or many, relocating to an area they are unsure of is often motivated by wanting a lifestyle change. In Barnes we get a lot of buyers moving from Notting Hill and Chelsea who are drawn to the area by the generous outside space for example, while still having excellent transport links into central London. With the cost of moving, ever increasing savvy buyers want to avoid another move in the near future, so making the right decision is crucial. For some families, who are looking for a long-term home, being more flexible on location may offer a house that is more suitable. In these instances, the motivations might include that all important extra bedroom for a growing family. Compromising for your ideal home will only work, however, if you stay close enough to the amenities you need. In Barnes, for example, we see many families moving to the area for the renowned schooling. Of course, for many buyers location will always be the driving factor. If you find your budget won’t stretch as much as you hoped, consider looking for a property that has the potential to extend in the future to provide extra living space.

nstead of opting for country tranquility, retirees prefer to downsize in the area they know and to spend their time enjoying the shops, restaurants, museums and theatres, served by London’s extensive public transport system. The current generation of pensioners is deciding they prefer urban delights to the cocoa and slippers regime their parents may have enjoyed. They are rejecting the seaside or country havens in favour of the bustle of London. The emergence of this new wave of “urban retirees” has been greeted with enthusiasm by estate agents, who realise that a neat two-bedroom flat near an underground station or on a bus route can be the ideal destination for those in their twilight years. Robert French from Knight Frank, Clapham, says: “This is definitely a growing trend and a demographic we deal with quite a lot. Parents sell a family home and buy a smallish flat, giving a chunk of the money liberated from the sale to help their children get on or move up the property ladder. “Clients do point out that flats are expensive relative to houses. We sold a lovely stucco fronted house in Grafton Square a while ago for £2.4 million but the lady had to pay £1million for a flat nearby. I remember her saying: ‘How is my lovely home only worth two and a bit of these flats?’ “So another option is to move a mile or so away, so parents can still stay in touch with family and friends while benefiting from lower prices. We get people moving from Clapham Old Town to Balham, which is still a nice area, but a bit cheaper. Normally we find there is a financial incentive to downsizing. “A lot of people see it as their last move and it is sound forward planning to move somewhere without a staircase, so blocks with lifts are popular. “At the moment we are selling 32 flats in Thornton Place (below) on Clapham Northside, ranging in price from £700,000 to £3 million. It is a Gothic mansion with communal gardens that are looked after, with a concierge for any problems. The flats have high ceilings and overlook the common, giving all the charming, three-bedroom freehold house with a tremendous private appeal of a grand house without the garden and three bedrooms, within easy reach of both Brixton town centre disadvantages.” and Clapham. A new section of the Thames riverside has opened to the public for the first time in decades as part of the redevelopment of Battersea Power Station in Nine Elms.The one-acre space forms a new piazza directly in front of Circus West Village, the first phase of Battersea Power Station. The piazza can be accessed through a new route under Grosvenor Railway Bridge and will come alive later in the year when 23 restaurants, bars, cafés and retailers open for business. For generations this area has been in industrial use and out of bounds to the general public.Cllr Ravi Govindia, leader of Wandsworth Council and co-chair of the Nine Elms Vauxhall Partnership, said: “The Thames riverside is a unique asset for Londoners and we’re delighted that yet another part of this riverside in front of the majestic Power Station is open to the public for the first time.” In the coming years more of the riverside between Battersea Park and Vauxhall will be revived and opened up to the public as the Nine Elms regeneration programme continues. Whether looking to purchase or remortgage, borrowers are in for a treat. Several new challenger lenders have recently entered the market and one of the key influencing factors that affects where mortgage pricing is, is competition. While the very lowest mortgage products have disappeared, there are still a number of attractive rates available. Best pricing is reserved for those with bigger deposits but even those with only limited amounts to put down have seen rates fall and it seems unbelievable that borrowers can secure a mortgage with only a 15% deposit for less than 1.5%. Furthermore, headlines depicting stories of borrowers struggling to obtain a mortgage following various regulation changes have also disappeared. In the face of this increased competition, the lending establishments have sought to broaden their policy and criteria. For example, age, interest only and self-employed, where there was once an issue, it is no longer the case. Property could still be a good place to park your cash, says Duncan Farmer

