“It was a true pleasure working with Angela and Nick throughout the process of selling our home. From the outset, they demonstrated exceptional professionalism, care, and dedication. They consistently went above and beyond to ensure we felt fully informed, supported, and confident at every stage of the transaction. Their responsiveness— even outside of typical business hours—and meticulous attention to detail were truly commendable. We are deeply grateful for their guidance and could not imagine navigating this process with anyone else.”
– Artie & Donna
“With Angela and Nick’s commanding knowledge of real estate and attentiveness to our needs, they marketed our property as if it were their own. They understood our values, created comprehensive strategies, skillfully negotiated and with incomparable integrity sold our home. Angela and Nick didn’t bring us to a house we would come to buy, they found us a home. They captained a boat, jumped in a pool to save an umbrella and sat on the lawn with our dogs to make our dreams come true. Angela and Nick do everything for their clients from how intently they listen during your first conversation to the day you celebrate signing contracts. Simply put, they are the best!”

As you’re reading this, October is winding down, the air has turned crisp, and the leaves are putting on their golden show. There’s something magical about this time of year, when weekends are filled with pumpkin patches, cozy meals, and the hum of local happenings that remind us why we love calling this place home.
Our theme, Fall in Love with Where You Live, is more than a play on words. It’s an invitation to explore and embrace the beauty Long Island has to offer. With the island dressed in its brilliant fall colors, it’s the perfect time to discover and rediscover the places that make it so special.
This season, our intern Lily captured that same spirit of exploration. After spending a few months studying abroad, she returned with a fresh perspective and a newfound appreciation for the adventures that exist close to home. Inside, she shares a few of her favorite finds, proof that you don’t need to travel far to feel inspired.
As you turn the pages, you’ll find seasonal inspiration and stories of the people and places that reflect the best of our communities. Many are familiar faces; others are new favorites waiting to be discovered.
And as pink and aqua awareness ribbons give way to autumn’s golden tones, may we be reminded to stay proactive, checking in on our health and the people we love.
From pumpkins to gratitude, come along with us and get excited — there’s so much to fall in love with where we live.
Enjoy this Season of Fall
Paving the Way: Atlas Asphalt’s Family Legacy
There’s something reassuring about a family business that’s been around a long time. For more than 40 years, Atlas Asphalt been a steady presence across Long Island. You hear the name, see the signs and trucks, and chances are you know someone—a neighbor or friend— who’s used them and would recommend them. Their long-standing solid reputation is well earned.
The company has grown to about 75 team members, with the next generation, brothers Tyler and Jordan, taking the reins while carrying forward the values their parents instilled. We spoke with the Atlas Asphalt team, who shared their story, their values, and the pride that comes with building a family legacy.
The story began in the late 1980s, when a young couple fresh out of college set out with a single truck and a lot of determination. They went door to door, driveway to driveway, building trust through word of mouth and hard work.
From those humble beginnings, Atlas is now Long Island’s largest residential driveway and hardscape contractor, completing thousands of driveways, patios, and sealcoats annually. In addition, its commercial division now serves over 20 states, installing new parking lots. The use of pavers has grown tremendously, and masonry has become one of their most in-demand specialties. Projects range from outdoor kitchens and fire pits that expand outdoor living to driveways that meet today’s demand for more parking while elevating curb appeal and property value.
The heart of Atlas isn’t just the work, but the people behind it. “We have a dedicated team of field technicians, project managers, and a robust office staff,” they explain, all supporting
the craftsmen in the field who bring each project to life. “Several employees have been with us for over 20 years,” they add. Many are fathers and sons, brothers and cousins, families working together inside the larger Atlas family. Their culture of loyalty and connection has carried them from their earliest days to their busiest seasons today.
That same culture has earned Atlas recognition as one of Long Island’s Top Workplaces. “That award is based on anonymous employee surveys, making it a true testament to the supportive, family-oriented work culture we’ve built,” they remarked, and it’s the honor that makes them most proud. Along with that recognition, Atlas has 13 “Best of Long Island” wins and recently earned its first Top Contractor award, placing it among the top 50 paving contractors nationwide, a huge milestone.
Fall is one of the best times to plan a project, the Atlas team tells us. The cooler temperatures mean shorter cure times, which lets homeowners and businesses use their new surfaces sooner. It’s also the season when many people start thinking ahead. “For larger projects requiring more budgeting, fall is the perfect time to get pricing and secure a spring spot — our spring schedule is usually fully booked before winter ends,” they explained.
As the team puts it: “Atlas Asphalt is a true family business that has grown into an eight-figure company while still delivering individualized attention to every job, big or small. We prioritize both employees and customers.”
It’s a story of growth rooted in integrity and community — proof that when you build with care, you build to last.

