Positioned north of the historic district and along the banks of the Cooper River, the third phase of this mixeduse development includes a 250 key hotel and a 30,000 sf mixed-use building. The hotel’s public level includes a market bar that transitions into the lounge and lobby area with 16,000 sf of meeting and banquet spaces that all feature windows and outdoor terraces. The rooftop includes a pool and specialty restaurant with dramatic views in all directions.

Atlanta | Georgia
Centennial Yards, Parcels E1 and E2 are a mixed-use, multi-site project in Atlanta, Georgia and it is one of the largest and most exciting city-center transformations in America, the project includes residential, hotel, entertainment and retail, in addition to new infrastructure and open space. South Caicos, Turks and Caicos Islands
The Marriott Luxury Collection Hotel project in the Turks and Caicos Islands is a comprehensive transformation of an existing 120 key property, redefining the overall experience for guests.
Central to new vision are the resort areas, with expansive gardens and pools that blend with the view of the Caribbean Sea beyond. The resort includes a variety of new culinary experiences highlighted by a new, ocean-front restaurant and bar. For those seeking relaxation and wellness, an extraordinary new spa facility features a cluster of small treatment areas around a central pool with design elements and spa program inspired by the island’s salt-making history.
Set to open in 2025, this property is an eagerly anticipated addition to the Luxury Collection and an exciting new development along the secluded tropical beaches of South Caicos.
Rosemont | Illinois
In 1969 the Hyatt Regency O’Hare, the second of the dramatic Hyatt atrium hotels to be built, opened for business. Over the ensuing years the hotel was expanded, spaces were repurposed and the nature of the hotel’s business had changed. TVS worked with Hyatt Hotels to look at the property holistically and see how to bring new life and better functionality to this asset.
This building was previously brutal and uninviting, and our team was brought in to rethink its lobby and arrival spaces for a more comforting and inspiring experience. While we ultimately went on to redesign guestrooms and most other areas of this hotel, the reconfiguration and upgrade of the lobby was the first step in making this property successful again. Reception, restaurants, arrival and other functions were replanned around a lobby that was relocated to a more dramatic second floor that had been previously underused. Circulation patterns and discovery moments were entirely rethought, forming the basis for an all-new guest experience.
Atlanta | Georgia
The Hotel Indigo Atlanta Downtown is at the heart of the sprawling mixed-use complex of Peachtree Center which was developed by legendary local architect John Portman. Mr. Portman himself led the adaptive reuse project in the early 2010’s sculpting the bottom floors of one of his original office towers into a boutique hotel that features his signature neofuturistic style and several personal large scale artworks. TVS is currently working to refresh the public areas and guestrooms, adding personality and an approachable upscale aesthetic, while respecting the personal touches Mr. Portman bestowed.
The repositioning of the lobby bar and café is of particular note as it aims for a stronger connection to the active surrounding neighborhood. Located next to the areas busiest train station, and directly connected to the bustling America’s Mart, the hotel features 206 guestrooms, fitness center and over 4,000 sf of meeting space.
Renaissance Wind Creek Aruba Resort, Ocean Suites is the 259-key, resort-style, beachfront, all-suite hotel section of the Renaissance Aruba Resort and Casino. Located in the marina area, adjacent to downtown Oranjestad’s shopping, dining and nightlife, this resort is perfect for those seeking an active vacation. Aruba, a place where the crashing surf meets the wind-blown desert sands. Flowering cacti and colorful, multicultural buildings stand out boldly against the rugged landscape of Aruba. Sculpted cliff side rock formations weathered from the sea and wavy textured sands glowing pink as the sunset alongside the sculptural forms of the local divi-divi tree reflecting over the clear depths of the turquoise water define the ‘happy island’ and its landscape of many personalities.
The suite design transports the guests back to that desert oasis. The coral sky and rushing surf appear on the colorful walls, the organic textures of the salt and sand inspire the carpet design and fabric selections while the native cave paintings influence the design of the headboard. Pops of green reference the islands miles of cactus groves and lush vegetation leaving the guest with a sense of warmth and wonder.
Ignited by the discovery of a curious rock in the cool glistening waters of Little Meadow Creek, Charlotte is a city born from the grit and industrious spirit of the nation’s first gold rush. The region’s pebbled creek beds, winding rivers and mysterious woods where settlers hoped to strike it rich provide the framework for an inspired design approach of the new UNC Charlotte Marriott.
Complimented by artful earth elements, a neutral color palette brings serenity to the hotel spaces. Aspirational luxury is realized through metallic touches, reminiscent of the treasure twinkling between the sand in the old settler’s gold pans. Neutral and earth-tone accent colors emulate the local river systems, with intricate line and pattern work highlighting the local woods.
The largely undeveloped, pristine water features and forest cover on the UNC Campus provide a stunning backdrop and immerses this ground-up project in the outdoor recreational lifestyle of the surrounding community. This hotel will create memorable experiences and serve as a celebration of Charlotte’s unique history.

Wind Creek Bethlehem was awarded a 2024 ASID Design Excellence Award - Gold in the Hospitality Hotels & Resorts category.
