Q Is this the ideal time to snap

up a new build in south west London? Alex Howard Baker, Head of Savills Putney

Development in south west London has featured heavily in the press in recent years, particularly Battersea’s high profile redevelopment of the Power Station and the wider Nine Elms area. They’re not the only considerations for the area, however; there is a wealth of fantastic offerings. There are also a growing number of smaller boutique developments in the south west, increasingly popular with buyers who seek the finish of a new build and a smaller, more intimate, community. Developments like these include Thornton Place, the fantastic Grade II listed Victorian building overlooking Clapham Common, as well as Bakery Place, stunning properties converted from the original late 19th Century bakery buildings. They’re not all apartments, too; Westmead, fantastic new build houses in Putney, offer the chance to buy a family home in beautiful landscaped gardens, with all the benefits you’d expect from a new property. Essentially, with more choice than ever, the time is certainly right. The new build market has so much to offer and, with rates lower than many of us have ever seen, it can be a good time to arrange finance. We’ve seen some incredible mortgages arranged for our buyers by SPF Private Finance recently, and buyers looking at the moment are serious and securing fantastic properties. As a whole, developers are approaching the market pragmatically, as it of course adjusts to the prospect of a Brexit and other associated political changes. Further to that, from my biased point of view of course, with its new developments and regeneration of the High Street, Putney still sits a little behind some of its neighbours in terms of pricing, yet well ahead in terms of its offering. It’s worth getting in the door before everyone else does.

Being in the catchment area of a top state school can add up to 45 per cent to the average house price, according to some surveys, says Jenny Knight

his claim needs to be taken with more than a tiny pinch of salt because top state schools tend to be in more affluent areas with bigger houses than average, which will go a long way to account for price differences. Even so, homes within the catchment area of a sought-after school – one where academic standards are above average and knifings below average – makes these houses and flats much easier to sell. Although care must be taken before contracts are exchanged because schools have the nasty habit of changing their criteria for acceptance and redrawing their catchment areas. Sam Sproston, from Knight Frank Wandsworth Common, says: Exact premiums are difficult to calculate but it is certainly true that the draw of great schools for buyers in South West London is very real and comes in a few different categories. ‘”Either there is a selection of excellent state schools locally (certain buyers are likely to focus on purchasing a property within the catchment area of a particular school) or the area itself is awash with excellent private schools, such as Wandsworth, Wimbledon or Dulwich. “With catchment areas for state schools sometimes changing year on year, buying as close as possible to the school will maximise your chances of acceptance and it can make good financial sense to focus on buying a house this way, in the long term. “Obviously sending three children to your local free primary school will save parents substantial sums over the years, compared with the costs of private schooling. In Battersea the area around Northcote road is well known for its excellent primary schools. While it is difficult to calculate exact premiums, assuming you could find two identical houses, one in and one out of the catchment area of a great school it would be reasonable to work on the basis that a 5 per cent premium would not be unheard of. “In other areas you could argue premiums are set for the area as a whole, such as Wandsworth Common and Dulwich, where prices are higher than in neighbouring areas. Parents will still want to be close to the school, partly just for ease. Can they walk or cycle there? I’m pretty sure you could see 10 per cent extra being paid – but then again, buy too close and you get some of the disadvantages of living near a school!”

HEADS-UP ONTHEIRBIKES Team Foxtons raised more than £4,500 for London’s Air Ambulance by taking part in the Prudential RideLondon race. The 100-mile cycle ride through London and Surrey saw up to 27,000 cyclists come together to take on the challenge across a route similar to the London 2012 Olympic Road Cycling Races. Among the competitors were ten Foxtons’ employees who battled it out following months of rigorous training and fundraising to complete the gruelling journey. ROOFTOPFOOTIE A rooftop games pitch is an extraordinary part of the new school for St Mary’s Roman Catholic Primary School, delivered by Taylor Wimpey as part of the Battersea Exchange regeneration project. MUSEUMPIECE TOMODERN A home almost untouched since the Victorian builders left the site has been stripped back to brick and restored to life as a modern gem, Jenny Knight says

