How do I find the right solicitor to handle my house sale transaction smoothly, efficiently and with no unnecessary delays? Alex Oppenheim, Associate Director of John D Wood & Co Battersea, replies...

A

When it comes to your solicitor, take your time and choose wisely. It is a muchused quote by oil well firefighter Red Adair: “If you think using a professional is expensive then try using an amateur.” But is there a lesson to be learnt? Recently, my wife and I bought a house outside London and, like all good estate agents, I agreed terms on my purchase without my own property even being on the market. I was given four weeks to exchange contracts, with the added pressure of another purchaser trying to gazump us. I know, it’s outrageous an estate agent being gazumped, or perhaps some might say, revenge is a dish best served cold! In short, we found a buyer for our house and agreed terms quickly. But what struck me, in a positive way, was the attitude and actions of the solicitors involved. One does not have to spend a king’s ransom on solicitors and use large firms. There is, though, great sense when buying or selling in London to use an experienced London solicitor. They understand the vagaries of leases and share of freehold structures and can streamline the timescales of the process. The real key to success is communication, especially with the selling estate agent. Simply being copied in on emails for outstanding enquiries will ensure a prompt response. We can also help! I have spent many a happy hour in the Wandsworth Council microfiche archive room searching for historical planning consents. Often time is of the essence and with the cost of purchasing so high, failure to exchange contracts can be expensive and, of course, deeply frustrating. So when it comes to your property transaction, meet your lawyer well in advance and provide them with all the information they need. Life is all about timing and we have agreed many a sale with either the vendor or buyer (sometimes both) being overseas. But if the homework is done in advance – for example, by providing copies of relevant consents for any alterations carried out and completing the Property Information form – then everything can proceed at a pace and conclude successfully.

N

ew research from Savills that will gladden the heart of retail guru and Queen of Shops Mary Portas shows that living close to a thriving High Street could add as much as 20 per cent to the value of your home. Nathan Yendle, head of Savills Clapham Lettings, says: “Northcote Road is really a hub offering everything you need as a resident – restaurants, bars, dry-cleaners, clothing boutiques and jewellers – which certainly draws tenants in their hordes.” Yendle argues that a typical four to five-bedroom house Between the Commons will attract about 10 to 20 per cent (£100 to £200) more a week for buy-to-let landlords than a house outside these boundaries. A great deal of this is due to the offerings on Northcote Road, along with the great schools in the local area. Chesterton Humberts’ Tim Philips in Battersea believes that Between the Commons flats are often £100,000 to £150,000 more expensive than their counterparts north of Battersea Rise, while houses are on average £300,000 dearer. “We recently sold a two-bedroom garden flat on Altenburg Gardens, close to Clapham Junction and Northcote Road, for £10,000 over the asking price of £700,000. In comparison, we have a two-bedroom flat on Marjorie Grove, further away from Northcote Road, on at the lower price of £575,000,” he explains. Putney High Street is another vibrant and bustling road for shopping, dining and nightlife, as well as having the best transport links in the area, points out Chris Firth of Chesterton Humberts. “Therefore, it’s no surprise that demand for flats and houses close to the High Street is far higher than for properties further away.” One example is the recent sale of a two-bedroom ground floor flat on Werter Road, just off Putney High Street. “The buyer said the location is the main reason she offered over the asking price of £650,000,” says Firth. In contrast, he says a similar flat on West Hill, about a mile from the High Street, was more difficult to shift, with an asking price of £495,000 (almost 30 per cent less than one close to the High Street).Although it might look like you’re getting better value when you buy a long way from a lively High Street, in the long run you won’t reap the same rewards in terms of capital, or rent if you decide to let out the property. Another reason perhaps to listen to Portas and embrace all that’s good about our High Streets.

