GROUNDBREAK Bristol Landing at The Mayflower Is Set To Go Vertical; Construction To Begin with State-of-the-Art Health Center

W

hat began as a vision to meet the needs of next-generation Mayflower residents is soon to become reality, as construction is slated to begin on the community’s new neighborhood.

Bristol Landing at The Mayflower will be groundbreaking … in more ways than one.

“This is the largest expansion in our history – and a big step in the life of our community,” says Steve Kramer, president and CEO. “Bristol Landing is the culmination of a carefully designed, comprehensive Master Plan Project undertaken to ensure that we meet the needs and expectations of both today’s and tomorrow’s residents.”

Located on 16 acres just to the west of the community’s existing campus, Bristol Landing will comprise 50 spacious two- and three-bedroom waterview residences; a 9,800-sq.-ft.

Club House and Bistro; and an 84,842-sq.-ft. state-of-the-art Health Center.

With site work complete, the expansion project will go vertical in stages, with the Health Center being built first.

Construction on this phase is expected to take about 18 months.

“household” model that will be inviting and homelike – featuring all-private rooms in its 60-bed Skilled Nursing and Rehabilitation Center and 24-unit Memory Support area. In addition, the entire building will have emergency generator power in the event of an outage.

• Unique from the exterior façade to the interior finishes, the Skilled Nursing area will be organized into small “households” – each with common amenity spaces, such as intimate living rooms designed around a fireplace, centralized parlors and small dining areas with a shared sunroom. Resident rooms will be generously sized, including some one-bedrooms with walk-in closets.

• The short-term Rehab Center will

be designed with a hospitality focus to give the area its own ambience.

“When people come here to rehab after joint replacement or an accident,

for example, they’ll stay in an area that looks and feels distinctively different,” said Kramer. “The environment will be more like a hotel. We’ll even have a marketplace-style dining venue in a more private setting, with multiple seating options.”

• Distinguishing features of the Memory

Support area include calming finishes and special designs for wayfinding, as well as memory vignettes where residents can engage in independent or group activities, and a secure memory garden overlooking the pond.

“Building a new Health Center was the catalyst for The Mayflower’s entire strategic plan,” says Kramer. “We chose to construct it first, because it addresses an immediate need for memory support and private rooms. In addition, by incorporating the latest industry trends and best practices, we will be able to further enhance the high-quality care and service that we provide to our residents every day – now and into the future.”

lorida roots and family ties run deep for Bob and Susan Battaglia. In 1927, Bob’s father moved to then-littleknown Orlando, to work for a family-owned citrus distribution company.

Some 20 years later, he left to found Battaglia Fruit Company – acquiring and planting orange groves across the region. “We were growers, packers

and distributors, so I got to experience it all,” says Bob, who eventually took over the business from his dad. “After the freezes of the 1980s, the company evolved into a land development/ real estate business, and that’s where we are today.”

Following in the family footsteps also led the Battaglias to The Mayflower, where they will become secondgeneration residents. “Both my parents and Bob’s father lived here,” Susan says.

“We always knew they got the best possible care – and we wanted to give our children that same peace of mind.”

The upcoming Bristol Landing neighborhood offered the couple a

30 years. Both believe in staying active, fit and engaged. “I’m always learning something new,” says Susan. “You want to keep going. You don’t want to quit.

You don’t want to peak.”

In planning this next step of their lives, the Battaglias say a Life Plan is critical. “Some people said we’re ‘too young’ to be making this move, but in our opinion, it’s better to be early than late – and we are fully on board with that,” they say. “Sometimes you don’t think about what’s going to happen 10 or 20 years down the road, but you need to be realistic about the aging process. In life, you don’t know what tomorrow’s going to bring. Be as prepared as you can.”

In designing the Waterside Residences at Bristol Landing, architects combined the latest trends in senior-living design with “local inspiration” from Winter Park homes and buildings, as well as Rollins College.

H

ow would you describe the Waterside Residences at Bristol Landing? In a word: inspired.

From open-concept living spaces and high ceilings to large windows and lots of natural light, architects and designers have created stunning apartment homes that provide the ultimate in comfort, safety and maintenance-free living.

“Our goal was to give this neighborhood a fresh, new look, while making it feel like it belonged to the surrounding community,” says project architect Emily Jimerson of SFCS. “So we began by walking through downtown with the City architect as our guide – and we even took the Winter Park Boat Tour.”

