Inviting sealed bids for a property is becoming increasingly common, but are homebuyers being forced to pay over the odds?

Sealed bids have risen in popularity over the past few months, becoming a major part of the current market, and have represented in excess of 60 per cent of our sales so far this year in Chiswick. We’ve found that in a competitive climate sealed bids are often the simplest and most efficient way of agreeing a sale, particularly when a number of buyers are chasing the same property.

For sellers, sealed bids can ease the decision-making process. Popular houses often receive multiple offers all at the same level. These can be difficult to decide between, involving incremental increases and timeconsuming to-and-fro negotiations. Sealed bids can smooth out this process, encouraging buyers to put their very best price, and giving them an equal opportunity to present their best offer.

Sealed bids can also reassure buyers that a number of other parties are interested in the same property, and are willing to pay a similar amount to secure it. Bidding is, of course, at the discretion of the buyer, who can put forward whatever amount they so choose. The key for buyers is to offer what they think the property is worth, and the maximum amount they are prepared to pay. This way, if it turns out not to be enough, at least they know they gave it their best with no regrets. Multiple offers at similar levels certainly should reassure buyers that the value of the house is correct. A house is only worth as much as a buyer is willing to pay for it.

It is also important to remember the winner of a sealed bid isn’t necessarily the buyer who offered the highest price. Buyers with all their finances arranged, and in a good position to proceed with a sale, will often be the preferred choice, even if they’ve offered a little under the greatest bid.

Ultimately, sealed bids do not force homebuyers to pay over the odds. Instead, they present a level playing field, giving them the opportunity to outline their position and put forward exactly what they think a property is worth.

marketview If all you want for Christmas is to be in your new home, Cheryl Markosky gets tips from agents with the festive spirit.

S

ettling into a new home in time to hang the tinsel and trim the tree is still a possibility if you look for chain-free sales to speed up the process, says Tom Crabtree from Marsh & Parsons Clapham.

“And don’t just rely on property portals,” he cautions.

“Get yourself in front of agents and don’t be afraid of being a pain. They’ll ring you first when something comes up if you keep in touch.”

Crabtree also points out that you might have to compromise if you’re determined to be in by Christmas.

“If you give up and say you’ll look again next year for that perfect property, the market might have jumped another five per cent and you’ll end up seriously compromising later on.”

And it’s not enough to instruct a good solicitor (rather than one with cheap fees), but one who’ll be in his office and not on the ski slopes or off partying. “Ask him how close to Christmas he’ll still be working. This is my main bit of advice,” sums up Crabtree.

Make guarantees and suggest specific deadlines to the vendor, says Jo Eccles of Sourcing Property. “For example, should they accept your offer, you guarantee that you will have a homebuyer’s survey booked within five working days. And, you’ll exchange contracts within 10 working days from when your solicitor receives the legal paperwork.”

But don’t get sucked into agreeing to put down a nonrefundable deposit. “Most solicitors hate them, as they waste valuable time agreeing the terms of the deposit rather than getting on with the actual purchase,” Eccles warns.

According to Roarie Scarisbrick at Property Vision, mortgage finance is the main cause of delays. “Banks are cautious and there are more and more hoops you have to jump through to get your money. Be absolutely clear with your bank what you need from them and that it needs to be fast. Find an individual who is accountable for the whole process and stick with him.”

And what should you do if it’s getting dangerously close to Christmas Eve and you still don’t have anywhere to hang the stockings?

Polly Willatts at Londonwide Conveyancing (a service offered by Kinleigh Folkard & Hayward) says you need a Plan B just in case it doesn’t work out. “Nothing’s guaranteed in property except stamp duty,” she says.

West Wimbledon roads such as Rosevine, Kenwyn and Trewince are lined with stunning Victorian terraced houses, and just south of the railway leafy tree-lined roads such as Heath Drive and Blenheim Road offer plenty of space and great gardens.