Both play host to a huge variety of activities including rugby, football, tennis, cricket and independently-run boot camps all through the year. SHOPS Wandsworth residents are spoilt for choice with Northcote and Bellevue Roads providing a wide range of boutiques, bakeries, butchers and delicatessens, and market stalls. In Wandsworth town centre itself, the newly refurbished Southside Centre now has a Rossopomodoro and a Wagamama as well as a Cineworld multi-screen cinema. We have heard that Wandsworth Council has also just approved plans for the redevelopment of the Ram Brewery site, which will create over 600 new homes as well as shops, restaurants and bars. TOP STREETS The most desirable family houses are on the streets which make up the Toast Rack and Spencer Park, where most houses are comfortably over £2m and a significant proportion over £3m. The Tonsleys have long been popular due to their proximity to Wandsworth Town railway station and charming architecture. Anything

coming to market in the Magdalen Estate is quickly snapped up as it falls within the catchment area for Beatrix Potter School. RESTAURANTS AND PUBS No list of restaurants in Wandsworth would be complete without mention of Michelin-starred Chez Bruce, Bellevue Road. Roxie, on Garratt Lane, is an unbelievably good steak restaurant offering great value for money. Pubs are also abundant with the Leather Bottle and its fabulous family-friendly beer garden, the Hope, the Althorp, Brinkley’s and the County Arms all offering good food and well priced wines. LEISURE As well as the facilities on the Common, there is the Virgin Active Gym, Pure Gym and the Cineworld at Southside. For something a little more interactive, try Recipease on Northcote Road for cooking lessons and Make Your Cake on Bellevue Road. SCHOOLS One of the main reasons people move to Wandsworth is the wide selection of excellent schools. Local state schools include Beatrix Potter, Allfarthing, Honeywell, Bellevue and Swaffield primary schools, all with good or excellent Ofsted ratings. Private schools include Finton House, Northcote Lodge and Broomwood Hall, and Emmanuel.

ere at Savills in Clapham we have seen a buoyant market at all price ranges. The lack of stock continues to drive the market and has set off the rise in prices seen over the past few months. Property in Clapham has grown in price by 10.3 per cent over the past year, and is expected to grow by another 22.1 per cent over the next five years. This uplift is partly due to the increase in international buyers. While figures are low in comparison to other areas of London, Clapham sees approximately 15 per cent of its buyers coming from overseas, and we expect that figure to grow as more and more people realise the value for money on offer here. Prime roads have achieved record prices per square foot over the past six months, including The Chase and Manchuria Road, both close to Clapham Common. Roads such as these, as well as the popular Nightingale Triangle, continue to charge a premium and a lack of stock has resulted in higher prices.

Approximately 72 per cent of buyers in Clapham are upsizing from smaller properties in more central areas, so the larger four or five-bedroom homes with gardens are quickly snapped up by those with young children or looking to start a family. We also have a healthy number of first-time buyers who make the most of cheaper flats available in period conversions, while still being within fast commuting distance of the West End and the City. For example, we have just taken on a lovely two-bedroom flat on Marjorie Grove, with a 20ft roof terrace, which is close to the open spaces of Clapham Common and transport links at Clapham Junction. Perfect for a first or second-time buyer. As we come into the autumn months, we expect the market to become busier within both the core and prime price ranges. From our new office on Northcote Road, we have some excellent new instructions including a beautiful four-bedroom house on Gosberton Road, a seven-bedroom house close to Abbeville Village,

Sports aid Needy children in Africa have been given a sporting chance thanks to Jacksons Estate Agents, who have handed over £1,000 to fundraiser Simon Morgan to help provide sports equipment for children at the Tumaini Children’s Home in Mombasa, Kenya. Jacksons supported Simon’s efforts with financial help for equipment and a contribution to his travel costs for his recent trip to the children’s home to hand over the sports gear. “I’d like to thank them so much for backing the campaign. The looks on the children’s faces made all the hard work so worthwhile,” said Simon. Jacksons managing director Tony McVeigh said the agency would continue to back deserving charities. “We have always believed that if we can help in some small way then we will - and that was the case with Simon. Price growth The prime London residential market has recorded stronger price growth in the past three months than at any time since March 2012, defying expectations that values would flatline this year, according to the Savills quarterly prime London index. The strongest growth was seen in the predominantly domestic markets of prime South West London – from Fulham to Richmond and Battersea to Wimbledon – where values rose 3.2 ­ per cent in the last quarter. Annual growth now stands at 8.5 cent, much higher than the 4.4 per cent seen in prime central London.

