A

House prices have fallen for the third successive month in May, so the Nationwide Building Society reports. This is the first reported consecutive fall in a row for eight years which has seen a drop of almost 1% in value terms during this period. The number of registrations of buyers searching has fallen, therefore creating a lull in transaction volumes. Stamp Duty is also a dark cloud hanging over the housing market and unlikely to change significantly in the near future. Pricing and realistic conversations have never been more important in establishing a buyer. The market has generally worked through a correction every seven years since WW2, while we are in uncharted times pricing and honest conversations with sellers are paramount in achieving activity and a positive outcome. The key therefore is to ask a realistic price from the outset rather than start too high and chase the market down in series of price reductions. A realistic value from the beginning is so important and this will pave the way to a successful sale.

HEADS-UP DUKEMEETS LONDONYOUTH The gardens at Buckingham Palace were transformed into a youth club for one afternoon, under the watchful eye of the Duke of Edinburgh to celebrate the 130th anniversary of London Youth. Over 250 people attended the event including London Youth supporters and youth workers, and young people from more than 30 London community and youth organisations. Guests were able to take part in a host of activities, from tennis and rock climbing to catapult-making. new stretch of the Thames river walk in Nine Elms is being opened to the public and enlivened with art installations. The project, led by Wandsworth Council and funded by private development, focuses on 500 metres of waterfront along Nine Elms Lane between Heathwall Pumping Station and the new Riverside Gardens ‘pocket park’. This upgraded part of the South Bank includes new interactive seating that allows people to enjoy their chosen view of the Thames, potentially tracking the sun from sunrise to sunset. Riverside Gardens has undergone extensive replanting in time for this year’s Chelsea Fringe festival and is now studded with colourful perennials. A little further west a new pavilion will provide another new cultural space for the area and will be home to a programme of arts activities throughout the year. Over the next 10 years almost the entire stretch of the Thames river path from Battersea Park to the Albert Embankment will be renewed as more former industrial sites make way for public open space, homes, pubs, shops and cultural venues. The long term aim is to create a joined up, green and walkable route along the Nine Elms and Vauxhall riverside, lined with new parks and attractive public squares.

n support of Royal Horticultural Society’s Greening Grey Britain campaign, Foxtons commissioned a study of 2,000 Brits to find out what constitutes the average garden for householders in the UK. Working with an area of 15x12 meters on average, 80% of have a nicely mowed lawn, with 55% also enjoying a patio area. Almost a third of our garden will be covered by decking or paving, and one in ten will have concreted a part of our garden over at least once. Guy Barter, Chief Horticulturist, said: “It’s great to see from this research that the majority of people, 75%, do appreciate the value of having a garden. And, even better, is that most also want grass and flowers in their gardens too. “ According to Daren Haysom from Foxtons: “The availability of a garden is the third most important consideration for those looking for their new home, after the location and the size of the property. “According to the results of the survey,

55% of us would not consider renting or buying a property without a garden, and 36% of us believe that a garden is more valuable than an extra bedroom, with 46% considering both equally as important.” Some 72% of those surveyed said they would pay more for a garden. In London, according to Daren, the premium ranges depending on the location and the size of the garden, from over £150,000 in prime central areas to £30,000 in outer London areas like Croydon.

We have entered into an era where Central London property prices are unattainably high which severely restricts any growth in value for the foreseeable future. As Lambeth (particularly Streatham and Brixton) has started to flourish, neither price nor politics will be a barrier to moving. However as prices grow, there is a risk that Greater London, too, will be out of the reach of ordinary buyers and the “reverse ripple” phenomenon may take hold.

