months be filled with discovery, elegance, and moments of quiet, inspired luxury.

This issue is a testament to that evolution, presenting a curated selection of features that define modern, high-end living: “The Taste of Tech”: In this piece, we explore how the kitchen has become a frontier for artificial intelligence. Luxury appliance manufacturers are adopting advanced smart technologies designed to benefit the home chef, reduce food waste, and simplify busy lives.

“A Year-Round Getaway”: For those dreaming of an escape, we take you to the Riviera Maya in Mexico. This feature explores the year-round bucket-list destination, detailing the blend of ancient Mayan culture, natural beauty, and ultra-luxury hospitality.

Warmly,

Manoir Voltaire:

COVER SPOTLIGHT

The Pinnacle of Caribbean Elegance By Jamie Yoos

photos courtesy of Gabriel Montigny

E 4

Experience the ultimate expression of architectural grandeur, set amid the beauty of Saint Barthélemy.

Embraced by the mesmerizing azure waters and the lush tropical greenery of Saint Barthélemy, Manoir Voltaire transcends all expectations of a luxury retreat. Spanning 648 square meters and composed of two independent homes that marry seamlessly with the existing landscape, Manoir Voltaire enjoys commanding views of the island’s most breathtaking panoramas. Every detail and material adorning the property featured on the cover of our Ultimate issue was carefully selected by master architects, resulting in a truly unmatched Caribbean estate. Known for its French sensibility and unspoiled coves, Saint Barthélemy blends effortless glamour with an authenticity rarely found in the Caribbean. A jewel where French sophistication meets Caribbean charm, “Saint Barthélemy has become one of

the world’s most exclusive stages for luxury and celebrity,” says Gabriel Montigny of Coldwell Banker St. Barth. “Beyoncé and Jay-Z, Leonardo DiCaprio, Gwyneth Paltrow, Mariah Carey, Kate Moss, and Steven Spielberg all come to enjoy the island’s beauty and privacy. And then there was Johnny Hallyday, who owned Villa Jade in Marigot, a place of peace that has become his final resting place. Saint Barth is both a refuge and a myth, a symbol of deep emotional connection.” In 1978, establishing St. Barth as a destination for the stars, American singer Jimmy Buffett arrived in Gustavia and stopped at a small harbor bar, Le Select, and ordered a cheeseburger to enjoy while watching the sea. He thought to himself, “This is paradise.” That simple moment gave birth to his legendary song Cheeseburger in Paradise. “A joyful

hymn to simple pleasures and island happiness,” says Mr. Montigny. “Buffett became part of the island’s life. He sang at Le Select and shared in the island’s bohemian spirit. As a gesture of friendship, he gave Marius Stakelborough the right to use the song’s name for the restaurant, reportedly in exchange for free meals for life,” he adds. It is here, in this destination for the stars, amid the rhythmic hush of the sea and the fragrance of bougainvillea, that Manoir Voltaire takes form. Boasting a discreet professional kitchen with highend finishes and professional-grade appliances, a grand dining area framed by lavish, sculptural wooden structures, and a comfortable yet chic living area — all complete with a retractable wall opening up to the ocean.

Seven refined suites are bathed in natural light and boast unrivaled views. Attention to detail is evident in the impeccably designed interior spaces, featuring bespoke furnishings, rich textures, and understated sophistication. Rich wood tones and plentiful windows opening to the tranquil, picturesque landscape tie the interior and the natural environment together harmoniously. Extra highlights include a children’s room, conceived as a living space of its own with six built-in bunk beds, an independent staff bedroom, an elevator, and an outdoor tub. Beyond its walls, Manoir Voltaire unfolds into a private paradise where architecture and nature exist in perfect balance. Expansive terraces open toward the sea, inviting long afternoons of leisure and reflection. Generous seating areas are arranged amid swaying palms for immaculate indoor-outdoor living. Two glimmering heated pools shimmer beneath the sky — one a spectacular 52-squaremeter infinity pool that blurs the boundary between water and horizon. At the very center of the home lies a lush aquatic garden, where the hush of a cascading waterfall and the slow movement of Japanese koi create a sense of calm that defines the estate’s spirit: tranquil, timeless, and utterly transportive. “This estate is not simply an exceptional villa. It is the most accomplished expression of luxury in St. Barths,” says Mr. Montigny. “A place that cannot be replicated. An architecture that cannot be reproduced. A level of refinement that positions this residence in a category of its own, known only to the world’s most discerning collectors of extraordinary homes.” UNIQUE HOMES

beverly hills, ca

Insiders View: What’s driving demand in the luxury market right now?

This is relevant to high end properties in America and very much so in Beverly Hills and other luxury property environs in and around Los Angeles. Buyers are aware that the luxury market is soft with large inventory and sellers — particularly on the very high end, significantly reducing their prices in order to facilitate a sale. This is an opportunity to make a buy on a quality property at a great price and savvy buyers are making the most of the opportunity.

In your opinion, how has the Beverly Hills, CA market performed over the past year?

The luxury market here in Los Angeles has been hit by a number of factors, but properties that are priced appropriately and offer top of the line features are still selling. With the exception of truly unique properties that really transcend a "comparable price analysis" here and overseas where I market and sell trophy-type properties, price is still the driving force.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

I have a very unique business and marketing model from decades of selling properties worldwide and it is absolutely key to connect those elements to complete sales. Many of the properties I represent the lifestyle aspect of owning the property is absolutely the key element to procure a buyer initially as well as bring the sale to fruition. In many cases, the buyer owns multiple properties, often in different countries, and it is a "want" buy as opposed to a "need buy." Hence, lifestyle is a crucial component.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

Experience in representing out-of-state and international clients is key to establishing credibility and trust, as they have limited information on values, neighborhoods, and even the entire buying process. My philosophy is to always advise them to look to the future upside of a particular property although, they may believe they will never sell it.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

Bob Hurwitz, Founder and CEO of Hurwitz James Company, established the firm with an entirely new real estate business model in mind – to provide a higher level of proactive and personalized representation on select properties and clientele around the world. With his many years of experience consulting, marketing and selling luxury real estate worldwide, Bob offers unmatched real-world expertise on the methods and strategies that actually deliver results for clients. In conjunction with his marketing team, Bob has established a reputation for success that has built Hurwitz James Company into a global brand, with $3 billion in luxury estate listings in the US and a dozen other countries.

