The opening months of 2012 have reflected a positive start for the London property market. The number of sellers bringing houses to the market and buyers registering interest with Winkworth are up. Prices have held up so far, and probably will continue to do so as they are driven by the shortage of available stock. We are seeing an increase this year in the number of buyers moving out to the Wimbledon area from Battersea and Fulham, often attracted by larger gardens if they have a young family. We are now entering one of the busiest times of the year for us, with families looking to move in time for their children to start school in September. Wimbledon has an excellent selection of schools, both private and state, and often buyers will ask what we have within a catchment area of popular primary schools. If you are planning to move over the coming months, it is a good idea to give the front of your house as much ‘kerb appeal’ as possible. Present the front of your home at its best: a splash of colour with some hanging baskets and window boxes will help. A fresh coat of paint on the front door, and some new door furniture, often helps. Paint the garage door or replace it. Remember the front of your property will be the first and last image a potential buyer will see, and a well presented front garden and maintained exterior conveys the right message. Often buyers will drive by a property first to see if they like the area or road, and you want your house to stand out from the crowd.

marketview With people moving less often, they want ‘longer-lasting’ homes, says Cheryl Markosky Danny Hardy of Kinleigh Folkard & Hayward Battersea says buyers are thinking long-term when purchasing a home. “Properties with potential to extend and accommodate growing and changing needs of a family are particularly important, cutting out the disruption and hassle of moving.” Unconverted lofts, basements, outbuildings and annexes are all big selling points. People want to remain longer in homes within catchment areas of good schools and close to transport, suggests Charlie Mitchell from Douglas & Gordon East Putney. “Adding square footage over the years, rather than buying a big home upfront, spreads the financial strain over a longer period of time. Most common is a side return, loft conversion and extending into the basement, easily done with most Victorian townhouses.” Continuing uncertainty of employment and pay in the financial sector is leading buyers to be less speculative on their purchase and more interested where value can be added in the long-term. Since the rise in stamp duty to 7 per cent above £2 million, buyers are seeing the sense in staying put and reinvesting this cost into their property, points out Clive Moon from Savills Wimbledon. Alex Howard Baker of Savills Putney says lateral space is the key. “If you’re getting older, you don’t want a loft conversion. Single-storey dwellings with off-street parking are ideal, so you can park near the house without too far to walk. Also, having space for a live-in carer is useful.” Buyers are tempted by property where much of the work has been carried out, but finding one with potential can be more sensible, advises Sara Ransom of Stacks Property Search. “Extensions can be constructed as and when space is needed, and done specifically to suit the family’s needs. Beware buying a property where work’s been done that falls slightly short of the mark, like a loft conversion that doesn’t provide as much space as it could, or a side extension where party wall permission hasn’t been acquired and the extension loses a couple of feet as a result.” And just because a neighbour has done something, it doesn’t mean you can too. Work may have been done illegally, so a call to the council will pay dividends, adds Ransom. Nicholas Finn from Garrington tips: “The only house on the street not to have done the loft, basement or side return, as it’s often the most interesting.” And a garage can be viewed as a “useable room with space above to extend, rather than a place for the car or storage.”

The most popular part of Trinity Road is between Magdalen Road and Routh Road, where many of the houses have large leafy gardens, making them ideal for families. SHOPS Bellevue Road overlooking Wandsworth Common has an excellent range of local boutiques and shops including an independent bookshop, florist and pharmacy. TOP STREETS The most sought-after part of Trinity Road is the area known locally as the Toast Rack (an aerial photograph will show the reason for this moniker). Victorian detached and semi-detached family houses with large leafy gardens and direct access to Wandsworth Common generally sell for around £2.5m and upwards.

at the junction of Trinity Road and Bellevue Road, including Brinkley’s Kitchen, Pizza Express and the ever popular Chez Bruce. LEISURE One of the main reasons for the area’s popularity is the green lung of Wandsworth Common, containing more than 175 acres with football pitches, bowling green, cricket squares, tennis courts and even fishing in season at the small lake. All are well used by local families. SCHOOLS Located on Trinity Road is Finton House, an independent coeducational school for ages four to 11. TRANSPORT Well served by all forms. At the Balham end of Trinity Road is Tooting Bec Underground Station, with access to the Northern Line. Wandsworth Common and Wandsworth Town provide National Rail access to Clapham Junction and connections to central London. Buses also take you to central London and the 319 runs along Trinity Road on its way to Sloane Square.