RESTAURANTS AND PUBS Raynes Park Tavern is a great local pub very centrally located and therefore handy for locals and commuters.

Another favourite is the Hand in Hand, which has a lovely relaxed atmosphere and is just a short walk up the hill in Wimbledon. On the high street and tucked away on quieter

streets are international restaurants including Tapas, Italian, Sushi, independent charming cafes and traditional pub food too.

LEISURE Home of Fulham FC Training Ground, Raynes Park is dotted with beautiful open parks such as Cannon Hill Common, Cottenham Park and Holland Gardens. Also close by is the stunning Wimbledon Common frequented by runners, dog walkers, golfers and riders, and other fantastic leisure facilities include three popular golf courses and a David Lloyd health club.

SCHOOLS Probably one of the biggest contributing factors to Raynes Park’s popularity is the number of well performing schools listed with the Ofsted Report, as well as a range of private, international and grammar school options. Popular state schools include West Wimbledon Primary and St Matthew’s Primary, and for private education, Hall School and Ursuline Convent Preparatory. Raynes Park is home to the Norwegian School in London and for younger children there is an abundance of highly respected local nurseries to choose from.

TRANSPORT Raynes Park is incredibly accessible and many commuters live here for that reason. The overground rail service has trains to London Waterloo in around 22 minutes platform to platform, while the A3 is just under a mile away and offers easy access to the M25. Wimbledon station, which is one stop away, offers District Line underground links into Central London.

ood things come to those who wait... unless, of course, you’re trying to buy a property in Wandsworth. Price rises in the capital continue to outstrip the rest of the country, with our postcodes leading the way – up 11 per cent on last year. We are told that foreign investors and equity-rich Londoners are responsible, swarming over from north of the river.

But this is nothing new for those of us who already live here. Try telling any of our former clients who’ve lived in, say, Winsham Grove or Bennerley Road for a number of years that our area has only recently become a desirable place to live.

The general message to buyers is pretty clear: buy sooner rather than later. And that seems to have got through with mortgage approvals at a five-year high.

The ‘new’ property bubble is now being exacerbated by a reluctance among Londoners to trade the big smoke for greener pastures. We’ve found that more of our clients, whether upsizing or downsizing, are staying in the area or re-investing (note the recent surge in basement conversions).

Many are unwilling to leave the community they’ve grown accustomed to: new secondary schools, first-class facilities and the value of future investment for their children all playing a part.

And so the inevitable forces of supply and demand have conspired to send local property prices into an upward spiral, which means the process of sealed bids has reared its head again with increasing regularity, especially for flats and houses under £1.5m. All good news if you’re already sitting pretty on some prime SW real estate – even better if you’re about to up sticks to the sticks!

Despite this, some agents have adopted a dangerous habit of trying to engineer sealed bids for their clients. It’s all too easy to under-price a Victorian house ‘around the commons’ and get an inevitable stampede of viewings and bids on the first weekend. The agent may be pleased the job is done and dusted, but your bank balance may end up worse off. In fact, dig deeper into those agents’ claims and you find that many of these sealed bids have taken place beneath asking price and are simply a means of picking a winner quickly.

But unless you’ve seen the home of your dreams, what’s the rush? Close your viewing process too early and you might miss the ideal buyer who would have paid more. We’ve achieved many record prices this year using a less hurried approach, drawing on our experience to vet buyers thoroughly and deliver the best

results. So perhaps the message for sellers (and agents) is: patience is a virtue, and good things really do come to those who wait...

Gains in Battersea and Wandsworth The largest price rises over the last year have been in outer prime London, according to latest research by estate agent John D Wood & Co. Biggest price gains have been in Primrose Hill in North West London, where values rose by more than 40 per cent, reports the agency, but Wandsworth is not far behind with increases of 36 per cent, and Battersea saw 28 per cent price rises.

