Maintenance and repairs are carried out by our staff or approved contractors, all of whom are clearly identified. Requests for repairs should be made through Nido App . Reporting a fault in your accommodation will form a contract between you and Nido. You must therefore expect a member of the maintenance staff or a contractor to enter your property to repair the fault. In an emergency, for example a flood, we may enter your accommodation without prior notice.
The following are the service standards you can expect:
• Priority One - Emergency Repairs – are responded to within 12 hours of a report of a defect. These would be any repairs required to avoid a danger to health, a risk to the safety of residents or serious damage to buildings or resident’s belongings. We provide a 24-hour service, so please remember that only genuine emergencies should be reported as operatives can attend at any time day or night.
• Priority Two - Urgent Repairs – are responded to within 24 hours of reporting the defect. These would be any repairs which materially affect the comfort or convenience of the residents.
• Priority Three - Non-Urgent Repairs – are responded to within 48 hours of a report of a defect. These would be any repairs not falling within the above categories.
A limited level of reasonable wear and tear is to be expected in student accommodation. If you are found to be responsible for vandalism or damage (accidental or deliberate) to the fixtures, fittings, furniture or decoration in any part of the residence you will be liable to pay for the costs and labour involved in making good the damage. Where the person responsible cannot be identified, residents will be charged collectively for repair of such damages, vandalism or missing items.
No work should be carried out to your room, this includes decorating (painting/ wallpaper), putting up shelves or changing fittings. Students may fix posters or pictures to walls using damage free strips, but please be beware that these decorations can damage paintwork on walls and furniture, which could result in a remediation charge.
Condensation can cause staining and black mildew but there are several ways this can be reduced or avoided altogether.
Remember to:
• Use extractor fans in kitchens and bathrooms.
• The bathroom is small in size, so it is better to keep the bathroom door open after showering.
• Ensure doors are closed to other areas of the residence.
• Where condensation has occurred be sure to leave room heating ON to assist in drying out and remember to keep the room well ventilated.
Fire safety guidelines will be displayed in all communal areas. In the event of fire you should break the glass in the nearest fire alarm call point, leave the building immediately and proceed to your designated assembly point. Residents must evacuate the building if the fire alarm sounds, and only return to the building when a Fire Officer or staff member instructs them to do so. Misuse of fire alarm is subject to fine. Fire alarms are tested monthly in accordance with Nido policy.
Follow the guidelines set out in your accommodation. Fire Evacuation Procedure notices are placed strategically throughout our accommodation, and you are asked to familiarize yourself with the procedure at the earliest opportunity. If you are able to and it is safe to do so, shut windows and doors when leaving your room. If you are able to, shout “FIRE” or bang on doors to warn others. Leave quickly and safely and go to your designated safe area.
Fire evacuation practices are arranged annually. You are required to cooperate with the instructions of Nido staff during practice events. If you have a disability, an officer will advise you about safe evacuation in the event of a fire in accordance with your Personal Emergency Evacuation Plan (PEEP).
The fire extinguishers and fire blankets are supplied for use only in an emergency. Tampering with any fire safety equipment (e.g. malicious use of fire alarms, unnecessarily discharging fire extinguishers, propping open fire doors or capping smoke detectors) is a serious offence.
Smoking and smoking related items are not permitted anywhere in your student accommodation. If you are found to be smoking or hold any smoking related items in any part of the residence you will be in breach of your tenancy and could face eviction. This includes electronic water vapour cigarettes. Smoking related items include ash trays, pipes, water vapour nicotine inhalers.

We understand that for many of you this will be your first time away from home and we suggest that once you have moved in, you start to find out what is where and who is who at your residence.
Make a point of noting how to get out in the event of a fire, and where you can ask if you need any further information. Our cleaners and caretakers will be on site daily. They will help you settle in and answer any questions you have.
Nido is committed to providing a safe, secure and friendly environment for all of its tenants and as such will not tolerate any form of anti-social behavior or activities that may cause noise or nuisance to your neighbours. If you or any of your guests are seen to be causing anti-social behavior, we may take action. In serious cases an eviction notice may be issued.
The misuse (underage drinking, etc) and the abuse of alcohol (drinking to an extent such that one’s behaviour and judgment are impaired or result in disruption of others) frequently leads to behavioural problems in the residence. The effects of alcohol misuse/abuse include, but are not limited to, excessive noise, interpersonal conflict and vandalism. Residents who misuse/abuse alcohol could negatively affect the community and endanger other residents. This policy is designed to assist the resident who, through the misuse/abuse of alcohol, is violating housing rules and to protect the community from the effect of a resident who continues to misuse/abuse alcohol, often infringing on the rights of others to a quiet and orderly living environment.
At Nido Randwyck, we value safety and comfort. Guests must be registered at reception upon arrival, with prior notice required. Visiting hours and overnight stays require approval from the residence manager. All guests must provide ID and follow security procedures. Residents are responsible for guest behavior and any damages. Management may deny entry or request disruptive guests to leave. These measures ensure a harmonious environment, and we appreciate residents’ cooperation.

