Investing in capital projects is essential to preserving the value and experience that Members hold dear. These projects, including the ones highlighted here in this brochure, enable us to maintain safe and modern docks, provide an inviting clubhouse for social gatherings, and offer cutting-edge amenities that enhance every aspect of membership. OUR RESPONSIBILITY:
The Island is undeniably a unique and special place to Club Members, Guests and Staff. The unique things that make the island special to so many, also generate numerous maintenance and infrastructure challenges. Here are a few things to keep in mind about our responsibilities on the Island.
The island infrastructure is the responsibility of the Club. All utilities on the island including electrical, gas, water and sewer are our responsibility. Utility Companies bring service to the island but are not responsible for care or maintenance of those systems once on the island.
Island Bulkheads and Docks are also our responsibility. These items carry ongoing maintenance obligations and will require improvements and replacement in the future.
The Club owns five additional buildings on the site as well as many site amenities such as shelters, decks, patios, playgrounds, swimming pool, parking lots, sidewalks and boardwalks. All these have a finite lifespan and require cyclical planned maintenance and upgrades.
Clubhouse Furniture, Fixtures & Equipment are typically repaired, replaced, or refreshed in a 10-year cycle in the Club Industry.
OVERVIEW OF PROJECTS
BRIDGE
The first indication of the bridge's imminent failure was discovered in 2023. Replacement of this critical asset became the top priority project to ensure access and the safety of the Island, the Club, its Members and Guests, as well as safe delivery of utilities to the Island.
ENTRY DRIVE
The master plan identified the need for a more efficient entry gate experience. This project includes: Members-Only Lane with automated access; separate Visitor Lane and Gate; and a small Gatehouse for clear wayfinding.
GAS DOCK
Soil contamination and subsequent unsuccessful remediation has necessitated a holistic solution delivered quickly. The project addresses safety concerns and EPA requirements as well as Member experience improvements.
CLUBHOUSE
Although delayed due to unforeseen issues elsewhere on the Island, this project puts Member and Staff experience at the forefront. It includes new gathering areas for dining and lounging, improved amenities for all users, and enhanced back-of-house spaces to aid efficiency, service and staff retention.

BRIDGE REPLACEMENT
The bridge is the life line to the island. It not only carries Members, Guests and Vehicles to the island but also many of the utilities that serve the island including electricity and gas.
A 2023 Bridge inspection and report indicated the Bridge was failing 10+ years ahead of life expectancy estimates. This fact necessitated immediate replacement and moved this project to the top of the list.
Bridge design was begun immediately and was ready for permitting and bidding in Fall of 2024.
Meanwhile, the bridge was reduced to one lane to allow safe access to the island.
Construction began in the Winter of 2025 and was completed in Spring of 2025.
The Bridge was re-opened to allow full Member access on May 1 st , 2025.
