HOMEFRONT Every Londoner knows that the way to get extra space and cheaper prices is to move out from the city. Yet there is a trend for young families to move closer to parents or grandparents, even if they have to pay more for their house, says Jenny Knight
hey make the calculation that what they pay in higher mortgage costs they will save in child care costs. Another tendency is to hop over to the next suburb, staying close to familiar eateries, friends, relatives and nightspots. Lawrence Bowles of Savills says that most people don’t move far from their existing communities. “They try to move somewhere that is a little less urban, where there is more green space and where the population density is a little lower.” A report by Saga says that family is all important for struggling young parents. They found that 69% of over-50s provide financial help for their children and 57% help out their grandchildren. The grand total from the banks of granny, grandad, mum and dad amounts to £53 billion a year in cash help and childcare. Croydon is one of the biggest gainers from the trend to move out for better value. Because, compared with Lambeth, properties in Croydon are 35% cheaper.
Wandsworth had a drop of 5.5% in under five-year-olds, with the main beneficiary being the neighbouring borough of Merton, where homes are 14%, or £146 per square foot, cheaper. For those who do take the plunge and move right out of London an interesting aspect of their choice of new home is that it is nearly always in the direction that takes them further out from their own little patch of London. This means that if you live in north London you tend to move north and if you live in south London you tend to move south or west. Those making the trip to East Anglia are nearly always from east London. An exception to this is the perennially popular Cotswolds, which enjoyed a 4.3% increase in under-fives, with villages close to a local primary and with a good pub, being the favourite place to move to.
his exceptional six bedroom house, close to Battersea Park, has been finished to the highest standard throughout, with excellent living space, high ceilings and private garden. A lovely entrance hall leads to the front facing, elegant, bay-fronted double reception room. To the rear is a magnificent kitchen and dining room with glass sliding doors leading out to the south-facing garden. There’s a grand family room in the light-filled basement as well as a further double bedroom with shower room, and separate w/c which can be made separate if necessary. The elegant master suite occupies the front of the first floor with Calcatta marble vanity and tiling, walk-in shower and bath. There’s also a guest bathroom and second bedroom overlooking the garden. Three further double bedrooms and a guest bathroom are up on the second floor. Brynmaer Road is on the doorstep of Battersea Park, 200 acres of green space with a zoo, art gallery and restaurant. A short walk across Albert Bridge takes you to Chelsea’s popular shops and eateries. Clapham Junction (1 mile) has over ground trains to Central London and across England. V and radio presenter Jamie Theakston, who co-hosts the Heart Breakfast show with fellow south-west London resident Amanda Holden, is selling his four bedroom home on Cardigan Road in the heart of desirable Barnes Village. The period detached house has been completely refurbished and extended with the emphasis on open plan living and high end specifications and finishes throughout – something Jamie Theakston has quite some experience of through his property development business Prinston Property Partnership which is responsible for creating some fine homes in West London over the past ten years. The first floor master suite, with polished plaster walls, features a stone resin bath with rose gold fittings while the top floor benefits from a large skylight and leads to the front bedroom which features a full width sliding glass window.

