Q

Inviting bids for a property is becoming increasingly common, but are homebuyers being forced to pay over the odds?

The ability to search in 16 languages Rupert des Forges, head of Knight Frank Knightsbridge, replies ...

A

The invitation of best bids on a property is a function of the market. This method is generally accepted as the fairest way to deal with multiple expressions of interest or offers on a property. Buyers should be aware that the term ‘best bid’ refers to more than just the headline offer price. An agent’s role is also to provide their vendor clients with diligence on other merits, including financial strength, perceived commitment, timing of an offer and any conditionality attached. Property is like any commodity in a market place: an asking price is a guide. In a competitive environment, a commodity will find its natural level, and in just the reverse way, a property that is priced too expensively will remain unsold and generate little interest. It is my view that a buyer who successfully wins a bestbid invitation can take comfort that he or she has secured an asset which was being sought after by any number of purchasers, and for that reason it is rare that the house buyer will have paid over the odds. It may be the case that best bids produce a record price in a rising market for a type of property in a street that sets a new level, but again this is a result of a market on the move, and revisiting that property a year later may lead to similar properties achieving a higher price at a later date. Best bids can generate anxiety and result in disappointment for some prospective buyers, but it is still the most efficient way for all interested parties to have a chance of putting their best foot forward.

marketview Recently I was asked to visit an older gentleman who was a friend of my parents, writes property finder Robert Bailey. He and his wife owned a lovely house in Belgravia which they bought back in the 1970s, long before prime central London became the preserve of the world’s billionaires. The house was arranged over six storeys and as he and his wife were getting older, they were seeking to downsize to something more manageable and with considerably fewer stairs. While the house is lovely, and I am sure it will be snapped up, I also had to explain some hard truths to the owner. He was labouring under the misapprehension that period properties are always worth more than new-build ones. While this is true outside of prime central London – a beautiful Victorian terraced house will typically command a premium over a newly constructed flat – the opposite is true in central London. One only has to look at One Hyde Park or some of the other new developments like the Lansbury, which are selling for anywhere up to £7000 per square foot. This is an extraordinary premium and far above the prices achieved for traditional period properties in the area, which achieve anywhere from £2000 to £3000 per square foot. This gentleman was a bit disappointed that his house was not quite on par with the Candys’ offerings. The reason One Hyde Park and similar concepts have been so successful is that they offer lateral apartments. In this country we may be accustomed to houses built over several floors and going upstairs to go to bed, but this is far from typical elsewhere in the world, where wide-built houses over just one or two floors are the norm. International buyers flocking to London are seeking a similar type of property over here and it is precisely this lifestyle that is on offer through many of the top end developments. Recent research from WA Ellis demonstrates that there is a 35 per cent price difference between lateral flats and traditionally built houses, with lateral flats commanding an average price of £3600 per square foot compared to an average of £2200 per square foot for houses. Similarly, a recent report from Knight Frank stated that demand for large lateral apartments has never been higher. Not only are developers creating new flats that are built laterally, but they are also buying adjacent period homes and converting them into lateral flats more in keeping with modern lifestyles. The exteriors are the picturesque stucco-fronted terraces that exemplify the best in London houses, yet inside the flats are modern both in terms of layout and in technology and design. My parents’ friend will still do well from the sale of his house, but even he had to concede that once he sells the home, he too will be looking for a lateral apartment.

Chapter & Verse Fenella Freeland, head of Knight Frank Hyde Park Sales, presents her personal guide to Hyde Park, Bayswater and Paddington

ATTRACTIONS Hyde Park, Bayswater and Paddington are now increasingly sought-after areas and have been identified as a London hotspot. This cosmopolitan area attracts purchasers and tenants from around the world, and 2013 has continued to see an influx of international buyers here who still see the London property market as a safe haven for investment. An eclectic mix of properties features Georgian and Victorian Grade II listed townhouses, grand white stucco buildings fronting onto the many garden squares, quiet cobbled mews that characterise the area, and some outstanding properties with park views along the Bayswater Road. SHOPS There is easy access to the

world-renowned shops of the West End with Marble Arch and Bond Street revered throughout the world for their wealth of elegant stores, exclusive brands, designer fashion, luxury goods and outstanding restaurants. Tucked behind Connaught Square is Connaught Village, a smart enclave of exclusive shops and restaurants away from the hustle and bustle of the West End. Recent news has revealed that Queensway will undergo a major regeneration in the next three to five years, improving the current landscape to a highend retail experience. Lancaster Village is the up-and-coming area with some charming boutique shops and restaurants starting to appear.

