Editor's LETTER

THIS EDITION WE ARE CELEBRATING another year of publication – our 18th in fact – and another Sanctuary Cove International Boat Show.

And what better way to start than with the state-of-the-art Maritimo M75 Flybridge Motor Yacht on the cover … just stunning.

We have more about this world-class brand, along with a host of other marine based-content, in the special Boat Show feature which starts on page 38.

Back on land, we drive the innovative Hyundai Ioniq 5 N – this model sounds more like a standard petrol car, than an EV – and open the door to the nostalgic Marritz Hotel in Perisher.

We also taste-test some cool Curly Flat wines and reveal the hottest food trends on the Gold Coast.

Our celebrity in this issue is Hollywood star Florence Pugh, who jumped off the second tallest building in the world for the brand-new Marvel movie Thunderbolts*

You can read all about this amazing stunt and more in her Q&A interview.

I’d also like to thank everyone who has commented on the new Travel section we introduced in the previous edition … this is definitely a growing market and one we are quite happy to focus on.

In fact, I am so dedicated to my job I am heading to Europe in a couple of weeks to tick a few more things off my bucket list (did someone mention Gallipoli, the Greek Islands and the Ring of Kerry).

You can read all about it in a future edition, but in the meantime be sure to check out Tara’s first-hand account of deep diving on the Great Barrier Reef, Brooke’s experiences holidaying with a toddler and teenager and Jason’s insights into why travel is good for the soul.

And don’t forget to get your entry in for our fabulous competition, which will see six lucky people enjoy a relaxing Gold Coast Brunch Cruise.

Good luck.

Leap OF FAITH

Hollywood star Florence Pugh pulled off an incredible record-breaking stunt by jumping off the second tallest building in the world in the brand-new Marvel movie Thunderbolts*.

IN THIS Q&A, Hollywood star Florence Pugh talks about what Marvel fans can expect from her character Yelena Belova in the upcoming Thunderbolts* movie and the differences between the Thunderbolts and the Avengers.

She also discusses the incredible stunt that she took part in which involved jumping off Merdeka 118 in Kuala Lumpur, Malaysia – the world’s second tallest building.

What can we expect from the Thunderbolts and your character Yelena Belova in this movie?

We’re just all so grouchy.

We’re all figuring out our lives, and our lives are weird.

They are not conventional, they are hard, and we’ve all dealt with a lot.

We're all such difficult people, and we have to figure it out.

So you can imagine how fun that must be to watch.

You’re taking more of a leadership role in this one – right?

Well, she starts the movie in a very scary place. And then you have all of the characters around her, and especially you have her dad that is really championing her.

So it’s a few amazing dynamics that evolve over the movie.

And it was just great getting to work with David [Harbour] again. >>

Kevin Feige has said he wanted this movie to be different from other Marvel movies – what did he mean by that?

What did he mean by that? I don’t know, I’ll have to ask him.

But I think what Jake [Schreier] has done with the project and with the script from day one that he stepped in is really trying to figure out why we want to tell the story, where these characters all are at, why they’re having such a hard time, and how do all of these characters together deal with their own issues at the same time, in the same room, and also deal with the mission that they’re on – and what does that mean and how does it affect one another.

So once you start looking into that, you then start looking into everybody’s history and everybody’s pain and everybody’s humour and love and light.

And hopefully you then end up getting quite a good bunch of misfits doing quite a lot of stupid stuff for a whole movie. [laughs]

In the teaser trailer we’ve seen for this you play off yourself – tell us about how that was as a performer?

I’m not going to spoil, but I am going to talk about it because it was probably one of the best days on set.

It was a really, really, unique way of shooting, and I was able to do stunts knowing that it was going to be against myself, which was also just

so wild wrapping your head around that and having to figure out not only one stunt, but two sides of a fight.

I’m not going to go any further with that, but it was just a truly brilliant day to watch how the stunt team react to things like that, how they are so good at training to the point where I was able to learn two fight sequences in, like, just a morning.

And it was just so cool.

It was so cool to make sure that I was doing every single beat appropriately so that it looked like me and so that I could then pick it up on the other side when we flipped.

And talking of stunts – you jumped off the second tallest building in the world – is that right? That was you?

It was in the script and then slowly, as we got closer and closer to shooting, they were like, ‘Yeah. We don’t think it’s going to happen. It’s just going to be a crazy insurance ordeal. And obviously, we’re not going to throw FP off the second tallest building in the world.’

And I was like, ‘What the f…? Of course we are. We have to do that.'

So I was just emailing Kevin [Feige], being like, ‘Kevin, this is going to do wonders for the press tour – we have to do this.’

And I was like, ‘We’re going to have three women break three different Guinness World Book records. We need to do this.’

And I just had to keep on pushing.

Then they’re like, ‘Okay. You want to fall off the second tallest building in the world – we’ll figure that out for you.’

But it wouldn’t have been able to have been done without, obviously, every single person pulling all of the strings that needed to happen in order to make it as safe as possible for me to get off the edge.

=Are you afraid of heights?

I don’t mind heights. I quite like them. I enjoy them, but that was a whole different ballgame. That was insane.

The mental control I had to do that day – that was its own superpower.

But I’m so proud that I did it.

The only thing that was kind of even more scary once I’d done it was realising that I had that level of control over my brain.

Because that is something that your body should not in any way want to do.

And I was kind of allowing myself that if we got up there and my knees buckled or, like, my body was unable to do it, I would have to forgive myself because, obviously, it’s completely unnatural, and I’ve never been in that situation before.

But when I did it, and we did it probably nine times, I remember going home and thinking, ‘Oh, I, like, allowed myself to do that. That was so stupid’. [laughs] >>

Award-Winning Waterfront Retirement Living in Hope Island

“I would personally recommend anyone considering retirement living to take a close look at the lifestyle on offer at Reside’s Communities.”

Kay McGrath Award-Winning Journalist & Reside Communities Ambassador

Book an appointment to discuss which option best suits you!

And you fell asleep for three hours afterwards – is that right?

Oh yeah. I fell asleep for three hours after I did the stunt because my brain just went like [shutting down noise].

And weirdly, when we did the jump, after I came back up, I was always unbelievably Zen, in a very, very creepy way.

I was really calm.

And when they were doing all of the BTS [behind-the-scenes footage], I think they were expecting me to be like, ‘Woohoo!’ And they put the camera in my face and asked, ‘How does it feel? You must be feeling alive.’

And I was like, [calmly] ‘Yeah. No. It was great. I stepped off and then I fell’ and I was so calm.

Then when I got home, I went into what I can only say is like a three-hour coma.

Just deep, deep sleep.

My brain was obviously just trying to focus and process everything.

Tell us why it would be better to go to the Thunderbolts for a special mission, rather than the Avengers? How would you sell yourselves?

We try really hard [laughs].

It’s not conventional.

We’re going to find a really awful way of doing it.

There will be plenty of broken walls but we will get it done with style.

And maybe we could do with a bit more fine-tuning if they would actually listen to anybody, but they don’t … so there you go.

[FYI, the asterisk in the film’s title has been shown on a recent poster to mean that ‘The Avengers Are Not Available’.]

So you might be a little cheaper up front but the insurance premium is going to go up a little more after?

100 per cent. But that’s fun. It’s fun to watch.

Finally, it’s been confirmed that you are returning for Avengers: Doomsday – what can you tell us about facing off against Robert Downey Jr.?

I actually have no clue because I haven’t read a script so I can’t leak anything.

What is it going to be like to be around all those stars for that?

I just don’t know how they get everybody to be quiet.

Everybody is just going to be talking to their idols and being completely focused on that.

So I wish the ADs the best of luck, and I’m sorry in advance. [laughs]

It’s going to be mega. It’s going to be mega.

The ‘Liquid Wellness Revolution’ led by a woman on a mission. BEAUTY WORDS BROOKE LOWTHER

FOR YEARS, I lived my life in the public eye –as an ex-ballerina through teenage years, hosting national TV shows, modelling and teaching yoga as I got older.

However, what most people didn’t see was what happened off camera: close friends battling breast cancer, a daughter navigating hormonal acne, and countless women around me burnt out, disconnected from their vitality.

I couldn’t sit back and watch anymore.

So I walked away from the spotlight and stepped into the lab.

What followed was a three-year journey of research and working with leading Australian biochemists to formulate supplements that women could genuinely rely on.

That’s how Fox Supplements was born.

A Liquid Luxury Revolution

In an oversaturated market of powders, pills, and trendy tonics, Fox stands alone as Australia’s only premium biocentric liquid supplement brand, with an unwavering commitment to science, transparency, and transformative wellness.

Our products are:

• Backed by Science, made from high potency Bioactive ingredients.

