entral heating, double glazing and secure doors and windows top the UK home buyers’ list of must have features, according to a survey from Gocompare. Other demands are good broadband, mobile phone connections and a sitting room big enough for a large, flat screen TV. While period features and highly rated schools have fallen down the top 20 most-wanted list. Access to a landline telephone is no longer seen as essential, while satellite TV is seen as vital. Surprisingly, only 17 per cent of buyers thought proximity to a good school was an essential. While fewer than one in ten people were bothered about a property having period features. Number one on the list of must haves was central heating, followed by double glazing, secure doors and windows, a garden, good broadband and mobile phone signal, followed by local shops and amenities. Further down the list of requirements were a good energy efficiency rating and plenty of electric sockets, friendly neighbours, at least two toilets and off-street parking. Bizarrely having a bath or shower came way down the list at numbers 13 and 14. Five years ago, only 34 per cent of people considered a good mobile phone signal a home essential, compared with 58 per cent today. Similarly, a good broadband connection was a must-have for only 54 per cent of buyers, compared with 61per cent from this year’s survey. Now 41 per cent of buyers want a living room large enough to house a large, flat-screen TV. Back in 2014, only one in ten people considered this a priority. Other desirables include, bifold doors, sheds and an open-plan layout.

However, fewer people consider a shower essential compared with the 61 per cent who wanted one in 2014. Other property features falling out of favour include a new boiler or central heating system and open fireplaces or woodburners. GoCompare warns home buyers that buildings insurance should also be on their property ‘must-have’ list and that they need insurance from the day they exchange contracts rather than the day they move in. Ryan Fulthorpe, from GoCompare Home Insurance said: “Our survey shows connectivity is now a deciding factor. Technology forms a big part of everyday life – whether it’s browsing the web, video or music streaming, or making a mobile phone call – people want a strong, reliable connection. And, with an increasing number of internet-capable devices developed for home use, this trend can only continue.”

C

urrently the main preoccupation in the UK is Brexit. Obviously, the fact that negotiations have taken over three years to come to a resolution, has been a great concern to the public and very damaging to the property market. At the time of writing (three years after the referendum) we are still none the wiser about the result of Brexit. However, life carries on buying, selling, renting and letting properties and the property market is just a small part of economy for the whole of the UK. There is still a strong appetite to own properties in the UK and first-time buyers are still out there, but, more than ever, they are looking for a reasonable purchase price. First-time buyers have been doing their sums and have realised that if they can get together a good deposit (often with the help of “the bank of mum and dad”) they will be better off owning a property, rather than renting one. I would always advise to buy if you can. For first-time buyers, although you are looking at a medium to long term investment, as the current market situation undoubtedly will take longer than usual to improve, you will reap the financial rewards of home ownership eventually. Being a positive person, my advice would be to take the plunge and purchase. Should you have to move unexpectedly in the near future, for whatever reason, you can always let your property. Whilst current lending criteria is getting stricter, mortgage rates are still at a low level, which is attractive for first-time buyers. I would expect, with the uncertainty in the political world, that interest rates are likely to stay low for a while. In Herne Hill, we have noticed stagnation in the sales market for family homes. Potential vendors are holding off the search for the house of their dreams (with more bedrooms, larger, longer gardens, etc) because of the

Every other year the whole Knight Frank firm takes a day to raise money for a number of charities through various challenges and tasks. This year the chosen charities were LandAid, Young Minds, Contact the Elderly, Rainbow Trust Children’s Charity and Alzheimer’s Society. In September, 30 of Knight Frank’s finest embarked on the gargantuan challenge of lifting 1,000,000kg as quickly as possible for charity. Organiser Dan Cowling, sales negotiator Battersea & Riverside, says: “The year before last I was lucky enough to be part of the team running from the length of the Thames from source to mouth. This year I felt the need to organise something just as challenging and rewarding. After recruiting company-wide I was thrilled to receive a huge number of responses from colleagues willing to participate. “A few people doubted it could be done, however with our team in place and a huge buzz in the gym we smashed through the 1,000,000kg barrier in 4hrs and 20 minutes. A herculean effort by all and the result – several thousand pounds raised for the chosen charities.”

