Building cost inflation easing with improved economic outlook

The average cost of building a home in New Zealand’s main centres has increased by 0.3 per cent this quarter and 5.2 per cent since February 2023.

This is in stark contrast to previous CostBuilder construction cost updates in the Covid-19 era, which showed the cost of building a standard three-bedroom home increased by an average of 20.9 per cent in the year ending June 2022, and by an average of 9.5 per cen in the year ending June 2023.

“Since the onset of Covid-19, we’ve seen some very rapid building cost inflation. I’m pleased to say this is now firmly on the downward trend, reflecting a somewhat improved economic outlook internationally and the easing in many of the global supply chain difficulties that arose throughout the pandemic,” said CostBuilder spokesperson and quantity surveyor Martin Bisset.

“However, there is still an abundance of economic and political uncertainty that could still impact construction costs in the future –including the Israel-Hamas conflict and the ongoing disorder on the Red Sea.”

More than 10,700 rates were updated in CostBuilder’s February update, producing roughly 25,000 changes to the data across six centres, with trade rates falling by 0.1 per cent. This included a decrease of 28 per cent for T&G plywood flooring panels and a 4 per cent fall in diesel prices.

Elemental rates increased by 0.2 per cent on average since CostBuilder’s last update in December. The cost of ceiling finishes

increased by 0.7 per cent, structural walls increased by 0.6 per cent, and exterior walls/ exterior finish also went up 0.5 per cent.

“There are no significant reasons for these increases, but some are related to a small increase in the labour rate. Fuel costs have come down, inflation is in decline, and increased migration is helping to fill labour shortages, which is helping to keep most costs in check,” Bisset said.

“It’s important to remember these figures are averages and the cost of building will always be dependent on the level of finishes, internal layout and all manner of other elements, including whether or not a home has a single or double garage.”

CostBuilder is an online subscriptionbased building cost platform, powered by state-owned enterprise Quotable Value (QV), with a database of more than 60,000 rates across Auckland, Hamilton, Palmerston North, Wellington, Christchurch and Dunedin.

It covers everything from the building costs per square metre for warehouses, schools, and office buildings, to the approximate retail supply cost of GIB and more than 8000 other items, plus labour rates, labour constants, and more.

In a change to previous years, CostBuilder will now have four major updates a year –February, May, August and November – with monthly updates in-between.

NZPIF welcomes fair taxation measures

The return of interest deductibility is not a ‘tax cut’ for property investors; rather, it ensures that property investors contribute their fair share of taxes on profits.

The latest data from the Real Estate Institute of New Zealand (REINZ) reveals a steady annual increase of 2.2 per cent in the value of residential property nationwide. However, the landscape of the property market is undergoing notable shifts, as demonstrated by regional inventory changes and housing consent figures released by Stats NZ.

In January 2024, 10 out of 15 regions experienced a decrease in inventory compared to the previous year, according to the REINZ. Stats NZ’s recent data revealed a concerning 25 per cent decline in the number of new homes granted consent in 2023, compared to the corresponding period in 2022.

Anticipating positive changes in market dynamics Tim Horsbrugh, an executive member of the New Zealand Property Investors Federation (NZPIF), anticipates a welcome change in market dynamics as the new Government moves forward with its commitments to reduce the bright-line test and reintroduce interest deductibility on investment properties.

“Although interest rates are higher than desired, the long-term outlook for property

investors appears more promising,” notes Horsbrugh.

“The Government’s promise to reinstate interest deductibility brings property investors back in line with every other business in the country, where interest costs are a legitimate deductible expense.”

Reinstating Interest Deductibility In the current economic climate, renting has emerged as a more cost-effective alternative to property ownership.

Corelogic statistics indicate the average family allocates 49 per cent of its income to servicing a mortgage, contrasted with 22 per cent spent on rental payments.

Many rental property owners find themselves financially stretched, as they try to figure out how to supplement their mortgage payments to keep tenants living in their homes. The reintroduction of interest deductibility is of crucial significance for the rental sector. Horsbrugh underscores the fairness of this policy.

“The return of interest deductibility is not a ‘tax cut’ for property investors; rather, it ensures that property investors contribute their fair share of taxes on profits,” he asserts.

FOSTERING A BALANCED AND SUSTAINABLE RENTAL MARKET

This policy adjustment will not only benefit property investors but also have positive implications for those in the rental market, as it mitigates the upward pressure on rental prices.

“The reinstatement of interest deductibility fosters a more balanced and sustainable rental market,” highlights Horsbrugh.