• Focused on Pre, Pro, and Postbiotics for full-spectrum gut health.

• Designed for maximum absorption –up to 4x faster than capsules and powders.

• Created without fillers, fluff, or fads

And yes, we’re proudly Australian-made and owned.

The Signature Collection:

Vixen Ignite - Libido + Energy – Hormonesupporting blend that sold out two months of stock in just six hours. A game-changer for women rediscovering their inner spark.

Fox Form - Slimming Tonic – Featuring green coffee bean, African mango, cinnamon bark and garcinia, to support metabolism and gut health.

Glow Elixir - Collagen Liquid Drops – Highest grade, highest potency formulation for stronger nails, thicker hair and radiant skin. Pure beauty from within.

Clear Kit - Skin Clear – My personal mission for teenage girls (like my daughter) who are tired of suffering through cystic acne and harsh medications that may cause worse outcomes for their bodies later in life.

Sharp Fox - Brain Fog – For teens, mums, and anyone needing mental clarity. A nootropic blend built on balance, not buzzwords.

A men’s range is on the way, along with six more products and some ‘to die for’ snack bars.

This is Personal

Creating Fox wasn’t just a business move –it was a calling.

After earning my Executive MBA, I could have taken a safer path.

But I couldn’t ignore what I’d seen: the real consequences of poor nutrition, hormonedisrupting lifestyles, and under-regulated supplements making promises they could never fulfil.

My personal journey being a mum, having children at different times in my life (the last at 40 years-old) taught me that women’s wellness isn’t one-size-fits-all.

It’s nuanced, layered and too often ignored. Fox is my answer to that.

Built on Purpose: Giving Back

Wellness means more when it lifts others up too.

Not only are we passionate about women’s health, but also their financial and emotional independence, dignity and right to equality.

We are the proud Community Partner of the National Breast Cancer Foundation, Women’s Legal Service QLD, White Ribbon Australia and Share the Dignity Foundation. Teen self-esteem programs – like Share the Dignity Foundation – can make a huge difference in these young people’s lives, while empowering women who have been subject to physical and emotional abuse through non-forprofit services such as Women’s Legal Service QLD and White Ribbon Australia is a cause close to my heart.

Being a National Breast Cancer Ambassador for over 16 years, I’ve seen how much good can be done when a brand commits to more than just profits.

At Fox, our mission extends far beyond the bottle.

“We’re not here to be viral. We’re here to be vital.” –Brooke Lowther, Founder of Fox Supplements, TV Presenter, Yoga Instructor, Mother, and Wellness Advocate.

What Sets Us Apart?

Let’s be honest: the wellness world is noisy. Every week there’s a 'new miracle cure’ or a flashy rebrand.

But longevity, not virility, has always been my north star.

Our formulations were developed long before the fads – meticulously researched over three years by biochemists with over 35 years of experience sets us apart. Every batch is:

• Manufactured to meet Australian standards.

• Independently tested for potency and purity.

• Crafted to support deep, lasting change –not superficial shifts.

We don't hide behind vague claims. We show our science. We share our sources. We keep it clean.

And while Fox Supplements promises powerful results, our only disclaimer with our Libido range? It won’t create any mirage effects and your partner won’t suddenly look like Chris Hemsworth.

Why Liquid Wins

Liquid isn’t just trendy – it’s smarter.

Faster Absorption: “Liquid supplements are absorbed in as little as 1-4 minutes, compared to capsules or tablets, which can take 20-30 minutes to break down.”

Higher Bioavailability: “Studies suggest liquid supplements can have up to 98 per cent absorption, compared to an average of 30-40 per cent for pills or capsules, depending on the formulation.”

Biocentric Design Benefit: “When combined with biocentric delivery – liquid supplements ensure targeted nutrient uptake and minimal loss during digestion.”

Just clean, potent, fast-acting wellness that tastes as good as it feels.

Join the Movement

The women who use Fox Supplements aren’t just customers, they’re part of a wellness revolution.

They’re mothers, professionals, creatives and survivors.

They want results, but they also want integrity. They care about what goes into their bodies and the story behind the brand.

Because this isn’t just about feeling good.

It’s about becoming who you were always meant to be – clear, strong, balanced, and beautifully alive.

Making WAVES

Welcome to the Gold Coast’s boating lifestyle.

THERE’S NO BETTER PLACE to embrace boating than the Gold Coast – a region where luxury meets adventure on a shimmering aquatic playground.

With over 400km of pristine waterways, world-class marinas, and year-round sunshine, the Gold Coast is not just a boating destination; it’s a way of life – where mornings begin with coffee on the deck, and afternoons are spent island-hopping, deep-sea fishing, or soaking up the serenity of secluded coves.

From superyachts moored in state-of-the-art berths to sleek tenders cruising the Broadwater, boating on the Gold Coast is both relaxing and easily accessible.

The region is home to some of the most prestigious marine brands, boat builders, and lifestyle resorts in Australia, attracting enthusiasts from around the world.

That’s why excitement is building for the 2025 Sanctuary Cove International Boat Show –the Southern Hemisphere’s premier marine event – which returns to the iconic waterfront village from 22 – 25 May.

Celebrating innovation, technology, and adventure, this spectacular show is where the marine elite meet and the family-friendly atmosphere attracts visitors of all ages, from all walks of life.

From the latest in boat design to on-water demonstrations and luxury lifestyle displays, the show is a must-attend event for discerning boat lovers and industry leaders alike.

With its unparalleled location, vibrant marine culture, and laidback lifestyle, the Gold Coast continues to set the standard for boating excellence — and in May 2025, all eyes will once again turn to Sanctuary Cove.

Blue-water CREDENTIALS

Meet the Maritimo M50 Flybridge Motor Yacht.

SET TO BE REVEALED for the first time on the opening day of this year’s Sanctuary Cove International Boat Show, Maritimo’s all-new M50 Flybridge Motor Yacht has made its mark on the boating world.

This model is the latest descendant of Maritimo’s continuing evolution that has delivered an even more refined, elegant, practical, and luxurious space throughout the craft, combined with high-efficiency propulsion and reduced drag hull forms, along with legendary build quality and blue-water credentials.

The popularity and appreciation of the designs that have led to the sales success of this latest generation of Maritimo from 55 to 75 feet have all been distilled down into the new 50 to ensure every time aboard, short or long, is always a joy.

“Stepping up from a 30 or 40-footer never looked so enticing,” says Maritimo Marketing Manager, Simon Stewart.

“Equally, moving from a larger craft does not mean a contraction in luxury, comfort, ride, performance or overall amenity.

“All the learnings of the latest generation of Maritimo have been carefully curated into this new compact platform, ready to bring new dreams to boat owners the world over.”

The exciting development of the new Maritimo M50 Flybridge Motor Yacht began in late 2023, and like all Maritimos, the designs and specifications have been shared with loyal owners for their input to then further refine the final product offering.

Key Features:

• A captivating aesthetic, the M50 exhibits elegant lines and a distinguished presence.

• The largest, completely enclosed flybridge in its class with efficient and dependable Scania Di13 800MHP powerplants as standard, and an incredible 3800 litre fuel capacity positioned low for increased stability.

• The Master Stateroom, ensuite, and storage spaces are not only larger than the vessel it replaces, but they are also the best in the entire category.

• Single level floors inside the cabins to remove trip hazards, with capacity to sleep up to eight if required and optioned accordingly.

• Safety is paramount with the famous walkaround decks, high sides, and encased, rear facing internal stairs for flybridge access, delivering peace of mind both in the marina and at sea.

• Larger windows with smaller frames and bigger openings, to deliver full engagement with your surroundings.

• The latest styling cues in design internally, with the same Maritimo impeccable standard of furniture, finishes and detail as seen on larger craft.

• Renowned Maritimo ride, comfort, and handling, born from a pedigree in racing, and the delivery of one of the world’s most respected names in true, ocean-going, long-range motor yachts par excellence.

Maritimo

Maritimo’s highly anticipated M50 Flybridge Motor Yacht is set for its Global Launch at the Sanctuary Cove International Boat Show in 2025.

This new model is expected to redefine luxury, performance, and design in their class, showcasing Maritimo’s craftsmanship and innovation.

The company has dedicated thousands of hours to planning, customer feedback, and engineering refinement to ensure these yachts meet the highest standards.

The vessels are in the final design stages, with hull engineering underway and major structural components such as the deck and flybridge nearing completion.

The Maritimo design team, led by Design Office Manager Neil McCabe and Senior Designer Julian Villegas, has spent the last 24 months fine-tuning these models.

Utilising advanced 3D modelling, they have created virtual walkthroughs for customers, allowing for a more interactive design process.

