HOMEFRONT Hands up anyone who’s had hay fever this year, itchy eyes, streaming nose, coughing, the whole works, asks Jenny Knight

A

lternatively you may have asthma or eczema or have someone in the family who is affected. What’s going on? Well it seems that we are suffering an allergy epidemic. And a report by an All Party Parliamentary Group on Healthy Homes warned that unless we deal with poor air particularly in London and the other huge cities, there could be an 80% rise in asthma cases by 2050. The government is taking action. Michael Gove announced at the beginning of the year that all but the most inefficient wood-burning stoves will be banned by 2022 in a bid to clean up the air. Currently with diesel particulates and all sorts of exhaust gases and pollens from trees and grasses, it might seem wiser to stay indoors. Yet, even indoors we are not safe. We are breathing through a chemical haze produced by our cleaning products, paints, moulds, fungi and ovens. Obviously the first line of defence is to avoid renting or buying a house on a busy road. If you do, it has been proved that a living hedge or tree can trap pollutants and protect your lungs. The best hedges for trapping air pollution are conifers because their tiny leaves have a large surface area. Yews are also great. Although they are slow growing they are easy to keep in

shape, and if your front garden is small you might splash out on some readygrown bushes. You might also gang up with your neighbours to declare the street an clean air zone, which means asking builders and delivery vans to not sit in their vans or lorries eating their sandwiches or listening to the radio with the engine running. Every little thing can help. Indoors there are hi-tech solutions to improve air quality. Mechanical ventilation with a heat recovery system can get rid of pollutants and also moisture which causes harmful mould. However, this idea is best suited to new homes that are relatively air tight. An alternative is a pure air fan. The low-tech ideas include getting rid of stuff that might be irritating your lungs, including perfume, chemicals, cleaning products, scented candles and air fresheners. You can make your own cleaning products such as from white vinegar and bicarbonate of soda. Vinegar does smell when first applied but as it dries the smell goes completely. House plants such as spider plants, ferns and bamboo are great at absorbing nasty things from the atmosphere. Finally ditch your carpets in favour of smooth flooring like Marmoleum or Linoleum which are antibacterial and also much more attractive than the horrible old lino used to be.

I

’m delighted to be writing The Word again and giving a little insight into the world of Knight Frank Wandsworth. Today has been an odd one. Having discovered a face ageing app and making myself look 90 years old I have been reminded that I’ll be 40 in 5 days’ time!! Ahhh!!!! At least the app has confirmed that I will keep all my hair! There is however no app to predict the future of the housing market. We have been experiencing a bit of a run of sales here and at all price ranges – £495,000 flats up to £4m houses – and it’s good to see both ends of the market busy. But with summer things tend to calm down. That said back in April I predicted a busier summer based on the theory that we had lost some time in the spring market whilst the Brexit saga played out. We may find that this happens again in October as the closer the date gets the more people tend to sit on their hands so it will be interesting to see how September plays out – often a busy month for listing new properties. We have also recently heard Boris Johnson plans to shake up/reduce SDLT (if he gets the job) and this has certainly got tongues wagging. Funnily enough we used to hear this rumour every year for the last god knows how many years and as soon as everyone gives up hope, it rears its head in spectacular fashion. The icing on the cake

LANECHANGE Wandsworth Councillors have granted planning permission for a new health centre, shops and homes around Garratt Lane in Earlsfield. The plans include 193 new homes, a new stateof-the-art community health centre, a pharmacy and two shop units on council-owned land. Forty per cent of the scheme will be affordable and 10 per cent will offer wheelchair access. Of these homes, 75 will be available to people on lower incomes. Seventeen will be offered on social rent terms, 56 for low cost shared ownership and two at intermediate rents. Twenty-three will have either three or four bedrooms. These new homes will be built on council-owned ‘brownfield’ sites in Oakshaw Road, Atheldene Road, Wilna Road, Winfrith Road and Waverton Road Planning chairman Cllr Guy Humphries said: “Part of this land is currently occupied by a number of unattractive 1950s and 60s council-owned buildings and their replacement with smart, high quality homes will not only help revitalise the area, but also improve the visual amenity of these streets by restoring parts of the historic street pattern. Other parts of Garratt Lane, are also undergoing major transformation, as part of a major new regeneration scheme in partnership with South Thames College. This will provide 201 new homes, a better library, new shops and improved teaching facilities for the college. The new library will open out onto a new public square with seating, while new pedestrian routes will provide better links between the Old Burial Ground, Garratt Lane and the high street.

