SPRING … THE SEASON when the weather warms up, the outdoors calls and many of us start planning our next summer break or overseas adventure.
Luckily, this edition includes a plethora of information to help you decide where to go, what to do and when to travel.
Want to explore Antarctica? We have a cruise for that.
Dreaming of following the Silk Road? We have a train for that.
Cape Town to Cairo? We have a tour for that.
I’m sure you get the picture but for more inspiration please turn to the dedicated Dream Travel Experiences feature which starts on page 44.
Still on a similar theme, we spend time in the Barossa Valley, showcase a ‘remarkable’ development project in New Zealand and
give one lucky reader the chance to win an indulgent escape to the luxurious new Mondrian Gold Coast.
And, of course, the friendly team at Cove Travel are always on hand to help with holiday ideas and organisation.
Flipping the switch slightly, our celebrity interview is with popular Scottish-born actor Brian Cox, who is returning to his home town of Dundee for a new play.
Best known for his role in the television hit, Succession, the star shares some poignant childhood memories and reveals how he got his start in the industry more than 60 years ago.
Closer to home, Marj visits some of the Gold Coast’s longest running restaurants, Tony reviews two very similar – yet very different – red wines and Chris test-drives a couple of classic Nissan models.
We also reveal Coco Republic’s new Retreat Home collection, take a look at the latest property market news and suggest some great family-friendly activities for those staying on the Coast these school holidays.
Finally a huge thank you to our valued supporters, Calleija Jewellers, who have supplied the stunning cover for this edition.
Happy reading.

Succession made him a star. Now, actor Brian Cox talks money, marriage and returning to his home town for a new play.
BRIAN COX IS BACK in the city where he – and the foul-mouthed media tycoon Logan Roy, whom he embodied so terrifyingly in Succession – started.
Newly 79, the actor is rehearsing at the Dundee Rep, his first employer after he landed a job as ‘assistant to the assistant' aged 15.
He is starring in Make It Happen, a new play by James Graham, who wrote Dear England for the National Theatre and the BBC’s Sherwood
It is a fantastical take on the 2008 fall of the mighty Royal Bank of Scotland under the ruinous reign of its CEO Fred ‘The Shred’ Goodwin.
Cox plays the ghost of Scotland’s most famous economist, Adam Smith, who is haunting Goodwin.
In the play Smith, who was primarily a philosopher and did not even recognise the word ‘economist’, is shocked that he is remembered for his book The Wealth of Nations, published in 1776, rather than his earlier Theory of Moral Sentiments
The latter insisted on man’s obligations to his fellow citizens; the former has come to be regarded as 'a panegyric to free markets red in tooth and claw'.
Yet the former Labour prime minister Gordon Brown is a fan and supports attempts to rescue Smith from co-option by ‘neoliberal zealots’.
He and Cox are old acquaintances.
Brown, the actor tells me, would write to him from Downing Street complaining that people were always telling him to smile.
So, I say, Laurence Olivier persuaded Mrs Thatcher to take elocution lessons, and Cox taught Brown to smile?
“No, I didn’t tell him to smile,” he replies. “I just said, ‘Be yourself’.”
For Brian these weeks in Dundee are a family reunion.
In the theatre café where, as a diabetic, he is taking a somewhat urgent lunch, he recalls the day more than 60 years ago when he walked into the Rep (“not the same building, but the same ethos”).
“It’s always difficult because it’s so alien, you know, a workingclass kid, virtually an orphan, to come into a situation like this,” he explains.
“And that’s why theatre is so important to me, because it’s family.
“Sometimes it’s not a good family and sometimes it reflects what all families go through, but it’s still family as far as I’m concerned.”
On arriving that fateful day, he witnessed a fistfight between two actors, one of whom was Nicol Williamson, one of the greatest performers of his day.
“The air was blue,” he writes in his delightful memoir, Putting the Rabbit in the Hat
Seeing the young Cox’s horror, the actor Gawn Grainger assured him the pair ‘were just a little overexcited after a night on the bevy’.
I compare his nonchalance to last year when Cox was reported to Equity for losing his temper during rehearsals for a production of A Long Day’s Journey Into Night
“Nicol wouldn’t have lasted two minutes today,” Brian says.
“It’s this whole woke nonsense. You can’t say boo to a goose.
“I mean, I just lost my temper and I said, ‘I’m not losing my temper at you. I’m losing my temper at me. I’m the one who’s having the problem, not you’.” >> 5577 8677

Cox, whom I have talked to several times over the past two decades, is a warm and generous interviewee and remarkably unlike Logan Roy.
Nevertheless, I am reassured that he shares at least some of Roy’s takes on wokery.
He was certainly keeping them undercover when we talked three years ago alongside his younger and more progressive-minded wife, Nicole Ansari-Cox, whose play She/Her he was producing at the Edinburgh Fringe.
She told me firmly that ‘trans women are women’, and her husband held his counsel.
He says now he was being respectful to her work, on which she did ‘a fantastic job’, but he certainly does not see the trans issue as cut and dried.
“I mean, it’s fine to say, ‘Well, if you feel you’re a boy, let’s go down that route and see what that means without actually taking the ultimate step’. Or vice versa. Then you can find out.
“But at the moment they want to do it all too quickly. I think it creates a lot more problems. It certainly creates a lot more difficulties than it solves.”
Ansari, a German actress whom he met in Hamburg while playing Lear and married in 2002, is his second wife – although you may have read she is his third.
Wikipedia claims he was married for a year to Lilian Monroe-Carr between 1966 and 1967.
“That was my first mother-in-law,” he exclaims.
His actual first wife was the actress Caroline Burt, who divorced him after 18 years in 1986.
He was shocked, although in neither of his two memoirs does he paint himself as a devoted or faithful husband or an attentive father to their son and daughter.
In contrast his two sons with Ansari have seen much more of their dad.
When I first met him they were tiny and he admitted they were rather scared of him, ‘this big white-haired figure’.
When we spoke again in 2020, during lockdown, he gently complained that the teenagers slept all day, went ‘crazy on their devices all night’ and burnt popcorn at 3am.
They are now in their twenties and over six foot, and he is experiencing parental nostalgia.
“I miss my boys when they were little. They were such a delight.
“I never felt it with my other family because I was probably too selfish and self-obsessed.
“But now I just miss them. I miss them terribly.”
The actor barely had a paternal model to emulate.
His father, a benevolent shopkeeper who lent money to needy customers, died of pancreatic cancer when Brian was eight. >>
A limited collection of two storey, three-bedroom Garden Villas are now selling at Harbour One, Sanctuary Cove.
Designed to offer spacious contemporary living with direct access to the Marine Village, these brand new homes include internal lifts, double garage and landscaped courtyards.
With Harbour One due for completion this Spring, there has never been a better time to secure your dream home at Sanctuary Cove.
APARTMENTS & GARDEN VILLAS READY TO MOVE IN SOON
His mother, guilty for ‘being on his case’, subsequently suffered a series of breakdowns and Cox was largely brought up by his three sisters.
“The irony was that in many ways losing my parents empowered me in a way that I never realised.
“When you’ve lost your parents – and at that age – you’re incredibly free.
“There’s nobody telling you what to do or what to be or where to go.
“The world is your oyster in a way that you didn’t expect it to be your oyster.
“So you pursue that, which led me to the theatre.”
Early on he found a father figure in the actor Fulton MacKay (unjustly now mainly remembered for Ronnie Barker’s sitcom Porridge ), who warned him not to worry about being a star and concentrate on being a good actor.
Brian tells me he is not sure he did want to be a star but it was sound advice anyway.
The actor went on to play many of the great Shakespearean roles, including Lear and Titus Andronicus, and enjoyed later success in Hollywood, often portraying villains.
Yet in his seventies, thanks to Succession, he did become an acting supernova.
As for the wealth that late stardom has brought, he is almost contemptuous of it.
“I haven’t changed. I’m still the same and this attention to the detail of wealth freaks me out,” he says.
“I don’t like talking about it. I get embarrassed.
“I’ve got so many clothes now. People just keep giving me clothes.
“I’ve got a stylist and all that bollocks.
“They were talking about how much I earn the other day and I just said, ‘I don’t want to know that, thank you very much. Please keep that information to yourself’.
“God almighty. Really? What a responsibility, living up to it apart from anything else.”
One thing wealth has brought is a separate London home for his wife, to add to the ones they share in Brooklyn and upstate New York.
Partly to escape Trump’s second term, they are based in Britain now, she in a three-bedroom flat, he nine minutes’ walk away over Primrose Hill.
He explains the arrangement as an extension of their separate bedrooms in their other homes.
After Logan’s backstory was ret-conned to have him born in Dundee, the magnate revisits the city, but when driven to his family home he refuses to get out and look at it.
Cox, in contrast, has been back to the cramped, bathless tenement flat he lived in as a child although he finds it painful to walk around Dundee now.
“Not because I don’t love it, because I do love it,” he says.
“I find it painful to see the neglect. You see things like this theatre and think, ‘Oh wow. Isn’t this wonderful?’
“But then they build that stupid building in front of the new V&A.” [It houses Social Security Scotland.]
Afterwards I make a trip to his childhood home a 20-minute walk from where we have been talking.
It is a granite building with a view of the Tay and does not look uncared for.
What surprises me as a southern Englander, however, is that you can buy a two-bedroom flat in the street for just £85,000.
It is as Cox says: the wealth of the nation has not rearranged itself northwards for a very long time.
And yet from this street, from a home in which three of his sisters shared one settee bed and he and his brother slept together in an alcove, there emerged this volcanic talent.
Brian Cox has come a long way, but Dundee deserves to have him back.