These digital previews have facilitated crucial refinements, such as optimising staircases and lounge angles to improve spatial flow from the saloon to the cockpit.

A significant aspect of the design is maintaining a minimum headroom of 1.9 metres throughout the vessels.

This not only ensures comfort but also enhances the sense of space and luxury.

The master cabins have been carefully designed to maximise symmetry and openness, featuring full-length hull windows that provide natural light and expansive views of the surroundings.

These refinements contribute to an improved onboard experience, aligning with Maritimo’s commitment to luxury and functionality.

The design process has also emphasised structural integrity, efficient use of space, and enhanced ergonomics.

Maritimo has carefully balanced performance and aesthetics to ensure the yachts meet the highest standards in the industry.

The result is a combination of sleek exterior lines, spacious interiors, and a layout that enhances movement and usability for owners and guests.

These meticulous refinements reflect Maritimo’s ongoing commitment to innovation and excellence in motor yacht production.

By prioritising customer feedback, engineering advancements, and a focus on spatial efficiency, Maritimo continues to strengthen its reputation as a leader in the luxury yacht industry.

The M50 is poised to set new benchmarks, offering a blend of elegance, performance, and innovative design that will appeal to discerning yacht buyers worldwide. maritimo.com.au

Sounds GOOD

The Hyundai Ioniq 5 N has revolutionised the EV driving experience.

I LEARNED something unexpected when test-driving the Hyundai Ioniq 5 N: the more I drove it, the more I enjoyed the experience of an electric car.

Utter quietness and absence of vibration, plus an instant, abundant surge of power provided the kind of pleasure usually available only to wealthy people in Rolls-Royces.

However, these virtues might not be the main reason most people set out to buy an EV.

They may be thinking more about low running costs and helping to reduce carbon emissions.

Early adopters, perhaps, willing to pay a higher purchase price for the greater good.

There are other EV virtues, too.

You never need to check the oil or coolant levels – it doesn’t have either; the motor doesn’t need warming on a cold morning – it’s ready to go the moment you sit behind the wheel; there are no gears to change; you’ll never need to handle a stinky petrol hose while wearing your best clothes; and when sitting in gridlocked traffic you’ll be in a blissfully quiet cocoon.

Users who enjoy and adapt easily to technology also will find a huge array of features to tinker with.

All will adjust something to your preference, although it’s arguable whether they really make a difference to the overall experience.

Surprisingly, all the above is not for everyone.

In the case of the Hyundai Ioniq 5 N that’s all minor compared with its unique party trick, something which will amaze the neighbours when they’re taken out to feel what one of these new-fangled EVs is all about: it will pretend it’s not an EV at all, but a car that seems to drive and sound like one with petrol in its tank and cylinders under its nose.

In a stunning achievement of boffinism, the Hyundai engineers have got the Ioniq 5 N to make synthetic brrmm-brrmm and vroom-vroom noises while also precisely simulating the relevant driving feel of engine, gears and suspension even though nothing of the kind is actually happening under the bonnet.

And what ought to be called a gimmick turns out not to be, because since the invention of the motor car we’ve been accustomed to judging engine power, gear-changing, steering, braking and cornering by the noises and other sensations experienced by the driver.

So while many driving enthusiasts lament the typical EV’s complete lack of engaging feel, the Ioniq 5 N is a pioneer, a game-changer.

However, if the Ioniq driver sometimes wants peace and quiet, he or she can have it simply at the press of a button.

The 5 N – flagship of Hyundai’s N performance division – was unique when introduced last year, but it’s a sure bet rival makers are frantically copying a good idea.

They will never earn the accolades though.

The car was swamped with international awards – World Performance Car of the Year, Top Gear and Autocar COTYs in the UK, Wheels in Australia, plus seemingly universal praise from virtually every media reviewer who has sat behind the wheel.

The critical success is not only because it can make pretend sports car noises (take your choice of three sound effects).

It is in reality a highly capable sports car.

The Ioniq 5 N costs $110,383 plus on-roads.

It is powered by electric motors front and rear that produce up to 478 kiloWatts of power and 770 Newtonmetres of torque.

That’s simply massive for a compact family hatchback.

Its 84 kWh battery provides a claimed range of almost 450 kms – fast driving will reduce this considerably – and can be charged up to 80 per cent capacity in 18 minutes.

Hyundai also provides an eight-year warranty for the battery.

Thanks to those batteries, it weighs a bulky 2.2 tonnes. (Energy-sapping weight ironically is the price we pay for supposedly clean electric cars.)

Still, the Ioniq can hit 100 kmh from rest in a claimed 3.4 sec. and top 260 kmh.

It goes like a Ferrari, seats five people and costs a fraction of the Italian make's price.

A NASA-like cache of driver-selectable electronic aids make the Ioniq 5 N into a trackburner (unrestrained, its performance is far too much for the road).

Response or feel are tuneable for the motor, steering, brakes, transmission, suspension, limited-slip rear differential and front-rear power balance.

In simulation mode, a pretend eight-speed auto transmission makes snap-changes

MIXED GRILLE

• Lexus has won the Roy Morgan ‘Best of the Best’ customer satisfaction award for a third time, across all products and services surveyed in Australia. It scored a record high customer satisfaction rating of 98.2 per cent, ahead of Aussie Broadband and liquor store chain Dan Murphy’s.

complete with an actual jolt, while the fake rev counter spins to 8000 before an imitation cut-out intervenes.

While the car’s weight is noticeable, it still corners capably and tidily and is even terrific fun when hustling along an open road.

With regenerative braking engaged, hard stops will have you straining against the seat belt.

Think of the Ioniq 5 N like a sophisticated video game or racing simulator, there’s the same fun and excitement, except it’s real.

Briefly, other features are much like those found in any well-specced, premium car –big touch screen, Bose sound system, LED headlights, self-parking, head-up instrument display, digital rear-view ‘mirror’, keyless entry and start and all the active safety aids accompanied by an annoying symphony of bongs, bings, dings and beeps.

A new owner would need a week studying the handbook to get the best out of this car, but its essence boils down to its extraordinary innovative dual character.

In brilliant fashion, Hyundai has proved that EVs need not mean the end of enjoyable driving.

• Anxiety – or scepticism – about the life of electric car batteries is misplaced, according to a survey by auction company Pickles. It says used EVs it has sold retain on average 93 per cent of their battery power after tens of thousands of kilometres’ use. Correct charging practices, rather than age or distance travelled, is the most important factor in battery health. Pickles also reports wrecked EVs are in strong demand for their batteries, which are being re-purposed for home and industrial energy storage.

• Did you give a thought for owners whose electric cars were stranded by the lengthy and widespread power blackouts that followed the result floods in southern Queensland?

• Should young drivers be restricted when driving electric cars? Many EVs have very fast acceleration that could overwhelm an inexperienced driver. Insurance companies imposed young-driver restrictions when turbo-charging boosted car performance in the 90s. Now turbo cars are tortoises compared to electric cars. If your kids are behind the wheel of the family EV, ask yourself if they’re safe.

New MENUS

Food trends affect what we eat, where we eat, and how and why we eat.
WORDS MARJ OSBORNE

WHAT’S NEW, GOLD COAST? It’s a question we look at every year, examining the changes and trends that have emerged in the hospitality industry over the past 12 months.

Success in hospitality depends on restaurateurs providing food experiences that consumers want, sometimes even before they know that they want them.

Producing trendy appealing dishes defines a venue’s point of difference and helps build a loyal customer base.

Change is embedded in the nature of the industry, so let’s look at what’s happening right now.

Like the bubble of oil in a builder’s level, suburban dining goes in and out of fashion, with the latest buzzing food hub moving up and down the coast.

At the moment, our attention is focussed squarely on Nobby Beach, with more openings there in the past year than anywhere else.

Many proven restaurateurs have gone out on a limb and opened new venues that are either slightly different or in a separate geographical area.

Examples include Rick Shores opening Norté and Sueno Rooftop, Elk’s new Sunnyboy, Light Years Group opening Bar Monte and Cook Club, Bao Lucky’s new Bobby Bang’s, Agave Rosa’s Kira Kira, Dipcro’s second shop in Main Beach, and Cycho’s new digs in the Smith Collective.

Popups and collabs provide novelty, ensuring that some of the best food visits your suburb, even if only for a little while.

Yo-Chi has this concept down to a tee with their collaborations, as does the QT Hotel with their Pistachio Papi and Black Star Pastry collabs.

Coffee (in particular its price) has been causing rumbles in the industry.

Yes, the cost of a coffee will go up before year end, but more likely to $8 per cup than the predicted $12.

Climate change and supply chains are blamed for this woe, and it’s little comfort that we are seeing more diversity in the market.