“By helping to alleviate the financial strain on property owners, we create a more conducive environment for affordable housing and stability for tenants.”

The New Zealand Property Investors Federation views these developments as a pivotal step to encourage greater participation and investment in the rental sector, leading to improved housing availability and affordability for tenants.

As interest deductibility is reinstated, Horsbrugh anticipates positive outcomes for both property owners and renters alike.

Dreams are free, luxury is not!

Tackling the housing crisis has resulted in homes of all shapes and sizes springing up across the country. From units to townhouses and apartment blocks, it appears as though there is no shortage of new abodes from which to choose, with many well-suited to first home buyers. However, as Caleb Paterson from Auckland-based Paterson Luxury contests, buyers seeking the ‘X factor’ are sending out an SOS.

“It comes down to supply and demand, at the $1.5m end of the market there is significantly more stock on the market,” he says. “However, in the $10 million-plus luxury space, there is so little product available.”

While some may think this isn’t such a bad headache to have, due to the prices that premium properties attract, buyers from overseas often have more than just a little change to spare when it comes to investing in their new communities.

With regards to selling top end property, Caleb asserts that owners need to ensure they are offering something special (indoors and out) if they’re expecting to net rich returns and land big fish.

“Both internal and exterior concept features [are needed] with the intention of elevating the property and enhancing the lives of its occupants. Often these are at a scale that most would be staggered to experience in a residential setting.”

Examples of the type of ‘wow power’ such buyers demand is far from garden variety, as Caleb reveals.

“As an example, one of the largest outdoor pools I have seen covered approximately 250 square metres with a terraced waterfall and fountain, volleyball nets, waterslides and a function that produces a cooling mist at the touch of the button. Another home had a full-length, 25m commercial-grade pool with four lanes

because the owner’s child was a competitive swimmer. It was set indoors alongside a sauna, plunge pool, and fully equipped gym.”

High tech is a must have at the high end of the market as are lavish loos.

“This goes beyond the hidden TVs that many properties have these days. In one residence, the kitchen was transformed into a cocktail bar which emerged from the floor on demand.

“One couple had installed his and her baths for the ultimate wind down experience, complete with champagne fridge and flat screen TV so they could relax in front of their favourite show,” he adds.

“I have also been through a home with solid gold taps worth hundreds of thousands of dollars fitted over a claw bath. It is these curated design elements which heighten the perceived value of these multi-million-dollar properties to the most discerning segment of the market.”

Answering your build design questions

Beginning the process of designing your new build can seem overwhelming. At David Reid Homes we believe designing your new home is a collaborative one, and endeavour to clarify any questions you may have to ensure the process is as fulfilling and rewarding as possible. Here are some answers to our most asked questions:

HOW DO I PICK A BUILD DESIGN THAT WON’T DATE?

Designing your new build means you get to decide exactly what you want, and don’t want, in your new home. Selecting a build design that will remain in style can’t necessarily be guaranteed. A good rule of thumb is to try to avoid trends, where possible, as these can come in and out of style. We’ve been in the business long enough to know what type of designs and finishes endure the test of time, and understand the importance of building a home you will love for years to come.

WHY ARE SOME HOME DESIGNS MORE EXPENSIVE THAN OTHERS?

Many different factors make up the final cost of a home. Although they may have the same square footage each design choice, the materials you use and customisation will impact the final cost of a home. For example, a pavilion-style home has more external walls, corners and joinery, making the build cost of a home in this style more expensive than a traditional square layout home. Another important factor that impacts build cost is roof design; a more complex roof style such as the modern monopitch will be more expensive than a common gable style due to its higher skill and engineering requirements.

CAN YOU INITIATE HOUSE PLANS/DESIGNS TWO YEARS BEFORE CONSTRUCTION?

Yes, you can start the design process early. Building a portfolio of design styles that you wish to include in your new build is a great start, and will make the overall design and build process easier. In the current environment, the design process can take 6 months or longer to complete, so it can be advantageous to start this early. However we wouldn’t recommend moving to the working drawings this early, as standards and council requirements could change within this time frame. In addition to this, most councils require a building consent to be started within 2 years, so you would need to begin work within the 2 years following your approved consents.

WHAT IF I HAVE A VISION FOR A BUILD, BUT DON’T KNOW WHERE TO START ?

We often begin to visualise how we will live within our home before the real design comes to fruition. This is an important part of the process, as how you will live within this home is the cornerstone of its overall design. What’s most important is the vision for the floor plan, and what kind of architectural look you’re wanting for the exterior. Together with an architect we will work from a blank piece of paper to help you capture that vision and bring it to life.