The hotel is positioned within the extraordinary site of a prominent steel mill adjacent to the Lehigh River, with historic buildings and industrial infrastructure dating to its time as the nation’s second largest steel producer, and largest shipbuilder. The building’s design and interiors draw from that context in reference and in spirit of the ingenuity and artistry of what was produced there.
The fiery artisan narrative pays homage to Bethlehem’s unique past with a fresh new vision of its vibrant future. Integration of steel craftsmanship with the artisanal culture of the Poarch Creek Indian Tribe manifest a unique, distinctive experience for guests.
The union of modern sleek industrial features with natural, artisanal elements juxtaposed with bold colors of orange, reds, golden yellow, and peacock blue activates the spirit of the new Wind Creek Property. The design palette and artwork drew inspiration from the historic steel mills and the fiery molten iron processing. Wind Creek Hotel & Casinos guest target is a ‘hotel for women.’ The hotel features luxurious finishes within in the guestrooms and the spa that focus on the female centric experience. The project utilizes mixed materials such as stone, metals and woods, combined with luxurious fabrics and carpet textiles. Custom crystal and glass light fixtures throughout the hotel.
Dorado | Puerto Rico
A luxurious waterfront mixed-use development consisting of a 280 key four-star resort, an 80 key five-star resort, 34 luxury condo units, conference facilities, a spa, and numerous F&B retail support and amenity functions.
TVS provided master planning for the site including creation of lagoons, 25 waterfront villas, and a casino as part of future development. The development is driven by its connection with nature, taking advantage of an extraordinary beachfront and lush tropical vegetation.
The two resort hotels are interconnected, sharing services and amenity areas while offering unique experiences for its guests. Inspired by water, the 4-star resort exhibits a conceptual flow from the rivers and lagoons experienced upon arrival, out across the expansive pools, and to the beach beyond. The five-star property takes advantage of its unique position at the point of an outcropping with sweeping, dramatic, long-range coastal views. Here the design is more immersive and organic, highlighting the qualities of a tropical forest and connecting with the natural coastline and connection with the ocean.
A new vision for the Dorado Beach site focuses on premium luxury, with a small 30-key hotel and 80 residential units in a series of mid-rise towers surrounding common resort amenities. The units are extraordinary — each has ocean views, expansive terraces for indoor/outdoor living, and are generous in scale with full kitchen and dining areas. The hotel offers 1, 2 and 3-bedroom configurations, while the residential units add 4 and 5-bedroom penthouse offerings that, inclusive of outdoor areas and private pools, span over 10,000 sf to accommodate families or group travel.
Washington DC | United States
The Marriott Marquis Washington, DC convention hotel is located in the District of Columbia next to the Walter E. Washington Convention Center and is one of four Marquis properties in the world. The project consists of 1,175 guestrooms on fourteen floors above the lobby and more than 105,000 sf of meeting and assembly space. The heart of the hotel will be the Grand Lobby which is a large, open, welcoming space activated with natural daylight from an interior atrium with a glass roof over 130’ above the ground floor. Around the perimeter of the hotel, five publicly accessible retail and restaurant outlets will help activate the neighborhood.
The design of the hotel is inspired and influenced by the unique context in which it is located. As an urban infill project, it is situated in a neighborhood that ranges in scale and use from large civic facilities to fine grain residential. The massing and the transparency of the design is born out of a desire to respond and connect to this context. The hotel itself even incorporates an adjacent historic building that is repurposed as unique guestrooms for the larger hotel.
The overall design approach reflects an appropriate level of contemporary thinking while respecting the undeniable architectural traditions of our nation’s capital.

Washington DC | United States
Columbia Place is located in the Shaw Historic district in Washington DC, adjacent to the existing Walter E. Washington Convention Center and the Marriott Marquis Washington DC. The new 12-story mixed-use development consists of a dual-brand hotel component and a residential component, both including the adaptive reuse of eight historic buildings.
The hotel consists of a Courtyard by Marriott and a Residence Inn by Marriott, with many shared public spaces, including more than 8,400 sf of meeting spaces and 3,500 sf of rooftop amenities. Six existing townhomes along 9th street, as well as a portion of an existing pre-Civil War building located on L Street, will be preserved and incorporated into the design of the hotel through adaptive reuse. Approximately 5,600 sf of ground floor retail and restaurants will be located within the six historic townhomes. The four-story historic Lurgan Building, located on L Street will also be preserved and integrated into the residential component of the project.
The facility has been designed to be a modern city landmark while blending with the context, providing an appropriate scale for the district, interest and warmth to create a dynamic interaction with the rest of the district residents. The project enhances the surrounding community by connecting to the sense of place and allowing the architecture to harmoniously inhabit the context on a human scale.
The project has achieved a LEED Silver rating. Several features have been added to enhance daylighting of the interior and minimize mechanical system expenses. With the integration of 14,200 sf of vegetated green roofs, the project site has the potential to collect more than 45,000 gallons of storm water stored in underground cisterns.

With a transformative scope, the 310 guestroom resort property will grow to over 600 guestrooms with all new public spaces. The existing guestroom tower is being maintained, with new construction to include a guestroom tower topped with a specialty restaurant and rooftop bar. Lower level public areas will include a 13,000 sf spa, 24,000 sf of meeting and banquet spaces and a variety of additional food and beverage venues.