One element of that diversity is matcha, the Japanese powdered green tea that promises a smooth hit of caffeine with added health benefits such as antioxidants.

Matcha has gone viral on social media, featured in cakes, as coffee, and as a delicious iced matcha and strawberry latte.

It’s likely that matcha will become mainstream and more readily available, providing consumers with a healthy hit along the way.

Talking drinks, the growth of non-drinkers and the social acceptance of a year-long ‘Dry July’ is growing by the day.

There’s an overall decrease in alcohol consumption with younger generations, especially Gen Z, increasingly embracing a ‘sober curious’ approach, mainly for health reasons.

While the market for non-alcoholic beverages has grown, there are still taste issues that are limiting market growth, particularly with wine.

Mocktails, to us, are a better option with some of our best bars offering fabulous alcoholic-free cocktails that are a work of art. (Here’s looking at you, Valyn Thai and Limlay.)

In 2024 we saw the consolidation of comfort food, reworked and elevated rather than brand new.

Gone are the sad, soggy tomato sandwiches of school lunch pack days.

Dipcro Chevron Island

Now, sandwiches of thick-cut sourdough are loaded with fresh fillings bursting with flavour.

Terminology has also changed … sandwiches became sandos, toasted sandwiches became toasties and the bug roll (or lobster roll to southerners) still reigned supreme (our favourite version made on a cotton cloud white roll, the sides toasted in butter).

Donuts, cult croissants (Dipcro), bagels and pies are other comfort foods whose moment in the sun continues.

Their popularity has led to bakeries becoming as trendy as a new café, with baked goods forming the centre of the menu.

Because we are more conscious of catering to dietary differences, you’ll also find some donuts which are vegan and gluten-free.

However, there’s a balance in the market between comfort and nutrition.

There’s no trend without an opposite idea, with a growing interest in functional foods (or food as medicine) and greater interest in nutrition including diversity of food sources.

Creative, low-calorie ways to eat protein is a dominant theme on social media. (If I see one more food item that can be made from cottage cheese, I think I will literally melt.)

It was a joyous day when Asian food claimed us as part of the Asia-Pacific.

We continue our love affair with Asia, exploring a little further north into Korea and playing with more fusion ideas while trying to keep the flavours authentically Asian.

Last year’s ‘elevated Thai’ is not waning, however, with tight economic conditions, we’re trying to replicate Asian flavours at home in our own kitchens.

‘Cucumber Salad’ was one of Google’s most searched recipes in 2024.

We’ve also seen a trend towards pickles as a way to promote gut health and to bring a kick of spice to everything, from drinks and snacks to mains and even … cottage cheese.

Post Covid, and motivated by rising food costs, diners are showing more interest in their home kitchen.

Emphasis is on quick and easy recipes, aided by the latest appliances.

‘Ninja’ CREAMi became the new kid in the kitchen with a promise to make four-minute ice creams or slushies to suit our dietary requirements.

Of course, it’s a little more complicated than that, but it’s the story that so many of us longed to hear, the possibility of making our favourite non-dairy ice cream at home without the cost of a food delivery service.

Talking appliances, they’re a hit so long as they fit in our designer kitchens or make life easier.

We’re moving towards the ultimate single multifunction kitchen machine, controlled by Ai, that can make our favourite meals at our command. How cool would that be?

In the meantime, there are cooking hacks and shortcuts to explore on social media, and we can always resort to our own tiffin food delivery services when we are hungry

How COOL

Curly Flat produces exceptional wines in one of the country’s most renowned winemaking regions.
WORDS TONY HARPER

LET’S PRETEND FOR A MOMENT that you are holidaying in Melbourne, and you’ve had your fill of macchiatos, asphalt and cured meats.

So you hire a car (and if you’re smart, a driver) and head north for an hour or so and find yourself in Macedon – renowned as mainland Australia’s coolest wine-growing region; it has altitude, continentality, and a nicely southern latitude.

If you turn east somewhere around Woodend you can make your way to a smallish, but impeccably kept property on Collivers Road called Curly Flat.

In a region that dabbles in more than 20 varieties, Curly Flat is something of a purist, making Pinot Noir, Chardonnay and a tiny amount of Pinot Gris.

Every drop of wine that emerges from its winery has been grown, fermented and raised on the Curly Flat property, which isn’t unique, but it is an increasingly rare thing, and one that tells us plenty about the detail and purity of thought that has gone in to the business.

The first vines were planted on the property more than three decades ago by Phillip Moraghan and Jenifer Kolkka, with vineyard expansions throughout the 1990’s, and again in 2019 and 2020 ending up with a current total of 14.5 hectares.

The majority of the plantings are Pinot Noir (72 per cent), with Chardonnay and a mere 5 per cent Pinot Gris making up the rest.

Philip has moved on, but Jenifer, with the help of nephew Brandon, has remained as custodian of this rather special property.

Now the important bit … the wines.

I won’t pretend that I’ve tasted everything that has ever been made at Curly Flat, but I have been drinking, buying and selling them for more than 25 years, so I have a decent fix on their styles, attributes and personalities.

What I can’t give an opinion about is the Curly Flat Macedon Sparkling.

There is only a dollop of this made, from the oldest plantings on site, and its sales (available from the winery only) are limited to three bottles per person.

But its lineage, in terms of site (Hanging Rock, only a stone’s throw from Curly Flat, kind of led the Aussie sparkling field for several decades), plot selection and winemaking process promise something pretty special.

The current release is 2019 – a blanc de blancs (100 per cent Chardonnay), fermented and elevaged in barrel before four years ageing on lees in bottle.

It must be a wonder: nutty, yeasty, fine because of the place it was grown and the fact that it is all Chardonnay; complex because of its barrel time and long sleep on lees in the bottle.

This is all supposition, but I have confidence in both the Curly Flat ethic, and the quality they have been making for the past few decades.

I doubt this is any different. The rest of the range, however, I am definitely familiar with.

A crowd favourite, and perhaps the quirkiest in concept, is the Curly Flat White Pinot (current release is 2023).

It’s made from the same grapes that go into the standard Pinot Noir – so no early picking.

But rather than being fermented on skins it is slowly pressed, and the juice run into thirdfill (so relatively neutral in flavour), French oak puncheons, where it ferments (and all of the Curly Flat wines rely on indigenous yeasts), and then rests for nine months.

It’s a brilliant wine – pale, pale pink in colour, smelling faintly of strawberry.

However, it’s the taste than bedazzles: textural, creamy and rich, which I guess comes from both that time on lees in oak, and the fact that it’s white wine from red grapes.

And those red fruits are there, but so too is a bunch of savoury notes, and a kind of silk-onsteel thing.

Don’t ask me how or why … it’s just there.

The Curly Flat Chardonnays have always been stellar.

We recently tasted the 2022 and 2023 side by side, and although the quirks of each vintage made the wines clearly different, there was a very apparent familial core.

Both 2022 and 2023 were cool vintages, yet the 2023 Chardonnay has emerged with more

breadth, more richness, while the 2022 is a dart – epee-sharp.

They will both have long lives, but I have a hunch the 2022 will have the longest of the two, while the 2023 is a little sexier right now.

Curly Flat hasn’t followed the Australian fashion for taut, reductive, lean Chardonnay.

It uses malolactic fermentation, and doesn’t shy away from some new and second-use oak in its creation.

As a result, the wines are complex and flavourful: not rich, fat or fruity, but they have weight and presence, layers of flavour, and they actually taste of Chardonnay; something that can’t be said for a lot of our high-profile labels.

Then there’s the Pinot Noir.

These have always been incredible, but vine-age, vineyard expansion (different sites yield wines of different character), and an evolution of winemaking have seen them methodically ascend the quality scale.

Right now the 2022 is available, and I love it.

There’s a mix of clones in the vineyard, and they are all co-fermented (as always, using native yeasts), then – like the Chardonnay – the wine is fermented and aged in barrels of mixed age.

There’s a wee portion of whole bunch, but not enough to really much difference.

And yet the wine has a kind of lifted aromatic, and a hint of bean that I’d ordinarily pin on whole-bunch.

Here I think it’s a product of a cool, cool vintage.

If you really want to deep-dive, there are Pinot Noirs from both the Western and Central blocks, made and bottled separately to show what these special parcels can do.

We don’t get them in retail, but if you’d like to make the effort, you can buy them through the website.

Curly Flat is a vineyard that has had its upheavals, trials and triumphs.

But throughout its 30-plus years history it has stuck to its guns, with a tight, impeccably grown and produced range of wines, not bowing to fashion or whim.

And I think, after half a lifetime, we are looking at a star.

