M

y career in property started in Edinburgh whilst at university. In search of some much needed pocket money, I stumbled upon one of Scotland’s leading property firms when I was hired to answer their phones on a Saturday afternoon. It didn’t take long for me to realise that this was the place – and the industry – for me. Over time, I worked my way from a weekend assistant to one of the highest billers in the sales team and during my years there saw the organisation win several high profile industry awards. The bright lights of London soon beckoned and it wasn’t long after arriving in the capital that I started the highly successful Apartment Sales Department in Knight Frank’s Queen’s Park Office. From Queen’s Park, I then took over our brand new King’s Cross office, overseeing the sales team in one of London’s most high profile developments. As King’s Cross nears its completion, it was time for a new challenge and I was extremely fortunate to be given the opportunity to come to one of London’s most exciting markets and most desirable locations. There’s truly something for

everyone in our market and myself and the team love nothing more than matching our buyers to their dream home in Battersea and along the river. Home front A sure bet is that when our new Chancellor Rishi Sunak delivers his Budget, London’s property owners and those hoping to buy, will be among the people listening carefully, says Jenny Knight

R

umours are buzzing this way and that. Before Sajid Javid quit as Chancellor, there were hints of changes to stamp duty and maybe a mansion tax as well as extra help for first-time buyers. Then there came news that Boris Johnson had vetoed the plan for a mansion tax as well as the idea of bringing in a new high value property tax by recalculating the value of homes for the council tax. But the idea of changes to stamp duty is still in the air. After George Osborne overhauled stamp duty to make it cheaper for most, but hugely expensive for Londoners, the London property market suffered a chilling effect, with many people preferring to extend rather than move. Stamp duty bills rose to £27,500 for someone buying at £750,000 - up to £93,750 at £1.5million. The effect trickled down to the whole of the London market, when people at the top of the market stay put this helps to freeze sales of cheaper homes. Yet despite hints at stamp duty reform, it didn’t feature in the Tory manifesto. Since then there have been predictions that the Budget might cut bills

more for first time buyers and also help those scaling the housing ladder to more expensive homes. Back in the Queen’s Speech plans were outlined to give local first-time buyers a 30% discount on new homes. The idea is that the discount would be locked in, so that the property would always change hands at 30% less than market value. But critics point out that cash for the plan from house builders will mean less money for affordable homes and social housing. News that the Tories were considering a mansion tax brought howls of protest. Apparently even voters who don’t own expensive houses are against the plan. Critics said it would put an extra burden on people already weighed down by huge mortgages and on elderly people on low pensions, whose homes has risen in value while their incomes have declined.

t Ann’s Court is one of the finest and most iconic houses to have been built in Britain in the first half of the 20th century – a very rare Modern example of the English country house tradition. It sits atop an eight-acre site near Chertsey and was designed in 1936 by the renowned architect Sir Raymond McGrath, in consultation with the celebrated garden designer Sir Christopher Tunnard. It’s Grade II* listed. ast month Prince Charles paid his first visit to TK Maxx and declared the discount store ‘fantastic’. Charles visited the branch on Tooting High Street to chat to employees who had come through the Prince’s Trust Get into Retail scheme. The Prince’s Trust has helped more than 950,000 young people since it was founded by Prince Charles in 1976. TK Maxx has supported The Prince’s Trust since 2013 and operated a partnership with the charity that has helped more than 1,000 young people through the Get into Retail programme. It has offered specialist training and roles to over 700 of these young people, many of whom remain employees in TK Maxx stores. He didn’t pick up a bargain on his visit but did join a discussion with young people to hear about what it is like to be a young Londoner and the challenges they have overcome to gain stable employment.