MONETARY POLICY IS WORKING

A dovish hold: the Reserve Bank’s kept the cash rate unchanged, and lowered their expectations. Kiwibank economists chat about the RBNZ’s move on February 28.

After a three-month break, the Reserve Bank of New Zealand [RBNZ] have come back to the drawing board and concluded: Monetary policy is working.

If we start offshore, central banks around the globe have done enough, by hiking interest rates, to stifle growth and strangle inflation. Global growth is below trend, and our trading partner growth is expected to slow further this year. The RBNZ sees downside risks to the global growth outlook.

That points to softening commodity prices. And we’re a commodity exporter. Without a fall in our currency, our exporters may face another awkward year.

The inflationary impulse reaching our shores is simply softer, with deflation in China, our largest trading partner. Yes, shipping costs have spiked with the skirmishes in the Red Sea.

It will feed through (somewhere between 0.3-to-0.7 per cent according to RBNZ). And these added costs, and time, will impact the bottom lines of exporter and importers. Offshore, all of the focus is around central banks, especially the Fed, cutting rates this year. They have done enough and will need to cut rates in order to achieve anything close to a soft landing.

Locally, the RBNZ’s comments around migration and the labour market were key. Signs of a slowdown in economic activity are abundant.

Whether it’s retail sales, construction, or manufacturing, tighter financial conditions are weighing on activity. Household

consumption is weak and business activity is subdued.

The RBNZ’s new forecasts were little changed and continue to paint a soft economy, continued rise in unemployment, and a (slightly) faster return to the RBNZ’s 1-3 per cent inflation target band. The restrictive monetary policy settings is having the intended impact. The need for further pain is unwarranted.

The Kiwi economy is weak at present. Economic growth is expected to have been flat in the final quarter of last year. And looking beyond, we’re in for a few more quarters of rather subdued growth. Restrictive interest rates and below-trend global growth is weighing on demand in the economy.

Rapid population is supporting aggregate output and remains an upside to the economic and inflation outlook.

The demand impact of strong migration is emerging in the form of rising rents. And retail sales volumes would be weaker still if not for population growth.

Encouragingly, the RBNZ’s near-term inflation forecasts were revised lower. It follows a series of significant downside surprises to the RBNZ’s expectations.

Compared to the November monetary policy statement, a slightly faster return to the RBNZ’s 1-3 per cent target band is expected. Inflation is forecast to hit 3.2 per cent by the middle of the year, down from the 3.7 per cent estimate. But they aren’t letting their guard down just yet.

With only a gradual loosening in the

labour market to date and sticky domestic price pressures, the RBNZ is maintaining a hawkish front. The official cash rate [OCR] track still signals a bias toward further tightening near-term.

The RBNZ requires more evidence –specifically inflation prints – before we will see them pivot. But the pivot is coming. And expectations are shifting.

Expectations for the OCR this time next year have fallen from 5.56 per cent to 5.47 per cent. We’ve moved from chances of hikes to chances of cuts.

In a slight surprise, the RBNZ also lowered their near-term house price forecast. Previously expecting gains of around 5 per cent by late this year, the RBNZ now doesn’t see these gains until mid-2025. Record high net migration continues to add additional demand to the housing market.

But the RBNZ’s mind is on the lagged impact of monetary policy tightening which continues to wash through the economy.

Despite some minor falls in lending rates, mortgage rates remain high and dry, weighing heavily on the housing market. In the medium term (the two-year sweet spot) however, a lagged impact of high net migration and lower interest rates, has the RBNZ seeing house price growth of around 6 per cent per year.

We, in comparison, see house price gains of about 6 per cent in 2024.

ACT CONGRATULATES MAYOR ON PROCUREMENT REVIEW

“T

he Auckland Mayor’s move to review woke procurement policies should prompt other councils – and Central Government – to do the same,” says ACT Local Government spokesman Cameron Luxton.

“ACT believes the purpose of Government procurement is to deliver quality public services at the best possible value for money. It’s as simple as that,” says Luxton.

“Today [February 29] we learned how long-standing Auckland Council contractor Ward Group was ruled ineligible for $20 million worth of demolition contracts. They didn’t simply lose a contract to a competitor. They have been excluded entirely from bidding for council jobs because they failed to pass a box-ticking exercise.

“The council’s 10 evaluators dismissed Ward Group’s track record of service and ruled them out because they apparently lacked social enterprise skills, and relationships with community and Māori organisations.