Drawing inspiration from local design, like dark wood balconies and streamline stucco, architects incorporated similar features into the exteriors of Bristol Landing’s five 10-unit buildings. “Smaller buildings have been fairly unique in the industry – but they’re beginning to trend,” says Jimerson. “Residents benefit from both the efficiencies of apartment living and the ‘hominess’ of a more intimate dwelling.”

GENEROUS, BRIGHT SPACE

All six floor plans available at Bristol Landing share several common design elements: open concepts and lots of natural light. “When people walk in, we wanted the living space to be bright and welcoming,” says Jimerson. “Layouts are oriented to push the interior space to the large corner windows. On the higher floors, you get double exposure to the outdoors; every apartment is a corner unit.”

Waterside Residences also feature generous kitchens with islands, all opening to the living and dining areas; 9-ft. ceilings; ceiling fans in bedrooms and on porches; dedicated laundry rooms; master bedrooms sized for king-sized beds; and high-quality, durable finishes throughout.

BUILDING SAFER, SOUNDER

What you can’t see about Bristol Landing are the steps The Mayflower has taken to build safer, sounder structures. “Bristol Landing residences will be among the most heavily constructed buildings I’ve ever worked on,” comments Jimerson. “They’re solid concrete block and planks – built on an 8-in. concrete slab with a 3-in. concrete topping … really sturdy.”

The Winthrop 2,215 sq. ft. choosing to exceed sound-rating requirements. Multiple layers of sound insulation will be installed in walls, floors and ceilings to mitigate reverberation.

In addition, The Mayflower has gone the extra mile by providing emergency generation beyond what is required. Should power go out, a generator will be able to run the refrigerator and lighting in each apartment, as well as the building elevator, emergency lighting and garage doors.

And yet another plus: The Mayflower has pre-planned and pre-wired for electric car chargers in the garage. “Bristol Landing is going to be ready for the next generation of residents!” says Jimerson.

Waterside Residences will range in size from 1,477 sq. ft. to 2,215 sq. ft. with six different floor plans – each featuring eat-in kitchens with islands, walk-in closets, utility rooms, and either patios or walk-out balconies.

Looking forward to socializing and meeting new people, the couple liked all aspects of the new neighborhood, especially the Club House concept.

WHY WE CHOSE BRISTOL LANDING:

An Opportunity To Be Proactive F or Dr. Marty and Joyce Zeluck, a move to The Mayflower seemed “way down the road” – even though they knew the community well through friends who lived there.

“We always knew that The Mayflower was the premier community in the area, but we weren’t ready just yet,” Joyce recalls.

“Then we talked with our friends about Bristol Landing and looked at the floor plans. All of a sudden, we realized, ‘Oh, goodness! We don’t have to downsize!’

The apartment is spacious enough that we can move intact. That made it so simple and seamless.”

Looking ahead, the Zelucks say it’s a relief to know their future is secure. With a full continuum of care available right on campus, it’s a comfort for them, and their daughter, that all the options are available.

“We don’t have any health issues so far, but we’ve always been forward-thinking – and making this decision before it becomes an emergency is a good thing,” says Dr. Zeluck, a retired obstetrician/ gynecologist who practiced in Philadelphia.

The Zelucks put that philosophy into practice. “It’s so necessary to keep moving,” they say. “As older adults, it’s even more important to push your limits. So we keep pursuing physical, intellectual and social activities – they’re all critical.”

To that end, the couple enjoys swimming and walking outdoors, and recently they’ve stayed active with home workout videos from The Mayflower’s Fitness Coordinator.

Avid readers, film lovers, and bridge players, they also say it’s important to challenge the brain – one of the reasons they are

To accomplish that, the game room and theatre room will be located at the heart of the building – literally in the center of the action. With direct access to the bar, lounge and Bistro, the space will be ideal for festive gatherings and social events.

When it comes to staying connected as we age, research is clear: Being social and maintaining friendships yield tangible physical and mental benefits – from lowering risks of high blood pressure and heart disease to reducing depression and cognitive decline, according to the National Institute on Aging. A recent study from the University College London adds that social contact with friends – not just family – may protect against dementia by strengthening cognitive reserve and improving resilience.

Taking that into consideration, the architects and designers of Bristol Landing are making “connectedness” integral to the new neighborhood, where the Club House and Bistro will be the go-to gathering spot: a place to unwind, relax and have fun.