Non-EU/EEA citizens moving to the Netherlands usually apply for a gecombineerde vergunning voor verblijf en arbeid – GVVA (a combined residence and work permit). To be eligible for a GVVA there must already be a job offer in place, and the employer will help with the procedure.
The IND is present at their service desk located in Maastricht International Centre, every Tuesday, Thursday and Friday for the specific purposes of issuing residence permit cards, collecting biometric information, issuing residence endorsements stickers or return visas. Burgerservicenummer – BSN:
All residents in the Netherlands who are planning to stay for more than four months must register with the municipality in which they intend to live . Upon registration they are issued with a Burgerservicenummer – BSN (citizen service number). The BSN is crucial for gaining access to a range of services and facilities including banking, taxation, insurances and benefits, similar to the National Insurance number in the UK and the social security number in the US. The registration needs to be made in person, with all family members present. All residents new to the Netherlands are required by Dutch law to register their presence within five days after arriving.
When registering at the municipality where a BSN will be issued, the following documentation is required:
• A valid passport or identity card;
• Non-EU citizens must also have a valid residence permit or be in the process of applying for one;
• A tenancy agreement, or a signed statement with a photocopy of the passport of the main occupant, stating that they are allowed to register at that address, or a document that proves that the applicant is the owner of a property: a deed of ownership or a deed of transfer;
• An original or legalised copy of the applicant’s birth certificate;
• If applicable, an original or legalised copy of the applicant’s marriage/ divorce certificate.
Bank account:
Once registered in the Netherlands, the following documents are required to open a bank account:
• Proof of identity (passport, identity card or residence permit);
• Burgerservicenummer – BSN (citizen service number);
• Proof of address (signed rental contract, utilities bill)
Banks like ABN AMRO, ING and Rabobank have websites in English.
For more information you can visit: https://www.abnamro.nl/nl/prive/index.html https://www.ing.nl/particulier/english
Work permit (tewerkstellingsvergunning – TWV): Non-EU/EEA students studying in the Netherlands may work for up to 16 hours a week, but require a tewerkstellingswerkvergunning TWV – (work permit) as a werkstudent (working student). This is applied for by the employer. It is usually issued for a period of 1 year without question as long as the wages offered and other conditions conform to legal requirements.
DigiD:
The DigiD (digital identification) is a way of providing secure access to national and local authority websites and to a growing number of other websites such as health insurers and pension funds.
The DigiD is linked to the Burgerservicenummer – BSN (citizen service number) which is issued upon registration at the municipality. Applying for a DigiD can be done via the digid.nl website: https://www.digid.nl/en.
Applicants will be prompted to choose a gebruikersnaam (username) and wachtwoord (password), and then these 2 codes are subsequently used to gain access to relevant websites.
EU/EER citizens are allowed to apply for a DigiD when not resident in the Netherlands if they already have a BSN. On application via the DigiD website they will recieve a “baliecode”. Make an appointment at the local muncipality, bring this code and passport/ID, and obtain an activation code for the DigiD. Then activate the DigiD via the DigiD website.
The DigiD app is being used more often as method of access to websites, so it should also be requested when you apply for a DigiD. Once you have a DigiD you can also use it when you are not in the Netherlands.
Leaving the Netherlands:
When leaving the Netherlands for more than 8 months, it is mandatory to deregister with the municipality. General practitioner:
It is common in the Netherlands to be registered as a patient with one general practitioner (GP) or family doctor (huisarts). The GP is your first contact person when you have health problems. You can then make an appointment with your GP, who will examine you. If the problem can be solved through medication, he/she will write a prescription, which you can pick up at the pharmacy immediately. If further examination or a hospital procedure is needed, the GP will refer you to a specialist.
As the selection of a GP is a personal choice, we cannot refer you to one particular GP in Maastricht. In general, all GPs speak English and most of them will offer you the opportunity to get to know them in an introductory interview after you have registered as a new patient.
When choosing a GP it is probably most convenient to have one close to home. We therefore advise you to go to https://www.rhzheuvelland.nl/ or https://huisartsenmaastrichtoost.nl/for-students/, to view the nearest GP’s address, phone number and website. Simply call and make an appointment to register. Please remember to bring proof of health insurance (i.e., your insurance card) when registering.
Emergencies:
Dial 112 to call the hospital (for an ambulance), police and fire department in case of emergency.
Dentists:
Likewise, you can register with a dentist (tandarts). Google “tandarts maastricht” to find one. Some dentists may not accept new patients due to capacity limits. Note that dental care coverage depends on your specific health insurance policy. If not, you can of course still register and simply have the bills sent to your home address.
Pharmacies:
It is also probably most convenient to have a pharmacy (apotheek) close to your home. As most of the medication sold in pharmacies is only available on prescription by your GP, the easiest way to find a pharmacy is to ask your GP.
Weekend and evenings:
If you need to see a doctor after office hours or during weekends, contact the Maastricht UMC+ https://www.mumc.nl/en (huisartsenpost) on 043 3877777. For prescriptions, its in-house pharmacy is open 24/7: https://www. mumc.nl/en/patients-visitors/praktisch/pharmacy.
Maastricht UMC+:
Near Nido Randwyck, you have convenient access to Maastricht UMC+. Located on P. Debyelaan 25, 6229 HX Maastricht, the hospital offers comprehensive medical services and healthcare facilities. If you need further information, please visit https://www.mumc.nl/en

You are responsible for your guest’s behaviour whilst they are within the building and ensure all of your guests follow Nido policies. Guests must be accompanied at all times and are not permitted in the building unescorted and do not have access rights to a resident’s apartment. Management reserves the rights to charge the resident for any damage caused by their guests. As well as unlimited guests during the day, residents are also able to have one overnight guest per night. We’ll be sad to see you go and hope you’ve enjoyed your stay with us. We hope you stay with us for all your time in Maastricht, but if not, we wish you the best in your next chapter.
Upon checkout you will be required to leave your apartment by 10am on the check out date which is stated on your license agreement. Any private property or belongings left after vacating or upon the expiration of the license agreement will be considered abandoned and will be disposed of at the expense and risk of the resident. For long-term stays at Randwyck, there is a minimum stay requirement of 12 months . Following this initial period, residents are required to provide 1 month’s notice before vacating their unit. This policy enables us to maintain the efficiency of our operations and promptly prepare the unit for its next occupants.
