Entrepreneurial Spirit Chai Nasylvanta came out of retirement almost by accident. Fifteen years ago, he left investment banking at the age of 37 to slow down and enjoy life, and set up charitable projects in rural Thailand. However, he found himself back in the business world; this time, he was at the helm of Advance Aviation, a luxury helicopter operator that provides private charter services. The affable former banker explains: “Four years ago, my dad (Privy Councillor Chaovana Nasylvanta) was approaching 80, and had an audience with His Majesty every Tuesday. The King mainly stayed in Hua Hin and my dad resides in Sri Racha so it was a four and a half hour journey by car each week. Since my dad was getting old, I decided to buy a helicopter for him to use, cutting the trip down to a little over thirty minutes across the Gulf.” The helicopter he chose, a Eurocopter EC135, cost THB 160 million, and had a lead time of close to one year. Chai explains that when he went through the process of aircraft selection and research, he “saw more demand (for private helicopter services) than expected.” Since his father’s schedule was fixed, Chai further explored the market, considering ways to recover some of the cost when the helicopter was idle. “So it went from a personal decision to a full-scale business, and even before the first helicopter was delivered, I ordered three more, each to be delivered one year apart,” he says. The business is entirely self-financed. Up to now, Chai and his business partner required no external funding.

Taking to the Skies Advance Aviation currently has a fleet of three Eurocopter helicopters: one based in Bangkok, Phuket, and Chiang Mai. Chai elaborates on the firm’s offering: “We provide full charter service from point to point, landing as close to your destination as possible.” Targeted customers are a relatively small group as “we cater exclusively to the VIP segment. I am reluctant to sell individual seats (directly); that requires a whole different marketing scheme.” Advance Aviation, however, utilises local agents to tap into the retail market, selling enough seats to warrant a mission. Clients of the Bangkok-based helicopter include “80% business people: corporate clients such as executives of Thai-based MNCs, and those who need aerial shots or film crews. The rest are tourists.” Chai also explains that the helicopter is usually the last leg of a journey. Corporate clients often visit plants or charitable foundations with activities on the border or avoid road traffic and shorten travel time. Leisure travellers usually transfer between local airports. Conversely, in Phuket, the business is “80% tourists and 20% business.” All choppers, bought brand-new, are fitted with leather seats, Bose-brand noise reduction headsets, and large luggage capacity. Customers have use of the VIP lounge at Advance Aviation operation centres, and those passing through Suvarnabhumi International Airport, enjoy fast track immigration clearance and limousine transport. Safety is also a major concern for the firm. Helicopters are flown by pilots with over 6,000 accumulated flight hours. Crafts are also maintained by Eurocopter personnel in a special facility at Advance Aviation’s operation centre near Suvarnabhumi.

Recently, Chai and another business partner purchased a Gulfstream G200 and plan to buy a G550 private jet, taking advantage of the falling prices of secondhand jets from the United States. “It was, and still is, a good time to buy. It is likely that we will not lose money on the investment,” Chai remarks. “My partner has personal need to use this plane. I don’t have (such) need so this pairing would work. For me, it is a dream. Gulfstream is the top of the line, like the Rolls Royce of the private jet business.” The interior and all avionics of the jet will be completely refurbished before it is set to operate as a charter aircraft, seating up to nine passengers, in January 2011. And “it will be under Advance Aviation management,” Chai says.

He also explains that private jet service complements the helicopter business as it serves longer ranges without stopping to refuel. “In the US, fractional ownership works. But not in Thailand. Here, everyone would fight for use of the plane over the weekend.” Chai’s overall outlook for the private jet and helicopter business is that the market is opening up. “Before, this was seen as excessive; now the newer generation is accepting the idea of spending more to improve their quality of life.” Does he envision further expansion? Other than four helicopters and two jets, Chai is honest about his intentions, saying: “I don’t want to work that hard. I’m looking for another retirement in a few years.”

