HOMEFRONT The latest government plan to help tenants is to ban ‘no-fault’ evictions that happen when the lease expires, says Jenny Knight

S

ounds good to guarantee that tenants don’t have to keep moving from one home to another at the whim of the landlord just because they only had a six-month or a two-year lease. But digging deeper into the plan suggests that far from helping tenants it will lead to even fewer homes to let and rising rents. James Brokenshire, the Housing Secretary, said that the plan to protect renters will stop unethical landlords from evicting people – usually with two month’s notice – for no reason other than the lease being up. The plans are open for consultation at the moment. Under the scheme there would be a move to indefinite tenancies. Landlords could only reclaim their properties if they wanted to sell or to live in the home themselves. Huge numbers of small landlords entered the buy-to-let market because they hoped that the tenants would pay the mortgage and eventually the landlord would own the property at someone else’s expense. That certainly worked for those who bought at a lucky time, but others experienced worries and the expense of furnishing and repairing the property and often having to resort to law to evict tenants who caused damage or refused to pay the rent.

Then the rules changed to make being a small landlord less desirable. The tax allowances have changed and there is a three per cent extra stamp duty to pay for buying a home that the purchaser doesn’t plan to live in as his primary home. So, at the moment, would-be landlords are thinking long and hard about entering the rental market. Under the latest plans landlords might be stuck with an awful tenant. The result is they will be unwilling to let to tenants they think might be high-risk. And as fewer rental properties become available rents are bound to rise. Naturally there are terrible landlords out there and there are laws to deal with them. But the majority of small landlords do their best to stay within the law and to hang onto a good tenant once they find one. This very often means letting years go by without a rent increase because they don’t want their tenant to go and they don’t want the cost of a void period and the expense of finding a new tenant. Maybe the answer is for local authorities and the government itself to build new homes to rent, then they can give tenants the most favourable terms they choose, rather than forcing this generosity onto small landlords.

W

e are now in the middle of spring and our strong start to the year has continued. I am the first to admit that at the end of last year I was apprehensive about what 2019 would bring. However, buyer levels have increased, viewings are up, and transactions are also higher this year compared to last. Having said that, when I speak to vendors, who are thinking about putting their property on the market, they are shocked to hear that properties are selling. If you are thinking about selling this year, I would suggest putting your property on sooner rather than later. The summer does get quieter, so you still have a couple of months to get under offer. Of course, you could wait until September, when it does pick up again, but I fear the market might not be quite as good as it is now. Most of our vendors are staying in the area and upsizing, therefore with prices dropping circa 15% in the last couple of years, they are actually better off now. We do see people trying to facilitate a move and make a transaction work rather than pushing for a high sale price and seeing if anyone ‘takes the bait.’ Our vendors who are realistic on price and understanding of the market are the ones who have successful sales and purchases. If you are thinking about putting your property on the market, then it is important that you get it ready for a sale. We are consistently seeing the properties that show and photograph well, are getting good prices and selling quickly. Make sure your property is always tidy for viewings and that you make

This year’s Wandsworth Heritage Festival runs from May 25 to June 9 and explores the theme Entertaining Wandsworth. HISTORICSTONE A rare and historic milestone and mounting block thought to date from 1654 has been restored and put back in its original location near the entrance of Putney Vale Cemetery in Roehampton Vale. The block of stone was used by riders to mount a horse and the Roehampton block is combined with an inscription reading ‘From London Towne to Portsedown they say tis myls three score.’ Wandsworth Council worked with the Putney Society, Wandsworth Historical Society, Transport for London and Roehampton University on a project to relocate the mounting block permanently at a site close to its original location. Funding for the scheme was from the Wandsworth Local Fund, which is a charge levied on local developers. The

block stands opposite an existing 19th century 9-mile milestone which has also been restored. The grade II listed cemetery gates have also been repaired and restored as part of the project. The block was lost in the 19th century when it was moved for road improvements, and rediscovered by chance in 1921 during the demolition of a barn in Wandsworth. It was identified and purchased by local historian Ernest Dixon, who displayed it in his nurseries, and later garage, in West Hill. Local historian Philip Evison, says: “The mounting block is the secondoldest surviving dated milestone in the UK and an extremely significant local artefact. I’m delighted that years of hard worked to save it have paid off.”

