ask the expert… …sales agent

Q

We are planning to move in the coming months. Do we need to do anything to our house? Edward Foley, owner of Winkworth Wimbledon Village, replies . . .

A

The opening months of 2012 have reflected a positive start for the London property market. The number of sellers bringing houses to the market and buyers registering interest with Winkworth are up. Prices have held up so far, and probably will continue to do so as they are driven by the shortage of available stock. We are seeing an increase this year in the number of buyers moving out to the Wimbledon area from Battersea and Fulham, often attracted by larger gardens if they have a young family. We are now entering one of the busiest times of the year for us, with families looking to move in time for their children to start school in September. Wimbledon has an excellent selection of schools, both private and state, and often buyers will ask what we have within a catchment area of popular primary schools. If you are planning to move over the coming months, it is a good idea to give the front of your house as much ‘kerb appeal’ as possible. Present the front of your home at its best: a splash of colour with some hanging baskets and window boxes will help. A fresh coat of paint on the front door, and some new door furniture, often helps. Paint the garage door or replace it. Remember the front of your property will be the first and last image a potential buyer will see, and a well presented front garden and maintained exterior conveys the right message. Often buyers will drive by a property first to see if they like the area or road, and you want your house to stand out from the crowd.

marketview With people moving less often, they want ‘longer-lasting’ homes, says Cheryl Markosky Danny Hardy of Kinleigh Folkard & Hayward Battersea says buyers are thinking long-term when purchasing a home. “Properties with potential to extend and accommodate growing and changing needs of a family are particularly important, cutting out the disruption and hassle of moving.” Unconverted lofts, basements, outbuildings and annexes are all big selling points. People want to remain longer in homes within catchment areas of good schools and close to transport, suggests Charlie Mitchell from Douglas & Gordon East Putney. “Adding square footage over the years, rather than buying a big home upfront, spreads the financial strain over a longer period of time. Most common is a side return, loft conversion and extending into the basement, easily done with most Victorian townhouses.”  Continuing uncertainty of employment and pay in the financial sector is leading buyers to be less speculative on their purchase and more interested where value can be added in the long-term. Since the rise in stamp duty to 7 per cent above £2 million, buyers are seeing the sense in staying put and reinvesting this cost into their property, points out Clive Moon from Savills Wimbledon.  Alex Howard Baker of Savills Putney says lateral space is the key. “If you’re getting older, you don’t want a loft conversion. Single-storey dwellings with off-street parking are ideal, so you can park near the house without too far to walk. Also, having space for a live-in carer is useful.”  Buyers are tempted by property where much of the work has been carried out, but finding one with potential can be more sensible, advises Sara Ransom of Stacks Property Search. “Extensions can be constructed as and when space is needed, and done specifically to suit the family’s needs. Beware buying a property where work’s been done that falls slightly short of the mark, like a loft conversion that doesn’t provide as much space as it could, or a side extension where party wall permission hasn’t been acquired and the extension loses a couple of feet as a result.”  And just because a neighbour has done something, it doesn’t mean you can too. Work may have been done illegally, so a call to the council will pay dividends, adds Ransom.  Nicholas Finn from Garrington tips: “The only house on the street not to have done the loft, basement or side return, as it’s often the most interesting.” And a garage can be viewed as a “useable room with space above to extend, rather than a place for the car or storage.”

village vibe Jeremy Best, sales manager of John D Wood & Co Wandsworth, takes South on a guided tour of Trinity Road ATTRACTIONS Trinity Road runs from Wandsworth Bridge to Balham High Road and has property covering every spectrum and price range, from large family houses selling for £2m upwards to far more modestly priced flats and maisonettes from £250,000. The most popular part of Trinity Road is between Magdalen Road and Routh Road, where many of the houses have large leafy gardens, making them ideal for families. SHOPS Bellevue Road overlooking Wandsworth Common has an excellent range of local boutiques and shops including an independent bookshop, florist and pharmacy. TOP STREETS The most sought-after part of Trinity Road is the area known locally as the Toast Rack (an aerial photograph will show the reason for this moniker). Victorian detached and semi-detached family houses with large leafy gardens and direct access to Wandsworth Common generally sell for around £2.5m and upwards.

