The 16-1 odds on England winning the WORLD CUP are pretty long but many 20 and 30-somethings reckon that the odds on their buying their first property this year are even longer, says Jenny Knight

ack in 1966 UK house prices were 106 times lower than they are today. Yet according to Trussle, the online mortgage broker, the average UK salary has increased by only 33 times. When Bobby Moore, Martin Peters and Nobby Stiles turned out in their red and white strip to play for England house prices averaged little more than £2,000. The average is now more than £200,000 but as every Londoner knows even that vast amount won’t get you the keys to the tiniest studio flat in the Capital, where the average house price is a stonking £729,134. Naturally today’s premier league footballers are not among the glum millennials wondering how much mum and dad might be persuaded to fork out so they can get on the property ladder. While the 1966 winners were paid a bonus of just £1,000 each the team of 2018 can expect to do rather better. Collectively the England team are reckoned to earn more than £1 million pound a week from club football and are paid more for international appearances. Informed speculation says that if they manage to win the WORLD CUP this time they will each get a bonus of about £300,000. In 1966 the 22 members of the squad were told there would be a bonus of £22,000 to be shared amongst them. The captain Bobby Moore instantly said that it should be split

y the time you read this England will have reached the semi-finals of the football World Cup (unbeaten), having beaten Brazil 5-0 in the quarterfinals and your property will have gone up 5% in value since. Oh and Boris will be faithfully towing Teresa’s Tory party line…NOT! This is a funny time of year in the London property market. Made funnier still by Brexit looming ever closer, the enfeebled and shambolic Government, and all the nonsense going on in the wider world; there is widespread anxiety, generalised unease, and trepidatious buyers abound. The summer holidays are also fast approaching. The press call this the Silly Season, we call it the Silent Season. Fewer sales transactions happen in August than in December and to misquote Thoreau “the mass of agents live summers of quiet desperation”. George Osborne’s stamp duty changes damaged most speculative moving, the referendum and the election put a bullet through its head and some might say Trump is now jumping up and down on its body. Chuck into the mix, an oversupply of stock, too, and an undersupply of quality, motivated buyers and you have a market drifting listlessly upon the millpond of mediocrity. Not to get too Ingmar Bergman about all this, but the market is as hard as I’ve known it since the Credit Crunch of 08-09. However, all is not lost for that few, that happy few, that band of agents who are lucky enough to operate in family-based markets. People NEED to move round here. When things get tough and markets wobble, people don’t (generally) stop coupling, breeding, divorcing or dying. As my first boss once told me “remember the Three Horsemen of The Market who always

HEADS-UP RUNWAY MISERY The Government is pressing ahead with plans for a third runway at Heathrow despite warnings that at least 2.2m people could be affected by noise from an expanded airport. The Leader of Wandsworth Council, Cllr Ravi Govindia said: “You wouldn’t buy a house without checking if it was going to be overflown or affected by toxic fumes. Now ministers expect Parliament to give a blank cheque to Heathrow for a third runway affecting more than 2.2m people without knowing where the planes will fly.” A report warns that a third runway could have a ‘seriously damaging effect on communities living under and adjacent to flight paths’. Richmond Council leader Cllr Gareth Roberts said: “We are no further forward on air quality. Ministers have a duty to protect people living and working in the area around Heathrow from the ill-health consequences of poor air quality. “Ministers still seem set on backing a new runway which would damage the health of 121,000 people in the area and in some cases cause premature death.”

ICKLEPICKLES The annual Incubator Ball raised £18,500 for life saving hospital equipment this year. The evening was sponsored by BCSGM, More Space design & Rothesay Life, and the money will help to save the lives of premature babies around the UK. The charity was launched by the parents of baby Charlie who was born at St George’s Hospital in Tooting at just 28 weeks and 2 days old and weighing just over 2lb. He was resuscitated and kept in hospital for 86 days. The Ickle Pickles Children’s charity was established in 2009 to help other tiny and ill babies. The fund buys intensive care equipment, from larger items such as incubators and ventilators to smaller items such as breast pumps, vital-stats monitors and feeding chairs, and has raised over £1.8 million pounds so far. www.icklepickles.org

ARTOF BATTERSEA Argentinean artist Amalia Pica has been commissioned to create a public work of art in Battersea at the revived Queenstown archway on Prince of Wales Drive. Developer, St William commissioned the London-based artist Amalia Pica to create the installation called Microscopic Park Life. Prince of Wales Drive is a new development of 955 homes on the five-acre, former gasworks site. The artwork, to be created from digitally printed porcelain tiles, is the result of an expedition to Battersea Park where Pica and microbiologist Joanne Santini who collected samples of soil and water from the gardens and ponds. The tiles will reveal the mysteries that a microscope reveals.

