Positive Results for Phuket and Koh Samui Hotels T he hotel market in Phuket during the first quarter of 2010 showed a remarkable recovery in both occupancy rates and average daily rate (ADR). ADR of selected hotels increased by 7.6% year-on-year, an increase from last year’s high season, according to the latest Phuket Hotel Market View report from CBRE. Luxury hotels saw the most dramatic increase in ADR of 10.3% year-on-year. ADR of first-class and

mid-range hotels increased by only 2.6% and 1.8% respectively.

A sharp upswing in visitor arrivals to the resort island of Koh Samui translated into a USD 25.5 million increase in hotel room revenue in the first six months of this year compared to H1 2009, according to research by leading consulting firm C9 Hotelworks’ Samui 2010 Hotel Market Update.

espite the political turbulence, investment activity in the Bangkok real estate market remained robust over the first half of 2010. While the low interest environment encouraged more investors to seek alternative investment opportunities in real estate, property development firms continued to aggressively acquire land for new development, according to Jones Lang LaSalle, a professional services firm specialising in real estate. Umpon Thepnumsommanus, director of investment at Jones Lang LaSalle, said, “For the past six months, investment activity in the Bangkok property market was buoyant. Investment transactions concluded by Jones Lang LaSalle alone, on behalf of clients, represent a combined value of THB 3.5 billion for the period. These include the sale of a portfolio

There were a number of factors that drove investment activity in the first half of the year, according to Umpon. On the supply side, many corporations continued to restructure their asset portfolio by disposing their non-core assets. On the demand side, while property developers bought more land for future developments, some investors remained keen to invest in income-generating assets such as office buildings, given the current low-interest environment. Another factor that contributed to the robust sales and acquisition activities was the narrower gap between the buyers’ and the sellers’ price expectations. “As the political unrest that intensified between April and May softened investor sentiment, sellers adopted a more compromising approach with their asking prices, allowing faster sales transactions,” Umpon said.

New Wider

illi Antonelli, founder and president of Pershing (Ferretti Group), recently announced his new company, called Wider, creating a new category of yacht with a wider cockpit. The very first model of the Wider fleet is a 42 foot open day-cruiser, which is developed from Tilli’s idea and whose lines are characterised by Fulvio De Simoni.

Wider’s first model inaugurates the wider cockpit category, exalting the concept of space and stability. To solve the problem of a general shortage of room on board, this yacht features a simple and clever solution. She widens out by means of extensions either side of the hull. Wider has thus managed to double the usable surface and significantly increase the yacht’s stability. This invention, patented by Tilli Antonelli, has made it possible to create an impressive 15 sq m cockpit and 6 metre floatation width - which was unthinkable on a 42 footer.

Phuket Boat Show Expands A

Low Rise Residential Market With normal life returning to Bangkokians after the red shirt rally in April and May of this year, the residential market appears to have recovered rapidly during June, when most home-buyers regained confidence.

amma Kitasin, director general of the Real Estate Information Centre says “There will be 40,000 units

of new low rise residences entering the market, with another 60,000 high rise units launching this year, totalling 100,000 units. For the first six months of 2010, approximately 22,300 units of low rise residences are already available, compared to only 23,100 units of launched high rise residences. The figures indicate that the new supply of low rise is expected to meet their objective, whereas there will be some condominium projects that will be postponed to the Samma Kitasin

“The budget approval by Japan International Co-operation Agency (JICA) for the bridge construction at Nonthaburi Road is another critical issue for housing development in the area. The length of the bridge is approximately 4.3 kilometres between Nonthaburi and Ratchapruk Road�, says Samma. The third stage express way which will connect with the existing second stage between Nonthaburi and Bungkum of Bangkapi district is also another factor which enhances the popularity of housing development in the west of Bangkok. During the first quarter of 2010, the land allotment permits of low rise residential units that were granted amounted to 8,850. The majority of land allotment permits were in Bangkok, amounting to 39%, followed by Nonthaburi and Samutprakarn, representing 25% and 18% respectively.