at the junction of Trinity Road and Bellevue Road, including Brinkley’s Kitchen, Pizza Express and the ever popular Chez Bruce. LEISURE One of the main reasons for the area’s popularity is the green lung of Wandsworth Common, containing more than 175 acres with football pitches, bowling green, cricket squares, tennis courts and even fishing in season at the small lake. All are well used by local families. SCHOOLS Located on Trinity Road is Finton House, an independent coeducational school for ages four to 11. TRANSPORT Well served by all forms. At the Balham end of Trinity Road is Tooting Bec Underground Station, with access to the Northern Line. Wandsworth Common and Wandsworth Town provide National Rail access to Clapham Junction and connections to central London. Buses also take you to central London and the 319 runs along Trinity Road on its way to Sloane Square.

RESTAURANTS AND PUBS Many popular restaurants and bars are to be found

theword

Special report by Tom Crabtree, associate director, Marsh & Parsons Clapham

If you imagined everything had ground to a halt in the property world due to the current shaky financial conditions, you’d be surprised. The opposite has certainly been true south of the river, with 2012 proving to be a busy year so far right across the board.  Values have certainly risen. With fewer properties on the market and a growing appetite among purchasers, prices continue to be pushed upwards, particularly in the house sector. A good example to illustrate this growth is a 1600 sq ft four-bedroom house that sold in Clapham for £850,000 in 2010. Only a year later, a similar four-bed house in the same street, with a far smaller garden, sold for £915,000. More recently, we’ve sold a similar property on the same road for the £995,000 asking price. Just when I think prices surely can’t rise any higher, they do. In the past, Clapham had a reputation for accommodating young singletons and couples just starting out in London. Now they’ve grown up and settled down and they don’t want to move from this great area, creating a strong demand for Victorian family houses from buyers who enjoy this vibrant part of the capital with its great restaurants, bars, pubs, shops and green spaces, especially the commons.

There is a real fight for limited stock and we’re achieving some fantastic results for our clients. For the rest of 2012 I predict that houses will continue to appreciate, with demand at its highest in the second quarter of the year. Our database of buyers is the biggest it has ever been, and more continue to register every week. In Clapham alone, the ratio of buyers to property is currently 15 to 1. Lending is still somewhat problematic for flats, as buyers need a 20 to 30 per cent deposit to get the best interest rates from banks. As such, this sector isn’t quite as bullish as houses, which are now 10 to 15 per cent beyond 2007 peak values. But I believe we’ll see more baby boomers helping their children to buy property in 2012: it’s an investment that still works for them. I have a good feeling about 2012 and I believe a great deal more confidence will return to the market. The Olympics and the Queen’s Diamond Jubilee are already bringing a real feelgood factor to the capital that will help make 2012 the time to be in London.

celebritygossip So You Think You Can Dance finalist Kirsty Swain stepped up to watch youngsters from eight Wandsworth schools compete for the chance to perform at the Southbank Centre in July. Students aged from 11 to 18 showed their best dance moves in performances at Ashcroft Technology Academy in West Hill. Some of the schools will be selected to represent Wandsworth in the Step Live! 2012 show. Kirsty, who previously taught jazz at the Royal Academy of Dance, appeared in the 2008 movie musical Mama Mia! featuring Meryl Streep.

Handy for the annual championship tennis action, a three-bedroom apartment is set on the ground floor of a newly refurbished Grade II listed building on Wimbledon Park Side. The grand building behind electric gates at Fairlawns is the former home of Sir Edwin Saunders (1814-1901), dentist to Queen Victoria. With two allocated parking spaces, the £1.35m apartment includes a split-level terrace with views of the communal gardens. Hamptons 020 8946 0081.

bestbites Paul Zammit, head of Lettings at Savills Barnes, recommends a favourite eatery The Depot Tideway Yard, Mortlake High Street, Barnes SW14 8SN • 020 8878 9462

Where? Just off Mortlake High Street, a short stroll from Barnes Village and Barnes Bridge Station. What’s it like? It has become a Barnes institution over the years: a place to meet for a drink and bar snacks, a light lunch or a full-blown celebratory meal. I’d recommend booking ahead and getting a table with a fine view of the river. And the food? The menu is a mixture of modern European cuisine, with a selection of seafood, meat and vegetarian dishes. The Saturday brunch menu is particularly comforting, with Eggs Benedict or a great full English.

Time to celebrate local know-how.