Rooted in Family, Guided by Care
For PRK Insurance, it’s more than policies. It’s the personal touch that defines who they are.
The PRK Insurance Agency’s story stretches back four generations. At its heart, insurance is about providing security and protecting what matters most—and through the years, this family enterprise has been dedicated to providing just that with the utmost of care, earning the trust of the community they serve.
The story began with Karl Muller, who entered the industry by opening a nationwide agency. From there, the next generation continued the tradition when Karl’s son-in-law William Sawyer built his own business, Sawyer Insurance, in East Islip, paving the way for his son-inlaw, Gerard Kleinfelder, to later establish PRK Insurance. Today, Gerard aka Jerry, proudly runs the business alongside his children, Morgan and Matt.
Many of us who live in the coastal towns of the Great South Bay know these names, as the family has lived and worked here for decades. Today, PRK is located in
Melville, reaching a wider span of clients but keeping its love and commitment to the Great South Bay community.
For the Kleinfelder family, PRK Insurance has always been about more than policies; it’s about people. Many clients first came through the door as neighbors and friends, and over time, those relationships have grown into an extended family. Those familial ties have helped the agency thrive in the Great South Bay area for generations, and the personal connections and trustworthiness are at the heart of everything they do.
While insurance wasn’t always the obvious path for the next generation, both Morgan and Matthew eventually found their way back. Morgan, who originally studied marketing with plans for a career in sports and brand strategy, admits she once resisted the idea. “Insurance was the family business. People assumed I’d join, but in college that was far from the truth,” she recalls. After stepping in to help with PRK’s marketing, however, she discovered she loved the work. “Seeing the gratitude people have when I can save them money and make sure they’re properly insured, that’s the best part of the job.”
Today, four generations in, the PRK team continues to honor its legacy of personalized service. For them, success is measured by the peace of mind they provide clients.
Nothing Scary HEre!
Ford: A Heritage of American Made
Newins Bay Shore Ford reflects that tradition as a trusted, three-generation family business.
For more than a century, Ford has been part of the American drive — on highways, in neighborhoods, and in daily life. Founded in 1903 by Henry Ford, the company revolutionized transportation with the assembly line, making the Model T the car that put the nation on wheels.
Since then, Ford has built vehicles that reflect the way Americans live — from the classic Mustang, to familyfriendly SUVs and energy-conscious hybrids, to the iconic F-150 that remains a go-to for work and adventure. Through it all, the brand continues to balance innovation with reliability, now moving into electric and advanced technology that points to the future.
Here in Bay Shore, the legacy continues. Newins Ford marks its 90th anniversary next year, a third-generation family business that has served the Great South Bay for nearly nine decades. Known for its guidance, reliability, and trusted service, Newins carries forward the values that have made Ford a household name across America.
Cousins and sales managers Matthew Stickney and
Bryan Blanco explain, “It’s not just about selling cars. It’s about building lasting relationships with customers, year after year, through our knowledgeable and dedicated staff.” And there’s the pride reflected in its customers who purchase multiple Fords over the years, and in generations of families who return time and again— parents, children, even grandchildren—each buying their next Ford at Newins.
Just as important, Newins Ford has remained deeply connected to the Bay Shore community. From supporting our local hospitals to the Bay Shore Fire Department, the YMCA, St. Patrick’s Church, and local schools, the dealership makes giving back part of its mission.
As Ford continues to evolve, Newins Bay Shore Ford carries that commitment forward, rooted in family, connected to community, and dedicated to serving customers for years to come.
Like the slogan goes: Ready, Set, Ford.

