Happy New 2020!

2020 is an election year and a leap year; so, what are YOU going to do with your extra 24 hours of life on Feb. 29th? May I suggest that you consider giving back to your community? Donate your time to a hospital, church, charitable or civic organization, children’s shelter, or food bank. The extra day is a gift, use it wisely!

The major building trend for our industry since 2017 continues to be Aging-In-Place, and it is expected to be well into the foreseeable future. For all Builder’s and Remodeler’s, this is an excellent reason to earn a professional designation of CAPS (Certified AgingIn-Place Specialist). To learn more about it, see me or Stacey Bayles, as we are planning a CAPS educational class this spring.

Building and remodeling is at a nationwide 50-year high, and with only a 30% chance of a minor economic correction (not a recession) by the year 2025, the strong building numbers are expected to continue.

According to the GAO, our nation has added $7 trillion in government subsidized debt (a portion of which has been paid directly to citizens that could not afford their insurance premiums) since Obamacare became law. This Obamacare related debt is expected to double to $14 trillion by 2026.

Economists are closely watching the potential debt collapse of the bond market. If that happens, it would be a devastating bullet to the economic brain of this roaring economy. Plus, with China owning trillions of our national debt in callable government securities; there is a perfect storm brewing. BUT ~ a booming economy (particularly housing) can help to overcome this debt insecurity with increased tax revenue collections.

Only 12 years ago, during the Great Recession of ’07-’08, there were 5% of young adults age 22-34 living with their parents after college graduation.

Fast forward to 2019, and the number has surged to 20%! That means 1 in 5

millennial college graduates live with their parents, and are not contributing towards paying their $2 trillion in unpaid student loans.

With a 55-year low unemployment rate of 3.4%, unless these students begin to accept that a really good starting pay for most occupations is $35,000 per year; then more and more of them will live in the world of delusion that every college graduate starts at $120,000.

Our #1 attention getter is that not all of these children need to go to college. We (our industry) need them to BUILD OUR FUTURE. Across the country, we need hundreds of thousands of new young adults entering the workforce with a skilled labor trade. Carpenters, plumbers, welders, etc. Craftsmen. Tradesmen.

So how do we focus on the nationwide need? Simple. We do what we can to take care of and build up Tulsa and the suburbs. Focus on one community or school at a time for high school classes of graduating seniors to enroll in vocational and technical education ~ instead of a traditional university.

That is the central reason why I plan to continue our 2020 focus with something that previously was begun with Brandon Jackson with an emphasis on work force development. As an Association, we will continue to work closely with high schools, counselors, technical and vocational schools, and sponsoring the BUILD OUR FUTURE event at the Riverside campus every fall.

By Executive Vice President/CEO Jeffrey Smith Now that the calendar has turned to 2020, I am sure you were able to make some positive New Years (or New Decade) Resolutions.

Like most everyone else my “losing weight” resolution will expire before the end of the month because I love soda and snacks way too much. However, one resolution I hope you made is that of becoming more successful in your business and increasing the depth and breadth of your friendships. The Tulsa Home Builders Association can’t help with losing weight (quite the opposite actually), but we want to be a part of helping you grow in your business and develop lifelong business partnerships and friendships. With more than 1,150 members here are a list of ways we can help you in 2020. #1 Showcase your product through the Home and Garden Show, Parade of Homes, or Home Remodeling Showcase. The Tulsa Home and Garden Show will occur on March 12th-15th and we expect to see more than 30,000 attendees at this year’s Show. The amount of business that our vendors receive from the Show attendees is overwhelming, with some vendors booking more than 75% of their annual business from contacts made over the four days of the Show. There are still a few booths that remain available, I would encourage you to contact HBA Events Director, Morgan Sikes, to get more information on becoming an exhibitor.