One knows one’s locality. And because one lives, works and is passionate about our area, one knows exactly whose looking to rent a property – just like yours.

Established in 1856. The first rules for croquet were registered the year we started. We’ve been going through the hoops to build strong relationships with landlords ever since.

The same year we first opened our doors... ...was a year for awards. Queen Victoria awarded the first Victoria Cross. Last year, was an awardwinning year for us, too. The Negotiator’s ‘National Lettings Agency of the Year’ and ‘Overall Supreme Agency of the Year’, to name just two.

“Our flat had been on the market with another agent, we never thought we would sell the place. It was a great relief to see your team selling it with genuine enthusiasm. Not only did they bring the buyers in, we got a really good price.” A delighted recent seller

Keeping you informed about property news and events in your area

All that jazz American jazz singer Stacey Kent and her band performed at St Luke’s Church Clapham as part of a concert series backed by local sponsors, including John Thorogood estate agency. Adding an extra afternoon concert before her evening performance to meet demand, she filled the church with numbers from her best-selling Blue Note album RaconteMoi. Her husband Jim Tomlinson played tenor saxophone.  Anne Stagg, John Thorogood lettings manager, said: “We were thrilled to support Stacey and her band at such a local venue. Local residents could hardly believe she was performing right here on their doorstep.” Other world-class musicians are lined up for the concerts organised by St Luke’s Music Society. Visit www.slms.org. uk for more information.

Celebrating with champagne and cupcakes Jacksons Estate Agents greeted the locals with champagne and cup cakes to celebrate the opening of their new boutique office at 22 Bellevue Road. From a total of eight offices, Jacksons now have six within a mile radius of Wandsworth Common. Sales manager Philip Agius, who has lived and worked in the area for 25 years, and his team staged a launch event featuring balloons, chocolate cupcakes and competitions for children, and champagne and canapés for the grown-ups. “The whole day was tremendous fun and the event gave us an opportunity to meet many old friends and acquaintances in the area, as well as many new faces,” said Philip. (Tel: 020 8672 9077.)

h Kellyzee to boost sales

Marathon runners Spencer and Sophie raise £3000 for charity

With 13 years of property industry experience, Kellyzee Botley is aiming to increase sales at the Battersea office of estate agents Living London. “Selling property is the easy part, with our properties for sale flying off the shelf. The company has brought me in to help generate the properties to sell to meet the demand we have,” said Kellyzee, who joins the branch as sales manager. She previously worked for companies in London, Kent and Sussex.

They go the extra mile for their customers, and they ran the 26.2 miles of this year’s London Marathon to raise almost £3000 for Children with Cancer. Spencer Cushing, associate director of John D Wood & Co South Kensington, and Sophie Poland, assistant manager of Battersea office, ran together for the charity and finished the course in a time of 4 hours 18 minutes. Both are fairly experienced marathon runners. “We’re thrilled to have raised a four-figure sum for such a great cause,” said Sophie.

development opportunity Building on garage plot A detached Victorian house in Bellevue Village has planning permission to build another family house alongside on the plot currently used as a garage and storeroom. Or you could extend the existing house to create a single double-fronted property. The current house in Althorp Road has 2970 sq ft of space arranged as five bedrooms, two bathrooms, two receptions, kitchen and breakfast room, conservatory and garden cellar. The rear garden is 65ft long, and there’s off-street parking for two cars at the front. Planning consent offers a development opportunity to create a family house of almost 3240 sq ft. Jacksons enjoy success at prestigious Estate Agents ‘Oscars’ DELIGHTED Tony McVeigh has heaped praise on staff at Jacksons after they scooped FOUR prestigious awards at the glitzy Estate Agents ‘Oscars’. Mr McVeigh, Managing Director of South West London’s leading independent estate agents, said he was thrilled at the success at the 9th annual ESTAS (Estate and Letting Agent Awards). TV property expert Phil Spencer was on hand to dish out the most-coveted trophies in the residential property sector to Jacksons executives at the awards ceremony staged at the Hilton Park Lane. Mr McVeigh said: “It was terrific effort by the entire Jacksons team and to be rewarded with four awards was absolutely brilliant. It is no more than the team deserves and I couldn’t be happier. “Remember, these awards are the only customer-voted awards for estate agents in the UK, the rest are awarded by panels. It is especially pleasing to note we have enjoyed this success purely on customer feedback.”