T

here have been reports that house prices at the top of the London market have fallen by as much as 12 per cent over the past year and, even though average UK house prices jumped in January, analysts are predicting that this year they will remain relatively flat. How many times have we heard that before? Predicting house prices, stock market movements and, of course, the direction of interest rates, has proven to be little more than guesswork. The doomsday scenario predicted after the Brexit vote and Donald Trump’s election have failed to materialise. Share prices in the US and UK have continued to rise and unemployment has fallen, suggesting economic confidence is continuing. Those investors who have been concerned about geopolitical upheaval have poured their money into safe havens such as gold, and London property is a similarly attractive place to park cash. But does it matter that house prices do not rise as fast as they have? Houses and flats are at one of their most affordable levels for years, according to figures from Propertywire. It says that typical mortgage payments for new borrowers, both first time buyers and home movers, stood at 30 per cent of income in the fourth quarter of 2016 compared to the peak of 48 per cent in the third quarter of 2007. “Despite average house prices growing by 7 per cent in the past year, mortgage affordability in the final quarter of 2016 was unchanged and comfortably below the long term average of 35 per cent,” it says. “This proportion has stayed low due to further dip in mortgage rates during 2016, from an average of 2.49 per cent in the first quarter to 2.17 per cent in the fourth quarter. “The research shows that the significant improvements in affordability is nationwide with mortgage payments falling by at least 40 per cent as a proportion of average earnings in 10 areas and 60 per cent of all districts have seen an improvement of at least 15 per cent over the period.” If property prices do remain low this year and wages rise, that affordability level is likely to improve even more, especially for people on low fixed-rate mortgages.

he world’s biggest estate agent is claiming that it can dramatically reduce the time it takes from making an offer on a property to moving in and put an end to gazumping and sales falling through. Keller Williams, a US agency with branches in the UK, says that under its KW One service, a broker will manage both the sale and the purchase, “without the seller or buyer needing to lift a finger”. The company says that it will undertake the full sale and marketing of the property with the benefit of a professional property and instruct a preapproved panel of mortgage brokers and solicitors, who will use the Gazeal contract which locks in the buyer and seller. According to a Which? Report last year, almost a third of sales collapsed before exchange of contracts. It said that reasons included buyers unable to complete. However, under Gazeal, the offer is only legally binding if the sale and purchase are chain-free, but in London only a quarter of sales are chain-free.

pton House is the sort of stylish period villa that looks as if it stood unchanged since it was first erected in 1926. In fact it has been completely made over by its current owners who retained only the front façade and, of course, its superb location backing onto Richmond Park. When the Denisons bought the house in 2014 it took 10 months for builders to reconfigure the home to their demands. Rachel Denison says: “It was a labour of love. We took up the floors and put in underfloor heating. It has new wiring, temperature control in all rooms, CCTV outside, a new roof, new wooden windows in place of the plastic ones and the garden was landscaped to create a softer less formal look.” The front door now opens onto an elegant and spacious hallway – created from four small rooms. The dining room is now a classical square shape, but originally the garage butted into the room making a peculiar L shape. The kitchen was also enlarged making a large comfortable room with two Agas – ready for occasions like Christmas or parties. Under Rachel’s instructions the garage was moved and the dining room given the shape it deserved, while the extra space next to the hall was turned into a utility room, complete with a dog entrance for their black Labrador and a warm shower to tidy her up after a run in the park. “Upstairs was a rabbit warren. There were a couple of rooms I couldn’t bear to go into. One bedroom had a roof terrace attached that was difficult to access and anyway invaded our neighbours’ privacy. We took it into the building making a bigger bedroom with lovely views over the park. I put a false wall in to make two dressing rooms and an en suite bathroom. LAST WORD Katie Hyndman, Knight Frank Battersea & Nine Elms Describe your property career to date. After making the move from New Zealand to the UK I pursued my interest in the property industry. Beginning my career as a property administrator, I soon developed a hunger to go out and meet people and do business of my own. After working in central London I then moved to south of the river mid-2014 and there I have stayed. I have a passion for the area and am really excited about the Nine Elms development. What do you enjoy most about your job and what have been the highlights? I enjoy meeting new people daily. I am naturally a very chatty person so to do a job where I can talk all day long is great! One of the highlights to date has been being involved in the Battersea Power Station development, renting properties in there has been great. It’s a very exciting time for the area.

What do you think lies ahead for the south London market? It is really going to take off with the regeneration project. There will be a lot of stock coming on with more facilities and restaurants opening as well as the tube line. This will become a destination of choice.

Describe the biggest challenges. With the number of new developments being built it will inevitably have a impact on the rental pricing figures.

Recent highs, recent lows?

What advice would you give to anyone considering a career in estate agency? Just jump in and get involved. London is a great place to start as there is so much going on. You will never know unless you try it. It is not easy but make sure you have the enthusiasm for the job plus great customer service and the rest generally comes.

What sets south London apart? It is a stunning area with a community feel.

Recent highs would be starting with the amazing team in the Battersea Nine Elms office. They have been very helpful and supportive. I live in a happiness bubble so I don’t believe in lows, just learning curves. What is your top location south of the river?

What advice do you have for tenants in the current market?

Battersea Park, Battersea Power Station and Nine Elms, naturally.

Always remember the different aspects of an offer – price, move-in date and conditions and at least make sure if you are not offering a good price at least have a good move-in date and the fewest amount of conditions.

If you were not an estate agent, what career would you choose and why? I would be a tour guide, because I love talking all day long.