Heads-up LONDON ROAD SHOW Hamptons International will be hosting its bi-annual London Roadshow on Saturday 21 March. They will bring country agents to the capital to help buyers and tenants explore out of town areas, relevant schools and transport links at their convenience. This year five branches will take part, Battersea, Notting Hill, Islington, West Hampstead and Richmond. Research from Hamptons International shows Londoners bought 73,000 homes outside the capital in 2019, with the average age of the London leaver falling to 39 – a record low from 47 in 2009. A total of 69% of London leavers bought a home in the South of England, and a record 13% of London leavers moved to the North. Peter Everett, head of sales, says: “Our London Roadshow is popular with buyers and tenants. We know the trajectory of home ownership; generally speaking, your first home is a flat in the city, once you settle down with someone moving out into something slightly bigger, and then once you reach the 40s, it’s time to move out into the country. This pattern has slightly changed in recent years, as we’ve seen the average age of leavers drop, and this is due to the cost of property in London; which is also why the number of first time buyers moving out the city has risen to 24%. The move out has also been exacerbated by improved connectivity links and flexible working. EVEN LOWER RATES? One of the UK’s leading mortgage brokers is predicting that mortgage interest rates will continue to fall as the aggressive price war between banks continues. Shaun Evans, CEO of Mortgage Experience said: “Competition is continuing to heat up between banks over mortgages. Combine this with a strong chance of a further interest rate cut by the Bank of England and I can only see mortgage deals getting better for property buyers.” The price war between banks has already seen lenders like Tesco quit the market and Santander reporting lower profits, but while the competition has seen victims amongst lenders, Shaun advises that for borrowers, this is the year of opportunity. He said: “We’ve got falling rates on buy to let mortgages and residential

mortgages, so it’s a great opportunity for both property investors, first time buyers and existing mortgage holders. “Interest rates have almost halved compared with 10 years ago, which means the average buyer is saving hundreds of pounds every month on their mortgage. For example, a mortgage of £250,000 on a property, over 20 years, would have cost £1,300 a month 10 years ago, now you’d be paying around £1,050. It’s a big saving!” Other trends in the market are better deals on longer mortgage terms. Sean’s advice is to hunt around for interest rates as low as 1.19% on buy to let mortgages and as low as 1.17% on residential mortgages. Mortgage Experience specialises in finding mortgage deals for people who may have struggled to get a good deal from a bank due to their circumstances.

WORD ON THE STREET Optimism returns to the housing market, but how likely are we to see an increase in house prices?

PRICES UP London property prices have grown by 72% over the past decade and by more than £55 a day. The current average value of a home stands at £475,458, the most expensive in the country. In South London stand out performers include Putney, where values have exploded by 1,082 per cent over the past 25 years. After came Brexit and 18 months of consecutive price falls culminating in a dip of 0.5% in November 2019 with buyers and sellers staying away from the market until the uncertainty cleared. The landslide Conservative win in December has prompted year on year house price growth suggesting that South London property prices have bottomed out ahead of a possible spring revival.

Pools can cost more than £2,000 a year to maintain and people with young children don’t like tubs or ponds. Broken fence panels and cracked garden walls can indicate lack of maintenance, helping to put off buyers. BREAKFAST RESEARCH Savills team in Putney hosted an insightful Home Truths event at their office recently, with attendees enjoying a selection of coffee and pastries. Alex Howard Baker, co-head of Savills Putney gave a presentation on the local market. Gaby Foord, Savills researcher looked at trends specific to SW15 – highlighting that the average value in the area is £750k and the average value of a detached house is £2.5m. She said the biggest challenges in the last quarter of 2019 had been Brexit uncertainty and a lack of stock.

Optimism is back! But many buyers are still frustrated by a lack of stock. After some lean years in regards to transactional volume many buyers were hoping for a bumper load of fresh properties to arrive on the market but they have not materialised. The scarcity of stock is helping firm up prices and of course demand and supply is the force behind price movements. There is the demand but not the supply so price rises have been seen in some sectors of the market. But should there be a considerable increase in stock, the element of increased competition should redress the balance. So we will have to wait and see.

LUCIAN COOK HEAD OF SAVILLS RESIDENTIAL RESEARCH Since the election we’ve seen a significant uptick in new buyer demand in prime markets, creating a real opportunity for sellers while available stock remains relatively low. Increased confidence is translating into increased activity at all market levels. This is reflected in RICS latest housing market survey, with surveyors reporting a noticeable increase in January market appraisals, a clear indication of buyer commitment. We’d expect this increase in demand to encourage more sellers to launch in the coming months. The survey also shows a more modest increase in new buyer enquiries than we might have expected given talk of a post-election bounce. This, together with ongoing economic uncertainty surrounding the UK’s exit from the EU, means it’s too early to call a sustained bounce in prices. Savills agents are reporting the vast majority of buyers remain unwilling to increase their budgets. Accordingly, our advice remains that sellers need to remain pragmatic on price, particularly given some of the uncertainty around an impending budget.