“It speaks volumes that clients – buyers, sellers, tenants and landlords – chose to trumpet our business. “It’s a simple recipe, really. We value our relationship with our clients and this is demonstrated by the hard work, diligence and total professionalism we deliver. Those key ingredients are essential and we strive daily to maintain that level of service.” Phil Spencer said Jacksons’ achievements were of great value within the industry. He said: “The ESTAS are the most important and valuable awards in our industry. An ESTA is not an easy accolade to pick up, to win one requires a lot of hard work, over a very long period of time.” Director Simon Scott admitted he was chuffed when it was announced that Jacksons had received 15 nominations for the ESTAS 2012– and was doubly delighted when the gongs kept coming on the big day. “It’s the most nominations we’ve had and we were excited at the prospect of winning an award but to win four was simply

fantastic. The Jacksons team should take a pat on the back. “I am particularly proud of the Battersea office receiving the gold award for the Best Estate Agent London (South). I know the staff in our office in Battersea very much see this award as being a catalyst to bigger and better things and while, of course, they will enjoy the achievement they won’t rest on their laurels in any way.” Simon Brown, organiser of the awards which were attended by more than 500 agents, said Jacksons should be proud of their success. He said: “Once again the ESTAS was a magnificent occasion and those who won awards must take huge pride. Shortlisted agents were there because their clients rate them amongst the best in the business so to win is the ultimate accolade. “Whatever the reason, it’s an inspiring occasion because winning an ESTA is a culmination of many months of hard work, and the reaction from winners on the day says it all.”

REFURBISHMENT

Going underground to create light and space Light wells in the wooden decking illuminate the subterranean family room in a lower ground floor excavated to fill the entire footprint of the house and garden. The underground retreat, which includes a plant room and an extra bedroom, forms part of the major refurbishment programme by the current owners of a house in Carmalt Gardens, Putney. The work increased total living space from 2500 to more than 3600 sq ft. On the ground floor, the newly created contemporary kitchen and breakfast room opens out into the 35ft west-facing rear garden that rests on the family room below. The property backs directly onto Putney Lawn Tennis Club, founded in 1879 and the second oldest lawn tennis club in the world, and has views of all the action on the club’s seven synthetic grass courts and three acrylic courts. A ground floor reception is linked to the kitchen and breakfast room, and the extended house offers a total of six bedrooms, including the first floor master with en suite bathroom. There are also three shower rooms. Carmalt Gardens stands on the site of the Rev William Carmalt’s boarding school for ‘young men principally designed for the public schools and the learned professions’, an establishment that ran from

1802 to the 1850s. The 1851 census lists the Rev Edward Trimmer (Carmalt’s successor), four assistant masters (two Classics, one Maths and one French), 44 resident pupils aged from seven to 16, and 11 servants. Carmalt Gardens was given its name in 1886 and residents of the day were classed as ‘well-to-do’. By Bob Stonebridge Carmalt Gardens, Putney SW15, £2.25m, Warren 020 8780 1100

OPPORTUNITY

Hail a new generation Original wood and metal scythes that cut the grass on Barnes Common many years ago were found in the shed. Workmen kept them here in the garden of a Victorian house on Mill Hill. Three generations of the Russell family have lived in the detached property on the common at Bracken View. Current owner Rita Leaman grew up in the house and is the granddaughter of Robert and Jane Russell, who bought the home in 1916. As Rita sorted through 96 years’ worth of Russell family belongings, she also discovered a First World War medal and two metal tankards owned by Edward Bingham-Smith, whose sisters Bertha and Amy were live-in companions to her grandmother in the 1950s and 1960s. Now she’s keen to return the heirlooms to the Bingham-Smith family, if anyone knows where they are today. The 5605 sq ft property is currently arranged as four apartments (plus loft space). Two need total modernisation, or you could convert the property back into a single family dwelling, and you and yours could potentially stay in the home for as long as the Russells. Mill Hill is part of an architecturally and historically significant collection of houses set in a conservation area. The hurricane of 1780 blew over the original windmill, which was replaced by a tower mill, possibly surrounded by a moat. Brick-built, the Bracken View house has an exposed timber-framed gable and decorative porch. Many original features have been retained inside, including kitchen dressers, fireplaces, and claw-foot bathtubs. The west-facing garden is 60ft long. New homes update Report by Fiona Creed, Taylor Wimpey regional sales and marketing director At Taylor Wimpey, we’re often asked by customers why they should choose a brand new home over second-hand. It’s a question we’re happy to answer, because we believe it’s very much a no-contest between the two. While it may once have been the case that homebuyers had to pay a premium for buying brand new, that’s no longer true today. Across South London, Taylor Wimpey homes are always competitively priced compared with their second-hand equivalents. Another advantage of buying brand new is the help that’s now available from homebuilders to offset the cost of the purchase – and that’s something you certainly don’t get with a previously-owned property. Taylor Wimpey offers a range of incentives to suit buyers in all circumstances, such as help with deposits and assistance with selling a home for those with a property to sell. Most housebuilders also offer a choice of Government-backed schemes such as FirstBuy, which enables first-time buyers to purchase selected homes for 80 per cent of their price, and the newly-launched NewBuy initiative, which is exclusive to new-build properties and gives first-time buyers and current homeowners access to 95 per cent mortgages – a rare opportunity in today’s climate of austerity.