The booming market has had analysts ripping up their figures. Will it last? Ross Brien, manager, Hamptons International The market this year has been extraordinary with record prices being achieved in South West London. Balham has seen a marked step-up in prices, and yet values seem to be perfectly comfortable at these new levels.  Whether prices will continue to increase at the same rate for the remainder of the year and beyond will very much depend on the supply of properties coming onto the market and interest rates staying low, which certainly would appear to be the case for the foreseeable future.  It’s also worth noting that we are still seeing increasing numbers of international buyers not only looking for homes in our capital, but also to invest in one of the more stable markets available.

Chris Lewis, head of Savills Northcote Road The Savills Residential Research team has reevaluated its forecasts, as there have been more positive indicators in the current market than at any point over the past few years. The past few months have shown a period of higher activity and price growth in a market which was expected to show little or no growth this year or next, particularly in prime South West London. The market here has improved hand-in-hand alongside growth in buyer confidence and low interest rates, and these two factors mean there is capacity for price growth over the next three years or so.

Government attempts to get the banks lending again are clearly working. The improvement in high loan-to-value (LTV) lending, in particular, has resulted in a surge in the number of first-time buyers. Average deposits have fallen and continue to do so as lenders offer more innovation and better rates at higher LTVs. The Government announced more detail on the next phase of the Help to Buy scheme, and Leeds Building Society released the Welcome mortgage range, so we expect the number of buyers to continue to rise. We need confidence to continue to improve in order to persuade more homeowners to trade up and move on, resulting in more stock coming to market.

Plenty of cheap deals to tempt you, reports Duncan Farmer

T

he opportunities for housebuyers and people wanting to remortgage appear to get better by the day. Rates are falling and lenders are relaxing either the amount they will lend or their borrowing criteria, as banks and building societies compete for the comparatively small pool of customers. In spite of this largesse, the amount of mortgage lending fell in June and housebuying activity tailed off in July, although the latter could be down to the sizzling temperatures and the distractions of Andy Murray winning Wimbledon, Justin Rose winning the US Open, and comprehensive English victories in the first two Ashes Tests. Oh, and the arrival of Prince George. Lenders have been doing their bit to add to all this unbridled joy, and mortgage rates have hit historic lows. Take Norwich & Peterborough’s ten-year fixed-rate deal, which has a rate of just 3.84 per cent. Compared with two-year fixed deals it looks expensive, but up against the Halifax standard variable rate of 3.9 per cent it is cheaper, and of course the Halifax rate can move at will. As most analysts agree the current Bank of England base rate of 0.5 per cent is artificially low and will have

London is 15th in global price table While property prices in London seem to be enjoying continued growth – up 6.9 per cent in the past year, according to Knight Frank – the capital is languishing in 15th place in a table of global house price growth. Jakarta is top of the league and prices are sprinting ahead at a rate of 27 per cent a year, with Dubai hot on its heels at 21 per cent. In Europe, however, only St Petersburg (15.3 per cent) and Monaco (5.5 per cent) are ahead of London. Vienna and Moscow, our nearest challengers, have barely grown at all, while Rome, Paris and Madrid have all seen property prices lower since this time a year ago, as a result of the economic woes in the Eurozone.

to rise in the next three or four years, the Halifax is sure to follow suit. The beauty of fixed-rate deals is that borrowers know from now until 2023 exactly what their monthly repayments will be. And on a 10-year deal, they can sleep soundly for at least eight or nine years knowing that interest rate movements will not worry them, whereas borrowers with a two-year fix do not have long before they must start looking for a new loan. The good news for anyone coming off any deal at the moment is that there is an abundance of cheap offers to tempt them, as our best buy charts demonstrate. Back to the Norwich & Peterborough loan, borrowers need only a 25 per cent deposit, there are no arrangement fees, the valuation is free and there is £200 cashback. Drawbacks? There are not many. You can transfer the mortgage to a new property, but clearing the loan within 10 years will cost you – from seven per cent of the sum owed within the first year tapering down to one per cent in year 10, but for most people this is unlikely to be an issue. The only problem you might have is getting hold of the cash – Norwich & Peterborough is expecting a flood of applications – but there are alternatives: Yorkshire Bank has a 10-year rate fixed at 3.89 per cent.