THE WORD Matt Smith Partner and Office Head Knight Frank Riverside is finding he has to work ever harder to secure a sale in an uncertain market
here are lots of reasons to be cheerful. It’s been a decent summer – not too hot, not too dry, not too wet. Gardens look lush and appealing. The traditionally busy autumn market is imminent. The market generally has gained momentum throughout the year and the Americans, to name but one nation, are over here spending dollars that now go much further, due to the drop in sterling. Leaving the EU may be something that leaves you cold or leaves you fuming, but leaving is something that we will be doing by the end of October, according to Boris Johnson. This has separated the men from the boys when it comes to property. Those that are looking to buy for any reason other than “need” have nerves of steel and hardened negotiating skills. They are armed with data expunged from numerous websites and data bases. There is no smoke to hide in and mirrors to trick you in the property market in 2019. Everyone is well educated and well informed, so agents must be expertly prepared and equipped with comparable evidence of their own to assist buyers to see the entire spectrum and most importantly to also ensure that their clients have realistic expectations. Prices that are too high will not result in a sale. They just won’t. In a buyers’ market an agent must work harder than ever to defend prices and to gain as much interest for sellers as possible. They must work longer hours for less reward and they must go the extra mile whenever possible. Would you sell now during the final countdown? Many have decided not to sell until Brexit is behind us (will it ever be?) but

CHANGINGROOMS A National Lottery funded project has restored Tooting Bec Lido’s historic landmark features. The three-year project has seen a series of facelifts and refurbishments to preserve some of its most striking assets. Chief among these has been the work carried out to the changing cubicles which line both sides of the lido. These cubicles were first installed in the 1930s and half a century later their doors were painted in striking bright colours to form an iconic poolside feature. The refurbishment included repairs to timber posts, seats and doors, as well as to the rear walls and the timber partitions between the cubicles. Missing or damaged hinges, bolts and clothes hooks have been replaced and all the doors repainted. In addition, a
new family-sized cubicle that can also be used by wheelchair-using visitors has also been added to the western terrace. To highlight its importance to the lido, the plant room has had windows installed so that swimmers can see and appreciate the machinery that provides the pool’s clean and sparking water. A stepped terrace sun trap has also been created on the western side.
CLIMATECHANGE Ravi Govindia, leader of Wandsworth Council says the council has a goal of being carbon neutral by 2030 and a zero-emission council by 2050. He says: “Climate change is a threat to our way of life for us and future generations. Councils must join the fight to address the drivers of climate change. We need to do our bit to begin the process of reversing the damage.” Wandsworth has reduced local waste and encouraged recycling as well as planting hundreds of trees every year and making council offices and depots more energy efficient. Environmental initiatives include switching to LED street lighting, promoting electric vehicles and introducing electric charging points around the borough, as well as encouraging residents to join car clubs, with Wandsworth now boasting the highest membership in London.

There will be four appeals from London councils who say that the government made legal errors in the steps leading up to the Airports National Policy Statement. The local authorities had warned that expanding Heathrow could bring long term damage to the health of millions of Londoners with large areas of London and the home counties affected by noise and air pollution from the north-west runway. They had argued that the third runway could only be built by demolishing thousands of homes, adding large increases in road traffic and making life noisier and unhealthier for millions of Londoners. The Court of Appeal will hear how the Secretary of State failed to consult properly on noise – excluding people who may be significantly affected. They will also argue that the Secretary of State did not properly consider the significant adverse impact of Heathrow expansion on protected habitats.
WORD ON THE STREET Would a stamp duty shake-up stir the housing market? CARRIE SCOTT FOUNDER C SCOTT & CO Any shake up to stamp duty needs to be well thought out and apply to a long and short term plan. It is undoubtedly the case that stamp duty rises, particularly in the prime markets, have had a major effect on transactional numbers. However, flipping the other way from buyers to sellers to shake up sales, cannot be done only for an injection of improved sentiment. There is a happy medium between where stamp duty was prior to 2014 and what it is now. But, I would be keen to see changes that are sustainable and improve the market for many years to come.
ALEX OPPENHEIM DIRECTOR JOHN D WOOD & CO SDLT – punitive, stifling and, when tinkered with, it often has unintended consequences, or an important source of revenue for HMRC. Whatever our view I am fairly confident as to what the majority of this readership will be thinking. What cannot be disputed is that when we move home more often than not works are carried out ranging from a £1m plus building program to minor personal alterations. All of these activities put money into the real local economy and attract VAT – box ticked! What is not good is the current inertia especially in London and SDLT is at the heart of it.