If you imagined everything had ground to a halt in the property world due to the current shaky financial conditions, you’d be surprised. The opposite has certainly been true south of the river, with 2012 proving to be a busy year so far right across the board. Values have certainly risen. With fewer properties on the market and a growing appetite among purchasers, prices continue to be pushed upwards, particularly in the house sector. A good example to illustrate this growth is a 1600 sq ft four-bedroom house that sold in Clapham for £850,000 in 2010. Only a year later, a similar four-bed house in the same street, with a far smaller garden, sold for £915,000. More recently, we’ve sold a similar property on the same road for the £995,000 asking price. Just when I think prices surely can’t rise any higher, they do. In the past, Clapham had a reputation for accommodating young singletons and couples just starting out in London. Now they’ve grown up and settled down and they don’t want to move from this great area, creating a strong demand for Victorian family houses from buyers who enjoy this vibrant part of the capital with its great restaurants, bars, pubs, shops and green spaces, especially the commons.

There is a real fight for limited stock and we’re achieving some fantastic results for our clients. For the rest of 2012 I predict that houses will continue to appreciate, with demand at its highest in the second quarter of the year. Our database of buyers is the biggest it has ever been, and more continue to register every week. In Clapham alone, the ratio of buyers to property is currently 15 to 1. Lending is still somewhat problematic for flats, as buyers need a 20 to 30 per cent deposit to get the best interest rates from banks. As such, this sector isn’t quite as bullish as houses, which are now 10 to 15 per cent beyond 2007 peak values. But I believe we’ll see more baby boomers helping their children to buy property in 2012: it’s an investment that still works for them. I have a good feeling about 2012 and I believe a great deal more confidence will return to the market. The Olympics and the Queen’s Diamond Jubilee are already bringing a real feelgood factor to the capital that will help make 2012 the time to be in London.

Perfect harmony A south London musician has created a pitch-perfect harmonious home, says Cheryl Markosky Buying a corner house in a prominent position initially made life a bit tricky for professional cellist Chris Grist. On a very noticeable plot, locals were understandably concerned about his proposed extension to the dark and dingy Victorian end-of-terrace on Ramsden Road, Balham. “The planned extension was to jut out into the side garden and would be visible from the pavement, so there were some negative comments to the first planning application that was put in,” explains Grist, 40. To smooth troubled waters, Grist had a useful dialogue with a helpful conservation officer at Wandsworth Council, who was positive about what could be done to bring the period house – where nothing had been done for four decades – to life, as well as enhance the street scene. Grist adds that his ‘inspirational architect’ Matthew Heywood also contributed a great deal to the process. “He came up with a fantastic, but subtle, extension with incredible glass windows and a glass roof that added space and light,” says Grist, who adds that the whole place was gutted, the pebble dashing expelled from the façade, front door moved, and floors levelled before the first brick for the extension was laid.

A third project for Grist (the first two were a side extension added to a flat between the Commons, and gutting a Victorian house and converting the loft), this is by far the biggest, and the first where he’s created extra square footage. Digging out a huge basement under the side garden and rear addition with 2.7 metre ceilings has enabled Grist to add a study, cinema, utility room, wine cellar and nanny flat with separate entrance. The benefit is that the fixed rate is known from day one. This differs from lenders who allow borrowers to ‘drop-lock’ or ‘switch-fix’ into whatever fixed rate product is available at the time. Although the lender will waive any early redemption charge, the borrower may have to pay an additional product fee. Following recent headlines of ‘sticky’ inflation through 2012 and a potential base rate rise, borrowers should look at available options should they wish to fix at a later date.