The average housebuyer now has an income of £40,500, up by more than nine per cent on a year ago, according to research from the Mortgage Advice Bureau, which found that in London the average earnings of buyers had risen by more than 10 per cent. The report suggests that housebuyers’ earnings have overtaken inflation, which currently stands at 2.9 per cent, and average weekly earnings, which are up 3.7 per cent. The Mortgage Advice Bureau said the figures point to “more affluent borrowers driving up the average as they take advantage of the housing market recovery”.

Knock it down and start from scratch Cheryl Markosky talks to a brave owner who tore down a Fifties house and started again

I

t was an exciting day for Natasha Hall when an old house in Lauriston Road was demolished. “We were there the whole day and took loads of pictures and videos,” she says. Hall’s eagerness at such destruction was understandable, as this was the inauguration of a oneyear building project that allowed her to get rid of an unprepossessing property and start from scratch with something new. You have to applaud Hall even louder when you hear that she carried out this mammoth task, which finished last June, with three small children (the twins are now nearly four, and her third child five) in tow. “We’d lived in flats before, but found wardrobes and room sizes too small and I was longing for more space,” explains Hall. Her vision was clear. “I wanted a Georgian-style house that was large, symmetrical and traditional, but with plenty of modern additions.” Employing local architect Richard Holden and project manager Richard Puddy, Hall also brought her past life to the blueprints. “I grew up in California and was used

to informal, open-plan and outside living. So I made sure there was easy access from the family, kitchen/ breakfast and dining rooms on the ground floor into the garden, and there were bar stools around a counter on a kitchen island where the kids could sit and eat.” Other Anglo-American touches include a terrific amount of space for guests and nanny, cinema room, gym and sauna in the newly dug-out basement; a cosy area for Hall’s young children on the top floor; and the master bedroom suite luxuriously laid out on the first floor of this roomy 5640 sq ft family house. Hall’s advice for another buyer keen to acquire a rundown house and replace it with a stylish new home is to plan everything well from the beginning, think clearly about how you live and how you’ll use the house, and make sure you’re on site every day to ensure switches go in the right place and the right shade of mortar is used. “One mistake we made was to be overly optimistic that the project was almost finished once the exterior was done, but the interior took a long time to complete,” she admits.

ondon’s property market continues to thrive, with the latest figures from Savills showing that South West London has experienced the most significant growth in home prices across the capital over the last quarter. southside As seen by Jonathan Dyson, manager of Hamptons Battersea and Wandsworth Where did everyone go? I often wonder where everyone disappears to for the summer months. Country homes? Parents? Holidays? Of course, some of these will be the case, but even then, the size of the exodus seems enormous. I was speaking to some independent shopkeepers last week and two of them are actually considering shutting their shops for the whole of August. Apparently the takings over the summer rarely cover the staff costs and they’re actually better off closed. The only reason they stay open is that they worry they’ll upset their existing customers that are still around. It seems bizarre that in one of the busiest capital cities of the world, in this age of hard work and austerity measures, we appear to be edging closer and closer to the European style of summer living. Estate agency is the same. Following a ridiculously busy spring this year, where record prices were being achieved then broken and then broken again, we assumed there would at least be some element of buying and selling to be had over the summer. Yes, of course, there are still some deals to be done, but the phones are strangely quiet and we seem to be leaving answerphone messages for most of the buyers we call. Given all of this, however, I’m not especially worried that this heralds a fall in the market. We already have nearly a dozen properties that I’m going to launch in September, and the buyers we do speak to are definitely still looking – they’re just not around to view.  So there we have it. I had no idea that in the space of just a few short years we could be comparing SW11 to South Kensington, Chelsea or Notting Hill. That’s something for me to contemplate at my summer holiday home in the French Riviera.