Thinking of moving? Take advice from Property Expert Phil Spencer
How to secure your next move D id you experience stress and worry and not to mention, wasted expense, the last time you moved home? Then you know how inefficient the current home buying and selling process can be. Recent research shows that as many as one in six buyers in England and Wales suffer from gazumping, and a third of purchases fall through in the first three weeks. Sadly, gazumping is still alive and kicking in many parts of the country. But how can you avoid the heartache of gazumping? And have greater control, transparency and security the next time you move home? Here is my view on how you could make your next property move the most efficient and secure yet! Choose a faster and more secure process Gazeal, a proptech company, is literally changing the way we buy and sell our homes by bringing clarity, certainty and speed to the legal process of buying and selling. Currently, the average time between an offer being accepted and the exchange of contracts is just over 100 days – the longer the time drags on, the greater the risk of a deal falling through. But, through Gazeal, you can slash this time significantly and secure your deal much earlier for peace of mind. Firstly, their online system provides full transparency of all necessary legal documents
about a property, meaning that a buyer has access to all the information they need at the time they most need it – before they make an offer! Once an offer is accepted, because it’s already available, the entire legal pack is sent to the buyer’s solicitor within minutes, making the whole process super efficient. Secondly, Gazeal enables buyers and sellers to agree a deal that has legal force right from the start, through its reservation agreement. This can spare weeks of uncertainty and prevents the heartache and expense that comes with the dreaded gazumping and gazundering. Why I support a more efficient process My aim has always been to support home movers by making the buying and selling process simpler and more efficient. Key to achieving this is to reduce the risk of deals falling through, which happens all too often in our current system. If you choose to Gazeal your deal, you will be choosing a more efficient, secure and faster process to sell or buy your home. You should choose Gazeal if you want: • • •
Full transparency Greater security – a sale can be made legally binding much earlier than the current stage of exchange of contracts Speed – as legal documents, including searches, are raised up front, as soon as a property is listed, the whole
process becomes much faster Reduced risk of gazumingp or gazundering Improved rate of successful property transactions
How to get started Estate agents across the country are now signed up to Gazeal and can offer buyers and sellers the option to take this route. To identify approved agents look for the Gazeal approved logo in your estate agent’s window or ask them if they are signed up. Gazeal and Move iQ can connect you to approved conveyancing solicitors, who all know the Gazeal process, understand the reservation agreement and are ready to transact on a property on your behalf. Take control of your next home move The hardest part of buying and selling a home is the weeks of uncertainty and waiting around. This innovative approach enables you to have peace of mind and clarity over what is happening at every stage of the process. Hope you can Gazeal the deal on your next home move – good luck! THEMAKINGOFA MODERNHEIRLOOM ‘Have nothing in your houses that you do not know to be useful or believe to be beautiful.’ The golden rule of Arts and Crafts pioneer William Morris finds a strikingly modern expression in ‘Shoe Tree’, a masterpiece of contemporary design and craft from British design collective Joined + Jointed
ith its tall, open-frame tower housing 15 individual handmade wooden boxes, Shoe Tree is immediately captivating. On closer inspection, the wealth of detail – bookmatched marquetry, immaculate finger joints, the little glass window – speaks eloquently of its worth as a beautiful piece of contemporary craft. “Boxes are intriguing. They hold surprises, and invite discovery,” says Joined + Jointed founder Samuel Chan. “They are also useful of course: they bring order to our lives. Whenever we put Shoe Tree on display everyone is drawn to it. People are not sure whether it’s sculpture or furniture. Then they realise it’s both, and they instinctively see the value in that.” This unique piece of original design, made with solid American black walnut, was originally commissioned by Wallpaper* magazine as part of its annual exhibition of original handmade objects in Milan. The project teamed Samuel Chan with shoe designer Beatrix Ong, with a brief to come up with a solution for shoe storage. “Storing shoes is always challenging in terms of space and aesthetic,’ says Beatrix Ong. “I wanted