"

Bob offers unmatched realworld expertise.

The answer is totally different based on the neighborhood, including ones that are luxury home environs near each other. For example, Beverly Hills has maintained its appeal and value above and beyond other upscale communities. It remains Los Angeles’s premier luxury market, prized for its world-class estates, international prestige, and enduring appeal to high-net-worth individuals seeking lasting value. Wealthy international buyers will often limit their search strictly to Beverly Hills, to the exclusion of all other areas. UNIQUE HOMES

ASHEVILLE, NC

Insiders View: What’s driving demand in the luxury market right now?

Western North Carolina has historically had a stable luxury market, making real estate here a solid investment compared to other economic investments. The luxury market in the Asheville area continues to be driven by its natural beauty, four-season climate, abundance of outdoor recreation, and the high quality of life to be found here.

In your opinion, how has the Asheville market performed over the past year?

The year began very sluggishly, as our region continued to recover from the effects of Hurricane Helene. Tourism travel was down significantly from historic norms, impacting real estate purchases of affluent buyers from outside markets. Late summer and fall, however, showed a strong increase in activity and sales, and we are very optimistic about the year ahead.

Neal Hanks has been the president of Beverly-Hanks & Associates, now Howard Hanna Beverly-Hanks, since 1999. Howard Hanna Beverly-Hanks has helped clients across Western North Carolina achieve their real estate goals since 1976. We are committed to serving the local communities where our Realtors and employees live, work, and play. Together with Howard Hanna Allen Tate, we are the #1 real estate company in the Carolinas. As part of Howard Hanna Real

How do you connect high-end buyers with properties that truly match their lifestyle and vision — not just their budget?

Connecting luxury buyers with the property of their dreams is truly an art form, requiring the ability to ask great questions and dig deeper into stated wish lists and requirements to truly understand their vision of the perfect home. In-depth market knowledge allows our brokers to identify those properties, either currently on the market or potentially for sale, that may be the perfect match. Understanding buyers’ reactions to properties that don’t quite fit the bill allows a good broker to fine-tune property offerings to home in on the ideal fit.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

We constantly assess where out-of-state buyers are coming from and how to best support their purchase. We engage in a thorough discussion of which community attributes are most important to them, since our unique mountain communities offer different features from one another. Through a curated discovery tour, clients experience what it is like to live here before they buy.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

Estate Services, the largest family-owned and operated real estate company in the United States, Howard Hanna Beverly-Hanks offers a full suite of real estate services — including mortgage, insurance, title, and relocation — helping clients throughout the entire homeownership lifestyle. Connecting luxury buyers with the property of their dreams.

The luxury housing market seems to be cooling down across the U.S., but we’re still seeing a resilient market here in Western North Carolina, including a positive trend of more activity and higher home sales. More luxury buyers are returning to our market ready to make a purchase. And because our regional market is still favoring buyers somewhat, we believe the local market will continue to significantly improve over the coming year. 12

What’s driving demand in the luxury market right now?

Today’s luxury buyers are prioritizing lifestyle above all else. They want properties that deliver privacy, organized amenities, architectural quality, and seamless integration of indoor–outdoor living. Remote-friendly layouts, wellness features, and proximity to nature or vibrant cultural hubs continue to shape demand. Ultimately, buyers are seeking homes that offer both elevated daily living and long-term value.

In your opinion, how has the North Georgia and Metro Atlanta market performed over the past year?

The luxury segment has remained resilient despite broader market fluctuations. Inventory has been tight, and well-positioned properties — those priced correctly and marketed strategically — have continued to attract strong interest. While buyers are more discerning, they’re also decisive when they find the right fit. Overall, the past year has shown steady growth, sustained demand, and high confidence in luxury real estate as a stable investment. Experiences that elevate everyday living for years to come.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

It starts with listening. We take the time to understand how clients live — how they entertain, work, relax, and spend their time. From there, we organized options that reflect their personal priorities, whether it’s architectural style, privacy, acreage, technology, or amenities. We don’t just show homes; we present possibilities that align with who they are and how they want to live. That’s how we find the property that resonates on every level.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

Education and immersion. We give them a comprehensive overview of the region — from neighborhood personalities and lifestyle offerings to market data, investment outlook, and practical considerations like schools and transportation. Virtual tours, tailored itineraries, and local introductions help them experience the area as a resident would. Our goal is to help them make an informed, confident decision, even from afar.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

Today’s luxury buyers are prioritizing lifestyle above all else.

We’ll see continued demand for lifestyle-driven properties, but with an even stronger emphasis on quality, sustainability, and privacy. High-net-worth buyers are thinking long-term, gravitating toward homes that feel like sanctuaries and offer flexible spaces for work, wellness, and multigenerational living. Limited inventory will keep premium properties competitive, and organized marketing will remain essential in connecting discerning buyers with exceptional homes. 16

The Taste of Tech By Roger Grody

Luxury kitchen appliance manufacturers are adopting advanced technologies to benefit home chefs in the AI era. The kitchen, once a strictly utilitarian space discreetly hidden behind walls, is now a showplace for both design and technology. New products are transforming the room into a stage where state-of-the-art technologies are blended with compelling aesthetics. The expansive Kitchen & Bath Industry Show (KBIS), hosted by the National Kitchen & Bath Association (NKBA) last February in Las Vegas, revealed that technology and sustainability are prevailing trends. “KBIS 2025 unveiled interesting intersections between smart technology and sustainability,” reports Heather Shannon, senior vice president of marketing and communications for NKBA | KBIS. She adds, “Brands are adapting thoughtful smart home technology and AI that make a difference in the everyday lives of homeowners.” Arlo Curtis, appliance merchandising manager at Snyder Diamond, a leading showroom in Southern California, confirms that these

trends resonate with consumers. “We’re seeing a growing demand for luxury kitchen appliances that feature integrated smart tech and AI enhancements,” says Curtis, who cites Gaggenau, Sub-Zero and Signature Kitchen Suite (SKS) as technology-forward luxury brands. For wine lovers, Napa Technology’s BacchusNT™, offers an AI-powered home sommelier application integrated into WineStation, the company’s advanced wine preservation and dispensing system. Redefining the at-home wine-drinking experience, BacchusNT™ provides sommelier-level recommendations with tasting notes and suggested food pairings tailored to any occasion or budget. Drawing on an ever-expanding global wine database, the platform learns from user preferences, refining its recommendations over time and essentially filling the role of a personal sommelier.

