Շաբաթ, 18 փետրուարին կ’ուղղինք

քաղաքիս Trinity St Paul Centre for Music and Arts. Ճիշդ վայրն է

ընդունելու 35 հոգինոց նուագախումբն՝

իր ձայնային սարքավորումներով ու 800 երաժշտասէրները։ Թորոնթօ ֆիլհարմոնիք նուագախումբի

ղեկավարն է Ճեսբըր Մոս, մենակատար երգիչներն

արհեստավարժ են եւ մրցանականերու

արժանացած, որոնց ներկայութիւնը

ոյժ եւ հպարտութիւն կը ներշնչէ

մեզի՝ ներկաներուս, մանաւանդ

որ հասոյթը պիտի տրամադրուի

Հայաստանի Զինուորի տան, եւ որուն նախաձեռնութիւնը ՀՕՄ-ին է։

Յայտագիրը բծախնդրօրէն

պատրաստուած է։ Իւրաքանչիւր

երգի բառերը տպուած են

անգլիատառ հայերէնով, ինչպէս նաեւ

թարգմանութիւնը, հեղինակներուն, երգիչներուն մասին ամփոփ

տեղեկութիւններ։ Հայ երաժշտութեան անծանօթ մէկը առանց դժուարութեան

կրնայ հետեւիլ ծրագրին եւ ծանօթանալ

հայ արժէքներուն։

Երաժշտական ծրագիրը կը սկսի

«Ուր ես մայր իմ» շարականով, կը շարունակուի Կոմիտասի «Քելեր

Ցոլեր»երգով, «Հոյ նազան»-ով

եւ «Քամանչա»-ով։ Երգացանկը կ’աւարտի Կանաչեանի «Օրօր իմ բալաս» օրօրոցայինով։ Լին Իշնար իր հմայիչ ձայնով, Վարդան Գաբրիէլեան

թաւ եւ ազդեցիկ

Իւրաքանչիւր երգէ վերջ, սրահը

կը թնդայ ծափահարութիւններով։

Յայտագրի առաջին մասը կ’աւարտի

Սպենդիարեանի Ինզելիով։

Դադարին արդէն կը փոխանակուին

հպարտութեան զանազան

արտայայտութիւններ այս երեք

երիտասարդներու բացառիկ

Այս նշանաբանով առաջնորդուած, ՀՕՄ-ի Թորոնթոյի «Ռուբինա» մասնաճիւղի վարչութիւնն ու «Կանանց միջազգային օր»-ուան յանձնախումբը կազմակերպեցին «Կանանց միջազգային օր»-ուան 14-րդ ձեռնարկը, որ տեղի ունեցաւ 5 մարտին, Parkview Manor ճաշասրահէն ներս, առաւօտեան ժամը 11-էն սկսեալ։ Գարնան զարթօնքը եւ բնութեան վերածաղկումը աւետող գեղեցկագոյն տօներէն մին է կանանց նուիրուած սոյն տօնը, որ այդ օրը ՀՕՄ-ի կազմակերպած բարձրորակ ձեռնարկով նշուեցաւ ու՝ նրբութեան, գեղեցիկին, իւրօրինակին, խելացիին, հզօրին, յաջողակին, աշխատասէրին, բարեգործին, նուիրեալին, աղջիկ զաւակին, քրոջ, գթասիրտ մօր եւ այս իւրաքանչիւր անձի բաժին հասաւ «Կանանց միջազգային օր»-ուան առիթով պատրաստուած գրքոյկներէն ու ճաշակաւոր տոպրակներու մէջ զետեղուած անուշաբոյր օճառներէն, որոնք սիրայօժար նուիրած էր ընկերուհի Էլիզ Արթինը։ Բացումը կատարուեցաւ Հայաստանի, Գանատայի եւ ՀՕՄ-ի քայլերգներով, կատարողութեամբ՝ Նիքօլ Չոչեանի, որմէ ետք բացման խօսքերով հանդէս եկան ընկերուհի Լիզա Գաբրիէլեան (հայերէն լեզուով) եւ բարոյականութեան, հայրենասիրութեան եւ