avills has helped to raise over £90,000 for Royal Trinity Hospice from its annual garden party, which has been sponsored by Savills’ south west London offices for the last 10 years. The event is held in the grounds of the hospice next to Clapham Common. Guests arrived to drinks and canapés on the lawn with entertainment from a live band. They were given a moving insight into the importance of the work that the hospice does during a speech from someone with first-hand experience of their services. The auction highlights with donated prizes, included a safari trip and a stay in a ski chalet at the Courchevel resort in the Alps. The Savills team helped set up and organise a number of games to raise more money, including ‘guess the house

price across the country’ and ‘guess how many sweets in the jar’. The hospice was founded in 1891, making it England’s oldest. It provides end of life care, support, information and advice to patients and those close to them. In any year they look after between 450 and 1,500 people. POWERINGON Battersea Power Station development has scooped an economic growth award. What can sellers/ buyers do to mitigate the risk of a chain collapse? THESASHWINDOW WORKSHOP There’s something nice about seeing a neglected period house being brought back to life – especially the moment when gleaming new wooden doors and windows are installed

T

here was a time when people disliked period details. Thankfully proud owners of Georgian, Victorian or Edwardian homes are now aware that maintaining the original look of the house is their best investment. The Sash Window Workshop is dedicated to replacing or restoring timber doors and windows in the style and pattern that exactly suits a particular house, normally with doubleglazing. They have a classic range of window and door designs, that are sympathetic to period buildings. They can provide bespoke detailing to match the style of any existing window or door, as well as installing modern wooden bi-folding doors. They also supply bespoke locks and ironmongery to complete the period look. Richard Dollar (pictured) set up the Sash Window Workshop 25 years ago. It now covers the whole of London, and much of the south, and is experienced in working with listed buildings and homes in conservation areas. He says: “We started with only a couple of us and now we have about 80 people. Back in 1994 we launched with a mission statement saying: ‘Our purpose is to be the leader in our market place. We will achieve this through the efficient use of our resources coupled to the highest standards of integrity and service.’ I still have it on my desk and look at it every day.”

We like customers to come and see us for a guided tour, so they can see the time and effort that go into making a first class product and which they also find surprisingly interesting.” Richard is a passionate advocate for wood because he says timber windows and doors are a lot easier to repair than plastic. “Unlike plastic windows, which will fade or discolour over time, timber windows can be updated with a new coat of paint or staining. Warranties are generally longer for timber windows and doors, with most plastic companies only offering a 10-year warranty. At the Sash Window Workshop, our new windows and doors come with a 20year workmanship warranty, in addition to the 50-year anti-rot guarantee if AccoyaTM is used, our preferred wood.” As well as supplying replacements, the skilled team can also repair and improve existing timber windows, replacing sash cords, draught proofing windows and repairing stuck sashes. After contacting the Sash Window Workshop a representative visits to measure up and advise on replacement or repair. Once an order has been made the doors or windows are hand crafted at the workshop, precisely to measure, and finally they are installed, with care taken to protect rooms with dust-sheets and keep inconvenience to a minimum. A surveyor or manager will aim to visit either during installation or afterwards to ensure satisfaction. Finally, the old windows are recycled back at the base in Bracknell.

SOARING TRIUMPH Wimbledon’s most historic building, and one of the few examples of Jacobean manor houses still standing in London, has been painstakingly converted into eight luxury apartments

E

agle House stands in a prime position in Wimbledon Village, next to the common and ideally placed for the boutiques, bars, restaurants and shops in the High Street. Since the manor house was built for Robert Bell, Master of the Worshipful Company of Girdlers and cofounder of the British East India Company, it has been through many incarnations. In the late 1700s it was Wimbledon School for Young Gentlemen and Noblemen, renamed Nelson Academy after a visit by Lord Nelson. In the 1840s it became a military academy and in 1887 the architect Thomas Graham Jackson bought and restored the house. After the Second World War it was turned into offices and from 1989 to 2009 it became an Islamic heritage and cultural centre. The Foundation relocated in 2009 since when the house stood empty with an uncertain future until Octagon and Criterion Capital rescued it and set about creating apartments of a standard to match its glorious exterior. The house was grade II listed in 1949 but by then the

original Jacobean interiors had been largely changed by Georgian and Victorian alterations. The latest conversion has preserved all the historic details including fireplaces, panelling, stained glass windows and fireplaces. The stupendous original ceilings have been restored to gleaming perfection, while eight apartments – with every modern convenience – have been fashioned to enable luxury living within an historic framework. The house stands behind railings and a secure gated entranceway leading to a courtyard with parking. At the back is a communal garden. Only seven of the apartments are for sale. They range from two to three bedrooms on one, two or three levels. All are strikingly different from each other and many have great views over Wimbledon and onto central London landmarks like the Eye. The largest and most expensive apartment at £4.5 million has three bedrooms, two reception rooms, including a completely panelled room, a kitchen and three bath or shower rooms. A lift will take the residents between the three floors the apartment occupies.