A Mediterranean Dream

Two weeks on the Amalfi Coast with a teenager and a toddler.

WORDS BROOKE LOWTHER

THE VIEW OF THE AMALFI COAST unfolded before us like a painting – jagged cliffs plunging into a sapphire sea, pastelcoloured villages clinging to the mountainside, and lemon groves spilling their citrus scent into the air.

We had arrived in Praiano, a quieter neighbour of bustling Positano, and I could already tell that this would be a memorable trip.

Travelling with a 14-year-old and a one-year-old is an adventure in itself, but I had my heart set on an authentic Italian experience.

We opted for a charming villa in Praiano, offering us breathtaking sea views and a break from the constant buzz of Positano.

Waking up each morning to the soft sounds of the waves and the distant chime of church bells was pure bliss. >>

Exploring Positano

Positano was just a short drive away, however the winding roads were daunting, so I was grateful we had opted for a small rental car.

Anything larger would have been impossible to navigate through the incredibly narrow streets.

Being the social butterfly, I was fascinated by the effortlessly stylish locals and chic boutiques, while my toddler and partner were thrilled by the gelato stands on every corner.

We filled our days wandering through the very steep, cobbled alleyways, stopping for my almond latte and cornetti at Café Positano.

I was also there to do a photoshoot for an international swimwear label so one of our days was spent on the iconic Spiaggia Grande beach, which was a highlight for us girls – my eldest indulged in her love of swimming, I enjoyed sunbathing and peoplewatching between shots while the little one made sandcastles at the shore with her dad.

The crystal-clear water was refreshingly cool, perfect for dipping our toes after a long day of exploring and photoshoots.

The Magic of Ravello

One of the most breathtaking experiences of our trip was the drive up to Ravello.

The road twisted higher and higher, revealing panoramic views of the coastline.

Our first stop was Villa Cimbrone, where my partner marvelled at the centuries-old architecture, and my two daughters happily walked along the manicured gardens.

The Terrace of Infinity, with its endless view of the sea, was absolutely awe-inspiring.

We then wandered into Villa Rufolo, where my teenager captured countless photos of the stunning gardens and ancient ruins.

Lunch at a small family-run trattoria was a feast of fresh seafood and homemade pasta, served with a view that felt almost unreal.

I watched my toddler happily devour a plate of spaghetti alle vongole, her tiny fingers covered in sauce, while my older daughter enjoyed a glass of lemon granita, claiming it was the best thing she’d ever tasted. >>

Grand Mediterranean, Tauck-Style.

Discover the majestic Mediterranean as few ever will – on a small ship journey with Tauck that unlocks its most breathtaking treasures. Picture a private dinner beneath the stars at Ephesus. A scenic cableway ride to the summit of Elba’s Monte Capanne and gliding through the canals of Venice on a private gondola. Along the way, explore the UNESCO wonders of Dubrovnik’s Old Town and Stari Grad’s ancient vineyards – each moment seamlessly choreographed by Tauck, with insider access and care in every detail. For those ready to trade the everyday for the extraordinary, this is travel at its most timeless – and transformative.

The Simple Joys of Praianoo

Returning to Praiano after our daily excursions felt like a warm embrace.

The village, much less crowded than Positano, offered a sense of tranquillity we all needed.

In the evenings, we strolled along the quiet streets, greeting friendly locals and listening to the occasional serenade of a street musician.

One of my favourite evenings was spent on the terrace of our villa, watching the sunset paint the sky in hues of pink and gold.

We sipped limoncello, my teenager journaling about her adventures, while my partner and I were taken aback by the lights and view of Positano from our balcony overlooking the pool.

A Journey to Remember

Two weeks flew by faster than I could ever have imagined.

We explored hidden beaches, indulged in the freshest Italian cuisine, and soaked up the coastal charm that only the Amalfi Coast can offer.

Most importantly, we created memories that will be cherished for a lifetime – watching my daughters experience Italy in their own unique ways, from the excitement of discovering new foods to the pure joy of running barefoot on the beach.

As we packed our bags, my teenager sighed, 'I don’t want to leave’, while my toddler pointed at the sea and shouted, 'More’.

I completely agreed with both of them.

The Amalfi Coast had captured our hearts, and I knew we’d be back again someday.

Deep Dive

The Great Barrier Reef: beauty, challenges and a call for conservation.

THE GREAT BARRIER REEF is a place of breathtaking beauty and ecological significance.

As a Coral Reef Ecologist who first dove these waters two decades ago at the age of 12, I have spent my life exploring and studying this incredible marine ecosystem.

Over the years, I have witnessed both its resilience and its struggles, shaped by natural cycles and human influence.

A Personal Journey Beneath the Surface

Having moved to Australia from Europe as a six-year-old, my strong love for the ocean began immediately through the joy of surfing.

Once I discovered snorkelling, scuba diving and free diving, my fascination and curiosity deepened further.

Since then, I have been fortunate to explore the length and breadth of the Great Barrier Reef through my work in reef monitoring, conservation and tourism, as well as through study and leisure.

Each dive presents an ever-changing underwater world, where familiar reefs transform over time and you can never be sure which rare marine creatures will make an appearance.

As seen in my underwater photography, my passion lies with coral communities, though I also have a deep appreciation for the reef’s larger inhabitants, such as sharks and rays.

Corals, in particular, captivate me due to their unique biology, so different to our own.

These seemingly simple colonial organisms, closely related to jellyfish, continuously build the world’s largest living structures over millions of years.

The modern Great Barrier Reef, as we know it, has been forming for approximately 8,000 years, building upon ancient reefs and volcanic islands.

Most impressive of all is that coral reefs cover less than one per cent of the ocean floor, yet they support an estimated 25 per cent of all marine life. >>

Spectacular Dive Sites and Memorable Encounters

The reef’s diversity is staggering, with different regions offering unique marine experiences.

Some of my favourite dive sites are found in the far northern outer shelf regions, where crystal-clear blue waters plunge into extreme depths, and pelagic shark species such as curious silver tip sharks are frequent visitors.

The central reef region, particularly the mid and outer shelf reefs off Townsville where I have spent the most hours underwater, offers a fascinating mix of northern and southern marine communities.

An unforgettable experience here was an encounter with a large female tiger shark that hovered calmly above my dive team as we worked on scuba, allowing our bubbles to tickle her belly before gliding away into the blue.

The southern reefs, including the Capricorn Bunker Islands and the offshore Swains Reefs, are equally remarkable.

These southern reefs are home to a high density of sharks, rays, and turtles.

On one particularly special occasion, we were joined by a pod of false killer whales.

These six-metre-long marine mammals were extraordinarily vocal underwater and displayed an intriguing curiosity toward us, playfully circling multiple times during our dive and surface interval.

Although I have been lucky enough to have some incredible encounters with large

marine life, nothing makes me happier than observing a healthy reef with high coral cover and a diverse coral community.

In these communities you will see a large variety of coral growth forms providing homes for a wide range of fish, which often also leads to increases in mega fauna.

The Reef’s Struggles

While the Great Barrier Reef remains a diver’s paradise, its health varies across different regions and continues to change in response to natural disturbances and human-induced pressures.

Climate change, overfishing, and declining water quality are among the biggest threats.

Rising ocean temperatures have led to repeated coral bleaching events, causing regular coral declines.

Increased cyclone activity inflicts physical damage, while overfishing disrupts the delicate food chain that keeps the ecosystem in balance.

Additionally, agricultural and urban runoff cause added stress, reducing water quality and hindering coral recovery.

One critical consequence has been the rise in Crown-of-Thorns Starfish outbreaks.

Once naturally regulated by predators, these coral-eating starfish have surged in numbers due to the depletion of their natural predators, and increased survival of their larvae as a result of increased nutrient availability, putting further pressure on already vulnerable ecosystems.

Calling for Action

Despite these challenges, the reef still has the potential to recover – if given the chance.

I have seen outstanding recovery from devastating disturbances on some reefs, while on others, where disturbances are regular or chronic, coral communities do not get the opportunity to replenish.

Supporting climate action, sustainable fishing practices, and pollution reduction efforts are crucial.

On an individual level, simple lifestyle choices can contribute to reef conservation.

Minimising personal waste, and opting for plant-based diets, supporting renewable energy options and businesses providing environmentally friendly products and services are small steps that collectively make a significant impact.

A Living Legacy

The Great Barrier Reef is more than just a natural wonder; it is a living, breathing ecosystem that supports an incredible array of marine life.

It is a privilege to dive on these reefs, and I feel that it is our responsibility to ensure that future generations can experience this beauty as I have.

By taking action now, we can help protect this underwater treasure for generations to come.

Q & A

Adjunct Professor of Law Jason Murakami enjoys the enlightening aspects of travel.