BIRDSANDBEES A Cornish property developer is setting an example to local developers by introducing measures to attract wildlife to a new development in the coastal village of Crantock, Cornwall. Legacy Properties has installed 30 bee bricks, 33 swift blocks and 27 bat blocks to create safe nesting habitats, using waste material from the Cornish china clay industry. There are 270 species of bee in the UK and 90% of these are solitary, meaning they do not tend to live in colonies like bumble and honey bees. They are highly efficient pollinators. For instance, a single red mason bee is equivalent to 120 worker honeybees in the pollination it provides. These bee populations are declining and the numbers of swifts has fallen by half over 20 years, because of loss of habitat, pesticides and climate change. Studies by the RSPCA show that 75% of homeowners think it’s a good idea to implement simple measures into the home which support wildlife. Legacy’s managing director Nick Long said, “Relatively simple measures can help preserve wildlife over the longer-term. As an area close to a Site of Special Scientific Interest, we hope to extend the areas in which nature can flourish and provide a safe habitat in which bees and other species in decline can nest. The Tenant Fees Act 2019 only affects Assured Shorthold Tenancies and Licences to Occupy and University owned student accommodation. Under the act, tenancy deposits will not exceed the equivalent of 5 week’s rent (or 6 if the annual rent is between £50k and up to £100k), refundable holding deposits will be capped at no more than one week’s rent and if taken landlords and tenants have 15 days to complete a tenancy. The holding deposit is not a fee. If there is a tenancy change then charges will be capped at £50 unless higher costs were incurred by the landlord, which must be evidenced. Charges can be made if a tenant wishes to change or terminate their tenancy early, for late rent payment or where replacement keys or security devices are required. Excluded from the ban are utilities/communications services and council tax payments. In terms of timelines, tenants’ obligations, charges and payments included in any current tenancy agreement will stay the same until either they renew their tenancy or after 31 May 2020 when all existing tenancies will have to follow the new legislation.

BRYONY WALTERS SHERATON LAW The Tenant Fee Ban may seem like a good thing for renters but it hasn’t been fully thought through. A better option would have been to cap fees in order to prevent those unscrupulous agents from charging extortionate and unjustifiable amounts. The ban means that landlords will now have to pick up the tenants’ charges as well as their own and this extra cost may be the final straw for many. Some may decide to sell, driving down supply, and those that stick it out will want to cover their losses by hiking up the rent. Simply put, nobody wins!

How to view a property: top tricks and tips

ake my advice on this one – viewing a potential new home is tougher than it sounds! I’ve seen too many homeowners fall in love with one specific thing about a house and fail to get down to detail. But, it’s your money you’re considering parting with, so make sure to leave no stone unturned. From signs of damp to tell-tale subsidence warnings, there’s a lot to look out for. To offer a helping hand, here are my top tricks and tips for how to view a property. Get prepared If you’re worried you’ll forget any important details on what to look for when viewing a house – take a notepad with you. Write down beforehand anything you might forget. Also – always turn up on time to your appointment. Don’t worry if the agent is late, you can use this time to survey your surroundings and get a feel for the place. Examine the outside of the house I’ve seen literally thousands of properties in my time. One key thing I have learnt is never to ignore the exterior. After all, here’s where you’ll see some tell-tale signs that something might not be quite right! Trust me, you’d rather find these out on the first viewing than later on down the line. Are there any roof tiles missing? Can you

see any large or worrying-looking cracks? Does it look like there are any issues with the guttering? Ask plenty of questions Always ask questions when viewing a house – plenty of them. Remember, don’t ask, don’t get! Unsure where to start? Here are some of my suggestions: • How long has the property been up for sale? • Why has the seller put it on the market? • Has anyone else made an offer? • How long have the owners lived there? Sometimes, the answers to these questions can make or break the sale, so it pays to pry. Estate agents might be working in the seller’s best interests – but they still have to answer your questions. Imagine it with your furniture Particularly if the property has been decorated well, it’s easy to get carried away. However, you need to visualise if it’s right for you. Will your furniture fit? Take a tape measure with you so you’ll know for sure. This is a handy tip – as house floor plans often have their inconsistencies. Beware the clever seller Sellers have their ways of making a property