GEORGIANAWARDS The Great Pagoda at Kew Royal Botanic Gardens is among the winners of the 2019 Georgian Group Architectural Awards, sponsored by Savills. GREENINGUP Wandsworth Council is to work with local schools, residents and parks friends’ groups to plant an extra 80 trees across the borough. The trees will be put on the Alton Estate, Roehampton Estate, Emmanuel Road in Balham, Furzedown Rec and the Café Woods on Tooting Common and will be planted during National Tree Week at the end of November. Schoolchildren will be encouraged to help take care of the trees, and use them in their learning – such as how weather affects their growth. How to help your children get on the property ladder

s house prices continue to rise, it seems that with every passing year, it gets tougher to get on the property ladder. So, what does this mean for them? Well, it could mean that they end up living at home or renting for much longer than either of you anticipated. As a parent, it’s possible you could end up helping by paying a significant part of their deposit or stamp duty to help get them on the first step of the ladder. But, what else can you do to help? Help them become financially savvy Helping our children become finance savvy can only benefit them longer term. Savings and budgeting are key especially when you’re a homeowner. Savings and budgeting Encourage them to save, save and then save a little bit more. A useful rule of thumb is to try to save the equivalent of the mortgage repayment they might expect to pay each month. They’ll also need to understand their current outgoings to identify where they can make savings. Cutting back on nights out, holidays and shopping can, in some cases, result in fairly significant savings. A lifestyle adjustment can be hard, but ultimately worth it in the end. Upfront and ongoing costs As a first-time buyer, they will be unfamiliar with the costs associated with buying. They will need to consider stamp duty, mortgage deposit, solicitor fees, survey fees, mortgage arrangement fees, which are all part of the process, when budgeting to buy their first home.

They’ll also have to factor in ongoing costs once they move in. Running a home with costs such as energy bills, broadband, TV licence fees and council tax, as well as home insurance. They’ll face a heap of financial terms, which may be totally alien to them. Using a mortgage advisor who doesn’t charge fees and can talk through the jargon could certainly help. n the Spring of 2018, British furniture designer Samuel Chan returned to his first alma mater, the Cass School of Art, Architecture and Design. He set the final year students a competition to design a desk for a small livework space. The winning design would be developed under his guidance, produced in the workshop of his design collective, Joined + Jointed, and marketed as part of the Joined + Jointed collection. The competition was the beginning of ‘J+J Generations’, Samuel’s personal initiative to support British design education. “Looking back, I was helped at critical points in my education and career by senior members of the design industry willing to give me an opportunity,” Samuel says. “Now I’m in a position to do the same.” Of the entries submitted, Samuel chose a simple desk design by undergraduate Moe Redish as the winner. It features clean, Shaker-inspired lines, and a slatted section that allows for straightforward cable management. “We often associate design originality with a kind of flair or even quirkiness,” Samuel explains. “But for me designs that endure have one thing in common, and that’s restraint. Moe’s design is incredibly restrained and considered. It’s rare for a young designer to be confident enough to keep it simple. I could see immediately that Moe’s approach was in line with the Joined + Jointed spirit. I knew our makers could enjoy making the desk meticulously, and our customers would find it a pleasure to use.” Moe’s desk, named ‘Slide’, is now a part of Joined + Jointed’s collection, sold online and at the collective’s Fulham showroom. “Samuel and Joined + Jointed share my passion for furniture design” says Moe. “As an emerging designer this has been a fantastic opportunity to gain experience in the field.” A year on, Moe and the ‘Slide’ desk have been shortlisted for the Young Furniture Makers design award, a scheme run by the British Furniture Makers Guild. From among some 30 submissions to the Cass competition, the work of another undergraduate, Barnaby Lewis, also caught Samuel’s eye. Barnaby’s design for a desk with a revolving pedestal was a clever concept and, after further development with Samuel, is now also part of the Joined + Jointed collection.