BETTER SURVEYS BRING A GLIMMER OF HOPE HSBC is to increase the maximum loan-tovalue available on its mortgages for new-build properties from 75 per cent to 85 per cent, as its head of lending suggested the market was shaping up with better surveying practices producing more stable valuations. Martijn van der Heijden also reported that the first three months of 2012 was HSBC’s strongest quarter of mortgage lending ever, albeit from a low base. Van der Heijden attributed its increased lending partly to the hikes in standard variable rate loans implemented by a raft of lenders including Halifax, which boosted HSBC’s mortgage lending by 30 per cent on the previous quarter. Looking ahead, Van der Heijden also said he definitely saw a “glimmer of hope” in the mortgage market.

Not all gloom and doom It may be good news for house hunters, says Duncan Farmer Depressing economic figures have revealed that the British economy is officially in recession. The Office for National Statistics reported last month that the UK economy contracted by 0.2 per cent in the first three months of 2012, following a decline of 0.3 per cent in the final quarter of 2011 – technically pushing us back into recession. However, Mark Harris of SPF Private Clients, the mortgage broker, says the news is not quite as disastrous as it at first seemed, and that it may be good news for house hunters and mortgage borrowers. “Before we get too carried away with the doom and gloom, the figures are a preliminary estimate and the figure is likely to be revised upwards,” says Harris. “Other surveys and the job market paint a brighter picture than the GDP estimate. However, it does mean that more quantitative easing is likely to be on the cards and that interest rates will not rise any time soon. While savers will be disappointed, this is good news for mortgage borrowers.” Harris added, though, that while there has been no move in interest rates, a number of lenders have been raising their standard variable rates regardless.

From May 1, about 1.2 million borrowers, including those with Halifax and RBS, will receive a payment shock when their lender raises its SVR. Additionally, in the past month many high street lenders have tightened their lending criteria for interest-only loans, which are popular with high-net-worth borrowers. Many now demand that borrowers put down a deposit of at least 50 per cent of the purchase price and can prove that they have other assets for repaying the capital sum. Better news is that private banks are happier to grant interest-only loans to borrowers with smaller deposits. And, in any event, there remain good deals on repayment mortgages for borrowers with a clean credit history. One of the lowest, with an interest rate of just 2.29 per cent, is available through HSBC to borrowers who can put down 35 per cent. And for those looking for a bit of long-term certainty, HSBC also has a five-year fixed-rate loan with a rate of just 3.29 per cent – again borrowers need a 35 per cent deposit. “With other lenders tightening their interest-only criteria, it is important that borrowers review their position by consulting an independent mortgage broker.” says Harris.

Brits grow more confident demand, as more than half of people said concerns about job security was the main worry facing potential buyers. Raising enough money for a deposit was the second biggest challenge for 42 per cent of respondents, followed by the availability of mortgages for 30 per cent. Martin Ellis, housing economist at Halifax, said: “It is encouraging that the level of consumer confidence in the housing market continues to improve, albeit from a very low base. This is consistent with the broad stability that we have been seeing in house prices nationally in recent months.”

Britons are becoming increasingly confident in the outlook for the housing market, according to the latest Halifax housing market confidence tracker. Nearly 40 per cent of respondents predict that house prices nationally will increase over the next year, almost double the proportion that believe house prices will fall. Londoners remain the most confident about the prospects for the housing market, followed by people living in the East, the South-West and the South-East. The survey also showed that economic uncertainty continues to constrain housing

FARMING TODAY A ‘factory farming’ approach to mortgage lending taken by the biggest lenders is putting self-employed borrowers at a disadvantage, according to Brightstar Financial, an intermediary for specialist lending. Brightstar managing director Rob Jupp said: “Today’s business owner is working in very difficult trading conditions and lenders looking for the usual three years’ accounts are rejecting many good cases simply because of out-ofdate thinking. Cash-flow ebbs and flows mirror the economic turbulence over the past few years, and it stands to reason that historic data more than a year old is not as relevant to calculating affordability as it is in times of greater stability. It is, in many cases, not useful as a reliable guide at the time of application in a fast-moving economy like ours.”