Moving Well, Living Well
WHY MOBILITY IS THE NEW STRETCH
Change is constant — seasons shift, and so do we. And no matter the season, how you feel in your body is what matters most. That’s where mobility comes in. The ability to move through the world with ease leads to optimal mental and physical well-being.
Mobility isn’t about running faster or lifting heavier. It’s about freedom. It’s the ability to bend down to tie your shoes, reach that top shelf in the pantry, walk the boardwalk without stiff hips, or simply get up from the floor easily. It’s quality of life, plain and simple.
We spoke with Corinne Brown, owner and instructor at Fitness Incentive, who is passionate about helping people live their best lives through fitness. She explains, “We have a lot of mobility when we are young, and progressively less of it as we age. While that may be inevitable, the speed of the progression is very much within our control.”
Mobility isn’t just about stretching. As Corinne puts it, “Mobility is the ability of a
joint to move actively through its full range of motion, involving not just flexibility but also stamina, strength, balance, coordination, and control.” That makes it different from flexibility—it’s not how far your muscles can stretch, but how well you can use that motion with strength and control.
And the reason it matters? “As we age, mobility becomes even more critical. Regular physical activity can prevent or delay mobility limitations, such as walking up the stairs, which affects 30% of adults over 70 years of age.” Mobility also reduces risks of chronic conditions tied to a sedentary lifestyle, like obesity, heart disease, and diabetes. And beyond the physical, “mobility triggers endorphins,
reducing stress, anxiety, and depression.”
Mobility work can be as simple as shoulder rolls, hip circles, or a deep squat hold — everyday movements that remind your body how to move naturally and without pain. But as Corinne notes, the real difference comes with instruction: “In class, we focus on control, breath, and building strength in each range of motion. That’s where the real results happen.”
Because of its importance, Corinne has made mobility a core part of her programs at Fitness Incentive. From balance and stretching to strength and everyday actions and movements, she believes these practices empower people to feel stronger, more capable, and more connected in daily life.
Corinne tells newcomers, “At first you may think, This is difficult or I can’t do this. Don’t limit yourself to that thought. Come with an open mind, stay at your own pace, and you’ll achieve goals you never thought possible.”

Pharmarista, A Modern Take on the
Old-Fashioned Pharmacy
There’s something unexpected brewing in Babylon Village. Pharmarista, a new pharmacy that opened this spring, isn’t the kind you’re used to. Take “Pharma” ¦ pharmacy, and “Ista” ¦barista, and you’ll start to understand what sets this place apart.
At a time when so many pharmacies feel rushed and impersonal, Pharmarista offers a refreshing alternative. At the center of it all is owner and pharmacist Danny Marcello. A Lindenhurst native, now a Babylon resident with more than 25 years of pharmacy experience, Danny always dreamed of opening his own spot in the village he calls home. With Pharmarista, he’s created something that feels both nostalgic and new, a place where prescriptions are filled just steps away from a coffee counter serving cappuccinos, lattes, and
his already-famous egg creams.
When we spoke, Danny shared a little trivia about the oldfashioned drugstores of New York. In the early-to-mid 1900s, local pharmacies weren’t just about medicine — they doubled as soda shops where neighbors gathered for candy, floats, and those beloved egg creams. That community spirit is exactly what he wanted to bring back with Pharmarista.
We talked pharmacy first: the hundreds of prescriptions he carries, the fact that they

take most insurance plans, and his focus on giving every customer one-on-one care. Then we turned to the coffee bar, where he proudly serves both basic favorites and carefully crafted espresso concoctions.
When he asked if I’d like something to drink, I was ready to stick with my usual straight-up black coffee. But Danny, also a certified barista, suggested I try an Americano instead. An Americano is espresso poured over hot water, a drink that traces back to World War II when American soldiers in Italy diluted strong espresso to taste more like the drip coffee from home. I have to admit, it was pretty impressive — smooth, bold, and a little unexpected, just like Pharmarista itself.
Still, Danny is clear about his passion: “First and foremost, we are a pharmacy.” Pharmarista may be earning attention for its cozy coffee bar, but at its heart it’s about caring for the community with medicines, with knowledge, and with an extra treat on the side.