Right now, however, “being ahead is really something. I want to be ready once the regulatory side (of the business) is liberalised. We are ready to enjoy the freedom of the skies and are at least one year ahead of any potential competitors.” Despite the pressures that come with the business, Chai manages to have fun. In the office, he assumes a relaxed air, and banters with Advance Aviation staff, including his wife and sales director Noppaporn Nasylvanta. He ends the interview on a light note, reflecting: “I have no children. I am an only child. My father is also an only child. I have no need to accumulate wealth, no requirements to save it for the next generation. So I’m going to spend it,” he smiles. He pauses and emphasises: “wisely.”

The giant 550,000 sq m complex is introducing dramatically improved facilities to reinforce its leadership as Thailand’s ‘most visited retail centre’. These include Thailand’s first open-air ice-skating rink inside a shopping centre and a new ‘ladies only’ parking zone, as well as more international and Thai designer brands than ever before. CentralWorld re-opens with 80% of its retail space open for business, with the remainder completed in December and connecting Zen Department Store re-opening in August 2011.

Phuket Luxury Villas Push USD 76 Million in Sales

uring the first eight month of this year, Phuket’s luxury villa market has recorded USD 76 million

in trading with 14 properties sold. According to market research released by consulting firm C9 Hotelworks, resales highlighted the sector, bolstered by Asian wealth which is leading the global recovery. ambodia’s first luxury private island resort has released its last remaining over-water villas to potential buyers looking to secure a rare piece of paradise. Song Saa Private Island will be the first resort to be built in Cambodia’s pristine Koh Rong Archipelago, and sets a new standard for responsible high-end accommodation in this emerging tourism destination. Developers Rory and Melita Hunter are now offering the final six villas to like-minded investors following the success of their first phase of villa sales which was launched late last year in Phuket through sole agent, CB Richard Ellis. “Our private island is discreet and we only have a very small number of villas on offer. There is nowhere else a buyer could get this standard of investment at such a low price,” said Rory Hunter, CEO of Brocon, the Australian-owned company behind the development.

huket’s Orang Laut sea gypsy community is soon to have a modern, eco-friendly cultural centre, following local government approval last month for construction of the new exhibition and working museum to go ahead, along with nearly THB 8 million in funding. The contemporary ‘fish trap’ design of the centre was conceived by the team of environmentally conscious individuals at Able Architects, led by managing director Pakhin Aunggulsant, who together won this year’s BCI Asia Green Leadership Award for the sustainable concept of the cultural centre. Rafael Nadal Performs Buddhist Ceremony At Hua Hin Resort

orld number one tennis player and three-time 2010 grand slam winner, Rafael Nadal, participated in an ancient Thai Buddhist ritual by presenting alms to monks on the beach during his recent stay at the luxurious InterContinental Hua Hin Resort. Nadal elected to stay in the resort’s La Résidence Royale Hua Hin presidential villa and happily led the ceremony on the beach right outside his room in the lead up to the property’s official opening this month. The champion player is in the country for the Thailand Open and took the time in Hua Hin to rest and recuperate in a relaxing, yet opulent, environment after a stellar year that has so far yielded the US and French Opens and Wimbledon.

Phuket King’s Cup Regatta 2010 Updates

W

ith IRC and OMR fleets growing in Asia, the 2010 Phuket King’s Cup Regatta introduces the IRC combined fleet race

and OMR combined fleet race on Saturday 11th December - the final day of the Regatta. With separate start lines off Kata Bay on Phuket’s west coast, the two-class-only race allows cruisers to take on the ‘grand prix’ racers on a level-playing field.

The event will also host the Phuket Dinghy Series which consists of four weekends (25-26 September; 30-31 October; 27-28 November; 4-5 December), the last event coinciding with the 2010 Phuket King’s Cup Regatta. With one of the Regatta’s aims to promote and encourage sailing in Thailand, the dinghy series is supported by the Phang Nga Naval Base and sailing schools Sailing of Phuket and Phuket Sailing Club. The 2010 Phuket King’s Cup Regatta will take place 4 - 11 December 2010 off Kata Bay, Phuket. Now in its 24th year, the Regatta was first sailed in 1987 to celebrate His Majesty the King of Thailand’s 60th birthday.