շարունակ աշխատած է՝ իրականացնելու

ՀՕՄ-ի նպատակները եւ բարեգործական

աշխատանքները։

Բեմ հրաւիրուեցաւ Գանատայի Շրջանային վարչութեան անդամ ընկերուհի Անի Հոթոյեան Ժոլին՝ ներկայացնելու օրուան բանախօսին կենսագրական գիծերը անգլերէն լեզուով, ապա՝ բեմավարները հրաւիրեցին օրուան բանախօս, աշխարհահռչակ Սոփրանօ երգչուհի Իզապէլ Իզապէլ Պայրագտարեան եղած է օփերայի

400 ժրաջան անդամներու

առաջին կարգի երգչուհի, որ արժանացած է կենսաբժշկական ճարտարագիտութեան վկայականին՝ Թորոնթոյի համալսարանէն։

Չորս հերթական անգամ շահած է գանատական «Ճունօ» մրցանակը՝ լաւագոյն դասական հաւաքածոյ անուանակարգին մէջ, իսկ՝ «Մայր լուսոյ» ձայնագրութիւնը ներկայացուած է 2018-ի մրցանակաբաշխութեան։ Զանազան պատուոյ տիտղոսներու արժանացած է ան, ներառեալ՝ Մարիլին Հօրըն հիմնադրամի մրցանակաբաշխութեան, Անգլիոյ թագուհի Էլիզապէթ Բ․ «Ոսկէ յոբելեան» եւ «Ադամանդէ յոբելեան» մրցանակները, Թորոնթոյի համալասարանի «Արպօր» մրցանակին, Ճորճ Լոնտոն Հիմնադրամի

Ան արժանացած է «Մովսէս Խորենացի»

շքանշանին, որ մշակոյթի գործիչներուն վերապահուած Հայաստանի Հանրապետութեան

բարձրագոյն պարգեւն է։ Պայրաքտարեան բեմ բարձրացաւ բարձր

ծափողջիւններու տարափին ընկերակցութեամբ։ Ան անդրադարձաւ իր ասպարէզի անձնական փորձառութեան մասին եւ յիշեց, որ հասակ առած է Թորոնթոյի գաղութէն ներս եւ իր մասնակցութիւնը բերած է եկեղեցւոյ դպրաց դասին։ Հաստատեց, որ իւրաքանչիւր անհատ հաւատք պէտք է ունենայ իր անձին պարգեւուած Աստուածատուր շնորհներուն եւ` աշխատի զանոնք զարգացնելու։ Երգչուհիին բանախօսութեան հիմնական մեկնակէտը կեդրոնացաւ երկու կէտերու վրայ՝ հաւատքի եւ հետեւողականութեան, որոնց անհերքելի ներկայութիւնը յաջողութեան դռներու բանալիները ունենալու համարժէք են։ Բանախօսութեան աւարտին հետաքրքրական

զրոյց մը տեղի ունեցաւ ներկաներուն եւ բանախօս հիւրին միջեւ, երբ ներկաները հետաքրքրութեամբ հետեւեցան անոնց։ Ճաշի սպասարկութեան ընթացքին

ներկաները կրկին ունկնդրեցին հանրածանօթ ջութակահար-երաժիշտ Յովհաննէս Մուպայէտի բացառիկ կատարումը. միեւնոյն

ժամանակ վաճառուեցան վիճակահանութեան տոմսերը։ Օրուան գեղարուեստական յայտագրի ընթացքին մեներգեցին՝ Արմենիա Սարգիսեան՝ «Երանուհի Մարիամ» եւ « Արի՛, իմ սոխակ», Մինէ Սաթուրեան՝ «Քեզ հետ իմ սէր» եւ Նիքոլ Չոչեան՝ «The greatest love of all» երգերը։ Գեղեցիկ համադրութեամբ ելոյթ ունեցաւ Համազգայինի «Էրեբունի» պարախումբը՝ «Ախալցխա» եւ «Ծաղկած բալենի» երժշտութեան ընկերկցութեամբ։ Հայ կանանց եւ մայրերու նուիրուած արձակ եւ չափածոյ ստեղծագործութիւններու հրաշալի համադրում մը ներկայացուց «Թորոնթոհայ» թերթի օգնական խմբագիրթղթակից, ընկերուհի Տիրուկ Մարգարեան Կարապետեանը։