ccording to Savills, the UK housing market activity has picked up significantly this year with every month bringing a fresh set of improved data. There are now more positive indicators than at any point over the past few years. Commuter towns, and those within an hour of London by rail, offering a variety of highly rated schooling are showing positive growth to date this year. There has been a rise in interest from London buyers in recent months with an increased demand for well-presented properties that are ready to live in. We have noticed that buyers are reluctant to purchase a property that needs a great deal of renovation or building work. However, the homes with the potential for an extension at a later date are still generating interest. The last couple of months have undoubtedly seen a real positive shift in activity in the property market across all price bands. A run of better weather, a more positive economic outlook in the UK and abroad, and a return of confidence are all contributing to improved market conditions. All of the town centre properties currently being marketed by Savills continue to receive strong interest and attract an increasing number of offers. Buyers are increasingly confident and keen to negotiate, but as demand increases, we have seen properties recently sell at and above the guide price. urrently, the property in and around Reigate can effectively be divided into three separate markets. At the lower end of the market, purchasers are taking a long-term view and, buoyed by the confidence that interest rates should remain low for the immediate future, are confident in investing in a town that, for growing families and commuters, offers the very best in lifestyle and travel amenities. At the top end of the market, purchasers are attracted to the area because of its proximity to central London, the airports and the green leafy suburbs where they can buy an extremely impressive looking home. The £2 million to £2.5 million market is, however, proving to be slightly more challenging. In the main, this is because many applicants at this level are waiting to see whether or not a mansion tax will be implemented before making the decision to purchase. Across all price brackets, many of our applicants come from South West London. These purchasers recognise that the area offers them more house for their money, a selection of superb schools into which they can secure a place for their children, the increased privacy of living on a larger plot, and good communication links back into central London. We have already been instructed on several exceptional properties that are due to be launched in September and so the autumn market is looking positive, with both demand and supply at a constant level across most price ranges.

the last word Tony Ennis, senior associate at Bairstow Eves Battersea, has the final say How did you join the property industry, and briefly describe your career to date?

It was purely by chance. A job in sales in the 1990s seemed like a good career move, and 17 years on I’m still working for Bairstow Eves on Lavender Hill, having joined as a trainee negotiator and worked through the ranks. This means I have a fantastic understanding of the business from valuing and marketing right through to selling and progressing the deal to completion. Given the success of the branch over the last few years I guess my next role will be running hopefully an expanded area in South West London. Describe the biggest challenges you face on a day-to-day basis?

Market share and available stock are the biggest challenges in estate agency at present. There’s a lot of choice out there for potential vendors. We have hundreds of serious active buyers on our books at present so it really is a case of finding the right home for the right buyer. What advice would you give to anyone considering a career in estate agency?

It’s a job that teaches you a wealth of skills that you can use across the board. It’s hard work and long hours but the best things in life are never easy. How difficult is the current market for homebuyers, and what advice do you give them? 

Get onto the housing ladder as soon as possible. There are some fantastic deals out

there at the moment, and paying a mortgage is almost always going to be preferable to paying rent. Buying your own home is also a great investment vehicle over the long term. In your view, how does the South London market differ from other areas of London? 

South London has a massively diverse property market, from mansion blocks and conversions to period terrace cottages and purpose-built

housing, all within a small geographic area. Add to that the sheer number of small commercial areas and micro-markets such as Battersea Square or Abbeville Village, and it’s a fantastic place to live. What are your predictions for the sales market in South London for the next few years?

We are as busy as ever in our office on Lavender Hill and we have achieved some record prices, with some properties even selling over their original asking price, demand has been so high. The area as a whole continues to be massively popular due to good schooling, the vast array of cafés and bars, outdoor spaces on commons and excellent travel links provided by Clapham Junction and the Northern Line tube stations. I can only see prices increasing as mortgages become more readily available. If you were not an estate agent, what career would you choose and why?

I can’t imagine myself doing anything else, but I’m a keen sportsman and so it would probably be something in the sports sector, such as a sports physio or football coach.