What do you enjoy about travelling?

I think travelling is a conduit to understanding history and understanding history is one of the important accoutrements we should all seek to have.

What has been your most memorable travel experience?

Climbing Brunelleschi's Duomo in Florence and marvelling how Leonardo Da Vinci positioned the golden globe at the top of the church's spire.

Is there a particular place on your bucket list?

The Galápagos Islands to pay homage to Charles Darwin’s seminal work On the Origin of Species which was one of the greatest ideas of the enlightenment.

What is your most essential travel item?

Outside of my passport I would say my headphones.

Playing music in a foreign location often makes the experience much more poignant and memorable.

Do you have a favourite hotel? Soprarno Suites in Florence.

The Oltrarno district was devoid of interesting places to stay before this 16th-century palazzo opened its doors.

A hop, skip and a jump from one of Italy's most famous manicured public spaces the Bopoli Gardens, the owners of this boutique hotel, calligrapher and graphic designer Betty Soldi and her lawyer husband Matteo Perduca, have an obvious penchant for the quirky and unusual, and they scoured junk shops, flea markets and salvage yards in Italy for objects to reclaim, recondition and upcycle for this unique hotel.

There are lamps made from old fire extinguishers; a dining table cut from a zinc water tank; a church confessional turned bookcase … not to mention examples of Betty's exquisite calligraphy and Matte's own artwork.

Car, coach, plane or ship?

Train … I don’t think the romanticism of a train can be surpassed.

For me it always creates that wonderful Victorian wanderlust feeling.

What is your favourite iconic landmark and why?

Place Dauphine located near the western end of the Île de la Cité in the first arrondissement in Paris.

It was initiated by Henry I in 1607, the second of his projects for public squares in Paris, the first being famous Place des Vosges … in a word it's ‘magical’.

Is there one piece of travel advice you can share?

Always keep your passport in the same place, always keep your wallet/ purse in the same place, never scroll through your smart phone whilst walking to your flight.

What is one destination that everyone should see in their lifetime?

Venice is a floating museum and in my view a must destination for everyone. Particularly Harry's Bar off Calle Vallaresso which is where carpaccio was invented.

What is your favourite Australian destination?

Bangalow is quintessential Australian and is a great quick getaway.

Bangalow Guesthouse is as tasteful as it is welcoming and provides a great base to explore this beautiful northern NSW town.

What have you bought on your travels that you really enjoy?

A Stanislaw Szukalski sculpture depicting his early 20th century modernism which we bought in Krakow, Poland in a second-hand shop.

Where have you just returned from and where to next?

Returned from Nusa Lembongan, Bali and making plans for Léon, France to chase the Gamay grape and the annual Beaujolais wine festival.

High-end HOMES

On a global scale, luxury real estate remains affordable in Australia despite price growth.

THE PRICE OF LUXURY is on the rise in Australia’s key real estate markets, but by world standards we are still relatively cheap, according to The Wealth Report 2025 which offers an annual snapshot of premium real estate across 100 cities globally.

Luxury property prices rose in most Australian capital cities in 2024, with the exception of Melbourne where prices fell 1.9 per cent.

But Perth led the way last year with growth of 5.3 per cent, followed by Brisbane (4.1 per cent) and the Gold Coast (3.6 per cent) – each of these markets either outperforming or matching the global average price gain of 3.6 per cent over the year.

The Wealth Report, which is produced by Knight Frank, is forecasting another year of gains for premium property in 2025 – led again by Perth, Brisbane and the Gold Coast.

Demand for high-end property is being supported by a growth in the wealthy buyer pool with the report noting that the number of Australians who are worth over US$10 million has hit 42,789 – representing 1.8 per cent of the world’s cohort of wealth by this measure.

Over 2024, the number of high-net-worth individuals in Australasia rose by 3.9 per cent and it is expected to increase by another 5.3 per cent by 2028.

A survey of 150 family offices, or the private investment vehicles of wealthy families, also found that they were keen to lift their exposure to real estate, which includes commercial and industrial as well as residential real estate.

But most interesting in this year’s report is the generational shift that is occurring in the demand for luxury property among the young and rich.

The Wealth Report, in a first of its kind global study of 1,788 wealthy people aged between 18 to 35, found that real estate topped their wish list of ‘must have’ luxury assets – just pipping their desire for prestige cars.

More importantly, the report found that while older members of wealthy families continue to make most of the investment decisions, the young are increasingly swaying those choices.

Premium real estate continues to be a strong performer for well-heeled buyers.

Of the 100 cities globally tracked in Knight Frank’s Prime International Residential Index (PIRI), 77 posted positive price increases over 2024, three held steady and 20 saw prices fall, among them Melbourne.

Of the other Australian cities monitored, Perth was ranked 27th out of the 100 cities for annual growth, followed by Brisbane at 38, Gold Coast at 48 and Sydney, with 1 per cent growth, at 67.

But in the wake of this growth, The Wealth Report says that luxury property in Australia remains relatively affordable on a global scale.

The Knight Frank analysis shows that in terms of price paid per square metre, the Gold Coast and Brisbane are the most affordable markets in the country despite significant residential price growth recorded by these markets in recent years.

The analysis shows that US$1 million would buy 119sqm metres of luxury property on the Gold Coast and 114sqm in Brisbane.

This compares with the world’s most expensive market, Monaco, where that level of spending gets you just 19sqm.

Hong Kong, Singapore, Geneva and London, in descending order, round out the top five most expensive markets in the world with US$1 million buying between 22sqm and 34sqm.

Sydney is Australia’s most expensive luxury market at 45sqm, followed by Melbourne at 87sqm and Perth at 102sqm.

Despite Australia being among the more affordable high-end markets globally, the amount of luxury real estate you can get for your money has fallen over the past decade, most notably in Sydney and on the Gold Coast, by 33 per cent and 25 per cent respectively, as prices have risen.

Melbourne has recorded a 19 per cent fall and Brisbane a 13 per cent fall, while Perth has experienced a 9 per cent increase.

The Wealth Report is forecasting that prices for premium residential properties in Australian cities largely remain in an uptrend regardless of elevated interest rates.

“Shielded by cash buyers who are less dependent on financing and by lower supply, prices in markets like Perth and Brisbane rose ahead of the PIRI 100 average in 2024,” says Knight Frank’s global head of research Liam Bailey.

“While buyers of the luxury real estate are less reliant on financing, the RBA’s decision to

reduce rates at their recent February meeting signals a change in the market towards greater stabilisation and a strengthening of the economy.

“There is now improved sentiment and further rate cuts expected this year will restore momentum.”

However, Mr Bailey is forecasting a moderation of price growth in Australia’s luxury property markets over 2025, aligning with the performance expectations of the broader market.

“Underlying this though, and supporting prices in the luxury real estate market, the stock market is buoyant, properties remain tightly held with higher demand than supply and there is still a significant number of cash buyers seeking downsized homes,” he says.

“This year Perth is again expected to lead luxury property price growth, with a 3 per cent predicted rise, followed by Brisbane and the Gold Coast with 2 per cent and Sydney at just 1 per cent. Melbourne prices are expected to remain flat.”

AS THE SANCTUARY COVE International Boat Show casts a spotlight on the Gold Coast’s vibrant marine and aquatic lifestyle, a new boutique development is turning heads – Aqualis Runaway Bay – the only offering of its kind on the Northern Gold Coast catering directly to boating enthusiasts seeking high-end, singlelevel apartment living with marina access.

Nestled in a tranquil cul-de-sac dotted with Norfolk Pines, Aqualis offers just 18 luxury three and four bedroom residences spread over four levels, delivering a sense of exclusivity and peace rarely found in apartment living.

But it’s the unrivalled location and direct boating access that truly sets the luxury development apart.

With absolute Broadwater frontage to the east, residents enjoy panoramic views stretching from the Gold Coast Seaway to the Pacific Ocean,

north to South Stradbroke Island and south to the glittering skylines of Surfers Paradise and Main Beach.

To the west, private canal frontage includes rare marina berth availability – making Aqualis a standout for anyone passionate about life on the water.

“Direct-ocean boating access will be a huge appeal to buyers, with marina berths in short supply right across the Gold Coast – especially in apartment living,” says Caitlin Rosenboom, Head of Projects for Ray White Gold Coast.

“This is the only development of its kind on the Northern Gold Coast offering single-level apartments with dual-lift access and a variety of layouts tailored to downsizers.”

Developed by Sydney-based Aust Lawlor Investments , known for their expertise in

boutique, high-end projects, Aqualis is set to begin construction in Q3 2025, with completion anticipated by late 2027.