TOP STREETS Properties with views across Hyde Park along the Bayswater Road are highly admired. The Lancasters and Hyde Park Gardens are extremely desirable, with homes that face onto garden squares, such as Hyde Park Square – recently voted Best Small Garden Square in London – Connaught Square and Cleveland Square. They offer residents charming views, access to private communal gardens and a great community atmosphere.

RESTAURANTS Many boutique restaurants throughout the area are popular with residents and tourists alike, from Ristorante Taormina on Craven Terrace, a family-run Italian restaurant that produces delicious traditional Italian food, to Maroush Gardens on the corner of Connaught Street offering tasty Lebanese food along with music and belly dancing. LEISURE The open spaces of Hyde Park are filled with runners and cyclists and there is boating on the Serpentine Lake. Every year Hyde Park is home to the British Summer Time Festival throughout July featuring live music, themed areas, outdoor cinema, live cooking demonstrations and a farmers market. Each Winter, Winter Wonderland comes to the park and includes an outdoor ice skating rink, exciting thrill rides, a circus, Christmas market, and a magical Ice Kingdom showcasing spectacular ice and snow sculptures. SCHOOLS Although not spoilt for

choice, Hyde Park is a great location for the popular local schools of Weatherby Prep on Bryanston Square, Hampden Gurney on Nutford Place, and Connaught House on Connaught Square.

TRANSPORT Hyde Park and

Bayswater are ideally located for the excellent transport links of Paddington Station, which is already a major transport interchange, with train services to all areas of the South West of England, as well as high-speed trains to Heathrow. Crossrail opens in 2018 and will only enhance this area with journey times to Farrington halved to seven minutes, and Canary Wharf 16 minutes. Lancaster Gate and Marble Arch underground stations are also easily accessible, offering fast access to the shops and restaurants of the West End.

London Voice

Special report by William DuckworthChad, residential houses director at Savills Knightsbridge

Autumn’s market is proving to be a busy one, with London’s reputation as a safe haven for property investment drawing particular interest from the Middle East. Property prices have performed exceptionally well in recent months, and Knightsbridge leads the charge with prices rising by 45 per cent since the peak in 2007, greater than any other neighbourhood in prime central London. This is well ahead of expectations and there is potential for further rises in the months ahead. The lack of quality supply in area allows prices at the top end to hold their value, with the best houses in the best streets achieving £3000 per square foot. The attraction of Knightsbridge is internationally renowned with over 65 per cent of buyers in the area currently from overseas. Appeal exudes from a number of historically significant local landmarks, including the Royal Albert Hall and Harrods. Developments like One Hyde Park and The Lansbury have also embedded worldwide interest in the area, while its namesake continues to provide beautiful open space in the heart of the capital.

From grand mansions to apartments, the prime areas radiating from Knightsbridge contain some of the most desirable properties on the market. Classic period townhouses, ultra-prime new-build apartments, penthouses and cottage-style houses tucked away down quiet mews are all buyer favourites. Forty per cent of people buying in Knightsbridge are doing so for the brilliant investment and redevelopment opportunities. We have a number of outstanding finished products on the market with us at present, which have been renovated to exacting standards. The highest quality properties now incorporate state-of-the-art technology, with unique lighting and wonderful audio-visual facilities throughout. No 3 Montpelier Square, an elegant Grade II listed period townhouse, is a wonderful example seamlessly fitting an elegant historic property with the luxurious modern amenities desired by buyers. No 9 Clabon Mews has also been expertly rebuilt and kitted out, complementing light and airy living space with outstanding technology in a charming mews.

propertytalk If all you want for Christmas is to be in your new home, Cheryl Markosky gets tips from agents with the festive spirit. Settling into a new home in time to hang the tinsel and trim the tree is still a possibility if you accept the recommendation of a solicitor and surveyor your agent has worked with before, suggests Craig Tonkin of Marsh & Parsons Kensington. “This will speed up the process and help with any potential pitfalls.” He also advises pre-arranging finance with your broker or bank. “Unfortunately in the present climate, banks and building societies are being particularly fussy about who they’ll lend to, which could result in losing a property as time to get the mortgage in place has taken too long.” Don’t panic, says James Bailey of Henry & James. “There’s still plenty of time to find the perfect property if you’re determined to move in before Christmas. Make your agent know you’re looking to move within that time frame. Agents love motivated buyers and will do everything in their power to ensure you find something fast.” He adds that it’s probably best to opt for a freehold property if you’re looking to move quickly. “The conveyancing process on leasehold and commonhold properties is always a little more complicated, so if you can, choose a freehold property with no onward chain.” David Adams from John Taylor London points out that if you’re selling an apartment in a managed building, make sure your service charges have been paid. “Two of the most common reasons for delays are property management companies refusing to release data until service charges are up-to-date, or demanding more money from vendors to do so in a timely fashion.” And if you’re hoping to let your property before you wear a silly hat and blow a horn at parties, Marc von Grundherr at Benham & Reeves Residential Lettings tips getting the boiler and roof checked.  Von Grundherr explains why these measures are so important. “Last year, we let a house in Hampstead which the owner self-managed. Against our advice, the owner did the bare minimum and sure enough, on December 23 the boiler stopped. The tenants had a new baby and went mad, as they had 12 people coming to stay. The owner was away, so the tenant called someone from Yellow Pages who replaced the boiler and half the radiators, charging more than £7000. The tenant deducted this from the rent - and the landlord was left poorer in January with no rent.