“Prices in Central London are now so high sellers are unable to trade up in the same part of the capital. Instead they are choosing to swap, say, a two-bedroom flat

for a house in neighbouring areas such as Fulham, Primrose Hill, Wandsworth and Battersea,” said James Wyatt, John D Wood’s head of Valuations and Surveying.

“The shortage of properties in these areas has forced frustrated buyers to compete, often through sealed bids, and this has pushed up prices. Evidence of this ripple effect can be seen across Greater London, as sellers move out to buy larger properties in neighbouring areas as the financial step to buy a larger property in the same location is now too great.”

London villages command a price premium Living in or near to a village in London can command a price premium of around 51 per cent, according to research by estate agent Kinleigh Folkard & Hayward in conjunction with Zoopla.

Of 24 London villages analysed, an average £200,000 premium applies in sought-after village areas, says the report. Research shows that while the average value of a London property is £456,802, a home in a village will cost

closer to £691,046.

Council policy A two-up, two-down council house is now an awardwinning home, discovers Cheryl Markosky

I

t’s hard to imagine a rundown 1950s council house with no central heating, old carpets and dilapidated windows receiving accolades. But the rejuvenated 21st century version of this dwelling in Somerton Road, Peckham Rye, topped the Sunday Telegraph’s Best Renovation shortlist, and hit the pages of Elle Decoration, the Sunday Times, and Home Building and Renovating magazine.

Its success is down to talented owners Magnus Scholz and Aubrey Laret, with an array of contemporary art, furniture, architectural, interiors and soft furnishings design skills between them.

The gifted duo first spotted the house when visiting a friend in nearby Dulwich. “We were living in Islington at the time and were attracted to this council house, which was one of only six houses in the row, close to green and leafy Peckham Rye Common. It had plenty of light and was bigger than the rest, as it was at the end of the terrace,” explains Scholz.

Although some of the neighbours were a bit nervous

about turning the Victorian redbrick building into something contemporary with a jet-black façade and acid yellow windows, the planners were excited about the designs. They advised Scholz and Laret to extend within permitted development rights, and then apply again later to push out and carry on the rest of the renovation.

It took four years in total to do the work because of the doubled planning submissions. “Also, we did most of the work during our holidays and on the weekends,” says Scholz. “We did almost everything ourselves, bar help with the roof, gas and electrics. It’s lovely to have something so unique that we can call our own.”

The designers swivelled the house round essentially, adding on a ground floor timber extension offering more living space (the house has gone from 70 to 105 square metres) with sliding eight-metre-wide glazed doors that open directly onto the garden.

Looking out for long-term fix

£

When to fix your mortgage is a debate that has ruined many dinner parties in the past, and will do the same many times in the future. Those following the Bank of England forward guidance expect base rate to remain unchanged for several years to come.

By the time that first rate increase does happen, the fixed rates on offer by lenders will be higher than they are today. Given fixed rates are so low, with little or no premium being charged for the security, now would be a good time to fix.

There is an alternative. Several lenders offer ‘hybrid’ mortgages that are part tracker and part fix. The products are designed to make the most of the low base rate environment before switching to the fixed element when rates are anticipated to rise. The benefit being the fixed rate is known from day one.

This differs from lenders who allow borrowers to ‘drop-lock’ or ‘switch-fix’ into whatever fixed rate product is available at the time. Although the lender will waive any early redemption charge payable, the borrower may have to pay an additional product fee.

A

bout seven years ago I couldn’t decide whether to sell or let the house I lived in in Kew, and approached letting agents to ask them how much income I could expect and whether there was a ready market for such houses.

To my delight, agents had a string of high-quality, mostly overseas, corporate tenants who were prepared to pay a generous rent that comfortably covered my mortgage payments. There were two drawbacks: first, I would need the consent of my lender and second, tenants would want a minimum tenancy of two years with an option to extend. The latter seemed to me more positive than negative, but the former was a problem.

Back in 2006, banks and building societies would grant buy-to-let loans (or convert owner-occupier loans) for tenancies of no more than a year, and so my scheme was scuppered.