From Florence to Long Island: Finding Adventure Closer to Home
BY LILY TARQUINIO
Studying abroad in Florence, Italy, felt like stepping into a storybook. Every day was a new opportunity to explore the Renaissance city, navigating the cobblestone streets and joining in the hum of Italian life. I started each day with a 20-minute walk to my favorite café, Ditta Artiginale, where an artfully made cappuccino fueled me for class or for a quiet study session by the Arno River.
During my free time, I discovered treasures like the Boboli Gardens, handmade jewelry shops, fresh fruit stands, and countless museums. In the evenings, if my roommates and I weren’t trying new Italian recipes in our tiny kitchen we walked to our favorite pizzeria, Newbridge. We finished our nights with gelato at My Sugar, conveniently tucked next door to our apartment. Best of all, I traveled, enjoying day trips to multiple Italian cities and weekends in new countries. For three months, the world was at my fingertips. Coming home to Long Island, I wasn’t sure how to return to “normal life” after living so differently. But then it hit me: the same spirit of discovery that invigorated me in Florence could exist here too. Exploring new cafés, unique shops, and hidden spots doesn’t require a passport—it just takes curiosity.
Which brings me to a list of charming places that foster connection right here at home.
Loughlin Vineyard, Sayville’s Hidden Gem
Famously known as Long Island Wine Country, the East End draws visitors to winding country roads lined with farm stands, fields of vines, and more than 60 wineries. There’s so much to explore—a trip there is certainly something to put on your bucket list, but right in the heart of Sayville, tucked away on the historic Meadow Croft Estate once home to John E. Roosevelt, you’ll find one of Long Island’s best-kept secrets: Loughlin Vineyard. This cozy winery blends history, charm, and a welcoming ambiance, perfect for sipping, gathering, and enjoying the flavor of Long Island wine—no drive out east required.
They have plenty of exciting events this autumn, including Live in the Vines with singer-songwriter Erin Chase on Saturday, October 25, and their not-to-be-missed Dog Halloween Party at the Vineyards on November 1, complete with live music. Open year-round. loughlinvineyardny.com
Kismet Coffee Company in Bayshore
Kismet Coffee Company recently opened its newly constructed home in a 2,000 square-foot space. What started as a humble coffee stand on Kismet Fire Island in the summer of 2022 has since brought its specialty coffee to the mainland. Their newest location in Bayshore is now serving up delicious breakfast and lunch spreads plus espresso-inspired cocktails! Aside from their specialty drinks, like their Brown Butter Toffee Cookie Latte, Vanilla Sweet Cream Cold Brew, or the Lavender Haze Latte, their chef-inspired food menu is a creative mix of breakfast and lunch dishes. Think Truffle Soft Scramble Breakfast Sandwich, a Kismet Breakfast Burrito, or a Steak & Caramelized Onion Sandwich with truffle parmesan fries. This mid-century modern inspired café is filled with vibrant reds, oranges, and browns with warm lighting, creating the perfect ambiance for grabbing a coffee and table to finish homework, meet up for brunch with friends, or start off a girls’ night-out with espresso martinis.
Island Kava Opens in Lindenhurst
It’s a new kind of bar —instead of alcohol, Island Kava serves kava root, which is native to the Pacific islands and is said to have calming, stress-reducing qualities. This summer, the brand opened its third location in Lindenhurst, joining Patchogue and Massapequa.
The menu highlights craft-made mocktails and tap teas, giving guests a refreshing way to relax and connect with others. Island Kava offers a wide variety of kava root drinks from Raspberry Hibiscus to Lite-Piña Colada as well as looseleaf tea flavors of hibiscus, dandelion, strawberry and much more. With its mellow, welcoming atmosphere, Island Kava makes it easy to unwind while enjoying a sense of community.
Bayard Cutting Arboretum in Great River
The Bayard Cutting Arboretum is a New York State Park that was donated to the Long Island State Park region “to provide an oasis of beauty and quiet for the pleasure, rest, and refreshment” for anyone who visits. Entwining trails wind through the gardens, woodlands, and along the Connetquot River. Catch the last of the dahlia blooms until late fall, and watch the leaves change into vibrant autumn colors, with maples and oaks glowing amber and gold. Bring the kids along on a walk where hens hang out in their chicken coop waiting to be fed. Relax at the beautiful Hidden Oak Café, which offers a variety of freshly prepared foods, as well as Victorian Tea, a Europeaninspired service. The arboretum also offers a variety of events, which includes Arboretum Yoga on November 8. A visit here is a relaxed nature retreat right in the heart of Long Island. bayardcuttingarboretum.com
The New York Botanical Garden, Bronx
Home to the magnificent Thain Forest, this 250-acre oasis is one of New York City’s true treasures. In autumn, the gardens are surrounded by vibrant fall foliage, offering a stunning seasonal backdrop. Stroll through Disney Tim Burton’s The Nightmare Before Christmas Light Trail, a nighttime spectacle inspired by the movie and open from dusk to 10 PM, Wednesdays–Sundays through November 30. Come back for Fall Forest Weekend on November 1 and 2, when the Thain Forest is at its peak of fall colors, with special tours and activities that celebrate 50 acres of old-growth woodland. And don’t miss the Holiday Train Show, opening November 15, where model trains wind through miniature New York landmarks made entirely from natural materials found right in the Garden. nybg.org