Looking out for long-term fix

£

When to fix your mortgage is a debate that has ruined many dinner parties in the past, and will do the same many times in the future. Those following the Bank of England forward guidance expect base rate to remain unchanged for several years to come.    By the time that first rate increase does happen, the fixed rates on offer by lenders will be higher than they are today. Given fixed rates are so low, with little or no premium being charged for the security, now would be a good time to fix.  There is an alternative. Several lenders offer ‘hybrid’ mortgages that are part tracker and part fix. The products are designed to make the most of the low base rate environment before switching to the fixed element when rates are anticipated to rise. The benefit being the fixed rate is known from day one.  This differs from lenders who allow borrowers to ‘drop-lock’ or ‘switch-fix’ into whatever fixed rate product is available at the time. Although the lender will waive any early redemption charge payable, the borrower may have to pay an additional product fee.

Lenders are becoming more realistic, says Duncan Farmer and there is no need to search for new tenants with all the associated costs. Thankfully, things are now changing, and for new landlords looking to borrow money, banks and building societies are becoming more realistic. Earlier this year, Nationwide allowed its landlords to sign three-year tenancies. Others should follow suit after Eric Pickles, the Communities Secretary, told the Conservative Party conference that he wants to give tenants the right to demand long-term tenancies. “The last thing we want to do is hurt hard-working tenants by increasing costs and strangling the sector with red tape,” Pickles told the party faithful. “But families deserve stability for their children. Today’s proposals will raise the quality and choice of rental accommodation, root out the cowboys and rogue operators in the sector, and give tenants the confidence to request longer fixed-term family-friendly tenancies.” I can’t imagine that many landlords would argue with him. As for the house in Kew, well, I sold it, only to watch in dismay as its value followed that of most of London and flew through the roof!

About seven years ago I couldn’t decide whether to sell or let the house I lived in in Kew, and approached letting agents to ask them how much income I could expect and whether there was a ready market for such houses. To my delight, agents had a string of high-quality, mostly overseas, corporate tenants who were prepared to pay a generous rent that comfortably covered my mortgage payments. There were two drawbacks: first, I would need the consent of my lender and second, tenants would want a minimum tenancy of two years with an option to extend. The latter seemed to me more positive than negative, but the former was a problem. Back in 2006, banks and building societies would grant buy-to-let loans (or convert owner-occupier loans) for tenancies of no more than a year, and so my scheme was scuppered. At the time I thought it daft that lenders saw shorter tenancies as more beneficial than longer ones. A house I own in Leicestershire has had the same tenant in it for almost 15 years and, as a landlord, that is perfect: there are no void periods

Mark Harris SPF Private Clients

Increase is mutual Building societies and other mutual lenders continue to increase their share of the mortgage market, according to figures from the Building Societies Association, although the number of loans they have granted remains well below their historic average. Gross lending in August, the last month for which figures are available, rose by almost a third in the previous 12 months to £4 billion. Mutuals saw their market share jump by a fifth and one in three of its loans was made to first time buyers, of whom 29 per cent had a deposit of less than 10 per cent.

High pressure prices

Lenders not keen to offer Help to Buy

The value of property has risen again in the past three months, according to the latest Halifax house price survey, which also reports that lending also rose. Martin Ellis, the housing economist at Halifax, said: “House prices in the three months to September were two per cent higher than in the previous quarter; slightly below the increases recorded in June, July and August. The annual rate of increase, however, continued to rise. Prices in the three months to September were 6.2 per cent higher than in the same three months last year. “Housing demand has risen more quickly than supply in recent months, putting upward pressure on prices. Demand has increased against a background of low interest rates and higher consumer confidence underpinned by signs that the economy has begun a sustainable recovery. Official schemes, such as Funding for Lending and Help to Buy, also appear to have boosted housing demand.” The number of mortgage approvals also rose by two per cent. There remain many parts of the country where prices are stagnant or falling, and so much of the latest price rise can be attributed to the continuing climb in values in London.