heard a great quote the other day ‘fact into doubt won’t go’ which resonated with my thoughts on the new homes market right now. With the spectre of Brexit looming, buyers and sellers do not have to look far for an excuse not to do anything but sit on their hands when it comes to their finances. Despite political and economic uncertainty, the Nationwide house price index, along with other surveys, shows that many people are getting on with things. There has been too much indecision and uncertainty for an extended period, and buyers and sellers can only wait so long while politicians sort themselves out. While the housing market is subdued, those buying a house or re-financing may be able to pick up a good deal. Deals are being done as lenders ramp up competition and the early signs are that business could be brisk this autumn even as Westminster continues to argue. ouse prices are rising at the slowest annual pace for more than six years, according to the Halifax. The mortgage lender, which is part of Lloyds Banking Group and whose statistics are traditionally skewed towards the north of England, said that prices rose 1.1 per cent in the year to the end of September, the slowest rate since April 2013. It said that price growth would remain “subdued” for as long as economic uncertainty in the UK continued. The cost of the average home in September was £232,574, down by 0.4 per cent compared with August, it said.

ccording to a survey of 500 high net worth individuals 12 per cent said that they had been turned down for a mortgage. According to a report in FT Adviser the wealthier someone is, the more complicated his or her finances become. “This means complicated (or even non-existent) income structures, investment portfolios spanning multiple jurisdictions and illiquid assets,” the report says. “An inability to prove a stable income and the fact that the borrower is buying an investment property are two of the more common reasons that a HNW might be turned down for a prime property mortgage.” The advice is to use a broker that specialises in the top end of the market.

Is it better together? Duncan Farmer considers the pros and cons of joint mortgages

T

he cost of property in central London being what it is many people trying to buy their first home do so with a friend or partner, but how do joint mortgages and joint ownership work? Usually such mortgages are taken by partners, but they can be friends, another family member, such as a brother or sister, a business partner, or with some lenders, as many as three other people. One of the first things to work out is how much you could borrow – it used to be that lenders used a straightforward multiple of each applicant’s earnings, but the size of a loan now varies depending on the borrower or borrowers’ ability to pay it back. This takes into account their credit score, their income and their other liabilities such as credit cards or other loans. The other advantage of buying together is that a pair or a group are likely to have a bigger deposit and therefore probably get a better deal. Joint ownership can occasionally be tricky and buyers must decide how they want to own it. Couples usually opt to be “joint tenants”, by which both borrowers are legally seen as a single owner and to have equal rights in the property and must both agree if the property is to be sold. Taking out a mortgage as “tenants in common” lets each of you own legally separate– and not necessarily equal – shares in the property. As tenants in common you can sell your share of the property separately and leave it to someone else in your will. A solicitor can draw up a deed of trust, which specifies the per centage of the property you each own. It is worth noting that your credit rating may be affected by anything that the other person or people on the mortgage do. The other reason for that is that because you will both be “jointly and severally liable” for the debt, should one of you default or disappear and fail to keep up the mortgage repayments, the lender could look to the other borrower for all of it.

pparently adding a witty remark to a bank transfer paying cash to a friend could damage your chances of getting a mortgage because it will show up on your bank statement and could offend an underwriter reviewing your application. According to John Webb, of Experian, the credit ratings agency: “If you include a reference there’s generally a couple of rules to stick to. Don’t be defamatory and don’t be frivolous. It’s probably good to avoid comments about race, sexuality, disabilities, gender or religion. Mortgage underwriters will review your documents seriously, so your best bet is to use common sense, keep it clean and be professional. If you’re unsure you can usually leave it blank, or add the word ‘payment’.”

DECIDE ON A REALISTIC BUDGET When purchasing a home, the deposit isn’t the only cost you’re going to need to cover. As well as the budget for a deposit, which will be around 5%-20% of the value of the home, there will be a number of initial fees such as the valuation fee and the surveyors fee, as well as the additional parties to pay such as the lender/ broker fees (if first time buyer no estate agents fees) and the conveyancer. There is then the fees associated with the mortgage including the booking fee, arrangement fee and mortgage valuation fee. We recommend saving an additional £2,500 on top of your deposit to cover the costs. Please be aware that if more than one person is purchasing and they have already owned a property then stamp duty will be payable even though the other person has never owned a property anywhere in the world before.