Select models of Miele MasterCool refrigeration products feature up to four built-in cameras that allow users to monitor refrigerator contents remotely, helping reduce food waste. “With sustainability and rising food costs in mind, reliable and regulated cooling technology has become critical in any kitchen,” explains Miele’s Dirk Sappok, director of category management, North American region. The luxury brand’s AI Diagnostics feature was expanded in April 2025 to kitchen appliances through the Miele@home app providing AI-powere analyses of potential issues based on individual usage data and offering step-by-step solutions. Additionally, AI will soon optimize performance of Miele ovens through Smart Food ID, featuring an integrated camera that captures images of the food, identifies recipes and automatically executes the next cooking stages. Saint Barthélemy

Insiders View: Gastronomy, Hospitality and the Art of Living

The island cultivates refinement through simplicity, never ostentatious, always authentic. Elegant seaside and village restaurants blend fresh ingredients, French savoir-faire, and tropical inspiration. Legendary hotels such as Eden Rock, Cheval Blanc, Le Toiny, Le Barthélemy, and Manapany are gracefully integrated into the landscape, offering a soothing and refined atmosphere. In Gustavia, a true “village of luxury,” you will find Louis Vuitton, Hermès, Prada, Dolce & Gabbana, Cartier, as well as prestigious watchmakers including Richard Mille, Audemars Piguet, and Patek Philippe. In Saint Barth, luxury is not shown, it is felt, it is lived.

Saint Barth, the Island of Legends

It all began in the late 1950s, when David Rockefeller discovered the island and purchased a vast estate of 52 hectares, about 130 acres, in Colombier for $32,500. This visionary gesture marked the beginning of modern Saint Barth, a place of untouched nature and discreet luxury. More than 60 years later, the same property sold for $136 million, a symbol of rarity and enduring value. A few decades later, the Rothschild family left its mark with the Girasol villa in Marigot, sold for nearly $67 million after Hurricane Irma, proof that even storms cannot shake the island’s prestige.

A Rare, Stable, and High-Performing Real Estate Market

For more than 30 years, real estate in Saint Barthélemy has shown steady growth and remarkable resilience. It is a market where limited supply, architectural quality, and loyal international demand ensure long-term value. High-end villas appreciate on average by 5 to 7 percent per year. Even after crises or hurricanes, the island has always bounced back, stronger and more beautiful than ever. The limited inventory, advantageous tax environment, and sustained demand make it a safe and high-performing investment. Over the long term, property values in Saint Barth far outperform traditional financial or banking products. Here, capital grows not only through property value, but also through pleasure, prestige, and peace of mind.

Absolute Safety, a Rare Luxury Today

In Saint Barthélemy, safety is simply a way of life. You can leave your house unlocked, your car keys inside, walk at night, or dine by the harbor without the slightest concern. Visitors stroll freely, children play in peace, and people wear watches and jewelry without fear. It is a unique place in the world where freedom and trust are part of the landscape.

An Exceptional Fiscal Environment

Saint Barthélemy benefits from a highly favorable autonomous tax system. For fiscal residents, there is no personal income tax and no corporate tax. This rare, stable, and transparent framework makes the island one of the most attractive destinations for international investors. Unlike other renowned territories such as Monaco, the Bahamas, or the Cayman Islands, Saint Barth combines French legal security, the euro currency, institutional stability, and an incomparable quality of life. Coldwell Banker Saint Barth is able to introduce you to a local tax attorney with expertise in both Saint Barthélemy and U.S. tax frameworks, to assist with any tax-related matters or residency planning.

Easy Access to Paradise

Reaching Saint Barthélemy is surprisingly simple. From Miami, a direct flight of about 2 hours and 45 minutes takes you to Saint Martin. From there, a 12-minute flight brings you to Saint Barth, an unforgettable experience described as the most beautiful approach in the Caribbean. Direct flights from Puerto Rico (San Juan) also reach the island in just one hour. These premium connections offer an experience close to private aviation and ensure smooth access. Close to America yet profoundly French, Saint Barth embodies the perfect balance of exclusivity, beauty, and serenity. The island offers 14 distinct beaches with white sand, turquoise water, lush green hills, and crystalline light. Saline, Gouverneur, Flamands, Colombier, and Shell Beach, all different and all unforgettable.

Gabriel Montigny, founder and

managing director of Coldwell Banker Saint Barth - Azur - St Martin has more than twenty years of experience in real estate, and has developed an approach rooted in deep market knowledge, trust, and a long-term perspective. Natural Swimming Pools

Without harsh chemicals and tedious upkeep, these pools are a sustainable backyard trend making waves in the luxury realm. Natural swimming pools, otherwise known as NSPs, are aquatic marvels that are redefining the concept of leisure and sustainability, promising a harmonious fusion of nature’s beauty and opulent relaxation. Powered by plants, they are the perfect addition to your private oasis. As the name suggests, these beautifully constructed swimming areas are better for you and the environment than traditional chlorine pools. Originating from Europe, the NSP trend has slowly but surely picked up traction in the United States, due to the gorgeous designs and added sustainable benefits. Kate Miller, director at Natural Swimming Pools LTD, spoke to Unique Homes, to break down the need-to-know details on these backyard additions and why the interest surrounding them continues to grow.

The rise of NSPs goes hand-in-hand with the rise of our awareness regarding the impact of harsh chemicals on our bodies and the planet. One of the major draws for NSPs, according to Miller, is that they don’t require chemicals such as chlorine, which is known for pulling natural oils from our skin and hair, leaving them both rough, damaged, and dry. “You will be swimming in pure water, with no smell or irritation to the skin/eyes,” explains Miller. “The health benefits of swimming are well known, and without any harmful chemicals, natural pools are safe for humans, pets, and wildlife.” Instead, NSPs rely on aquatic plants or a biological filter to keep them clean and clear through natural filtration processes. In an aquatic ecosystem, phosphorus controls the pace at which

A biological filter extracts naturally occurring chemicals and beneficial bacteria are left to naturally clean the water on a molecular level. Because of the natural filtration, regular dosing or testing is not needed and it’s not necessary to empty the pool after the initial fill. Overall, the maintenance required for an NSP is much more minimal than that for a regular pool. “We recommend two services per year for our pools, plus there is some small ongoing maintenance to be done in between. The steps are very simple, but it is important that it is done regularly to maintain the pool at its best,” says Miller. The list of pros for NSPs trails on, with nearly limitless design attracting clients. A natural pool can be indoors or outdoors, designed to look like a seamless part of the natural landscape or to look like a conventional pool, giving a great deal