T

he challenge for Luke Adams was to modernise the substantial house without destroying the period charm. He says: “It was a balancing act. We reinstated all the cornicing and corbels but balanced that with the modern comforts that the end user would want, while keeping the Victorian feel.” There was no question that the first action would be to strip the house down to the bare bones to replace wiring and plumbing, to install under-floor heating and to completely modernise it. Luke says: “We inherited a basement with two-metre head room, so it would have been silly not to do anything with that. We went down and created a fully formed basement with 2.8 metre headroom. It could be used as another bedroom but we have set it up as a home cinema. There is also en suite and walk-in shower and a utility room with washer dryer and washing machine, with a wine cooler and a communications cupboard, where the brains of the house are tucked away but easily accessible. “ Originally the house had four bedrooms, but by converting the attic, another bedroom was added – but more impressively the house was updated to have five bathrooms. “The design required lots of juggling, with the help of an architect, to fit everything in. On the first floor we extended the master bedroom into what was the second bedroom to create a walk-in wardrobe with an en suite and shower. I haven’t seen that design in this area before and am totally pleased with it. “ In keeping with the balance of period and modern the south-facing garden is very simple and contemporary. It is accessed from the kitchen and dining areas through bi-fold glass doors. The bespoke kitchen is a symphony in white and cream with porcelain floor, while the living area combines a beautiful Victorian ceiling with solid wood floors and working fireplace. To create as much living space as possible the back of the house was extended and the side return converted. The property is fully future proofed to include; Sonos music system throughout with in ceiling speakers, Heatmiser wireless central heating and hot water enabled, Rako wireless lighting control, water softener, high data transfer CAT 6 cabling throughout – all controlled centrally through an iPad, iPhone or Android device. Twelve months ago, people were speculating when the Bank of England would increase the Base Rate. Now, in August, it is widely expected that it will be cut from its existing rate to 0.25%. Great for borrowers, not so for savers. Why not utilise those saving and potentially save thousands or pounds and/or reduce the time it takes to pay off your mortgage. Although Offset products are not widely available and with the perception of being complex, it is not surprising that borrowers do not taking out these products in droves. However when real numbers are added to the equation, the real benefit can be seen. For example, on a £250k mortgage over 25 years, by offsetting £50k saving against the balance, the borrower could save over £10k in mortgage interest and pay off the mortgage over two and a half years early. Plus you still have that £50k nest egg at the end. While attractive, Offset mortgages are not so widely available and some are priced at a premium over conventional mortgages but for those with under utilised savings, it could bring long term financial benefits. he Council of Mortgage Lenders believes that the housing market will slow down towards the end of the year, and according to its figures there seems to be some evidence that demand for mortgages has slowed already. It estimates that gross mortgage lending reached £20.7 billion in June. This is 16 per cent higher than May’s lending total of £17.8 billion, and 3 per cent higher than the £20.1 billion lent in June last year. This is the highest June figure in eight years when gross lending reached £22.6 billion in 2008. Gross mortgage lending for the second quarter of 2016 was therefore an estimated £56.1 billion. This is 10 per cent lower than the first quarter of this year, but 8 per cent higher than the second quarter of 2015.

AREYOUINAFIX? Duncan Farmer unravels the mortgage market

F

or years now analysts, economists and experts have been advising borrowers to fix their mortgage rate in anticipation of what many had forecast would be an imminent increase in the Bank of England base rate. It never came and now the opposite looks more likely as the Monetary Policy Committee considers cutting rates from their historically low levels in order to stimulate economic growth. Already some banks are talking of negative interest rates – thankfully not for savers, who are already being hit hard by the paltry returns from deposit accounts, but for businesses leaving large sums in bank vaults. Financiers would far rather that they used that money to invest in equipment, expansion and to hire more staff and thus stimulate the economy. While the Bank’s thinking behind cutting rates is in an attempt to persuade us all to spend more and drive inflation to the target of 2 per cent, it will put more money in the pockets of homeowners. The advice, while interest rates appeared to be about to rise, was to take advantage of the low rates from fixed-term mortgages, that is now out of date. Very low rates, it would appear, are here to stay. For buyers and anyone looking to remortgage, trackers are now the in thing. Essentially, the interest rate moves according to the whims of the Monetary Policy Committee. For example, HSBC charges 1.49 percent above the base rate and Santander charges 1.89 for the life of the mortgage. While the Bank rate is at 0.5 per cent that equates to a payable interest rate of 1.99 percent with HSBC and 2.39 percent with Santander. At present the monthly payments on a £300,000 repayment mortgage over 25 years with the HSBC loan would be £1,270. However, if rates fell to zero, the monthly payments would fall to £1,198, a saving of £72 a month for the life of the mortgage – or until rates moved again. That may not sound like a lot but over the term of the loan, it would add up to £21,600. Of course if you used that £72 to overpay your loan every month, you pay it off one year and eight months early and save £4,240 in interest payments. Some lucky borrowers who took out trackers a decade ago were charged rate of 2 per cent below the base rate, meaning, theoretically, that when the rate fell below 2 per cent their lender would pay them to buy their own home. In a very few cases that did happen, but for most they were charged either no interest or a nominal 0.1 per cent. As banks and building societies find their margins squeezed they are unlikely to offer such generous terms in future.