And it’s not just value for money that gives brand new homes the edge over second-hand. Anyone who’s ever purchased an older property will know that it’s very rare that they don’t require some sort of maintenance or repair work, whether that’s replacing a gaudy bathroom suite or fixing major structural damage. With a brand new home, there are none of these issues to worry about as each property offers a completely fresh canvas for the purchaser to make their own. Taylor Wimpey customers can choose from a range of interior options that are professionally fitted before they’ve been handed the keys, and each property has the added security of a two-year housebuilder warranty and a 10-year NHBC guarantee. New homes are also built to be far more energyefficient than older properties, offering big savings on utility bills. It’s for these reasons that Taylor Wimpey developments across South London continue to prove as popular as ever. The borough of Wandsworth is currently a particular hot-spot, with our 130 Garratt Lane development selling well off-plan and new sites in Osiers Road, Wandsworth, and Old Devonshire Road, Balham, coming soon. Perfect harmony A south London musician has created a pitch-perfect harmonious home, says Cheryl Markosky Buying a corner house in a prominent position initially made life a bit tricky for professional cellist Chris Grist. On a very noticeable plot, locals were understandably concerned about his proposed extension to the dark and dingy Victorian end-of-terrace on Ramsden Road, Balham. “The planned extension was to jut out into the side garden and would be visible from the pavement, so there were some negative comments to the first planning application that was put in,” explains Grist, 40. To smooth troubled waters, Grist had a useful dialogue with a helpful conservation officer at Wandsworth Council, who was positive about what could be done to bring the period house – where nothing had been done for four decades – to life, as well as enhance the street scene. Grist adds that his ‘inspirational architect’ Matthew Heywood also contributed a great deal to the process. “He came up with a fantastic, but subtle, extension with incredible glass windows and a glass roof that added space and light,” says Grist, who adds that the whole place was gutted, the pebble dashing expelled from the façade, front door moved, and floors levelled before the first brick for the extension was laid.

A third project for Grist (the first two were a side extension added to a flat between the Commons, and gutting a Victorian house and converting the loft), this is by far the biggest, and the first where he’s created extra square footage. Digging out a huge basement under the side garden and rear addition with 2.7 metre ceilings has enabled Grist to add a study, cinema, utility room, wine cellar and nanny flat with separate entrance. Along with the five bedrooms over the first and second floors, a roof terrace and a ground floor double reception room leading into an airy kitchen and breakfast room, a family-friendly home has emerged. “Now with all the glass, as soon as you open the big oversize front pivot door you can see right through to the back of the garden,” says Grist. His acupuncturist wife Zoe, also 40, and children Joshua, four, and Imogen, two, also enjoy being able to easily step outside though glass sliding doors that open onto the garden. The success of this scheme is down to good planning. Grist says he spent more than a year tweaking the floor plans, which meant he didn’t need to change a single thing throughout the building

THE

process. “The project was on schedule within a couple of weeks, which saved a lot of hassle and money.” Grist’s job was sourcing materials, providing him with a clear vision of how the house would look. Now it’s time to move onto the next project, with Grist on the hunt for the next rundown property to revive. “My son will certainly be up for it. When we walk past building sites, he asks: ‘Shall we look and see if those builders are doing a good job?’” Ramsden Road, Balham SW12, £2.65 million, Hamptons International Clapham 020 7498 8686