How to choose the right estate agent

W

hen it comes to selling your home, choosing the right estate agent is absolutely key. You need to find an agent you’re happy to work with and trust to do the best job for you. Your agent will be representing you and your home, so you’ve got to have confidence in them. I always suggest you invite three or four local agents to visit before you make your choice! Unsure where to start? I’m going to share with you the vital questions that I believe you should ask each agent to help make your decision easier. I’ll also explain why you should exercise caution with any agent that proposes a very high asking price. VITAL QUESTIONS TO ASK AN AGENT It’s best to choose an agent with a track record of selling your type of property, in your area and in your price bracket. To help your decision making process, feel free to ask as many questions as you can. Here are a selection of questions you could start with: • Do you have any ‘hot’ buyers you could contact to arrange to view my house? • How long is your average property taking to sell? • Which property websites do you advertise on? • What price do you suggest marketing the property at? How did you decide on that price? Don’t be afraid to quiz them about current, local market conditions either and the selling prices they’ve previously achieved for properties similar to yours. My advice is that you should always do your own research too, and don’t just rely on what you’re being told. INFORMATION YOU NEED TO KNOW The vital bits of information you need include the following, which you could also ask the agent to confirm in writing following your conversation: • The price they suggest marketing your home for and the price they expect to achieve (these may not be the same!)

CHOOSING THE RIGHT AGENT As I stated earlier, you shouldn’t automatically choose the agent that proposes the highest marketing price to sell your home. If an agent does value your home notably higher than the rest, ask them why they feel they could sell for so much more than their competitors. My advice is to be wary of making a decision based purely on the suggested asking price. I’ve seen too many properties that don’t sell due to an unrealistically high asking price from the outset. In these cases, the property often ends up selling for less than if it had been realistically priced in the first place. A good agent’s job isn’t just to sell your property, they should also be able to advise you throughout the entire sales process. You want to be able to instruct an agent who is experienced, honest and someone you can get along with.

Here, Rod Wales talks about their design approach and their original pieces for Joined + Jointed. How did you get into design? Seeing work in museums, and being encouraged by my tutors at Ryecotewood and Parnham (colleges that specialise in furniture design and making). What inspires you? Nature. Culture. Just for starters. Do you have a ‘style’ and how did it develop? Our work is characterised by a robust, unelaborated elegance. We want our furniture to express a vernacular without compromising on refinement. This approach has developed over many years of looking at art and objects, thinking about them and trying things out within our means.

How would you define success? Achieving what you hoped you might, or even beyond what you hoped, to the extent that you find yourself able to carry on and try something else. What’s your favourite piece of your own design? The ‘Span’ dining table for Joined + Jointed is definitely a contender. I don’t think I’m exaggerating when I say that without Joined + Jointed’s makers it wouldn’t have been such a success. They had an instinctive understanding of what we were trying to realise and their handling of what were demanding details and joints was truly masterful. Both the ‘Span’ table and our ‘Caburn’ bench for Joined + Jointed were awarded Design Guild Marks. What do you find most difficult to design? The most common response to this question is chairs, and they are tricky for all sorts of reasons. But none of it is easy to do well. Much

of contemporary design aspires to express some form of ‘simplicity’ but as designers we very quickly realise that simplicity is never simple. What do you do to fight a creative block? Look sideways at wonderful things. What would your advice be to young designers? To develop a genuine self-critical faculty, and to exercise humility. What’s the best thing about being a designer? In a small way, our work can make other lives richer as well as giving us as designers a sense of fulfilment.

New project It was the perfect apartment, light and sunny and overlooking the park – but on the inside it was in a very bad state; completely worn down and without any interior concept

anna Liv spotted the potential and realised it was an ideal opportunity to put her own mark on the Victorian mansion block property and to create her idea of perfection, fitting a bespoke kitchen and bathrooms. She says: “I wanted it to feel stripped down with lots of space using white walls, wood and natural materials, so it almost looks as if no one lives there. Above all I wanted a laundry room. In Denmark, where I come from, it is common to have somewhere for clothes and utilities so that you can close the door and everywhere else is neat.” Nanna had the advantage of growing up with a builder as a father, so she already had a head’s start when it came to project managing the renovation. She rearranged the rooms in the 1,700 square feet flat to suit modern living.