Changing Face

While many of Europe’s major property investors are still reeling from the effects of the Global Financial Crisis, their Asian counterparts are moving into the local property market, according to one prominent Phuket contractor.

ulian Olds, the managing director of DCM Solutions, said the face of the industry was changing, with fewer European investors and more Thais now getting involved. “Thai investors have access to local bank finance, whereas foreign investors have to come up with cash,” he said.

“The falling currency exchange rates have also hit the Europeans hard.” Julian said although the economy was now showing signs of recovery, it would take at least another year for the property market to get back to normal, and even longer to return to the halcyon days of two years ago. DCM Solutions turned over more than THB 1 billion in 2008, but this year, that figure would drop to about half as a result of the GFC and the plummeting exchange rates. Julian explains, “two years ago, we had 150 staff and more than 2500 workers, today, we still have 110 staff and about 1000 workers, so we are ready to hit top gear again once things pick up. We have managed to keep three quarters of our staff and most of our resources, which is more than most other construction companies in Thailand have done.” Julian, who moved to Thailand in 1992, started small and worked his way up. A carpenter and joiner from Bristol, in the UK, he established DCM by building three houses in Bangkok, one for himself and the other two for friends.

“At the time, I was the project manager for the company which built the roof over the new Suvanabhumi airport, and I would work on the houses during my lunchtimes, I studied for my masters degree in construction management, and when I graduated, I started DCM Solutions Ltd.” Julian continues, “I had a good team, and when the houses in Bangkok were finished, we were offered three projects in Phuket, including rebuilding the monks’ accommodation quarters at a Wat in Kamala which had been destroyed by the tsunami. We started with 10 staff and 40-50 workers, then we won the contract to build Baan Yamu, in Pak Lok, which was worth THB 160 million.” Business began to boom, “that was our first big breakthrough into the Phuket market, and it led to more and more work. In Bangkok, we were a very small minnow in a very big pond, but in Phuket, we were suddenly a much bigger fish in a much smaller pool.” explains Julian. By 2008, DCM Solutions was turning over more than THB 1 billion a year, but then the GFC hit, and work in the construction industry dropped off dramatically. “We still had quite a bit of work, but many projects throughout Thailand were suspended or cancelled, and many development companies simply disappeared,” said Julian.

“Many contractors have still not been paid, but all of our sub-contractors were, and are, paid on time, even when we haven’t been paid,” he said. “That means they have stuck with us, and when things pick up again, as they will, we will be in a very good position to return to where we were in 2008. Our most valuable resources are our workforce, sub-contractors and suppliers, and we make sure we look after them.” Julian said DCM Solutions understood what its clients wanted in a project. “We don’t just build, deliver and run. We come up with added value by improving on the technical design and creating cost savings for our clients wherever we can. We have a good reputation for quality workmanship, which can sometimes be hard to find in Southeast Asia. We also have ISO 9001 and 14001 certification, which benefits the client who can be assured construction of their project is up to international standards, while at the same time still being environmentally friendly.” DCM projects currently underway included the THB 660 million Kata Rocks resort condos project; the Pavilion hotel, which is almost finished; and the Baan Mandala apartments in Bang Tao, which were also close to completion. The company is now focusing on finding new clients. “A number of discussions are already in progress, but money is a lot tighter now, and today’s developers are looking for maximum cost savings, which is where we can help by finding alternative, more cost-effective solutions for them. We find savings ranging from 10-20% by scrutinising the drawings and specifications, reviewing design buildability, and working with the client to find better purchasing deals with local suppliers,” he explains. But despite the ongoing damage inflicted by the GFC, Julian is confident the good times will be back . . . one day.

Developer Alain Cohen explained, “So many houses in Phuket are huge with 1500 sq m or more. The problem is that you pay for 1500 sq m but only use about 500 sq m of it. What we wanted to do is to instil a sense of privilege in the living areas; the space where you spend most of your time during the day.” As a result the three or four bedrooms are large enough for pure comfort yet not overly big as to make them too formal and unmanageable. An open yet covered staircase leads down to the lower levels of the house. This atrium style stairwell allows tall palms to grow up through the middle of the house amplifying the tropical appeal of the property. Alternately there is a second external staircase which runs the length of the house with access to each level.