WINCHESTER WHITE

Landlords are given cause to keep smiling For four long years now, barely a day goes by where we are not reminded of the plight of the UK property market. The downturn has at one point or another had an impact on practically every aspect of the market and everybody knows somebody with a property horror story. However; for one section of the market at least, things are looking in very good shape indeed, because there has never been a better time to be a landlord. Agent’s applicant boxes are brimming with professional would-be first time buyers, unable to pull together a deposit to buy and who are preparing themselves to be renting long term, longer than any generation that has ever been before them. Great news once again for Landlords because with favourable interest rates available as well, mortgage repayments are low as the competition ensures the rent levels are ever increasing. Another great thing for landlords has been the resulting effect this has had on the agents. Though competition in this market has always been tough, in lettings it’s getting busier and even more competitive. With lots of agents on the street, and all them with busy applicant boxes, it has never been more important for agents to turn their attention to quality of service.

Alex Winchester of Winchester White Estate Agents on Wimbledon Hill Road says that new agents are opening on the street all the time, and this level of choice can only be a fantastic thing for landlords and our profession. Though having worked in the area now for over seven years himself, Winchester says that there has been a tangible up-shift over the last eighteen months of landlord’s requirement for more than just a good rent and a professional tenant. Landlords are demanding much more from their agents. Winchester realised when he began Winchester White two years ago that it is no longer enough these days, just to have an office on the high street. You have to go the extra mile for your client and you have to be able to demonstrate that the quality of your product is represented through every stage of your service. The client has to be able to understand the full value of using your agency; otherwise they will simply go elsewhere. We set out to work closely with and garner the trust of our clients in the hope of working with them for many years’. If you’re interested in renting your home, please contact Alex directly for a valuation on 07919 055 001.

MONEY

moneytip STUDY YOUR OPTIONS TO FIX  Several lenders now offer hybrid mortgages, parttracker and part-fix, allowing you to make the most of the low base rate environment before switching to the fixed element when rates are anticipated to rise. The benefit is that the fixed rate is known from day one. This differs from lenders who allow borrowers to ‘drop-lock’ or ‘switch-fix’ into whatever fixed rate product is available at the time. Although the lender will waive any early redemption charge, the borrower may have to pay an additional product fee. Following recent headlines of ‘sticky’ inflation through 2012 and a potential base rate rise, borrowers should look at available options should they wish to fix at a later date.

£

Mark Harris, SPF Private Clients

BETTER SURVEYS BRING A GLIMMER OF HOPE HSBC is to increase the maximum loan-tovalue available on its mortgages for new-build properties from 75 per cent to 85 per cent, as its head of lending suggested the market was shaping up with better surveying practices producing more stable valuations. Martijn van der Heijden also reported that the first three months of 2012 was HSBC’s strongest quarter of mortgage lending ever, albeit from a low base. Van der Heijden attributed its increased lending partly to the hikes in standard variable rate loans implemented by a raft of lenders including Halifax, which boosted HSBC’s mortgage lending by 30 per cent on the previous quarter. Looking ahead, Van der Heijden also said he definitely saw a “glimmer of hope” in the mortgage market.

Not all gloom and doom It may be good news for house hunters, says Duncan Farmer Depressing economic figures have revealed that the British economy is officially in recession. The Office for National Statistics reported last month that the UK economy contracted by 0.2 per cent in the first three months of 2012, following a decline of 0.3 per cent in the final quarter of 2011 – technically pushing us back into recession. However, Mark Harris of SPF Private Clients, the mortgage broker, says the news is not quite as disastrous as it at first seemed, and that it may be good news for house hunters and mortgage borrowers. “Before we get too carried away with the doom and gloom, the figures are a preliminary estimate and the figure is likely to be revised upwards,” says Harris. “Other surveys and the job market paint a brighter picture than the GDP estimate. However, it does mean that more quantitative easing is likely to be on the cards and that interest rates will not rise any time soon. While savers will be disappointed, this is good news for mortgage borrowers.” Harris added, though, that while there has been no move in interest rates, a number of lenders have been raising their standard variable rates regardless.