FIND A SUITABLE CONVEYANCER It’s important to find an experienced conveyancer who will provide a thorough service when you’re buying a home. Your conveyancer will be able to give legal advice, handle contracts, undertake important searches, deal with the Land Registry, and the transfer of funds. Many estate agents will recommend a conveyancer, but it’s important to undertake your own research to make sure you find the right one for your particular purchase. Ensure that they are certified by either the Solicitors Regulatory Authority or Council for Licensed Conveyancers or the Law Society.

TAKE EXTRA CARE IN FILLING OUT PAPERWORK Miswritten paperwork is a common cause of delays when it comes to buying your home. It is important to ensure you read all contracts in full detail and fill in all paperwork openly and honestly. Any incorrect paperwork could lead to a great deal of legal problems in the future. Taking a little extra caution when filling in forms and applications can save you a great deal of time in the long run.

BE PATIENT While you may be itching to get into your new home, it is vital that all aspects of the process are dealt with thoroughly. Sometimes the conveyancing process may involve a lot of paperwork and additional enquiries, but it is important to understand that all the legal aspects are being done in your best interest as a first-time home buyer. Aside from conveyancing, the mortgage arrangements, estate agent negotiations and the actual moving in process will also take some time.

UPHOLD GOOD COMMUNICATION WITH YOUR AGENTS Ensure you are always kept in the loop with the seller, your estate agent, mortgage advisor and conveyancer. When you have decided on a property, you want the process to be as smooth and hassle free as possible, so don’t be afraid to keep pestering your agents. In the same way, make sure to keep your phone on at all times in case you need to be informed of any major turning points. Additionally, keep up to date with your emails, including checking your junk, as conveyancers will often send over documents via email.

ut our photographers shoot for brands like Bo Concept, this is a strong set of pictures,” I countered. Somehow, and I can’t fathom why, the client disagreed. As sweetly as I could I asked if she had a background, or at least an interest in the practice. Turns out she works in insurance, at senior management level but does at least possess an artistic flair for passive aggression. To the point of shooting (pun intended) herself in the foot, this lady took it upon herself to perform amateur post-production on every shot. I started my estate agency career in 1981 with a leading estate agent firm that at the time had only 21 branches. I stayed with this company for 25 years having started as a negotiator and went on to be regional director covering a large territory in the home counties. I then joined a global high end agency with the responsibility of the new homes operation in Hertfordshire and Essex. It was great fun and I worked with some amazing people. Eight years later I joined Countrywide and with a short spell with another company I re-joined, working for Tucker Gardner in the beautiful market town of Saffron Walden. What do you enjoy most about your job and what has been the highlight. Every day is different. I love the fact that I am not tied to the office and can go out and meet people in their own homes to discuss their plans and their lives. I love helping people make their property move and see them settle into their new home. Providing great customer service is very satisfying. Describe the biggest challenges. The biggest challenge is negotiating the sale, as

vendors and purchasers can see things from a different perspective. But that is the goal and when reached is extremely fulfilling. What advice would you give to anyone considering a career in estate agency? Being an estate agent is a great career and I have loved it but be prepared for long hours, ups and downs of the market and stress! Both my children have decided to becomes agents so it must be good. What advice would you have for home buyers in the current market? It is a good time to buy, especially if you intend to stay for five to 10 years. Markets go up and down but over this sort of period you will normally see the property increase in value whilst also having the enjoyment of living there. Interest rates are low so affordability is currently very good, and there are some lovely properties on the market. What sets North Essex and South Cambridgeshire apart? Beautiful market towns, gorgeous countryside, historical buildings, wonderful shops and markets and fantastic communication links to central

London, airports and motorways. All of this with some of the best education in the country. What do you think lies ahead for North Essex and South Cambridgeshire? This area will continue to attract buyers looking for a great environment to live in and good value for money for the London commuter. Demand will be driven by outstanding schools and great access to transport links. Recent highs, recent lows? Every house sale, providing outstanding customer service and creating a market strategy that works. Low – not too many of those! What is your top location? Saffron Walden – a gorgeous market town packed with outstanding amenities and schools and some of the most attractive property in the country. If you were not an estate agent what career would you choose and why? I have a passion for interiors – so an interior designer.