Ճոխ մթնոլորտով, վիճակահանութեամբ եւ հաճելի անակնկալներով համալրուած՝ կանանց նուիրուած ձեռնարկը աւարտին հասաւ։ Ինչպէս միշտ, ՀՕՄ-ի նպատակը յարատեւ եղած է ծառայել հայ ժողովուրդին, իր բարեսիրական, առողջապահական, կրթական եւ դաստիարակչական մարզերուն մէջ, միշտ հաւատարիմ մնալով «Ժողովուրդիս հետ, ժողովուրդիս համար» տեսլականին։ Սոյն տեսլականէն մղուած, ձեռնարկի հասոյթը ամբողջութեամբ նուիրուեցաւ Սուրիոյ երկրաշարժէն վնասուած եւ տուժած մեր հայրենակիցներուն։

AGBU TORONTO EVENT SHINES A LIGHT ON THE UNWAVERING SPIRIT OF WOMEN

On Friday, March 10, the Armenian General Benevolent Union (AGBU) of Toronto held a panel discussion on women's brilliance and resilience, inspired by International Women's Day. Sareen Kardjian, Vice Chair of the AGBU Young Professionals of Toronto (YPTO) led the panel, which featured three Armenian women in the workforce, each in different competitive industries.

Migan Megardichian, a privacy advocate and lawyer, represented the law and technology industry. She advises on privacy and data ethics with a focus on enterprise cloud services and Artificial Intelligence initiatives. Dr. Sharysse Kayoumedjian, represented the healthcare industry. She is the chief resident of wellness at the University of Buffalo. Her medical degree has led her to her final year of residency training in family medicine at the University of Buffalo. Aida Gregorian also presented at the event. Gregorian is a bilingual lawyer serving as Deputy General Counsel at Onlia headquarters in Toronto. As an advocate and researcher, she serves on several working groups advancing human rights, Indigenous Armenian issues, genocide, and cultural genocide.

Each industry brings a different set of challenges for women building their careers within it. "[As a woman], you're generally underestimated, which can work to your benefit," said Megardichian. In 2022, IT World Canada selected Megardichian as one of the top 20 Women in Cybersecurity. She was also the first Armenian to serve on Toronto City Council.

For Megardichian, women are inherently resilient due to necessity. Women always care for those around them, especially in the communal society in which Armenian culture thrives. It also comes from generational traditions, trauma, and resilience. "We think about generational traumas, but with that

According to one study, a female physician makes 74 cents for every dollar a male physician makes. "I strive to do the best that I can while always keeping that in the back of my mind and hoping for the best for the next generation. That's why we keep trying to do our best," said Kayoumedjian. After setting up shop in a clinic in Yerevan to complete her residence, Dr. Sharysse Kayoumedjian experienced the stark difference between the doctor-patient relationship in Western countries and Armenia. "They dress up to see you; they bring you pastries. It's something different. They're so grateful that you're there to listen to them," she said.

For Kayoumedjian, this was a way to identify the barriers in Armenia's healthcare system and set up a longterm goal for her career. "My longterm goal is to help establish primary care in Armenia's healthcare system," she said.

Also leaving for Armenia and Artsakh, Gregorian, much like many Armenians from around the world, decided to leave her job and home during the 2020 Artsakh War to play her part in humanitarian aid. In 2020, Gregorian coordinated humanitarian emergency assistance to 45,000 displaced Armenians during the war. "There's nothing I'm more proud of than my work there today. Graduating

said Gregorian. Gregorian spoke about the challenges of understanding and dealing with the human and emotional tax of working to provide emergency humanitarian aid to those

affected by war and the difficulties of speaking out on mental health within the community. "As descendants of genocide survivors, it's particularly traumatic to witness war," she said.