While many potential buyers believe they would use the Government’s Help to Buy scheme to assist with the purchase of their next home, lenders are not so keen. Only the two Government–backed banks, Royal Bank of Scotland and Lloyds Banking Group, have so far agreed to offer Help to Buy loans, which David Cameron launched three months earlier than planned. Sources at other lenders said they would not be able to decide whether to join until the Government says how much it will charge lenders to take part and what administration and IT systems will be required. Lenders also want to know what level of relief they will receive on their capital requirements – the amount they must hold in capital reserves – in exchange for taking part. Reports in some newspapers have also said that the interest rate on Help to Buy loans could be as high as six per cent, which is far higher than existing loans.

1 IN 5 PLANS TO MOVE Londoners are the most likely to buy a new property in the next 12 months, according to research by Santander. Its figures suggest one in five people living in the capital are planning a move, but the figures seem astonishingly high. Overall in the UK it says that 5.1 million people will buy a house or flat before this time next year, which, if that happened, would see housing transactions soar by five times their current rate. The mortgage market simply could not cope with such a level of applications. Their figures are either wrong or it is a very good to time to become an estate agent.

David Bailey on Marylebone Legendary photographer David Bailey has unveiled a collection of 44 specially commissioned prints of Marylebone, one for each luxury apartment in new W1 development The Chilterns. The Bailey prints and selection of new-build apartments by the joint venture team of Frogmore, Galliard Homes and O’Shea were launched at an evening of champagne and canapés at One Marylebone. “Marylebone seems to have an abundance of goodies from a great fish and chip shop to Wigmore Hall and Damien Hirst’s office and shop. In fact, the full gambit,” said East Ender Bailey. “The best way to see a place is to photograph it. You don’t always see a place, a person, or a park until you look at a photograph.” The Chilterns, on Chiltern Street, is due for completion in summer 2015, when each new resident will presented with their own framed print to put on an apartment wall.

Day of giving cakes and snakes A Day of Giving was staged by Knight Frank when every office organised an event for a series of children’s charities: Land Aid, Barnardo’s, Mary’s Meals, Kids Company and MPS. Knightsbridge office held their own Great British Bake Off with everyone in the team using their finest Mary Berry skills to bake delicious cakes and biscuits. Clients were invited to come in and chat while sampling the baked goodies. The office raised £3500 towards a company-wide total of almost £90,000. Belgravia office, pictured below, held a Cake and Snake Day, inviting visitors to sample their home-baked delights and meet Citrine the Burmese Python.

Lots to improve Mayor of London Boris Johnson attended a ground-breaking ceremony at Chelsea Waterfront in preparation for the transformation of the eight-acre site of the former Lots Road Power Station. It will be the first riverside development of this scale on London’s North Bank for 100 years.   Breathing new life into this area of Chelsea, the scheme will open up 600 metres of Thames walkway, the longest stretch to become available to the public since 1904. It will also provide public access to the historic power station and improvements to the Chelsea Creek, with new planting and landscaping as well as new homes for Londoners.  Developed by Hutchison Whampoa Properties, the scheme will deliver 706 homes – 275 of them ‘affordable’. With a masterplan designed by London architect Sir Terry Farrell, the power station itself will be converted into 260 apartments – 67 affordable, making it one of the largest residential converted buildings in the UK.

International buyers focus on London Almost half of all sales of £1m-plus new-build properties in prime central London in the year to June 2013 went to foreign buyers, although only 28 per cent were non-resident in the UK. This is one of the key findings from estate agent Knight Frank in first detailed estimate of international purchase activity in Greater London’s RESIDENTIAL RES new-building EARCH housing market. In the two years to June, 51 per cent of newbuild purchases in prime central London were by UK residents. Across the rest of inner London this figure was INTERNAT 80 per cent, and BUYERS IONAL across outer IN LONDON London 93 per OCTOBER 2013 cent, according to the report International Buyers in London. “The majority of demand for new-build property in London from overseas remains focussed on the relatively concentrated market made up of the central London postcodes,” says Knight Frank. The gap between a property’s asking price and the price achieved is smaller than at any time since 2007, according to new research from Hamptons International.   Hamptons calculated that average achieved prices were 2.9 per cent lower than asking prices across England and Wales in the three months to October, down from 3.4 per cent last year and now the smallest gap in six years. The gap has narrowed most in London, where achieved prices are now on average 98 per cent of the asking price, reports Hamptons.