COMING ONSTRONG Interior designer Guy Wengraf has succeeded in creatively converting a Victorian house into a stylish space for modern living

W

hen it came to creating his own house Guy Wengraf, an interior designer, admits he agonised over every detail. The attraction of the Victorian house was its unusual width and the large plot with a 65-foot long garden. The drawback was its tatty condition and that fact it was completely unmodernised. But to a designer an unmodernised house is an opportunity to bring something wonderful into existence. He says: “The result is mix of styles. We retained the façade and railings at the front of the house and inside used a simple pallet of strong Victorian colours: dark blue and a strong green with a lighter colour to create a clean feeling. “We used a number of large framed glazed door sets throughout, which are a close copy of an Adolf Loos design from Austria in the 1920s. Again those were picked out in dark paint in a Victorian manner – the idea was to introduce a more contemporary almost industrial theme, in a way that would not contrast too much with the rest of the house.

“Everything has been built bespoke to a high standard. The build went two months over the 12 months we had planned because we increased the spec slightly as we went along.” The house was completely reconfigured, from a loft conversion to house a sumptuous master bedroom and en suite bathroom, to the addition of an extra bedroom underneath the front garden, to a stylish annex at the bottom of the formal garden. The result is an extensively remodelled and refurbished house set back from the road behind an immaculate front garden with four bedrooms, four bathrooms, exceptional reception space and a fullyfitted garden annex that could serve as a fifth bedroom, an office or a teen’s TV room. Guy’s day job is running interior design and development company, Vitruvius & Co, so when it came to doing his family home, managing the project was straightforward and he had the advantage of being able to create bespoke solutions at every stage, from the industrial looking kitchen and joinery to the wood panelling in many rooms.

W

ith bank rates at rock bottom and savings not earning much, overpaying on your mortgage can be a sensible decision. Since mortgage rates have been at record lows, more people have been taking advantage and overpaying in an attempt to pay less interest and clear their balance more quickly. Someone with a £500,000 mortgage with a 25-year term and a rate of 2 per cent who overpaid by £200 per month, for example, would pay £15,732 less in interest and reduce their mortgage term by two years and nine months. Another advantage of overpaying is that you get used to a higher mortgage payment each month so when interest rates do start rising, it should come as less of a shock. Borrowers should take heed of the particular requirements of their lender and check before making any overpayments. Most lenders will let you overpay by a maximum of 10 per cent of the mortgage amount per annum; any more than that and you will be charged an early repayment charge for doing so, which defeats the whole object. While reducing your mortgage is nearly always a good idea, before you do overpay, you should also clear more expensive debt on credit and store cards, as those will be costing you more. There is little wisdom in overpaying when your mortgage rate is say 3 per cent, when you have debt on your credit card which is charged at a rate approaching 20 cent. If you do decide to overpay on your mortgage, you must also make sure to keep some money back for emergencies, as money overpaid is often impossible to get back again. A contingency fund equal to say six months’ worth of outgoings kept in an easy-access savings account is often a good idea, although the exact amount will depend on what you are personally comfortable with.

he number of mortgages approved fell to a seven-month low in April, according to Bank of England data. Lenders approved 64,645 mortgages last month, slipping from a downwardly revised 66,043 in March and well below average forecasts in a poll of economists carried out by Reuters. The BoE said net mortgage lending rose by £2.731 billion in April, the smallest rise in a year. Borrowing by consumers also slowed. Consumer credit in April rose by £1.525 billion, down from an increase of 1.613 billion in March. Spending by households helped the economy to grow strongly last year, but there have been signs of caution among consumers since the start of the year. However a poll showed that while people were gloomy about the economic outlook for the country as a whole, they were upbeat about their own finances.

COULDACAPFIT? Should the new government consider interfering in mortgage rates, asks Duncan Farmer

N

The idea that a government should get involved in the market for home loans, which are optional, whereas utility bills are not, may seem a step foo far for the nanny state. However, the Irish government looks likely to pass just such a law, because campaigners say that Irish borrowers with a €300,000 mortgage are paying €200 a month more than their peers in France and Germany where such a cap exists. Bizarrely one objection came from the European Central Bank, which said that such a cap would be unconstitutional. The Dublin parliament has overcome that objection and a new law is likely to come in over the next few weeks. One stumbling block in the UK could have been that the bank that lends the most to house buyers was Lloyds, which owns Halifax. Lloyds was of course rescued by the government and could have had a lot to lose by a cap on its profitable standard variable rate loans, but the state’s stake in the lender has been sold, so that objection has gone. Until the government does introduce a legal cap, borrowers must do it themselves. It’s not difficult and the savings are obvious.