Through the darkest times of the war, Gregorian saw some light in power Armenian diasporans were able to create together to help. "I was able to see true collaboration between diasporans," she said. Discussing the theme of resilience, Gregorian shared her thoughts on how she saw firsthand during the war that the strength of Armenian women is rooted in their need to survive under difficult circumstances. "To be creative and strong is embedded in an Armenian woman's DNA. Our ancestors relied on each other as a community to lift each other, which should be an inspiration today," she said.

In her remarks, Kayoumedjian explained that the resilience of Armenian women throughout history has been an inspiration during difficult times, especially during her medical studies. "The rewarding aspect of my career has been that I am blessed enough to be able to

Հինգշաբթի, 16 մարտին, տեղի ունեցաւ Թորոնթոյի Հայ կեդրոնին կազմակերպած «Նուիրատուներու գնահատանքի երեկոյ»-ն, կեդրոնի սրահին մէջ: Հանդիսավար Նայիրի Շարապխանեանը կատարեց երեկոյի բացումը եւ ձեռնհասօրէն գործադրութեան դրաւ ձեռնարկին յայտագիրը: «Այս երեկոյ, սրահին մէջ գտնուող իւրաքանչիւր անհատ իրարու միացնողը՝ անցնող տարիներու ընթացքին Հայ կեդրոնին նիւթապէս սատարած ըլլալն է: Իր հիմնադրութենէն ի վեր, Թորոնթոյի Հայ կեդրոնը միշտ հանդէս եկած է նոր եւ նորարար ծրագիրներով` ի նպաստ թորոնթոհայ համայնքին: Բոլոր ծրագիրները միշտ ալ հասած են իրենց լրումին եւ պսակուած են յաջողութեամբ, շնորհիւ ձեզի նման նուիրատու գործընկերներու նշանակալից ներդրումին», ըսաւ Շարապխանեան: Ապա, ան Հայ կեդրոնի անունով երախտագիտութիւն յայտնեց ներկաներուն, ըսելով, որ նուիրատուներուն անվերապահ աջակցութեան շնորհիւ է, որ կեդրոնը կրցաւ դիմակայել իր առջեւ ծառացած մարտահրաւէրները եւ ամրապնդեց իր կենսունակ մնալու դիմակայութիւնը՝ գանատահայ յաջորդ սերունդներուն համար: Շարապխանեան յաջորդաբար, հրաւիրեց` Յակոբ Թորոսեանը, որ ներկայացուց կեդրոնի Արագ բնակարանային նախաձեռնութիւնն (Rapid Housing Initiative) ու Երկարատեւ խնամքի (Long Term Care) ծրագիրը, Արփի Թիթիզեանը, որ ներկայացուց Հայ երիտասարդական կեդրոնի ընդլայնումի ծրագիրը, Քարինա Հասըրճեանը, որ ներկայացուց Սառա Քորնինկ կեդրոնի (Sara Corning Centre for Genocide Education) նորութիւնները, եւ Ռոզալի Ուաննէսը, որ նորութիւններ յայտնեց Թորոնթոյի հանրային մէկ տարածքին մէջ զետեղուող Հայոց Ցեղասպանութեան յուշակոթողի ծրագրին մասին: Փակման խօսքով հանդէս եկաւ Հայ կեդրոնի ներկայացուցիչ Վահան Աճէմեանը: «Այսօր, մեր գաղութը ունի տարիներ առաջ գաղթած անդամներ, այստեղ նոր գաղթած անդամներ եւ հոս ծնած ու հոս մեծցած անդամներ: Այսօր, այս շէնքին մէջ դաստիարակուած սերունդ մը ջահը վերցուցած է եւ կը շարունակէ պայքարը մեր նպատակները իրականացնելու: Այս բոլորը կը պարտինք ձեզի, սիրելի ժողովուրդ. վստահ ենք, որ ձեր շարունակական աջակցութեամբ տակաւին շատ յաջողութիւններ պիտի տեսնենք ու միայն պիտի զօրացնենք մեր գաղութն ու սուրբ հայրենիքը», Աճէմեանը ըսաւ: Ներկաները գինիի եւ աղանդերի սեղանին շուրջ նշեցին համայնքին յաջողութիւնները:

The most rewarding part of Kayoumedjian's career has been that it goes beyond the job description. "It's not just an exchange of my time for money; it's the exchange of my time for money, for freedom, the ability to learn, the ability to mentor, the ability to protect people's personal

information, freedom to make my own decisions and not let anyone else dictate my decisions. I consider this valuable," she said.