Designer loves to be clever with property A mews house in Fitzrovia has been transformed in an extensive refurbishment by German-born architect Thomas Griem, who formed his London-based practice TG Studio two years ago. Griem originally came to London to gain a diploma in architecture from the University of Westminster after architectural studies in Berlin. In 2002 he founded Target Living with interior designer partner Tara Bernerd after the two met while working for property development company Yoo. The Griem-designed interior of the two-bedroom house in cobbled Warren Mews, a secluded cul-desac off Warren Street, includes an open plan living and entertaining space with a fully fitted kitchen and dining area on the first floor. It has a second reception and guest bedroom on the ground floor, and the top floor master bedroom features an en suite bathroom, dressing room and study area. Jeremy James of estate agent Knight Frank said: “Its sleek, contemporary design references traditional New York loft-style interiors, with the clever use of space and light providing superb lateral living.” The property has underfloor heating in all rooms, integrated sound system, security system, and use of a private garage opposite on a separate lease (six months is included in the sale with an option to extend).

Other recent Griem projects include updating a threebedroom penthouse in Grade 1 listed St Pancras Chambers, covering the top three floors of the west tower of this landmark building. Client Arran Patel hired TG Studio to transform the property from standard developer specifications into a personalised luxury home. “I remain really interested in how people live and how to do really clever things with property,” says Griem. That’s the flat! A large lateral apartment has been updated in a high-spec refurbishment on the third floor of a redbrick mansion block in Chelsea. Set in Ashburnham Mansions at the rear of the building, the property features a front balcony with access from both the reception and dining room and the master bedroom. There are two more double bedrooms at the 1112 sq ft apartment in Ashburnham Road, as well as a bathroom, shower room and fully fitted kitchen. The flat also has a porter, lift and private parking. Ashburnham Mansions is handy for

all the shops, bars and restaurants on the King’s Road. Imperial Wharf station is half a mile away, West Brompton station less than a mile away, and there’s an excellent bus service along the King’s Road. TV writer and producer Ned Sherrin (1931-2007), whose work included the legendary weekly satirical programme That Was The Week That Was – soon shortened to TW3 – lived down the road in Cornwall Mansions. Ready for a little cosmetic update An elegant first floor flat in central Knightsbridge, close to Harrods, could do with a little ‘cosmetic updating’ inside, but the mansion block itself does boast a newly decorated communal hallway. With a large hallway of its own, the two-bedroom property in Herbert Crescent, which runs between Hans Place and Pavilion Road, offers around 650 sq ft of living space that includes a reception room and separate kitchen, a balcony off the front bedroom, and an extra mezzanine sleeping area. There are two bathrooms (one en suite). Herbert Crescent, Knightsbridge SW1, £1.75m, Carter Jonas 020 7584 7020

FENTIMAN ROAD KENNINGTON SW8 Daniel Corbett & Co. have sold over sixty houses in the favoured south easterly part of Fentiman Road since the 1980s. Many of these we have sold a number of times over and, in the case of the two most recent, we have achieved sales for the last five owners running. These early Victorian houses reflect more the style and proportions of Georgian architecture and offer wonderful family accommodation with good gardens. The location is very convenient for easy access to central London and the general area is undergoing widespread regeneration, along with the proposed extension of the Northern Line and relocation of the American and Dutch embassies to nearby Nine Elms. The planned transformation of this already extremely popular area will add greatly to its desirability.

Ground floor space leads out into potted paradise The entire ground floor living space leads out into a superb and secluded courtyard garden at this three-bedroom freehold house in Hillsleigh Road, Kensington. The double-height, studio-style drawing room has two sets of French windows and the kitchen and dining area a set of sliding glass doors that take you into this walled, paved and potted W8 paradise complete with water features. Natural light floods into the house, which is mainly south and west-facing. The huge drawing room is overlooked by a galleried first floor study area, and the contemporary kitchen features an island unit with large skylight windows above. Total inside space at the property is almost 2340 sq ft on three floors, with no basement, and the house also

has the right to apply for a key to the communal gardens of nearby Campden Hill Square. Hillsleigh Road, south of Holland Park Avenue, is handy for the shops, restaurants and transport of both Notting Hill and Holland Park. Some of the fine schools nearby include Norland, Pembridge and Wetherby. This impressive Kensington property is the former home of barrister and Labour politician Glenvil Hall (1887–1962), who served as Financial Secretary to the Treasury in the postwar Government from 1945 to 1950. He went on to become chairman of the Parliamentary Labour Party. Hillsleigh Road, Kensington W8, guide price £5.35m, Savills Kensington 020 7535 3300

