Editor’s Talk

recently took a trip to Sriracha to visit the Golden Coast project, situated on prime beach front land at the end of a cape. The views from the condominium are quite

unexpected and afford a 270° panoramic view of the surrounding land, islands and sea. We discussed the success of the first phase and the introduction of the second phase of the project, with the developers Prime Mansion. Read more about the affable Ruangsorn family trio, mother Ngamnich and two sons Tanthawat and Sarin, in the exclusive interview. To take a closer look at Bangkok’s luxury housing market, we met with two of the country’s leading developers, TCC Capital Land and Land and Houses, to discover what their winning formula is, and what they have planned for this sector in the near future. Both companies are busy launching new phases in out of town locations, which promise buyers classic design and a tranquil setting with additional services and facilities for extra convenience. We have gone crazy about kitchens is this month’s issue with a bumper feature in the Living Style section. Feedback from the market indicates that some developers have been guilty of treating the kitchen as an after thought, reluctant to invest a deserving amount of money on installing a quality kitchen. To put the kitchen back in the spotlight we have showcased some beautiful examples that will surely inspire any developer or home owner to make the most of their kitchen space. After all the kitchen is the heart of the home! To let off some steam and have fun in the city, we asked our girl about town Jing, to take us on a tour of her best loved shopping hot spots. Jing simply adores shopping and talks us through her favourite fashion boutiques and jewellery store gems, as well as funky home décor and tasty food stores. With special thanks to Gaysorn Plaza and Cloud 9, for accommodating our fun filled photo shoot. I hope you enjoy this special kitchen issue, and as ever, your feedback and suggestions are always welcome.

The Royal Residence

Prestigious design along with a fabulous location, are the important ingredients for a luxury home that the country’s largest developers are seeking to deliver with their latest housing projects. Ultimate Home Ladawan is another luxury low rise housing project that has stepped up to the challenge by offering unique, updated designs, features and flexibility. Suparat Veerakul, corporate communications vice-president of Land and Houses Public Company Limited says: “Lying on 55 rai of land on Ladpraklao Road, Ladawan is separated into a public and residential area, there are 80 housing units managed with high security. Double security ensures the privacy and security of our residents.” The clubhouse, pool, fitness area and sauna are situated in front of the project, while the residences have been developed into two phases. Urban families enjoy living in an environment that is relaxing and an escape from the hustle and bustle of the busy city streets. “The peaceful, tranquil and convenient location, has been developed to ensure residents satisfaction with their new home and surroundings. Our upcoming projects target customers who love the Rattanathibet or even more tranquil Ratchapruk areas. These homes will be ready by the end of next year and are available within the price range of THB 30 to 100 million. We are quite confident our wonderful home style will ensure a homely atmosphere and our customers never be disappointed by us.” Concludes Suparat.

Majestic Heights Million-Dollar Views

It’s a six kilometre drive from the main stretch of Kamala along the Millionaires Mile to Jomchang. Being the furthermost residential estate along the road, Jomchang is utterly private, protected from unwanted noise and curious passers by. Located within the tranquil confines of the development the extraordinary Liberty Villa awaits discovery. From the elevation of the uppermost level you are instantly aware of the concertina villa cascading down the rocky coastline with absolutely spectacular scenery.

s you step around the double car port you are confronted with an immaculate view; a 180 degree panorama of the gentle blue Andaman fringed by a wave-strewn coastline. From this height, the view is even more impressive, the

crashing waves churning the water from aquamarine to azure to cobalt blue and back again. The grey stone boulders characteristic of the site are scarred with curiously straight lines harking back to the legend of Jomchang – atop his trusty elephant steed Yomding chased a pack of wild elephants into the sea and it is said that his powerful sword cut into the rocks the marks we see today. Observing from the luxurious heights of the villa, it’s easy to see the evidence of this legend.

The Adventure Begins The breathtaking views are always present as you move around the various levels of this stylish property. To help navigate your way around, the villas has two elevators, the first of which connects the car port with the kitchen one level below. As you enter living the area you are immediately impressed by the use of natural materials- grey slate stacked walls, vanilla marble and sandstone combine to endow the house with a warm earthy feeling, a nice counterpoint to the cool sea view and breeze. The very large kitchen has a counter top island in the middle and is surrounded by sleek black and metallic silver cabinetry which can slide to conceal either storage shelving or the oven, hood and refrigerator. Along one wall is another separate preparation area adjacent to a spacious walk-in pantry. Perhaps the prize feature of this kitchen is the fully-refrigerated walk-in wine cellar. The dining room and lounge are located under one roof in an extraordinary pavilion with high vaulted ceilings and one side completely open to the view. Stacked grey slate gives warm texture to the main wall forming interesting shadows in any light. Plush white sofas face a Chinese artist’s interpretation of his homeland; with brilliant red primaries and acute detail the artwork is a bold focal point of the living area.

Outdoor Delights Continuing down the slope of the property, a series of terraced gardens bordered by some attractive wooden walkways lead to a cliff-side sala which would be the ideal spot for a relaxing Thai massage. As it is walled in with full-length sliding glass doors and air-conditioned, you can enjoy a cool massage, whist still benefiting from the uninterrupted view. Further down from this sala is what would no doubt be the best place for family gatherings, a large wooden deck juts well over the cliff with the crashing waves beneath. Because the property was developed without felling any mature trees, this platform is completely shaded by a tall leafy tree growing right up through the middle of it. A small barbecue area and sink facilitate food and beverage supply down at this level.