She says: “We stripped out everything, the windows, floors, ceilings. The apartment was replumbed and rewired and new double glazed windows were put in. Living in London it is a real bonus to be opposite a park and overlooking green space. “Everything we used is high quality. We put in underfloor heating and herringbone wood flooring which meant installing acoustic sound boarding underneath. A priority was having lots of storage so we put in bespoke floor to ceiling cupboards. Initially I had looked for a company to do the work, but we couldn’t find anyone who would offer the full package with warranties.” Instead she managed the project herself and worked with different contractors, taking nine months to complete it. There are a couple of touches that she is particularly proud

of including the Miele freezer in the kitchen which is built in and invisible. Another bespoke touch is the cabinet on the wall as you enter the flat where all electrical items like phones, tablets and laptops can be put out of sight and recharged overnight, and a third very important point as she says: “The main switches we have so that when you go to bed or leave the apartment you can click on a main switch that turns off all the lights”. Another appeal of life in Cyril Mansions is that unlike many similar mansion blocks it still has a leafy garden to relax in, rather than that space being sacrificed to parking. When Nanna and her partner Rasmus and three-year-old Zoe moved in, their ideally located three bedroom flat was to be there forever home, but Nanna found she had developed the taste for renovation work. She therefore founded a building company called Scandi Design and Build, to produce high quality work, using top materials with a year’s warranty, so the customer can

guarantee that any little problems will be speedily fixed. She says: “I learned a lot managing this project myself from start to finish. I got involved in every detail, finding a supplier of delicate Italian tiles and driving to Tottenham to find the perfect kitchen top. Since completing the project I have spoken to many people wanting to do a complete refurbishment and for the vast majority it is a jungle out there to find the right combination of project management, credible suppliers and great design. My ambition is to use the learnings I took away and help others create their dream home.” She plans to run the new company while continuing with her first passion, her company Sargossa. com where she sells high heeled shoes with her patented innovation of comfortable insoles. he election result brought a degree of political certainty which has been reflected in the pick-up in business since the start of this year. Estate agents in London and the south-east report a significant uptick in viewings, with a similar surge in the number of sellers putting their homes up for sale. The industry is hoping that 2020 continues to see an improved market and favourable conditions. There is renewed speculation about a cut in interest rates. We certainly don’t expect rates to move a great deal this year, if at all, and we don’t expect them to rise. As far as lending is concerned, the prime residential market remains extremely competitive. The big lenders with the big balance sheets will continue to dominate, such as HSBC, Barclays, Lloyds, Nationwide and Santander. It is increasingly difficult for smaller lenders to compete in the residential space. There are still some opportunities for lenders who are nimble and provide a decent service. Other lenders have to work out how they can attract business. If they can’t compete on price, they need to innovate. That doesn’t mean they will dive down the quality curve but may be adept at moving criteria, pricing and service – all good news for borrowers.

BOOM TIME

The housing “boom” started even before the general election gave Boris Johnson such a big majority, according to figures from the Bank of England showing that mortgage lending rose by £400 million in December than in the year before. The figures for the number of mortgages approved in December was its highest level in over two years, despite suggestions at the time that uncertainty around the result of the election – and thus continuing chaos around Brexit – was freezing the number of applications. Net mortgage borrowing grew to £4.6billion in December, some £400million more than the average for the previous six months, according to the bank’s Money and Credit report.

A HELPING HAND Nationwide building society has offered a helping hand to so-called mortgage prisoners who are stuck on expensive rates and cannot remortgage because they do not meet lending criteria which are stricter than when they took out the loan. Britain’s biggest mutual has cut the required amount a borrower must earn to qualify for a like-for-like remortgage by almost a third. Nationwide said that it could accept more people as long as they were not hoping to borrow any more than they owed on their existing mortgage with a different lender. It could help those stuck on expensive standard variable rates with inactive or unregulated lenders.

The forgotten few Duncan Farmer champions the selfemployed as the budget approaches

I

t will be interesting to see in next month’s budget whether the government comes good on a pledge made in the Queen’s Speech to give key workers and local people a 30 per cent discount on the price of their first home. Robert Jenrick, the housing secretary, suggested that contributions made to local authorities by developers when they seek planning permission for projects would be used to fund the proposal called First Homes. Labour said that the plan should be taken with a pinch of salt because it would be prohibitively expensive. It could also be argued that successive governments have bent over backwards to help first-time buyers, often with the result of enriching housebuilders and their executives and leaving young people paying over the odds to live in identikit homes. One sector of the market the budget could help – and it probably would not cost very much – is to make it easier for self-employed people to get a mortgage. There are 4.8 million of us, making up 15 per cent of the working population, but according Financial Reporter it is easier for pensioners to get a mortgage than people who work for themselves.