ritain’s best-loved plant is making a comeback as B&Q reintroduced Busy Lizzies to its garden centres, selling nearly a million per week. The garden centre and DIY store also returned to the RHS Flower Show calender to create a show garden at RHS Hampton Court Palace called the Bursting Busy Lizzie Garden. Busy Lizzies disappeared from garden centres in 2012 after the widespread “Impatiens Downy Mildew” disease hit the UK and Europe. Since then, B&Q has been working with Syngenta Flowers to create a new variety of Imara Bizzie Lizzies that are more resistant to downy mildew. The name ‘Imara’ means ‘strong & resilient’ in Swahili, a tribute to the region in East Africa where the original Busy Lizzies are from. The new variety comes in six bright shades. The colourful plants are also known as ‘Impatiens’, meaning ‘impatient’, referring to the way the plant’s seed head bursts open. The B&Q Bursting Busy Lizzie Garden was inspired by the thought that gardens are the sweet spot of British home happiness. New research from B&Q polled 2,000 UK homeowners to find that 86 per cent of us feel immediately happier after doing an outdoor project and 55 per cent enjoy their space much more afterwards. Matthew Childs, award-winning garden designer, said: “It’s been a privilege to be among the first to see and experience the return of the fabulous Busy Lizzie – I’m sure it is set to reclaim its crown as the UK’s favourite bedding plant!” Steve Guy, Market Director for Outdoor at B&Q, said: “Britons really do love the Busy Lizzie – we’ve sold nearly a million plants in the last week. cientists are testing a selection of home remedies for deterring snails and slugs. The RHS will use lettuce as a bait at the research facility at Wisley Gardens to try out the effectiveness of copper tape with a serrated edge, sharp horticultural grit, wool pellets, pine bark mulch and crumbled egg shells. Dr Hayley Jones, entomologist at the RHS, says that gardeners swear by the success of their home remedies but until now there have been no formal studies to evaluate their claims. Other remedies include putting plants in pots and raising them on bricks, smearing vaseline around the lip of the pots and the time-honoured beer trap. These are made by cutting the bottom inch or so off a plastic bottle or yoghurt pot, sinking it into the soil with only about one centimetre remaining above ground and filling the pot with beer. While it is cheap and effective those who are slug phobic will find getting rid of the slimies after they have succumbed can be unpleasant. Probably the best organic slug and snail killing method is to buy nematodes through the post. Add these microscopic worms to water and use a watering can to spread them around in the early morning or at dusk, because they are light sensitive. The nematode ejects bacteria inside the pest’s body, which cause blood poisoning and death. The nematode then eats the remains, while searching for a new host. The worms have the advantage of being specific to the target pest, so other wildlife is not harmed. Also they are invisible to the human eye – a great benefit for the squeamish gardener.

he residential lending market remains ultra-competitive and well supplied in terms of mortgage options. All of the main lenders want to do more lending, and then you have the new entrants keen to carve out their own market share. Much has been written about how tough affordability criteria have become but while there has not been a softening as such, the harsher stance that came in following the credit crunch is thankfully behind us. Lenders are adopting a more practical view to assessing affordability – take the self-employed, for example, where it is no longer necessary to produce three years of accounts. Many lenders will take two years, some will look at the last 12 months and others will look at projections. Clearly, it is not 2007/08 again. There is plenty of supply, a more sensible attitude when it comes to criteria and pricing is competitive. Despite widespread expectations that interest rates would rise in May, they didn’t, and our view is that it doesn’t look as though they will for a while. When they do, we expect any rise to be marginal because the economy is so finely balanced. There are still too many variables in terms of Brexit and there only needs to be one set of negative data before everyone panics again. What this all means is that it is a good time to be a borrower. It is still possible to pick up a five-year fixed rate for sub-2 per cent, which is very competitively priced. Even if you require 90 per cent loan-to-value, the rates aren’t bad – you won’t get sub 2-per cent but you will find sub-3 per cent. Just another reason to seek mortgage advice, particularly if you need to move quickly to get a deal done.