Two become one in lateral makeover Two Victorian terraced houses in Kensington’s Stratford Village have been transformed into a magnificent fivebedroom lateral home after an extensive contemporary makeover. The freehold property on Blithfield Street has four floors of impressive lateral living space that includes a large ground floor reception room leading directly out onto an attractive courtyard garden. On the first floor, the master bedroom has its own sitting room as well as an en suite bathroom. There’s another bedroom on this floor, and the other three are above on the second, which also features a westfacing roof terrace. There are three more bath or shower rooms, and the top floor contains a 23ft loft studio room together with useful storage space. Total inside living space is 3150 sq ft and the house includes underfloor heating and telephone-linked door entry. Lined with cherry trees, Blithfield Street is a peaceful cul-de-sac off Stratford Road, south of Kensington High Street. Kensington Gardens and Holland Park are also easy walking distance. Chemist and industrialist Sir Austin Bide (1915-2008) was born nearby at 3 Blithfield Street. He became chairman and chief executive of pharmaceutical company Glaxo, as well as chairman of British Leyland

motor company. He also chaired the Confederation of British Industry’s Research and Technology Committee for 10 years. Blithfield Street W8, £5.25m, Winkworth 020 7727 1500

Lion habitat in SW6 A Nichols Lion House, developed by master builder Jimmy Nichols with his trademark lions looking down from the parapet, is for sale on the Peterborough Estate in Parsons Green. “The house is in good order, however it does offer the opportunity for a purchaser to make some superficial improvements to suit their own style without major structural improvements,” says Simon Yorke of estate agent Winkworth. This four-bedroom property features a large family kitchen with stripped wooden floorboards, tall skylight windows, and glass doors that open out into a 27ft south-facing garden. Total inside space of 2160 sq ft on four floors also features a reception room and a large family room. The master bedroom has a large en suite bathroom and there are two more bathrooms, and the property also has the potential to extend in the basement. complex. The property features a water tower, garage block, former clay pigeon trap tower, and lake with boathouse and summerhouse. Grounds of more than 66 acres include a woodland, walled kitchen garden and ménage. William Palmer, a successful mercer and wool exporter, built the estate in around 1780 a day’s carriage drive from the City of London. It was inherited by his son George, founder of the Royal National Lifeboat Institution and its vicechairman for 25 years. London 33 miles.

The founder of the Foodie Bugle, online magazine for lovers of good food and wine, is selling her Grade II listed Georgian farmhouse near Royal Wootton Bassett in Wiltshire. Built in 1757, Bincknoll House is the family home of Silvana De Soissons and was previously owned by Viscount Bolingbroke. Formal reception rooms with high ceilings and open fireplaces are complimented by an open plan kitchen and dining room, up to seven bedrooms and a music room. The house has around 1.2 acres of gardens, and to the side is a gravelled drive and parking area leading to a garage and restored granary. It includes a brick and slate bothy, and more land is available by separate negotiation.

Mrs De Soissons says: “It has been our very happy family home for nearly seven years, but we are now looking for a new home with business premises attached, where we can showcase artisan food and drink, producers and crafts people. We hope a young, energetic family comes to live here – there is a big garden with fruit trees, flowers, herbs, a kitchen garden area and shrubs.” London 85 miles. By the duck pond With two pubs, a village shop and a duck pond, Aldbury is a quintessentially English village often used as a location for films and TV series, from Bridget Jones to Inspector Morse. Overlooking the Aldbury duck pond is a Grade II listed detached period house, the Old Post Cottage, which is said to have two distinct sides to its character: cosy and warm in winter and cool and calm in summer. The living room is bathed in morning sun through leaded-light windows and has a superb inglenook fireplace read to roar on cold winter’s evenings. Original windows and exposed beams are in many of the rooms. The four-bedroom Hertfordshire home includes a garage, driveway and 90ft garden. London 35 miles. Find romance in Lawrence of Arabia country Moreford Hall is a rambling late-Victorian country home near the Dorset village of Moreton, final resting place of Lawrence of Arabia in the cemetery near St Nicholas Church. The property was a WAAF billet in the Second World War and the current owner recalls the story of a former American airman and his wife who first met here by an old green gate at the end of the driveway. The couple returned regularly for many years, and the husband returned alone after his wife died. Set in a peaceful wooded setting at the end of a long gravel drive, Moreford Hall offers a reception hall, dining room, drawing room, sitting room, and a kitchen