At the time I thought it daft that lenders saw shorter tenancies as more beneficial than longer ones. A house I own in Leicestershire has had the same tenant in it for almost 15 years and, as a landlord, that is perfect: there are no void periods and there is no need to search for new

Thankfully, things are now changing, and for new landlords looking to borrow money, banks and building societies are becoming more realistic. Earlier this year, Nationwide allowed its landlords to sign three-year tenancies.

Others should follow suit after Eric Pickles, the Communities Secretary, told the Conservative Party conference that he wants to give tenants the right to demand long-term tenancies.

“The last thing we want to do is hurt hard-working tenants by increasing costs and strangling the sector with red tape,” Pickles told the party faithful. “But families deserve stability for their children. Today’s proposals will raise the quality and choice of rental accommodation, root out the cowboys and rogue operators in the sector, and give tenants the confidence to request longer fixed-term family-friendly tenancies.”

I can’t imagine that many landlords would argue with him.

As for the house in Kew, well, I sold it, only to watch in dismay as its value followed that of most of London and flew through the roof!

NOT KEEN While many potential buyers believe they would use the Government’s Help to Buy scheme to assist with the purchase of their next home, lenders are not so keen.

Only the two Government–backed banks, Royal Bank of Scotland and Lloyds Banking Group, have so far agreed to offer Help to Buy loans, which David Cameron launched three months earlier than planned. Sources at other lenders said they would not be able to decide whether to join until the Government says how much it will charge lenders to take part and what administration and IT systems will be required.

Lenders also want to know what level of relief they will receive on their capital requirements – the amount they must hold in capital reserves – in exchange for taking part. Reports in some newspapers have also said that the interest rate on Help to Buy loans could be as high as six per cent, which is far higher than existing loans.

he value of property has risen again in the past three months, according to the latest Halifax house price survey, which also reports that lending also rose.

Martin Ellis, the housing economist at Halifax, said: “House prices in the three months to September were two per cent higher than in the previous quarter; slightly below the increases recorded in June, July and August. The annual rate of increase, however, continued to rise. Prices in the three months to September were 6.2 per cent higher than in the same three months last year.

“Housing demand has risen more quickly than supply in recent months, putting upward pressure on prices. Demand has increased against a background of low interest rates and higher consumer confidence underpinned by signs that the economy has begun a sustainable recovery.

Official schemes, such as Funding for Lending and Help to Buy, also appear to have boosted housing demand.” The number of mortgage approvals also rose by two per cent.

There remain many parts of the country where prices are stagnant or falling, and so much of the latest price rise can be attributed to the continuing climb in values in London.

As activity levels and prices rise, we are once again faced with the usual sensationalist, semihysterical headlines about boom or bust. It always amazes me that we appear to be unable to ignore property for more than a few months without there being some sort of speculation as to the state of the market. It’s almost as if the housing market is some sort of barometer to the mood of the nation.

Yes, prices are increasing but no, they won’t continue to do so indefinitely. In fact, chances are that by the time we get towards the end of October the poor weather will have returned, things will have settled down, and everyone will be looking forward to Christmas.

It’s amazing how much the poor weather affects the housing market, you only need to look at how late the spring market started to realize just how much the washout of April and May affected people’s attitude to buying. Then again if I was given the option of trudging round someone’s house in the pouring rain or watching the closing stages of the Premiership in the pub, I guess it’s a pretty easy choice.

The fact is that this year in particular has seen a perfect summer for buying. Ridiculously low interest rates and the relaxing of banks’ attitude towards the size of deposits have mixed with buyers’ long-term confidence in their own employment and a willingness to take on a little more lending.

This has created an environment where if you can trade up you absolutely should, especially if you’re making the move out of London. Prices are unlikely to increase at their current rate for very much longer so it’s the smart ones that make the move in the next few weeks that are likely to catch the market just right.