look bigger than it is. This could be lighting, smaller furniture or arranging a room in a particular way. If you can – try and look past this. Go for a second viewing Even if you’ve fallen in love with a property – always go for a second viewing. You’re bound to notice something you didn’t the first time around. Also, if you can, take someone with you. Two pairs of eyes are better than one! Look at the surrounding area Remember – you’re not just buying a property, but into an area also. You can change many things about your new home, but not its location. So, make sure you’d be happy living there. What are the neighbours like? Is there any noise pollution? What’s it like at different times of the day? Getting a property report can also help you get to know an area before you buy there. HOWTODESIGNAMODERNCLASSIC Investing in contemporary furniture can be daunting, especially if you’re used to more traditional styles. Once in a while though, a new design emerges that instantly becomes a modern classic. That’s exactly what happened with the ‘Willow’ chair from British furniture collective Joined + Jointed. We asked its designer – Sean Yoo – to explain his inspiration First things first – how did you get into design? Design is my second career. I used to work as a city planner, but I was bored! One day I visited the Noguchi Museum in New York and decided I wanted to do what Isamu Noguchi did instead. I sold everything I had, bought a pickup truck, a cowboy hat and went back to school to study design.

How did your style develop? From my crazy background, I suppose. I was born in Seoul, raised in Los Angeles, started my career in Milan, and was based in Mexico City for a while. I’ve learned to mix and match freely, borrow from here and there and make it my own.

By your definition, ‘Willow’ has been incredibly successful. Why do you think that is? There is so much noise in modern design in terms of quick, throwaway trends. I work slowly, methodically and quietly to create what I hope are timeless designs, and I think that’s what ‘Willow’ is. The other winning factor is, of course, how ‘Willow’ is produced: it’s completely handmade out of solid oak and walnut, and the quality is out of this world – something that Joined + Jointed have managed to do at an accessible price.

What inspires you? Everything: the city, nature, people. What do you find most difficult to design? Chairs. They’re the most intimate object you can design. So tell us about the ‘Willow’ chair you designed for Joined + Jointed. What inspired that? The mid-century chairs we now associate with Scandinavian design were actually originally inspired by classical Chinese chairs. I looked at the whole history, and especially Hans Wegner’s ‘The Chair’, with the aim of designing a chair with a similar visual vocabulary but with an energetic, youthful personality. I did this by creating

How would you define success? When I see people buying, using and enjoying products I have designed.

What’s the best thing about being a designer? I get to be a perpetual kid – always drawing, making a mess and getting into trouble. What is your aim for the future? Vico Magistretti (the feted Italian designer and architect) told me once, “Sean, design is not a 100-metre race. It’s a marathon. Just keep on designing.”

It is sound proofed and has underfloor heating throughout the ground floor and in the bathrooms, so that it meets all the tests of a modern ecologically sustainable house.” The house now has four bedrooms, three bathrooms, with a downstairs WC, a kitchen/dining room, a utility room and a double reception room at the front of the house. At the back there is a charming patio garden. As the agents, John D Wood, explain: “Of particular note is the wonderful width throughout all the rooms which give a very good feeling of space. A further benefit is a Sonos sound system on the ground floor as well as in the master bedroom and the en suite bathroom.” Stephen adds: “We put in bifold doors at the back to maximise light and effectively, when open, extend

the living space into the garden. The house has been furnished as a show house. Sometimes people like this so much that they want to buy the furnishings and treat it as a complete turn key purchase and just move in with their personal belongings. The project took six and a half months to complete. I visit most days and am very hands on, although obviously I don’t do any of the actual building work. I design and supervise and am effectively the architect, working with structural engineers and the same building team I always use. “I’ve been doing this for 15 years now and I do it for fun. he special weekend in June when London’s hidden green spaces open their gates is coming up. Open Garden Squares Weekend highlights some of the best gardens and green spaces that make up the rich tapestry of London’s green infrastructure, but there are many others – just as valuable to their communities – which are in decline or under threat of development. There will also be a range of guided walks and cycle rides to visit gardens and hear the stories that link London’s green spaces. Locally, open gardens include the Chelsea home of influential social commentator and historian, Thomas Carlyle, now owned by the National Trust. It opened as a literary museum in 1895, having been built in 1708 when