My Bedroom is An Island The second floor of the house features the gorgeous infinity-edged swimming pool with a shady sala to one side. A very large poolside bar, which is the same size as the main kitchen, is perfectly placed for pool parties. This level is dominated by the master bedroom which extends out actually into the swimming pool. With the water lapping the suite on three sides, it is a stunning design feature. The master bathroom is beautifully appointed with exquisite pebble-stone wall features, marble run-off basins and direct pool access to avoid dripping water on the white oak floors. The lower levels house the two or three guest bedrooms, each with ensuite bathroom and views of a small but neat tropical garden bordering the rooms. Each guest suite interestingly has a spacious shower area fitted with two separate shower heads. Alain joked this is “for people who like to have fun!” The corridor outside the guest rooms is formed from a weeping wall fed by the overspill of the pool on the level above - the swishing sound of the water is soothing on the hottest of days.

Continuing along the corridor you come to another landscaped garden leading to the external staircase which takes you all the way back up to the uppermost living area. Alain explained that “the landscaping has been done according to the progress of the houses. We are planting over 15,000 trees. I have a huge budget for plants and trees.” Between the purposefully placed green foliage all you see of your neighbours’ houses is the attractive cedar roof shingles under the brilliant Phuket sunshine.

Beautifully Decorated The show house has been decorated by Daling Rivera, the creative director of VG21 Gallery in Surin Plaza. Shiny silver and chrome touches everywhere complement a subtle colour scheme that is not overpowering with bold hues, nor is it cold with plain colours rather a very clever balance has been achieved with earthy tones accentuated by exciting pops of colour and interesting textures. Alain said, “Daling was able to adapt and come up with a concept that was perfect. I didn’t want something too luxury. I didn’t want something too Zen and she understood. It’s great, you have a mix of the colours and nice pieces here and there. I like it and everybody likes it.” Alain has already sold 12 of the 16 properties and he said some of the customers have opted for Daling to furnish their houses. 65




Other notable details include recessed lighting throughout the house which adds a subdued ambiance by night. The external wood structures have been created with unique vanilla wood and is treated with a special weatherproofing treatment making it resilient to Phuket’s harsh climate. The La Colline estate features a well conceived clubhouse which will include a business centre, the onsite CBRE estate management office, a fitness centre, and a Turkish bath. Alain demonstrated, “I did not want to make a sauna – I have one in my house but it’s not suitable for such a hot country.” Two very nice spa treatment rooms, again designed by A49, will complete the clubhouse facilities.

Word of Mouth So far all the properties have been sold through word of mouth which means that many of the owners know each other and Alain agrees this will donate a nice sense of community to the compound. “Each house has something different. I have customers who took a month to decide which plot they wanted. The views are different from each plot but each has sea views and panoramas of the verdant forest surroundings.” With an awesome location, superior construction and great attention to detail, La Colline properties are luxurious yet liveable and represent great value for money compared to other similar west coast properties. With the show house now fully accomplished and most of the 16 houses very close to completion, inspections of La Colline are a pleasure and highly recommended.

n 2004, a visit to London’s Tate Modern carved his course. Cole had glanced through a book, seen the image of a near translucent ceramic vessel, and was instantly inspired to explore the relationship between ceramics and light. The next day, he set out to understand and work with

Chaipatr Srivisarvacha has little, if any, time to squander. As CEO of Seamico Securities, among other high profile professional engagements, Chaipatr spends a significant amount of his time working. With decades of experience in the financial industry, from management to raising capital, it therefore comes as no surprise that this busy executive cherishes his down time.

At

his vacation home in Khao Yai, a lush, mountainous region famed for its national park, he elaborates on his packed schedule: “When I am working, I spend most of my time in the city, in buildings. I work all week so I try to spend the weekend relaxing, and come out here as much as I can.” He decided to build his own house amid verdant surroundings, explaining: “It is designed to be like a personal resort. Along with the fresh air, there is a relaxed, easy vibe where friends are welcome.” Chaipatr selected furnishings that complemented the setting, including several pieces from Absolutely Fabulous that reinforce the feeling that “you have returned to nature.”