Biological filters make plant-free pools a crystal clear alternative.

of creative freedom to those looking to perfect the aesthetic of their outdoor oasis. “They are building something that will work with nature, not harm it,” says Miller. “Each one of our pools is specifically designed for the landscape it is sitting in. The possibilities are endless and there are options for features and lighting to further enhance the design. It is really important to us that we design a pool to work in its environment.” Landing on a design that works with the landscape is the key consideration for the company. In the hot summer months, the only thing that feels more luxurious than stepping into a beautifully designed swimming pool is stepping into a beautifully designed, heated swimming pool. Just like ordinary pools, NSPs can be heated with heat pumps, sunshine, or by covering the pool with floating solar panels or a dark-colored cover to absorb the heat from the sun. Given the endless benefits NSPs offer, the trend is showing no signs of fading. Undoubtedly, the popularity of NSPs revolves around convenience and how they cater to sustainable needs. NSPs provide a serene solution for luxury homeowners who want to live more sustainably, and long for an ultra-unique, scenic backyard escape. This alternative swimming option also resolves the

need for endless pool maintenance and harsh chemicals that can be harmful to the environment. Those who already own traditional inground swimming pools can make the switch to NSP without having to undergo a major reconstruction, as regular pools can easily be converted into NSPs. As stunning as a high-end NSP can appear, Miller pinpoints the difference in water quality as being the true luxury. “To be able to swim in a naturally filtered pool is a wonderful experience,” Miller says. “Pools with plants offer the added benefit of being a year-round water feature.” A natural source of water is a highly desired amenity in the luxury realm and natural swimming pools create that possibility.

“

The maintenance for an NSP is minimal when compared to a regular pool.

“

algae is produced, so controlling phosphorus levels is a key component of upkeep. Miller explains the general science behind NSPs in simple terms: “A natural swimming pool relies on biological filtration, where impurities are filtered out and bacteria removed,” she says. “The plants naturally remove nutrients from the water. In a pool with no plants, a filter will [remove] phosphorus from the water.”

Framed by reeds, lilies, and sculpted landscaping, the natural pool transforms the garden into a living ecosystem; an elegant fusion.

Marco Island, FL

Insiders View: What’s driving demand in the luxury market right now?

Coastal contemporary with a big view! Open-concept floor plan! Open lanais with no screens, resort-style lanais with boat docks and lifts! Minimum 3-car garages.

In your opinion, how has the Marco Island market performed over the past year?

Marco Island's market has been in "correction mode" since the pandemic. Property values tripled during the pandemic. This past October median market sales price was UP 17%. We are a very desirable resort marketplace!

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

I ask clients detailed questions about their vision and what they’re looking for in a property. The types of amenities they prefer, their lifestyle and hobbies, and whether they are interested in a home or a condo. I learn about the size of their family and the number of bedrooms and baths that would best suit their needs. Premier Sotheby’s International Realty is a global brand with broad reach, connecting buyers and sellers from around the world. This is especially valuable in our luxury market on Marco Island, where we serve a diverse range of clientele seeking exceptional properties.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

Marco Island offers distinct areas tailored to how you want to live. Some properties provide direct water access with no bridges — ideal if you own a large vessel. Others are perfect for smaller boats, or perhaps you’re not a boater at all and prefer to enjoy the island’s beaches, restaurants, and sunsets from land. Do you see yourself close to the island’s vibrant happenings, with easy access to dining, shopping, and entertainment? Or do you imagine a more private retreat in the Estates Area, where larger homes and spacious lots offer peace and seclusion? The key is matching your lifestyle with the right location — whether it’s boating, social energy, or quiet luxury, Marco Island has a neighborhood that fits.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

While Marco Island is primarily a second-home market with a strong base of cash buyers, the overall economy still plays a critical role. Interest rates influence how buyers feel about stability and long-term investment, even if they aren’t financing their purchase. Confidence in the economy translates directly into confidence in real estate. The numbers tell the story: with the median sales price up 17% from last year, buyers are showing they’re ready to invest in Marco Island’s lifestyle and value. This growth signals strength in demand and reinforces the island’s reputation as one of the most desirable destinations in Florida.

Cathy Rogers, a longtime resident of Southwest Florida, and former director of the Marco Island Area Association of Realtors, has extensive knowledge of the local market, focusing on the Marco Island and Naples area. She has been in the business of real estate for over 20 years and has consistently been in the top 1% of Realtors in the Marco Island marketplace currently with over a half billion dollars in sales volume! Cathy was recognized as one of the top 100 Global Advisors for Premier Sotheby's worldwide in 2024, as well as an elite member of Club 1744, comprised of the top 100 advisors and top 10 per region. Cathy is well known in luxury circles for being a top producing Realtor and personally closed over $100M in sales volume in 2023. Cathy knows the Marco Island Real Estate Market and Marco Island knows Cathy Rogers!

Las Vegas, NV

Insiders View: What’s driving demand in the luxury market right now?

Las Vegas is experiencing a remarkable transformation — one driven by a surge of high-end homebuyers seeking sophistication, privacy, and a lifestyle that blends ease with indulgence. Affluent newcomers from coastal cities are arriving in greater numbers than ever, drawn to Nevada’s tax advantages, exceptional value, and a flourishing scene of master-planned communities known for golf, wellness, and resort-level amenities.

In your opinion, how has the Las Vegas, NV market performed over the past year?

Over the past year, the Las Vegas luxury market has shown remarkable resilience and evolution. Sales in the $1M–$3M range climbed steadily, with some areas — like Summerlin — experiencing a dramatic surge in demand fueled largely by cash buyers. This influx of affluent purchasers kept activity strong even as national market conditions fluctuated.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

In Las Vegas, true luxury isn’t defined by price — it’s defined by lifestyle. We connect high-end buyers with homes that reflect who they are and how they want to live. Our approach begins with understanding each client’s vision. Rather than casting a wide net, we curate a refined selection of properties tailored to their priorities — views, privacy, architecture, amenities, and community experience. Through private tours, neighborhood immersions, and concierge-level service, we help buyers move beyond the listing and into the feeling of life in their new home.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

For many out-of-state and international buyers, Las Vegas is a revelation offering world-class luxury living far beyond the Strip. Our role is to introduce these clients to the true identity of the city, beginning with a curated overview of its most distinguished communities. From there, we provide a guided immersion into the lifestyle: private community tours, introductions to golf and country clubs, dining and entertainment suggestions, and insights into local culture, schools, and amenities.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

"

In Las Vegas, true luxury isn’t defined by price — it’s defined by lifestyle.