The fourth year of the RHS’ Greening Great Britain programme will see even more people banding together to help turn neglected corners into blooming green spaces. The programme to encourage communities to help transform unused or unloved sites into vibrant spaces bursting with plants is backed by M&G investments, who are donating £500 to each of 56 projects. Community projects include a herb garden, a community allotment and a new meditation garden on the campus at the University of Surrey, Guildford, designed to provide a tranquil space for students. With sensory planting to support mindfulness and a ‘barefoot’ reflexology path, the space will also be used for group meditation sessions. Liz Stewart, RHS Community Outreach Manager, said: “This year’s projects reflect a growing recognition of gardening’s power to transform people’s lives. We’re seeing more communities tap into this to reap the benefits – whether it’s simply encouraging people to get outside to unwind right through to helping people cope with more serious health issues such as depression and dementia.” The RHS has 500,000 members and calculates that together they add an extra 22 million plants to gardens each year. At least 157,000 of these are trees, creating the equivalent of 98 hectares of forest per year. Better still a majority of members select plants to attract the declining bee population with 44% saying they choose plants to help other pollinators.

THESCIENCEOF GARDENING There are four key benefits from gardens in towns and cities according to RHS Scientist Tijana Blanusa who reviewed research on topics like green roofs, planting to cool air and climbers that can insulate buildings in winter. She found that: • Gardens help prevent flooding • Gardens keep cities above water by preventing flooding • Gardens ease stress and encourage exercise • Gardens improve air quality • Gardens provide habitat for wildlife, including birds and insects • Gardens help control urban temperatures • More than 85% of the UK population live in towns and cities so urban domestic gardens are vital to the countries stock of trees and the survival of pollinators and other insects. Gardeners are also advised to plant a tree Not only do these help to mop up pollutants but they provide shade and help cool the air in summer. The RHS also advised planting a climber or hedge to provide shade and insulation for your home. Above all try to avoid paving over large areas of your garden which will reflect heat and add to the summer temperatures.

s we hurtle towards the schools’ end of term and the fortunate make a mass exodus for annual vacations, the guessing game is on about everything this country holds dear. Politics, can we re-ignite an ounce of enthusiasm of interest and support? Property prices, where they are going now? Most importantly, are we in for another long hot summer? he subdued nature of the housing market may be down to people holding fire while they wait for some clarity on Brexit but on the upside, it is making for an extremely competitive lending market. Lenders remain keen to lend and with the supply of money outstripping demand, this is keeping a lid on mortgage rate increases as they compete with each other to attract business. The market is ultra-competitive and because of this we expect pricing to remain where it is, with lenders continuing to accept tight margins. This is good news for borrowers who will continue to have an excellent range of products at competitive rates to choose from, once they decide to take the plunge. he Financial Conduct Authority, the City regulator, believes that some borrowers are paying about £550 a year over the odds for their mortgage because their broker did not get the cheapest mortgage available to them. In an interim report on the state of the mortgage market it proposed making it easier for people to compare mortgage brokers. The report said: “We found that on average a consumer’s choice of intermediary makes a difference to the eventual cost of their mortgage. In particular, we have observed links between more expensive mortgages and intermediaries that typically place business with fewer lenders. But there are few tools to help consumers choose an intermediary.”

he number of people apparently wasting the time of the Financial Services Compensation Scheme with unfounded claims against a mortgage broker has risen. Announcing its budget for the new financial year, the scheme, which steps in to help people who have lost out, did not give details or say whether or not the increase in bogus complaints had been triggered by advertising campaigns from claims management companies. Its report says: “During 2018-19 we have seen a change in claims made to FSCS with increasing volumes of mis-selling claims being provided with very little substance or evidence to support the claim being made. Due to this, these claims have a low uphold rate. We are making efforts to stop these claims before they are made and to make clear the evidence we would need to fully investigate the claims.”

STEADYASSHEGOES Duncan Farmer considers the effects of interest rates on the mortgage market