to create a piece that is both storage and display, movable, and with clean lines. I wanted to utilise Samuel’s incredible knowledge of designing with wood, and the skills of his workshop. So we came up with the idea to make 15 standard sized shoe boxes, but in wood and with great craft details, and then to arrange them in this structure that offers flexibility of use. It’s a monumental looking piece, but also quite playful.” Since its launch in 2016, Shoe Tree has been shown internationally and become a collectible piece of modern furniture. Editions of Shoe Tree are found in the homes of clients around the world, who use it as a piece of functional furniture, but also appreciate its ability to transform a space in the way that the best art does. “Our customers recognise that Shoe Tree is a heritage piece,” says Samuel Chan. “It takes our makers many hours of focus and skill to produce each one, and I’m so glad they have the satisfaction of knowing that their work will be passed down from generation to generation.” Shoe Tree is a Joined + Jointed Special Edition

iren wall lights combine hand-blown glass with gold finished fine bone-china plates and bowls, providing an imaginative twist on the decorative wall plate. Available in two sizes, the light can be positioned as singly, as part of a set, or as an eclectic arrangement – much like a traditional display of wall plates. The prices range from £545-£975 depending on the piece. Curiousa & Curiousa design and manufacture hand-blown glass lighting from their workshop in a Derbyshire mill. Esther Patterson, designer and founder, has a real passion for all things British-made and for true craftsmanship. Each of Esther’s designs seeks to bring out the intrinsic beauty of the glass itself, and this focus has helped establish Curiousa’s reputation in the decorative lighting industry. Every order placed is made specially in the workshop. All the glass is free-blown, without the use of moulds. NEWHOMESUPDATE Tim Banks, CEO of Octagon, reports that the developer is bucking the trend and having a very buoyant summer of sales
he general consensus for many in the housebuilding industry is that the longer, warmer days of summer often spell a quieter period when it comes to sales – something we have not been a stranger to in the past. However, I am delighted to say that we have bucked the trend for 2019, with July proving an incredibly busy month for Octagon and delivering a pleasing £20m total of sales. Three of our prime properties, at a range of asking prices, have sold in quick succession. The first was at Bishops Row, a collection of nine luxury townhouses in Fulham, with unobstructed views across the River Thames and Hammersmith Bridge. One purchaser simply couldn’t resist the draw of the extensive roof terrace of the largest home – 6,150 sq ft across six floors, the supersized family home also featured a lift and five double bedrooms. The remaining townhouses at Bishops Row are priced from £3.3m, with viewings available through Strutt & Parker. The second sale was one of the beautiful apartments at Eagle House, our Grade II* Listed renovation in the heart of Wimbledon Village. With the local area awash with activity throughout the famous tennis fortnight, the brand new showhome, with historical features including decorative ceilings and original fireplaces, was soon snapped up. Eagle House is a truly exceptional building, with all 8 luxury apartments enjoying their own unique
The first phase at Broadoaks Park, West Byfleet, launches this month – a collection of 2 bedroom apartments and 3-6 bedroom family home in this wellconnected Surrey town
charms within the carefully restored façade. Just five homes still remain, with pricing from £2.25m. Last, but by no means least, the award-winning Titlarks House, built in partnership with Kebbell Homes, made quite a statement in the luxury market, offering an extraordinary opportunity for lateral living spread across just 2 floors. Unique features included a 1,000 sq ft tripleheight entrance hall, impressive super-room incorporating a kitchen/breakfast/family room, and a leisure suite with spa, sauna and steam & treatment rooms. This is not only a great testament to the continued hard work and exceptional craftmanship of the Octagon team, but, as we head into yet further political uncertainty in the next few months, hopefully also a reflection on the confidence in the luxury property market as a whole. As we look forward to autumn, the official launch of Broadoaks Park in West Byfleet fast approaches. Phase One of this unique flagship parkland estate includes 26 homes, from new build apartments and 3-5 bedroom houses, to beautifully converted 2 bedroom apartments within the Listed Coach House, with prices from £625,000. We have enjoyed a significant amount of interest in the development and delve into this new sector of the property market for Octagon with excitement! The Timberyard is next to 28 acres of parkland and surrounded by an expanse of gardens. Residents will also benefit from easy access to a new linear park set to run through the heart of the development, featuring a striking water feature. The apartments sit as part of a wider development of 1,132 new homes across 11.6 acres of land, which includes plans for a range of shops, cafés, communal courtyards and shared working spaces. Vicky Savage, London Managing Director for L&Q, says: “We are delighted to be launching a collection of Shared Ownership homes situated between central Deptford and Surrey Quays. With easy access into central London and green spaces, residents will enjoy the best of both worlds at The Timberyard. Offering a mix of one to four-bedroom homes means that both first time buyers and families can benefit from affordable housing in this area of regeneration.” Homes feature open-plan living ideal for entertaining, with fully integrated kitchen appliances including a fridge/freezer and dishwasher. The living room and hallways boast vinyl wood effect flooring, with carpet flooring to bedrooms, all of which feature underfloor heating. All apartments benefit from either a private balcony or terrace. The Timberyard is ideal for City Workers, with residents spoilt for