The next 12 months promise steady, confident momentum for the luxury markets in Las Vegas and Henderson. Prices are expected to rise moderately as affluent relocators continue to fuel demand, especially in premier communities like Summerlin, The Summit Club, and Henderson’s exclusive hillside estates. Inventory is projected to stabilize, creating a balanced environment where exceptional design, strong architecture, and lifestyle-driven amenities will stand out. UNIQUE HOMES

Hartford county, CT

Insiders View: What’s driving demand in the luxury market right now?

Luxury demand today is shaped by lifestyle, quality, and long-term confidence. Buyers are seeking turnkey homes with wellness features, private outdoor spaces, sophisticated design, and smart-home systems. “Affluent buyers are prioritizing communities with exceptional schools, cultural richness, natural beauty, and world-class healthcare, all within easy reach of metropolitan centers,” explains Laurie Kane. Hartford County’s central location is positioned between New York City and Boston, offering a rare geographic advantage. Its role as the insurance capital attracts top-level executives and high-net-worth professionals.

In your opinion, how has the Hartford County, CT market performed over the past year?

Since the pandemic, Hartford County has seen strong growth. The work-from-home era shifted buyer priorities. Median sale prices rose approximately 7.3% year-over-year, and luxury homes often sell above asking price. “We’ve seen an influx of relocating professionals, families, and healthcare specialists drawn to our excellent schools, expanding medical infrastructure, and vibrant executive community,” Kane notes. This post-pandemic growth has positioned Hartford County as a “value luxury” market offering comparable advantages to coastal luxury markets at attractive price points.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

Luxury buyers are selective, and rightly so. Laurie Kane emphasizes: “It’s never just about the house; it’s about the lifestyle the home enables. My goal is to understand my client’s daily routines, family needs, work habits, and leisure priorities, and then match them with properties that truly elevate their lifestyle.”

How do you guide out-of-state or international clients who may be discovering this area for the first time?

Relocation clients receive tailored welcome packets, including market insights, commute maps, school profiles, healthcare information, and vetted local professionals. Once on-site, Kane curates an “immersion experience”: “I often suggest clients spend a week living locally to feel the community’s rhythm. For international buyers, I coordinate currency logistics, professional referrals, and remote closings to ensure a seamless transition.”

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

"

It’s never just about the house — it’s about the life the home enables.

Turnkey, wellness-oriented, smart-home integrated properties will command premiums. Buyers will continue seeking strong schools, safe neighborhoods, and convenient access to metropolitan hubs. “Quality of life, not just square footage or finishes, will remain the ultimate differentiator in Hartford County’s luxury market,” Kane explains. Hartford leads the 2026 Realtor.com list of markets projected to see the strongest combined growth in home sales and prices. "Refuge markets" are attracting shoppers from larger, high-cost metro areas seeking relative affordability, more space for the price and greater market stability. At the top of this list for 2026 is Hartford-West Hartford and East Hartford. UNIQUE HOMES

San Miguel de Allende, MX

Insiders View: What’s driving demand in the luxury market right now?

Luxury buyers look for lifestyle and quality of life, and they know they will find it in the UNESCO World Heritage village of San Miguel de Allende, named six different years by Condé Nast Traveler as the #1 Small City in the World, boasting an unparalleled English-language cultural and social infrastructure. Residents enjoy the European-inspired charm of a village setting, with dining, culture, and entertainment just moments away.

In your opinion, how has the San Miguel de Allende market performed over the past year?

Unlike the U.S. in 2025, our real estate market in San Miguel de Allende performed well in the under $1.25M market, but the luxury market still remained healthy. Many buyers are seeking to escape the psychological turmoil of the U.S. and we have found more buyers moving here full time, whereas historically only about 30% of our buyers become full-time expats.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

Since I’m selling homes in Mexico to Americans, my website is exponentially more educational than traditional real estate websites because my extensive SEO and digital outreach connect buyers with me months before they actually visit San Miguel de Allende. Once they’ve learned about the city and connect with me, I’m extremely service-oriented in my approach to personally interviewing clients about their lifestyle preferences, entertainment needs, and community involvement, not just their budget or architectural preferences.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

As a top expat destination in Mexico, all my clients are international clients! They’re also mostly retirees — their focus isn’t on schools or public transit, but rather neighborhood amenities, closeness to the town square, and lifestyle options. Therefore, my website has extensive coverage of neighborhoods, local event resources, and international publicity about our city.

Greg Gunter is an architect with an MBA in real estate whose clients find him especially well-qualified to help them envision the retirement lifestyle and home they’ve often dreamed of for years before beginning their search in Mexico. This is why he brands himself as “The Dream Pro: San Miguel’s Luxury Home Expert!” As a full-time expat since 2009, clients also appreciate that he can walk them through, step-by-step, the process of acclimating to a new culture and environment because he has been through the process himself and can provide a unique insight that most Realtors in his market cannot. Greg's educational approach is reflected in his extensively informational website, which can be seen at DreamProHomesLuxury.com

"

More of them will seek international expat destinations and Mexico is top of their list.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

My luxury market is unique since my average demographic is well-educated retirees who value a stress-free and entertaining lifestyle above other home search factors. As the divisiveness and instability of the U.S. increases, we feel more of them will seek international expat destinations and Mexico is top of their list because of the time-zone similarity, travel proximity, affordability of real estate, and the extremely low-carrying costs on a home here. 44

Kiawah & Seabrook Islands, Charleston, Sc

Insiders View: What’s driving demand in the luxury market right now? Luxury demand in Charleston and Kiawah/Seabrook Island is being driven by buyers seeking a lifestyle centered on quality of life, natural beauty, and amenity-rich communities rather than purely investment motives. Many are choosing these coastal enclaves for their blend of culture, privacy, and long-term stability, allowing them to slow down without sacrificing access to world-class experiences.