Adventure meets luxury in the Kimberley.
Broome to Darwin – 10 days – 4 - 14 Jun 2026
Begin your 10-day adventure in tropical Broome, the gateway to the Kimberley, known for its shimmering ‘staircase to the moon’ nighttime light phenomenon, as well as its wide, sugar-sand beaches and sparkling waterways. From there, you’ll explore the Buccaneer Archipelago, home to the bewitching ‘disappearing’ Montgomery Reef and the remarkable spectacle of the Horizontal Falls. A day spent at the ruggedly elegant El Questro resort at Wyndham is an unforgettable experience, exclusively available to Silversea guests. Your voyage ends in Darwin, the heart of the Top End, with its lively restaurants and waterfront entertainment.
Darwin to Darwin – 10 days – 14 - 24 Jun 2026
This 10-day itinerary begins and ends in the busy waterfront town of Darwin, before criss-crossing the ocean between mainland rivers and eucalypt forests and far-flung reefs, found far out to sea. Highlights of the journey include a visit to the flourishing, protected birdlife of Ashmore Reef, exploring the ancient rock art of Vansittart Bay and Swift Bay, or cruising the shorelines of Hunter River and King George River. Adele Island is the place to spot beady eyed crocodiles, scanning the mudflats for their next meal, or graceful sea turtles gliding through the shallows.
The expansive and untouched wilderness of the Kimberley invites discovery and calls out for exploration.
With so much to explore across the entire area, Silversea's Expeditions of the Kimberley offer a host of activities to get you up close and personal with the region's unique landscapes and incredible wildlife.
Moulded by rivers over ages, the Kimberley brims with untamed wilderness and timeless mystery.
Witness how orange and black domes beam brightly against winding gorges. The way sunsets paint the canyon crimson and gold. And the semi-submerged world of Montgomery Reef that appears at the drop of the tide.
Experts lead you to the twists and curves of rocks held by the King George Falls. Roam soaring red sandstone cliffs that evoke the grandeur of a great caldera. Below, crocodiles lurk along the mangroves and wallabies forage between the foliage. Immerse yourself in Indigenous culture as you walk the mystical Worrorra lands and hear the stories told by caves. Discover the hidden treasures that await beyond every bend.
Every Silversea Expedition is transformed by a handpicked team of naturalists and eco-science specialists whose expertise is matched only by their passion for discovery.
You’ll soon get to know your favourites: from the geologist who loves to explain the jagged striations of the rock formations that line the King George River, to the anthropologist whose respect and curiosity about First Nations culture brings the ancient rock art of Vansittart Bay to life.
Whether you have an interest in photography, birdwatching, history, or the natural world, there’s an expedition team member on board who shares your enthusiasm and can’t wait to introduce you to the landscapes they love, in ways that are both personal and enlightening.
With only 254 guests, and a near 1-to-1 crew ratio, the nimble and adventurous Silver Cloud is your home away from home in the heart of the wilderness.
All suites have ocean views – most with balconies – and everything is included in your fare: WiFi, shore excursions, gratuities and premium wines.
Four world-class restaurant options cater to every appetite: including The Restaurant, La Terrazza, The Grill and the unmissable specialist dining of La Dame, along with 24-hour in-room dining.
Twenty zodiacs are on hand to ensure the grand gorges, unique wildlife and ancient artwork of the Kimberley are accessible to everyone, and there are few better ways to end the day than with a cocktail beside the pool as the sun sets.
Your 24-hour butler service means every detail is noticed, and every request is fulfilled, often before you even have to ask.

A Florence Original: The Salvatore Ferragamo Tauck Exclusive.
Since 1925, Tauck has been committed to enhancing lives through travel.
As Tauck celebrates their 100th anniversary in 2025, they continue to raise the bar for finding new ways to explore the world.
Offering more than 170 distinctive and enriching land journeys, European river cruises, small-ship cruises, and Bridges family adventures across all seven continents, Tauck is honoured to have the trust and guest satisfaction to be voted to Travel + Leisure® World’s Best Awards list for 28 consecutive years.
The company has also been named in Condé Nast Traveler’s Reader’s Choice Awards ‘Best River Cruise Line’ list for 10 consecutive years.
FLORENCE HAS LONG BEEN A CITY OF ARTISTRY – its Renaissance heart beating in palaces, piazzas, and ateliers that shaped Western culture.
Among the names woven into its fabric, Salvatore Ferragamo stands as both an artisan and an innovator, a designer who redefined footwear and left an indelible mark on fashion.
Born in 1898 in Bonito, Italy, Ferragamo’s journey began with humble apprenticeship before taking him to the United States, where his Hollywood creations graced the feet of cinema’s leading ladies in the 1920s.
Known as the ,shoemaker to the stars, he combined engineering precision with sculptural beauty, pioneering techniques that made his shoes both works of art and marvels of comfort.
Returning to Italy in 1927, he chose Florence – renowned for its craft traditions – as the home of his atelier, producing designs that married Italian craftsmanship with modern vision.
The Salvatore Ferragamo Museum, located in the historic Palazzo Spini Feroni, is both a tribute and a living archive.
Opened in 1995, it holds thousands of shoes, sketches, garments, and photographs chronicling the evolution of the brand and the artistry behind it.
Displays range from Ferragamo’s iconic rainbow platforms and cork wedges to elegantly tailored coats and gowns, each piece a testament to the interplay of form, function, and fantasy.
Tauck’s guided journey Classic Italy, Small Groups spans the country from the sunlit shores of the Amalfi Coast to the romantic canals of Venice, with days steeped in history, art, and cultural treasures.
Along the way, guests explore the ancient heart of Rome, the cliffside villages of Cinque Terre, and discoveries both celebrated and unexpected, all in the company of just 24 fellow travellers.
In Florence, they experience the Ferragamo legacy in a way few others can. Their exclusive evening begins with a warm welcome, setting the stage for an intimate introduction to Ferragamo’s story.
In the museum’s hushed galleries, the designer’s vision comes alive – guests stroll past glass cases where light falls softly on decades of couture, pausing to admire the daring curves of a heel or the meticulous stitchwork of a gown. There is time to linger, to take in not just the objects themselves, but the creative spirit they embody.
From the museum, the evening shifts in tone but not in elegance.
Guests are led to a private venue where a tasting of Ferragamo family wines awaits.
Produced on the family’s Tuscan estate, these vintages carry their own artistry – crafted with the same passion and attention to detail that defined Salvatore’s shoes.
Glasses are raised, flavours unfold – bold reds and graceful whites –accompanied by artisanal cheeses, fruits and savoury bites that speak to the region’s abundance.
It is an evening that feels like slipping into a bespoke creation – perfectly tailored, rich in heritage and touched with the effortless glamour only Florence can bestow.
For lovers of design, history and la dolce vita, it is not simply a visit – it is a rare and beautiful passage into the soul of an Italian icon.