BREWINGUP Brewing is back in the heart of Wandsworth town centre with the news that London’s oldest independent brewer Sambrook’s will be moving to Greenland’s Ram Quarter development. The Ram Quarter, which stands on the site of the former Young’s Brewery, will provide a new home for Sambrook’s, which is relocating from Battersea. Beer has been brewed on the Ram Quarter site since at least 1533 and continued there until 2006 when Young’s moved its brewing operation out of London. Sambrook’s is to take a 20-year lease on a new 11,000 square foot headquarters, which will be housed within a newly restored Grade-II listed former brewery building at the development. It will open a tap room set around the development’s central square with outdoor seating, serving food and its own hand-crafted brews, as well as a bottle shop selling beers from around the world. The company expects to produce more than one million pints of beer a year at its new home. It also plans to take over a heritage centre to present the history of brewing in London.

BOOSTFORTHESOUTH The prime south west London property market has performed much better than other areas of prime London over the last quarter, according to figures from Savills. Prime south west London gained 1.2% in price in the second quarter of this year – the only part of the market not still showing annual falls. Average values across the prime London residential markets held their own in the second quarter of 2019 for

the first time since 2015. While prices continued to show falls on an annual basis, these have reduced to just –1.8%, less than half the level seen this time last year. Quarterly price growth of +1.2% in the predominately domestic markets of prime south west London, from Fulham through to Wimbledon, means this part of the market, unlike others, is showing modest annual price growth.

WORD ON THE STREET Should homeowners be urged to sell now the prospect of a no deal Brexit looms?

BETTERBALHAM The transformation of Balham Town Centre has won a ‘Pineapple’ Award sponsored by the Design Council. The Pineapples celebrate the creation of urban spaces where people want to live, work and play. The work included improvements to Hildreth Street, which was resurfaced, given better lighting and cleared of street clutter to make space for cafés, restaurants and market stalls and to allow it to host events like the Balham Food Festival. At Bedford Hill Place a supermarket forecourt was turned a public space with handcrafted green tiles and a kiosk for use during events. A large blank wall, was decorated with a bold mural by artist Tod Hanson recalling Balham’s Edwardian and Art Deco past. The Balham High Road Railway Bridge now has better lighting and was re-clad in green tiling. The work was funded by the Mayor of London’s Outer London Fund, plus more than half a million pounds from Wandsworth Council.

NEWADVICE Knight Frank is launching an equity release advice service for over-55s, the first estate agent to do so. The new ‘specialist later-life finance’ team will be able to help grandparents looking to generate cash from their homes to help their grandchildren. David Forsdyke of Knight Frank Finance says the ‘Bank of Grandma and Grandad’ is helping to fuel the growth in equity release, as grandparents look to gift their grandchildren a sum of money to help them buy their first home. He says: “We are seeing older people look to release equity from their primary residence for a number of reasons, including helping children financially, making home improvements and enhancing their quality of living, or to take the holiday of a lifetime. “At the same time, we have seen a steady decline in pensions and savings, with retired people in the UK often finding themselves asset rich, but cash poor.” Knight Frank says the newly-formed team will also offer advice for those who need to downsize or buy a retirement home. The UK equity release market is booming, recording its best year ever in 2018. Over 80,000 homeowners unlocked £3.94 billion of property wealth in 2018, according to the Equity Release Council. While the bookies favourite for PM has declared (massive fist of salt needed) that he will reverse SDLT changes brought in by George Osbourne, we will also be in very uncharted territory without a deal so the advantages may be negated by the choppy waters of a no deal scenario. Certainly a reversal of SDLT would be welcome long term, but are sellers willing to sit it out while the dust settles? The market is full of buyers so strike while the iron is hot and we still have an iron.

As such, the prime markets are likely to remain price sensitive for the rest of the year. More recently we’ve noticed that a lack of stock has been one of the biggest constraints on the market and this has led to a narrowing of expectations between buyers and sellers. Across our London offices we have a growing pool of buyer demand, with applicants up by around 40 per cent compared to this time last year. Yes, there are some who are putting their moving decisions on hold until there’s a clearer understanding around Brexit. However, others just want to get on with things particularly here in south west London as this is an area where people have a reason to move such as a baby on the way, needing more space or wanting to be in a school catchment area.