Community association Robert Trindle of Jacksons Estate Agents ventures into East Dulwich It is approaching 30 years ago that John Thorogood sang me the praises of East Dulwich. Of course, I was too busy trumpeting the ‘Twixt the Commons’ and Wandsworth Common mantra to listen.

John – who I worked with, admired and respected – was the Roy Brooks of South-West London. Brooks, well known for his ‘Brothel in Pimlico’ style advertisements in the Sunday Times during the 1960s and 1970s, also had a penchant for Peckham and its environs.

As for John, no-one else could have advertised an unmodernised double-fronted house on Elmbourne Road as a ‘Monster loose on Tooting Bec Common’, or a Gothic Victorian house on Wandsworth Common North Side as ‘Gadzooks - Spooks!’

Getting back to the point, in August I travelled from Wandsworth Common armed with pickaxe, snow shovel and blanket down to East Dulwich to assist with the opening of the new Jacksons office at 12 Lordship Lane.

The London Overground map is virtually indecipherable even to the most avid Times Crossword solver, but I am assured London Bridge is only 15 minutes away.

For those of us that appreciate independently owned shops, bars and restaurants, this place is a Mecca.

While Terry was finishing the painting, Josh was doing the IT work and Jason the electrics, I popped out for lunch: Le Chardon is an authentic French brasserie set within an original David Greig grocery shop together with original tiles and signage, but I could have chosen any one from at least a dozen inviting establishments – mostly independent. Hardware stores, fishmongers and butchers all had queues outside – a throwback to my childhood.

T

he last few months have been a busy time for us in the Residential Sales team at Haywards Heath. It has become apparent, however, the market in Sussex is rather more buoyant in certain price ranges than others.

Recent reports in the national media would suggest rapidly improving market conditions, and while we have certainly experienced improved market sentiment, we believe we are a long way off the market overheating. The market for property below £1 million is currently our best performing sector, with purchasers increasingly confident and investing in properties in Sussex, which for families and commuters offers an excellent lifestyle choice.

At the higher end of our market, and in particular for properties in the £2 million to £3 million price bracket, market conditions have been much more challenging. London-based buyers looking to move out to Sussex have been somewhat thin on the ground this year, and there appears to have been a reluctance by such potential buyers to sell up in a rapidly rising market in the capital and reinvest in a somewhat flatter market in Sussex.

We believe such buyers, who traditionally are the mainstay of the higher-end country house market, have merely delayed making the move and so we are increasingly optimistic about the outlook for this market next year.

Our Residential Research department anticipates that all regions of the UK will see house price growth this year averaging 18.1 per cent by the end of 2017 for main stream markets, though regional variations will range from 25.1 per cent for the mainstream London average (slightly ahead of the 24.3 per cent forecast for prime central London) to 12.5 per cent for the North East. House prices in the South East are expected to grow by 24 per cent by the end of 2017.

In recent weeks we have detected an increase in enquiries from London-based buyers looking to move to Sussex. A key feature in our dealings with a number of such buyers has been their ability to sell their London property extremely quickly, often within a matter of days, once they have identified a property they wish to buy.

Now we are into the autumn, there remains a brief window of opportunity to sell this year and I would urge anybody considering a sale to take full advantage of this increased market activity. For those looking to buy, we are currently instructed on several beautiful properties and with our new research forecast looking positive, now would seem to be an excellent time to invest in Sussex.

ecent press reports of a more positive economic outlook, coupled with the assurance that interest rates are going to remain low for the foreseeable future, have helped to underpin conditions in the current property market.

The latest forecast from Savills research has suggested that house price growth in the South East has risen by 2.1 per cent to date this year for houses valued between £500,000 and £1.5 million, and this is set to rise by a further 24 per cent by the end of 2017. he spotlight has been shining on Battersea over recent months. The press have reported widely on the development of Battersea Power Station, and the initial release of 866 apartments in Circus West sold 824 of them within days – pretty impressive when you consider they range in price from £350,000 for a studio up to £6m for a penthouse.