In your opinion, how has the Charleston and Kiawah/Seabrook market performed over the past year? The past year has been marked by a resilient but highly selective luxury market, with prices holding strong, inventory remaining tight in prime areas, and turnkey properties continuing to attract immediate interest. Buyers are more discerning than ever, creating a clear divide between best-in-class homes that move quickly and those needing updates or with location compromises, which linger unless priced appropriately.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget? We begin by understanding each buyer’s preferences, priorities, and long-term goals so we can align them with a community and way of living — not just a property. Through thoughtful guidance and careful curation, we match clients with homes that genuinely support how they want to live, ensuring the experience feels intentional and deeply personal.

How do you guide out-of-state or international clients who may be discovering this area for the first time? Luxury here isn’t ostentation — it’s effortless living. For many clients discovering the Lowcountry for the first time, we serve as both advisors and hosts, guiding them through each community so they can truly understand the lifestyle, landscape, and daily rhythms of the area. We help them visualize how they’ll live here, connect them with trusted local resources, and explain key ownership considerations, from club structures to rental programs. For international clients, there’s often an extra layer of guidance around the transaction process, legal considerations, and tax implications. Our job is to make the journey feel simple and secure, even when the client is thousands of miles away.

Since 1978, Pam Harrington has built a legacy grounded in relationships, trust, and unparalleled local expertise. Looking ahead, what do you predict will shape the luxury market in the next 12 months? The year ahead is poised to show selective but steady strength, driven by buyers seeking lifestylecentric markets like Charleston, Kiawah Island, and Seabrook Island. Exceptional, well-designed homes will continue to command a premium, while limited inventory pushes more buyers toward renovations or custom builds. The luxury segment will be shaped by highly informed buyers willing to invest patiently in properties that truly align with their long-term vision. UNIQUE HOMES

Cape cod, MA

Insiders View: What’s driving demand in the luxury market right now?

At the top of the market, lifestyle and scarcity continue to drive decisions. On Cape Cod, affluent buyers remain active yet highly selective, seeking properties with standout design, character and distinction. Limited luxury inventory, especially exceptional waterfront, village, and architecturally crafted homes, continues to fuel strong demand and premium pricing.

In your opinion, how has the Cape Cod market performed over the past year?

Despite shifting conditions nationwide, the Cape Cod market has remained steady. Prices have edged up at a more moderate pace, while sales activity and days on market reflect a more thoughtful, balanced environment. In the luxury tier, qualified buyers are still active but more selective, rewarding properties that are turnkey, well-located and correctly priced.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

In the luxury tier, our role is part advisor, part strategist. For high-end clients, we start with a deep discovery: how they live day to day, who will use the home, what their ideal weekends look like and how often they’ll be here. From there, we curate only the right villages, neighborhoods, and locations, layering in data on lifestyle amenities, privacy, rental potential and long-term value so every showing feels purposeful, not random.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

We position ourselves as their first true connection to the region. Our agents guide buyers through Cape life with neighborhood videos, market data, and local resources on beaches, healthcare, and more. Virtual tours and high-quality visuals help clients experience homes well before they arrive.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

In the luxury tier, our role is part advisor, part strategist.

I expect a still-active but more strategic luxury market. Slightly higher inventory should offer more choice, though true waterfront and village-center properties will likely remain scarce. Based on current inventory and buyer behavior patterns, affluent buyers will stay focused on quality, location, and long-term value.

How President Vince Leisey is guiding Berkshire Hathaway HomeServices

into a new era

For over a decade, Berkshire Hathaway HomeServices has been synonymous with trusted agents, solid foundations, and supporting communities across the country and beyond. Last year saw a new chapter in the global real estate brand’s story when celebrated industry leader Vince Leisey took the helm as President of the network. From day one, Leisey has focused on building on the success of a company whose 45,000 agents span locations across North America, Europe, the Caribbean, and the Middle East. Blending classic principles with modern thinking Splitting his time between his role as CEO of Berkshire Hathaway HomeServices Ambassador Real Estate in Omaha, Nebraska, and leading the charge at a global level, Leisey’s leadership approach combines the

traditional with the contemporary—a vision that reflects the values and direction of the network he serves. Since its inception, homebuyers and sellers have looked at the Berkshire Hathaway HomeServices brand as a prestigious, trusted name within the real estate market. “There’s a law of attraction to our network,” Leisey said. “The biggest draw for consumers is trust—whether first-time homebuyers or luxury clients, they believe they’re working with the best of the best, and they’re right.” But how exactly does a global network like Berkshire Hathaway HomeServices combine its established reputation with a modern and innovative approach? Leisey explained that one supports the other. “First and foremost, we’re in the relationship-building business,” he said. “You must have that solid foundation of building and nurturing stronger relationships—and there’s no question that a relationship becomes much stronger, much faster, when you’re talking and interacting face-to-face with people. “However, innovations in technology— from AI and social media to everything that came before that—allow us to get more value from our relationships; more frequency and more clarity, which allows us to build even stronger relationships. With today’s technology, we can nurture better relationships with homebuyers and sellers than ever before. There’s no question in my mind that traditional approaches to real estate and modern innovations can—and should—co-exist. If you’re just focusing on one of these aspects, you won’t be as successful in servicing the client.”

Navigating a market in flux The above captures the Berkshire Hathaway HomeServices ethos in a nutshell: a company that understands that trust is the bedrock of client relationships, guided by leaders who distill this maxim to their agents across the global network— with a clear understanding of what homebuyers, sellers, and investors need to feel heard, respected, and at ease in today’s rapidly changing real estate market. And rapidly changing it is. While real estate is an industry that is no stranger to fluctuations, today’s landscape feels particularly volatile. Interest rates struggling to reach pandemic-era levels, continued supply issues, and geo-political concerns are just a handful of the challenges faced by consumers and brokerages alike.

new opportunities, and figure out how they can better serve their clients. “Economic downturns are opportunities,” Leisey added. “When others give up, work harder to meet clients’ needs. Then when the market recovers, you’ll be best positioned to succeed—and to help your clients succeed.” Leisey’s tactics speak for themselves. Berkshire Hathaway HomeServices Ambassador Real Estate now has over 1,000 agents affiliated with the company across Nebraska, and in 2024 alone, the company closed $3.9 billion in sales volume across 10,386 transactions. The roots of a leadership philosophy