FAKENEWS? Despite wage increases and inflation we don’t yet need to fear a drastic interest rate rise, says Duncan Farmer

A

recent headline screamed: “Is this the last chance to get a cheap mortgage?” in much the same style that furniture stores announce that their sale ends at midnight. The answer to the question in the headlines is: probably not, newspapers like to give their readers a jolt every now and then, even if it’s only illusory. The latest warning about an increase in interest rates came from comments made by Sir Dave Ramsden, deputy governor of the Bank of England and a member of its Monetary Policy Committee, who said that wages were going up, thereby adding to pressure on inflation which in turn would make he and his colleagues seriously consider adding a little bit more to our monthly mortgage bills. What is slightly more alarming about Sir David’s intervention is that he has in the past favoured keeping rates down rather than putting them up. “Wage growth has now been rising steadily over the past six months,” he said at a Barclays conference on inflation. “And unit labour costs have been rising towards growth

rates consistent with overall inflation at target. The period of unusually subdued growth in wages appears to be coming to an end.” I’ve seen little evidence of that in my own pay packet, but City AM reported last month that the Recruitment and Employment Confederation has seen the fastest salary increases for new starters in three years. Almost one in three recruiters reported higher average salary awards in May. Inflation in all its forms is the biggest fear for Sir David and the committee and nowhere has that been more visible than at petrol stations where staff seem to change the price at the pumps on the hour every hour. That does not affect the ordinary motorist but adds to the cost of anything that has to be delivered – and that includes almost everything. The good news is that neither economic growth, wages or inflation are running out of control at such a pace that the Bank needs to take drastic action. At its next meeting it may well do nothing at all and after that a quarter-point rise is about as much as we need fear.

ast month I reported that the amount of money older people were taking out of their home through equity release plans had reached a record of £3 billion. The schemes have always received some negative press because when the homeowner dies and the debt is repaid there could be nothing left. However, some schemes allow you to borrow against only half your house, so when the final day comes there will still be plenty left over to pass on to your heirs and in the meantime you can get your hands on some extra cash to ensure that the final years are spent in some comfort.

Both have health difficulties and want to move to live nearer to their daughter in Dartford. They will need nurturing and looking after and hopefully they will instruct us. TUESDAY / We have a beautiful house on in Grove Park, Camberwell which I showed to a couple who have five children between them! Alas the ground floor was not big enough for their family. I so want to sell this house as I have a special bond with the vendors and they trust me. We are finding anything over £2,000,000 is taking longer to sell. Had a call from the elderly couple in 1930s’ house to instruct us to sell. Great news. My son lives nearby and I’m on cat feeding duty as he is away. Sophie (the fat cat) ate Tina’s (the thin cat), food again. I just had to put extra down and hope for the best! WEDNESDAY / Went with the photographer to the 1930s’ house to help in rearranging furniture etc. He had got there early and already moved what had to be moved. He’d done a great job. Came in by train today as I am fed up being caught in traffic. The journey in is fine but it is taking me two hours to get home. Now I feel sorry for commuters who have to put up with National Rail everyday. Tomorrow I’ll go back to the car. THURSDAY / Have been negotiating between two offers on a flat we have had on for only two weeks, (the previous agent had it on for 6 months so I’m very happy about that!). Many of those were prime central London – Sloane Square/Knightsbridge – dealing with mainly corporate/embassy lets and always independent smaller companies. What do you enjoy most about your job and what have been the highlights? That I’m assisting people in finding their new home that they will enjoy for this period of their life and have happy memories of thereafter. One of my highlights was a feature in The Times newspaper and many friends called me from all around the world. It also gave me a platform to move up in my career. Describe the biggest challenges. Sometimes it can be challenging when a tenancy needs to end before its expiration but that’s when you need to step on your negotiating skills and communication is key. What advice would you give to anyone considering a career in estate agency? You definitely have to enjoy negotiating and working with people. There are lots more rules and regulations now in Lettings so I would definitely advise short courses like ARLA.

What advice do you have for renters in the current market? I would advise them to be ready to make an offer if they find a property that ticks most of the boxes. Lettings is extremely busy as people are renting more than buying at the moment. What sets south London apart? It’s proximity to central London and the most beautiful green areas to enjoy, such as Richmond Park. There is a wonderful community spirit and people are friendly. We know our neighbours, too! What do you think lies ahead for the south London market? South London has been, and is becoming more, connected to central London in regards to transport links. It’s an exciting time as there’s new development and regeneration popping up every week making it very desirable for all generations. Watch this space! Recent highs, recent lows? The royal wedding has made the world come back to

London. Definitely Brexit has given a low – but we are on our way up that’s for sure! What is your top location south of the river? Coombe. It has a wonderful community feel. Our office, Robert Holmes, is located on the main parade on Coombe Lane and our neighbours pop in with homemade cakes for us whether they or selling, letting or not! It’s a really relaxed way of life, just minutes away from central London. If you were not an estate agent, what career would you choose and why? Midwifery as I studied the degree and nothing beats bringing a new baby into the world and seeing families at their happiest.