“This outcome is outrageous. Council and Government entities should strive for more choice and competition between contractors,

but bureaucratic procurement rules achieve the opposite. Having an exclusive club of favoured contractors will inevitably result in worse value for ratepayers and taxpayers.

“ACT congratulates [Auckland Mayor] Wayne Brown for his common sense in reviewing these dumb rules and we encourage the same move for other local councils using box-tick exercises to choose their suppliers.

“But under the previous Government, the rot of so-called progressive procurement reached Central Government. Willie Jackson instructed almost 150 government agencies to increase the diversity of their suppliers, with a target of eight per cent of all Government contracts being awarded to Māori businesses.

“When we should be enabling competition and productivity, we’re instead telling builders and computer programmers to scour their family trees to figure out if they can qualify as a Māori business. That’s absurd.

“Right now the Government is busy completing its 100-day plan. But when it’s done, it should commit to stripping bureaucratic, woke BS from Government procurement rules in the next 100 days.”

Plaster facades and interior finishing systems add stunning style and durability to new and existing homes, as Resene Construction Systems reveals.

There is a vast array of external facades available in the marketplace with weatherboard and brick being the most common.

More and more often, when driving around, people are seeing a greater level of external plaster facades which, from our point of view, is fantastic, and equally for the diversity in subdivisions.

Whether new locals are renting first or dive right in by buying a new home in the area right away, it pays to speak to local professionals before dipping our toes into the market.

RIGHT, PRICE!

Housing stocks have been on the ‘up and up’ – including suburban bungalows through to townhouses and apartment buildings – over recent years. Although house prices dropped significantly in 2022, it appears as though the market found its feet once again towards the end of 2023. What’s more, an (overall) reduction in prices means buying a new home may be more affordable.

Also, as interest rates have risen – in efforts to check inflation – ‘cashed up’ buyers may hold an extra advantage. In any case, when markets are in motion, negotiation becomes crucial.

While inflation has been hitting household budgets hard, it’s also impacted the price of building materials. That said, builders keen to continue to add new projects to their ‘to do’ lists will have ways to keep material costs under control. Reliable, local construction companies will ensure budgets won’t blow out – just be sure to discuss options right from the start and plan thoroughly.

DO UPS OR DONE UPS?

With so many new builds on the local market, purchasing a ‘fixer-upper’ isn’t as necessary as it once was for many. WARMER KIWI HOMES RENEWS COMMITMENT TO HEALTHIER HOMES

An initiative dedicated to helping homeowners create warmer, healthier environments remains committed to supporting the Asthma and Respiratory Foundation NZ.

Warmer Kiwi Homes, a Governmentfunded programme, has re-signed as a Silver partner of the Foundation’s Friends of the Foundation programme.

Foundation chief executive Letitia Harding says living in a warm and dry environment is good for everyone, but is vital for those with a respiratory condition to stay well.

“Too many Kiwis live in cold, damp housing, which has been shown to increase the risk of respiratory infection, asthma exacerbation and potentially asthma development,” says Harding.

“We know that well-installed insulation and efficient heating can improve the health and well-being of your family, reducing the number of doctor’s visits and hospitalisations.”

It was great to have Warmer Kiwi Homes

back on board, given our values aligned, Harding says.

INTERMEDIATE SCHOOL AND HOUSING PROJECT Supreme winners

In a sign that New Zealand architecture is in good hands, two projects have been awarded 2023 Supreme ADNZ Resene Architectural Design Awards.

One of the two projects is an intermediate school in Hastings, while the other is a multiunit housing complex in Hobsonville. The awards were held in Wellington in October 2023.

Keryn Davis, CEO of Architectural Designers New Zealand, says it was an unprecedented move for ADNZ and the decision to award two supreme winners was not an easy one.

“More often than not, one project stands out to win the supreme title. We understand what a significant award this is for the architecture community. 2023 proved to be an exceptional year with two equally deserving projects capturing the eye of the judges for two very different reasons,” says Davis.

“From a community aspect, it is also positive to see a local intermediate school and a new home development focused on delivering affordable medium density housing taking out supreme awards. Congratulations to the winners.”

The designers named Supreme are Darryl Church of DCA Architects of Transformation for his work on Heretaunga Intermediate School in Hastings and Madushin Amarasekera of Construkt Architects for his work on Te Uru walk-up Terraces in Hobsonville, Auckland.

