Insiders View: What’s driving demand in the luxury market right now?

This is relevant to high end properties in America and very much so in Beverly Hills and other luxury property environs in and around Los Angeles. Buyers are aware that the luxury market is soft with large inventory and sellers — particularly on the very high end, significantly reducing their prices in order to facilitate a sale. This is an opportunity to make a buy on a quality property at a great price and savvy buyers are making the most of the opportunity.

In your opinion, how has the Beverly Hills, CA market performed over the past year?

The luxury market here in Los Angeles has been hit by a number of factors, but properties that are priced appropriately and offer top of the line features are still selling. With the exception of truly unique properties that really transcend a "comparable price analysis" here and overseas where I market and sell trophy-type properties, price is still the driving force.

How do you connect high-end buyers with properties that truly match their lifestyle and vision, not just their budget?

I have a very unique business and marketing model from decades of selling properties worldwide and it is absolutely key to connect those elements to complete sales. Many of the properties I represent the lifestyle aspect of owning the property is absolutely the key element to procure a buyer initially as well as bring the sale to fruition. In many cases, the buyer owns multiple properties, often in different countries, and it is a "want" buy as opposed to a "need buy." Hence, lifestyle is a crucial component.

How do you guide out-of-state or international clients who may be discovering this area for the first time?

Experience in representing out-of-state and international clients is key to establishing credibility and trust, as they have limited information on values, neighborhoods, and even the entire buying process. My philosophy is to always advise them to look to the future upside of a particular property although, they may believe they will never sell it.

Looking ahead, what do you predict will shape the luxury market in the next 12 months?

The year began very sluggishly, as our region continued to recover from the effects of Hurricane Helene. Late summer and fall, however, showed a strong increase in activity and sales, and we are very optimistic about the year ahead.

Luxury kitchen appliance manufacturers are adopting advanced technologies to benefit home chefs in the AI era.

The kitchen, once a strictly utilitarian space discreetly hidden behind walls, is now a showplace for both design and technology.

New products are transforming the room into a stage where state-of-the-art technologies are blended with compelling aesthetics.

The expansive Kitchen & Bath Industry Show (KBIS), hosted by the National Kitchen & Bath Association (NKBA) last February in Las Vegas, revealed that technology and sustainability are prevailing trends.

“KBIS 2025 unveiled interesting intersections between smart technology and sustainability,” reports Heather Shannon, senior vice president of marketing and communications for NKBA | KBIS. For wine lovers, Napa Technology’s BacchusNT™, offers an AI-powered home sommelier application integrated into WineStation, the company’s advanced wine preservation and dispensing system.

Redefining the at-home wine-drinking experience, BacchusNT™ provides sommelier-level recommendations with tasting notes and suggested food pairings tailored to any occasion or budget. Drawing on an ever-expanding global wine database, the platform learns from user preferences, refining its recommendations over time and essentially filling the role of a personal sommelier.

Natural swimming pools, otherwise known as NSPs, are aquatic marvels that are redefining the concept of leisure and sustainability, promising a harmonious fusion of nature’s beauty and opulent relaxation. Powered by plants, they are the perfect addition to your private oasis.

As the name suggests, these beautifully constructed swimming areas are better for you and the environment than traditional chlorine pools. Originating from Europe, the NSP trend has slowly but surely picked up traction in the United States, due to the gorgeous designs and added sustainable benefits. Kate Miller, director at Natural Swimming Pools LTD, spoke to Unique Homes, to break down the need-to-know details on these backyard additions and why the interest surrounding them continues to grow.

The rise of NSPs goes hand-in-hand with the rise of our awareness regarding the impact of harsh chemicals on our bodies and the planet.

One of the major draws for NSPs, according to Miller, is that they don’t require chemicals such as chlorine, which is known for pulling natural oils from our skin and hair, leaving them both rough, damaged, and dry. “You will be swimming in pure water, with no smell or irritation to the skin/eyes,” explains Miller. “The health benefits of swimming are well known, and without any harmful chemicals, natural pools are safe for humans, pets, and wildlife.”

Instead, NSPs rely on aquatic plants or a biological filter to keep them clean and clear through natural filtration processes. In an aquatic ecosystem, phosphorus controls the pace at which

Because of the natural filtration, regular dosing or testing is not needed and it’s not necessary to empty the pool after the initial fill. Overall, the maintenance required for an NSP is much more minimal than that for a regular pool. “We recommend two services per year for our pools, plus there is some small ongoing maintenance to be done in between. The steps are very simple, but it is important that it is done regularly to maintain the pool at its best,” says Miller.