I

t seems that there are some people who are prepared to stand up to Donald Trump. The Federal Reserve, America’s central bank which is responsible for setting interest rates, has resisted his call for a cut but said that the cost of borrowing would remain at between 2.25 per cent and 2.5 per cent. Shortly before the decision was made Mr Trump had tweeted that it should reduce rates by 1 per cent, even though it had said at the beginning of the year that they would not move at all in 2019, to help the US economy “go up like a rocket”. He also criticised the central bank for “incessantly” raising rates and added that although growth was strong at 3.2 per cent in the first quarter, if the Fed cut interest rates “with our wonderfully low inflation, we could be setting major records”. That is all fairly comforting news for the UK – what happens over there is usually eventually reflected over here. At the Bank of England’s monetary policy committee meeting in May members decided once again to hold rates steady at 0.75 per cent. However, the difference between America and Britain at the moment of course is Brexit and the Bank has consistently warned about the economic impact of Brexit uncertainty and of a deep recession if Britain were to leave the EU without a deal. The good news for anyone worried about the immediate and medium-term impact of Brexit on mortgage rates is that the cost of ten-year fixed-rate mortgages has been falling. According to data from Moneyfacts the average 10-year fixed mortgage rate is an average of 3.05 per cent. For anyone with a good credit history and at least a 40 per cent deposit there are good deals to be had. First Direct has a rate of 2.44 per cent, which will take you through to 2029, by which time we might even be back in the EU. Coventry building society’s deal is 2.55 per cent and borrowers will need only a 15 per cent deposit.

T

he Bank of England’s latest figures on consumer borrowing, including loans, mortgages, car finance and credit cards, suggest a mixed picture. In March, the rise in consumer credit – the extra amount borrowed by consumers to buy goods and services net of repayments – slowed to £500 million from £1.2 billion in February. The annual growth rate of consumer credit continued to slow as well, down to 6.4 per cent in March, “well below” the November 2016 peak of 10.9 per cent. The number of mortgage approvals for house purchase, which give an indication of future mortgage lending, fell to 62,300, slipping by about 3,000. The number of approvals for remortgaging increased “slightly” to about 49,700.

ANEWFACE Jenny Knight talks to the Wandsworth office’s latest recruit Natasha Edney

A

fter seeing the world, where better to settle than amid the green environs of Wandsworth Common? That’s the thinking of Natasha Edney, the latest recruit to Knight Frank’s Wandsworth office. Natasha was born in Portsmouth but she grew up in Australia. Then she worked as cabin crew for Emirates Airline in Dubai and later for British Airways. She said: “I saw the world and everywhere I went I saw the Knight Frank brand, because it is a global business. I wanted to settle down to a more serious career that I could really sink my teeth into. I worked in Bath for another agent for almost two years, first as a trainee and then progressing fairly quickly to senior negotiator.” After gaining some experience in the industry, Natasha has leap-frogged to her ideal job as a negotiator with Knight Frank. She has moved to Balham and has got her first few sales for Knight Frank under her belt quite quickly. She says: “Moving to London has been a complete sea change, a new job, new home and new city. There are some big challenges in that but everyone here has been very welcoming and understanding. Knight Frank is an amazing global business and it was always my goal to join them. My area here is the sale of flats and houses. I absolutely love the local architecture and it’s fascinating to see the different things that people have done with their houses. “People sometimes have preconceived ideas about the Knight Frank market, but while we will be selling a £5 million house for one client we will be helping

other people with a much smaller budget to find a first flat. It’s the variety and the different people I meet that is one of the great pleasures of the job.” Natasha’s childhood hobby was horse riding and she tried to carry on with that sport while she was travelling for the airlines. “I went on a horse back safari in Johannesburg and I was in Wimbledon recently where I saw the horses going out and now I’m thinking I should get back to riding, maybe in Wimbledon or Richmond Park. “I like this area. We are very close to central London and everything that offers, yet it is lovely to overlook the wide open green space of Wandsworth Common. I think we are also lucky to be on the edge of the countryside, it really is the best of both worlds. “We are very busy at the moment with a lot of buyers but not so many properties coming to the market. The demand is definitely there and higher buyer numbers versus lower stock levels mean that is an ideal time for sellers to be listing their houses. There was a lull when Brexit was coming up and when it was delayed until October people clearly felt that the time had come to get on with their lives. “We are predominately in the family market here with children being born and growing up. We see people upsizing to get more space for growing families while wanting to stay in the area or others downsizing and wanting to stay around here. Still others are selling to relocate to the countryside.”