The Gold Coast restaurant industry has seen significant changes over the past generation … with some popular establishments standing the test of time.
WORDS MARJ OSBORNE
TRANSPORT YOURSELF BACK to the time of your parents’ youth and the changes in the restaurant industry are almost unbelievable.
A generation ago, evenings were spent around the family dinner table and dining out was not common practice, except perhaps for a special date or celebration.
Today, the entire Gold Coast is dotted with hospitality venues representing a wide range of cultural origins.
While most of the restaurants opened in the ‘80s have now closed, there are still several Gold Coast establishments that can trace their beginnings to around 40 years ago.
Each one carries a unique story of people, history and food and all of them are, in some way, a trailblazer for the dining culture we now enjoy.
Unsurprisingly, many of the longest standing restaurants are owned by migrant families determined to make the most of life in a new country.
The story of Omeros Bros is one of triumph over the odds.
It was the hardship of losing her husband after WWII that forced Helen Omeros to gather up her two eldest sons and relocate from Greece to Australia in 1953.
Before long the three youngest boys joined them in Sydney.
The brothers all worked in hospitality, with Michael and Con opening their own venue in 1968, transforming the Paragon Café and Boat Shed into The Paragon at La Perouse, one of the first seafood restaurants in NSW.
This pioneering venture marked the beginning of the Omeros family’s long-standing association with seafood restaurants on the east coast of Australia.
Nick and Angelo, Helen’s two youngest sons, moved to the Gold Coast in the 1980s to continue business here.
They opened a seafood restaurant in Burleigh, moving to several other locations before settling in Marina Mirage in 1989.
After Angelo passed away in 2001, Nick and his son John continued to run Omeros.
“When the Paragon opened on the Gold Coast, there were no international hotels here,” says Omeros’ Restaurant Manager Rob Rank, who has worked in the family business since their Gold Coast beginnings.
“We have always been a seafood restaurant first and foremost, using the principles of Greek cooking to show off the freshest produce.
“Our formula for success continues to focus on fresh seafood done simply and well, with good service to match.”
As for the original owners, although Nick Omeros is now in his 80s (and his son John the director of the business), Nick still comes in every morning and makes all the sauces and soups and checks the seafood for the day. >>
During the 1980s, several Italian restaurants opened on the Gold Coast, most owned by an extended family group from the Naples area.
Many of these venues are now owned by the second generation of the family.
Opened in 1984, Romanas is the Coast’s earliest Italian restaurant still in operation, owned by siblings from the same family who later opened Valentino’s and George’s Sorrento, cousins to the Velardos of Alfresco Italian.
Alfresco Italian Restaurant’s story began with Tony and Silvana Velardo who, because of the 1980 Irpinia earthquake, left their home near Naples with their young son Raffaele to join family already living on the Gold Coast.
They had a passion for Southern Italian hospitality and food and even though they spoke no English and had no kitchen experience, they were determined to succeed using all their resources, charisma and, most of all, sheer determination and hard work.
Tony and Silvana’s first pizza restaurant, Arrivederci, opened in 1985 in Southport.
It was the forerunner to Alfresco’s, which Tony and Silvana moved to Surfers Paradise in 1992, relocating to its present location in late 2009.
Famous for his singing and entertainment, Tony’s bonhomie drew people in.
Its walls lined with photos of diners, including the likes of famous Hollywood star Jerry Lewis, Alfresco was a second home to many locals and a haven to visitors who returned there on their annual pilgrimage to the Gold Coast.
“People looked for consistency and simplicity in their dining experience,” Tony and Silvana’s son Raff, now the owner of Alfresco, tells us.
“They wanted comfort food that was homely and familiar rather than trendy.”
Although the dining scene has changed a lot, Raff says that he still wants ‘diners at Alfresco to experience a warm, inviting experience’.
As for return customers, one diner who came in decades ago, detailed the toppings he wanted on his pizza.
Because of his patronage, the pizza was named after him and it soon became the restaurant’s bestseller ... 30 years later, the diner still comes into Alfresco to eat ‘his’ pizza.
The popularity of Japanese food skyrocketed during the 1980s when an influx of Japanese investment increased both the availability and desire to eat their national cuisine.
If there’s one single name that epitomises our respect for Japanese culinary practices, it’s ‘Tetsuya’.
Tetsuya Wakuda arrived in Sydney in 1982, a 22-year-old student who spoke little English, yet during his lifetime he was to have a massive influence on food culture in Australia.
As Tetsuya’s star rose in Sydney, there was a growing popularity of Japanese cuisine on the Gold Coast.
Established for the opening of Daikyo’s Gold Coast International (later to become the QT) in 1987, the hotel’s flagship restaurant, Yamagen, launched with top Japanese chefs Satoru Nagashima and Mitsuo Yoshimo brought to Queensland.
Although there were a few small family-run restaurants on the Coast at that time, Yamagen became our first fine dining Japanese restaurant, its traditional cuisine regarded as innovative by Gold Coast diners.
(Satoru was later to open his own eponymous restaurant with Satoru’s in Oxenford, operating until 2022, his part in developing Gold Coast food culture unknown to many of the diners who visited his humble restaurant.)
One year after the opening of Yamagen, Itoshin began operating in Miami in 1988.
Owners Tomoko (Tomi) Ito and her husband Shin who, despite speaking limited English, had made the bold decision to move his family to Australia, had run a restaurant in Kyoto for 10 years.
Itoshin Miami was a casual retro-chic izakaya with bench seats and graffitied whitewashed walls.
In this humble family-run restaurant where Tomi and Shin’s sons Yusuke and Hibiki washed the dishes by hand, surfies, gourmands and celebrities dined side by side.
Tetsuya himself would visit Itoshin Miami during its heyday, signing the wall after he dined, though the staff were unaware of his presence at the time.
When development edged them out in 2003, Itoshin moved to larger, more upmarket premises in Mermaid Beach and it is still there today.
One of the problems faced by early Japanese chefs who founded the industry was procuring Japanese ingredients.
“I remember our family driving to Brisbane every week to buy simple Japanese ingredients such as soy sauce, tofu and bags of rice,” Hibiki tells me.
“There was no supplier who delivered these items to the restaurant, so we had to source them ourselves.
“Now we can buy those same items at the local supermarket.”
In 2017, Yusuke took over his parents’ restaurant Itoshin (recently reopened following a renovation), and Hibiki opened his own restaurant in 2019, naming it Little Itoshin in honour of his parents’ restaurant.
“My approach has been to break rules when I need to, yet to stay within the realm of Japanese cuisine,” Hibiki says of his intimate izakaya on the hill in Miami.
It’s a new chapter and a new direction that draws Australians in to enjoy exquisite Japanese food.
As hospitality now battles with issues such as staffing and economic constraints, we can learn so much by looking back at the struggles and triumphs of our pioneers.
Sheer determination and hard work helped them survive many obstacles, yet their vision of bringing their culture to a new land has given us the culinary diversity we cherish today.

Tony Harper reviews two very similar wines from two very different eras.
I’M SITTING AT MY DESK RIGHT NOW, with two glasses of Shiraz in front of me, and between the three of us we are travelling through time, like a trio of Marty McFlys but without the need of a DeLorean.
We are rewinding a mere 15 years in this case, but the story that binds the two wines goes back for decades.
All the way back to 1969, when I was just thinking about starting primary school, when Neil Armstrong laid his boot on the moon, when Janis Joplin set the world on fire at Woodstock and Jimi Hendricks closed the show to a waning audience: I think it rained.
In my left-hand glass is the 2021 Fallen Giants Shiraz; the middle, price-wise, of three Shiraz in the Fallen Giants range.
In the right is a rarity, a curio; the 2006 Mount Langi Ghiran Shiraz.
Both wines are glorious: the younger a thrilling exercise in medium-bodied, cool climate Australian Shiraz – spice, fragrance, plushness without excess, already complex and a great flag bearer for the Grampians region.
The Mount Langi wears the same build and clothing, but it has the extra layers gifted by time in a cellar; some undergrowth, cedar, added depth, more power, added complexity and more fragile fruit.
And anyone with the slightest interest in wine would sense that they are kin.
Here’s the connection.
The Mount Langi property was established in 1969, and in the same year a vineyard at Falls Gap, less than an hour’s drive away, was planted.
The two vineyards inhabit the same country, in the shadows of the Grampians – granite peaks, dense bushland, altitude.
In 1980, the Mount Langi owners employed a consultant winemaker who was destined to become an Australian legend: Trevor Mast.
Six years later he purchased the property, and the rest, as far as Mount Langi is concerned, is history.
His wines were iconic; the Mount Langi Ghiran Shiraz became an Australian benchmark, not simply for its region, but as a flag-bearer for coolclimate Aussie Shiraz.
The 2006 I am currently sipping is testament to that.
Trevor had been buying fruit from Fall’s Gap vineyard mostly as a component for his flagship Shiraz wines.
In 1996 he decided to buy the vineyard, and its role with Mount Langi was cemented.
So the 2006 Mount Langi Shiraz I am currently enjoying (no, that’s too soft: I’m revelling in) contains a good portion of fruit sourced from that Fall’s Gap vineyard.
Exactly how much, I don’t know.
But whatever the mix, there is a very obvious gustatory connection.
By the early 2000’s Trevor Mast was ailing and in 2002 he sold the Mount Langi property to the Rathbone Group; 2006 was his last vintage at this magical property that he had built and nurtured for decades.
Which is one of the reasons this bottle I am drinking is a little mystical.
Trevor passed away in 2012, but the vineyards and brand are in excellent hands and the wines continue to thrill.
Now let’s travel again from Mount Langi in 2006 through space and time, 54 kilometres in a straight line to the north west, and seven years forward, to arrive at the Fall’s Gap vineyard in 2013, and its 23 acres of vines planted to Shiraz, Cabernet Sauvignon and Riesling.
This is when the vineyard was purchased by its current owners, siblings Aaron and Rebecca Drummond, and they named it Fallen Giants.
They farm the vineyard organically, and produce all three varieties, including a rosé and three iterations of Shiraz.
The Black Range Shiraz is sourced from a property near Great Western and sells for around $30, and at that price it rocks.
It ticks all of the cool-climate Shiraz boxes: pepper, woodspices, a tickle of leaf, purple fruits and an elegance that is rarely found in the bigger-framed wines from McLaren Vale or the Barossa.
Yet it is supple and dense, and has the intensity and polish to suggest that it will happily cellar.
Its bigger brother – the 2021 Fallen Giants Shiraz from solely estate-grown grapes – is more brooding, less expressive, but bigger in build and likely to take a few years to unwind and many more before it grows old … I think I love it.
To digress for a moment, here is a wonderful twist of fate.
The Melbourne Wine Show hosts the Trevor Mast Trophy for Best Shiraz as an homage to his achievements and legacy, and in 2021 the 2019 Fallen Giants Shiraz won that trophy … serendipity.
Anyone who has marvelled over a bottle of Crawford River Riesling, or a Bests’, will understand the clarity, the mineralover-fruit personality of Riesling from this corner of Victoria.
And while I’m not suggesting that Fallen Giants has flown the same dizzy heights as Crawford River, I’m certainly saying that it makes an exceptionally good Riesling with that incredibly alluring Western Victorian style: fine, almost savoury, mineral like snowmelt over stones.
Finally there is the quiet achiever – the 2021 Cabernet Sauvignon.
It’s a variety that has really waned in popularity, no doubt because of our move toward fresher, fruitier, more approachable reds that require no thought to enjoy.
The Cabernet with all of its tannins and undergrowth demands attention and introspection, just like Nebbiolo.
However, I will go out on a limb here and say that the Fallen Giants Cabernet Sauvignon is every bit as good as the Shiraz.
It is perfectly structured (yes, cellar it with confidence) yet that structure is countered by some supple fruit and layers of flavour.
I’ve always been a fan of the Mount Langi wines, and the Mount Langi Ghiran Shiraz is in my list of historically best in the country.
But the kinship, the similarities and the backstory that links Mount Langi to Fallen Giants are undeniable: my two near-empty glasses of Shiraz are the proof.
And isn’t it great to see Trevor Mast’s legacy endure?

