Transformative
Identity
Design has a remarkable impact on people and how they feel. Good design creates a positive energy and a sense of where you are. It doesn’t stop with aesthetics, it must also function and support your guest and your operations now and into the future. We don’t simply follow the latest hospitality trends—we set them.
We work with your branding team to discover your story and learn the nuances of the story your property should tell.
Experiential We want to discover your vision—the heart and soul of your brand, hotels and neighborhood—so we can help you share your stories with guests today, and for years to come, through carefully curated experiences.
Guest Experiences Our job is to bring your story to life through design for your guests through carefully curated experiences.
Partnership We understand what it means to come into a property and see the potential, and we know what it takes to make a client’s vision come to life. As a true partner in your success, we work to represent your interests every step of the way.

Our process at LEO A DALY is tailored to the unique needs of Hempel as the new owner and strategic visionary for West End. A world-class lifestyle tower, catalyzing the retail energy of West End, promises to capture and celebrate the combined energy of downtown Minneapolis and the beautiful West Metro communities. Knowing this, our opportunity alongside you to transform West End into the signature destination district of the metro area is embedded in great communication, rigorous process, and vivid imagination. It requires our collective team’s focus not just on a successful building delivery, but a constant recognition throughout our design process of the Vision we create together for this tower and for the visitor Experience to West End.
an experience that tells the story of the place. That concept informs the space plan, materials, and textures. Our team will listen to and respect all codes and requirements form the local jurisdiction. We have solid experience with similar types of projects in many different markets and regions, and know what is important to take into consideration during design. Our full-service design team located in Downtown Minneapolis knows your community. We work/play/live in the same spaces as you. We understand the importance of community identity, all while having the benefit of a strong national support network.
Our design process begins with getting to know you, our client; to discover what is most important to you as a company and as the steward of this district. We explore the property, its community and surrounding for inspiration. The concept develops to create a feeling,

project approach
While we strive to think like an owner/ operator, you know your goals and vision better than anyone. We’ll work handin-hand with you for the good of the project. We’ll ask questions about your goals and your pain points on this and previous projects. Great communication, careful planning and deliberate execution will be required. Coordination Challenges Three “C”’s: Communication, Coordination, and Collaboration are the keys to successful renovation projects. As you know, we like to work side by side with the Owner, Project Management, Procurement, Consultants, and General Contractor. While we have all the technological tools to Coordinate the design via Revit, Newforma, and Microsoft Teams, nothing compares to face-to-face meetings to make decisions quickly and effectively. We intend to meet in-person with the team regularly to review progress and resolve coordination clashes early. We believe in keeping the full team informed of progress and any hurdles along the way. By approaching problem with solutions and exploring options together, we can create the best outcome for our clients.
Innovative Approaches For each project, we work to provide our clients with creative solutions to get a positive return on their investment. Sometimes that can mean taking a conservative approach to spending with creative use of materials to refresh the space and keep the cost low. At other times, we see an opportunity for our clients to make a change that adds to a revenue-generating space. We will analyze market trends in hospitality, retail, workplace, and food & beverage to help us navigate through the design process.

At a stakeholders meeting with Haymarket area residents, the developers offered to meet with anyone individually to explain the project, listen to their concerns, and brainstorm ways we can minimize any impact during the construction process. To date, the development team has met face-to-face with at least a dozen business and property owners since that original meeting. The developers have also held multiple meetings with LHDC and DLA board and board members in an attempt to minimize impact during construction.

Quality Always.
Our key objective is to seek excellence in every aspect of our work and practice.
LEO A DALY’s design approach is intensely site and client specific, drawing from the broader context of each project to produce highly inventive work. Nevertheless, our design teams view quality as more of a ‘state of mind’, pervading every thought, every decision, and every action to ensure complete, accurate, well-thought-out project delivery. We know that a quality set of plans does not always equal quality design. That your vision for a project, sustainability, constructability, statutory requirements, and ease of maintenance and operation all be considered to truly instill quality into a project. Our method of providing quality in our work rests on three primary principles: •
Employ professional staff and continue to educate and train them.
•
Staff each project with an appropriate number of experienced personnel.
•
Staff each project with strong leadership to provide well-planned, reviewed, and coordinated designs.
The Process: Monitoring document production is an ongoing e We monitor the progress of each drawing and the interface of r conflicts between disciplines, detailed interdisciplinary reviews clients and users. Particular attention to early technical reviews: We have found that with the complexities involved in the majority of our projects, accommodation for technical aspects, such as validating code issues, is critical as early as possible.

Project quality plan Established at the beginning of the project, the Project Quality Plan confirms that all services, studies, designs, calculations, drawings and specifications expected by the client are performed and provided on time and in accordance with appropriate professional architectural and engineering quality standards. The Project Quality Plan describes in detail the procedures to establish and maintain an effective quality control process. This is when the quality management process starts to solidify.

QA & QC: distinct, yet interrelated
Independent peer reviews
Our Quality Management Program consists of two distinct, yet interrelated components. Quality Assurance, where we plan systematic actions and Quality Control, where we regularly review each team’s actions, providing ongoing input and checks of work products.
Independent peer reviews ensure objectivity. Senior personnel not directly involved with the project perform quality control checks at 30, 60 and 90-100 percent milestones. Finally, before a drawing or specification is delivered to a client, the project’s Quality Control manager works with core discipline leads to comb submissions for oversights or inconsistencies.
Digital practice workflow The traditional quality plan has merged with our digital practice workflow to allow us to increase the level of coordination and accuracy of our increasingly complex and fast-paced projects. The primary digital practice tools that have positively impacted our project management and quality control programs include ten tools: REVIT, Rhino/ Grasshopper, Enscape/Lumion, Bluebeam Revu, PowerBI, NEWFORMA, BIM360, and Navisworks/ BIMTrack.
Institutional level audit Because it’s so vital to all projects, we have fully integrated quality into our design process at an institutional level. Reviewers are electronically notified two weeks in advance of scheduled reviews, and QC status reports are issued automatically. These reports allow constant monitoring. They alert project leaders about upcoming QC deadlines and whether quality checks have been scheduled and assigned. Virtual reality clash detection/resolution

Good design is sustainable design We practice integrated design - that means, on every project, every design discipline and stakeholder collaborates from the very beginning toward a holistic, sustainable, high-performance result. Together, we set measurable goals and seek out opportunities to create value, maximize our impact on human health and the environment, and optimize budget and timeline. Integrated design is good design. It’s good business. And it’s inherently sustainable. It costs 50% more1 to rebuild after a disaster than to design to withstand it in the first place. Using site-specific data and research, we help our clients anticipate future challenges and craft cost-effective design solutions that allow them to avoid, minimize, and bounce back from disasters.
Wellbeing Understanding the connections between the built environment and human health and wellbeing is a crucial component for design. Studies have shown conclusively that factors such as the amount of outside air, the quality of daylight, incorporation of biophilic principles and the chemical composition of building materials can all affect the building occupant’s health, cognitive function and overall satisfaction with their environment. 1. Rockfeller Foundation
High-performance design We use data and analysis tools to drive our designs. By analyzing design opportunities specific to climate conditions, building type and construction costs, we are able to maximize opportunities for energy efficiency, carbon reduction, daylight and indoor environmental quality. The best opportunity to design a high-performance building without substantial cost premiums happens at the earliest stages of design. Because of this, we use early phase performance modeling tools such as Sefaira and Insight to quickly understand the impacts of our initial design moves.