commuting choices, with National Rail, the London Overground and bus routes nearby. Just a short walk away are Surrey Quays and Deptford stations, from which London Bridge, Canary Wharf and Bank can be reached in under 20 minutes. Residents can also reach London Bridge, Waterloo, and Liverpool Street easily by bus. Cyclists can take advantage of Deptford being on the route of the London Quietway route Q1, which starts in Greenwich and ends near Waterloo Bridge. For those wanting to stay closer to home, Deptford has an abundance of shops, restaurants and leisure facilities, and the town centre is set to be transformed in coming years, with the Mayor of London and local council funding improvements to the market, pedestrian routes and new public spaces. Currently in Deptford town centre there is the buzzing Deptford Market Yard, with an abundance of restaurants, coffee shops and bars, while within The Timberyard development, the Victoria public house will be retained and repurposed.
Lordship House, a residential scheme by boutique developer Portobello Trust, in Lordship Lane, East Dulwich, features eight new one and two bedroom apartments behind the retained Victorian façade of a well-known local building. Painted in 1871 by French impressionist painter Camille Pissarro, Lordship Lane serves as the local high street and hub for East Dulwich and is one of the oldest streets in the region, dating back to Tudor times and predating the Victorian buildings that line the lane. Lordship House and the other buildings on the street were originally constructed between 1865 and 1885, creating a local suburban-village which is now a sought after London address. Children’s author Enid Blyton was born on Lordship Lane in 1897 and the family lived in an apartment above the cutlery shop owned by Enid’s father Thomas. Her books The Famous Five and Secret Seven were partially inspired by the suburban-village life of East Dulwich. Behind the retained Victorian brick and whiterender façade, Lordship House provides new apartments over four floors. The two-bedroom penthouse has 977 square feet of living space opening onto a 400 square foot rooftop terrace. The apartments have been designed by Josh Stone of Caroline Peterson Interiors, recently voted one of the UK’s top 100 interior designers. Each apartment has a reception room and a fully fitted bespoke-design kitchen with Carrera quartz worktops, sleek white base and cupboard storage units and integrated appliances. The bedrooms have engineered timber flooring and fitted wardrobes. The larger apartments, including the penthouse, have a master bedroom suite with luxurious en suite bathroom. The bathrooms have underfloor heating, marble and stone effect Minoli Tiles, fitted mirrors and white cantilevered sanitaryware. Marc Faure, Head of New Homes at estate agents, KALMARs, says: “The new apartments at Lordship House are located in the heart of East Dulwich, with East Dulwich Railway Station at the end of the high street providing easy access into Central London and Canary Wharf. This stylish apartment scheme has been created for design aware buyers who will appreciate the beautiful layouts and details provided by the high quality specification.” Lordship House, Lordship Lane, East Dulwich, one beds from £450,000 and two beds from £575,000, KALMARs 0207 403 0600

MONEYTIP While long hot sunny days are at the forefront of most people’s minds, those who can bear to look a little further forward may find that it will save them money in the long run. Over £26 billion-worth of mortgages are due to mature this October, the largest monthly volume of the year, with lenders anticipating a surge in remortgage applications over the summer. If your mortgage deal is coming to an end, be prepared. Speak to a mortgage broker like SPF Private Clients ideally a few months beforehand, although if you have taken out a mortgage with us in the past, we will be getting in touch with you. Think about whether you need extra cash for home improvements or debt consolidation – this is the time to mention it so it can be factored into the sums. Those coming off five-year fixed-rate mortgages will find that rates are now considerably cheaper for an equivalent deal, meaning lower monthly payments. You may also find that your property has appreciated in value since you last took a mortgage out, resulting in a lower loan-to-value band, and possibly a cheaper rate. Consider all the options available to you. Your existing mortgage lender is likely to be in touch offering another deal for you to seamlessly slip onto but this may not be the best option. Make sure you compare it with what else is on the market, rather than assuming it’s the best deal. SPF Private Clients can help with this. If you have savings earning next-to-nothing in the way of interest but wish to hang onto them, rather than paying down the mortgage, it may be worth considering an offset. This will enable you to reduce the interest you pay while still retaining access to your savings in case of emergency.