For Gregorian, one rewarding aspect of her career has been the awareness of boundaries between a healthy amount of work and an unhealthy amount of work. "I used to think I had unlimited energy levels, but that's not true. So, I am learning to manage my boundaries," she said.

Ո՞վ -13 աստիճանին բանակում ընել կ՚երազէ։ Ըստ երեւոյթին՝ ՀՄԸՄ Թորոնթոյի սկաուտներն ու խմբապետները։ 24-26 փետրուարին, մեր երազը իրականացաւ, երբ 150 սկաուտներով ուղղուեցանք դէպի մեր հարազատ բանակավայրը։ Թորոնթոյի Սկաուտ խորհուրդը ստանձնած էր ճաշի պատրաստութեան պարտականութիւնը եւ ամբողջ շաբաթավերջին մեզի լաւապէս կերակրեց։ Լաւ կը յիշեմ խարոյկին շուրջ նստած մեր վիճակը, երբ տաքնալ կը փորձէինք կրակին բոցերուն մօտենալով։ Մեր մատները շատոնց անզգայացած, մեր մարմնի բոլոր արիւնը մեր ձայնի լարերուն քով հաւաքուած էր, որպէսզի սրտանց երգենք ամբողջ գիշերը։ Սկաուտական կանչերու ընկերակցութեամբ անդադար կը պարէինք կրակին շուրջը։ Այդ սառնամանիք օդը կ՚երեւի մեր որոշում առնելու կարողութեան վրայ ազդեց, որովհետեւ եթէ լաւ մտածես, որմէ՞կ

մասնաճիւղերու բանակումները, բոլորը ունին ընդհանուր յատկութիւններ․ նախ՝ առիթ են նման հետաքրքրութիւններ ունեցող հայերու հետ երկարատեւ բարեկամութիւններու հիմքը դնելու,- միայն բանակումներուն պատահող արտառոց երեւոյթներու, պարագաներու ու հարցերու ընթացքին է, որ սեղմ կապեր կը կազմուին նոյն յոգնութեան ու ցաւերուն ենթակայ սկաուտներուն միջեւ, նաեւ, լաւագոյն միջոցն են անմոռանալի յիշատակներ կազմելու հայ գաղութի այլ զաւակներու հետ։ Մանաւանդ, հիանալի առիթ են բնութեան հետ շաղուելու՝ ըլլան անոնք չարքաշ մարզանքներով, հետախուզական արշաւներով ու այլ գործունէութիւններով։ Բանակումները յատկապէս հաճելի են խմբապետներուն համար․ առիթ են բարելաւելու մեր կարողութիւնները՝ ծրագիր մշակելով, խումբ վարելով ու դասախօսութիւն ներկայացնելով։ Բանակումները մեզի կ՚արտօնեն ծանօթանալու հարիւրաւոր երիտասարդ սկաուտներու եւ վերյիշելու ու նոյնիսկ վերապրելու մեր մանկութիւնը։ Այս բոլորին կողքին, բանակումը լաւագոյն առիթն է լաւ օրինակ դառնալու մեզմէ սորվող հայորդիներու համար։ Բանակումի ընթացքին կրնանք երիտասարդ սկաուտներու գաղափարներն ու ծրագիրները քաջալերել եւ