BROTHERS INCOMMON Brothers Charlie and Alex Oppenheim have both built businesses around the parks and commons that make South London such a mecca for young families

C

harlie left life in the City to transform the café on Wandsworth Common, while Alex, who works for John D Wood & Co, sells houses around the parks and commons, and knows how these acres of green space are a huge attraction for house buyers. Charlie used to visit the café on Wandsworth Common with his young children and suddenly saw a business opportunity. He says: “I had been working in the investment world and when I married Fran we moved to Battersea and started our family. Like everyone we found ourselves spending a lot of time in playgrounds and particularly the one on Wandsworth Common. I had left my old company and taken a bit of time off over the summer whilst our children were very young. We started wondering about the café and the chance to turn it into something special. “With a lot of help from family and friends, we ended up taking it over and doing a little renovation to create The

Skylark Café. We opened in April 2014.” Since then the business has taken off, earning a four star review from Time Out. It has become a favourite spot for people to relax with a coffee and cake, to enjoy the sunshine. Now Charlie has expanded his business to take over the café on Streatham Common, with plans for a new venture in Twickenham, opening in the next couple of months. The children’s menu, designed by Charlie and Fran, is nutritionally balanced, cooked from scratch, and there are seasonal colouring sheets, crayons and books to keep little diners occupied. He says: “We’ve tried to make the Skylark Café into a place that anyone from any background can come, away from the hustle and bustle of city life, to enjoy a good cup of coffee or something delicious and fresh to eat. We have all sorts of things from a simple yet perfect bacon ‘buttie’, to some delicious and rather clever summer salads. Our freshly baked cakes, such as our raspberry lemon

While transforming the café on Wandsworth Common Charlie put in a tender to take over the Rookery Café on Streatham Common. “It is in the most beautiful location outside the Rookery gardens; a grade II listed Victorian garden of about four acres, with all sorts of little corners to explore, including the restored children’s paddling pool and amazing community gardens. We’ve also opened a little kiosk (The Little Rook) at the bottom of Streatham Common, by the new playground, which is a wonderful spot for those with young children. And we’re excitedly looking forward to opening our latest venture in Twickenham in the next couple of months. BLOOMING MARVELLOUS T

he old time cottage garden favourites are returning to our beds and borders with sales of hydrangeas, heathers, begonias and dahlias soaring. According to Wyevale Gardens centres sales of dahlias were up by 23% last year and more than 200,000 plants arrived in garden centres this year. The showy plants now have a longer flowering period and can go on until the first frost. As well as making a hit in the garden they are also the stars of social media as gardeners post pictures of their mammoth blooms.

Instagram now has over 1.3 million hashtags for ‘dahlias’, with Wyevale Garden Centres’ social media engagements up 104% for dahlia content in 2018. When it comes to colour combinations, pastels are leading the way, with new shades for 2019 including ‘Iceball’ (lemon- yellow and white), and ‘Lavender Swirl’. New varieties of the popular ‘Gardenetta’ dahlia series will welcome spectacularly coloured, big blooms on plants compact enough to be grown in containers – perfect for space-starved gardeners.

WATERWAYS Plants love sunshine – but not too much of it. Strong sunlight and lack of rain can lead to parched conditions for our favourite plants. Try not to waste water while keeping your plants alive. It is best to water in the evenings or mornings and best of all if you can reuse bath or washing up water. Rather than watering little and often, water deeply and infrequently. Using a watering can instead of a hose is a good idea because it is easier to ensure that one plant is getting a good drenching rather than sprinkling an area with a hose. Soil mulching helps retain moisture, so dig deeply and dig in masses or organic matter to improve the soil structure and water retention. Well-rotted garden compost, farmyard manure and old documents that have rotted down are good mulches. Plants with silver or grey-green leaves help reflect the sun’s rays and save the moisture that is in the plant tissues. If you put in baby plants in the autumn they can get well established and develop resilience before the dry summer arrives. A tip from the Royal Horticultural Society is to thoroughly soak the plants in their pots in a bucket of water, until bubbles stop rising to the surface, before planting them out. New plants should be thoroughly watered in and watered during their first season, but once established they are much more drought resistant. You might think that leaving weeds is better than having bare patches in the soil that the sun can reach and dry it up. In fact if you weed you are taking out plants that compete with your flowers for what moisture is in the soil. Finally don’t panic about the lawn. It may look horrible and brown but once autumn comes it will green up nicely. So don’t waste water on it.

MONEYTIP Unsurprisingly, there was no change in the Bank of England’s Base Rate following the last Monetary Policy Committee meeting. However more than this they also cut their outlook for UK growth. This means that it is now unlikely that we will see an increase in rates at all this year. As a consequence the cost of funds has fallen meaning lenders could, if they wanted, cut rates even lower. However, this race to the bottom is not what lenders want to do, further innovation on criteria and affordability with some fresh product ideas is equally desirable. Closer inspection of the Bank of England’s comments show that once there is some certainty back in the market, rates will have to rise quicker than many people think to stop the economy overheating. So the age old dilemma is clear, stick or twist. Do you stick now on the basis that post any semblance of certainty will see both rates and prices will rise. alling house prices in London and southeast England have brought down the national average, according to the latest statistic. The average UK house price was £229,000 in the month, about £3,000 higher than the same period a year ago, figures from the Land Registry and the Office for National Statistics showed. Regionally, prices grew most in Wales – 6.7 per cent in the year to April, followed by Northern Ireland at 3.5 per cent, Scotland 1.6 per cent and England by 1.1 per cent. In London and the south east, prices fell 1.2 per cent and 0.8 per cent.

