Being told that your property is worth more than it is

This is a common tactic used to get sellers to sign up. When the property doesn’t sell, you are asked to drop the price. A property that is stale, or is reduced in price, often sells for below market value. Remember it is not the promise of a price, its the process that achieves the maximum price.

Being offered a cheap or discounted fee

Cheapest is never the best, and often times using a cheaper estate agent is a false economy. Whilst you may save on the fee, it can cost ten times that on the sale price, not to mention the stress, inconvenience, lack of communication, and delays. Also, if an agent has to discount their fee to attract clients, do you really want them negotiating on your behalf?

Being asked to sign a lengthy contract

Do not sign a long contract. If after a week the agent doesn’t deliver on their promises, you may be stuck with them for 3 months. If the agent is confident in their ability to provide great service and get the result they promised, they should not need to tie you into a long contract.