To utterly capitalise on the unique terrain of Jomchang, the family built a sturdy walkway that traverses the steep cliff, winding all the way down to their own private man-made beach. Perched above the waterline the soft sand mound is bordered by the awesome rocky headland naturally framing the sea view and concealing the area into complete privacy. The design of Liberty Villa is very suitable for families or groups of couples, with each member being able to find private space and solitude should they want it, yet there are still plenty of spaces for everybody to gather. The villa and all its beautiful furniture and artworks are for sale and the owners are available to give guided tours upon request. Contact sales agent Bob Andrews of Phuket Land tel: 087 693 7100, or email, to arrange a viewing.

Country Comfort “Say what you will, the countryside is still, The only place where I could settle down. Troubles there are so much rarer, out of town”

uropean, US and now, even Asian television schedules are crammed full with fashionable ‘makeover’ shows where the

average Joe or Joan are provided with expert assistance in transforming their wardrobe, make up, body or their home. The most successful shows uproot their subjects from inner city drudgery to backdrops of bucolic beauty. Switching lifestyles. The meteoric rise in popularity of such programming betrays a general level of dissatisfaction among people. People who just want to get away from it all; find seclusion in a dream existence, far from the crowds in a fabulous home set in a fantasy landscape. Those viewers who are not lucky enough to be picked by TV producers for a life change have to dream on- or they could take a peek at the latest, prestigious property to come onto the Chiang Mai market. The architecture is an unlikely combination of traditional Thai and Tuscan villa styles that is staggeringly triumphant and has produced a home of baronial stature. It was designed and built by a Norwegian and the present owner, Andre Walkiewicz, from Poland, created the interiors. This international formula could easily have produced more confusion than cohesive fusion but somehow it worked. Andre is a former banking executive who loves good food and single malt whiskey. He also loves privacy. “We picked the San Sai location because of its seclusion, beauty and mountain views,” says Andre, “and at the same time, its proximity to a major city.” Chiang Mai, Thailand’s cultural capital, is a mere 20 minutes drive from the house. Recent years have seen a revolution in the quality of the city’s infrastructure, including the remodelling of the international airport. Golfers should note that the Mae Jo Golf Club is just a few kilometres down the road and a handful of famous Lanna courses are all within easy reach.

Camelot The huge entrance porch (37 sq m!) houses an imposing door leading to the downstairs accommodation that comprises a chef’s kitchen, a dining hall filled by a circular table worthy of Camelot and a vast sitting room (64 sq m) with patio doors opening onto a terrace that measures a generous 68 sq m. Two utility rooms house freezer and wine cellar and there is a guest bathroom. Ideal for a teenager, the downstairs bedroom, with its own private entrance from the porch, has a large ensuite bathroom. Intricate cast metal filigree, attractive interior brickwork, beautiful timber beams and the canny combination of antique and modern art all add to the feeling of a grand stately home. Upstairs is the enormous master bedroom, replete with majestic four-poster bed, vaulted ceiling and a walk in closet so big that you could get lost in it. There is a wrap round terrace of 65 sq m at one end with a spiral staircase to the garden patio and a 41 sq m terrace at the other. The views of the garden, the neighbouring rice fields and the countryside beyond are heavenly. As is the vista presented through the window next to the bath in the ensuite bathroom. Bedrooms two and three flank the second terrace and both have shower rooms and dressing areas.

If all that is not enough to satisfy the fantasy buds, step into the garden... Right next to the house is a large swimming pool, which is fed from a wonderful waterfall that cascades down over rocks planted with verdant tropical lushness. The water is salt rather than chlorine. The salt added to the pool water is pure, natural, evaporated ocean salt and can last for years before it needs replacing. Swimming in a pool with a salt water system is less stressful on hair and skin compared to the traditional chlorine treated swimming pool. Skin will also feel softer in a salt water pool, similar to bathing in soft water. The salt water system requires less maintenance and since there is no chlorine to purchase, it is less expensive to maintain. The whole plot measures an impressive 5.5 rai and it is here that Andre Walkiewicz has pulled off a small miracle. The gardens are gorgeous. “There were more than 2,500 trees and plants brought in from all over Thailand to fulfil the folly of a crazy farang,” he laughs. But it is a very serious garden. Andre recruited a professor from Chiang Mai University to help with the design and this little Eden is the enviable result. A substantial lake, filled with fish and graced by a thousand lotus flowers, reflects the forest of mature trees and the vibrant colours of exotic flowers and is spanned by an ornate oriental wooden bridge. There are shady salas (Thai pavilions) in which to relax. A separate guest cottage that has its own kitchen, living room and two bedrooms nestles in the greenery. The garden design is so thoughtful and elegant that it is more like a park through which a stroll would be a dream of birdsong and the intoxicating perfumes of exotic blooms. “I have been married to my beautiful Thai wife for 30 years,” says Andre, adding, “but our four sons are in Europe and we would like to be closer to them.” There seems to be a hint of sadness at the thought of selling. But who wouldn’t be sad to leave a house that so many would dream of living in? Urbane Patrick Mulcahy of Elite Property who are handling the sale says, “The house is around 10 years old now but it was built to an extremely high standard and it has been perfectly maintained. The tropical climate is pretty unforgiving but the building quality has withstood all and it still looks new.”

“Trees everywhere with blossoms in their hair And Mother Nature wears her newest gown. What I’d give, once more to live, right out of town.”