• 2 Tbsps freshly chopped parsley

2. Wipe mushrooms clean with a dry paper towel, remove stems, and finely chop stems. Arrange caps on baking sheet.
3. Sauté garlic and butter until golden; transfer to a bowl.
4. To the bowl, add breadcrumbs, Parmesan cheese, parsley, extra virgin olive oil, and chopped stems. Season with salt and pepper.

Apple Cinnamon Margarita
INGREDIENTS
• 2 Tbsps sugar + 1 tsp cinnamon for rim (use raw sugar for extra crunch, if desired)
• 1½ oz blanco tequila (or 1 oz tequila + ½ oz mezcal for a smoky twist)
• ½ oz orange liqueur
• ½ oz fresh orange juice (reserve orange half for rimming)
• 2 oz fresh apple cider
• ½ oz cinnamon simple syrup*
• Apple slices, cinnamon stick, and star anise for garnish (optional)
• Ice
INSTRUCTIONS
1. Mix sugar and cinnamon in a shallow dish. Rub the rim of a rocks glass with the squeezed orange half and dip into the cinnamon-sugar mixture.
2. Fill a shaker with ice; add tequila, orange liqueur, orange juice, apple cider, and cinnamon syrup. Shake until frosty.
3. Fill the prepared glass with ice and strain the margarita over top. Garnish with apple slices, a cinnamon stick, and star anise if desired.
To serve a crowd: multiply ingredients by eight and mix in a pitcher, then chill until ready to pour.
*For cinnamon simple syrup: simmer ¼ cup each sugar and water with 1 cinnamon stick for 5–10 minutes; strain and cool. Makes enough for several drinks; refrigerate up to 2 weeks.
Fall Picks FROM
VILLAGE VINES OF BABYLON
I’m Francesca Genovas, owner of Village Vines of Babylon. At our shop, we carry many of the classic wine brands you know and love, but I also specialize in organic and natural wines — including plenty of no-sulfiteadded options. My favorite part of the job is curating bottles that feel just right for the season.
CHILLABLE REDS
For fall, I always recommend chillable reds. They’re juicy, versatile, and perfect as the weather transitions. Two of my favorites under $25 are Gulp Hablo Red Blend — a bright, fruit-forward, easy-drinking red — and Buccia Nera Rosso Relativo — a little drier and more structured. Both are made with organic grapes, and both prove just how fun chillable reds can be this time of year.
ORANGE WINE
Fall also feels like the perfect season to lean into orange wine. Think of it as white wine made with skin contact, giving it more depth, texture, and warmth — like a cozy sweater for your glass. One standout is Forlong’s 80/20 blend from Spain, a little funky with notes of citrus peel, spice, and sea breeze — delicious with seafood. For something gentler, Fuso Cala Orange from Italy offers lighter skin contact that’s fresh, approachable, and still complex. Both are organic and highlight the range of styles orange wine can offer.
SHOP FAVORITES
Some bottles that fly off the shelves here include Sophie Bertin Sauvignon Blanc ($16.99), often called a “baby Sancerre.” It’s crisp, zesty, and grown just outside the Sancerre region—so you get that same refreshing style at about half the price. On the red side, the Donati Cabernet from Paso Robles is always a customer favorite. From a smaller vineyard, it’s lower in sugar than many California Cabernets, with ripe dark fruit, subtle spice, and a smooth, balanced finish.
SPLURGE-WORTHY BOTTLES