Reversionary Rate

From May 1, about 1.2 million borrowers, including those with Halifax and RBS, will receive a payment shock when their lender raises its SVR. Additionally, in the past month many high street lenders have tightened their lending criteria for interest-only loans, which are popular with high-net-worth borrowers. Many now demand that borrowers put down a deposit of at least 50 per cent of the purchase price and can prove that they have other assets for repaying the capital sum. Better news is that private banks are happier to grant interest-only loans to borrowers with smaller deposits. And, in any event, there remain good deals on repayment mortgages for borrowers with a clean credit history. One of the lowest, with an interest rate of just 2.29 per cent, is available through HSBC to borrowers who can put down 35 per cent. And for those looking for a bit of long-term certainty, HSBC also has a five-year fixed-rate loan with a rate of just 3.29 per cent – again borrowers need a 35 per cent deposit. “With other lenders tightening their interest-only criteria, it is important that borrowers review their position by consulting an independent mortgage broker.” says Harris.

LOOKING FOR

Brits grow more confident demand, as more than half of people said concerns about job security was the main worry facing potential buyers. Raising enough money for a deposit was the second biggest challenge for 42 per cent of respondents, followed by the availability of mortgages for 30 per cent. Martin Ellis, housing economist at Halifax, said: “It is encouraging that the level of consumer confidence in the housing market continues to improve, albeit from a very low base. This is consistent with the broad stability that we have been seeing in house prices nationally in recent months.”

Britons are becoming increasingly confident in the outlook for the housing market, according to the latest Halifax housing market confidence tracker. Nearly 40 per cent of respondents predict that house prices nationally will increase over the next year, almost double the proportion that believe house prices will fall. Londoners remain the most confident about the prospects for the housing market, followed by people living in the East, the South-West and the South-East. The survey also showed that economic uncertainty continues to constrain housing

Divide grows

FARMING TODAY A ‘factory farming’ approach to mortgage lending taken by the biggest lenders is putting self-employed borrowers at a disadvantage, according to Brightstar Financial, an intermediary for specialist lending. Brightstar managing director Rob Jupp said: “Today’s business owner is working in very difficult trading conditions and lenders looking for the usual three years’ accounts are rejecting many good cases simply because of out-ofdate thinking. Cash-flow ebbs and flows mirror the economic turbulence over the past few years, and it stands to reason that historic data more than a year old is not as relevant to calculating affordability as it is in times of greater stability. It is, in many cases, not useful as a reliable guide at the time of application in a fast-moving economy like ours.”

The number of properties selling for more than £2 million-plus hit record levels last year, up by five per cent from a year earlier, but the number of homes selling for more than £5 million jumped by almost a quarter, according to research by Lloyds. The figures show a growing divide between the super-rich London buyers and the rest of the market – by contrast the number of £1 million properties fell by five per cent – and the fact the wealthiest sector of the market rarely relies on a mortgage whereas buyers of more modest homes are struggling to find a loan. Suren Thiru, Lloyds TSB’s housing economist, said: “Continued demand from wealthy cash-rich buyers, both from the UK and overseas, as well as limited supply has meant that this segment of the market remains largely immune from the headwinds facing the vast majority of homebuyers.” More than three-quarters of all £2 million-plus sales in 2011 were in London, and more than half of all multi-million pound sales took place in just three boroughs: Kensington and Chelsea, Westminster and Camden.

Historic gem on the Common A renovation and refurbishment programme by the current owners has combined traditional materials with modern technology in this Grade II listed house overlooking Wimbledon Common. This historic 17th century property, once part of Lauriston House, is the former home of social reformer and slave trade abolitionist William Wilberforce. Adjacent to the Common, this three-bedroom home stands on the corner of Southside Common and Lauriston Road. A large walled courtyard leading to the house has a garage that could

be used as a studio or office. On the ground floor, a country-style solid oak kitchen has an Aga and a limestone floor with underfloor heating. The owners have exposed the brick walls in both the kitchen and the double reception room, which has a large fireplace with wood-burning stove. The wood floor is believed to date back to the 17th century, and the reception also features a bespoke KEF surround sound system. Hardwood bifold doors open out into the courtyard. In the large bathroom there’s a Thomas Crapper cistern, Fired Earth roll-top bath and sink. Sockets and light switches were custom-made in handaged brass by Broughtons, and there’s another Thomas Crapper cistern in the downstairs cloakroom. The house includes a loft room, and Wimbledon Village High Street is a short walk away. Southside Common, Wimbledon Village SW19, offers in the region of £1,395,000, Robert Holmes 020 8947 9833