In the hot summer months, the only thing that feels more luxurious than stepping into a beautifully designed swimming pool is stepping into a beautifully designed, heated swimming pool.

Just like ordinary pools, NSPs can be heated with heat pumps, sunshine, or by covering the pool with floating solar panels or a dark-colored cover to absorb the heat from the sun.

Given the endless benefits NSPs offer, the trend is showing no signs of fading. Undoubtedly, the popularity of NSPs revolves around convenience and how they cater to sustainable needs. NSPs provide a serene solution for luxury homeowners who want to live more sustainably, and long for an ultra-unique, scenic backyard escape. This alternative swimming option also resolves the

need for endless pool maintenance and harsh chemicals that can be harmful to the environment. Those who already own traditional inground swimming pools can make the switch to NSP without having to undergo a major reconstruction, as regular pools can easily be converted into NSPs. As stunning as a high-end NSP can appear, Miller pinpoints the difference in water quality as being the true luxury. “To be able to swim in a naturally filtered pool is a wonderful experience,” Miller says. “Pools with plants offer the added benefit of being a year-round water feature.” A natural source of water is a highly desired amenity in the luxury realm and natural swimming pools create that possibility.

During the Great Recession of 2008/2009, Leisey had a bold plan for his company—doubling down instead of scaling back, giving more opportunities to his agents that, in turn, provided additional benefits to the clients they served.

Leisey credits his real estate acumen and leadership prowess to his late mother. K. Carol Leisey started Ambassador Real Estate in 1984 with six other partners, before buying them all out a couple of years later. “Nobody else had the appetite for the brokerage business,” Leisey recalled fondly.

When Leisey’s mother’s health sadly started to decline following a cancer diagnosis in the mid-90s, her son—already an agent with the company after gaining his real estate license in 1985 and broker license in 1991—stepped up to the plate and started getting into the management side of the business.

In 2001, after the passing of his mother, Leisey took over the company. “I looked at our organization at that point in time, which had less than 100 agents, and I said to myself, ‘really, what do I want to do in my life?’ I decided that my primary goal in life is to enrich the lives of others.

“I felt that real estate is a vehicle that gives me that opportunity to reach more people than anything else would. With that mindset, I had to figure out what’s important to others. So I started trying to study generational trends to figure out where the industry was heading.”

What Leisey found at the time was that teams of agents were becoming more popular— sales professionals were eager to collaborate and be part of something bigger than themselves. “I believed it was going to be a trend that was not short lived,” said Leisey—a prediction that holds true today. “I thought the team concept really made sense, so we started embracing teams at the brokerage.”

It was also an opportunity to shake up the business and put his own management style into practice. One idea that may seem small helped reshape the relationship between agent and management. “I stopped the practice of holding recruitment interviews at my desk,” Leisey said. “I moved these meetings to the conference room because it’s not ‘boss and agent working for the boss,’ which is what most of the other brokers in the local Omaha market practiced. That mindset of ‘you can’t wear jeans, you can’t do this, you work for us,’ etc.—it’s us, together. It’s a partnership.

“My thought was that we needed to be more approachable. I like the idea of being more casual; it fits my personality, and it’s

key to encourage people to be the unique individuals that they are.”

Leisey also highlighted his desire to grow the network—and what’s needed to make that happen. “To me, attracting the next generation of agents isn’t optional—it’s essential if you want to be a growth organization,” Leisey said. “We’re not here to stabilize or maintain. We’re here to improve and grow, and that future relies on bringing in younger professionals.

They’re the future of any business.

“Next-gen agents bring fresh perspective and digital fluency; experienced agents bring deep expertise. When those strengths come together, everyone wins.

The goal is to create a culture where both sides learn from one another.”

“I get a thrill out of helping other people do better and achieve things that they were not achieving on their own—which applies to both our agents and the clients our network serves,” Leisey added. “I can’t imagine anything else that I could have done that would have given me the opportunity to reach and connect with as many people as I have in the real estate world.”

And I’ve always fundamentally believed, especially for those brokers and agents that have been very successful, that we have a responsibility to give to others that are less fortunate. That should be—and is—part of our DNA.”

by Leisey himself. He explained, “When an agent sells a home, they put $5 into the fund which is set aside to help our agents who have gotten into car accidents or who are undergoing cancer treatment—it’s for those times where things go wrong in your life. And the company matches dollar for dollar, so if we sell 10,000 homes in a year, that’s $50,000 coming from the agents, and $50,000 coming from the company.”

Sales activity has been mixed, but buyer demand remains steady, even with higher interest rates. Inventory has increased significantly, giving buyers more options and easing bidding wars, which has also led to longer days on market.