The Heretaunga Intermediate School technology block was created to establish the school as a leader in delivering technology-based curriculum for the Hastings region. The building has been positioned in a showcase location, while

also creating a sheltered internal landscape conducive to extending learning outdoors. In addition, the development introduced critical safety improvements with a new carpark and drop off/pick up zone, alongside improved orientation, and wayfinding to the administration block.

The ADNZ judging panel proclaimed the project as an exercise in balance, of exterior and interior colour symbolism, of busyness and tranquillity and of elegance and robustness in both form and materiality.

“Heretaunga Intermediate School receives the Supreme Award for being a successful architecture project to both balance critical community needs and functions, while also producing a beacon project that stands for the fun of coming together to learn.

“Weighting fun and function equally are seamlessly delivered. The melding of these elements into a timeless taonga for the community is what makes this project stand out as an exemplar at this time in Aotearoa’s history.”

“The simple extruded box volume successfully uses colour in both exterior and interior placement to highlight separate

activity areas. The result is to create a distinctive and inviting playful building that entices students to discover the joys of learning within.”

Heretaunga Intermediate School also won the National Award for Commercial Architecture.

The Te Uru Precinct is a ‘gateway’ into Hobsonville Point. As is typical of the Hobsonville Point precincts, it aims to deliver varied housing typologies and in this case a mix of affordable housing typologies, mid and open market product. Construkt Architects were engaged by Fletcher Living to develop the design of a mix of three storey apartments and walk-ups, to meet a range of different buyers needs and offer architectural variety.

ADNZ judges said the Te Uru Terraces was a well-worthy winner of a Supreme Award, showing the way forward for the rest of Tāmaki Makaurau on how to manage density done well.

“Eight separate buildings provide several townhouses, with a common language of forms being individualised by colour, materials and textures into homes for all. The cultural history of the site is written into the façade in places, with careful weaving of patterns into the brickwork referencing the welcoming action that the buildings do, as both a karanga and a hongi to the incoming visitors.”

“These buildings were not aimed at the expensive end of the market, but instead reached the affordable limits that Tāmaki Makaurau so desperately needs to continue to flourish. This project does the hard mahi and is deserving of the highest praise.”

Te Uru walk-up Terraces also won the National Award for Multi-Unit Housing.

POSITIVITY CLOSES OUT 2023 FOR THE LIFESTYLE MARKET

Quarterly data released on January 30 by the Real Estate Institute of New Zealand (REINZ) shows there were 76 more lifestyle property sales (6.2 per cent) for the three months ended December 2023 than for the three months ended November 2023.

Overall, there were 1297 lifestyle property sales in the three months ended December 2023, compared to 1331 lifestyle property sales for the three months ended December 2022 (-2.6 per cent), and 1221 lifestyle property sales for the three months ended November 2023.

A total of 5433 lifestyle properties were sold in the year to December 2023, 1377 (-20.2 per cent) fewer than were sold in the year to December 2022. The value of lifestyle properties sold was $5.98 billion for the year to December 2023.

Shane O’Brien, rural spokesman at REINZ, says the lifestyle property market ended the year on a positive note with $432 million of sales, up from $411m year on year.

“The positive finish to the year paralleled the with a more positive residential market in late 2023 as buyers once again moved between the two markets,” O’Brien says.

“There was also an increase in the sale of bare land blocks, with 93 sales up slightly since 2022. The drop in the median sale price was seen as buyers adjusted to higher building and site development costs.

“This market has been somewhat

impacted by Government policy seeking to reduce the amount of productive land being subdivided with several regions having a significantly lower volume of bare land blocks available.”

The

median price for all lifestyle properties sold in the three months to December 2023 was $950,000 and was down $90,000 compared to the three months ended December 2022 (-8.7 per cent).

The median price for bare land lifestyle properties sold in the three months to December 2023 was $440,000 and was down $30,000 compared to the three months ended December 2022 (-6.4 per cent).

The median price for farmlet lifestyle properties sold in the three months to December 2023 was $1,080,000 and was down $120,000 compared to the three months ended December 2022 (-10.0 per cent).

“Agents continue to report good volumes of enquiry and, for some South Island regions, a continuation of enquiry from other parts of the country,” says O’Brien.

Eight regions recorded an increase in sales compared to December 2022, with Nelson/Marlborough (+17 sales) and Bay

of Plenty and Manawatu-Whanganui (+9 sales) observing the biggest increases. Auckland (-51 sales) and Canterbury (-21 sales) recorded the biggest decreases in sales in the three months to December 2023 compared to the three months to December 2022.