with an AGA cooker. It has six bedrooms and a selfcontained flat off the first floor. Grounds extend to around 2.25 acres and include an inner courtyard, workshop, double carport and garage, tennis court and landscaped gardens. Moreton, a conservation village, is half a mile away and Dorchester county town six miles, while the coast at Lulworth is a short drive. London 124 miles. Pines and Bluewater Pine Hall stands in a south-facing position with five acres of magnificent formal gardens and woodland close to the small Kent village of Borough Green. And Bluewater shopping centre is only 15 miles away. Near Sevenoaks, this high-spec country house in Crouch Lane has three floors of contemporary living space featuring high-tech home comforts such as an integral vacuum cleaning system, high-grade heat and sound insulation, and hot-water underfloor gas-fired central heating. Its park-like grounds form a superb setting with sweeping lawns, mature trees and shrubs, pond and woodland. Sporty types will be attracted to the tennis court and cricket net. An octagonal reception hall leads to principal reception rooms ideal for formal entertaining. The elegant double-aspect drawing room with stone fireplace leads out onto the southerly terrace, and the octagonal dining room looks out over the rear gardens and has three pairs of doors to the terrace. A study has a wood fireplace with gas stove effect fire, and stairs rise up to the mezzanine library fitted with a range of bookshelves. surreyscene Special report by Simon Ashwell, head of Savills Weybridge Recent press reports of a more positive economic outlook, coupled with the assurance that interest rates are going to remain low for the foreseeable future, have helped to underpin conditions in the current property market. The latest forecast from Savills research has suggested that house price growth in the South East has risen by 2.1 per cent to date this year for houses valued between £500,000 and £1.5 million, and this is set to rise by a further 24 per cent by the end of 2017. This is reflected in the Weybridge sales market, where Savills has seen an upturn in activity over the past few months. Savills Weybridge has two independent sales teams in place. The first is dedicated to the sale of town centre family homes ranging anywhere in value up to around £1.5 million, and the other handles aspirational property in and around the town, specialising in elite private estates including St George’s Hill and Burwood Park. Experts in their individual fields, they ensure that clients using Savills receive the best possible advice and service from personnel who have an intricate knowledge of the area within their own market place. The town-focused sales team has recently been strengthened by the addition of Olly Dorling who, along with Rohan Vines, specialises in the sale of townhouse property. My team oversees the prime market and includes Sam Major and Tom Culverwell. Aside from the interest we receive from locals, the Weybridge market is heavily dependent on Londoners looking for more property for their money, a better quality of life for their family, and good communication links back into the capital as well as to the airports. Additionally, the prime market relies on interest from international purchasers, many of whom seek out the exclusivity and privacy that estates including St George’s Hill have to offer.

surrey vibe Simon Ashwell gives South a guided tour of Weybridge ATTRACTIONS The area is home to Brooklands Museum and MercedesBenz World and near to Painshill Park, Wisley Gardens and Claremont Landscaped Gardens, so there is plenty to do and see. SHOPS The town offers a number of boutique shops and high street stores. There is something for everyone. TOP STREETS The Borough of Elmbridge has been labelled ‘the Beverley Hills of Surrey’, and as such is one of the most sought-after places to live. Weybridge and Walton lie to the north-west of Surrey on the south bank of the Thames at the mouth of the River Wey. St George’s Hill, an exclusive private estate of 900 acres, features some of the most desirable properties in the area. RESTAURANTS AND PUBS A wide selection of restaurants, cafes and public houses offer cuisines from all around the globe.

LEISURE Weybridge sports its own rugby club, cricket club and a number of health clubs. The exclusive St George’s Hill Estate features a championship golf course and private lawn tennis club. There is a football club in nearby Walton on Thames. SCHOOLS Excellent state and independent schools in the area include the renowned American Community School in Cobham and Egham – both of which draw a number of international buyers and tenants to the area. TRANSPORT Transport links are excellent. The A3 three miles away provides road access to London and the South, and the M25 (J10 and J11) provides a link to major motorway networks. Heathrow and Gatwick Airports are 15 and 32 miles away respectively, and there’s also a mainline station with a direct service to London Waterloo in 28 minutes.

countryview Special report by Mark Taylor, residential negotiator for Savills Haywards Heath

T

he last few months have been a busy time for us in the Residential Sales team at Haywards Heath. It has become apparent, however, the market in Sussex is rather more buoyant in certain price ranges than others. Recent reports in the national media would suggest rapidly improving market conditions, and while we have certainly experienced improved market sentiment, we believe we are a long way off the market overheating. The market for property below £1 million is currently our best performing sector, with purchasers increasingly confident and investing in properties in Sussex, which for families and commuters offers an excellent lifestyle choice. At the higher end of our market, and in particular for properties in the £2 million to £3 million price bracket, market conditions have been much more challenging. London-based buyers looking to move out to Sussex have been somewhat thin on the ground this year, and there appears to have been a reluctance by such potential buyers to sell up in a rapidly rising market in the capital and reinvest in a somewhat flatter market in Sussex. We believe such buyers, who traditionally are the mainstay of the higher-end country house market, have merely delayed making the move and so we are increasingly optimistic about the outlook for this market next year. Our Residential Research department anticipates that all regions of the UK will see house price growth this year averaging 18.1 per cent by the end of 2017 for main stream markets, though regional variations will range from 25.1 per cent for the mainstream London average (slightly ahead of the 24.3 per cent forecast for prime central London) to 12.5 per cent for the North East. House prices in the South East are expected to grow by 24 per cent by the end of 2017. In recent weeks we have detected an increase in enquiries from London-based buyers looking to move to Sussex. A key feature in our dealings with a number of such buyers has been their ability to sell their London property extremely quickly, often within a matter of days, once they have identified a property they wish to buy. Now we are into the autumn, there remains a brief window of opportunity to sell this year and I would urge anybody considering a sale to take full advantage of this increased market activity. For those looking to buy, we are currently instructed on several beautiful properties and with our new research forecast looking positive, now would seem to be an excellent time to invest in Sussex.