lettings lowdown Jilly Bland, lettings manager for Wimbledon-based Robert Holmes & Co, reports After a very damp and somewhat slow start to the summer market, lettings really comes into its own from June to September and we are looking forward to another busy season. During this period, applicants are predominantly families, especially those relocating from abroad, and budgets can be anywhere from £3000 to £10,000 per calendar month. Companies will generally employ the services of a relocation agent, whose job is to help orientate the employee to a new area, and assist in the search for the most suitable properties, taking into consideration location, available transport links, schools and general amenities. Wimbledon Village is one of the most popular destinations for these families, and we are seeing increasing numbers moving here, not just from abroad but also from as close by as Notting Hill, Kensington and Fulham. Anyone looking to make the first move towards a more rural location is delighted to discover that the village offers everything they would expect from the countryside, but with the added benefit of being on the

doorstep of Waterloo, London Bridge and the City, and only a short drive from the A3. This year we have much to celebrate in the UK. At the beginning of June the eyes of the world will be upon us as the Queen celebrates 60 years’ service to her country, with events taking place all over the capital. Attention will quickly shift to sport: the Queen’s Club Championships and Wimbledon fortnight followed by Olympic tennis – again at Wimbledon. The excitement is electric and June in Wimbledon is much more about tennis than property! But there are always last-minute enquires from landlords who have secured a tennis let and need alternative accommodation, or those involved with the tournament eager to secure a property as close to the All England Lawn Tennis Club as possible. Robert Holmes & Co has been established here for more than 40 years. Some of our tenants only envisage being in Wimbledon for a year or two, but they become captivated by the area and tend to stay and stay. Never underestimate the romantic power of Wimbledon Village.

the last word Helen Whitfield of Savills Putney Lettings gives her answers to South

Tell us how you joined the property industry and briefly describe your career to date.

I have always been interested in the property industry and decided to complete a degree in Property Agency and Marketing. I worked for a small company in Chelsea as office and property manager before joining Savills in April 2010. After completing the industry exams, I became ARLA licensed in 2011. What do you enjoy most about working in this market and what have been your highlights so far?

I am very lucky to work in the diverse Putney market, letting everything from studio flats to large family houses. Putney is a desirable area reflected in the fact that many residents move to other parts of Putney rather than central London. Describe the biggest challenges you face on a day-to-day basis.

Meeting both client and applicant expectations, but this is why I love the job. I strive to provide the best service and achieve maximum rental values for clients. We are very lucky to be based in a strong SouthWest London market. What advice would you give anyone considering a career in estate agency?

Estate agency is great if you like a varied day, working in and out of the office. Strong interpersonal skills and a motivated, positive attitude are essential. It can be very

rewarding to work with such a wide variety of people, particularly when we meet all their requirements and find them the perfect home. How difficult is the market for landlords and what advice would you give them?

The rental market is strong in the current climate, but landlords need to be willing to listen to their agent and take best advice for us to achieve the highest possible rent for their property. Sometimes this might mean redecorating to make a property more neutral and modern, and clean kitchens and bathrooms are essential. In your view, how does the South London market differ from other areas of London?

Rental prices have been on the increase throughout the A3 corridor and with the excellent overground train services, the City can be easily accessed, but residents can still enjoy the green spaces and a slightly slower pace of life.

If you were Prime Minister for the day, what would you change or what new measures would you introduce?

Compulsory licensing of all lettings agents: this would enhance the reputation of the industry, provide the best possible service and eradicate malpractice. Where, in your view, is the best place to live south of the river and why?

It has to be Putney with its green open spaces, thriving high street, underground and mainline stations, the Thames and easy access to the A3. I live in Battersea on a houseboat so I think riverside properties are highly desirable for London living. If you were not an estate agent, what career would you choose and why?

I have always ridden horses and competed at amateur level. I would have loved to become a successful three-day event rider.

What are your predictions for the rental property market in South London for the next few years?

Due to current mortgage constraints, we are likely to see an increased number of people renting, and positive growth will continue over the next few years.