We’re not here to stabilize or maintain. We’re here to improve and grow.” Vince Leisey

The benefits of having an experienced leader like Leisey at the helm are heightened considerably during market fluctuations. During the Great Recession of 2008/2009, Leisey had a bold plan for his company—doubling down instead of scaling back, giving more opportunities to his agents that, in turn, provided additional benefits to the clients they served. Challenging moments in any market give passionate and experienced professionals the opportunity to hone their skills, uncover

Leisey credits his real estate acumen and leadership prowess to his late mother. K. Carol Leisey started Ambassador Real Estate in 1984 with six other partners, before buying them all out a couple of years later. “Nobody else had the appetite for the brokerage business,” Leisey recalled fondly. When Leisey’s mother’s health sadly started to decline following a cancer diagnosis in the mid-90s, her son—already an agent with the company after gaining his real estate license in 1985 and broker license in 1991—stepped up to the plate and started getting into the management side of the business. In 2001, after the passing of his mother, Leisey took over the company. “I looked at our organization at that point in time, which had less than 100 agents, and I said to myself, ‘really, what do I want to do in my life?’ I decided that my primary goal in life is to enrich the lives of others.

“I felt that real estate is a vehicle that gives me that opportunity to reach more people than anything else would. With that mindset, I had to figure out what’s important to others. So I started trying to study generational trends to figure out where the industry was heading.” What Leisey found at the time was that teams of agents were becoming more popular— sales professionals were eager to collaborate and be part of something bigger than themselves. “I believed it was going to be a trend that was not short lived,” said Leisey—a prediction that holds true today. “I thought the team concept really made sense, so we started embracing teams at the brokerage.” It was also an opportunity to shake up the business and put his own management style into practice. One idea that may seem small helped reshape the relationship between agent and management. “I stopped the practice of holding recruitment interviews at my desk,” Leisey said. “I moved these meetings to the conference room because it’s not ‘boss and agent working for the boss,’ which is what most of the other brokers in the local Omaha market practiced. That mindset of ‘you can’t wear jeans, you can’t do this, you work for us,’ etc.—it’s us, together. It’s a partnership. “My thought was that we needed to be more approachable. I like the idea of being more casual; it fits my personality, and it’s

key to encourage people to be the unique individuals that they are.” Leisey also highlighted his desire to grow the network—and what’s needed to make that happen. “To me, attracting the next generation of agents isn’t optional—it’s essential if you want to be a growth organization,” Leisey said. “We’re not here to stabilize or maintain. We’re here to improve and grow, and that future relies on bringing in younger professionals. They’re the future of any business. “Next-gen agents bring fresh perspective and digital fluency; experienced agents bring deep expertise. When those strengths come together, everyone wins. The goal is to create a culture where both sides learn from one another.”

Hathaway HomeServices from other networks is the relationships,” Leisey said. “When we go to these network meetings, I’m impressed by the willingness of everybody to share, to collaborate, and to be an open book. “One of my initiatives is to introduce more events at both the broker and agent levels. Let’s be there to help each other, let’s build strong relationships, let’s network together, and let’s collaborate. By doing those things, it’s going to make all of us better. The extent to which everybody really cares for each other in this network continues to amaze me.”

And when agents combine their strengths, clients ultimately benefit— gaining professionals who are better supported, better informed, and better equipped to meet their needs.

“I get a thrill out of helping other people do better and achieve things that they were not achieving on their own—which applies to both our agents and the clients our network serves,” Leisey added. “I can’t imagine anything else that I could have done that would have given me the opportunity to reach and connect with as many people as I have in the real estate world.”

A network defined by relationships

Helping others: part of the network DNA

In a landscape full of real estate brands competing for attention—of both agents and consumers—it’s the strong bonds between brokerages, and network agents, that help makes Berkshire Hathaway HomeServices so powerful. “I think what differentiates Berkshire

The mindset of helping others doesn’t stop at the network’s borders. One of the core facets of a Berkshire Hathaway HomeServices network agent is their willingness to give back to their communities and charitable organizations.

was founded, Berkshire Hathaway HomeServices has raised millions of dollars for the organization which provides fun activities, days out, and a sense of belonging to kids battling cancer and their families across the country. The partnership with the Sunshine Kids has gone from strength to strength throughout the years. “At the heart of it, we have a network of people who genuinely care about helping other people and expecting nothing in return,” Leisey said. Outside of the Sunshine Kids, local brokerages also donate heavily to their own charities of choice. “When people are going out and raising money or volunteering, it really brings folks together,” Leisey said. “People feel better about themselves, and they feel better about the world when they come together to help others that are less fortunate than them. And I’ve always fundamentally believed, especially for those brokers and agents that have been very successful, that we have a responsibility to give to others that are less fortunate. That should be—and is—part of our DNA.”

I decided that my primary goal in life is to enrich the lives of others.” Vince Leisey

One initiative unique to Berkshire Hathaway HomeServices Ambassador Real Estate is the Care Fund, established by Leisey himself. He explained, “When an agent sells a home, they put $5 into the fund which is set aside to help our agents who have gotten into car accidents or who are undergoing cancer treatment—it’s for those times where things go wrong in your life. And the company matches dollar for dollar, so if we sell 10,000 homes in a year, that’s $50,000 coming from the agents, and $50,000 coming from the company.” In a tech-driving world, people still matter most With AI reshaping nearly every industry today—from art to real estate—there have been some ill-informed predictions regarding the future of agents and the real estate industry in general. Real estate is

a people business. It involves the buying or selling of what is usually someone’s most cherished or valuable asset. It’s emotional, complicated, and high-stakes— meaning that having an experienced, compassionate agent on hand to walk you through the transaction isn’t just a nice-tohave—it’s a must-have. “There’s a huge need for real estate agents,” Leisey said. “The desire of the American people to own a home will not go away. Therefore, I think the future is bright for real estate. People will be willing to work with you if you provide them value—if you can make the transaction easy, simple, and stress-free. So we need to be mindful of that as we continue to move forward. We need to be cognizant that these are highly emotional transactions. “AI is an important tool that we are increasingly utilizing across our network, but AI and technology are going to not remove all that stress that manifests during a real estate transaction. That comes from our knowledge and our relationships and our ability to provide calm and eliminate as many hurdles and obstacles as possible for our clients.”

CHARLOTTE, NC

Insiders View: What’s driving demand in the luxury market right now?