The number of properties selling for more than £2 million-plus hit record levels last year, up by five per cent from a year earlier, but the number of homes selling for more than £5 million jumped by almost a quarter, according to research by Lloyds. The figures show a growing divide between the super-rich London buyers and the rest of the market – by contrast the number of £1 million properties fell by five per cent – and the fact the wealthiest sector of the market rarely relies on a mortgage whereas buyers of more modest homes are struggling to find a loan. Suren Thiru, Lloyds TSB’s housing economist, said: “Continued demand from wealthy cash-rich buyers, both from the UK and overseas, as well as limited supply has meant that this segment of the market remains largely immune from the headwinds facing the vast majority of homebuyers.” More than three-quarters of all £2 million-plus sales in 2011 were in London, and more than half of all multi-million pound sales took place in just three boroughs: Kensington and Chelsea, Westminster and Camden.

Wimbledon Village is one of the most popular destinations for these families, and we are seeing increasing numbers moving here, not just from abroad but also from as close by as Notting Hill, Kensington and Fulham. Anyone looking to make the first move towards a more rural location is delighted to discover that the village offers everything they would expect from the countryside, but with the added benefit of being on the

doorstep of Waterloo, London Bridge and the City, and only a short drive from the A3. This year we have much to celebrate in the UK. I worked for a small company in Chelsea as office and property manager before joining Savills in April 2010. After completing the industry exams, I became ARLA licensed in 2011. What do you enjoy most about working in this market and what have been your highlights so far?

I am very lucky to work in the diverse Putney market, letting everything from studio flats to large family houses. Putney is a desirable area reflected in the fact that many residents move to other parts of Putney rather than central London. Describe the biggest challenges you face on a day-to-day basis.

Meeting both client and applicant expectations, but this is why I love the job. I strive to provide the best service and achieve maximum rental values for clients. We are very lucky to be based in a strong SouthWest London market. What advice would you give anyone considering a career in estate agency?

Estate agency is great if you like a varied day, working in and out of the office. Strong interpersonal skills and a motivated, positive attitude are essential. It can be very

rewarding to work with such a wide variety of people, particularly when we meet all their requirements and find them the perfect home. How difficult is the market for landlords and what advice would you give them?

The rental market is strong in the current climate, but landlords need to be willing to listen to their agent and take best advice for us to achieve the highest possible rent for their property. Sometimes this might mean redecorating to make a property more neutral and modern, and clean kitchens and bathrooms are essential. In your view, how does the South London market differ from other areas of London?

Rental prices have been on the increase throughout the A3 corridor and with the excellent overground train services, the City can be easily accessed, but residents can still enjoy the green spaces and a slightly slower pace of life.

If you were Prime Minister for the day, what would you change or what new measures would you introduce?

Compulsory licensing of all lettings agents: this would enhance the reputation of the industry, provide the best possible service and eradicate malpractice. Where, in your view, is the best place to live south of the river and why?

It has to be Putney with its green open spaces, thriving high street, underground and mainline stations, the Thames and easy access to the A3. I live in Battersea on a houseboat so I think riverside properties are highly desirable for London living. If you were not an estate agent, what career would you choose and why?

I have always ridden horses and competed at amateur level. I would have loved to become a successful three-day event rider.

What are your predictions for the rental property market in South London for the next few years?

Due to current mortgage constraints, we are likely to see an increased number of people renting, and positive growth will continue over the next few years.