GOINGGREEN Is all the effort to counter the effects of climate change through financial incentives just tinkering, asks Duncan Farmer

G

overnment interference in the property market never seems to end well. I read recently that before the introduction of the Help to Buy scheme, which gave first time buyers a leg up the property ladder if they bought a new home, one house builder was making an average profit per property of about £22,000. Once the scheme was up and running that figure had risen to £60,000. Other research suggests that six out of ten buyers who benefited under the scheme could have bought a home without it. The latest moves from the department for Business, Energy and Industrial Strategy is the £5 million Green Home Finance Innovation Fund and a £10 million competition to help to cut the cost of adding energy efficient systems to existing homes. Every organisation from the All England Club to Starbucks is apparently trying to save the planet, although whether they really believe that scrapping a few plastic cups and straws will make a difference at a time when China is building coal fired power stations at a terrifying pace and Brazil is cutting down rain forest at the rate of a football pitch every minute. The £5 million Green Home Finance Innovation Fund is aimed at accelerating the financial sector’s offering of green mortgages, which give customers discounted rates once they have upgraded the energy efficiency rating of their home. At present residential properties are responsible for 15 per cent of all carbon emissions, although an awful lot of that will be from coal fires, inefficient central heating systems and barbecues, which apparently are as harmful to the planet as a 90-mile drive in the car. Last year Barclays launched a green mortgage for buyers of new-build homes. Borrowers would receive a discount of 10 basis points off a standard loan and it estimated borrowers could saved £750 on a £150,000 mortgage over five years. This works out at £150 a year – hardly generous. Anyone with any sense would look for the cheapest mortgage on the market and, if they wanted to make their home more energy efficient – to save the planet or keep their bills low – could spend any spare cash on improvements. The government would be far better off cutting the direct cost of green improvements at the point of sale, rather than tinkering in a market in a way that usually benefits the wrong people.

Investing a similar sum in farmland, modern furniture, stamps and antique jewellery would all have given a better return than stocks and shares whose value would now be worth £351, according to the report. Gold, oil and silver beat inflation, which made £100 worth £209, but aluminium and coffee would have lost money at £98 and £86 respectively.

Diary of an estate agent... From Pimlico to Peckham – the weird and wonderful happenings in the world of estate agency by Jane Robathan of Roy Brooks

E

xcuses. The more flavoursome, the better. Excuses tease out some of the most creative fibs we hear. More a social dodge than manipulation, an excuse is rarely offensive unless it hinges on unsavoury topics such as illness or death. The rather charming ‘my cat ate my homework’ is far more palatable than an unnecessarily sinister mistruth. I’m a fan of an interesting ‘get outs.’ In fact, I’ve begun to embrace people’s fibs as I anticipate unexpected, phenomenal outcomes. I award merit for entertainment value and kudos for conviction. I’ll certainly throw an admiring glance for the inclusion of humour. Dealing in the (perceived) dark art of estate agency, people will scoff at the thought of me highlighting others’ deceits. While salespeople might be annoyingly positive, lying will never help a sale. Being a particularly drawn-out, meticulous process, buying property has the protection of legal representation from all sides. Untruths are quickly uncovered and, if discovered, will jeopardise the sale and could easily attract court proceedings. In short, only a complete numbskull of an agent would lie to a buyer. Back to everyone else. We’ve heard some corkers recently. Shining forth from the never-ending, steady trickle of reasons why people are late for appointments, two altogether unfathomable fibs have trumped all else. Mysteriously, they both involve the same property

and originate from two competing buyers. I’ve been wondering if this home has some sort of supernatural holding power, like a magical ring in a thick-set trilogy. Whatever, here’s what happened. On attempting to buy the house through a competing agent, a lady has pulled out because, she claims, her friend was contacted about the very same property. She is correct, her friend was indeed approached about the house, but way before her offer was accepted. How strange—an agent contacting buyers about homes! What has emerged is she was pushed up to a price far from her comfort zone and can’t really afford it. However, the winning excuse goes to the couple who fell so deeply in love with the gaff, they could barely think straight. They were deliriously happy to have found their dream home; we were ecstatic as they claimed to be buying in cash. This, we thought, would be great news considering the (then) unaccepted offer from the ‘other woman’. “Can we see proof of funds?” we politely probed. Suddenly, quite out of the blue, their immediate attention was drawn to two housing estates within a mile of the home. Imagine! Housing estates in south east London! “We’ll be shot” they shrieked. “It’s a safe area,” we countered. Needless to say, they too have melted away. roybrooks.co.uk
