ENVISIONING In a state of continuous quality improvement since it opened, The Mayf lower has consistently anticipated industry changes and adapted accordingly. With that philosophy in mind, the community has now embarked on an ambitious master plan to ensure that the needs of both today’s – and tomorrow’s – residents will be met.

PREPARING FOR TRANSFORMATION

T

he senior-living industry is experiencing a sea change. While it continues to serve those born before 1946 (the “Greatest” and “Silent” generations – individuals who value security, stability and status quo), it is also transitioning to attract a new demographic that sees the world through a vastly different lens.

Enter the Baby Boomers.

According to Dow Jones & Company’s MarketWatch, a website that provides financial information and business news: “For years, boomers have denied that they are going to get old. Now, the defiant generation finally is thinking about the 2 | SUMMER 2017 NAVIGATOR

future – especially where and how to live.”

In that regard, “boomer consumers” have different wants, needs and expectations than previous generations. They’re looking for communities that offer more choices, more and better services and amenities, and more involvement in decision-making.

“It requires a whole new mindset,” says Mayflower president and CEO Steve Kramer. “While we have to maintain the standard of living that our existing residents have come to expect, we also must look ahead to capture the imagination of individuals with different priorities.”

To that end, The Mayflower has launched a strategic master plan that ultimately will transform the community in many ways. It’s a process that began simply by listening.

“Even though we’re looking 5, 10, 20 years out, it was critical that we didn’t lose sight of the most important constituents in this process: our residents,” says Kramer.

“So, we sought their input and listened carefully. We approached this effort methodically, but with no pre-conceived notions – examining industry best practices and engaging experts in the field. Taking all that into consideration, we’re now ready to move forward. We’ve planned for the future … just like our residents do.”

“The master plan will address several strategic areas,” adds Kramer. “Over time, residents are going to see changes that enhance what they already love about The Mayflower while simultaneously positioning us to be an even more attractive option for the next generation.”

Ron Branom, The Mayflower’s new Director of Construction and Project Management, will oversee implementation of the master plan. A Winter Park resident since 1989, Branom attended Rollins College and is a licensed general contractor who has worked with Centex Homes, Turner Construction and Winter Park Construction, in addition to running his own company for 10 years.

“Exciting things are happening at The Mayflower,” he says. “We’re taking the community to the next level and looking ahead to what future generations will expect. Every change we make will be on the cutting edge.”

THE FUTURE WHAT TO EXPECT

While details of the master plan are still being finalized, priorities include adding a memory care unit and upgrading the Health Center (Winter Park’s only 5-Star rated, Gold Seal facility) to feature luxury, all-private rooms and independent living suites. Plans also call for residents to have more convenient access to the geriatric and wellness clinics.

Public spaces and common areas will be redesigned to better accommodate activities such as the performing arts, educational sessions and group gatherings.

And new technology was recently installed to save energy, activate voice connections on emergency call buttons, and provide residents with free GPS-like pendants and watches.

PART OF THE PROCESS

For Shelby Reaves, things have come full circle. In 1989, he was a vice president at Turner Construction, the company that built The Mayflower and helped bring the project to completion. Today, as a resident, he’s part of the master planning process

that will take the community forward.

“It’s exciting to know first-hand where The Mayflower has been and now to help determine where it’s going,” says Shelby, who has spent his whole career in development. Not only did he work on such landmarks as the Cincinnati Bengals football stadium and the United Airlines terminal at Chicago O’Hare International Airport, he also spent 10 years in Hong Kong overseeing construction of 99 20-story apartment buildings. He and his wife, Sylvia, moved to The Mayflower in 2010, and he was the first president of the Residents Council to attend The Mayflower board of directors meetings.

“This community has really built a great legacy, and everyone’s eager to see what’s next,” says Shelby. “There’s so much continued interest from people who feel that The Mayflower is the right place to retire – and understandably so. It’s a wonderful choice on so many levels.”

Adds Sylvia: “We’re proud to be involved. We want to ensure that The Mayflower remains the gold standard of retirement communities in Central Florida.”

CEO Kramer echoes that sentiment and underscores the fact that investing in the future is part of an ongoing investment in excellence. But at the end of the day, he emphasizes, it’s all about the people.

“We’re in the hospitality business, so how we treat our residents – the care, support and service we provide – is very important,” he acknowledges. “That’s always been a genuine part of our fabric at The Mayflower, and that’s the motivation behind this master plan. The goal is to build upon that feeling of ‘no worries’ when you retire here. You can leave your cares behind … we’re going to take care of things.”

CHANGE

is on the menu

aul Landsberg has been serving up creativity since The Mayflower first opened its doors.

From his vantage point as Director of Food Services and now Director of Hospitality, he has watched the community grow and residents’ tastes evolve. And he knows it’s time for change – and some out-of-the-box, creative thinking.

“We’re adapting to meet the needs of the next generation,” says Paul. “So everything is on the table. We’re entertaining a lot of ideas, including a lakeside restaurant, al fresco and bistro-style dining, an early morning breakfast café, graband-go options and a smaller, more intimate formal dining space.”