There are several factors that are enticing buyers, but the main points remain economic growth, in-migration of buyers seeking a more desirable lifestyle, quick market activity, and neighborhood prestige. Even with the rising inventory, the buyer confidence and demand remain strong for those seeking Charlotte’s quality of life and value proposition.

In your opinion, how has the Charlotte, NC market performed over the past year?

Over the past year, the Charlotte real estate market has shifted into a more balanced phase. Prices are up modestly — about one percent year over year — showing stability rather than the rapid growth we saw in prior years. Sales activity has been mixed, but buyer demand remains steady, even with higher interest rates. Inventory has increased significantly, giving buyers more options and easing bidding wars, which has also led to longer days on market.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

For all buyers in Charlotte, the process begins with understanding lifestyle, not just budget. I take the time to learn how my clients live — from work and entertaining, to privacy preferences, walkability, and access to dining or green space. That insight guides neighborhood selection, whether it’s Myers Park for timeless architecture, SouthPark for convenience and luxury amenities, or Lake Norman for water views. There is a neighborhood and future property in Charlotte for all buyers.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

My relocation director and I act as both a market guide and local resource. We introduce them to everything Charlotte has to offer so they can quickly understand where they’ll feel most at home. We guide them through the buying process from start to finish. If it is helping coordinate movers, decorators, tours or just a simple painter, their needs are never too large. When clients can’t be on the ground, I rely on virtual tours and trusted local resources to keep them informed and confident.

"

“It’s more than just real estate, it’s family.”

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

I expect Charlotte’s luxury market to remain steady and resilient. Demand will continue to be driven by job growth and in-migration. We’re likely to see modest, sustainable price growth rather than dramatic spikes. Mortgage rates will play a role in buyer activity, but many luxury buyers are less rate-sensitive, which should help support values. Homes that offer strong location, privacy, and high-end features will continue to outperform. UNIQUE HOMES

scottsdale, AZ

Insiders View: What’s driving demand in the luxury market right now?

While the migration surge driven by COVID and remote work has slowed, it introduced our market to a new audience of high-net-worth buyers who had never seriously considered Arizona before. That exposure, combined with a strong local economy and a growing tech sector, has kept our luxury market exceptionally healthy.

In your opinion, how has the Scottsdale, AZ market performed over the past year?

The luxury market remains solid but more nuanced. The standout “unicorn” properties, those with exceptional design, prime locations and recent remodels, continue to sell quickly at premium prices. Meanwhile, homes without those top-tier attributes are taking longer to move, even as sellers make price adjustments.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

Ultimately, we sell a lifestyle, not just real estate. Desert living is unlike any other environment. It offers perfect winter weather, a year-round resort atmosphere and an emphasis on outdoor recreation and wellness. From world-class golf and shopping to iconic events like the Phoenix Open and elite equestrian competitions, our region offers an upscale yet relaxed way of life. Buyers can choose from secluded private golf communities, intimate luxury enclaves or elegant city-close homes, all supported by exceptional amenities, safety and accessibility. Plus, being just hours from Southern California, Nevada and Mexico adds even more appeal.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

We don’t start with specific homes. We start with discovery. We tour the various communities, talk through their preferences and share insights about why so many of our clients have chosen Arizona. By truly listening, we uncover what resonates with them and whether desert living aligns with their lifestyle vision. It is about connection and fit, not just features.

Few real estate professionals know North Scottsdale as well as Dave Patterson. His connection to the area began in 1980 when he joined the Club Services team at Pinnacle Peak Country Club, quickly rising to assistant golf professional. His ties deepened when he joined The Desert Mountain Club at its opening in 1987, where he remained a member for nearly three decades. At Luxury Property Advisors, the philosophy is simple: selling luxury real estate is both a science and an art. The team takes a strategic, data-informed approach to deliver optimal results. With decades of experience, refined negotiation skills and deep local knowledge, they understand that timing, presentation and precision are everything. That is the difference you will see when you work with Dave Patterson.

"

Ultimately we sell lifestyle, not just real estate.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

The upper-tier market here is not heavily driven by interest rates because most of our buyers are cash or largely cash. While lower rates could improve sentiment, the bigger factors will be overall market confidence and financial performance. Some buyers have been waiting on the sidelines for better conditions, but the truth is exceptional, remodeled or rare properties still move quickly. 66

Insiders View: What’s driving demand in the luxury market right now?

Luxury demand is being driven by buyers seeking lifestyle certainty — access to outdoor recreation, privacy, and a sense of place that feels authentic. Limited inventory in premier locations, combined with the desire to own tangible assets in irreplaceable markets like the Vail Valley, continues to support strong demand.

In your opinion, how has the Vail Valley, CO market performed over the past year?

The market has normalized from the post-pandemic pace, but remains healthy at the top end. Pricing for new, high-quality, well-located properties has held firm, while buyers have become more selective. Homes that are properly positioned continue to sell, reinforcing a quality-driven market.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

It starts with understanding how the buyer wants to live, not what they want to spend. We focus on use, longevity, and personal priorities — whether that’s ski access, privacy, entertaining, or multigenerational needs. From there, we curate opportunities that align with lifestyle and long-term value, often including off-market options.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

Education comes first, we introduce buyers to the distinct personalities of each Vail Valley community and explain how seasonality, access, and daily living differ by location. We help with virtual tours, videos, and detailed conversations help narrow focus so that when they visit, they’re confirming fit — not starting from scratch.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

Michael Slevin is the President of Berkshire Hathaway HomeServices Colorado Properties. The family-owned Colorado firm includes 11 sales offices, a vacation rental division, and over 135 brokers and support staff serving some of the state’s best-known markets including Vail, Beaver Creek, Breckenridge, Telluride, Grand Junction, and Montrose. Founded in 1971, the company has grown from 1 office in Vail to establishing a regional foothold in Colorado’s resort communities and the Western Slope. Michael is co-founder of the network’s Mountain Resort Group that aligns BHHS’s top mountain resort brokerages to uncover best practices, establish referral channels and create accountability.

"

We focus on Service. Strategy. Results.

By 2026, I expect a continued emphasis on quality over quantity. Truly exceptional properties will remain in demand, while average offerings face more scrutiny. Limited supply and global interest in alpine lifestyle markets, the Vail Valley are well-positioned for steady and long-term strength.
