Control Estimate Highlights
It’s our pleasure to provide this proposed Control Estimate for the Enclave Social and Fitness room renovations. We have included a comparison with our original budget for your review. A couple items to note:
1. We received the latest Interior Design drawings and specifications on May 21 and due to this late issuance, we were only able to obtain one quote for the Millwork and Tile/Stone scopes of work. This leads us to have a lower level of confidence than we would prefer for the pricing on these scopes of work.
2. There is a significant amount of work in the latest set of plans that was not considered in the original budget. This includes but is not limited to:
a. HVAC total cost of $175,000.
b. Fitness Room Built-in $51,000
c. Social Room Fireplace/Wall $34,500
d. Shower ceilings and wall cladding at room side
f. Custom Millwork table $18,500
g. Mailbox surround
h. Rift cut doors and casing
i. Powder Room accent wall- porcelain slab
j. Tunnel work for plumbing
3. There is a significant increase in specifications in the latest plans that was not considered in the original budget. This includes but is not limited to:
a. Glass countertop
b. Shower wall & floor tile specifications ($132,000 in material + $112,000 in Labor) = $61,000 per shower.
c. Millwork finish (rift cut oak vs. maple cabinets, Italian Tambour vs. locally sourced Tambour)
We believe these (and other budget items) can be addressed in a cooperative effort with Flora and Irma to arrive at a project that meets Enclaves needs and budget.

Hurricane Ian devastated our entire ground level both inside and out. It left us no choice but to renovate all the common areas of our property…. the front entrance, the lobby, the administrative offices, the hallways, the social room, the fitness room, the manager’s apartment, the mail room, and the pool and outside amenities.