TVS has worked with several owners on the full-service hotel brand Embassy Suites at multiple locations across the country. Our understanding of the brand requirements has resulted in streamlined design practices. We have showcased our ability to translate architectural elements and local influences into captivating interior spaces. Every design choice reflects a thoughtful homage to the locale and culture. This synergy between architecture and interior design not only enhances the aesthetic appeal of the Embassy brand hotels but also creates memorable experiences for guests, setting a new standard of excellence in hospitality design.
Hot Springs | Arkansas
The design of this hotel renovation was inspired by local influences including the lush landscape of the nearby Hot Springs National Park, the shapes and patterns found in the architecture of the iconic bath houses along Bathhouse Row just a few blocks away, and the transparency, texture and sparkle of the local quartz crystal. The design was driven by the concept and strategically crafted to meet brand standards.
The client engaged the design team to reimagine the property’s guestrooms and public spaces, including reception, atrium with bar and breakfast buffet, restrooms, fitness center, ballrooms and meeting rooms. Additionally, areas were converted to add additional meeting rooms to maximize the property’s revenue targets. 246 guestrooms were renovated across all space types, including king and double queen rooms, corner suites, two presidential suites and all ADA rooms, which included conversions and updates to meet current codes.
Charleston | South Carolina
The renovation of the Embassy Suites by Hilton Charleston Airport Hotel & Convention Center gives its guests a glimpse into the historical charm downtown Charleston is famous for. The picturesque landscape and building façades define the renovation’s color palette. The city’s infamous oak tree branches stretch across the roads and pathways while beautiful archways in the city’s neoclassical architecture and interiors embrace locals and tourists alike. These elements inform the simple geometric forms which will inspire art and graphics while influencing the interior design. The rhythm and repetition of the balusters lining the nearby residential home’s are found in patterns of fabric.
Hampton | Virginia
Hampton, Virginia is a prime location for event enthusiasts, beachgoers and music lovers! Hampton offers a unique experience at their memorable Coliseum, convention center and beaches. Locals and tourists alike can be found enjoying festivities inside and out. The Embassy Suites by Hilton Hampton Convention Center Hotel is just a short drive or walk from these destinations. The renovation design is inspired by the fun-loving culture in Hampton and the surrounding areas. The beachside landscape defines the fresh, neutral color palette and sets the stage for complementing pops of color driven by the live music scene. Beachside influences will balance the retro flair inspired by the 70s era rock n’ roll and will direct both the design elements and details.
Albuquerque | New Mexico
TVS has been working with The Ritz-Carlton brand for almost two decades. Our experience includes a wide spectrum of scope from repositioning projects to major expansions, interiors to architecture, and guestrooms to public space. We’ve built a trusted relationship with the brand and owners which has led to several projects at multiple properties for our repeat clients.
Amelia Island | Florida
The Ritz-Carlton at Amelia Island is an idyllic location on the Atlantic for weddings and business meetings. They found they needed an additional ballroom to serve their business needs, but their site was restricted. The new ballroom was located on top of an existing parking garage, providing an additional 12,000 sf of ballroom, prefunction and public space. The ballroom design had to work with the existing deck structure, so the design challenge was to place all of the required functions within that system, and create a space that is subdivided into eight salons, and yet works well as a single space for large receptions. The theme for the redesigned property revolves around the southern coastal imagery, so motifs involving water, magnolias, and live oaks were selected for the interiors.
The exterior is an updated traditional expression of the existing property. The addition acts to mask the parking garage and fits seamlessly with the larger façade of the existing hotel building. The service connections and several meeting spaces were modified to provide the tie-in to the existing service system, and the back-of-house systems for the meeting facility were reorganized and streamlined.
Naples | Florida
A jewel on the Florida Gulf Coast, The Ritz-Carlton, Naples needed to be refreshed. TVS led the design team to update three restaurant and bar locations, a junior ballroom, the club lounge, and all guestrooms and suites, as well as hurricane resistant windows. With a very short construction window, the hotel was closed for two months and reopened in the fall of 2013 with a completely new appearance and enhanced guest experience.
Our work at the property has spanned multiple additional projects including meeting and ballroom renovations and updates to the bar and restaurants.
Miami | Florida
A jewel on the Florida Gulf Coast, The Ritz-Carlton, Naples needed to be refreshed. With a very short construction window, the hotel was closed for two months and reopened in the fall of 2013 with a completely new appearance and enhanced guest experience. We continued our work at the property with the recent addition of a bar to their casual dining restaurant and a renovation to their fine dining restaurant’s private dining room.
Greensboro | Georgia
The event pavilion is a farmhouse inspired venue with an indooroutdoor stacked stone fireplace at the helm of the room. An exposed timber trussed ceiling paired with solid oak barn doors and hand-crafted iron chandeliers creates a stunning backdrop for any event or social celebration. Fully climate controlled for year-round comfort, The pavilion speaks to true southern hospitality with a wrap-around porch providing the perfect gathering place for guests to linger while enjoying the outdoors.