Two classic Nissan models are taking performance to new heights.
FOR MORE THAN SIX DECADES, Nissan has been one of Australia’s most trusted automotive brands; it’s delivered us hundreds of thousands of reliable, bread-and-butter models like the Pulsar.
But its more enduring products have been two very distinctive vehicles at opposite ends of the range.
One is the high-performance Z Coupe and the other, the evergreen Patrol 4WD.
People aspire to own these models; no-one ever aspired to own a Pulsar.
The Z-car is a legendary name.
It debuted in 1969 and was renowned for its combination of Euro-style looks and characterful six-cylinder performance.
Several generations later, despite a couple of temporary, unfortunate concessions to the American market, it remains an iconic, credible sports car represented by its latest top-line version, called the Z Coupe Nismo.
When you feel like motoring thrills of a different kind there’s the ultimate Patrol Ti Warrior, a high-riding monster that could traverse almost any terrain.
Oddly, a thing that links these two is that they feel slightly dated.
The Z is badged as the seventh generation, but in fact some elements reflect DNA of earlier cars.
That’s not all together a bad thing, though, because the Z’s old-school character is one of its most appealing features.
The Y62 series Patrol has been for sale in some countries for more than 10 years and the next generation, called Y63, has been previewed already in the Middle East and is due here next year.
Extending its active life until then, the Warrior is an exclusive Australian version developed and upgraded in Melbourne by Premcar, descendant of the old Ford high-performance operation Tickford.
Unlike the Warrior, the Nismo is developed in Japan.
Priced at $94,605 plus on-roads, it’s a solid $18,500 more expensive (*) than the common-or-garden Z but the enhancements this brings make it the best yet.
The 3.0 litre, twin-turbo V6 engine – a Nissan gem – gains 11 kiloWatts to a thumping 309 kW and produces 520 Newtonmetres of torque.
Nissan hasn’t quoted official performance figures, but 0-100 kmh somewhere in the 4.0 sec. bracket would be expected.
There are bigger front brakes, 19-inch forged alloy wheels, improved cooling, nine-speed auto transmission and electronic launch-control.
The interior features German-designed Recaro seats – renowned as the best – and cosy trim in leather, Alcantara and piano-black.
Surprisingly, there’s an old-fashioned pull-up parking brake (hooray), only manual seat adjustment and no navigation system.
Outside, Nismo-only dark grey paintwork with red highlights affords solid road presence.
Some drivers might complain about missing tech features, but I loved the Z Nismo.
It’s a handsome, brawny sports car with a great engine, agile cornering ability and serious performance.
Plenty of comfort in those Recaro seats and fine entertainment from a Bose stereo.
I call it a proper sports car. >>
It joins similar models such as the Ford Mustang, Toyota Supra and BMW Z4, but pretty soon they all might disappear.
The Z’s a keeper and I’d be putting it in the shed for times when we want to be reminded how good driving used to be.
(*Hard-nosed enthusiasts might argue that the $76,160 ‘base’ Z with slightly less power but a no-cost manual gearbox option is a better buy.)
The top-shelf Patrol is Warrior by name and nature.
Premcar has cleverly turned this vehicle into a properly heavy-duty off-roader.
Priced at a not-inconsiderable $105,660 plus on-roads, it employs a sophisticated V8 engine producing 298 kW and 560 Nm and coupled to a dual-range seven-speed auto.
It has full-time four-wheel drive, a rear differential lock and four selectable drive modes for different on-road conditions.
The most work has been done on the underside of the Warrior.
The suspension is raised 50 mm and there is a shorter front bumper, so wading depth and approach/departure angles are improved.
The damping system – Hydraulic Body Motion Control in Nissan-speak – has been tweaked to allow better axle articulation and longer wheel travel.
Payload has increased by 48 kg, while towing capacity with a braked trailer is unchanged at 3.5 tonnes.
If all this sounds like mumbo-jumbo, settle for the knowledge the Warrior with its raised ground clearance and beefy V8 will go almost anywhere and tow a van or boat at the same time.
What’s more, people will hear it coming.
A highly unusual feature is a bi-modal exhaust system that frees up the gas flow when the motor is worked hard.
Gases are diverted out of twin pipes exiting from under the right-rear door – and the noise is cracking.
The Warrior is also very well equipped in other areas.
The underside features a front bash plate to protect the engine, twin towing points and a strengthened rear bumper to support the weight of a bigger spare wheel.
Side steps are almost a necessary accessory, as the Warrior stands 1990 mm high on its 18-inch Yokohama Geolander tyres.
I needed these and interior grab handles every time to hoist myself into the cabin.
Once behind the wheel, the driver is in the position of supreme commander, looking down on the plebian road-users from upgraded, electrically-adjustable seats.
These are more comfortable, although at the cost of some side-support on rough roads.
The eight-seat interior is trimmed in leather and Alcantara.
There’s a 10-inch touch screen with wireless Apple CarPlay and Android Auto functions and external camera vision.
A digital rear-view mirror too; it takes some getting used to the unnatural lighting and distorted lens view.
The most interesting feature of the vehicle's infotainment system is a complimentary one-month subscription to the popular Hema navigation maps.
Adventurers regard Hema maps as the most comprehensive available for Australian bush travel; however, we found the excellent Waze app for iPhone more than adequate for a weekend trip deep into the Sunshine Coast hinterland.
On-road or off-road, the Patrol Warrior is a refined performer.