Chaipatr says: “I like the style and look of the wood. It fits with the atmosphere and overall design of the home, my refuge.” He was also struck by the uniqueness of the furniture. The bed instantly caught his eye at Absolutely Fabulous’s Bangkok store in Sathorn Soi 12. “The texture and tone of the wood exude a relaxed, natural vibe, perfect for a restful space.” Additionally, “after having slept well in it, I like it even more because a good night’s sleep speaks to the quality of the product. The wood doesn’t creak at all. It’s very quiet,” he says. One of the main pieces includes the Mera four poster bed from the company’s Grey Line, which is made in a unique, pale colour teak wood, which enhances the rustic look. Like most of Absolutely Fabulous’s products, it has been tastefully designed by European designers and constructed in Indonesia by highly skilled Javanese craftsmen. Despite its raw appearance, the wood has been carefully dried and treated to ensure its longevity. The result is a naturally beautiful bed, with intricate wood patterns and a rich patina on the surface.

Absolutely Fabulous proprietor Paveena McLean ensures that her passion for teak wood does not come at a cost to the regions forest resources. “It is completely eco-friendly,” she says, adding: “While we largely use reclaimed wood, new materials are certified under the Forest Stewardship Council (FSC) and the Trees4Trees programme, a non-profit foundation in Indonesia that encourages local communities to participate in reforestation initiatives, while helping to boost livelihoods and provide sustainability education programmes.” Chaipatr also picked additional pieces such as a matching bedside table and a four-drawer cabinet, “both are very versatile; they complete the bedroom setting and go with the rest of the house.” Other finds that augment the living experience include a floor lamp with a base made from natural lava, and a rustic rattan chair comprised of wood and dark brown leather. Chaipatr shares that his favourite times of the day are in the early morning and during the evening when the sun is setting. “I’ll come sit in this outdoor chair and take in the solitude, look out at the swimming pool in the midst of a valley. It’s a great place to have a glass of wine and a cigar too,” he says. “When choosing furniture, I mainly consider design and style. This chair, for example, is a multi-purpose piece I love. Aesthetically, the wood and leather components complement one another. Plus it is also very comfortable and the quality is top notch.” And given the scene Chaipatr just described, the experience of enjoying the good things in life is simply priceless.

The show was highly anticipated by yachting professionals and after six days of exhibiting, the quality of the contacts made reflect the beginning of a recovery. A large number of exhibitors reported “fruitful contacts”, “promising enquiries” and orders taken that “make it possible to view the coming season optimistically,” says the shows manager Eric de Saintdo. To find out who was making a splash at Cannes, we take a closer look at six of the latest models to hit the water this season.

Ten years ago, CorporateThailand.com gazed into its crystal ball and produced a list of people, just 10 movers and shakers who would, it predicted, be key players in the future of the kingdom. One of them was a certain Abhisit Vejjajiva, now Thailand’s prime minister. The only foreigner to feature in that list was David Paul Shrubsole. Today, he is at the helm of the Manathai Hotels and Resorts chain and is behind the moving and shaking at the Playhouse Theatre in Chiang Mai.

The main auditorium has spacious seating for 350 with uninterrupted views of the massive stage and is cooled and vented by a complex system of draught driven fans. There is even a ‘river’ flowing in front of the stage, which is part of the show. This eco-friendly approach has been extended backstage where all set changes are made by hand rather than the usual electronic controls.

Nurturing Culture This is an essential part of the Playhouse vision. “We can’t boast about Chiang Mai culture if we do not nurture it,” adds David. “There is so much fresh, new talent from the universities in and around the city but we have to make sure that they do not move away and the PPAA is our way to prevent this. We are firmly focussed on the future; if we keep the talent here, people will keep coming here.” New talent is given the chance to shine on individual performance stages within the Playhouse complex which includes sophisticated bars and the Kinnaree Park Restaurant. The Kinnaree Park is an entertainment in itself. Saturday night theatregoers can savour a pre show dinner of delicious northern Thai cuisine in stunning surroundings that include rock faces with waterfalls. Classical Thai dancers perform throughout the buffet meal; all dressed in exquisite traditional Thai costumes of white and gold- the livery of the restaurant. With 50 covers, the Kinnaree Park Restaurant is also available for private functions.