It said that according to research from Trussle, an online mortgage broker, the self-employed make up 23 per cent of all “specialist” cases received by lenders, but approval rates are up to 14 per cent lower than other groups. Its figures show that approval rates for pensioners (86 per cent) and those with bad credit (89 per cent) eclipse those for the self-employed (76 per cent). Its research suggested that almost three out of ten self-employed mortgage applicants and borrowers thought that considering future earning potential or projections would be fairer than considering past income and employment history. A quarter thought that having a specific financial test for the selfemployed would level the playing field. Miles Robinson, head of mortgages at Trussle, said: “The government encourages entrepreneurship, but the mortgage industry is not keeping pace with how fast the self-employed sector is expanding. This group is being let down time and time again with a challenging and confusing mortgage journey, which is resulting in fewer mortgages being approved by lenders.” The figures also showed that firsttime buyers had the best approval rates overall at 90 per cent. How much more help do they need?

here is a delicious lull in the market right now. Having experienced 20 years of ups and downs, it feels like the familiar ‘calm before the storm’, (as I write this on February 13 – it actually is the calm before storm Dennis, due tomorrow!).The storm I am expecting though, is not of nature’s making: it consists completely of properties tumbling onto the market in their droves because the opportunity to sell quickly at a reasonable price in an upwardly mobile market has once again arrived. The only problem is, what to buy! There is a serious lack of stock – which probably explains why estate agent leaflets are dropping through your door like confetti – inviting you to take up a free market appraisal on the off-chance that you may be selling this year. Now there may be a fair dollop of wishful thinking in my thoughts today, but short of a new major political disaster (and I do not exclude that this is a real possibility, particularly towards year end), the market is ready to roll, offering buyers and sellers the chance to move on in their lives with a better experience than has been on offer since the referendum. We’re not anticipating major price hikes, just healthy dealings at healthy asking prices. If you were thinking of trading up in property, now is the time to grab the bull by the horns. Don’t dither or wait to cash in on the idea that your 2 or 3 bed home

may be worth £10k or £20k if you wait a little longer, because the 3 or 4 bed home that you seek will be trading at £40k or £50k more before you know it, and that, as we know, would be a seriously false economy. Describe your property career to date I joined Wooster & Stock as a young(er), freshfaced negotiator in 2006 before being given the opportunity to progress in a management position. After successfully heading up a new office I decided to further my education and obtained a BSc (Hons) in Building Surveying in 2013 and for the past few years have been promoted to Managing Director. What do you enjoy most about your job and what have been the highlights? I enjoy being able to work with our clients from the point of the initial valuation right up to the completion of the sale. Having such a great team behind me is crucial in assuring things run smoothly in the office too. We collectively have over 100 years of industry experience with several staff members having worked within the company for over 10 years. Describe the biggest challenges Brexit has certainly had its challenges. Until recently, buyers were happy enough viewing properties, but many were not ready to commit to a purchase. Some listings were therefore taking longer to sell and vendors were understandably frustrated with the market, especially if they found their dream home and were unable to proceed. Since the election and the New Year our local market has changed dramatically with a 30% increase in new buyer enquiries.

What advice would you give to anyone considering a career in estate agency? Be prepared to work hard and be diligent. Also, being honest when dealing with clients and buyers is key to creating good relationships. It can sometimes feel like you’re spinning plates; as soon as one sale is running smoothly, the next one starts to slow down – being able to prioritise and multi-task effectively is crucial.

What advice do you have for homebuyers in the current market? Having a good mortgage broker on hand can really help when making offers. As estate agents we need to do our due diligence on all offers made so an Agreement in Principle and a chat with a broker can help when the market is moving so quickly. Choosing a good solicitor is also key. It can make all the difference between a drawn out transaction and a relatively painless one. It is tempting to go with one of the cheaper options but do your research and go with one that has the best reviews. What sets south London apart? South London is such a great place to be. It’s vibrant, diverse and well connected. Combine this with stunning architecture, plenty of amenities, good schools and lots of green spaces and it becomes clear why so many people choose to settle here. What do you think lies ahead for the south London market? Given the increase in first time buyer leads, and current homeowners wanting to move locally, I suspect the market will move upwards as there is a shortage of new properties compared to the high level of demand. Recent highs, recent lows? Achieving £40k over the asking price following multiple bids on a flat that many other agents had undervalued! As for a low, I always find it difficult when buyers lose out on a property of their dreams. What is your top location south of the river? It’s got to be Camberwell Grove. The street has an impressive collection of architecture with Regency, Georgian and Victorian homes all making an appearance, along with a few celebrities too.