LOCATED JUST 64 KILOMETRES from Adelaide and a leisurely drive from an international airport, the Barossa Valley is an iconic region renowned for its rich, full-bodied shiraz wine, a style many people consider to be quintessentially Australian.
With its countryside of rolling hills and pastel plains, opulent cellar doors and a rich depth of history, the Barossa Valley is easy to visit, has lots of attractions and, unsurprisingly, is far more varied than the generalisations make out.
The region has a rich wine history dating back to the 1840s, when German and English settlers began planting vines. >>
The region produces wines of excellent quality, partly due to its Mediterranean climate and terroir, and is home to some of the oldest wineries in Australia as well as some of its most famous.
The Barossa is particularly renowned for its Shiraz, however about 40 different grape varieties are grown here, each one with its own character.
It’s worth noting that most tasting experiences in the Barossa Valley need to be pre-booked and pre-paid, with some wineries refunding tasting costs upon purchase of wine at the cellar door.
Either join a winery tour of the area or hire a car in Adelaide, choosing your wineries and plotting your journey on a map.
Once you’ve made your decisions, you can then book your experiences online.
With over 150 wineries in the Barossa and 80 cellar doors, our FOMO ‘fear of missing out’ on a great winery or two is fully justified.
You could spend weeks visiting cellar doors, so how do you decide which ones to visit over a long weekend?
We elect to explore some iconic vineyards as well as biodynamic wineries, choosing a few select eateries along the way to soak up the juices.
As most cellar doors do not open until 10am, we often had a relaxed start to the day with coffee and pastries or fruit toast for breakfast at places such as Linke’s Bakehouse & Pantry or Fleur Social, a florist come café in Nuriootpa.
Two interesting food-related stops should be the Barossa Valley Cheese Company in Angaston and the Barossa Valley Chocolate Factory in Tanunda.
There are plenty of dinner options in towns like Tanunda and Nuriootpa, or you can pick up ingredients for your own platter at outlets along your journey.
Chateau Tanunda is the birthplace of Barossa’s wine industry, with the region’s first vines planted here in 1840.
It is also home to Australia’s largest chateau. With its imposing 20-metre central tower, croquet lawn and cricket oval, the building is worth looking at even before you begin your tastings.
Built in 1890, Chateau Tanunda is one of Australia’s most historically significant wineries, banding hundreds of growers together to secure exports to Europe, where phylloxera had devastated the wine industry in the 1870s.
It is a great place to try old vine wines, their Old Vine Expressions range showing complexity, finesse and depth of flavour.
Langmeil Winery in Tanunda boasts the oldest shiraz vineyard in the world, from which Langmeil’s signature The Freedom 1843 Shiraz is made.
Though the first winery here was founded in 1932, the charming and historic Langmeil was re-established in 1996, the grounds and original buildings restored, including the original ironstone cobbler’s shop that is now The Freedom Cellar.
Langmeil produces an easy-drinking Sparkling Shiraz, medium-bodied GSM, and bold Shiraz wines.
The Freedom Experience, including a threehour tour of the vineyard with a tasting of old vine wines in the Freedom Cellar, is the ultimate wine experience at Langmeil.
There are not many places where you can try tawny port from your birth year directly from the barrel, but you can at Seppeltsfield.
Founded in 1851, Seppeltsfield has the longest unbroken collection of vintage tawny port dating back to 1878.
On approaching the winery, note the spectacular western entrance, the Avenue of Palms, a five-kilometre trail of Canary Island date palms planted by Seppeltsfield workers during the Great Depression.
More like a village than a winery, Seppeltsfield contains a fine dining restaurant, an art and design gallery, a cooperage and a cellar door offering a wide range of tasting experiences.
After visiting two vineyards in the morning, we love to relax with lunch at a winery, soaking up the view of sprawling landscapes and vines.
Harvest, at Jacob’s Creek Winery in Rowland Flat, proves to be a highlight of our Barossa experience. >>
Co-located beside the Jacob’s Creek cellar door, it’s an environmentally designed lightfilled space with floor-to-ceiling windows looking out at the surrounding vistas.
Harvest’s excellent menu features regional produce, its inventive Middle Eastern dishes are complemented by a wine list featuring standout Jacob’s Creek wines.
Dating from 1847, Jacob’s Creek is the oldest commercial winery in the region.
It is also one of the largest-selling and most successful wine brands in the world, producing varieties across a range of price brackets.
Their cellar door experience includes tastings of exclusive limited release wines, ‘immersive’ wine experiences and the sale of boxed sets.
Another lunch spot not to be missed is The Eatery by Maggie Beer at Nurioopta.
We’re great fans of Maggie Beer, one of a handful of women who turned the focus of Australia’s dining to simple, local and seasonal produce.
More recently, her commitment to food quality in aged care is revolutionary.
So, it’s a must to visit her Farm Shop, replete with the kitchen where The Cook and The Chef was filmed.
Set alongside a creek, the restaurant delivers excellent rustic food, their produce sourced from The Pheasant Farm, the Barossa Valley and the best South Australia has to offer.
With stomachs full, we visit Yalumba, one of the only major Barossa wineries still under family ownership.
Established by the Hill-Smith family in 1849, Yalumba produces a range of wines from popular sparkling varieties to exceptional reds.
Besides the clocktower and beautiful grounds, of particular interest is the on-site cooperage, which makes wine barrels and casks, one of only five operational cooperages in the world.
Penfolds, St Hallett, Orlando, Wolf Blass, Elderton, Peter Lehmann and Saltram all deserve a visit, but how much time have we got?
In the eastern Barossa is Henschke, where the Henschke family (now the sixth generation) have been making wine for more than 150 years.
Their velvety Hill of Grace Shiraz is second only to Penfolds Grange on most people’s ‘must do’ wine lists.
You can taste it (for a price) during the Hill of Grace Experience.
Our last two wineries are certainly not the oldest, nor do they have the most polished cellar doors, however they both have distinctive qualities that make them worth visiting.
Had we not known about Kalleske wine, we might easily have missed their charming Greenock cellar door, where we enjoy a personalised tasting.
The winery was established in 2002 by winemaker Troy Kalleske and his brother Tony, after seven generations of their family had farmed and grown grapes on their Barossa property since 1853.
In 1998 the Kalleske property was certified Organic and Biodynamic.
With sustainability and careful environmental practices at the core of their farming, grape growing and winemaking, Kalleske’s organic wines hold a lot of appeal to consumers.
Despite Kalleske’s relatively brief history, Troy Kalleske has received many national and international awards for his wine and winemaking.
Rockford is one of the prettiest and most atmospheric wineries we have ever seen.
Situated within an old dairy, the boutique winery is housed in an intimately small compound of 1850s farm buildings, surrounded by ivy-covered freestone walls, yet its winery was only founded in 1971, its first vintage released in 1984.
The winery’s cosy tasting room is in an historical cottage, the ceiling beams above supported by barrels of fortified wine.
Tastings are free, and at peak times the queues are long, so be prepared to wait, because it’s worth it.
There’s plenty of action to catch our eye in the meantime.
Visiting during harvest time (March), we witness the winery’s commitment to traditional winemaking techniques, a truckload of grapes being unloaded by hand with a pitchfork, ready to go into the basket press.
Perhaps they will soon become bottles of the famous Rockford Basket Press Shiraz, a worldwide known wine.
There’s something to please everyone at the Barossa.
Whether you have a whole week or just a weekend to spend, choose your activities according to your interests, plan a route, enjoy your stay, and prepare yourself for a return trip another time.

What do you enjoy about travelling?
Travel allows me to step away from the everyday and truly immerse myself in the wonderful world around me.
Experiencing different cultures, tasting incredible food, admiring timeless architecture, and seeing different ways of living – it’s all so inspiring.
They say travel broadens the mind, and for me, it’s a chance to bring a little of that wonder and beauty back with me.
What has been your most memorable travel experience?
Every time we travel as a family, we like to keep a very open itinerary –immersing ourselves in a place rather than rushing from town to town just to tick boxes.
We find that the best experiences often happen when they are just meant to.
For example, recently we were in London, sitting in a café, when a good friend texted to ask if we were busy that evening.
I replied that we weren’t, and that led to us going to a party at a private club. We met so many interesting people from the music industry that night –one particularly exciting moment was when Harry Styles came up to my daughter to introduce himself.
Another memorable experience was when we had heard that Andrea Bocelli was performing in Pompeii, but the show was sold out.
I casually mentioned it to a friend of mine – asking, ‘You’re Italian, do you have any contacts?’ He replied, ‘I’m sorry, John, I don’t’.
Then, as we were boarding the flight from London to Napoli, he texted to say he had met the captain of Andrea’s yacht.
Thanks to him, I managed to get us tickets to see Andrea Bocelli – it was absolutely incredible to watch him perform in the ruins of Pompeii, in the amphitheatre, with centre-front seats –we will never forget it.
Is there a particular place on your travel ‘bucket list’?
Even though I’m half Italian (and half Maltese), I’ve never visited Lake Como.
Earlier this year, however, I had the pleasure of visiting Lake Iseo, where I enjoyed a fantastic tour of the original Riva boat factory and the Riva Classiche workshop, which is where Riva restores and maintains these beautiful works of floating art.
It’s such a beautiful and inspiring place.
Window or aisle seat?
I’m not fussed, as long as it’s the pointy end.
There’s something about experiencing true luxury– whether it’s a car, a yacht, or, of course, fine jewellery – that once you’ve had it, you simply can’t go back.
What is your most essential travel item? Passport.
How do you pass the time while in transit? I absolutely love flying – it’s truly one of my happy places.
It’s mind-opening; I think more clearly and feel more creative, perhaps thanks to the altitude – close to higher powers, creative forces, God, whatever you like to call it.
Or maybe it’s simply the freedom to just be. Some of my favourite jewellery pieces have been sketched while in the air, including the Virtual Eros headpiece that graces the cover of this issue of Cove magazine
What is your ‘must-see’ iconic landmark?
I don’t really have a single favourite landmark, but something special I did for my 62nd birthday in June really stands out.
My family and I took a cruise down the Thames on a boat that was actually used in the Bond movie The World Is Not Enough
The driver turned out to be the best tour guide, showing us incredible sights you can only see from the water – it was such a unique and memorable experience.
Is there one piece of travel advice you can share?
Never convert to Australian Dollars – it will cause temporary depression.
What is the most interesting/exotic dish you have tasted?
We’ve just come back from Malta, where the national dish is rabbit.
But what I truly fell in love with was their authentic pastizzi – they are absolutely the best.
What is one destination that everyone should see in their lifetime?
I would say one’s homeland.
People who visit a country from which they carry even a drop of their ancestry often feel an immediate, special connection to the land and its people, even if they’ve never been there before.
That’s exactly how I feel when I visit both Italy and Malta.
Do you have a preferred hotel?
Rosewood Castiglione del Bosco in Tuscany –the scenery, the scents, the food, the people.
What is your favourite Australian destination?
Home, because after a great holiday, you come back with a different mindset, full of ideas to do things better.
You’re back in your nest with a head full of fresh inspiration … until reality sets in, and then you need another holiday.
What have you bought on your travels that you really enjoy?
I’ve always loved classic and vintage items.
At Portobello Markets – where my daughter loves exploring vintage fashion – I picked up a 1950s red bakelite telephone.
I also found a cool pirate-style telescope there, which is a really unique piece.
Where have you just returned from?
I’ve most recently been to London, Italy, and Malta, spending time tracing my family ancestry.
There’s something incredibly moving about walking the streets and visiting the places that shaped your grandparents – it really brings a sense of connection and perspective that stays with you long after you’ve returned.
Stay in boutique accommodation, enjoy relaxed dining in our bar and restaurant, or celebrate your wedding or special event surrounded by stunning
The property market is finally in sync as growth moderates.
WORDS
NICK NICOLS
THE AUSTRALIAN PROPERTY MARKET finally appears to be in sync nationally after gains were recorded in every capital city in July, but the latest figures reveal some notable shifts in the dynamics that have driven property prices in recent years.
The good news from research group Cotality is that the market’s headwinds are expected to be outweighed by the tailwinds and continue to drive prices higher again in 2025, however it also warns not to expect too much from these gains.
In explaining the trends driving the latest figures, Cotality’s research director Tim Lawless says that, at the national level, ‘the pace of growth in housing values is no longer accelerating’.
“Rather, we have seen growth rates holding a little above half a per cent from month to month since May as the opposing influence of low supply, falling interest rates and rising confidence run up against affordability constraints and lingering uncertainty,” says Mr Lawless.
While property prices increased in July across every capital city, the property researcher reveals that the gains have been largely supported by the country’s continued supply-demand imbalance.
Cotality notes that there are ‘persistently low’ inventory levels across the property market as national listings for the research period were tracking 19 per cent below the previous five-year average for that time of year.
This imbalance has largely supported stronger auction clearance rates in capital cities which started tracking above the decade average in mid-May.
In a breakdown of capital city markets, Cotality’s Home Value Index for July was led by Darwin with a massive 2.2 per cent increase for the month and 5.6 per cent for the quarter.
“While the Darwin trend doesn’t have much influence on the headline numbers, the Top End capital has moved into a solid upswing, posting a 9.7 per cent gain through the first seven months of the year,” says Mr Lawless.
“The mid-sized capitals are also once again standing out, especially Perth, where the monthly pace of gains has accelerated to the fastest growth since September last year.”
The Home Value Index rose 0.9 per cent for Perth in July, while Adelaide and Brisbane each tracked 0.7 per cent higher for the month.
Sydney then followed closely behind at 0.6 per cent, with Canberra and Melbourne at 0.5 per cent and 0.4 per cent respectively.
The Hobart market also stabilised with an increase of 0.1 per cent, rounding out gains across the board for all the capitals.
Cotality says the July data reveals a ‘clear upswing’ in the rolling quarterly change for
the Home Value Index with the 1.8 per cent rise nationally over the three months the best since the 2 per cent recorded in the June quarter last year.
Critically, house values have again outperformed the unit sector once again with values nationally up 1.9 per cent compared with 1.4 per cent for apartments.
This led the median house value to increase by about $16,700, while the median unit value added about $9,700.
The Cotality data also shows that the difference between the median house value and the median unit value is at an all-time high.
The median house value is now 32.3 per cent, or about $223,000, higher than units.
“Such a wide difference comes amid ongoing affordability constraints and a lack of newly built multi-housing supply, which seems counterintuitive,” says Mr Lawless.
“Clearly, demand preferences are still weighted towards detached housing options despite the substantially lower price points available across the unit sector.”
Among other findings in the latest data is the underperformance of the combined regional market which for most of the past year has been flying high.
The combined capitals are up 1.8 per cent for the three months to the end of July, compared with 1.7 per cent for the combined regionals.
The exceptions are Victoria, Queensland and South Australia which bucked the trend and posted quarterly gains above their respective capitals.
But on an annual basis, regional markets are still sitting pretty on gains of 5.9 per cent or almost twice that of the combined capitals at 3 per cent.
While Mr Lawless sees modest growth for the rest of this year, he notes that much of this will continue to be driven by sustained undersupply of housing in the market.
Lower interest rates are also helping the market by feeding a rise in consumer sentiment and improving loan serviceability.
However, insufficient newly built housing supply is expected to be a feature of the property market ‘for some time yet’, he says.
“Building costs remain high and profit margins have been severely compressed, especially across the multi-unit sector.
“Given the persistently below-average trend in dwelling approvals, alongside extended approvalto-completion times and competition for labour with the public infrastructure sector, it’s hard to see the cumulative shortfall in newly built homes being addressed within the next couple of years at least.”

