Recently, LEO A DALY embarked in a collaboration with Steelcase to develop a research tool for our clients we call “an experiential workday”.

Through this tool we offer our clients the ability to work at the Steelcase Worklife Center for a day while we monitor and record key data on usage of a variety of spaces ranging from individual to collaborative, social to rejuvenating. With this tool we aim to provides our clients with an experiential data base to inform projects and future work strategies.

Similar collaborations are underway with MillerKnoll and Haworth.

We are at our best when we work together to explore and challenge norms to deliver new and exciting experiences for our clients.

A renowned workplace designer with more than 30 years of experience designing for a variety of clients, including Google, IBM and Microsoft, Pablo leads LEO A DALY’s interior design practice for workplace projects worldwide.

He is dedicated to helping clients recognize and harness the shifting paradigms of how they work, and interpreting those shifts into innovative design. Pablo will lead the programming and planning efforts, manage the design team, ensure timely project delivery, overall flow of the team, and future task management. He will be onsite once a week for meetings with the Freddie Mac team.

Farihah is a certified interior desinger with more than 14 years of experience in design and project oversight for a wide range of public and private clients, including the USDA, the FDA, and The World Bank. Her professional experience is centered on engaging client s through programming, though planning and phasing, into design and execution. Farihah will lead the project’s efforts collaborating with Pablo during programming and planning, and working with Anja on the design and documentation process. She will be on-site once a week for meetings with the Freddie Mac team.

Anja is an interior designer with over 8 years of experience working with government and private sector clients such as National Institutes of Health, Walter Reed Medical Center, US Border Patrol, and others. Anja specializes in multi-year service contracts, often working on-site to meet client’s needs. Anja will be on-site at Freddie Mac 3 days per week, working alongside the CRE and Facilities teams on assigned tasks.

She will participate in all project meetings, and report back to the team weekly on progress.

He led projects from conceptual design through construction documentation, and he has extensive experience in 3D modeling and BIM. Andrew is a Revit Certified Professional. Additionally, he has been recognized for numerous academic achievements including his thesis (A Porch for a Community - Merit Award Winner), Top Award for Furniture Design and the G.T. Ward Scholarship for Study Abroad.

Natalia is an experienced designer with a demonstrated history of working in the architecture & planning industry.

Skilled in AutoCAD, Adobe Indesign CC, Revit, Photoshop, Microsoft Programs, Sketchup and Lumion. Strong arts and design professional with a Bachelor of Architecture - BArch focused in Architecture from Florida Atlantic University with Minor in Anthropology and Minor in Disaster Management.

Karla is an architectual designer whose passion for sustainable design and Net Zero applications drive her approach to her craft. Her day-to-day operations have kept her heavily engageed with campus user groups, coordination with engineers, and production of reports and construction packages. Kim leads engineering services across the LEO A DALY brand, which includes nine design studios. Her technical expertise stems from 18 years of work as a mechanical project engineer and mechanical discipline lead. She is responsible for the management and quality control of our team. Kim is regularly responsible for the production of mechanical engineering documents to support a variety of project types.

She has also become a foremost expert in the role of analyzing a project’s sustainability and resiliency.

Steven has developed digital prototypes of complex building projects as well as some of the first “Digital Twin” models, highly detailed simulations of building systems for the intelligent data driven operation of a building throughout its entire lifecycle. Steven’s work and expertise is concerned with the design of intelligent spaces which integrate embedded systems (IoT), sensors, and computer vision with AI machine learning to determine set points for optimal efficiencies in building performance as well as provide realtime responsive environments for its occupants.