Some changes, notes Landsberg, are already being implemented – including flexible spending accounts and an expanded, more eclectic menu.

Residents can now enjoy everything from lobster tail, king crab legs and fresh Chilean sea bass … to dry aged bone-in New York strip steaks … to traditional, family-style “meat and potatoes” favorites. There will also be hot and cold stations, healthier “farm-to-table” options, more soups and salads, and vegetarian items.

“It’s all about giving residents more choices,” says Paul. “I’m excited about where we’re headed.”

A

s an ambitious, long-range master plan begins to take shape, The Mayf lower is also embarking on several short-term, “refresh” projects in common areas.

First up: a redesign of the main entrance lobby. “First impressions matter,” says Jana Ricci, Director of Marketing.

“We wanted to add some ‘wow’ factor when people walk in the door.”

With that in mind, The Mayf lower turned to one of Central Florida’s most prestigious architecture and design firms, Phil Kean Design Group of Winter Park.

The American Institute of Architects’ 2016 Florida Builder of the Year, Phil Kean is known for distinctive, luxurious designs that integrate beauty and function.

CREATING A “SENSE OF ARRIVAL”

Reimagined in the Contemporary Florida style, the lobby will have a brighter, more welcoming feel, creating a fresh “sense of arrival” that balances clean, modern features with warm, traditional elegance.

At the reception desk, Grace Landauer will be able to welcome guests and residents to a brighter, more contemporary space.

“When you walk in, it will be very fun and exciting – a place where people will feel at home right away,” says David Stone, Director of Architectural Services at Phil Kean Design Group. “The overall concept is to bring in more light to showcase the lobby’s beautiful new colors, artwork, fabrics and furnishings.”

An accomplished artist, resident Dot Cline painted a tropical-themed water color that will brighten lobby walls.

RESIDENT INPUT HELPED SHAPE DESIGN

Mayf lower residents have been actively involved in helping to determine the look and feel of the refurbished lobby.

Dot Cline, an artist and former fashion model, who assisted in choosing fabrics for the furniture and accent pillows, says the area is going to be “lighter, brighter and more modern.”

Lawrie Hall says the new look exudes energy and liveliness. “It’s welcoming and appealing – and engineered for both accessibility and style,” she says. “The designers did a really good job of making it contemporary without being trendy or faddish, so that it won’t look outdated quickly.”

Former interior designer Diane Reece gives her approval, too. “It’s comfortable and cheerful,” she says. “And very livable.”

The lobby renovation is expected to be completed this fall.

BIG PLANS FOR THE NEIGHBORHOOD, TOO!

State-of-the-art wellness complex will create a new paradigm for aging well

I

t’s been described as part of a “wellness revolution” – capturing the attention of noted experts in active aging and medical fitness, who say it may even change the way we age.

For certain, The Center of Health & Wellbeing will change how people think about – and take charge of – their health.

Indeed, the proposed wellness complex could be a game changer for Winter Park, where people of all ages will be able to embrace healthy living, reverse chronic diseases and increase longevity – all in one location.

A partnership between the Winter Park Health Foundation and Florida Hospital, the center will be built on the site of the former Peggy & Philip B. Crosby Wellness Center YMCA. Construction already has started on the 80,000-squarefoot complex, which is set to open in late 2018.

“Every part of the facility, from top to bottom, is designed to help people become and stay healthy,” says Patty Maddox, president and CEO of the Winter Park Health Foundation and member of The Mayf lower board of directors.

“There will be all kinds of new interactions – especially in the areas of nutrition and exercise. Our programs will be designed to encourage the community to become health conscious and encourage good habits, such as regular exercise and avoiding high-caloric and fatty foods.”

At the heart of the center will be “The Commons,” which will feature indoor farmers markets, a healthy café and a “Nutrition Theater” for cooking demonstrations and other events. Outside, there will be gardens and a walking path.

Part of the complex will include the new Peggy & Philip B. Crosby Wellness Center Y, which will house two pools: one dedicated to lap swimming and the other specifically for warm-water therapy and aquatic exercise. Among the Y’s many features will be upgraded locker rooms; two large multipurpose fitness rooms for group exercise; and a large, functional open space for exercise equipment and weights.

Winter Park Hospital will take care of medical needs in a 15,000-square-foot space staffed by medical professionals and specialists. The area will also include Florida Hospital Sports Medicine and Rehabilitation, which will be staffed by physical and massage therapists.

One of the prime goals of the new facility, adds Maddox, will be encouraging people to improve their health before they become ill or infirm. “Prevention,” she says, “is key to a healthy future. Being healthy should be something you think about before you have to.”

Jana Ricci, The Mayf lower’s Director of Marketing, predicts the center will benefit older adults in many ways, providing access to state-of-the-art fitness facilities, medical services, and programs for wellness and wellbeing. “This is part of an exciting future for Winter Park,” she says, “and it’s just minutes from our doorstep.”

MAYFLOWER PROVIDES PROTECTION AGAINST HEALTHCARE UNCERTAINTIES While you can’t predict the future, you can take steps to prepare for it . . . at least when it comes to long-term care.