With Retreat Home, launching this September, Coco Republic distils that idea into a collection that blends refinement, comfort and the easy elegance of Australian living.
Conceived as an antidote to the relentless pace of modern life, Retreat Home speaks in a quieter, more thoughtful language.

Colours are drawn from nature’s most calming moments.
Sun-warmed neutrals form the foundation, enlivened by flashes of citrus, slate blue, pale gold and lush green.
Familiar summer materials such as teak, wicker and aluminium are paired with the unexpected richness of lava stone and basalt, creating a tactile balance between the timeless and the surprising.
Although its inspiration travels far and wide, from the whitewashed architecture of Santorini to the vibrant optimism of Mexican cabanas and the relaxed grandeur of countryside retreats, the collection remains intrinsically Australian.
It embraces open skies, leafy courtyards and spaces where the line between indoors and outdoors disappears entirely.
For the first time, Coco Republic extends that personal connection through custom upholstery for its outdoor classics.
The new Terrace Fabric Collection brings a sense of individuality to beloved designs such as the Architect and Malmo ranges.
A broader spectrum of colours and textures invites playful expression.
The bold rhythm of Hayman Stripe in Marigold or Denim adds a resort-like confidence, while the soft neutrality of Maui Sand offers an understated elegance.
These made-to-order fabrics allow each piece to feel not just placed, but personally chosen, an approach that elevates outdoor living into a curated experience.
Within Retreat Home, two designs stand out as heroes of the collection, each encapsulating the mood and ambition behind Coco Republic’s latest vision.
The Riviera collection is a study in coastal poise and proportion.
Natural teak frames are complemented by organic woven detailing and cushions in the crispest white.
At first glance, the collection radiates a sense of effortless ease, yet beneath that simplicity lies meticulous craftsmanship.
Riviera belongs as comfortably on a sundrenched terrace in Noosa as it does on the balcony of a Mediterranean villa.
The sofa’s generous proportions invite long afternoons, the dining chairs are designed for hours of conversation, and the sun lounger offers a place where plans are happily set aside.
Riviera is an open invitation to slow down, pour another drink and let the day unfold without rush.
Where Riviera is about openness and air, the Tura dining table is about grounding and gathering.
Inspired by the architectural forms of the tropics, Tura’s curved base and raw, concretelike finish create a striking centrepiece for both indoor and outdoor dining.
Available in round or rectangular formats, the table has a tactile authenticity, as if shaped over time by the elements.
Its presence is one of quiet authority.
Around it, one can imagine intimate candlelit dinners that stretch into the small hours or leisurely breakfasts where the day begins without urgency.
Tura inevitably becomes the anchor of any space it inhabits, a piece that brings people together and holds the moments they share.
Together, Riviera and Tura embody the quiet luxury at the heart of Retreat Home
They are pieces that do not compete for attention but earn it, through proportion, materiality, and the way they invite life to unfold around them.
Since 1984, Coco Republic has understood that true design is not simply about what is seen, but what is felt.
A well-crafted chair can become the place you instinctively turn to at day’s end; a dining table can become a witness to years of meals, celebrations, and confidences.
Retreat Home is an evolution of that legacy, an affirmation that in an age of constant motion, the most coveted destination might be the one you return to every evening.
The timing of the collection feels apt.
As the seasons shift and the days grow longer, outdoor spaces take on a renewed importance.
The terrace becomes a living room, the courtyard becomes a dining hall, and the garden becomes a place to entertain or to simply sit and breathe.
Retreat Home embraces this fluidity, with designs that move seamlessly between indoors and outdoors.
A Riviera lounge paired with a Tura table feels equally at home under an open sky or in a lightfilled dining room.
Cushions are as comfortable as they are resilient, fabrics are chosen for both beauty and endurance, and surfaces are made to be lived with rather than kept pristine.
This approach reflects the brand’s longstanding vision: to create inspiring, memorable and functional spaces across the globe.
Over four decades, Coco Republic has become synonymous with craftsmanship, design-led innovation and an ability to interpret the Australian lifestyle in ways that resonate internationally.
Retreat Home is an evolution of that legacy, merging influences from faraway places with the ease and openness of local living.
Launching in Coco Republic stores and online from 8 September 2025, the collection offers the promise of being a world away, without leaving home.