Compared to the three months to November 2023, eight regions recorded an increase in sales. Three regions saw the median price of lifestyle blocks increase between the three months ending December 2022 and the three months ending December 2023.

The most notable examples were in Wellington (+12.8 per cent) and Southland (+4.3 per cent) with the biggest decreases being in West Coast (-40 per cent) and Gisborne/Hawkes Bay (-20.4 per cent).

The median number of days to sell for lifestyle properties was 14 days more in the three months to December 2023 than in the three months to December 2022, sitting at 64 days. Southland (48 days) recorded the shortest number of days to sell in December 2023. West Coast (119 days) recorded the longest number of days to sell.

Home consents down 28 per cent in January

There were 1991 new homes consented in January 2024, down 28 per cent compared with January 2023, according to figures released by Stats NZ on March 1.

“Fewer new homes were consented in January 2024 than in each of the previous five January months,” construction and property statistics manager Michael Heslop said.

In January 2024, there were 899 standalone houses consented, down 16 per cent compared with January 2023.

“The last time less than 1000 stand-alone houses were consented in a month was April 2012 when 959 stand-alone houses were consented,” Heslop said.

There were 1092 multi-unit homes consented in January 2024, down 36 per cent compared with January 2023. Multi-unit homes include townhouses, apartments, retirement village units, and flats.

Of the multi-unit homes consented in January 2024, there were:

• 899 townhouses, flats, and units (down 8.7 per cent compared with January 2023)

• 123 apartments (down 67 per cent)

• 70 retirement village units (down 80 per cent).

The number of new homes consented each month can vary significantly due to the timing of large multi-home projects, such as apartment buildings and retirement villages.

“Several large projects contributed to the 373 apartments and 352 retirement village units that were consented in January 2023,” Heslop said. “This played a part in the large decrease for apartments and retirement village units in the January 2024 month.”

When seasonal effects are excluded, the number of new homes consented in January 2024 fell 8.8 per cent compared with December 2023. This follows a seasonally adjusted rise of 3.6 per cent in December 2023.

ANNUAL NUMBER OF HOMES CONSENTED DOWN 26%

In the year ended January 2024, there were 36,453 new homes consented, down 26 per cent compared with the year ended January 2023.

There were 20,946 multi-unit homes consented in the year ended January 2024, down 26 percent compared with the year ended January 2023.

The number of stand-alone houses fell 26 per cent to 15,507 over the same period.

REGIONAL BREAKDOWN

In the year ended January 2024, all regions except Gisborne consented fewer new homes compared with the year ended January 2023.

“The number of new homes consented in Gisborne increased 8.6 per cent in the year ended January 2024,” Heslop said. “The increase in Gisborne was driven by multi-unit homes, up 16 per cent, whereas the number of stand-alone houses consented was flat.”

The four regions with the highest number of new homes consented in the year ended January 2024 were:

• Auckland with 15,309 (down 28 per cent compared with the year ended January 2023)

• Canterbury with 6774 (down 24 per cent)

• Waikato with 3431 (down 27 per cent)

• Wellington with 2326 (down 41 per cent).

And yet, it’s clear the designers at Gugliermetto Experience were hungering for something, while also yearning to put their feet up, when creating their ‘big eat’ range. With home comforts ranging from armchairs and sofas to poufs, this Italian company has obviously been thinking about kitchens while devising new products for living rooms. Expressing that good taste never goes out of style, these creative Europeans are fast turning the tables on traditional interior design.

ENLIGHTENMENT: The development of oil lamps meant many activities (including study) were no longer restricted to daylight hours. In this way, the lamp was not just a breakthrough on its own, it also permitted more rapid development of other technologies. Of course, Germany’s Opossum Design isn’t trying to spark a new age of ‘enlightenment’, but its range of oil lamps does pay homage to a humble invention, one which changed the course of history. Dreamed up by the quirky designers at Portugal-based Circu, the Odyssey children’s bed is no boat as its name would suggest. Instead, it’s an on the rails –although off the wall – mode of transport to ‘Morningtown’. BUYING A HOME: IS ‘MUM’ THE WORD?

Parents lending their children a hand as they attempt to take their first step on the property ladder is nothing new. However, as home ownership rates decline, such assistance from parents is coming at an added cost, Glenys Talivai from Public Trust warns.

“For so many younger people, the only way into home ownership is with financial support from others. This can put significant pressure on many Kiwi families who, if they are able

to, want to financially assist their children into homes, but many are also mindful of the large amounts of money they may need saved for their own retirement.”