VIEWFROM THEBRIDGE Luke Ellwood Partner and Regional Head Knight Frank has led his team to a new flagship office in the heart of Richmond and looks forward to growing the business, he tells Jenny Knight

A

fabulous new ‘flagship’ office in the centre of Richmond has enabled Knight Frank to take on more staff signalling its prominence as the go-to agent for local knowledge and the sales of Richmond’s most desirable flats and houses. Luke Ellwood, heads the office, after launching the first Knight Frank office in Richmond back in 2007. He says: “We are thrilled with our new office. We had great success in our previous location but it was restricted in terms of space and so the ability to grow the team was limiting. Since moving we have increased our staff by four and are looking to expand further. Our new premises are prominently located in a busy central location providing a great profile opportunity for our clients.” The office in Hill Street is in the heart of Richmond’s shopping area and just a step or two away from the Richmond Road Bridge over the Thames. Richmond has some of the grandest period houses in London and is a popular destination for both international buyers and those relocating from central London attracted by the wonderful architecture, superb schooling, infrastructure and Royal Parks. Based in the Richmond office Luke, a proprietary partner, also oversees the south-west regional offices: Chiswick, Barnes, Wimbledon Village, Fulham, Clapham, Wandsworth, Richmond and Dulwich. He says: “All offices across our prime outer London region are performing well despite the market ‘headwinds’. There are motivated buyers in the market but they are reluctant to compromise on their key requirements in addition to finding some value. The result of the referendum and the increases to stamp duty has led a flight to quality and in those situations where property is priced correctly buyers can be found. “London remains an extremely popular destination globally with the ‘currency play’ not to be underestimated as a very strong reason to be attracted to the UK from overseas.” Dulwich is the most recent Knight Frank office to open in south London region. Luke says: “The Dulwich office has just sold the Bell House, one of the largest houses in Dulwich which was formerly the home of the headmaster of Dulwich College. It has a remarkable bell tower and on exchange of contacts the bell was loudly rung to mark the occasion. It was a great way to kick off our new business.” Luke lives in Strawberry Hill, Twickenham with his wife and two young daughters. He is a keen sports supporter, after having been an enthusiastic cricket and rugby player in his youth. He grew up in Cambridge and became an estate agent working in East Anglia in 1988, coming to London in the mid 90s and later joining Knight Frank to open their new office in Richmond. Over the last two years the local network has expanded with four new offices in his region: Dulwich, Chiswick, Clapham and Barnes. He says: “All of these areas experience a thriving market with high demand for properties of all shapes and sizes. We were already selling in the areas from our other offices and so expansion has been straightforward. We run a tightly-knit network of 30 offices across London sharing information and resources to the benefit of our clients.”

N

ot sure what to do for our summer holiday this year, my husband and I decided that we needed an adventure. Inspired by friends who had hiked last year we decided to do something similar. Through our friends we met Damien and Ali who run a bootcamp and training company based in Chamonix. They also run challenges and events raising money and awareness for a homeless charity in London and were running an event in June. And so we agreed to sign up to do the world famous Tour du Mont Blanc and raise money for Streets of London. Streets of London is a charity which funds specialist support for people who are homeless in London and also raises awareness of homelessness. I work for Warren Estate Agents in Putney and see homelessness around London and I wanted to give some kind of support. The aim was to hike the 168km of mountain terrain, which has an ascent of over 9,350 metres and usually takes 11 days, in just six. We also pledged to raise £10,500 between seven adventurers. After months of training and wearing in our walking boots, we met our guide, Francois-Eric Cormier, and joined our group. Our backpacks were reduced to the bare essentials and packed with food and water for our first day. In the early hours of the June 27 we started our ascent into the mountains. From Les Houches in France we travelled around Mont Blanc and through France, Italy and Switzerland. Our longest day saw us walking for 11 hours and covered over 34km. At our highest point we climbed up to 2,751 metres. Our journey took us to snow-capped mountains, past glaciers, across rivers, past stunning lakes and through beautiful green valleys with summer flowers and grazing cows who greeted us with jingling bells. We visited a smallholding and watched butter being patted into shape by hand and tasted the famous Beaufort cheese. We lunched on bread, cheese, cold meats, fruit, nuts and chocolate – all tasting amazing. Our table was a rocky outcrop or grassy verge with simply stunning views of the mountain range and valleys below. We stayed in mountain refuges where we were fed vast quantities of home-cooked food and slept on bunk beds. We all found different elements hard – climbing up,up,up for hours was tough but the down, down downs took their toll on knees and toes. Our team were fantastic and we all supported each other through the inevitable difficult moments. Francois Eric was amazingly patient with us all and shared his great knowledge honed over a lifetime in the mountains and 29 years of guiding. On our last day we arrived back into Chamonix on time, having far surpassed our fundraising target and we celebrated into the early hours. It was an incredible experience with a fantastic group of people. We are grateful to my company, Warren Estate Agents, Let Ref, family, friends and landlords who all generously sponsored us and to SOUTH for its sponsorship and support. Battersea Bridge is one of three road bridges, connecting Battersea and Wandsworth with Chelsea. Landlords need to be aware of a very different market place, says Giles Barrett Partner, Senior Lettings Manager at Knight Frank Riverside