September's eclipses suggest you can reboot your personal life and your personal and business partnerships. If your birthday is after mid-September, this an excellent time to improve your work and health too. Take the initiative as your efforts are likely to succeed. In October, you may be drawn to reorganise some commitments and must therefore rely on correct information.
24 Sept – 23 Oct
Jupiter's aspect to the lunar eclipse on September 8 could turbo-charge your prospects at work and also boost your status and direction, so take the initiative. This spring is a good time to improve your health and appearance. The Libran new moon on October 21 can bring more balance to your life but you may need to tackle difficult people or complex topics first.
24 Oct – 22 Nov
The entry of Mars in Scorpio on September 22 coincides with the solar eclipse which will spotlight the organisations you are involved with. You may wish to change who you spend time with at work and, if you've been sociable recently, you may wish to spend more time on your own; and vice versa. In October, your work schedule is likely to change, so choose your chores wisely.
Be prepared to take big steps forwards, especially in your personal life, family and home life. Some Sagittarians may experience a financial boost, but you must avoid overspending as a result. Consider where your true priorities lie right now, as you'll gain the chance to strive for results that have personal meaning for you. It's time to express your values wherever you can.
by Patsy Bennett | For readings, see www.patsybennett.com
September's eclipses will have a major influence on some relationships, so be sure to employ good communication skills. Consider reviewing your finances so they align with developing circumstances. A fresh approach to your home life and your status will reap rewards as a choice or a commitment could alter both areas. If you need expert advice, be sure to reach out.
Feb
You are now in a position to revitalise your personal life and your finances. Ask yourself what you really wish to accomplish as fresh arrangements and commitments to exciting projects and people could take you somewhere exciting. An increased sense of stability will appeal. For many, this will involve a change of environment or of circumstance that facilitates peace of mind.
This phase may be intense, but you could now steer your life where you wish it to go. The Pisces lunar eclipse on September 8 brings developments in your personal life if you were born on or before March 5, and at work or healthwise if you were born later. It's time to make a commitment. You'll gain clarity via travel, study and spiritual development.
This phase is likely to be fiery – both in a passionate, exciting way, but also potentially in a disruptive way. Matters that have been stuck will begin to budge, especially concerning a domestic or family matter. If you're single you may meet someone attractive, with the first week and September 23 and the first half of October being romantic hotspots.
21 Apr – 21 May
September brings two eclipses, which always signal flux, so be prepared to step into new territory. The first half of September could see fresh connections both at work and, for singles, in your love life. Venus in Libra from October 14 will bring your deep need for romance out. You'll relish love, but at work, you will need to be realistic, not idealistic, now.
21 Jun
You may begin a retrospective phase which could be unexpected, as you return to a similar situation you believed you'd moved on from. In September, you must avoid rash decisions and gambling. The lunar eclipse on the 8th could kickstart a fresh cycle at home. October's progressive developments suggest it's a good month to improve both work and your personal life.
The eclipses in September (8th and 22nd) will kickstart a fresh chapter in shared areas of your life, particularly in your finances and, for some, in your personal life and home life. This may be an intense time, so be sure to pace yourself and organise enjoyable activities that will boost your happiness. Consider a fresh approach to communications, travel and relationships.
A key turning point in both your personal life and finances is unfolding. However, it may feel in some ways that you must go over old ground in order to enter fresh territory. Beware of power struggles and impulsiveness, especially in the final week of September. In October, you'll gain the sense that your connections can thrive and that a focus on health will be fruitful.
“This issue of Kollosche’s magazine will be our last as we look to fresh opportunities.”
For the past five years, Kollosche’s Luxury Property Magazine has been a window into the luxury property market.
Since the first edition, the magazine has remained a key Kollosche asset and trusted platform for showcasing the Gold Coast’s best luxury homes, while providing readers with expert market news, advice and analysis.
With more than 15,000 copies delivered to mailboxes across the coast every month, it has been a vehicle for us to share our team’s successes with you and illustrate the values we stand for as a business.
Having reached its 60th edition, this September issue of K Magazine – as we have come to call it – will, unfortunately, be the last.
Stopping publication has not been an easy decision for the business. The magazine has been a passion project for our team, our clients and our readers, who have welcomed it into their homes each month.
However, as our business and the way people consume real estate content evolves, we believe now is the right time to direct our energy and resources towards platforms and formats where engagement is high and the reach widespread.
This change will allow us to expand our digital storytelling, deliver timely market
insights, and display our listings through richer, more interactive content that can reach audiences in real time.
While the magazine may no longer arrive in your letterbox, our commitment to providing Gold Coast homeowners with the very best in luxury property news, insights and analysis remains unchanged.
To every client, colleague and collaborator who has contributed to the magazine over the years – and to every reader who has turned its pages – Kollosche would like to thank you for your dedication and support.
As this story ends, another begins and we are excited to see what the future brings in this space tomorrow - and beyond. In the meantime, I hope you enjoy our final edition.
Tucked away at the end of a quiet cul-desac in Sorrento, SŌL is a home that defies convention. Rising over three levels on a broad stretch of Main River, it offers a bold play on Palm Springs glamour re-imagined for a Gold Coast lifestyle.
The design is unapologetically dramatic. Light pours through vast panes of glass, catching on curves and cut-outs that soften the structure’s scale. Inside, materials such as oak, quartzite and textured glass bring warmth to a home that might otherwise feel monumental. Instead, it strikes a balance – big, yes, but also comfortable and functional.
There are spaces for quiet moments and others that demand a crowd. A glass-fronted cellar anchors a suite of living areas that open seamlessly to the outdoors. Above it all, a rooftop terrace offering a perspective that sweeps from
skyline to hinterland – a reminder of the coast’s urban energy set against natural beauty.
A pool pavilion sits like a resort in miniature, its sculptural forms set within tropical landscaping. River access adds another layer of leisure, with a private pontoon ready for boating days.
Seven bedrooms and a suite of private retreats ensure the home accommodates a full household, yet never loses its sense of style.
As much about mood as it is about bricks and mortar, SŌL is a unique home that celebrates light, scale and the theatre of modern living.
SŌL at 14 Binda Place, marketed by Sam Guo and Julia Kuo, will be auctioned onsite on Saturday, 20 September at noon.
From surging build costs to boutique infill, the latest K Property Insights report explores the forces redefining the city’s development landscape and where the next wave of opportunity lies.
The Gold Coast has always been a city in motion, but right now the pace and scale of change is unlike anything seen before.
Tower cranes dominate the skyline, smaller infill sites are being transformed into designer boutique residences, and billions of dollars in infrastructure are shifting the city’s growth trajectory.
WORDS: JANELLE ESTREICH
For those building, investing or buying here, understanding the factors that will influence the residential property landscape is crucial.
The new Gold Coast Development Report, prepared by K Property Insights in collaboration with respected property analyst Michael Matusik, examines five interconnected trends that are influencing
how and where new housing will be delivered, and the challenges they present.
A significant pressure is construction costs, which have escalated sharply in recent years. Top-end apartments that once cost $3,000 per square metre to construct in 2008 are expected to reach $8,000 in 2026, with ultrapremium towers already pushing past $10,000 per square metre. Extended build times, now averaging over four years, add to the pressure.
Mr Matusik also warns that cost relief is unlikely in the near term. “We still have fewer builders than before Covid, and the demands of Olympic infrastructure will keep labour and material prices high.”
Despite these challenges, demand for prime beachside addresses is holding firm.
“The Gold Coast is attracting a high proportion of affluent interstate and overseas buyers,” Mr Matusik says. “For many, it is about relative value. They can sell in Sydney or Melbourne and buy something larger, with better amenities, in a location they prefer.”
Gold Coast Beachside Suburbs
Matusik + ABS. Financial years. ABS estimates for fiscal 2024.
Mr Kollosche references the same trend.
“We are still seeing cash buyers from the southern states who are prepared to pay for quality,” he says. “For them, the lifestyle factor outweighs broader market conditions.”
The city’s 11 prime coastal suburbs welcomed more than 2,300 new residents in the past year. Remote work is allowing more professionals to relocate without giving up city salaries, while boutique mid-rise projects are reshaping tightly held pockets such as Mermaid Beach and Palm Beach.
Infrastructure is amplifying these shifts. Stage 3 and 4 of the Gold Coast Light Rail project and the $260 million Gold Coast Airport expansion will be transformative.
“The light rail is already having an impact on site values, and once operational it will change where people choose to live,” says Mr Kollosche. “The corridor from Bilinga to Palm Beach will evolve into a connected lifestyle hub. The airport upgrade makes it easier for interstate and overseas buyers to spend more time here, and that’s going to flow through to property demand.”
Population growth continues to underpin the market. The Gold Coast added 16,000 residents in 2023-24 and is forecast to average 18,000 a year for the next two decades. “This is not just a short-term migration spike,” says Mr Matusik. “It’s a structural trend, and the challenge will be how we house people without losing the elements that make the Gold Coast so attractive.”
One response from developers has been a shift towards smaller, faster-tomarket projects. In 2024, 42 per cent of multiple-dwelling applications were for fewer than 20 dwellings, double the share of five years ago. “We are seeing more timber-frame walk-ups, low-rise apartments, smaller-scale developments that still deliver quality but without the cost and time blowouts of a high-rise,” Mr Matusik says.
Mr Kollosche says: “Opportunity remains, but it looks different to five years ago. If you are not engaging early and getting advice on design, functionality and amenity, you risk delivering something the market will not respond to.”

Aaron Kibble’s dedication to go the extra mile for clients came from a grounding moment over a pint.
Aaron Kibble never imagined his defining moment in life would come while drinking a pint with his grandfather in a bustling East End pub.
A few words of banter over who would pay the bill became pivotal for Aaron, who in that moment realised the profound impact small gestures can have on people.
“It was a fleeting exchange between old friends, but I will never forget how it made my grandfather smile – a rare moment for him at the time, but a defining one for me that set the fundamentals for how I try to live my life,” Aaron says.
Those fundamentals, centred around kindness, respect and going the extra mile for people, served Aaron well, helping him to build a successful career in the hospitality industry before making a transition into real estate.
Aaron has recently joined Kollosche as a Licensed Sales Agent operating in the northern Gold Coast suburb of Hope Island.
Born in the UK and raised with workingclass values indicative of London’s East End, Aaron’s professional career swiftly went from a casual job working behind a bar to acting as a consultant and advisor for some of the UK’s biggest hospitality groups.
Tasked with rescuing floundering businesses, he held senior operations
roles and managed teams of more than 140 staff while driving impressive sales volumes and conducting event management. The standards of service were uncompromising.
Aaron’s high-level energy, creativity and ability to think outside the box soon attracted the attention of British film director Guy Ritchie, who hired Aaron to launch his iconic Lore of the Land pub in London’s well-heeled Fitzrovia.
He describes the job as demanding, high profile, and “at times surreal”, but it taught him how to service people in a way that “made them feel seen”, whether they were royalty or regulars.
“When it comes to service levels there should be no distinction between a billionaire and a bloke off the street,” Aaron says. “It doesn’t matter what industry you work in the principle remains the same.
“Business success comes down to creating a connection with people. It’s about listening, understanding a customer’s unique moment, then going above and beyond to make that moment special for them.”
In real estate, Aaron believes that includes delivering unexpected outcomes for his clients. “I will never forget my very first real estate sale. It set a street record by more than $250,000, which the owners were not expecting. That extra money changed the course of their entire future,” he says. “For me, that’s what it’s all about.”
Having arrived on the Gold Coast in 2022 with his Australian wife and young daughter, Aaron’s transition into real estate was seamless, and no doubt attributable to his tireless enthusiasm and customer-first approach.
He has notched up numerous sales and achieved several price records in Hope Island, which Aaron says is a diverse real estate landscape packed with potential.
Building further momentum under the Kollosche brand, Aaron’s aim is to create a legacy for himself and Hope Island homeowners based on trust, superior service, integrity and longevity.
“I don’t want to be a flash in the pan sales agent,” Aaron says. “For me, real estate isn’t just about listing a house, selling it then moving on. It’s about the people.
“I want to be an agent who, 30 years from now, receives a message saying, ‘You sold my dad’s house and he still talks about it. Can you sell mine?
“At the end of the day, if I’m your agent, your sales result is my reputation – and I take that very seriously.”
. . . but don’t take our word for it. Here’s what his clients have to say:
“Aaron is the best agent that l have ever dealt with.”