T

he future of healthcare in America today is, at best, uncertain.

Congressional attempts to contain spiraling costs – plus the fate of Obamacare, Medicare and Medicaid – are all very much in question. Reform?

Repeal? Replace? Who knows?

It’s complicated.

No one understands that more than Mayf lower resident Dick Nathan, a healthcare policy expert for the Brookings Institution, a nonpartisan political think tank based in Washington, D.C. “We really don’t know what will happen,” says Dick, who has been studying Obamacare, or the Affordable Care Act (ACA), since its implementation in 2011 and has followed closely the attempts of Congress and the White House to repeal and replace the law.

“The ACA has its problems,” he says, “but it’s really hard to get rid of it because so many constituents would be hurt.

There is no easy solution here.”

Dick, who retired from Brookings and the Nelson A. Rockefeller Institute in 2009 but still consults with both organizations, has been living at The Mayf lower for about a year. And one of the main reasons he and his late wife, Mary, moved there? You guessed it: healthcare.

“The Type A contract offered by The Mayf lower enabled us to plan ahead and lock in future healthcare costs in today’s dollars,” Dick says.

“It provides stability, financial control and peace of mind.”

There are a number of reasons why The Mayf lower is a safe harbor when it comes to future healthcare needs – not the least of which is guaranteed access to unlimited assisted living and skilled nursing care in a health center that’s Medicare 5-star and Governor’s Gold Seal rated.

WHAT THE DOCTOR ORDERED

Retired orthopedic surgeon Dr. Jim Madison spent his career in the healthcare field and chose The Mayf lower for the same reasons his neighbor, Dick Nathan, did: continuity of care and protection against rising medical costs.

He, too, thinks that what’s happening at the national level is “essentially unknowable,” but that Mayf lower residents will come through any healthcare storm largely unscathed.

“It boggles the mind – it’s gotten so political, too partisan,” says Dr. Madison.

“We just have to hope for the best.”

Although the healthcare industry is in f lux and could remain that way for quite a while, Dick says continuing care retirement communities like The Mayf lower are well-positioned to weather the turmoil.

“I don’t see a community like this being threatened by the intellectual and political conundrum we see in Washington,” says Dick, who has a Ph.D. in government and economics from Harvard and served in the budget office during the first term of former President Richard Nixon.

SENIOR ER caters to the needs of OLDER ADULTS

TOP-RATED CARE

Ann Cameron, Director of Health Services at The Mayf lower, agrees that the future of healthcare is murky at best.

“I’m not sure where it’s headed,” she says.

“It’s driven by the funding.”

In addition to supervising the community’s assisted living and skilled nursing areas, Ann is keeping a close eye on big-picture policies and issues related to Medicare and insurance coverage.

One cause for recent concern has been a product called the Medicare Replacement Plan (MRP), which is attractive to seniors because it can be cheaper than Medicare.

The problem is that many MRPs skimp on coverage, leaving the plan holders with larger expenses in the end.

“You get what you pay for,” she says.

“Be sure to review the fine print of MRPs before making a decision.”

Ann has also observed that Medicare and insurance companies are pushing hospitals to reduce bed time, sending patients home sooner to cut costs. Among those often affected are people recovering from cardiology or orthopedic procedures.

In situations, like that, The Mayf lower can help by providing onsite rehabilitation, which is available for both residents and non-residents alike.

Looking ahead, Ann is part of the Mayf lower team that is meeting regularly to prepare for the future. “People are living longer – and diseases such as Alzheimer’s and dementia occur more often as we age,” she says. “We know that memory care will be a critical factor in the coming years, and we are planning for that.”

irst introduced nearly two years ago, the Senior Emergency Room at Winter Park Memorial Hospital continues to evolve to meet the unique needs of older patients.

“Knowing what patients want in their care and honoring it is our top priority,” says Marilyn Chrisman, geriatric clinical nurse specialist at Winter Park Hospital. “We take into consideration all the needs of the patient, not just the problem that triggered the visit. We want the experience to be pleasant and reassuring, not frightening or confusing.”

The decision to cater to the senior demographic was a simple one, Chrisman says.

With the large Baby Boomer generation moving into retirement age – and with more than 33,000 seniors living within a five-mile radius of the hospital – it made sense to focus on adults 65 and older. “These are our core customers,” Chrisman observes.

Before designing the Senior ER, hospital officials consulted with Mayflower staff about how best to meet the distinct needs of older adults – and the two entities maintain an established partnership.

Jana Ricci, The Mayflower’s Director of Marketing, says residents who have used the Senior ER are pleased with the care and VIP service they received. “It’s like white glove treatment,” Jana notes. “It’s as good as it can get in an ER.” The Senior ER features a team of physicians and clinicians who are geriatric specialists, including dedicated care coordinators who support and connect seniors to resources in the community when they leave the hospital.

Senior-specific amenities include magnifying glasses, hearing amplifiers, largeprint publications and crossword puzzles. The gurneys have five-inch-thick pads rather than the standard two inches. There also are high-back chairs that are more accommodating to seniors and their caregivers. Free valet parking is available, as well.