irgin Money has launched a range of 15-year fixed rate mortgages for owneroccupiers and buy-to-let landlords. The owner-occupier loans start at 2.55 per cent for borrowers with a minimum of deposit of 35 per cent and rise to 3.75 per cent for those with 10 per cent to put down. Andrew Asaam, director of mortgages at Virgin Money, said: “Fixed rates of longer than ten years are not generally available in the UK market but, given the economic backdrop, they can be a perfect choice for borrowers who are looking for longer interest rate certainty. We are delighted to continue our tradition of innovation by adding them to our range, giving customers the option to take advantage and lock in the low rate environment for an extended period.”

What’s new from our new PM Duncan Farmer considers what we can expect from Boris Johnson’s new government
ousing was hardly at the front of anyone’s minds when Boris Johnson got the keys to his new home last month, but besides Brexit, Boris has other policies to deliver if he is to win a general election. It is hard to know exactly where his property priorities lie, but in an article for The Times, Anne Ashworth, the paper’s property editor, put forward a few ideas of we what we could expect from his new team. “Such is the importance of housing to young voters today that Mr Johnson, if he is to ensure electoral success, must convince the doubters that he will preside over a huge increase in new development,” she wrote. That will not involve juggling the constraints of planning, the skills shortage after Brexit and schemes such as Help to Buy. In a move that could be seen as significant two days into Mr Johnson’s premiership his new housing minister Robert Jenrick visited Kidbrooke Village in the borough of Greenwich. Kidbrooke, says Ms Ashworth, is more of a new town and will have 5,000 homes, a large proportion of which will be affordable, and 80 acres of parkland. The choice of Sajid Javid as chancellor could also be significant, she says. “In 2017 when he was housing secretary he called for a £50 billion investment in housing to break down barriers to social progress,” she wrote. The move that is likely to grab the biggest headlines, if it happens, is a cut to stamp duty. “Mr Johnson would also like to be hailed as the politician who revived the Brexitbecalmed property market by lowering the top rate of stamp duty from 12 per cent to 7 per cent,” she wrote. “This would be a tax cut for the rich but he also wants to exempt properties costing less than £500,000 from the tax and perhaps shift the burden from the buyer to the seller.” Such ideas would certainly find a home in the Tory heartlands, but Mr Johnson is known to be big on ideas and light on detail so until we see the fine print in a manifesto who knows what will happen.
here are comparison websites for everything now and Get Agent, which tracks estate agents, has released a study that it says shows what proportion of the asking buyers sellers can expect to achieve in their postcode. The SW10 area of Kensington and Chelsea comes out worst at 89.33 per cent, suggesting that buyers expect at least 10 per cent off. SW1 does only slightly better, according to the research which suggests that people in parts of Sheffield are getting a good 4 per cent higher than the advertised price.