Diary of an estate agent... From Pimlico to Peckham – the weird and wonderful happenings in the world of estate agency by Jane Robathan of Roy Brooks

A

dding value to homes is everyone’s highest ambition. But doing something up to the nines before selling needs careful consideration. We have the client intent on ‘flipping’ her mother’s old flat. It’s taken her the best part of two years to come to agreement with the onerous downstairs neighbour (they share the freehold), extend the lease and artfully update the interior. The only thing we managed to talk her out of was getting planning drawn up and approved to extend into the loft. The entire process has probably cost around £40k and the flat is a one-bedder with a price ceiling of perhaps, with wind behind it, £280k. When we marketed it before all the hassle (low lease ‘n all), we had several offers at £250k and it’s been empty for over 18-months. Another of our clients has an ex-local authority house. It’s in a nice neighbourhood and about the same price as a period flat. The owners have spent a fortune on it and lovely it is too. But again, there’s a ceiling, price-wise,

as to what people will pay. In this instance, one feels it doesn’t matter how much you spend on a bespoke kitchen when an IKEA effort would do. The only things you can do in scenarios like this are: 1) sell in a stronger market or 2) don’t overspend on refurbishments. On the flip-side of the coin, our could-be-fab house in the hippest of spots is falling apart day by day. Owned by a charming family, they’ve decided to hang on to almost all of the (generous) garden and build their next home in it. It’s brave, financially understandable but tricky all at once. You try selling a family home at top whack with broken kitchen cabinets, a courtyard and the ghost of a glorious garden that isn’t included but is apparent from every rear window. We’ve had some fair offers, but our clients have their own valuation firmly in place. In this scenario, the options are 1) get an IKEA kitchen and 2) let your agent value your home. The building regulations governing farm buildings were quite tight but the result is that it still looks like a barn and hasn’t lost any character. “It’s tough living in chaos but worth it in the end. We have definitely added value, and Tania will be sorry to leave her lovely kitchen.” They are not sure where their next home will be, but since Tania’s father died they feel the call to either move nearer to London and friends or to the north east closer to Ian’s parents. He said: “Ultimately we’ll look for another project, but maybe find somewhere for a couple of years where nothing needs doing. We would stay here but we moved 10 years too soon. We are in our fifties and if we were in our sixties this place would be a nice little retirement place with an income from the cottages. “This is a lovely little village and we are only 10 minutes from the beach at Slapton Sands.”

LAST WORD Chloe Andrews, Lettings Manager, John D Wood Wimbledon Describe your property career to date. I started my lettings career in Weybridge six years ago. After a year there I began to look for a new challenge in a faster market which lead me to John D Wood & Co in Richmond. This is where I really found my feet as a lettings agent and moved my way up to become manager in Wimbledon. I love the south west region and I feel it really suits my style of work. What do you enjoy most about your job and what have been the highlights? What I love about this job is you get to meet so many different people from all walks of life. My highlights are probably as a negotiator, finding someone their dream home and making it work. Negotiating the deal is always fun. Describe the biggest challenges. The biggest challenge we face is managing client expectations. Although the rental market hasn’t taken a massive hit in terms of rental values, some landlords are, year on year, looking for increases on their rent. Sadly the market isn’t there right now and although we do strive to achieve the best possible rental for our clients we also have to be realistic with what the market activity is telling us.

What advice would you give to anyone considering a career in estate agency? Take in as much experience and knowledge from the colleagues around you as you can. The more information you have the better an agent you will be and always try to find your own style in how you negotiate. What advice do you have for homebuyers in the current market? There are always compromises to consider when buying a home – location, size and price. Once you have confirmed which one you cannot compromise on you can work from there to find the right home for you. What sets south London apart? I love south London because I believe you get the best of both worlds. You have access to beautiful greens and parks as well as night life, restaurants and bars. It doesn’t take long to get to the city either and transport is extremely easy. What do you think lies ahead for the south London market? In terms of the lettings market I believe it will continue to thrive. It is a desirable location for many people and for all different reasons. There’s always a

variety of properties available that will suit a single professional as well as growing families – something for everyone! Recent highs, recent lows? I cannot say there have been many lows. My most recent highs are being promoted to Wimbledon Lettings Manager within a company I love to work for and being able to develop my career and skills further in this new role. I also got engaged in December which is very exciting and I am very much looking forward to the year ahead! What is your top location south of the river? Top location has to be Richmond, I just love the lifestyle. I believe it has everything you need, a high street with great shops, restaurants and bars along the river, the beautiful Richmond park and easy access into central London. The properties are fantastic too. If you were not an estate agent, what career would you choose and why? If I were not an estate agent I would have loved to give an acting career a go! I really like the idea of playing different characters all the time and visiting different locations.