Research suggests 95 per cent of Millennial homeowners are receiving financial help to purchase a home, 79 per cent amongst Gen Z.

Due to a combination of rises in interest rates, construction costs and (in general) the cost of living for first home buyers, and

a need for people to save more for their retirement, home ownership levels could well drop even further.

“With almost half of New Zealanders reporting financial discomfort, our ability to plan is diminishing,” Ms Talivai adds. “Additionally, people are living longer, [so] savings need to last significantly longer.”

STONE AGE REVISITED

Wooden homes have their benefits, but the age-old practice of constructing dwellings from stone (or brick) remains at least as fashionable and functional as ever.

There are some downsides to building homes from stone. For a start, they are often more expensive than timber constructions, taking longer to build and requiring the work of specialist builders.

And yet, the benefits often outweigh (literally?) the cost.

Water and wind resistant, stone and brick are also fireproof, and (dare we say?) ‘wolfproof’. It’s also ‘child resistant’ as even the most determined tantrum won’t result in holes in stone walls and scratches practically scream ‘character!’ Mould is not an issue and stonework requires minimal cleaning and maintenance.

Provided the most compatible and

effective insulation is installed alongside, stone helps regulate temperature, so homes are prone to be warmer in winter and cooler in summer.

Facing climate change, sustainability is fast becoming a concern. In this sense, stone is a good option, requiring less processing than timber, for example.

Not everybody must get stone, but many are choosing to take a back to the future approach by using this timeless material.

KITCHEN TIPS: ISLAND TIME!

There was a time when kitchens were functional, often drab, engine rooms for the home. Times have changed!

As people increasingly open their doors on open plan living, kitchens are now firmly at the centre of our homes. And, at their centre, kitchen islands have become focal points, in addition to serving as serving stations and for meal preparation.

Because they often occupy a fair chunk of floorspace, islands must be functional to rise to the occasion. To ensure they become genuine multitaskers, thinking outside the box is advised. In addition to sinks, microwaves, hotplates and the like, they can also be designed to accommodate small herb stations, compost bins or even a small pantry, all depending on our needs.

Clever use of shelving underneath (especially on the cook’s side) can allow easy access to many items, such as condiments, placemats or even cookbooks, which we may need to have within easy reach but don’t necessarily wish to display.

Although every island is an island there’s no need for it to be entire of itself, so be sure to consider how handy it will be to bring a little power to the people. Before finalising a selection or custom design, consider where

electrical outlets will be placed – these will definitely prove most useful when cooking up a storm but also for guests, when charging phones for example.

Space invaders...

While smaller houses become increasingly common and, at the same time, many more people work from home, demands on space have never been greater. So, what to do to ensure our space isn’t invaded by too much stuff? Fortunately, we’re not limited to choices between ‘function or form’ as more and more multifunctional pieces are designed to help us make the most of available space. Here are just a few of our favourites.

HANG UPS

Typically, glassware is either hidden away (using up valuable cupboard space) or displayed in China cabinets then rarely used. But hanging racks for glasses (for example) offer a ‘clear’ middle ground. Accessible and practical while filling unutilised space, they can also add to the feel of the room especially when reflecting light. Similarly, hanging baskets from a chain in the corner of a bathroom can keep consumables in easy reach while not appearing too obvious.

POUF POWER

SNORE & STORE

Old fashioned wardrobes just aren’t as practical in today’s (often) smaller bedrooms. Walk-in wardrobes or dressing rooms are becoming more common but, even then, we can find ourselves with more than we can store. This is especially true for children’s bedrooms. While there are many beds on the market that come with built-in storage, plastic boxes are also an option. Hidden away (undercover, so to speak) but still easily accessible, they provide a relatively cheap solution to storing clothes and children’s toys.

Why Constantinople became Istanbul may well be nobody’s business but the Turks, but the Ottoman is now a fashion statement that belongs to the world. While more traditional Ottomans are still popular, playful ideas for poufs abound. Ottoman or pouf, essentially the concept remains the same – a piece of furniture that can be used as a seat, footrest or coffee table while also doubling as storage.

JOB DONE!

As lockdowns proved, working from home has become a viable option for many thanks to developing technology. Ironically, ‘old school’ writing desks are ideal as modern home workstations, and there are crafty new designs available too. Such fold-away options may not be suitable for the enormous computer monitors and tower units of the past, but they make perfect perches for laptops.

While these tips should help, eastern Auckland is well served by interior design experts who are sure to have even more ways to make the most of limited space around the home.