Joshua has designed the drone program at Union Pacific, and he developed process automation to streamline workflow and reduce cost for several project types. He has designed and launched airline compliant drone carrying case that enables pilots to transport drone equipment across the country. Kristina is a strong leader who is actively engaged in the building process. Innovative Compensation Proposal LEO A DALY is committed to the success of our future partnership with Freddie Mac. In this spirit of mutual success and collaboration, we offer the following innovative compensation proposals: Option 1: Performance based compensation LEO A DALY wants to establish a partnership that holds us accountable not only for delivery but also the success of each project. To that end, we will offer reduced hourly rates for standard architectural services tied to a performance-based bonus. LEO A DALY and Freddie Mac will work together to establish the success/performance metrics that will govern our design, delivery, and management of project and tasks as well as the period/duration of the measured performance. If/when the success metrics are met, the design team will be rewarded with a performance bonus of up to 10% of the total services rendered Option 2: Project size based compensation LEO A DALY will offer reduced hourly rates for projects and tasks above the typical size or scope offered in the RFP (0-5,000 sf). As part of this compensation model, we propose a rate reduction per the following scale categories:

Our key objective is to seek excellence in every aspect of our work and practice.

LEO A DALY’s design approach is intensely site and client specific, drawing from the broader context of each project to produce highly inventive work. Nevertheless, our design teams view quality as more of a ‘state of mind’, pervading every thought, every decision, and every action to ensure complete, accurate, well-thought-out project delivery.

We know that a quality set of plans does not always equal quality design. That your vision for a project, sustainability, constructability, statutory requirements, and ease of maintenance and operation all be considered to truly instill quality into a project. Our method of providing quality in our work rests on three primary principles: •

Employ professional staff and continue to educate and train them.

Staff each project with an appropriate number of experienced personnel.

•

Staff each project with strong leadership to provide well-planned, reviewed, and coordinated designs.

Project quality plan Established at the beginning of the project, the Project Quality Plan confirms that all services, studies, designs, calculations, drawings and specifications expected by the client are performed and provided on time and in accordance with appropriate professional architectural and engineering quality standards. The Project Quality Plan describes in detail the procedures to establish and maintain an effective quality control process. This is when the quality management process starts to solidify.

QA & QC: distinct, yet interrelated Our Quality Management Program consists of two distinct, yet interrelated components. Quality Assurance, where we plan systematic actions and Quality Control, where we regularly review each team’s actions, providing ongoing input and checks of work products.

Digital practice workflow The traditional quality plan has merged with our digital practice workflow to allow us to increase the level of coordination and accuracy of our increasingly complex and fast-paced projects. The primary digital practice tools that have positively impacted our project management and quality control programs include ten tools: REVIT, Rhino/ Grasshopper, Enscape/Lumion, Bluebeam Revu, PowerBI, NEWFORMA, BIM360, and Navisworks/ BIMTrack.

Independent peer reviews Independent peer reviews ensure objectivity. Senior personnel not directly involved with the project perform quality control checks at 30, 60 and 90-100 percent milestones. Finally, before a drawing or specification is delivered to a client, the project’s Quality Control manager works with core discipline leads to comb submissions for oversights or inconsistencies.

Institutional level audit Because it’s so vital to all projects, we have fully integrated quality into our design process at an institutional level. Reviewers are electronically notified two weeks in advance of scheduled reviews, and QC status reports are issued automatically. These reports allow constant monitoring. They alert project leaders about upcoming QC deadlines and whether quality checks have been scheduled and assigned.

What is Quality Improvement?

Identifying opportunities for continuous improvement, measuring past performance and industry comparisions are the essence of our quality improvement.

The Process: Monitoring document production is an ongoing effort based on predetermined production standards.

We monitor the progress of each drawing and the interface of related building systems at regular intervals. To avoid conflicts between disciplines, detailed interdisciplinary reviews are scheduled to concur with planned submissions to clients and users.

Particular attention to early technical reviews: We have found that with the complexities involved in the majority of our projects, accommodation for technical aspects, such as validating code issues, is critical as early as possible.

After two years of a wait-and-see strategy, companies are finally moving forward with plans to redesign their offices to accommodate a hybrid workforce. This is a transitional period where firms are testing new ideas and gathering real-time data to inform long-range plans.

What happens next will be an intense period of innovation and speculation during which longheld norms regarding the workweek, workday, ideal site, spatial hierarchy, and the proportion of spaces devoted to individual tasks vs. group collaboration will undergo constant tweaking.

While it may take several years before today’s experiments solidify into new conventions, it’s clear that it will be a fundamental change in the way offices are planned, with the collective taking precedence over the individual.