Diary of an estate agent… From Pimlico to Peckham – the weird and wonderful happenings in the world of estate agency by Jane Robathan of Roy Brooks
ow bad could the worst conveyancing solicitor be? We don’t wish to talk-down the good guys (and there are plenty of those), but my, we had a useless outfit recently. They ‘didn’t receive’ two rounds of exchange contracts when dealing with a sale at the top of a chain. They were two above us, whose clients were divorcing. One client lives in London, the other in Exeter while the solicitors are based in Cambridge. As the whole exchange looked ready to collapse for the second time, our James (who deals with our progressing), decided enough was enough. James was sent a duplicate, signed contract from Devon, took it by train (and two tubes) to Baker Street to get it signed by the other party. James
then drove up to Cambridge to hand it over. Arriving in an industrial estate just outside the city, he found the practice in a warehouse next to Screwfix. At the end of a dingy corridor were two ladies huddled around a desk overflowing with papers. May this be a lesson in saving pennies when selling. In other news, the actress whose flat we sold, bought a fab little cottage at auction. We knew a couple of developers who were sniffing around and really wanted her to get it. We watched the bidding live online from Sarah’s computer (don’t tell the boss). She’s since gutted and transformed it and has invited us all round for fizz.

nd with some of our seaside towns enjoying improving train links to London, a move to the south coast could be feasible. Each year more people relocate, either to get on the housing ladder or to sell up in the city and become mortgage free in the country. The big question is where to go? Devon and Cornwall are tempting, but that normally means either retiring or finding work locally. The south coast towns like Margate, Hastings and Deal offer more options. Either a daily commute, a pieda-terre in London, or an arrangement whereby you work from home for part of the week. The luckiest re-locators follow a job down to the coast. And Margate, Hastings and Deal all still offer property bargains compared with better known options like Brighton or Eastbourne. DEAL has history, charm, character, narrow streets, whitewashed cottages and an unspoilt sea

LAST WORD Stacey Blacker, Sales Manager, Marsh & Parsons Streatham Hill Describe your property career to date. I started my career over 8 years ago working for a competitor, starting from the bottom learning the ropes. After five to six years I moved to Marsh & Parsons where I worked out of the Shoreditch office and have recently opened up the most successful cold start office in recent history for Marsh & Parsons here in Streatham Hill! What do you enjoy most about your job and what have been the highlights? No day is the same! Meeting new clients on a day to day basis excites me. Describe the biggest challenges. Opening the new office in a market where buyers and clients believe its not the best time to sell. Competing against established offices in the Streatham area and now asking for a fee. What advice would you give to anyone considering a career in estate agency? Estate agents market, let and sell properties. It is a position which is all about negotiation and your ability to sell. It involves hard work, dedication and good social skills which can lead to huge potential earnings.
What advice do you have for homebuyers in the current market? The longer buyers wait to hunt for houses the more likely they are to face higher costs as home prices and mortgage rates rise. So my advice would be to go with your heart and buy now rather than later down the line. What sets south west London apart? The abundance of young first-time buyers makes it a prime area to live in – alongside the excellent schools and open green spaces which make it ideal for young families. And it’s easy to commute anywhere! What do you think lies ahead for the south west London market? Prices in Streatham continue to rise with an 8 per cent increase on the same time last year. Right now, there is lack of quality family housing stock and there have been recent examples of homes, particularly those with big gardens, going for well over asking price due to pent up demand. Therefore, I believe we will continue to find that there is a high demand for properties as more applicants are registering daily.
Recent highs, recent lows? The average number of homes for sale by each estate agent has fallen to a record low. Opening the new office in Streatham. There has been a record breaking number of properties agreed over a 12-week period. What is your top location south of the river? Streatham – The Telford Park conservation area because it has a Northcote Road vibe. You are right by the common and Tooting Lido, it’s a short walk into Balham and the Northern Line is within minutes’ walk away If you were not an estate agent, what career would you choose and why? I would be work in sales because throughout my career I have progressed in leaps and bounds. I can only see myself being based in a sales environment as I enjoy a challenge.