THINKING OUTSIDE THE BOX…

DIY is as Kiwi as backyards. However, whether we’re preparing our great outdoors to shine, wrangling with a new landscaping project or simply undertaking regular maintenance, a little effort goes a long way.

BRANCHING OUT...

Around the home pruning trees can be a breeze for people in the know. However, because some jobs can be difficult or even dangerous for those out on a limb (literally!), calling in a local arborist may be our best bet.

The first point to address is when to prune. In general, pruning during the heat of summer is not a good idea as trees are under stress when they’re producing new leaves. Autumn is worse as pruning can delay dormancy. While the ‘when’ is largely dictated by the type of tree, late winter is (overall) a good time, for most fruit trees for example.

Before pruning any tree consider its structure and plan cuts as best as you can. Think about why pruning is required – for aesthetics, to remove ‘dead wood’ or to promote growth – as these factors will influence how we set about the rest of the task at hand, minimising workload and stress on the tree.

Pruning simply to improve the look of the tree (especially with regards to ornamentals) shouldn’t be overdone as each cut made puts strain on the plant leaving it more vulnerable to diseases. If dead or damaged branches could cause a safety issue, they should be removed regardless of the time of year. But if branches (including healthy ones) are within a few metres of powerlines professional help is needed.

As is the case with any DIY work, the right tools are essential. Hedge trimmers may be enough for smaller branches provided they can make a clean cut. Otherwise, loppers and decent quality saws are essentials. Make sure cutting tools are sharp as dull blades (and dare we say ‘dull people’?) may cause excessive damage.

Don’t skimp on protective gear, such as goggles, gloves and even ropes and harnesses if required. While unnecessary damage to trees is best avoided, they should heal...people may not! If ropes are needed to ensure larger branches don’t cause a calamity when falling, it’s another red flag indicating, once again, that we should hand

the job over to someone with more expertise and specialised equipment.

BEAN (S)TALKING

Gardening is rewarding but it is possible to have too many beans, for example, and frustrating to see good food wasted. However, as we gear up for planting, our smart phones are handy tools thanks to a nationwide network for gardeners.

Through a website, social media and new app, Magic Beans provides a free platform to help Kiwis trade healthy, fresh produce with their neighbours and minimise waste.

FENCES: YOU IN?

On the home front, in addition to providing privacy, security and safety, fences can also add to a property’s value through ‘kerb appeal’. Knowing what type of fence you’re after is an important first step. So, here are some pros and cons of the most common fencing materials:

• Wrought iron: These fences can last for hundreds of years if regularly maintained. However, iron is prone to rust so it must be repainted regularly

• Brick or masonry: Such fences can also withstand the test of time and are relatively easy to maintain. Having said that, they can be pricey and must be installed by professional masons

• Aluminium: lightweight and easy to install, aluminium fences are unlikely to rust. As an added bonus, aluminium requires littleto-no maintenance and can be painted to match a home’s exterior

• Vinyl: A relative newcomer to the market as a fencing material, vinyl can be designed to resemble wood or metal without rotting, rusting or becoming a home to pests. In addition, a good, thorough wash once a year will keep it

looking good as new

• Pressure-treated wood: Wood fences offer a sense of timeless style. Although pressure-treated wood can last decades, it does require annual maintenance such as painting and staining

Regardless of your choice in terms of materials, it pays to opt for quality; cheaper materials can save money in the short term only to cost more in general upkeep, repairs or even replacement.

DIY OR GO PRO’?

The operative word in the acronym DIY is ‘Yourself’ – if you are up to the task, installing a fence should be no trouble. However, even those in the know often call in the professionals for the following reasons:

• Right place: Contractors typically use surveyors to ensure they install the fence within your property line. In addition, most reputable contractors guarantee their work providing peace of mind

• Price is right: DIY fence may be less expensive than hiring a contractor, provided you already have the necessary tools as these can be costly to purchase or hire. Also, a contractor is (most likely) less likely to make expensive mistakes

• Time on your side: As time is money, a contractor will endeavour to complete any project quickly and efficiently. In comparison, ‘weekend warriors’ may soon discover fences can gobble up plenty of time on their days off as they painstakingly lift, hammer and sweat their way to completion

• Laying down the law: It can be all too easy falling afoul of regulations regarding fence heights, distance from the street or footpath and even use of materials. And, the time and expense of tearing down a fence is best avoided for obvious reasons. Local professionals will be familiar with regulations and, if not, it’ll be their problem to fix

When making a choice with regards to local contractors, a little research goes a long way.