In addition to this ambitious development, other projects nearby include Embassy Gardens and Riverlight, which are going to change that area into a hugely desirable location that will certainly be interesting to both landlords and tenants.

Close to our office on Battersea Square, the proposed footbridge has had approval from Wandsworth Council and will now be submitted for Hammersmith and Fulham council to consider. The Diamond Jubilee footbridge will link Battersea Square with Imperial Wharf, opening an easy route to the station and surrounding facilities.

A new development, Sesame Apartments, is currently under construction, and it is reported that Gordon Ramsey is to open a restaurant on Battersea Square itself – lunchtime has never looked quite so attractive!

What has all this activity meant for the lettings market? Well, I have noticed a number of existing and new landlords are keen to buy properties to rent in this area. Many landlords have been encouraged by the growth they have seen in the housing market and, with interest rates still running at a low level, a rental property offers a solid investment that gives a return as well as increasing in value over the long term.

Existing landlords are generally happy to invest in their property as they can see the returns are greater, and they have the added benefit of offsetting some tax liabilities while improving the property. Demand over the summer months has been strong generally, although some types of property have proved slightly harder to rent out than others.

If you are considering purchasing a rental property, do have a chat with the local agent to get a feel for what properties are always in demand, and do make sure you get a realistic value. I have often met landlords who have been encouraged to buy a property in a new development with suggestions of rental prices that are certainly on the optimistic side.

Always remember that the agent selling has a vested interest in putting forward the very best circumstances, which are not always a true reflection of the local market.

Jonathan Lloyd-Ham, area sales manager for Field & Sons, gives his answers to South Tell us how you joined the property industry and briefly describe your career history to date.

I did an estate management degree at university so thought I would progress to being a surveyor.

During the holidays I worked for various estate agents to earn a few pennies and got hooked.

Still going strong 25 years later.

What do you enjoy most about working in this market and what have been your highlights so far?

Every day is so different and agency is definitely a people business, which I love. I started my first job in Kennington in the 1980s and find myself back in the area now for the last 10 years. It still gives me a great thrill to see the changes in the area over the years, and to market houses that I first saw as a junior negotiator many moons ago.

In your view, how does the South London market differ from other areas of London?

South London is experiencing a real surge as a popular place to buy at the moment for a number of reasons. I have lived south of the river now for 20 years and find it so easy to get into the West End. This area has great parks and lots of village communities, which is so rare in a capital city. The redevelopment of Nine Elms and Vauxhall and the relocation of the American Embassy have certainly put South London on the map as a hotspot for buyers.

Describe the biggest challenges you face on a day-to-day basis.

If you were Prime Minister for the day, what would you change or what new measures would you introduce?

One of the biggest at the moment is getting stock. Quite a few agents are tending to overvalue to gain the instruction, which is not always best practise. I always endeavour to give the best advice to my clients as I strongly believe in repeat business and word of mouth.

I would change the sales procedure so that once the seller accepts an offer, then that is the contract to proceed between buyer and seller. The worst part is telling a seller that the buyer has withdrawn for no reason late into the sale, or vice versa.

How difficult is the current market for homebuyers, and what advice do you give them?

Where, in your view, is the best place to live south of the river and why?

It’s definitely not the easiest time for buyers.

The general lack of stock is causing a high degree of competition and the majority of sales are going to final bids over asking price.

The area has a great friendly community and I just love it.

If you were not an estate agent, what career would you choose and why?

I would probably be an interior designer and antique dealer as these are my out-of-work passions aside from my dogs. I love spending a rare day off at a local antiques auction: the buzz on the day is just electric. If this failed, I could always be a professional dog walker.

I live in Camberwell so I am totally biased on this area and it certainly seems to be the new hotspot for buyers. It is so central and very easy to get into the centre of town, with great Georgian houses, lovely local parks and one or two rather good gastropubs and restaurants.