Աստուծոյ, հայրենիքին ու իրենց ծնողքին, բարիք պիտի գործեն ամէն օր, եւ ապրին որպէս իրենց պարտականութեան գիտակից արի եւ վեհանձն մարդիկ, միշտ հաւատարիմ մնալով հայ սկաուտի դաւանանքին։ Այսպիսով՝ կը ծառայենք այն միութեան, որ մեր մանկութեան հիմնաքարերէն մէկը եղած է, արդարացնելով ՀՄԸՄ-ի «Բարձրացի՛ր, բարձրացո՛ւր» նշանաբանը։ Բանակումները մասնաւորաբար բեմ կը հանդիսանան շատ մը կեանքի դասերու։ Այս ձմեռնային բանակումին բոլորս տպաւորուեցանք, որ թէեւ խրատներով է, որ սկաուտը կը սորվի կեանքի դասեր, փորձառութեամբ ու սխալելով է, որ անոր միտքը կը ձեւաւորուի ու կ՚իմաստանայ շիտակ ուղղութեան դիմաց։ Իսկ այս բանակումը

առիթ տուաւ այդ հանգրուանին իրականացման

Jasper Moss’ his duty to and music

‘Renaissance’

him, beginning his love for classical music and a new life trajectory. He knew he wanted to be a conductor as well as a composer by his early 20s, so he began doing extensive research on all forms of Armenian music as a seasoned musician.

Fast forward several years later, and Moss is giving an interview on that same radio station that sparked his interest in classical music as a child, promoting an evening of Armenian classical music.

In the interview, the young conductor emphasized his duty to enrich and expand the scope of Armenian music, picking up where greats such as Komitas left off—continuing the trajectory of Armenian folk music being orchestrated and arranged for the classical stage, thereby widening the audience and its global outreach. In 2015, Moss participated in the AGBU’s Musical Armenia Program,

There is an “inherent connection” to your homeland when listening to Armenian folk music. Growing up in an Armenian household in Toronto, while attending Saturday school and playing basketball at AGBU, his appreciation for the culture was always there. A deep love for music makes it all the more special, as he is able to leave his own mark on the world of Armenian music.

The “Renaissance" concert took place on Feb. 18, at Toronto’s Trinity St. Paul Centre, to a packed house eager to hear what he had put together. The performance was organized by the young Canadian-Armenian composer, who also serves as the Music Director of the Toronto Philharmonic Orchestra. Jasper also arranged all the pieces performed and conducted the orchestra. Fellow Toronto-Armenians Lynn Isnar and Vartan Gabrielian performed alongside the

orchestra as the soprano and bass-baritone, respectively. The concert featured the music of Komitas, Sayat Nova, Parsegh Ganatchian, Alexander Spendiaryan,

Moss emphasized the importance of this event, as many of these pieces transcribed for an orchestral performance were being heard for the first time. The first piece to introduce this historical event was the hymn or "Oor es, mayr eem." This piece was performed with an orchestra, although a solo vocalist traditionally performs it. Komitas was next in the repertoire for the evening, with astonishing performances with the familiar "Keler, Tsoler," and "Hoy Nazan." Sayat Nova was performed as well, but instead of traditional folk instruments, "Nazani," "Blbololi hit," and "Kamancha" were arranged for orchestra and did justice to the music of the 18th-century troubadour.

The concert also featured the Canadian premiere of Parsegh Ganatachian and Alexander Spendiaryan’s wonderful compositions. Most people will know Ganatchian as the composer of the Armenian national anthem, yet his lullaby

"Oror, eem balas" accompanied by the duet Isnar and Gabrielian was truly spectacular. Audience members were deeply moved by this piece arranged by Moss, which was one of the standouts of the evening.

The audience was also privileged to be present for the world premiere of Moss’s own composition titled Cello Concerto in D Minor. An original composition, this piece exemplified the energetic spirit of the up-and-coming composer while also paying respects to another great Armenian composer, Khachatur Avetisyan. During the performance, snippets from Avetisyan’s "Vagharshapati Par" wereheard, with a unique and fresh orchestral arrangement. Moss noted that to write a musical composition, one must pick up the skeleton of the piece, decide on the central theme, process the transition, and fill in the rest with the orchestra.