For those looking to treat themselves, I recommend Roar Pinot Noir from the Santa Lucia Highlands, which balances richness and elegance with layers of red fruit and earth. Or try Le Cupole Super Tuscan, bold and plush with plenty of complexity — perfect for hearty fall meals.
Stop In for a Taste
When the air turns crisp, The kitchen turns warm. Soup simmering, oven glowing, That’s autumn’s love language.”
At Village Vines, we love spotlighting smaller producers and unique vineyards. And to make exploring wine even easier, we host complimentary tastings every Friday from 4–7PM. It’s a fun, welcoming way to try wines from different regions and styles, and maybe even discover a new favorite for the season.

Fall is a great time to put a home on the market.
With fewer homes on the market and motivated buyers eager to settle in before the holidays, autumn offers the ideal window to showcase your property. The cozy charm of the season adds curb appeal, and serious buyers mean less waiting and stronger offers. List now and take advantage of this golden opportunity. Seasonal curb appeal, fall colors, thoughtful staging, and well-kept landscaping can make a home look especially inviting. A warm, welcoming vibe resonates with buyers.
- Angela Dooley, The Columbus-Dooley Team, Compass Long Island
In Long Island’s competitive market, a well-connected realtor can make a difference. When inventory is tight and demand is high, a respected local realtor can give you the edge. Their community relationships open doors to valuable connections, strengthen your offer’s credibility, and streamline the process with trusted professionals who help move things along smoothly.

Coordinate the timing of buying and selling.
In today’s market, sellers want strong offers with little risk. If your purchase depends on first selling your current home, that contingency can weaken your position and get your offer passed over. That’s why a buy-sell transition requires strategy. From timing your listing to exploring financing options, there are ways to stay in control, rather than at the mercy of two transactions. A trusted real estate professional can guide you through, making your move seamless instead of stressful.

Steven J. Rainone NETTER REAL ESTATE
This past June marked my 30th anniversary as a broker at Netter Real Estate – a milestone within a career that spans over 38 years as a real estate professional.
Over the decades, I’ve navigated the many ups and downs in the market, experiencing firsthand the challenging nature of the real estate market.
Throughout this time, I’ve worked through some of the most defining events in recent history – including September 11th, the 2008 financial crisis, Superstorm Sandy, and the COVID-19 pandemic. Each of these moments has not only shaped the market but also deepened my perspective and strengthened my resilience. The insight gained from navigating these challenges is something no textbook or seminar can replace. It’s the kind of education only life experience can provide.
These 38+ years have given me a deep understanding of both the business and the human side of real estate. I remain committed to guiding my clients with honesty, perspective, and a steady hand as I look forward to the next 38 years.
If a move is in your future, I’d love to hear from you.