Robina has always been one of the Gold Coast’s most masterfully planned suburbs, yet for years it flew under the radar in favour of more glamorous coastal postcodes. Originally developed with community and connectivity in mind, it was practical, accessible and family friendly. But for many locals, it lacked the buzz of beachside living.
That perception is changing. As rising prices push buyers inland and a new generation of residents look beyond the beachfront, Robina is experiencing a quiet transformation. Houses once considered entry-level are now reaching prestige territory, with three sales this year already exceeding $3 million.
“There’s a real movement of people into the area who probably wouldn’t
have considered it before,” says Kollosche sales agent Nikolas Kuth, who specialises in Robina and adjoining Varsity Lakes. “They’re bringing strong budgets and seeing the value in what Robina offers. That’s helping lift the suburb to a level it hasn’t seen before.”
Nikolas returned to the Gold Coast after two decades in London, choosing Robina as a home base for his family and his clients. His fresh perspective is helping challenge long-held local assumptions.
“Local buyers have local perceptions and pay local prices,” he says. “The people who are prepared to pay more are often coming from outside the area. They don’t carry that same bias. They see Robina for what it is, a well-
connected, peaceful and affordable place to live, and they’re happy to pay what they see as good value.”
Robina offers a surprising depth of lifestyle and amenity. Families are drawn to the quiet, leafy streets, the network of lakes and walking trails, and proximity to some of the Gold Coast’s best schools, including Somerset
College, All Saints Anglican School and Varsity College. Golf lovers enjoy access to three courses, while shoppers and diners flock to Robina Town Centre, one of Queensland’s largest retail precincts. The new Greenheart parklands add another layer of lifestyle appeal, with playgrounds, bike tracks and green space for all ages.
“Robina offers a surprising depth of lifestyle and amenity. Families are drawn to the quiet, leafy streets.”
“It’s quiet, it’s leafy, and you can still hear the birds,” says Nikolas.
“That’s something you lose in the busier beachside spots. People come here because they’re chasing the balance of convenience without chaos.”
That balance is reflected in the housing mix. About 73 per cent of dwellings are standalone houses, with 18 per cent townhouses and just 9 per cent apartments. There is demand across the board, from young families and upgraders to downsizers and investors.
A typical four-bedroom home in Robina now commands about $1.42 million, with values rising 8 per cent over the past year. Units have grown even faster, up 12 per cent year-on-year, with a median value of $846,000. Gross rental yields sit at 4 per cent for houses and 5 per cent for units.
“A lot of people originally bought here because they couldn’t afford Mermaid Waters or Broadbeach Waters,” Nikolas says. “Now, they wouldn’t live anywhere else. It has become this really appealing pocket with so much going for it.”
Robina’s central location is another strength. The suburb is only 15 minutes from the beach, minutes from the M1, is serviced by a train station, and is close to major employment and medical hubs. New development continues to enhance the area, including the nearly sold-out Cascades apartment project alongside a major master-planned precinct currently in the pipeline that is expected to deliver 3,000 new homes over the next decade.
“There’s a sense among some buyers that they’ll look back in 10 years and say, I wish I’d bought in Robina,” Nikolas says. “And I think they’re right. There’s plenty of growth still to come.”

Spring is upon us, and with it comes a vibrant season for the Gold Coast property market. Sellers emerge from hibernation, buoyed by the promise of active, motivated buyers, while buyers look forward to greater choice and the chance to settle into a new property before it’s time to hang tinsel on the Christmas tree.
The first half of 2025 provides clues and context as to what’s in store for the Gold Coast market, with a range of factors influencing sale prices, competition and property preferences.
Stock levels remain a major factor that is set to have a sustained influence on market dynamics as we move into spring.
While higher mortgage costs and living expenses caused many southern markets to contract in early 2025, the Gold Coast largely avoided a drop in prices. Instead, the local market saw a slowdown in transaction volumes, a result of tight supply rather than falling demand.
This ongoing scarcity is set to further fuel competition among buyers, tipping those areas where stock is low in favour of sellers.
Interest rates have played a central role in market conditions this year. The RBA has cut the cash rate three times in 2025, most recently in August to 3.6 per cent. These adjustments have improved borrowing power for qualified buyers, supporting market confidence.
Looking ahead, the RBA is expected to maintain a cautious approach, with any further changes dependent on economic conditions such as inflation and growth, which also provides reassurance for sellers.
The growing preference for new or recently renovated homes has been a feature of the Gold Coast market this year that’s not going away any time soon. The surge in construction costs has narrowed the gap between buying and building, in some cases making existing homes up to 40 per cent cheaper than a comparable new build. As more people recognise the cost of renovation or replacement, demand for quality existing homes can only strengthen in spring.

Major infrastructure projects are enhancing the region’s long-term appeal. The extension of the Light Rail is improving connectivity along the coastal corridor, while the $500 million expansion of Gold Coast Airport will increase capacity and streamline travel.
Preparations for the 2032 Olympic Games are further boosting the city’s profile and economic base. Combined with limited housing supply and strong buyer demand, these investments position the Gold Coast for sustained growth through the end of the decade and beyond.

The Gold Coast saw a surge of 16,000 new residents and is forecast to average 18,000 per year over the next two decades. The gap between population growth and new housing supply will continue to put upward pressure on property prices. Meanwhile, sharp increases in land tax and other state charges are making it less viable to hold property in some southern markets, pushing high-net-worth investors to redirect their capital into Queensland.

In an age of online shopping and Uber Eats, modern local retail precincts are reinventing themselves as vibrant lifestyle hubs.
WORDS: JANELLE ESTREICH
Neighbourhood retail precincts on the Gold Coast are undergoing a quiet transformation. Once dominated by low-budget tenancies and basic convenience stores, these community hubs are being reimagined as lifestyle destinations that combine day-today essentials with local dining, health services and boutique retail.
This renaissance is being driven by a mix of infrastructure investment, demographic shifts and development potential, particularly in key coastal corridors where rezoning supports higher-density outcomes. The result is a new wave of neighbourhood centres that not only serve their local catchments, but contribute to the broader character and identity of the suburb.
According to Kollosche Commercial agent Adam Grbcic, local centres are in demand for their built-in community appeal and consistent performance.
“Neighbourhood retail shops are highly sought after due to their location, generally found in well-exposed,
central and easily accessible areas that serve a particular precinct,” says Adam. “They offer a diverse mix of tenancies, often with long-term leases that reduce vacancy risk and support reliable cashflow.”
A successful neighbourhood centre today is more than just a place to pick up the groceries or a quick curry. It’s where you grab a coffee, visit the physio, meet friends for lunch or access essential services without heading to a larger centre.
“Consumers still want somewhere to go for a coffee and a meal, as long as it’s in a lifestyle destination,” Adam adds. “There’s also an ongoing need for everyday services like hairdressers, medical centres and allied health.”
This demand is being matched by a new wave of investment and redevelopment. With Light Rail Stage 3 extending south and the SEQ Regional Plan placing increasing emphasis on infill development, tired retail strips are being repurposed into activated mixed-use hubs.
The retail offering along parts of the Gold Coast Highway has been held back in recent years, largely due to uncertainty around light rail construction and potential rezoning.
Adam explains. “In many cases, that’s resulted in a lower standard of tenants such as massage parlours, tobacconists and minimal investment in fit-outs. But we’re entering a new era where retail precincts are being reinvented as destination spaces. Higher foot traffic,
better tenants and stronger rents are supporting the capital investment required to revitalise these centres.”

The Oxley in Nobby Beach is a boutique dining and lifestyle precinct that has re-energised its streetscape. Anchored by a mix of food and retail, the precinct reflects a deliberate mix of culinary offerings, strong architectural intent and a tangible uplift in appeal.
Just north, Kollosche Commercial’s sale of 2375 Gold Coast Highway, Mermaid Beach in February reflects the market’s appetite for this asset class. Sold for $26,000,000 by Adam and Tony Grbcic, the fully tenanted retail centre featured 15 long-standing operators.
The site has since been earmarked for The Alfred, a proposed landmark mixeduse development that will include luxury
apartments, ground-floor dining and retail, and a co-working space.
This same potential is now playing out in Palm Beach where The Cove Shopping Centre, at 1156-1164 Gold Coast Highway, has gone under contract following an expressions of interest campaign led by Adam and Michael Kollosche.
The fully leased corner site comprises five titles across 2,053m 2 , positioned just 150mm from the beach. Zoned Centre Zone under the Gold Coast City Plan, the site supports a 39m building height (approximately 12 storeys), with potential for 18 storeys under an impactassessable application.
“Sites like this are ticking all the boxes for developers,” says Adam. “You’ve got strong holding income, flexible zoning, and a walkable beachside location in a suburb that continues to attract residents, businesses and investment. These opportunities are becoming harder to find.”