Residences will feature soaring 2.8m ceilings, natural stone and timber finishes, and fullheight glazing that captures the essence of coastal living.

A waterfront pool and resident entertaining area including BBQ and gymnasium will further appeal to residents wanting a resort-like 'lock and leave' lifestyle.

For boating enthusiasts and luxury seekers alike, Aqualis Runaway Bay is a rare and prestigious opportunity to live where the water meets refined design.

Seaside SANCTUARY

Arc Residences Northcliffe –luxury absolute beachfront living, redefined.

NESTLED ON THE QUIET, golden shores of Northcliffe Beach – just moments from both Surfers Paradise and Broadbeach –Arc Residences offers a rare opportunity to secure absolute beachfront living in one of the Gold Coast’s most coveted new addresses.

Commonly referred to as the 'new' Hedges Avenue, Garfield Terrace is fast becoming some of the most sought-after real estate on Australia's East Coast.

With construction well underway and already 60 per cent sold, this boutique development is quickly becoming the benchmark for refined coastal luxury.

Rising 24 levels and comprising just 37 exclusive residences, Arc presents a curated collection of half-floor and full-floor homes, all with uninterrupted, panoramic ocean views and the convenience and exclusivity of lift-to-lobby access for every apartment.

Crowned by an opulent yet-to-be-released, two-level penthouse, this is beachfront living without compromise – designed for those who expect more.

“What sets this building apart is the limited number of apartments in this spectacular residential building,” says Caitlin Rosenboom, Head of Projects for Ray White on the Gold Coast.

“With only 37 residents, the two levels of amenity are really quite incredible and are delivered at a scale usually reserved for buildings with more than twice as many residences.”

Indeed, the amenity offering is second to none: an expansive beachside pool deck with alfresco pods and BBQ, a fully equipped gymnasium, private cinema, boardroom, oceanside dining room with catering kitchen and dumb-waiter, on-site concierge, treatment room, and even a dedicated dog wash room – a testament to the thoughtful design catering to both owner-occupiers and those chasing the dream of a permanent beachfront holiday home.

Designed by Mosca Pserras architects and brought to life by Xsite Property Group, Arc Residences blends timeless interior design with a contemporary coastal aesthetic, making it the most sought-after boutique development in Northcliffe.

With completion slated for late 2027, now is the time to claim your place in this exclusive beachfront sanctuary.

TAURUS 21 Apr – 21 May

This is a good phase to make progress both financially and with collaborations. It’s likely to be a busy time, so consider creating a stable ambience at home to recharge batteries. Developments towards the 13th and 24th of May will spotlight a professional or personal relationship and could bring your true feelings out. You’ll enjoy socialising, and may be drawn to a fresh circle.

GEMINI

22 May – 21 Jun

Be adventurous, as you’ll gain the chance to begin a fresh phase both in your personal life and financially. Work hard and as a result, you’re likely to attain goals. When tough choices arise, look towards the future, not the past, especially towards the Gemini new moon on May 27th, which will spotlight key developments that could take you onto a fresh track. Choose wisely.

CANCER 22 Jun – 23 Jul

You can make financial progress, so be sure to cover your expenditures and then be creative. You may be drawn to the past or to an old haunt, and will gain the chance to revitalise your love life in the process, but you may need to reconfigure some of your existing arrangements. The new moons on May 27th and June 25th bring the chance to turn a corner at work or in your status.

LEO 24 Jul – 23 Aug

There is a fun aspect to relationships now, which singles will enjoy as a flirtatious time, and couples as a chance to rekindle passion. You’ll enjoy collaborations, but will also need to choose your words carefully, and must re-evaluate who is most important to you. You’re likely also to experience increased energy this Autumn, and so productivity will thrive.

Stars

VIRGO 24 Aug – 23 Sept

An adventurous approach to your love life this Autumn will appeal, especially early in May. This will also be a good time to improve your finances and work circumstances. You’ll gain insight into your true priorities in May, encouraging you to walk your best path in June. Avoid allowing emotions to run your life; let your intuition have a say, especially concerning big moves.

LIBRA

24 Sept – 23 Oct

Your efforts are likely to succeed as you reorganise your daily schedule to suit you better, not only at work and at home, but also healthwise. The Scorpio full moon on May 13th may stir up emotions, so be prepared to be flexible as you look for a fresh way to share duties and finances. June will provide the seedbed of fresh beginnings both in your status and self-development.

SCORPIO

24 Oct – 22 Nov

It’s important to know where your true heart lies. Determine where your motivation and interests lie early in May, so that if developments become intense – which is most likely around the full moons on May 13th and June 11th – you are able to make valid choices. June is a super sexy month, but it could also bring surprises in your love life mid-month, so be prepared.

SAGITTARIUS 23 Nov – 22 Dec

You’ll feel encouraged to turn a corner in your status and career this Autumn, so be sure to take the initiative in these key areas of your life. You’ll know you’re on the right track when you see that your decisions support a sense of longterm purpose. This Autumn is also excellent for boosting your health, so consider a short break or learning more about wellbeing.

CAPRICORN 23 Dec – 20 Jan

This Autumn is an excellent time to consider fresh incentives that enable you to create more stability financially and to invest in yourself more. It’s a good time to reinvigorate your personal life, including your love life and the duties and responsibilities you share with someone. As you end a key cycle in a domestic or personal context, it’s time to open new doors. Be brave.

AQUARIUS

21 Jan – 19 Feb

Your energy levels will gradually improve in May, which will fuel a sense of fun and vitality as the months progress. You’ll be drawn towards travel and connecting with loved ones. The full moon on May 13th will spotlight where you wish your attention to go for the remainder of the year. Be prepared to transform your life as a result, and put in place plans for success.

PISCES

A change in the way you see your big-picture progress will encourage you to research your options. Broadening horizons through learning and self-development will appeal. You’ll appreciate the chance to improve your appearance, health and wellbeing early in May, which will boost selfesteem. Take the initiative with work and finances, as the stars will support you.

ARIES 21 Mar – 20 Apr

Venus spotlights romance and finances over the next two months, with the 2nd and 6th of May and early June being key phases to consider fresh initiatives, when you may even also experience a surprise or a breakthrough. So be sure to take the initiative and schedule romance, but also be prepared to think strategically financially and to make key decisions.

INSIGHT FROM MICHAEL

“The end of financial year presents a window of opportunity for sellers.”

As we move towards the end of the financial year, low stock levels continue to place upward pressure on Gold Coast property prices, especially in the luxury space. This presents a clear window of opportunity for sellers to act.

At Kollosche, our results in Q1 2025 reflect the strength of the top end, with significant transactions surpassing $5,000,000plus. Notable sales include the Mermaid Beach Shopping Centre for $26,000,000; a riverfront home on Cronin Island for $18,500,000; penthouse in ‘272 Hedges Avenue’ for $18,500,000; a Mermaid Beach home at 17 Hedges Avenue for $16,750,000; two residences on Monaco Street at $15,510,000 and $16,500,000; and a record sale in ‘Drift Residences’, Main Beach for $11,995,000.

These results aren’t anomalies – they’re a reflection of strong buyer appetite in a market where quality listings remain in very short supply.

Despite growing public pressure, neither major government party outlined a clear, actionable plan to increase housing supply ahead of this month’s election. Planning reform, zoning changes and infrastructure investment are long overdue, and until decisive action is taken, inventory is likely to remain constrained.

Compounding this is a construction sector grappling with inefficiencies and labour shortages, which continue to delay the delivery of new housing stock.

From a macroeconomic view, global trade tensions and recent tariffs are pushing stock market investors towards more stable assets such as Gold Coast property, which is seen as a hedge against volatility.

The weakened Australian dollar is driving renewed interest from expats looking to hedge their US-dollar earnings against tangible Australian assets. This currency advantage is drawing offshore buyers back into the market, particularly in lifestyle destinations.

As a result, desirable properties that require little to no work are commanding a premium, especially when supported by a well-executed sales campaign. For those considering selling, there’s a strategic advantage in listing before 30 June. Buyers, particularly investors, may be looking to transact before the end of financial year for financial planning reasons, which can result in faster campaigns and stronger outcomes.

With fewer homes on the market, reduced competition means your property will stand out, and if it meets the discerning requirements of today’s buyers, a favourable outcome is likely. Reach out to one of our agents, who can help you to achieve the best possible result.

RECORD SALES REFLECT MARKET STRENGTH

Quarterly results reveal strong demand for luxury homes, with standout sales reflecting resilience in the luxury market.

WORDS: JANELLE ESTREICH

High-end homes are continuing to change hands at pace on the Gold Coast, even as broader market conditions show signs of softening.