Instead of performing Aram Khachaturian's prominent pieces (like the "Sabre Dance"), the less-often-heard Children’s Album One and Two arranged for orchestra, mesmerized the audience. Moss said he decided to do so with the hope of popularizing other works by Khachaturian rather than simply focusing on compositions performed many times over. Before beginning, Moss humorously reminded the enthusiastic crowd to save their applause for the end, as he knew audience members would be eager to applaud in between each of the 20 works that make up the two albums. The monumental performance ended with two standing ovations, with the audience aching for more.

Following the final bows, the young conductor greeted the crowd along with the other soloists, and everyone was eager to congratulate the young CanadianArmenian musicians on this historic event.

Ultimately, Moss' main goal is to create something for people to enjoy and keep music in their lives. He hopes to organize more concerts to showcase Armenian classical music to a broader audience. The young Torontonian acknowledges the rarity of being an Armenian composer these days, especially one who lives and works in the diaspora. Regardless, he is successfully revamping Armenian classical music for the world to witness. The duty to enrich comes with its challenges, which the talented composer is prepared to face and will undoubtedly overcome. His dedication to Armenian music is truly inspiring and something any concertgoer will immediately recognize during one of his shows. Bravo Jasper!

As the girls struggle to reconcile their new life together, they are faced with the impending threat of the end of the world.

I remember when he stood on the podium of St. Leon, an Armenian church in New Jersey and spoke to us about his hopes for a better Turkey one that centered humanity

Relief for first-time homebuyers in Canada

In the Greater Toronto Area (GTA), the average home price for February 2023 is $1,095,617, representing an 18% year-over-year decline. For first-time homebuyers looking for a condo, the cost would still be as high as $705,000. Even for the most economical option, a condo, the buyer must provide at least a 5% down payment of $35,000 with the Canada Mortgage and Housing Corporation (CMHC) attached to the purchase price.

Ideally, new buyers with today’s interest rates would prefer to put down as much as possible to qualify for a standard mortgage without incurring an additional CMHC fee. However, until recently, the most a couple could put towards a down payment and receive additional funding from the government was $35,000 each (increased in 2019 from $25,000), based on their taxable income, receiving anywhere from 20-54% back as a refund on these deposits. The benefit of an RRSP deposit is that a borrower could borrow up to $35,000 from their RRSP towards the purchase of their home and not be taxed on this amount if they pay it back over 15 years of amortization within two years of purchase.

Until recently, this was the only way someone could benefit by saving up for their home, but things have changed as of April 1, 2023. All

financial institutions will launch a new investment account called the First Home Savings Account (FHSA). First-time homebuyers will be eligible to contribute up to $40,000 into this account over five years, with a maximum of $8,000 allowed each year and the balance to be carried forward if not used in that year.

Unlike RRSPs, contributions made within the first 60 days of a calendar year cannot be attributed to the previous tax year. Additionally, the FHSA contributions will reduce the buyer’s taxable income for the year. Based on their marginal tax rate, they can receive the same refund as an RRSP deduction.

The advantage of the FHSA over RRSPs is that the buyer doesn’t have to pay back the FHSA balance once withdrawn. The same withdrawal rules apply to FHSA as RRSPs:

The buyer must be a resident of Canada from the time of withdrawal and a first-time homebuyer (which doesn’t necessarily mean it’s their first home purchased in Canada). A person can requalify as a first-time homebuyer in their lifetime more than once. The withdrawal must also be made within 30 days of moving into the qualifying home.

The buyer must have a written agreement to buy or build the qualifying home before October 1 of the year following the year of withdrawal, and they must intend to occupy this home as their principal residence within one year of buying.

The qualifying home must be a housing unit located in Canada.

Another advantage is that if, for some reason, the buyer decides not to use these funds towards their home, they can transfer the funds into their RRSP without any penalties.

The FHSA account is similar to a hybrid RRSP/TFSA account, where the contributions for the year get

the buyer a tax refund back, and any gains are tax-exempt. If you’re a first-time homebuyer, it’s advisable to utilize the FHSA account first, then contribute and maximize your RRSP account if you have any additional funds to invest toward a home.
