Welcome to 2025! We hope you all enjoyed a memorable Holiday Season. Our ski mountains were blessed with an abundance of snow, followed by weeks of bluebird days. We look forward to the anticipated 3 feet of snow coming within the next week. Winter occupancy rates in Valley County are very dependent upon snowfall, so we anticipate an active February leading to an increase in real estate sales!

The TSRE team again captured the top position in the MLS in 2024 with $42,621,000 in total sales. We are off to a similar start in 2025 and look to continued success for our buying and selling clients across the valley.

As the #1 resale brokerage in Tamarack Resort, we wanted to break down the numbers comparing 2023 to 2024 in the Resort. The chart below demonstrates the average sales prices from 2023 to 2024 in each property type. To learn more about each property type, such as price/sf, days on the market, current inventory, etc., reach out to our TSRE team.

Overall, we saw a slight increase in sales within Tamarack in 2024. We had an 11% increase in sales volume (37 vs. 33), with cottages and condos garnering the top spots.

Studio and one-bedroom condo sales were up over 70%. Studio prices increased 11%, and one-bedroom prices decreased 25%. Two-bedroom sales fell 50%, with sales prices slightly up 1%. We had zero three-bedroom condo sales in 2024. Days on the Market averaged 204. We currently have 22 Village condos on the market.

We had five townhome sales in 2024, compared to 4 in 2023. 3BR prices rose 6%, averaging $1,291,333. One-bedroom prices were down 2%. The last 2BR to sell was in 2023 for $945,000. The only townhome currently on the market is a 2BR listed for $899K.

Cottage sales increased 50% in 2024, but the average price was down 5% to $1,316,000. We currently have five cottages on the market, with an average price of $1,350,000.

As 4BR chalet sales have been stagnant for a few years, 3BR Sawtooth chalet sold prices are up 7% at $1,730,000. Bitterroot 3BR chalets are holding steady at around $2M. We currently have no 3BRs on the market and six 4BR chalets/villas on the market, with an average price of $2,358,750. Buyers can choose ski-in/ski-out chalets or golf course/driving range access properties.

Per the custom home sales, there was little activity in 2024 compared to the sales in 2023: one sale in 2024 vs six in 2023, a decrease of 84%. There was an uptick in new home construction, even with average square foot building prices above $800/SF. However, Q1 of 2025 shows more interest in this product, with two custom chalets sold and three estate homes under contract. With a surplus of 11 custom homes on the market with an average list price of $4,096,0000, our buyers have a variety of styles and locations from which to choose.

The overall Days on Market (DOM) decreased in 2024 by 42%.

The major factor influencing the real estate market in Tamarack continues to be the supply vs. demand ratio. The influx of new developer properties such as homesites, condos, Ponderosa Villas, and Estate homes on the golf course has created a Buyer’s market, creating high competition amongst the sellers. Interest rates continue to be a factor, but more so amongst the smaller property types.

Alongside inventory levels, interest rates, and rental income, the guest experience has become a significant factor in Resort Operations. With Chef Topple now serving as our Executive Chef, we receive positive feedback from guests and homeowners. The completion of the mid-mountain lodge, the newly added small ice skating rink, an increase in resort events, and the anticipated opening of the golf course all contribute to this positive experience. The Club at Tamarack has also been a success bringing our community together and enjoying numerous events and amenities throughout the resort.