Kollosche’s latest results offer a snapshot of how the luxury sector is tracking as the year unfolds. The agency reported a robust performance in the third quarter of FY2024-25, achieving an average sale price of approximately $4,000,000.

Top Residential Sales

Kollosche’s standout sales for the quarter illustrate strong demand across the luxury residential market, with buyers continuing to invest confidently in premium Gold Coast real estate.

Notably, the agency recorded 19 residential sales over $5,000,000 between January and March 2025, highlighting Kollosche’s ability to achieve premium prices in any market.

The quarter's standout residential transactions included:

$18,500,000 | 8 Southern Cross Drive, Cronin Island

$18,500,000 | 4401/272 Hedges Avenue, Mermaid Beach

$16,750,000 | 17 Hedges Avenue, Mermaid Beach

$16,500,000 | 87-89 Monaco Street, Broadbeach Waters

$15,510,000 | 297-299 Monaco Street, Broadbeach Waters

Commercial and New Projects

In the commercial sector, Kollosche Commercial facilitated the sale of the Mermaid Shopping Village, achieving a price of $26,000,000 in February. The high-profile corner site at 2375 Gold Coast Highway, Mermaid Beach comprises three titles and more than 2,000m² of land.

The agency's New Projects division recorded a notable off-the-plan sale of a full-floor apartment in ‘Drift Residences’, Main Beach, for $11,995,000. This transaction set a new record for the highest price achieved for a full-floor, off-the-plan apartment in Main Beach, excluding penthouse sales.

Quarterly Insights and Trends

The Gold Coast property market has continued to show resilience through the first quarter of 2025, but not without its share of ups and downs.

Mortgage holders received their first interest rate cut in more than a year in February, boosting buyer confidence after a period of monetary tightening. The arrival of Cyclone Alfred in early March disrupted campaign activity and may have delayed some transactions. The federal election had yet to take place in Q3, contributing to broader uncertainty and a cautious stance from some buyers at the time.

Despite these headwinds, the local market remains among Australia’s most valuable. The median house price on the Gold Coast reached $1,142,283 as of December 2024, reflecting significant growth even if momentum has eased slightly from last year’s peak.

According to CoreLogic's March data, dwelling values across Regional Queensland – which includes the Gold Coast – rose 1 per cent in the three months to February and 5.5 per cent

annually. This outpaced the combined capitals, where values declined 0.4 per cent over the quarter.

Sales activity has softened slightly over the summer months. In Regional Queensland, properties are now taking longer to sell, with median days on market increasing from 36 days to 46 days over the past year. Vendor discounting also widened slightly to -3.5 per cent, suggesting greater price sensitivity among buyers.

The

Gold Coast market remains among Australia's most valuable. The median house price is now more than $1,142,000.

New listings in the region were down 3.4 per cent year-on-year, while total stock on market was up 2.7 per cent, indicating a gradual build-up in inventory.

The rental market remains strong, with annual rental growth in Regional Queensland at 5.8 per cent and gross rental yields holding firm at 4.4 per cent, outperforming most capital cities.

Kollosche’s Q3 results reflect continued resilience and demand at the top end of the market, especially across prestige waterfront homes and luxury apartments.

Selling the Dream

Helping buyers understand the vision behind boutique beachfront project Navini was key to the project’s sell-out success.

WORDS: JANELLE ESTREICH

Rising nine stories above the sands of Bilinga Beach, Navini offered a rare opportunity: just 16 absolute beachfront residences with sweeping views and oversized floorplans. But selling prestige apartments off the plan in an emerging southern Gold Coast pocket during a shifting market was never going to be easy. That’s where Kollosche New Projects came in.

Brought in post-launch, six residences had already sold and the developer, Pacific View, retained two, leaving eight apartments for Kollosche to move. Sales agent Moana Cooper was among those who played a key role in selling the Navini dream – direct beach access, generous layouts, and panoramic views from Coolangatta to Surfers Paradise.

“The Bilinga location was unfamiliar to many buyers,” says Moana. “People were unsure about the airport nearby and the lack of cafés or shops. But we knew that if we could help them see the lifestyle and future potential, the value would speak for itself.”

Refining the Vision

From the outset, the Kollosche team looked for ways to refresh the project’s presentation and positioning to better promote the lifestyle benefits and evoke an emotional response in buyers.

The brand’s visual identity was updated – a darker, traditional palette was replaced with a lighter, coastal scheme – and a lifestyle video, refreshed website, and a targeted digital marketing campaign reinforced the beachfront appeal.

Driving Momentum

Taking over from another agency, Kollosche New Projects adopted a focused, data-driven approach, leveraging its premium buyer database and agent network to re-engage interest.

As construction progressed, prospective buyers were invited on site for curated walk-throughs, helping them to experience the project on location.

“That was a game-changer,” Moana says. “There’s something powerful about standing on site and knowing exactly what you are buying.

“Selling off the plan is about building trust. We don’t just sell apartments – we help people envision and invest in a future lifestyle.”

The standout sales result was the penthouse, which sold for a Bilinga apartment record of $5,395,000 and was the second-highest sale in the suburb as of May 2023.

Delivering the Dream

Navini has now topped out, with practical completion estimated for June and settlements scheduled for July 2025. Excitement is building among buyers eager to move in and embrace beachfront living.

“We’re now working closely with our buyers to help them prepare for settlement,” says Moana. “It’s about making sure they feel supported right through to move-in day.”

The exclusive beachfront strip at Bilinga continues to evolve with a string of new projects emerging on and around the esplanade.

Pacific View has since developed four other beachfront properties in the Bilinga area, signalling its commitment and confidence in this exciting coastal precinct.

“We don’t just sell apartments – we help people envision and invest in a future lifestyle.”

HOW TO SLASH DAYS ON MARKET

Discover why some Gold Coast homes take longer to sell and how to avoid delays with smart pricing, strong marketing, and the right sales strategy.

On the Gold Coast, the median number of days a house spends on the market is 28, according to CoreLogic data. That’s a fast-moving market by national standards, but not all suburbs – or sales campaigns – perform equally.

Across the region, suburbs like Ormeau Hills, Gilston and Merrimac recorded the fastest sales, with houses selling in as little as 14 to 15 days in the 12 months to December 2024. At the other end of the scale, homes in Springbrook, Cedar Creek and Hope Island took more than 50 days to sell on average over the same period.

While location and the property itself plays a role, in most cases, time on market can be a direct reflection of how the property is priced, presented, promoted, and how the sales campaign is managed.

If you’re preparing to sell – or your property is already on the market – here’s what you can do to avoid a drawn-out campaign.

The Price Must Be Right

Pricing is one of the most critical factors. Buyers today are datadriven and highly attuned to value. If a property is perceived to be overpriced, interest will be limited – especially during those vital first few weeks on the market. Accurate pricing, backed by local market data, helps generate early momentum and buyer confidence. For homes that are unique or harder to benchmark, an auction campaign provides an opportunity for the market to speak and often results in stronger competition.

Over Prepare to Impress

Presentation also plays a major role. Buyers will form opinions long before they step through the front door, and how a property looks online can make or break the level of enquiry. Staging, maintenance, photography, and attention to detail all contribute to a polished first impression. A wellprepared home is more likely to attract qualified buyers and secure strong offers early in the campaign.

33 DAYS ON MARKET

31 Korong Street, Southport

Not All Marketing Is Equal

Marketing reach and quality are equally important. A high-end property deserves more than a basic listing and some photos. A comprehensive campaign that spans online portals, social media, digital ads, print, and email creates multiple touchpoints with potential buyers. How to achieve success across these platforms needs to be carefully considered. The aim isn’t just broad exposure – it’s the right exposure, delivered with professional polish and strategic targeting.

The

Sales Method Matters

It’s also worth considering the sales method. While private treaties are still common, auction campaigns are often better suited to premium properties and can be more effective in driving urgency. A four-week auction campaign not only provides a clear timeline but also creates an environment where buyers are encouraged to act rather than wait. It also provides sellers and buyers with an accurate reflection of the market.

“Buyers today are data driven and highly attuned to value. If a property is perceived to be overpriced, interest will be limited.”

The Vendor Feedback Loop Communication is the thread that ties it all together. Without clear and consistent updates, vendors can be left in the dark about buyer interest and market response. A good agent will provide regular feedback and reporting, allowing sellers to make informed decisions and pivot where needed.

The factors that slow down a sale are the same ones that can be fixed – with the right plan in place. A well-structured and executed campaign gives any property the best chance to sell within a reasonable timeframe, for the best possible result.

If your property is on the market but not gaining traction – or if you're preparing to sell and want to get it right from the start – reach out to the Kollosche team for a confidential strategy session. We'll show you how to move forward with confidence.