How would you describ e your signature design style? “My signature style isn ’t really a style - it’s a way of life. I believe in the words of the great Oscar Wilde ‘All beautifu l things belong to the same age’. I translate tha t by meaning that you can mix objects, art and furniture from many periods together if you believe them all to be individually beautifu l, thus when grouped together they will attain a parallel excellence. This eclectic way of de signing a space is really my favourite. My main rule though is Modern Luxury is comfort! I only provide my clients with comfortable furnit ure that makes their homes perfect sanctua ries and places of complete relaxation.” What new elements ha ve you introduced in your designs in 2010? “In 2010 I have added more colour to both my interiors and my fabric collections. I believe in these times people need colour to raise their spirits and feel happy. Even in my own home I have enthused more bold colour palettes and mixed unusual comb inations. This makes me smile and feel happ y every time I walk into the room.” Do you have any interi or design tips for Tropical Living readers in Thailand? “Think about being mo re adventurous when choosing your decorat ive palettes. Kelly Hoppen Kelly Hoppen is best known as the interior designer whose calm, elegant aesthetic has permeated our consciousness and achieved an iconic (and much imitated) status. How would you describe your signature design style? le “I do not like to follow fad trends, for me simp be ys alwa will s clean lines and luxurious fabric ns chic and will never date your home. My desig s, fabric s are based around texture, sumptuou contrasting/complimentary wall finishes and star pieces, be it an ornate antique or strikingly modern piece of furniture. Neutrals are the perfect base. I am not against colour but as accents rather than base. My new clothing range in collaboration with Earth Couture has been designed using my own perfect palette of neutrals in organic fabrics, each piece works with each other in layer and tone. How would you describe your sign ature design style? “My design style is simple yet com plex and technical. I hate when things are com plicated. I always try to find the easiest plan that will be understood by everybody, and that will be evident for everyone. Nothing is mor e exciting for me than once an apartment is finished, the client says how much it is evident and easy to live. I love luxury, but among that I love the simplicity in luxury. Straight to the point as well. I try to use it in all my work. Beautifu l materials, elegant atmosphere – however disc rete. We could compare my work to a delicac y, where you feel every taste of every ingredie nt and were you know that the products that have been used were great.” What new elements have you intro duced in your designs in 2010? “In 2010 I did a lot of work with resi ns on apartment floors, it is simple, com pact, and it has an amazing look. Very few peo ple know how to really use it because it is very technical to fix. It is great to work with this material that matches perfectly my style. It has a cool look yet chic. It gives a very classic apartment a young classy look. The other material that I worked with this yea r was natural stone in big slabs. It is luxu rious, precious, and yet very young and modern when we use it rough, with no poli sh. And the mix of the resin and stone is just amazing.”

Fabrice Bejjani Fabrice Bejjani created his own interior architecture agency in Paris seven years ago. Initially trained as an architect, Fabrice Bejjani, born in Lebanon, offers his customers all his knowledge of the best space planning solutions as well as decoration and furniture design. Fascinated by other cultures, Fabrice Bejjani is always looking for new inspirations. From Japan to the United States, through to the Middle East, travelling enables him to enrich the work he does. Design Brief “A narrow study room is transformed into a guest room. This room, located in the middle of the house, is rectangular in shape and the room’s door is located in the middle, thus I made full use of this by dividing the room into two portions – the first half will be the sleeping zone and the other half becomes the entertainment and dressing area. “Due to the irregular shape of the room, I have created two feature walls. One is located at the wall behind the bed’s headboard and the other was opposite the bed in the entertainment zone. The entire room’s colour scheme is in shades of green, with feature walls in wallpaper finish and the non-feature walls in turquoise. “Country style is about basic living and the important element is small flowers just like at the countryside. But in this room I am proposing the Luxury Country style, which means it needs the luxurious touch for the room.” 97

Dr Singh at Osisu personally visited production facilities and construction sites in Thailand to find out what was being wasted, and with help from the hands of tailors, carpenters and artisans has developed a range of funky furniture and accessories using these waste materials. Yacht refits and repairs are all part of a days work for the talented team at Yacht Solutions, a Thailand based super yacht service company. For this special renovation issue we meet the company’s managing director, Gareth Twist, to find out how he converted an ageing US vessel into an Asian dream charter super yacht.

Chef David Thompson

London’s Michelin Star ‘nahm’ David Thompson, the Australian-born chef of nahm at The Halkin hotel in London, has opened his first restaurant in Bangkok. He is working alongside his long-term partner of 20 years, Thai-born Tanongsak Yordwai, who helped Thompson set up the chef’s first hit restaurant, Darley Street Thai, in Sydney in 1992. This was followed by Sailors Thai, also in Sydney, and nahm in London.