andlords have endured a challenging chapter recently but there is light at the end of the tunnel! The vote to leave Europe hasn’t helped matters but it was certainly wasn’t the trigger and we haven’t seen any dramatic change in the weeks that followed the historic vote. The supply/demand gap has been widening over the last 12 months across London as a whole. In fact, the agent-to-agent portal LONRES reported that there are 13,659 properties on the market ‘to let’ in London this July 2016. Three months ago there were 9,740 and 12 months ago at the same point there were 8,802. Year on year that is a 55 per cent increase which is down to two factors, an increase in new completions as well as a number of vendors deciding that now is not the optimum time to maximise on a return on a sale – the so-called ‘reluctant landlord’ first seen in 2009. The market impact that landlord’s need to be aware of is that it is often taking longer to secure a tenant and they need to be realistic on pricing in what is a very different market place. On a positive note, we are entering the busy summer period for lettings and it is my hope that this combination of an increase in demand, an increase in successful lets and a more stable political environment will start to balance the market out.

After leaving college in 1989 I worked in the City for NatWest bank and then in the money markets for Intercapital as a money-broker, before joining a local Putney estate agency in 1998. What do you enjoy most about working in this market, and what have been your highlights so far? I like that in property sales I am not ‘tied to the desk’ and that I am able to spend time out of the office visiting so many different types of property and meeting people from all walks of life. Describe the biggest challenges you face on a day-to-day basis. Putney is a highly competitive market with the number of estate agents even outstripping coffee shops, but fortunately having worked in the same area for 18 years I do see a lot of repeat business and recommendations through clients as well as friends. What advice would you give to anyone considering a career in estate agency? It can be a rewarding business but can also be challenging at times through inevitable bumps in the road and seasonal changes, so it is important to possess a ‘never give up’ attitude. One must also be prepared to make tough business decisions and of course it is essential to behave in a professional manner at all times. How difficult is the current market for homebuyers, and what advice do you give them? balanced lifestyle that you just don’t get in other, more builtup areas of the Capital. It is also conveniently placed to be able to escape easily to the South and the coast, so in that way its very family orientated. What are your predictions for the sales market in South London for the next few years? While the new Government negotiates Brexit I’m sure people will still seek the safety of bricks and mortar, especially with the interest rate at an all-time low, and almost at zero. Real assets will continue to perform.

If you were Prime Minister for the day, what would you change or what new measures would you introduce? Banning all London traffic and offering free public transport would be some of my more predictable measures, but I would also approve significant funding to extend affordable family house-building, set-up a two-tier interest rate system, and also have a National family day, while continuing to promote world peace.

Where, in your view, is the best place to live south of the river and why? I am biased toward Putney because I came here for the first time in 1989 and spent the next 15 years rowing up and down the river (for London Rowing Club). I’ve also been a Putney resident for over 25 years. Putney is unique with a diversity and tradition not readily found elsewhere, and an eclectic mix of people and a range of property of all values. Also, one of the oldest sporting events in the world – The Boat Race – is held annually with its start at Putney and as an ex-rower this is definitely a highlight.

If you were not an estate agent, what career would you choose and why? I would love to have been a farmer as I like getting up super-early in the mornings. I have an appetite for outdoor pursuits and hard work and, at the same time, it would be good to feed the nation.