ow that, mercifully, the general election is behind us, normal life can continue until the next time and the media will spend the coming months trying to spot how many of the new government’s manifesto pledges have gone out of the window. Immigration and the shape of Brexit will be the two big ones, and another that most parties seemed agreed on was the need to cap electricity prices, but what about mortgages? The cap on energy prices for some people introduced in April is thought to save 4 million bill payers about £80 a year. A handy sum, but nothing to write home about. One suggestion during the campaign – that making banks offer every mortgage borrower their lowest interest rate – would save them double that every month. At the time of writing the average two-year fixed rate was 1.42 per cent compared with the average lender’s standard variable rate of 4.49 per cent. Anyone with a £200,000, 25-year repayment mortgage would save £163 a month by being on the fixed rate.

ationwide says that it will no longer lend money to buy new build properties with punitive clauses on ground rents or shorter leases after it emerged that one house builder had a clause in the lease of new properties that the ground rent, which starts at £295 a year would double every 10 years, according to The Daily Telegraph. This means that in 50 years’ time the ground rent will be £9,440 a year. Nationwide said the maximum acceptable starting ground rent on all new build leasehold properties would be limited to 0.1pc of the property’s value, adding that ground rents had to be “reasonable”. The stipulation means that on a £400,000 home the maximum ground rent would be £400 a year.

My property career began rather hastily in 2004, three days after my interview for Foxtons in Battersea. The market was flying and the learning curve was very, very steep. Sealed bids, attended exchanges and lease extensions are my memories from those days. After two years at Foxtons I jumped ship to work for Peter Rollings at the newly acquired Marsh & Parsons, again in Battersea and latterly in Notting Hill, where we navigated through the turbulent waters of the financial crisis years. The onset of family life in the end pushed me out of South West London to leafy Esher and Knight Frank. What do you enjoy most about your job and what have been the highlights? For me I love the variety in my day to day life. Some days I never see the office for being out and about valuing and viewing houses, on others it is heavy desk work and negotiations to make sure the deals are closed and everyone is happy. Describe the biggest challenges. It feels like there are significantly more chains around at the moment which makes the job

more difficult due to having less control over matters on related sales. What advice would you give to anyone considering a career in estate agency? Take a degree in psychology in preparation for the work ahead! Estate agency is more than just matching buyers to sellers, the real skill is in the successful management of large number of groups with one common goal. For me the successful exchange of contracts is the reason I love the job. What advice do you have for homebuyers in the current market? Be honest with yourself on price and try to objectively put yourself in the shoes of the buyer. In the current market, unrealistic pricing at the outset will most likely lead to a much lower price down the line. What sets North Surrey apart? Easy access to both central London and the stunning Surrey Countryside. What do you think lies ahead for the North Surrey market? I think we are in for a few ups and downs as the Brexit negotiations continue. However,

I am confident, given the historically low interest rates, that North Surrey will remain buoyant as it has so much to offer buyers moving out from central London. Recent highs, recent lows? High – this has to be the recent conclusion of a three-link chain of houses all sold by Knight Frank Esher. The deal was 18 months in the making and survived the Brexit vote, bad surveys, down valuations and many bank delays. Everyone was genuinely delighted to finally move into their new home. The low has to be the fact it took 18 months! What is your top location in North Surrey? I love the old fashioned non-commercial feel of Bridge Road in East Molesey. The independent cafés and the stunning river Thames make it a great place to be on a Sunday morning. If you were not an estate agent, what career would you choose and why? If I was a little more creative I would love to have been an extreme sports photographer shooting in wild natural locations around the world, or if I was being more sensible an architect.