The Parade of Homes will occur June 13th-21st and the exposure that our builders receive is unmatched in the market. If you are a builder and have not participated in the past, you don’t want to miss this opportunity to have hundreds (if not thousands) of people tour your home, as well as the 40,000 households that will receive your information through the Parade of Homes Guide. The Parade of Homes entry final deadline is March 18th so make sure you get your paperwork and floorplans turned in as soon as possible. The Home Remodeling Showcase will occur on September 26th-27th and allow our Remodeler members to showcase newly renovated homes in the area. The Parade of Homes and Home Remodeling Showcase are also great opportunities for our Associate member suppliers and subcontractors to showcase their products and services to the general public. #2 Educate Yourself on Market and Community Trends and Industry Issues. In late January and February, we will produce our annual Quality Construction Series. These courses that take place over six weeks will touch on different aspects of construction, from framing to HVAC and Smart Home Integration. Our seven councils: Builders, Remodelers, Associates, Young Professionals, Sales and Marketing, Developers, and Professional Women, will have their monthly meetings focus on specific ways to improve your business or steer clear from roadblocks in the industry. A sampling of those topics in January include a meeting with City of Tulsa Housing Policy Director, Becky Gligo, the first Powerful Women in Building event with keynote speaker, Sharon King Davis, and courses on mature transitions and digital marketing. Please make sure you open your weekly newsflash email form information on each council event and the topic they will be covering that month. #3 Network with other industry professionals.

When you attend our General Membership Mixers you have the opportunity to network with 100-150 other individuals in the industry.

Each of the mixers has 30-minutes of cocktail hour and networking with members followed by a good meal and either an entertaining or informing program. The mixers occur on the second Tuesday of every month and an informational flyer is mailed to you at the beginning of the month. Please mark your calendar now for our Valentines Sweetheart Dinner on February 11th. The HBA Councils and Committees are also great ways to network with smaller groups of professionals. The General Membership Mixers can be overwhelming, so we always encourage new members to attend Council and Committee meetings with smaller and more intimate environments. The networking that happens at HBA meetings often turns into lifelong relationships.

2019 AREA HOME CONSTRUCTION TOTAL HIGHEST IN 13 YEARS Tulsa-area home construction last year was at its highest level since 2007.

A total of 3,080 houses were built in the area in 2019, the most since 4,303 were built in ‘07, according to data from Tulsa-based New Orders Weekly.

The 2019 total also was 17.6% higher than the previous year.

For the year, Broken Arrow led in housing starts with 589, followed by Tulsa (564), unincorporated Wagoner County (423) and unincorporated Rogers County (258).

December area home construction was up 56% over the same period a year ago, going from 150 in 2018 to 234. Broken Arrow had the most starts for the month with 49. Unincorporated Wagoner County was second with 30, followed

by Tulsa with 29 and unincorporated Rogers County with 23.

2019 SPIRIT AWARD WINNER: BARRY HELMS, RENOVATIONS BY HELMS Congratulations to Barry Helms, Renovations by Helms, the 2019 HBA Spirit Award Winner!

Barry Helms, owner of Renovations by Helms, was selected as this year’s Spirit Award honoree in recognition a historic 1921 home remodel. The remodel included the second story master bath along with a custom closet expansion. The second phase was a kitchen remodel that included expansion into the sitting room for a walk-in pantry and removal of a twin staircase to improve the kitchen footprint.

Helms employed 27 associate members of the HBA through this project. Renovations by Helms utilized 52 associate members on other projects in 2019.

Renovations by Helms specializes in project design, universal design, whole house remodeling, room additions, kitchens and baths, historical restoration, interior and exterior remodeling, repair services as well as custom home building. From design to final clean-up, Renovations by Helms offers its customers a systematic approach to the remodeling and building process. Helms has been recognized as a National Remodeler of the Month by the National Association of Home Builders and ranked as the #1 contractor in the state of Oklahoma in 2019 by General Contractor Magazine. Helms has been named TulsaPeople’s A-List the last 6 years and nationally featured on HGTV.

Barry Helms has been a member of the HBA since 1995. He has served on the Tulsa HBA Board of Directors for 20 years, Executive Committee for three years, as well as serving as the President of the Remodelers Council for three terms. He has also participated in 17 Home Remodeling Showcase events and served as the chair four times. He has also maintained his GMB, CGR, CGP & CAPS designations through the National Association of Home Builders (NAHB). Renovations by Helms has been a three-time HBA Spirit Award winner as well as a three-time HBA Remodeler of the Year.