country vibe Helen Wood, associate director of Savills Locksbottom, gives South a guided tour of Keston ATTRACTIONS Keston village may sit within the London Borough of Bromley, but it has the feel of a typical English village. On the edge of Hayes Common, Keston has a number of local village amenities, yet it is within accessible reach of larger commuter towns. In something of a contrast, it is close to the tranquil Keston Ponds, where the River Ravensbourne rises, yet also near the grandeur of Keston Park, the exclusive residential estate that dates back to the 1930s. Keston is a very popular location for buyers as it is the gateway to areas such as Bromley, Bluewater and West Wickham. SHOPS Keston has retained its traditional village feel with no major commercial retail outlets. There is a post office, coffee shop and deli, village store and farm shop. For a wider range of shops, Keston offers easy access to the A21 leading to Bromley town centre, home of The Glades shopping centre. STREETS An exciting range of properties includes Victorian cottages, Edwardian houses and a number of new-build homes. Commonside is particularly popular offering quaint terraced cottages facing the common. Both Keston Avenue and Leafy Grove provide substantial detached properties ideal for growing families. RESTAURANTS AND PUBS Double Rosette-awarded Lujon restaurant on the common is becoming a very popular choice for diners and offers a modern European menu using seasonal

produce. There are two pubs: The Fox Inn, a beautifully renovated familyrun pub on a picturesque corner of the common, and The Greyhound, a traditional-style pub overlooking the woodland and green. LEISURE Keston Ponds is a popular recreational area for fishing, family picnics and especially walking as it forms part of the London Loop walk from Farnborough to West Wickham. For keen horse riders, a neighbouring livery in Nash Lane offers hacking facilities, paddocks and ménage. Surrounding sports clubs include Parkhouse FC, Coney Hall FC, and Bromley Common Cricket Club, which also offers tennis, squash and racket ball facilities. Clubs for golfers include High Elms, Chelsfield Lakes and Addington Palace. SCHOOLS Set in the heart of the village is the popular Keston Church of England Primary School, which received a Grade 1 Outstanding in its latest Ofsted report. In the immediate area is also the praised Ravens Wood School for boys. TRANSPORT The village is served by two Transport for London bus links, including services to Hayes station (33 minutes to London Bridge), Bromley North and Bromley South (15 minutes to London Victoria), all providing frequent trains to London. Keston sits close to the A21, which leads to Junction 4 of the M25 for access to Gatwick and Heathrow Airports, Channel Tunnel Terminus, Ebbsfleet International, the South Coast and Bluewater shopping centre.

PORTOBELLO ON THE DOORSTEP

Brompton site blooms again on Rose Square The Bromptons is a redevelopment of the original Brompton Hospital, which was built in 1844 on three acres of a former market garden site, now known as Rose Square – after hospital founder Sir Philip Rose rather than the departed blooms. Land was originally leased from the Henry Smith Charity, which insisted that the hospital should be set well back from the boundary. As a result, apartments here are surrounded by gardens of informal walkways, courtyards and secret corners screened by hedges and lofty plane trees. Northacre redeveloped the original hospital building in 1997, constructing new east and west

blocks in the same Tudor Gothic style and masonry as the original by architect Frederick J Francis. A three-bedroom apartment currently to let in this exclusive gated development offers three bathrooms (one en suite), two receptions, a patio, communal gardens, and an underground parking space. With its own entrance, the property includes 24-hour security and concierge services, as well as leisure facilities including swimming pool, gym and steam room. There’s also a conference room.

Portobello Road antiques market is right on the doorstep of a new fourth floor apartment, which features a reception and dining area with floor-to-ceiling glass doors to a private balcony. With neutral décor throughout, the property on Portobello Road itself includes an open plan kitchen fully equipped with integrated appliances, and a carpeted double bedroom. At the heart of the development is a new public park. Portobello Road, Notting Hill W10, £400 per week furnished, Benham & Reeves Residential Lettings 020 7402 9866