About the Spirit Award: In 1989, the Home Builders Association of Greater Tulsa began recognizing builders who made the best use of HBA Associate member companies to complete their homes. The Spirit Award is one of the HBA of Greater Tulsa’s highest honors, as it symbolizes the relationship between the contractor and the subcontractor and how very important it is when building a home to use only qualified craftsmen and suppliers. Each year, many worthy companies enter projects for consideration of this honor, which are then analyzed by an accounting firm to determine which projects involved the greatest percentage of work by HBA Associate members.

My name is Heather Simon, I am a V.P. Mortgage Lender at Guaranteed Rate. For about 30 years now, I have been fortunate enough to help several families purchase homes. But it wasn’t until the recent past that I discovered how blessed I am to have the ability to help all these

As you may not know about me, I am a survivor of domestic violence and child abuse. This is a fact of my life that I am just now able to cope with and remove the feeling of being ashamed. Though my parents always owned their homes, my home life was not stable. Like many families, we were living a secret life.

My dad was always purchasing new homes for us, but now I realize the truth behind these purchases.

It was not for an upgrade or to be in a better school district, instead he would have us move to a new neighborhood whenever the neighbors started to figure out what our “secret life” was like at home.

Because of my background, I understand the importance and security of owning your own home.

It is well known that children become better students and excel when they are provided with a stable home environment. I have helped a wide-rage of people.

From first-time homebuyers, to single parents, to families new and old. (I have even helped out a few celebrities while I was living in Beverly Hills, but you will have to come chat with me to hear those stories!)

The satisfaction of seeing the joy on your clients face on closing day is more rewarding than I can even begin to express. When a client thought they would never be able to purchase a home, or have been turned down multiple times, telling them “you’re approved” truly makes my heart sing.

One client of mine particularly has a permanent spot in my heart. She was a single mom, who risking her life, made the choice to leave her abusive husband and her abusive in-laws. She wanted nothing more than to be a homeowner and start a new chapter with her daughter. She was turned down by several lenders, but when I received the call, I made it a personal 18

mission to help her get approved. Within two weeks we were closing on their home. I will not lie to you, I cried on her closing day. Whether I have the pleasure of seeing her again or not, she will forever be in my heart.

Currently my mission is to help start and build a gated community to help domestic violence survivors’ transition to homeowners. In hopes that we can build a community that provides growth, safety and support. This is my dream and the driving force for working with the Home Builders Association of Greater Tulsa. I want to help other families change their family history. My passion is fueled by the need to help others and to hopefully stop the cycle of abuse.

BUILDER CONFIDENCE BEGINS YEAR STRONG AS SINGLE-FAMILY GROWTH CONTINUES The HMI index charting traffic of prospective buyers increased one point to 58, the highest level since December 2017. The gauge measuring current sales conditions fell three points to 81, and the component measuring sales expectations in the next six months held steady at 79.

Looking at the three-month moving averages for regional HMI scores, the Northeast rose one point to 62, the Midwest increased Builder confidence in the market for newly built single- three points to 66, family homes edged one point lower to 75 in January, and the West moved according to the latest NAHB/Wells Fargo Housing one point higher to 84. Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.

ABSOLUTELY NOT! CareATC is a Wellness Program designed to keep you healthy before the need for critical care is required. CareATC does not satisfy the annual government requirements under the Affordable Care Act. So, what’s the advantage?

I’m guessing I’ll be waiting a long time in the lobby before seeing a Doctor?

Anything but. The average wait time before being escorted to an examination room is 5 minutes from check-in. And with the mobile-app you may check-in on your smartphone once you enter the clinic’s parking lot. You literally would be checked-in before you walk thru the clinic’s front door! And with 7 Clinics located though-out the Greater Tulsa Metro Area you will have access to a clinic close to your work and/or home.

This all sounds great! So why would I ever need my Major Medical Coverage?

Remember, CareATC is shifting the focus from INTERVENTION to PREVENTION. However when critical-care is required that includes hospitalization, you will absolutely need to rely on your Major Medical Coverage for your hospitalization and intensive treatment. But many are making the decision to raise their Major Medical’s deductible to gain significant savings on their premium option to rely on this coverage only when critical-care is required.

Will I be seen by a “real” Doctor?

Absolutely! On average our Physicians see 2.5 patients per hour. Each clinic is staffed with the appropriate number of Physicians to manage the average number of daily clinic visits.
